FDCREATIVE Brings the Luxury of Light to Talan Tower
fdcreative were approached by architecture and design firm Perkins + Will to be part of a professional international team to design a scheme for the headquarters of Astana Properties, in Astana, Kazakhstan. The 12,500 sq m commercial workplace has a mixed-use purpose, consisting of office space, retail space and residential space. The brief was to design the lighting for the main reception area of the office, as well as the lift lobbies and the two top floors which consisted of client facing Executive floors and the Chief Executive’s suites. Working closely with Perkins & Will, the finshed design reflected a super luxe and superior quality to the designated areas as well as a subtle yet sophisticated touch for the Executive floors. The lighting needed to be flexible and energy efficient meeting all local standards and requirements including LEED. fdcreative’s approach to the lighting was to create a vibrant welcoming space as people entered the building that reflected the Astana high quality values. To fulfil the design aesthetics fdcreative developed a bespoke LED back lit glass ceiling. Dual white LED controls allows the ceiling to change between cool white and warm white changing the mood of the entrance hall when required. Within the ceiling fdcreative also included integral directional high output LED downlights providing accent lighting to the space.

The lighting leading from the main reception area to the lift lobbies was deliberately changed to a slightly warmer tone, and the lighting integrated into the feature ceiling was designed to keep in line with the clean architectural lines Perkins + Will wanted to achieve.
Bespoke glass light boxes were created for the lift lobbies to provide a link and common language as you enter the building and move between the floors. Lighting to the client facing floors and the CEO floors had to provide a modern sophisticated look in keeping with the finishes proposed by Perkins + Will. Accent lighting was provided to all seating areas focusing on the furniture elements while linear cove lighting and down lights were used within the corridor areas. The ceilings were also edge lit with LED lighting to give a flexible solution for each room. All lighting was fully dimmable and controlled via the building lighting control system.

Talan Towers is the first high-end mixed-use development in Astana to create a new level of lifestyle and luxury experience in the capital. The building project was created by architects of American company SOM. The project is located in the heart of the new capital at the junction of Dostyk and Turkestan Streets. Constructed within a fully operational international terminal, the 8th Baggage Reclaim is an extension of the existing reclaim hall, and home to the longest baggage carousel at Melbourne Airport. Grimshaw has worked closely with the structural and services consultants to deliver a baggage reclaim that focuses on the arrival experience of the long-haul passenger while addressing the primary objective of accommodating the immediate demand of T2. This is the first stage of a much larger expansion vision for the Terminal’s reclaim hall. Grimshaw Principal, Andrew Perez, said “Our design has been
driven by the desire to improve the passenger experience despite the highly complex and constrained nature of the site. A LED ribbon wraps around the perimeter of the space offering an opportunity to present engaging and responsive content to inform, locate and entertain the passenger, while some structural gymnastics, including suspending an existing lift core in space and above the new ceiling, has allowed us to provide a more light, calm and welcoming end to the passengers’ journey.” Materials and finishes have been selected to provide a robust and contemporary design, while the black and white colour palette gives prominence to the LED ribbon. With a non-standard screen ratio, Grimshaw has designed the LED ribbon as a platform for immersive art installations – an opportunity to offer passengers a positive and engaging experience as well as give a sense of depth to the space.
The ceiling height has been raised at every opportunity, and services have been concealed within channels that extend across the width of the reclaim area to further enhance the volume of the space. Melbourne Airport Chief of Aviation Simon Gandy described the 8th Baggage Reclaim as a vital infrastructure to accommodate the airport’s growth, with more than 10 million international passengers using the airport in the past 12 months. “The new carousel is a necessary piece of infrastructure, which will enable the airport to process more international travellers, especially during the morning and evening peaks,” said Mr Gandy.

“The reality is we are growing at a rapid rate, handling on average 96,000 travellers each day and we need to upgrade our assets across all areas of the airport in order to meet the demands of our passengers. “Now that the carousel is in operation ahead of the Christmas peak we hope all of our travellers enjoy a seamless entry into the world’s most liveable city.” Grimshaw is currently working on a new vision for the T2 Arrivals Hall. The Arrivals Hall will be honoured as the new face of the international terminal. It is designed to reinvigorate those arriving in Melbourne after a long-haul flight, and enrich their travel experience.

PROTEUS Striking high gloss Proteus HR soffit panels and rainscreen cladding have been used on a futuristic Grade A office redevelopment next to Heathrow airport, London. 4 Longwalk in Stockley Park has remained faithful to the original Arup-designed building, with a new dynamic entrance, atrium and dramatic roof soffit featuring Proteus HR high gloss panels in RAL 7004 Signal Grey. Identical Proteus HR high gloss panels were used at the rear of the building to create a vertical band of rainscreen cladding that runs up the building over a stair core and ground level entrance and walkway. The Proteus HR soffit panels, specified by Barr Gazetas architects, form a striking, reflective underside of the large 19m cantilevered roof that shelters the front forecourt and vehicle drop off point, adding drama to the main entrance. Proteus design staff engineered the soffit system to achieve the optimum outcome for the client, architects and installer. This involved increasing the thickness of the aluminium skin on the soffit panels, enabling their span to be maximised in line with the architect’s brief.
Each soffit panel is supported by the Proteus aluminium carrier system and ancillary components. All Proteus HR cladding and soffit panels are designed with tight radii at the edges for superior sightlines. They are anchored to the cantilevered roof
structure with invisible fixings, accentuating the sheer, smooth high gloss aesthetic. A link with the original Arup building design is maintained through a large circular penetration that is punched through the projecting roof, which also creates additional light and space. Proteus assisted during design, detailing and installation of this circular aperture to ensure it integrated perfectly with the soffit. The design team at Proteus Facades worked with Deepdale Solutions, the cladding and soffit installer, to create an engineered solution on this challenging project, with visual purity of the soffit and rainscreen cladding being the overall architectural requirement.

