Faber Industrie Spa are world leading manufacturers of steel cylinders. Their new headquarters are located at a boundary between an industrial area and farmland, and hence belong to both, the industrial and the natural landscape. The aim of the project is to interface both landscapes and acknowledge their different qualities and values. Two Volumes The volume of the building is designed to “bring the two landscapes inside”, and integrate them in the new spaces. The building consists of two shifted longitudinal volumes linked by an entrance hall.

Two Open Courtyards As a result, two “internal” open spaces are created, and controlled by views over the building and over the two landscapes. The designers here worked to obtain a reduced scale, i.e. the human scale, as opposed to the large-scale industrial area. While one courtyard is “hard”, lined with trees and conceived as a living area, the other courtyard is “soft”, entirely green and free, with an open visual depth eastwards, facing the manufacturing facilities and the mountains towards the Slovenian border. The Section and Head Fronts The notion of “double” is mirrored in the section, that is two “S” shapes. The corridor/office plan is inverted on the two levels: one totally blind side and one totally open side are overlapped, giving way to radically shifting open/closed fronts. The eastern head fronts of the office bodies actually highlight the S-section, while the western head fronts, where fire-exit stairs are accommodated inside wall panels, are closed and silent.
Two Materials The notion of “double” permeates the whole design process, including the façade design. The building is covered in a ventilated “skin” made of two materials, i.e. black concrete and black glass. The prefabricated concrete walls and the glazed front cells alike are horizontal, 4 meters wide and 70 centimeters high. All elements are connected with the same method, i.e. 20 millimeters wide open joints. This gap element governs all installations of the front parts, groundline and skyline, horizontal and vertical separations, change in materials, and corner solutions.
by one color getting degraded as it relates with the surrounding grass, tarmac, manufacturing plants, the sky and the people. Black concrete is also the main feature of the most important area inside the building: the entrance hall has a large black-on-black terrazzo floor, a “liquid” element helping mirror and connect the two green courtyards together. Functional Specifications The new headquarters cover an area of about 2,800 square meters above the ground, and of about 1,400 square meters underground. They consist of two longitudinal volumes, oriented east to west, with an overall width of 7.80 meters, and different heights and lengths. The two blocks merge through a central volume serving as hall/ reception, waiting area and functional connection of all areas.
Thanks to the subtle nuances created by four different types of glass and five different types of concrete, the building maintains the rigorous shape and layout of an industrial facility. Then, it will not stand out from the context because of its shape, but only because of the lightness generated
All open spaces are lined with hedgerows of black poplars, which serve as standing “landmarks” to match the front wall panels. The hedgerow contour alternatively moves towards the inner or outer boundary of the area to hide the car park or highlight the perspective views.

aFTer nearLy a DeCaDe OF wOrk, CannonDesign + NEUF architect(e)s are pleased to announce the completion of Phase 1 of the Centre hospitalier de l’Université de Montréal (CHUM). Begun in 2009, the CHUM teaching institution is the largest healthcare construction project in North America and the largest healthcare public-private partnership project in Canadian history. Already, the building has ignited the revitalization of a neglected sector of Montreal’s urban core. “It’s remarkably rewarding to see so many years of preparation, planning, design and intense effort come to life,” said Jose Silva, Principal for CannonDesign. “The CHUM has always been an extraordinary project—from the bold vision that set it in motion nearly a decade ago to the beautiful building it has now become. This is an exciting moment for both those who worked on the project and those who will benefit from this state-of-the-art facility.” accelerating public access Initially structured as a two-phased project, the team reconfigured the indicative design of the campus arrangement and architecture in order to accelerate development significantly. As a result, Phase I, now complete, delivers the hospital’s core healthcare capabilities, including all patient rooms, all operating theatres, diagnostic and therapeutics, as well as the Oncology program, leaving only offices, a conference center, a few ambulatory spaces, and additional parking for Phase 2. This allows the Quebec population to benefit from the much-needed state-of-the-art healthcare infrastructure years sooner than originally anticipated.

