S qua re One has been developed after our research found
there is a gap in the market for people who are looking for longer than short-term accommodation but cannot afford the stabilit y of home ownership and therefore forced to stay in the rental market. The demographics of the residents is anyone from students who want to live in a share house, to multigenerational families, single-parent families and retirees. The architecture has been designed so that there are both private, communal and commercial spaces throughout each of the buildings as well as across the entire precinct. Each of the private dwellings cater for each of the demographics yet they can still be easily adaptable and flexible. The communal and public spaces will allow for the residents to gather a n d c o m e t o g e t h e r. T h e p r e c i n c t w i l l h a v e a l l t h e r e q u i r e d resources and essentials a normal cit y would have. This will achieve a cit y within a cit y that is affordable without it l a c k i n g a ny o f t h e a m e n i t i e s o r c o n v e n i e n c e s o f a b i g g e r c i t y.

DEMOGRAPHICS
After lots of research it was made clear to us that there was no accommodation that was longer than crisis accommodation and limited housing for those that could not afford to buy or rent in the current housing market in Ne wc a stle. Pe o p l e w h o m a y n e e d t h i s h o u s i n g are people who need to quickly get out of unsafe circumstances at home, people who want to move to A u s t r a l i a b u t w o u l d n ’t n e c e s s a r i l y be able to afford to buy or rent and for those who cannot afford to buy or rent in the current markets. The demographics who we believe suit this cit y are families, single-parent families, multi-generational families, share housing, singles and couples.

ARCHITC T UR E
6 main ideas have influenced and been integrated into the design of the architecture and landscaping of the site. These ideas are C o m m o n i n g , C o m m u n i t y, D e g r o w t h , Mo d u l a r, Sp ati a l Justi ce a nd Pr i vac y Grad i ent s. A l l these ideas have ensured that each apartment only has the essentials which the users need day to d a y. W h i l s t s p a c e s s u c h a s t h e l a u n d r y, d r y i n g room, circulation spaces, BBQ Areas and other areas can be shared by ever yone in the building. The buildings have been designed to have the apartments all separated with circulation and communal spaces in between. These spaces are then connected to a balcony which surrounds the entire building. This creates an open feel throughout the building also allowing light to filtrate through the levels. The ground floor space is open to the landscaped areas with relaxed and flexible communal spaces.

COMMUNAL
S PA C E S
The communal spaces have been placed throughout the entire building and across all floors of each of the residential buildings. Some are large open spaces and others are smaller closed off spaces. This is to ensure that anyone can feel comfortable using any of these spaces in the way they wish. Ho w e v e r, s o m e o f t h e s e s p a c e s h a v e b e e n g i v e n designated uses such as BBQ and Communal K i t c h e n a r e a s , Wo r k s h o p s a n d G y m s e t c .

COMMERCIAL
S PA C E S
The commercial spaces and essential ser vices will include supermarkets, pharmacies, medical practices, cafes and restaurants, nonessential shops, day-care centre and learning spaces. The residents in the precinct will be given priorit y use to these commercial spaces and facilities but people from outside the cit y will also be able to use them.

The Ground Floor has a variet y of commerciall, public and communal spaces for both the public who are visiting the site and the residents who live on site. The commercial spaces will be host to restaurants, cafes and other shops. Ser vices such as Bike Storage are located on the Ground Floor too.

BUILDING
The idea of the Administration Building is that all the ser vices and necessities needed in a cit y are all in one place and can be easily accessible. The Admin Building acts as a central hub for the entire cit y; containing m e d i c a l s e r v i c e s , a d a y c a re c e n te r, r i d e s h a re , housing association offices and function r o o m s w i t h t h e b u i l d i n g ’s o r i g i n a l c e n t r a l court yard creating a relationship between it and the cities other architecture. The medical ser vices have been catered to support people who need extra aged care support but not enough that they require a hospital.

ROLLING
SHED
The Rolling Shed has been adapted to be a multipurpose bui ld ing. It w i l l act a s a greenhouse for produce can be used by the residents as well as a space for entertaining, education and gathering for both residents and the public. The building will have restaurants, cafes and other venue spaces which can provide this.

LANDSCAPE
PLAN
The landscaped area was developed to create a dynamic garden space with the pockets of interest and overall experience changing t h r o u g h t h e s e a s o n s . Fo r t h i s a v a r i e t y o f h u n te r native plants were selected with their different sizes, leaf densit y and seasonal colours creating a depth and natural feel to the garden. The site also has different t ypes of garden spaces flower meadows, grassed meadows and thick bushed a r e a s t o a c c o m m o d a t e t h e o c c u p a n t ’s d i f f e r i n g needs and encourage circulation around the site. Sports facilities such as a sports field and basketball and tennis courts, a playground and BBQ and Outdoor areas have also been included in the design of the landscaping.