Increasing the panel skin thickness also had the effect of minimising the structural requirement on the soffit system, meaning Proteus was able to optimise material usage to meet the overall budget set for this element of the building.
IDENTICAL PROTEUS HR HIGH GLOSS PANELS WERE USED AT THE REAR OF THE BUILDING TO CREATE A VERTICAL BAND OF RAINSCREEN CLADDING THAT RUNS UP THE BUILDING OVER A STAIR CORE AND GROUND LEVEL ENTRANCE AND WALKWAY.
“We felt that the tone set by the high gloss finish on the Proteus HR soffit panels achieved the aesthetics we were seeking on this project,” said a spokesperson from Barr Gazetas Ltd. “The Proteus’ HR system with a RAL 7004 Signal Grey gloss finish accentuates the full quadruple height reception area, increasing the impact and presence of the entrance in keeping with the scale of the building.” Proteus HR is an integrated modular rainscreen system with an aluminium honeycomb core, structurally bonded between two thin gauges of lightweight metal skin to create an optically flat panel. It is available in steel, aluminium, zinc, stainless steel, copper alloys and other materials.

The standard gauge Proteus HR metal skin is capable of maintaining a perfectly optically flat surface. This means cladding and soffit systems specified with Proteus HR are lightweight, strong and with exceptional flatness, combined with tight radii at the edges and with high resistance to impact, thermal bow and ‘oil canning’ The original 4 Longwalk was designed by Arup Associates and completed in the early 1990s. The cottage, shortlisted for a RIBA award is a family home for Guy Hollaway Architects’ Principal Partner and is the culmination of many years work to transform an 18th Century Cottage into a 21st Century family home. Internally and externally, polished concrete took centre stage for the surfaces and floors. Concrete floating staircases and worktops create a seamless finish and the outdoor space features a monolithic concrete dining table flanked by cantilevered bench seating and a separate zig-zag-shaped chair that emerges from the concrete floor. The stepped flooring blends with the castconcrete furniture and forms a continuous surface that connects with a lap pool.
‘We specified polished concrete in the kitchen and dining area for durability and for the underfloor heating system, as we knew it would perform in such a volumetric space. We received a number of quotes from varying specialist sub-contractors which proved expensive. However, after some research we found a 3 day polishing course with The Preparation Group based in Lincoln, a specialist in surface preparation, maintenance and finishing and I was able to send my on-site manager. The course was very insightful and my project manager felt that he had gained sufficient knowledge on how to lay and polish the floor himself. We were offered a refund on the course as a discount against the purchase of equipment and we bought everything we needed; an STG400 machine, a full set of Surface Finishing Diamond Pads
(SFD’s) and Storm Diamond Pads, with resin pads for our variable speed hand grinder to complete the smaller areas. As we had made significant cost savings we added more polished concrete throughout the project than we had originally planned, such as the two staircases, concrete kitchen island, a polished coffee table, a polished outside cantilever dining table and polished concrete swimming pool.’ ‘During works, we had a visit from The Preparation Group to advise on how to finish the awkward areas and increase the concrete’s longevity. This is a very contemporary extension to an 18th century house and the use of polished concrete whilst very contemporary, has resulted in a high-quality gloss finish which is resilient and merges together, the old and the new. ‘ The Cottage is one of 14 projects shortlisted for the 2018 RIBA Awards in the South East Region outside of London, with the winners announced on the 17th May. Successful residential projects will be selected to go through to Britain’s Best Homes, as shown on Grand Designs. PROVIDES 200,000 BRICKS FOR ICONIC LONDON BRIDGE DEVELOPMENTS The award-winning York Handmade Brick Company has supplied 200,000 bricks to two flagship regeneration developments at London Bridge. The contracts are worth £250,000 and the Alne-based company have created special bricks called Autumn Sunset and London Stock for the two projects at London Bridge Place and London Bridge Station.