Human inspiration With social infrastructure and urban renewal as integral components to its design, the 22-storey complex, spanning over 3 million square feet and encompassing two full city blocks, will play an important role in regenerating the neglected East-end of Montreal’s downtown core, reconnecting the city’s urban fabric and anchoring the Quartier de la Santé, Montreal’s new healthcare district. In addressing the totality of that task, the design team approached the project from all scales, including the large-scale urban element, the local neighbourhood context, and the fine grain of a human component, central to its vocation as a place of healing.
“Walking through the completed spaces today, we feel a spatial quality that is in line with the ambitions of this great institution,” explains Azad Chichmanian, partner and architect with NEUF architect(e)s. “As the public finally begins to discover the architectural moments that have been created, from the inviting, light-filled public spaces to the state-of-the-art clinical facilities, we believe the building will succeed in completely redefining Montrealers’ image of what a hospital feels like.” Throughout the design process, the team continually pushed the envelope for quality of design, whether in its use of parametric design on the building envelope, the use of 3D-printed models in coordination, an innovative approach to the integration of heritage components, and an intense use of technology to facilitate communication between team members from across the globe. From a healthcare delivery perspective, each of the 772 rooms includes ample space for family involvement, and expansive windows offering some of the best views of the city. Importantly, the entire building is designed following universal design principles, and impressively, the vast majority of the 12,000+ rooms in the building were designed following a small number of standardized room templates. “The creation of such an incredible healthcare facility required our design team to look at the project from numerous perspectives, but we leveraged our health expertise to always keep patient experience at the forefront.” added Silva.

Art at the heart of the architecture Going well beyond the Quebec government’s requirement of dedicating a minimum of 1% of a public development’s budget to the integration of art, the new CHUM campus will have 13 largescale works of art incorporated into the design and ultimately house the highest concentration of public art in Montreal since Expo 67. “We have integrated the art directly into the architecture of the complex in ways that blur the lines between the two and provides a more human experience to the visitor and staff”, explains Chichmanian. “In fact, many components of the buildings themselves can be considered as works of art, including the amphitheater, the reconstructed steeple, Maison Garth and the Space of Contemplation—forming a series of architectural objects animating Saint-Denis Street. Perhaps the best example is the
passerelle, an aerial bridge now spanning across Sanguinet Street with its translucent arch emerging from the perforations of the copper shroud enveloping it.” Global recognition Ahead of the opening, the complexities and design of the CHUM project have already garnered significant international accolades. In 2016, the design team was honoured with an Architizer A+Award, as well as an A’ Design Award presented during the European Healthcare Design Forum in London. In June 2017, the team won top prize in the Lighting Installations and People’s Choice categories for the CHUM Passerelle, presented at the AzureAZ Awards before a distinguished gathering of members of international architecture and design communities from around the globe. In July, both the World Architecture Festival (WAF) and the INSIDE World Festival of Interiors, sister festival of WAF, added the CHUM project to its shortlist in four separate categories. CannonDesign + NEUF architect(e)s will present the project during the three-day festival this November in Berlin. Also in July, CannonDesign + NEUF architect(e)s received a Future Healthy Built Environment award from the Stockholm-based International Academy for Design & Health, and were shortlisted in the category of ‘Facade Design & Engineering’ by the ABB LEAF Awards in London.

sCHöCk isokorb Meets CoMPlex berlin ProjeCt deMands Affordable living space is a scarce resource in Berlin and helping to resolve the problem is a contemporary inner-city housing complex, Paragon Apartments. The project centres on the historic and now disused Prenzlauer Berg Hospital building in the Pankow District. Two new upper storeys have been added to the original building, three further existing buildings modified and there are two new structures. The ‘cube theme’ design comprises 217 high specification apartments – ranging from compact studios to rooftop duplexes – plus a kindergarten, a café and a supermarket. All are designed as a three-dimensional façade, with terraces and a shifting stacked balcony pattern. a complex structural design
Two additional isokorb types In addition to the type KXT, the Isokorb types EXT and KS are also incorported. The EXT normally complements the type KXT in bearing high loads involving cantilevered external corner balconies – but on this occasion supports the side wall loads. The KS is installed where there is a requirement for the free cantilevered steel girder canopy elements to be secured to the reinforced concrete slab. The Paragon balcony construction is complex and to minimise potential thermal bridging problems, Schöck has supplied three of its main Isokorb types. First the Isokorb KXT, for concrete-toconcrete applications to Passivhaus standard, confirmed by its award of the low ‘thermal bridge construction‘ certificate by the Passivhaus Institute in Darmstadt. In the design, the plate and the canopy element for the balcony below act structurally on the same floor. So it is necessary to connect the two free-cantilevered reinforced concrete plates using the appropriate Isokorb types in an alternating pattern. The standard Schöck Isokorb type KXT with
straight shear and tension rods, is alternated with the Isokorb type KXT-HV. This has off-centre shear and tension rods on one side to enable connection to a downstand beam, where the balcony lies lower than the floor slab. Both units transfer negative moments and positive shear forces

