Residential House Cologne Hahnwald Corneille Uedingslohmann ArchitekteN The original planning brief foresaw an adaptation of the existing house, which was inhabited by the building owner at the time. The home owner’s driving aspiration for the project was the integration of a swimming pool with a visual relationship to the outside. After many design variations and the exhaustion of all building parameters it became clear this would not be feasible within the constraints of the old house. However the strong desire for a private swimming pool remained, leading the owner to the courageous decision to tear down the original house and build new in order to realize their ideas.

'House for a swimming pool': the new building was designed for and around the desired swimming pool. Further complicating the design was the development of a structure that would fit within the restrictive polygonal plot while respecting the given lines of the street and neighboring homes. The resulting diamond-shaped shell responds precisely to these parameters while exploiting the spatial possibilities of the pointed piece of land it occupies.

> The unique architecture is defined by an off-setting of the upper floor plate which provides visual momentum for the massive building and generates the desired terraces using the ensuing overhangs. The greatest challenge for the planning as well as for construction was incorporating the swimming pool into the top floor. This was only possible thanks to an intensive study of this core theme. The large amount of area which a swimming pool requires inevitably reduced the scope available for the remaining living areas. An open floor plan works against this, achieving much within the relatively little space without compromising the feeling of spaciousness. Flowing interiors and seamless room transitions, as well as the installation of an elevator, resulted in an accessible living area, suitable for the special needs of seniors, without considerable extra effort or advanced planning measures.

Inspiration for the Superhouse concept first came when Ström worked next to a world-renowned naval architect. This was when Superyachts were first brought to his attention, and it raised the questions: “Why couldn’t houses also reach the same heights of design quality and workmanship?” and “Why do ‘Superyachts’ exist, but ‘Superhouses’ don’t?”

This Superhouse - S 00/30 is located in a private bay on an undisclosed Mediterranean island and is accessed down a long winding road through the mountainous landscape, or via helicopter for a quick transfer to the mainland. A walled entrance courtyard in local stone creates a sense of arrival - mirroring one’s presence in the sheltered, rocky bay whilst giving a view of the house against the open backdrop of the Mediterranean sea.
The design concept is very simple: two L-shaped stone walls cradle the house; within these enclosing walls there are two distinct timber volumes containing separate functions. The first contains service elements such as kitchen, stores, and staff accommodation. The kitchen and dining area are separated by sliding screens, which can sink into the floor to completely disappear and open up the two spaces. This enables a more open plan when the house is in “family mode�, but the kitchen can also be completely
closed off when entertaining. The second volume contains a spa and gym. Again, sliding screens are used to allow the volume to open up and really connect the internal spa and gym spaces to the external areas. There is a staircase leading up to the master suite and four junior suites above, allowing the clients to descend directly for morning exercise and a swim in the 50m infinity pool. There is a private beach with a long dock to accommodate a yacht and tender.

Uniquely slim Schueco FWS 35 PD façade is Passive House certified The continuing drive by Schueco to combine the slimmest possible facewidths with the highest possible thermal performance is clearly demonstrated in the company’s new FWS 35 PD panorama design façade system.
In addition, a choice of two levels of insulation – HI (highly insulated) or SI (super-insulated) – enables the façade to deliver performance flexibility that can be tailored closely to individual specification requirements.
Reducing the face-width to a uniquely slim 35 mm has been made possible by the development of an innovative new installation system for the glass and pressure plate. This in turn has allowed the SI version of the façade to be officially certified by the Passive House Institute with a Ucw value of 0.79 W/m2K.
Importantly, Schueco AWS windows, including those with TipTronic automated operation, can be easily integrated into the façade for ventilation where necessary. As an alternative, Schueco AWS 114 SG.SI slimline outwardopening top-hung or parallel-opening windows are also simple to insert.
This is a level of performance which, in conjunction with such minimal framing, would once have been considered unachievable. Visually attractive with sharp-edge profile radii, the Schueco FWS 35 PD façade system is ideally suited for low-rise, high-end residential and commercial projects.
The Schueco FWS 35 PD façade system can accommodate double and triple glazed units from 22 mm to 50 mm thick with weights up to 250 kg per transom. To add further design versatility, a heavy duty version that can carry up to 440 kg is also available. A total of three drainage levels provide an easy solution for all types of transom
and, because it plays such a crucial role in the durability of ultra-slim systems, particular thought has been given to the question of ventilation. In fact, the Schueco FWS 35 PD façade uses the proven ventilation technology found in the basic Schueco FWS 50+ systems, but supplements this with additional intelligent components. Its effectiveness in use has been verified under the most stringent conditions. Evergreen Line Stations Perkins+Will Data Sheet
The Evergreen Line is an 11km extension to Metro Vancouver’s SkyTrain system that connects the communities of Coquitlam and Port Moody to Vancouver. Estimated to carry 70,000 people per day by 2021, this extension renders the SkyTrain system the longest fully automated and driverless rapid transit system in the world. Perkins+Will designed two stations, Lincoln and Burquitlam, on the seven-stop line. Continuing the transit station design legacy of Perkins+Will’s Vancouver office, the Evergreen stations are an evolution and refinement of principles: simplicity of form, restraint in palette, and clear and legible execution. The stations are designed as a family, united by similarities in structure, glazing and roof elements, enabling a high quality, elegant, and economic station design that prioritizes the riders’ experience.