David Armitage, the chairman of York Handmade, the leading independent brickmaker in the north of England, commented: “These are very prestigious contracts, which really put York Handmade on the map. Our ability to produce attractive bespoke bricks to order means we are now on the radar of influential architects and builders across the country. “They follow on from our work on the nearby Shard, arguably the most iconic modern building in the whole of London. It is fantastic that a Yorkshire company should be playing a significant role in the acclaimed regeneration of the London Bridge area, which is now a commercial and residential hotspot,” he added. London Bridge Place completes the London Bridge Quarter. Adjoining the much taller Shard, London Bridge Place is also owned by the Sellar Property Group and was designed by Renzo Piano. It comprises 600,000 sq ft of office and retail space, with typical floors of over 30,000 sq ft each. Access to the offices is via an entrance lobby located on a new
piazza with a new entrance to London Bridge Underground Station and a new bus station incorporated into the design. Meanwhile the £1bn redevelopment work on London Bridge Station has just been completed after five years. The final section of the huge, modern new concourse and the final five platforms have opened for the first time, allowing Cannon Street trains to resume calling at the landmark new station. Since work began in 2013, London Bridge has been transformed by Network Rail as part of the government-sponsored Thameslink Programme, while remaining open for the 50 million passengers that use London’s oldest station each year. The vast new concourse, larger than the pitch at Wembley, unites all fifteen platforms for the first time and modern facilities make the landmark station fully accessible for all. Other high-profile projects carried out in London by York Handmade include Highbury Stadium, Carmelite House and Highgate School. He added: “Our acclaimed work in London means that our reputation as a premier brick supplier in the capital for both residential and commercial developments is gathering its own momentum. Our work on the Shard led to the prestigious London Bridge commission, for example, so the future looks bright.” Regarding the Highbury Stadium development, David Armitage commented: “This was the most amazing job for us. The old Highbury Stadium is one of the most famous football grounds in the world
and we were tremendously proud to be involved in preserving – and enhancing – such an important part of football’s history.” “As you can imagine, this was a very sensitive regeneration scheme. Following an exhaustive investigation by English Heritage, Camden Council and the Arsenal directors themselves, very strict guidelines were drawn up to ensure that the Highbury Stadium Square development was of the highest quality – and fitted in seamlessly with its surroundings.

JAMES TAPSCOTT RISING STAR OF INTERNATIONAL LAND ART, ANNOUNCES COMPLETION OF A NEW PROJECT IN SHENZHEN, CHINA James Tapscott, the Melbourne-based Land & Light artist, is delighted to announce completion of a new project in Shenzhen, China, in association with Art Front Gallery and United Art Projects. Diaphanous Bloom is an abstracted tree, almost nine meters high, constructed in polished stainless steel, which is softened and buffeted by a hazy canopy of illuminated mist. Completed early in 2018, Tapscott uses the mist as a medium to delineate between man-made and natural elements. The city of Shenzhen has sprung from a fishing village to a metropolis of over 12 million people in a few short decades. Almost all the vegetation has been placed there ‘artificially.’ Diaphanous Bloom was commissioned for the new MixC development, which is likewise carefully landscaped with greenery. “I wanted to produce a work that shows the stark contrast between natural and unnatural. The tree itself is abstracted – and then it erupts in a mist, something that is purely natural, escaping to the wild.” For him, working with mist is an interesting analogy of human control over nature, and the mist acts as a ghostly reminder of the Earth’s disappearing green spaces. By placing his artwork at the end of a line of similar sized trees, Tapscott connects this dialogue with the site.

The award-winning Tapscott is the founder-director of the Globelight Festival in Australia, and has exhibited in galleries and sculpture parks in Italy, Slovakia, Austria and California, in addition to his native Australia. Born in Melbourne in 1980, he studied Painting at Curtin University in Perth in the late 1990s. Rarely using colour, Tapscott’s works stands out from the field of artists working in Light, for being particularly concerned with the ‘genius loci’, and for captivating narratives that emerge at the littoral edge where land meets water and water meets light. Tapscott is perhaps best known internationally for a 2017 installation at the Japan Alps Festival orchestrated by Fram Kitagawa. There, in the forest, Tapscott’s ‘Arc Zero Nimbus’ established a magical presence in the trees. With this piece, Tapscott seems to set out his ambitions for the future and his vision of Land/Light art.
“I don’t like to impose my will on a place,” he said. “Beginning a project with a soft set of parameters allows for real magic to happen. I was delighted to be part of the Japan Alps festival and fortunate to receive their wonderful support.” Arc Zero is a 6-meter walk-through ring set over a wooden bridge in a forest. SECONDARY GLAZING FROM SELECTAGLAZE Sherborne House, 119-121 Cannon Street, EC4 is a multi-let property situated in the heart of London’s financial district Cannon Street. Clad in Portland stone, this historic office building has been the subject of a recent transformation; which has included external and internal refurbishments. The design for the office space on the second floor was entirely open plan and a major issue was the ingress of the outside noise emanating from the hustle and bustle of one of London’s busiest roads. The recommended ambient noise level in a meeting room is 35-40dB and a cell office 40-50dB, whereas outside street noise levels can be 70-80dB.

When there is a cavity of at least 100mm between the primary and secondary glazing a reduction of 45dB is achievable. An additional benefit of secondary glazing is thermal retention, with the use of high performance twin seals, it virtually eradicates unwanted drafts and a U-value of 1.8 is possible. Twenty1 Construction contacted Selectaglaze, to provide them with a solution to improve the acoustic insulation of the existing primary windows, which could not be replaced. On completion of the building works a survey was undertaken for 17 new secondary glazing units from the slimline range. Both series 10 horizontal sliding and series 20 vertical sliding units were used. Overall the results look fantastic, in particular the featured sublights on the front elevation and the four full radius headed vertical sliders on the rear - the space now looks modern and fresh.

Schöck Isokorb structural thermal breaks for concrete-to-steel connectivity are incorporated into the latest phase of the Islington Wharf project in Manchester. The scheme includes 220 new build dwelling units, with a mix of town houses and one, two and three bedroom apartments, each with a balcony. To minimise thermal bridging at the balcony connections, Schöck Isokorb structural thermal breaks are used throughout. One block has conventional recessed balconies, but the other had different requirements. Schöck’s Regional Sales Manager, Ashley Houlton, explains: “Prestressed hollowcore manufacturers, Acheson & Glover, supplied the flooring and the core diameter allowed many of the Isokorbs to be cast inside. This involved casting in-lap reinforcement bars at AG’s manufacturing facility and on site, breaking out the cores to suit the balcony steelwork and introducing lap splice reinforcement within the hollow cores. The Isokorb products were then installed using a template for correct spacing; and the broken out cores filled with insitu concrete. Where the balcony span was perpendicular to the Precast Planks, AG offered an unpropped composite PlateSpan system which allowed a fast, flexible solution to accommodate the Isokorb units within an insitu topping”.