Proves a Winner For neW tiMber FraMe Cottage MUCH wenLOCk is a beautiful historic town in Shropshire, perhaps best known for being the birthplace of the modern Olympics. Full of gorgeous period properties and with space at a premium, when an opportunity arose for Sandra and Mike to build on a plot in the centre of the town, they leapt at the chance to create their very own dream cottage from scratch. The site was relatively tight and, with a narrow drive as the only means of access, building on the site was potentially challenging. To avoid the noise and disruption of a constant stream of lorries delivering heavy building materials, the couple opted for a timber framed construction, to be built and customised offsite by Hereford-based manufacturer, Taylor Lane. Keen that the property should blend in as much as possible, they chose Lime Green products for the surface render and, whilst consulting us on what products to use, the couple discovered that our highly effective wall insulation system – WarmShell – would be perfect for their new build. It offered an important additional benefit on a small plot over a traditional masonry build. For the same heat U value the timber framed construction has a smaller footprint leaving more space for the garden. Consisting of a unique combination of wood fibre boards and special lime render, WarmShell works by enveloping timber frame
structures in a complete layer of rigid insulation with minimal air gaps, or ‘thermal bridges’, across which cold can travel inwards. However, because WarmShell’s breathable insulation means that damaging moisture won’t get trapped in the structure and a healthier environment will be created inside. For Taylor Lane who were also responsible for on site installation of the timber frame, using WarmShell was a good solution. The 100mm. woodfibre insulation boards were fitted to the outside of the stud framework and a 10mm. OSB board on the inside, onto which battens with plasterboard were fitted to form a service cavity and then finished using Lime Green’s Solo decorative onecoat plaster. The joints between the internal OSB racking boards were taped to effectively create an airtight box within the timber frame. A high level of air-tightness was required as a heat recovery system was being installed. Warmshell also provides excellent insulation for heat and sound. Small holes were then drilled into the OSB boards through which loose cellulose insulation was blown under pressure to completely fill the void and every potential air gap in the wall. The cottage now had, in effect, solid walls of insulation that were both strong and provided excellent ‘U’ values. On the exterior walls, Lime Green’s Prepbond base render was applied to the WarmShell boards, with a glass fibre reinforcing mesh worked into it. The walls were then completed with a top coat of Lime Green mineral silicate paint. As well as enhancing the very attractive design of the property, the inclusion of oak windows throughout, a green oak porch and the use of local stone create a strong link with period properties nearby.

Having specified a highly energy efficient home, when tested for air-tightness, Sandra and Mike were delighted to find that their cottage leaked just 3m³ per hour, much less than the 10m³ per hour that Building Regulations demand. The heat U value achieved was 0.18 W/(m2K) Not surprisingly, the underfloor heating is only needed a few times in winter, which means that the couple not only have the dream cottage they were looking for, but also a very energy efficient and inexpensive home for their retirement. neW islaMiC Cultural Center PrototyPe bürO kOrAy dumAn ArcHiTEcTS aSMa (aMeriCan SOCieTy FOr MUSLiM aDVanCeMenT) and Büro Koray Duman is working on a new cultural center prototype that will aim the full integration of American Muslims to the society while promoting and enriching their religious identity. The new center will be in New York City and is currently in fundraising process to acquire the land. THe neeD There are approximately 800,000 Muslims living in NYC. A majority of the gathering places for Muslims are Mosques that focuses on Religion as Practice which does not leave enough room for developing Religion as Culture. In 2015, ASMA and Büro Koray Duman embarked a research and design project to develop the first Muslim-sponsored multi-faith community center, promoting progressive change, inter-religious coexistence and cultural exchange. The new center will provide recreation, culinary, art, education, retail and office spaces with a total of 100,000 square feet.

Keen to provide the best design and build, locations are carefully selected and the quality and aesthetic appearance are key factors in the choice of building materials. The latest development in Hollingbourne, for 14 detached family homes, consisting of 3 detached bungalows and 11 4/5 houses. Wealden Homes required a rainwater system that was in keeping with the surrounding area for the 3 detached bungalows. ARP’s Area Sales Manager for the area, David Capel, called on site, gained the installer information and a bill of quantities to build a quotation. The installer also requested a sample, so that they could be sure of the quality of the Cast Iron being provided.
The products specified were Britannia Cast Iron Plain Half Round Gutter and Britannia Cast Iron Cast Collared Circular Rainwater Pipe painted in black, within our in-house wet paint line. Cast Iron was chosen as it was in keeping with the aesthetics of the surrounding area and suited the new build properties.