Londoners aren’t looking for ‘luxury’ bells and whistles. They’re craving light, space, flexibility and community. But living close together doesn’t have to mean endless identical boxes off long, gloomy corridors. Get beyond the lowest common denominator, and you can provide brighter, more spacious, more imaginative and rewarding homes. Homes that can be attractive either to sell or to rent.
Even by central London standards, the development at 33-35 Monier Road, which we designed for Aitch Group, will be a highly dense scheme nearing 285 dwellings per hectare. But Monier Road will also be a sustainable addition to a new community and will help to make Fish Island a unique place to live and work. The sixstorey building will deliver 45 high-quality homes: a mix of one-, two- and three-bedroom apartments, 29% of which will be familysized units and 100% of which will be dual aspect. In order to achieve this level of density and daylight on an island site we had to carefully consider and refine the massing so it could be developed alongside its neighbour to the north, Peabody’s Neptune Wharf, but the emerging development of 120 residential units to the east and the outline consent for a school to the west.

It all started in Fish Island, within the London borough of Tower Hamlets, and one of the key zones earmarked for regeneration postOlympics. At the moment, the area has an unremarkable assortment of low-grade industrial buildings, yards and vacant sites, and some housing. There is also a peppering of cafes, bars, clubs and galleries, as artists and other creatives migrate from Shoreditch to more affordable areas. But the landscape is changing fast as the vision of the London Legacy Development Corporation (LLDC) takes shape. Indeed, the current design (which was consented in November 2015 and due to be completed late 2017) is the result of much consultation with, and input from, stakeholders and the public. It meets all the criteria set by the local authority and the LLDC – for new and affordable housing with a socially balanced mix, high standards of design, and environmental sustainability. It will create new job opportunities and bring economic growth to the area through new business.

Inside our development, the apartments are arranged around a central space on the first to fifth floors. Residents can enjoy balconies, terraces and 177 square meters of communal space including a rooftop play area. At ground level, four commercial units offer flexible space, designed to appeal to creative businesses. The development is car-free, pedestrian and cyclist-friendly, with 77 cycle spaces for residents and business tenants. Green roofs will provide natural cooling in the summer and insulation in the winter. These mini wildlife zones will boost the local ecology, adding yet another dimension to this mixed and vibrant community. And a nearby energy centre will ensure the energy consumption remains as sustainable as possible. While not strictly modular the design was developed to facilitate delivery and offsite procurement by working hand in hand with Aitch Construction’s team and other professionals: apartments and services stack vertically, transfer slabs were ironed out, excavation was reduced to a minimum, vertical RC elements and stone bands designed to be pre-cast, support brackets were reduced and masonry panels made consistent in size, bathrooms were standardised and decks designed in prefabricated lightweight steels etc. And more than modular solutions we learnt that the latest generation of BIM softwares and close collaboration within the project team can deliver cost-efficient design solutions.
Whether units are for sale or rent, Londoners need light, flexibility, and space to interact. Housing that’s cleverly laid out and imaginatively designed. Tightly laid out on site, to make the most of brownfield land, yet still spacious inside. Part of a wider community, but tailored to the lives of those inside. That doesn’t mean less profitable, or less practical. And what we learnt is that Local Authorities will support dense schemes that take the housing needs of the community into account, whatever the tenure. Thoughtful, friendly, flexible housing. This is the true meaning of luxury in a city like London.

3-DAY LEAD TIME FOR COLOURED AP RIVETS Responding to market feedback, SFS has invested in a new assembly facility in Leeds to provide high quality, colour-matched AP rivets for rainscreen cladding. The full range of AP rivets are now available in 3 days’ lead time in more than 100 standard colours. Andy Stolworthy, Director of Product and Market Development for SFS comments: “The company’s new investment brings key manufacturing processes to Yorkshire that were previously handled in France. Extensive testing by SFS demonstrated how TUF-S challenges the convention that installers need to use different fasteners for different panel materials and thicknesses. The TUF-S range is designed to eliminate the risk of overtightening which can ruin the aesthetics of a façade and result in very costly damage. The performance of TUF-S for 8mm Cembrit panels was proven by SFS through a series of load tests conducted in its laboratory in Switzerland. This allowed for a set of technical values to be calculated to enable façade engineers to easily determine the number of fasteners and clips required to accommodate different locations, wind loadings, etc. This provided Cembrit with total assurance according to Ged Ferris, Cembrit UK Marketing Manager. Ged says: “We are pleased that SFS have developed an innovative mechanical secret fix system for use with the standard 8mm thick rainscreen cladding boards. RE_FORUM The Novel Bookstore
The project is located in the centre Newcastle Upon Tyne, UK a former shipbuilding and manufacturing hub in the North East of England during the Industrial Revolution and is now a centre of business, arts and sciences. Set within a grand Georgian building within the heart of the city centre, it stands as a corner stone for the cities Grainger market dating back to 1830s and is now a Grade I listed building. Designed by John Dobson and named after Richard Grainger, it is one of the few remaining covered markets in Britain today. A plaque, signifying its historical importance of the site as a bookshop and commemorates individuals who visited the bookshop during the 19th century. Notably, the Italian Revolutionary, Giuseppe Garibaldi in 1854 in addition to visits by the Hungarian Revolutionary Louis Kossuth and the American Reformer.