The Centrexpo Cogeco Drummondville expresses the avant-gardist side of Drummondville by showcasing an actual and contemporary image. The designers intend to show a progressive architecture according to the time of the day, a fully glazed building which reveals the activities and dynamism of the location. Natural and artificial light is used to materialize and dematerialize walls and floors. Different opacities in the fenestration allows to filter natural light at daytime and shadows are thrown on the floor as the day goes by. At night, artificial light fills the hall, reflects and holds on to the translucent glass to make it look like a glowing lantern, telling the population that an event is held. The Centrexpo Cogeco Drummondville has a 60 000pi2 exhibition room, divisible in three rooms, a technical sector to insure optimal functioning and a public sector to welcome visitors. Located on a site historically used for agricultural fairs, the Centrexpo keeps up the spirit of the site: private and public event holding.

Described by BKK Architects as a contemporary reinterpretation of “local, historical housing types,” Cirqua Apartments weave new and obscure formal elements into an established residential neighbourhood in suburban Melbourne, playing on the familiarity of the single-home dwellings ingrained in the the collective memory. Situated on a steeply sloping block in the leafy suburb of Ivanhoe, the apartments echo local character through their materiality and volumetric composition. Weathered brick, standing seam metal and wooden partitions reflect the material language of the surrounding art deco and federation era homes. Large brick boxes project at various depths, replicating the rhythm of a suburban streetscape and leaving a substantial ‘front yard’. Six large oculi puncture the facade, introducing formal inventiveness and reducing the overall building mass to let it sit more comfortably within its single and double storey context. This is also assisted by the steeply sloping site, allowing the bulk of the building to sit below the line of sight when viewed from the road.

The porthole windows create vitrines to the apartments inside, flooding them with light. The windows set up a formal language which is continued internally throughout the building in details such as light fittings, door handles and tiles. BKK Architects say that the apartments have been designed with a strong focus on accessibility and passive environmental control, which will allow residents the comfort associated with a family home. This speaks to the shift in the way apartments in Melbourne are being conceived - from an investor market to owner-occupier market, necessitating higher quality design outcomes.

THe FSY HoUSe is located within a gated community on the outskirts of Buenos Aires, on a plot overlooking a small lagoon and a golf course. Designed for a couple that privileges the spaces of relaxation and reunion for when their children and grandchildren visit them. At pedestrian level, the front facade seduces with a set of concrete planes that fuses with the large panels of the gate and main door clad in Neolith, and a passive parasol system of micro perforated sheets that filters and gives privacy to the openings. We get to the entrance door after walking on travertine steps that contrast with the intense foliage of the plants that surround the path. The exterior wall covered in travertine accompanies us to the interior. In front of this, a wall covered from floor to ceiling in lapacho wood hides the doors to the guest bathroom and spa.

The axis of circulation of the house is the large central space in double height. An exposed concrete wall, with a handmade cast, emerges from the reflection pool and disappears into the sky through the glazed roof. This meeting point of the house visually links all the rooms of the house. The reflection pool, coated in dark porfido, marks the bottom of the travertine ladder that floats on the water. Separated by a system of solid wooden jambs, the reflecting pool becomes the pool of the spa. The spa, realized in dark tones and exposed concrete walls, creates an atmosphere of relaxation that invites to enjoy the indoor pool. The spa communicates to the outside through a large glazed pivot door, which allows access to the gallery that extends from the side to the back of the house. Overlooking the garden, a double living, and formal dining room takes shape. All set with minimal furniture of the highest quality. The travertine marble
floor extends to the outside, blurring the boundary between the inside and the outside. The kitchen and casual dining develops longitudinally to the ground and expands in the semi-covered barbecue separated from the main volume of the house. The quincho, like the rest of the house, was designed as a premier space. It stands out for its wooden ceiling that contrasts strongly with the volume of grill and kitchen in black slate. This space and infinity pool towards the lagoon form the space of relaxation for the guests of the house. On the upper floor, to the front, we have three bedrooms en suite for guests. Each one with different dimensions to accommodate both a couple or a couple with children. To the back of the building, taking advantage of the best visuals, the main suite and office spread.
The office has a direct access from the main circulation. It develops in an L-shape, with a glazed roof sector that fills the place with light, to ensure good natural lighting throughout the day. In this room, the wooden floor is the negative of the exposed concrete ceiling, which copies the drawing of the wooden planks. The master suite consists of the sleeping space, dressing room, and bathroom. Each space was designed to be used independently, without disturbing other sectors. In the last level, accessible only through the elevator, there is an atelier with access to the terrace. The 360ยบ views are the inspiration for the use of the studio. A home designed to entertain the family and enjoy with company. Working with a finely dosed pallet of materials linking lapacho wood, travertine marble, exposed concrete, and details of black granite and black slate.

The number of timber frame buildings in the UK is growing as we realise the benefits of building with timber. Timber frame buildings can be quick and relatively inexpensive to build, which makes them cost-effective. They are also highly versatile, as they can be clad in almost any building material. Timber frame buildings are ‘greener’ than other building types and produce far lower CO2 emissions than a traditional brick build, for example. If the wood is ethically sourced, with all trees replanted, the environmental credentials are even more impressive. So, it’s no wonder that today, the vast majority of new-build homes in the UK are built with a timber frame, as we catch up with the 70% of the world’s population who already live in timber frame homes. The growth of the ‘glamping’ industry is also largely thanks to flexible and affordable timber frame accommodation.

However, some industry professionals are yet to fully appreciate that timber frame buildings require special considerations, especially when it comes to the bathrooms, and in particular the showers. Timber changes naturally over time and it can shift and warp causing movement to the building. The bathrooms will be affected. Traditional shower enclosures with their tiles, grout and silicone gel could be more prone to leaking in timber frame buildings, as if and when the buildings warps, the grouting in the shower enclosure would be more likely to crack, meaning the enclosure is no longer watertight and prone to leaking. integrity. A traditional shower enclosure in a timber frame building could be a costly accident waiting to happen. 2600 x 1200 MM ForMaT TILeS FIFTEEN yEARS AGO, everyone was using 300 x 300mm tiles and manufacturers brought out the bigger, more unwieldy 600 x 600mm tile sizes. Architects and fitters were worried. Would they look too big? Tilers didn’t have the experience or the machinery to cut them. There was a lag in adopting what has now become the norm. 600 x 600 mm has been in vogue for years and the giant in the room is the possibility of 2600 x 1200mm tiles. The WOrld ArChiTeCTure FesTivAl celebrates its tenth edition in Berlin in November this year, with the 2017 awards programme receiving more entries than ever before – 924, increasing by 18% from the 2016 awards. The awards shortlist revealed today is a truly international collection, extending to include architectural practices from 51 different nations and projects based across 68 countries.
All types and sizes of architectural projects are represented on the 434-strong shortlist, ranging from small family homes, to schools, stations, museums, large infrastructure and landscape projects.
Architects from the UK are most widely represented on the shortlist, closely followed by colleagues in the USA, Australia and Turkey, with entries from Asia up by a third year-on-year. With a significant rise in residential submissions this year, organisers have introduced a new Villa category which includes entries from Brazil, New Zealand and India.
The architectural practices behind each project will battle it out in live judging sessions to be held at the World Architecture Festival in Berlin, 15-17 November. Each will be hoping to win their category and go on to compete for the ultimate accolades of World Building of the Year, Future Project of the Year and Landscape of the Year. Major world architects shortlisted include Zaha Hadid Architects, BIG, Neri & Hu, Allford Hall Monaghan Morris, AL_A, Nikken Sekkei, Rafael Vinoly Architects, Grimshaw, and Heatherwick Studio. Many smaller practices will also take part to pitch against the big names. Paul Finch, WAF Programme Director, said: ‘This year’s shortlist has a hugely diverse geographic range. One Tower Bridge sits on the Thames riverfront, overlooking the Tower of London, the Cheesegrater, the Gherkin and City Hall. The development spans 80,000 feet of retail, leisure and cultural space as well as housing over 400 luxury one, two and three bedroom apartments.
Most apartments boast balconies or terraces, which are completed with a total of more than 300 large CP 130 and CP 155 lift-andslide doors. Three-chamber CS 68 and CS 77 windows and doors were also installed throughout the development.
Nine apartment blocks form the structure of One Tower Bridge, offering residents a vast swimming pool and luxury spa, as well as a state-of-the-art gymnasium, business lounge and virtual golf facility. With wide pedestrian boulevards that take visitors through landscaped communal gardens, retail outlets and restaurants, the development is at once a self-contained community and a wellconnected location in the very heart of London.