The bookshop became renowned across the city and soon became an informal meeting place for such people. Reflecting back to the time when the site was a former bookstore the “re_Forum” proposal sets out to recreate an informal place to promote the act of novel reading for a 21st-century city, taking into account the context of the site and the pragmatics to ensure the functioning of such an establishment.
The design intention is to recreate an open-plan interior space, allowing free flow movement for visitors by using layout strategy to encourage any passerby to engage in the act of novel reading and appreciate the value of stories. The proposal aims to respect the existing Grade I listed, responding to the existing architectural features and building layout whilst marrying it with a contemporary interpretation for its new role and creating an open light space.

The interior layout is a response to the Grainger Market’s multi-entrance, intersecting walkways, free movement and encouragement of enticing the local passersby. The idea of adapting the building to the surrounding environment is the main concept. Its aim is not to only represent the existing building itself but—in a broader context—to represent the City of Newcastle. This idea is to translate by creating a space that mimics what is around the perimeter and blends with the surroundings – the marriage of the old and the new. The space is divided into two areas: 1) functional – circulation and seating area 2) promotional – engagement of novels The offset glass main entrance blurs the boundary of outside and inside and stimulates passersby to enter the building liberally. The bookshelves and the ceiling’s design refer to the façade and cornices of Georgian Architecture. The charred timber surface on
features increases the drama of the novel bookstore. The delicate approach to the staircase encourages the visitors to effortlessly move and explore the space, the mezzanine—a restoration area where light meals and beverages can be enjoyed, inviting visitors to sit, relax, and read. The towering bookshelves, positioned at strategic locations conceal both existing and new structural supports for the building and mezzanine. For environmental attitude, internal architectural elements where people may gather are located to avoid glare from incoming sunlight, allowing a more comfortable environment. The dark toned interior furniture absorbs the heat from low-angled winter sunlight while the flooring is kept lighter in tone to bounce the high-angled summer sunlight minimizing energy used for artificial lighting. As in most historic houses, the walls of Hallyards do not have a damp course, which means that moisture rises up them and needs to evaporate away. At some stage lime plaster had been replaced with gypsum plaster but this had damaged walls by preventing them from breathing. Owner Mike Gush said: “For the internal decoration we chose Earthborn Claypaint because it is highly breathable and works well with lime plaster. PRESTIGIOUS LONDON DEVELOPMENT PROVIDES SUCCESSFUL TEST FOR NORCROS ADHESIVES Sugar Quay is a new residential site, currently under development. It is situated in one of the most prestigious riverside locations still to be developed in London on the north bank of the River Thames near to the Tower of London. The core of the project is the replacement of a 1970s office block with a contemporary mixed-use Foster & Partners scheme. This will comprise apartments built at basement level, at ground floor level and also in blocks of nine to eleven storeys. There will be 165 private residential apartments, as well as studios and one, two, and three-bedroom apartments. Sugar Quay is being jointly developed by Barratt London and CPC Group Limited.