Polypipe Terrain, the UK’s leading plastic piping systems manufacturer, has been specified throughout a new £335 million pound hospital development in Liverpool. PVC Vent and Waste Pipes, Terrain FUZE HDPE and Terrain Dilution Traps have been installed in the most sensitive areas of The Royal Liverpool University Hospital, including, above theatres, scanners and in the Accident & Emergency Department. The Royal Liverpool University Hospital is the largest single bed hospital in the country, with 646 beds, including a 40 bed critical care unit, 18 operating theatres and one of the largest emergency departments in the North West. With an abundance of expensive equipment and machinery, it was of paramount importance to main contractor, Carillion, that the drainage throughout the hospital could be trusted. Initially, an order of Polypipe Terrain PVC was placed to provide secondary stack ventilation throughout the hospital. After this successful installation, Polypipe Terrain FUZE HDPE was selected as a modern alternative to the cast iron system already specified, providing expert drainage throughout.
With patients in theatre and A&E highly vulnerable, it was paramount that the drainage system could be installed and trusted not to leak. Using electrofusion jointing, Polypipe Terrain FUZE HDPE ensures system integrity as the weld area is as strong as the host area. This was an important consideration for The Royal Liverpool University Hospital as any leaks could result in the damage of life saving, and incredibly expensive machinery. Polypipe Terrain also worked with Carillion in providing an alternative to the system and dilution traps which had already been specified in the Science and Research Building. Terrain FUZE HDPE and Terrain PVC Dilution Traps were used throughout the development, allowing for a quicker and easier installation. Dilution Traps were a requirement throughout the project as any chemical waste water needed to be properly diluted before being reintroduced into the waste water drainage.
Ian Crickmore, Technical Director at Polypipe Terrain, said: “The installation at Royal Liverpool University Hospital was an incredibly sensitive job, with the drainage surrounding life-saving machines. We were able to provide the hospital with a technical support service and ultimately supply the hospital with a cost effective and environmentally friendly drainage system they could trust.” Simon Webb, Managing Director of the project at Carillion, said “Polypipe Terrain was initially only supplied for a few sections of the hospital drainage system. Home Protection enHanced as PolyPiPe delivers Flood alleviation solution to kidderminster estate Polypipe, the UK’s leading manufacturer of sustainable drainage and water management systems, has supplied a complete attenuation solution for the £1.3 million Kidderminster Linnet Rise Flood Alleviation Scheme.
NMCNomenca and Severn Trent Water, Polypipe supplied a complete prefabricated solution using Polystorm geocellular tanks, together with pipework, manholes and catchpits all manufactured off site. The solution would also allow the installers to negotiate the very tight parameters of the Linnet Rise site, where space to maneuver plant equipment would be a challenge.
The lack of capacity in the area’s existing highway drainage network placed many properties on the residential area of Linnet Rise at risk of flooding, with the consequences most recently seen in 2007, when thousands of pounds’ worth of damage was caused by a flood, following torrential rain.
The solution delivered by Polypipe and NMCNomenca retrospectively addressed the site’s drainage issues for the long term, while keeping installation time and disruption to a minimum, showcasing the capabilities that Polypipe can offer when improving the standards of flood protection in heavily populated areas. Polypipe’s system was also fully adopted by Severn Trent Water.
The scheme was designed to ensure a collaborative approach to solving the area’s flooding issues by providing a SuDS system that would provide long term defence with minimal intrusion to the existing space. Polypipe was approached due to its extensive track record of successfully delivering attenuation systems for developers and contractors. Working closely with contractor
The final design saw the installation of two Polystorm geocellular tanks at a depth of 3.2 metres, under two resident owned car parks
on the Linnet Rise site, providing 366m3 and 479m3 of storage respectively. The tanks were formed using Polystorm cells, which boast a 95% void fill ratio. This solution maximised the tanks’ storage volume within the limited space available for an attenuation system on this compact housing estate. These tanks will safely store flood water in the event of surface water sewers reaching capacity following heavy downpours, before releasing water back into Severn Trent’s watercourse once the downpour has subsided.

The two tanks were laid at a 1 in 150 gradient across both length and width, to facilitate draindown to the primary inlet and outlet located in the bottom corner of the crates. This will ensure that any sediment entering the tank from the surface water sewer is flushed out through the same flow path. Three channels were also installed in each tank, to promote water flow dispersal throughout the geocellular crates and provide inspection points along the length of the tanks, which are accessible via six specialist access turrets located outside of the site’s car parking bays.