Norcros Adhesives carried out a programme of on-site tests, using the new Norcros Pro Gyp-Base Fast Track Sealer, which greatly reduces the minimum drying times normally applicable for anhydrite screeds. Developed and tested in association with Gypsol, Norcros Pro Gyp Base offers a fast track solution for tiling on to both heated and unheated anhydrite screeds. Norcros conducted product trials in a 30sq m ground floor area of the building, on a newly laid 50mm thick anhydrite screed incorporating underfloor heating pipes. Full reports from the testing carried out by Norcros Adhesives were issued on 1 September 2017. The advantage of the Norcros system is that it enables tiles to be fixed with a cement-based adhesive on to anhydrite screeds which
have a relative humidity as high as 95 per cent instead of the standard requirement of 75%. The Pro Gyp-Base system negates the requirement to commission the heating prior to tiling. Therefore in the site trial carried out at Sugar Quay, the underfloor heating was not commissioned prior to application of the Norcros Pro Gyp Base system or before tiling. At the conclusion of the tests there was no evidence of debonding of tiles or cracking of the grout joints in any of the bays and no evidence that the Pro Gyp Base had not worked effectively. The results from trials, combined with the available historic information provide very positive evidence to support the use of the Norcros Pro Gyp Base system as a fast track solution for rigid tiling on to anhydrite screeds, offering potential for both considerable time and cost savings. Norcros Adhesives were able to provide full on-site support and technical back-up. This includes on-site training, as well as a full programme of checking and monitoring throughout the installation process which will continue through to occupation of the building. These stages will be supported by Quality Control Inspection and Test Plans, Quality Control Check Sheets and full written procedures. A former Royal Mail sorting office site, just off London’s Oxford Street has been transformed into a high-quality mixed use development with a new publicly accessible garden, by Make Architects. Designed as a sorting office in 1951, the site was formerly inaccessible to the public when it was bought by London developer Great Portland Estates plc (GPE). Now, two L-shaped blocks stepping from six to nine storeys surround a garden that takes up 20% of the GDA. From the outset, Make worked with Publica to choreograph the routes and connections, and Gustafson Porter + Bowman to design the garden square. The garden gives a feeling of discovery that is typical of Fitzrovia, and provides an oasis away from the hubbub of Oxford Street.
The buildings’ reach nine storeys at its tallest on the northern side and stepping down to stitch in with the eclectic Fitzrovian architecture, which mixes Victorian, Georgian and Edwardian styles. The facade has been broken down into vertical elements to address the street. Likewise, the uses are contextual with the commercial elements on the south side of the plot and the apartments and retail linked to the residential areas to the north. The massing on the south-west side is stepped to draw light into the garden during the afternoon and evening. Brick, ceramics and specialist metals form the material palette, picking up on the rich detailing in the area. It is largely monochrome, promoting smooth, clean lines and allowing the garden and the jade-green passageways to be the main feature. The street-facing elements have a clay-faced brick that is a similar tone but without the glazed finish of the internal facing bricks. The proportions of the bricks are longer than average, with recessed horizontal mortar joints, while the vertical joint is flush to emphasise the strong sense of horizontality in the materials.
THE BUILDING AND ROUTES HAVE DELIBERATELY BEEN DESIGNED AS THE BACKDROP TO THE GARDEN, WITH GLAZED CERAMIC BRICKWORK REFLECTING THE COLOURS AND SEASONS. The routes through the scheme vary: some are wide and open to the sky, entering through patinated bronze gates designed by Robert Orchardson and meandering through the garden, while others are covered and less obvious, with jade green glazed ceramic passageways that evoke the precedent of the 18thcentury Newman Passage. Here the bullnose detail and crackle glaze finish encapsulate the high level of detail and finish that has gone into the project. The proportions of these passageways vary too: one is narrower, with a glass bridge that connects the residential elements to the north and west of the site, while the other is broader. The ceramic archways are punctuated by windows that allow glimpses into the retail units behind.
The 1,800 m2 garden complements the architecture with a series of spaces that include a rich planting palette, water features and public seating. A central lawn is framed by semi-mature trees, shrubs and planting. The lawn rises gently towards a tactile curved wooden bench that divides the lawn from the planting, its dark colour contrasting with the surrounding planting and stone.

The building and routes have deliberately been designed as the backdrop to the garden, with glazed ceramic brickwork reflecting the colours and seasons, and the passageways providing a glimpse of the sensory experience beyond and providing a heightened sense of arrival.
The uppermost floors step back from the street line and are clad in a dark bronze anodised aluminium. This spills down to provide a material distinction that divides and connects the different uses.

The materials and their proportions have been selected to express the uses of the building. The scale of the commercial element— fully let to Facebook for its UK headquarters—is much bigger, with large linear picture windows and full-width dappled, stainless steel spandrel panels. In contrast, the residential element has more appropriately sized glazing, and is far more tactile and playful. The ceramics are light in colour; some are handmade, some are pressed, and some are extruded to give a variety of finishes, reflections and shadows, but each serves to show a certain level of detail and quality. There are 160 apartments in total, with 50 different types to minimise repetition and add a sense of uniqueness. Apartments have their own outside space, be it a balcony or a terrace; these are expressed with either a crisp glass balustrade on the upper levels or with rolled, ribbed, ceramic balconies with steel spindles and crafted timber handrails. Graham Longman, project architect, said: “This project is indicative of a London that is changing—adapting for Crossrail but also adapting for people. It has successfully combined and expressed a number of uses and added value—not only for the end-users but also the general public, through the delivery of a new, publicly accessible space at its heart. We look forward to seeing it evolve over the coming years.”

CREATING A PASSIVELY FIRE-SAFE DESIGN As building designs become more ambitious and certainly more complex, architects and specifiers must pay attention to the effective inclusion of passive fire protection measures if the building is to protect lives and minimise costly damage, should the worst happen.
Fire stopping products have a critical role to play in the construction of any building, helping to slow the spread of smoke and fire by using the principle of dividing the area into effectively sealed compartments, using walls and floors. The installation of services such as water, waste and electricity require the creation of cavities in walls and floors to pass plastic, flammable pipes through the building. Should these cavities not be fully sealed by certified passive fire stopping products such as pipe collars, wraps and seals, there remains a significant risk of smoke and fire spreading rapidly through the building by exploiting these gaps in the compartments. Intumescent seals around fire doors are of equal importance and can often be overlooked.

When installed correctly, test evidence demonstrates that such fire stopping products can restrain a fire in a specific compartment for 30, 60 or even 90 minutes (depending on the specification chosen). In practical terms, this means more time to evacuate the building and less damage due to smoke and fire spread.

UK’S SECOND ENVAC SYSTEM TO CUT ON-STREET BINS BY 98 PER CENT IN NEW LONDON REGENERATION SCHEME
London is set to become home to one of the largest automated waste collection systems (AWCS) in Europe after Barking Riverside Limited, a joint venture between London & Quadrant (L&Q) and the Mayor of London, selected Envac to handle the waste of almost 10,000 homes at Barking Riverside London. The move will see up to 460 Envac waste inlets installed instead of the 19,000 traditional bins that would have been required had AWCS not been selected – a reduction of almost 98 per cent in containers. Two waste fractions, residual and mixed recycling, will be collected via the waste inlets, which will be conveniently situated near people’s homes. Once the inlets are full, or at pre-programmed emptying times, fans located at the collection station create a negative airflow, ‘sucking’ waste at speeds of over 40mph through a subterranean pipe network measuring 15km in length. Each automated collection cycle for the entire 178 hectare site will take minutes as opposed to multiple waste collection teams and vehicles taking all day to empty on-street bins – a process that typically has a negative environmental impact. Envac began installation work on the development in September. The first phase of the system, which will serve around 1,700 homes, will launch in 2019. Matthew Carpen, Project Director at Barking Riverside London, comments: “Our sustainability-led ethos and commitment to making this a clean, green and pleasant area in which to live led us to this ground-breaking method of waste collection. By integrating Envac and making waste collection one of the key environmental strands of Barking Riverside London, we’ve not only ensured that waste collection will operate sustainably and effectively, but also taken the carbon emissions and traffic safety aspects attributable to a constant flow of waste collection vehicles out of the equation.” Barking Riverside London anticipates that the system’s inclusion will reduce waste vehicle-related carbon emissions by at least 90 per cent as multiple waste collection vehicles, each of which typically empties every bin, are no longer needed.

MAY THE FORCE BE WITH YOU MOD CHOOSES RINNAI HOT WATER FOR SHOWER BLOCKS Rinnai, the UK leader in hot water systems, has recently completed an installation of 20 HDC 1500i units on shower blocks at an MoD barracks. LPG is the onsite fuel for all the Rinnai systems. Rinnai designed the systems in close co-operation with the local contractor who installed all the units – and the on-site facilities management company. Rinnai continuous flow condensing units were specified based on previously completed projects on many army camps spread throughout the country. The end-user, the facilities provider and the installing contractor were all agreed on the excellence of Rinnai product performance, energy savings on fuel, product reliability & durability. Comprehensive site surveys were completed between Rinnai and the services provider and designs for the systems were based on using two of what was the then plant rooms which housed two extremely large calorifiers. Each plant room was re-engineered with the installation of 10 high performance, high efficiency Rinnai HDC1500i (59.5kW) continuous flow, instantaneous water heaters per plant room. Each plant room of 10 units were installed in ‘banks’ of five units and set with the Rinnai (MECS) Manifold Electronic Controls. This intelligent energy optimising system brings additional water levels into operation only when required, meaning energy is only used when needed.

The MECS system also ensures system longevity as it ensures that each water heater in the bank is used for the same period of time
over its life cycle guaranteeing unnecessary wear and even usage. Each of the ‘banks’ of five units were also designed and supplied with a common header flue system which provides a compact, neat installation, as well as minimising plant room terminations and offering a quicker, easier installation and a more efficient maintenance programme. Rinnai’s HDC1500, also known as the Infinity Plus Cascade, is an award-winning range of units. The range was developed to guarantee the maximum amount of affordable, ecologically friendly safe-temperature controlled hot water on demand at any one time by even the heaviest commercial user, even at peak times. For CDW, British light switch company, Forbes & Lomax will be introducing the Aged Brass light switch to the existing Invisible range. In the city of Dhahran, a vast array of curious forms shaped like pebbles rises out of the desert. This is Saudi Arabia’s new Cultural Centre. This impressive facility was designed by Norwegian Architectural firm Snøhetta on behalf of Saudi’s Aramco Oil Company, to help promote cultural development, performing arts and learning within the Kingdom of Saudi Arabia. Set to become a national and global landmark, the site contains an auditorium, cinema, library, exhibition hall, museum, and archive within its 100,000 square metres. Aramco, working with Filmmaster, approached lighting designers Magic Monkey and project managers Netherled, who proposed an installation of more than 150 Pulsar Luxeos 36 VC flood lights. The Luxeos units were chosen as one of the only products durable enough to survive in the scorching heat and dust of the desert, and due to the product’s best-in-class light quality. Netherled’s installation uses a control system as impressive as the light fixtures themselves. All the lights can be controlled individually, and the standard programs can be overridden for special events. Over such a large area, the control of individual luminaires produces some unique and stunning results. Pulsar’s
Luxeos 36 flood lights have on board RDM (remote device management) software, and the customer is using this to gather and monitor data about the performance and lifetime of the fixtures. The layout of the site posed some challenges, as all the luminaires had to be situated on the ground rather than attached to the building. Even with some of the light fixtures situated as far away as 160 metres from the building itself and others right next to the façade, Pulsar’s HBS (Holographic Beam Shaping) technology made it possible to get a uniform spread of light. HBS technology uses thin sheets of highly efficient diffuser materials to shape the light beams, which meant each light fixture could produce the exact spread of light needed. The lights were further customised, with each finished in an oyster white colour to help them blend in with the surroundings and look discreet in the day time. Some of the lights are installed close to pedestrian areas and roads, so the customer chose to use louvres to prevent glare. The louvres were also finished in the same oyster white colour to match the light fixtures.

Due to its very particular and unique landscape, Luxembourg City offers similar changes in perception. The aim was to give a hint of this experience while walking around the pavilion. At the same time, visual connections are created on different levels, between different stages, the ambiance and attitudes of people, thus enhancing the visitor’s curiosity.