If we haven’t been involved in the project from the beginning, it can be a challenge to find the solution but due to the flexibility of the system and some minor design changes, most issues can be resolved. Automation systems specialists Nice exhibited at the 100% Design show in September. The focus of their stand was their Era Inn system for the motorisation of internal blinds, which is ideal for commercial and domestic projects. Era Inn was developed with a focus on ease of use, the quietness of the motors and perfect alignment. A sensitive obstacle detection feature ensures safety is at the heart of the system. Visitors to the 100% Design stand were especially impressed with the product’s “perfect alignment” capability, which staff demonstrated using two working examples of the Era Inn system. Its variable torque and variable speed motors ensure perfect alignment regardless of the blind’s fabric thickness or tube size. Like all Nice products, Era Inn was designed and tested in the company’s dedicated research and development labs. It can withstand long-term intensive use, with minimal maintenance required. sLEEP, EuROPE’s HOTEL DEsIgN AND DEvELOPMENT EvENT, returns to the Business Design Centre in London on 21-22 November, with an exhibition, a Conference featuring some of the foremost influencers shaping global hospitality and the Sleep Set concept rooms installation. The event taps into emerging industry issues, and this year the theme is “Loyalty: Lessons in Love”. In a unique collaboration with Ipsos Loyalty, the global leader in customer experience, satisfaction and loyalty research, Sleep will consider how design can create amazing experiences that connect with customers emotionally, create enduring memories - and convert guests into long term advocates. THE CONFERENCE Renowned Parisian interior architect Tristan Auer will open the Conference with a presentation entitled “Revival of a Myth”, which will outline his approach for returning storied, prestigious buildings to their former glory. In the afternoon NYC-based architect Jeffrey Beers will explore how to evoke emotional responses through spatial design in a presentation entitled “Emotional Modernism”. This will be followed by a “Development and Investment” session, where opinion leaders including Locke Hotels’ Eric Jafari will join Jamie Chappell from Horwath HTL to discuss the prospects for global hotel development. Day one will end with “Development Roundtables” hosted by Daniel Englender from Benjamin West, where top professionals from the development, owner, investor and operator sectors share their professional insight with delegates.

HanHai luxury condominiums consists of 215,000 m2 of built area divided up into twelve high-rise residential towers with subterranean parking, two semi-public club houses and a nine classroom kindergarten arranged around a central garden space, carefully sited for solar exposure and views of the adjacent waterway. The residences are organized by unit size, with towers containing 90 m2, 180 m2, 220 m2, 330 m2, and 650 m2 units each respectively. The club houses include amenities such as a café, tea house, gymnasiums, locker rooms and a pool, and retail establishments. The main club house will also function as the project’s sales center on an interim basis. Coupled with the kindergarten facility, these elements provide many amenities on-site and all within walking distance to the residents.

The project is located next to the city’s CBD area, and it is positioned to compete in the region’s high-end residential demographic, with the goal of becoming a leader in this project type. As such, our design looks to an amenity and feature rich project which provides a unique and luxurious environment to attract an exclusive clientele. The design draws inspiration from concept of the “cloud”. It represents the design concept of combining nature with human lift. Meanwhile, the design team also extends the concept of all-intelligent “cloud” community to the architectural design visually. The building facade design uses large areas of dark glass that stand in sharp contrast with the sleek white terraces and balconies, highlighting a spirit of dynamic lightness for the overhangs visually. The tower building’s design features are extended to the design of the three facility buildings, which also emphasize organic shapes and sleek lines. Each building looks like a group of peaceful cloud in sky. The primary consideration for the building design was to create a residential development which set itself apart from the typical high rise residential complex found in the City. This goal is accomplished on two fronts, by architectural design and by programming. The programming is accomplished through the inclusion of high-end luxury amenities within the units and the
site, and by providing residential units with large areas. Through the architecture we break down the massing and repetitiveness usually found in this type of construction by producing visual ambiguity in the size and type of residential units from an exterior view. This ambiguity is created by giving the residential towers the illusion of large expansive glass walls through the use of a hybrid curtain wall system of glass and aluminum panels. This hybrid system is used to mask the punched stacked openings of typical residential construction and blur the distinction between solid wall and opening. The ambiguity is reinforced by the exterior balconies and patios, which swoop from floor to floor, turn around corners at different points, and extend in various lengths along the building faces. The residential units have been designed for privacy and comfort with ample opportunity for cross ventilation and multiple spaces with good solar exposure. The large private terraces and small balconies bring the landscape to each unit, and the terraces allow
each unit to expand the living spaces into the outdoors through the use of large sections of operable glass walls. This strong connection to the outdoors and landscape help meet the goal of providing each residence the feeling of a garden villa, only in the sky. Special features for the larger unit types include double height living spaces, double master suites, western and Chinese kitchens, bathrooms, and terrace swimming pools. Beyond amenities and features, a design leading presence is called for. The balconies and terraces are carefully placed on the buildings and articulated to maximize the benefits to the interior while also breaking up the mass and repetitiveness of the 100m towers. The club houses and kindergarten buildings continue to define the design aesthetic by creating a visually dynamic statement, aimed towards the adjacent main roadway, canal, and University District.