KEMPER SYSTEM FACILITATES AWARD WINNING ROOF REFURBISHMENT AT GATWICK AIRPORT When the existing flat roof above the International Departure Lounge at Gatwick Airport’s North Terminal was failing, Kemper System’s liquid applied waterproofing was the first port of call. Working closely with contractors, Mitie Tilley Roofing Ltd, to develop a sound waterproofing solution, Kemper System’s Stratex Warm Roof system was specified using its solvent-free Kemperol 2K-PUR liquid waterproofing as part of a full refurbishment of the 2,500 sq. m roof area. Severe water ingress into retail and restaurant units below meant the project was time critical to prevent any further issues as well as potential loss of profit for retailers. Chosen for its odourless, quick application and versatile qualities, the fleece-reinforced, liquid waterproofing system by Kemper System meant contractors could adhere to the strict timescales and operational restrictions on-site. Mitie Tilley Roofing Ltd first removed 250 tonnes of the existing roof ballast using a suction excavator machine. The substrate was cleaned prior to an application of Kempershield Type 1 Primer and Kempershield Vapour Barrier. A combination of 123mm Kempertherm FR and Kempertherm TR Tapered PIR Insulation Board was installed onto the main roof area, including the guttering. Kempertherm TR comprises of a rigid PIR insulation board, a dense closed cell structure with a hard-top facing providing additional reinforcement to the top face that also provides the optimum substrate for the application of the liquid membrane.
The polyurethane-based Kemperol 2K-PUR resin was then applied in a single, wet-on-wet process. The roof area presented numerous complexities and lots of detailing, including five, large air-handling units, adjacent glazed facades and 36 separate large plinths with their own steel work, cable trays and pipe supports. Prior to application, contractors also removed the existing lead skirts, cover flashings and associated cementitious insulated upstands on each of the 36 support plinths. The plinths, and more than 150 rain screen support steel work, were also primed before application of the fleece reinforced Kemperol 2K-PUR resin. The versatility of the Kemperol system and ease of application meant contractors could provide a watertight, seamless membrane that fully incorporated all of the flat areas, complex details and outlets on the roof structure. Increased security measures also presented challenges on-site as the 15-year old building, which was an extension of this original airport terminal built in 1987, is at an airside location – further reinforcing the importance of minimal possession times. Much of the refurbishment works were completed overnight within a four-hour working window as the client requested no disruption to the many retailers within the North Terminal below, which was done with ease using Kemperol. Kemper System also developed full Inspection and Test Plans (ITP) and Inspection and Test Records (ITR) which were updated daily by contractors, and field technicians from Kemper System who visited the site on a
weekly basis to ensure compliance and maximum quality during installation. Demonstrating first-class delivery within a live airport environment, Mitie Tilley Roofing Ltd and Kemper System won an award in the Liquid Applied Roofing and Waterproofing category for their work on the project at the annual NFRC (National Federation of Roofing Contractors) UK Roofing Awards (May 2017). Warren Stuart, aviation director at Mitie Tilley Roofing Ltd, said: “This was a challenging refurbishment as the client demanded the highest of QHSE (Quality, Health, Safety & Environment) standards within tight timescales. The project also required a leak free installation, guaranteed for 25 years with zero defects and absolutely no standing water on the roof. Installation also had to be flame free, environmentally friendly and odour free due to the five air-handling outlets on the roof. The timescales involved on this project were also extremely challenging, allowing less than six months for this intricate roofing project. Kemper System ticked all the boxes. “Having installed Kemperol before, we knew it was quick and easy to apply as well as versatile and durable. Its wet-on-wet application meant possession times on-site were also decreased. We worked closely with Kemper System’s technical team during five months of planning prior to work starting, and throughout the project. Thanks to the highly experienced and knowledgeable team, we were able to successfully deliver on time and within budget. “Operational continuity was another major factor and thanks to the speed of installation and efficient programme of works, the airport’s retail units did not experience any ‘down time’ due to the refurbishment. To be recognised for this project at the UK Roofing Awards is a fantastic accomplishment and the professionalism and expertise of Kemper System helped us to achieve this.” Stuart Hicks at Kemper System Ltd, added: “Kemperol 2K-PUR was specified for the project at Gatwick Airport because of its speed of application, solvent-free and odourless qualities. The system has also now been specified for the ongoing refurbishment works. It not only provided the benefits required to maintain the operational integrity of the terminal and time saving, but 80% of the applied polyols (resins) are obtained from renewable sources, adding to the green credentials of the project.

BDG architecture + design supported Finsbury and the WPP Real Estate team on the lease negotiations for their relocation to the Adelphi, a landmark building from the art deco period with unparalleled views to the River Thames and Victoria Embankment Gardens. Additionally, BDG provided workplace strategy services for the relocation, ensuring that the Finsbury team’s working style was reflected and provided for in the design of their new office. A global leader, trusted by many of the world’s most successful
companies as an expert in strategic messaging, needs to make a bold statement. In their new location The Adelphi, an imposing icon of modernist architecture, Finsbury can do just that. The prominent riverside location sets the scene, with BDG creating a workplace design that demonstrates Finsbury’s values. An imposing ceiling centrepiece makes the right first impression of the 1,200sq.m. space. Refined quality and exemplary craftsmanship continue throughout. The lines and edges of the space are impactful whilst exquisite finishing matches wood with classic shades. The detailing shines without being ostentatious, winning attention through impeccability. The workplace offers a variety of settings, from private, quiet and open alongside a variety of meeting room sizes, all with outstanding views. The café leads directly from the reception and lifts, providing a hub for clients, visitors and staff. The design of their new workplace offers Finsbury a contemporary feel that reflects their brand and business strategy going forward, whilst also making reference to the iconic Grade II listed building.