The glass and aluminum panels are designated to be finished with dark colors, the synthetic stone and plaster are designated to be in white. Material colors are selected to provide a strong contrast between the dark mass of the basic residential building forms and the light playfulness of the expressive balconies and curving building forms of the lobbies, clubhouses and kindergarten. At the residences, the glass exterior finish extends beyond the top and bottom of any window openings to give the illusion of floor to floor glazing, broken up only by a thin band of synthetic stone at the floor line. The strong contrast between forms and the blurring of the distinction between what is solid and what is open further set the project apart from the typical.

A great many character or period properties have stone balustrade incorporated into their design. These balustrades make a large visual impact, but they also have a practical purpose as barriers and screens.

A common cause for the demise of a balustrade is the presence of water. Many original balustrades were made from artificial stonework such as Roman Cement, Concrete and Stucco. These were often reinforced with iron or mild steel bars which rust and expand when exposed to water over a long period. Other balustrades were made of natural stone such as Portland Stone or Bath Stone. While these types of balustrade do not suffer from ‘blown’ reinforcing, they do have a finite life span and the surface of stonework will often delaminate or form powdery patches.

Parking on the estate has always proved to be a problem due to lack of spaces available. As the business was growing and more staff members needed the problem was becoming more and more acute. Survitec had some scrubland to the rear of the property that was looked at to solve the problem. Survitec needed a solution that would allow everyday car parking in all weather conditions, be cost effective and would meet planning conditions regarding no extra drainage being required. solution PP50 Porous Paver with a gravel fill was chosen to meet the requirements on site. Francois Roupinian, Founder of Lightemotion, states that “180 Wellington is an important lighting design project as it reflects the prescription that we have created in the master plan and demonstrates the possibility of what the capital aspires to portray, while respecting the historical character of this classic building.” “We employed a theatrical approach to lighting with very detailed control systems to avoid flooding the building with light. Delicate beautiful accents on key architectural features preserve the historic integrity of its architecture while maintaining a cohesive luminous environment with the neighbouring buildings.”

At the heart of the design, is an elaborate Dali lighting control system which allows each fixture to be individually controlled. Lighting levels can be specifically tailored to each area of the building depending on the nature of the architectural features and reflectivity of the surfaces. “This allows us to create stunning illumination that can be programmed to include different nuances and contrasts across the various façades of the building.” Lightemotion employed state of the Art LED technology and 3000k color temperature for all fixtures giving a beautiful natural glow on the façade without altering the tonality of the natural stone. The lighting features become a paintbrush, bringing this
historic landmark to prominence without denaturing the building to create a timeless, lasting design. The approach is design-driven – far and beyond simple photometrics, mock-ups allow lighting fixtures to be positioned to achieve the best lighting direction ensuring that the different elements of the building are properly featured and are also critical in identifying colour temperatures to achieve desired effects. In addition, the designers elected to work with grazers and carefully positioned the lighting fixtures in relation to the stone façade.

Specified by Lippe Architects and supplied by Scotframe, EQUITONE has been fitted to the new extension at Meldrum House Country Hotel. The building provides a new ballroom with the capacity for 200 guests, a boardroom and 28 luxury bedrooms. The new property was built adjacent to the baronial B listed mansion house, which has an intricate and textured facade with a wide range of stonework colours. EQUITONE [tectiva] and [natura] were fitted to the 600m2 building ensuring the exterior harmonised with and complemented the existing structure. The finished aesthetic is a mixture of textured grey tones, which works alongside the stonework on the hotel.

That is why we chose EQUITONE, as the material helped to create an effective exterior finish. The building’s appearance has a spectrum of surfaces that we wanted to respect, and EQUITONE had the exact texture and durability we were after. “Our aim was to ensure that the extension was refined and distinctive but was subservient to the main hotel building. We felt EQUITONE not only had simplicity and elegance, but strength in its appearance, and the diversity of the range was ideal for the project.” Meldrum House Country Hotel sits within a 240-acre estate and now boasts 51 bedrooms. As part of the new development, it has extended and refurbished its 800 year-old Cave Bar and created a new Dining Room to accomodate the increased number of guests.