Wood roof panels and wind screens are carried by simple, elegant moment frames along the length of the platform, with tall slender steel columns to differentiate spaces for circulation and waiting. These distinctive roofs not only provide weather protection, but also clearly identify the stations as part of the Evergreen Line. The stations are fully glazed to create a feeling of spaciousness with a visual connection to the surrounding area. Other systems employed include common signage, wayfinding, and furniture elements. Each station was conceived of as a catalyst for future development and designed to complement the surrounding neighbourhood and accommodate future retail. Page 27 - Archetech
Product Description. Douglas fir glulam timber roof panels were used for the station roof construction. The panels were pre-fabricated and delivered to site in lengths of up to 20 meters, allowing for rapid installation. The exposed natural wood finish lends a warmth and unique identity to the station interiors.

One New Ludgate Fletcher Priest Architects One New Ludgate wins LEAF Awards for Developer Project of the Year For 2016 Fletcher Priest is delighted that One New Ludgate has won the Developer Project of the Year with our client Land Securities at the LEAF awards. Entries were received from all over the world for this prestigious award which also saw Calatrava receive a lifetime achievement award. New Ludgate is the transformation of a City block into a generous and lively new quarter for London. It sets up a dialogue between two striking and complementary new buildings whilst reinstating and improving the public realm around it and new routes through the city block. It is, in essence, a new piece of city. It is a site redolent with history. From here the Belle Sauvage coaching inn welcomed or saw off numerous fictional and real travellers; Pocahontas and London’s first live rhinoceros paid visits. Later came railway engineers who put an iron viaduct across Ludgate Hill, and World War II, which left the site in ruins.

The site on the old city wall of Ludgate Hill was formerly home to some outdated 1980s office buildings, the tallest element of which breached Primrose Hill viewing corridor height restrictions, and which offered little in the way of public amenity, with a dull sunken arcade at its lower levels.

> Fletcher Priest was asked to masterplan the site in collaboration with Sauerbruch Hutton by Land Securities, separating it into two headquarter-sized office buildings – Two New Bailey to the north, designed by Sauerbruch Hutton with Fletcher Priest as executive architect, and One New Ludgate designed by Fletcher Priest. By creating a new passageway between the two – a route named Belle Sauvage after the 15th century coaching inn that once operated nearby and featured in Pickwick Papers and Tom Brown’s Schooldays – the scheme could also form a new open space at the east that catches the lunchtime sun for office workers and the public alike. The square here – with a nod to precedents in Rome, is defined by façades and plays off an existing terracotta Victorian elevation opposite. This space has been designed with as little of a ‘corporate’ feel as possible. Around the site, street lines, grades and views are repaired and improved, such as the processional route to the western entrance of St Paul’s. This, along with much of the massing of the scheme and the curve of the street, was generated by the St Paul’s view corridor, while the main design idea was to reinstate the connection of old City lanes from Farringdon, building on a site that is steeped in history and where the Fleet River used to flow. The 165,000 sq ft One New Ludgate building itself comprises nine storeys plus ground floors. It is animated by bars and retail outlets under fixed white glass awnings. The building uses a façade concept of a masonry grid that keeps off direct sunlight and throws light onto the floorplates and, when viewed obliquely from the street’s wide pavements, gives a solidity to the building. ‘We wanted something quite cool and modern, whereas the other building may be more playful’, says Steve Barton, Partner Fletcher Priest Architects.

Retail and restaurants line the ground floor, reinstated at grade, while the passageway’s York stone paving morphs from standard York stone into dark granite to draw pedestrians through. In terms of sustainability, both buildings on the site are BREEAM ‘Excellent’, influenced mainly in One New Ludgate’s case by the amount of daylighting it has been designed to achieve, reducing the need for artificial light on the office floors. The collaboration helped the planning and letting process with both teams of architects appearing at committee and helping to achieve a relatively straight forward passage through the planning system. There were a lot of gains for the city including the repair of the public realm, wider pavements, the new element of public space and the reinstatement of the St Paul’s viewing heights so that the breach was taken away.

he project remit was to redesign the external landscaped area in order to enhance the office complex "die welle“, located close to the Alte Oper in Frankfurt am Main. It was the name of the complex that sparked the initial idea for schneider+schumacher’s design. The architects decided to take this concept further and at the same time, to explore it in more depth: in the form of a three-dimensional wave that not only defines the space and attracts attention, but also creates an inviting place where people will want to be, therefore revitalizing the area. “When we see something onto which we can project our own images, experiences and memories, it conjures up associations and emotions. It awakens our interest”, explains Prof. Michael Schumacher, who, together with Till Schneider, runs the architectural practice schneider+schumacher. From “diving arch” to “chill-out wave“ The resulting aluminium sculpture consists of six elements that flow, wave-like, through the entire length of space that runs between the main buildings. Three of these elements prise themselves away from the floor as arches of differing heights. Arriving from the Opernplatz, a “diving arch”, some seven metres in height first appears followed by the “glorious arch”, nearly eighteen metres high, which twists to form a semi-circular arena. A few metres on, the aluminium sculpture somersaults into a seven metre-high “joyful wave” before continuing more calmly as “flowing wave 1 and 2”, and then petering out in a last “chill-out wave”. A new light-coloured asphalt floor surface running through the
site further underpins the wave concept, and it appears to be a liquid, following its natural course. In a similar vein, and in keeping with the context, schneider+schumacher created four benches. Each one is made out a single straight piece of wood, which, owing to the way it is notched, can be bent into a wave-like form. From sketch, via screen, to sculpture In the design process, certain geometric rules had to be followed to allow the shapes of the arches and edges to be later manufactured. This meant employing a parametric system, to transform the initial sketch on paper into a geometric form, so that it could be more easily implemented in practice. Using a computer programme, this parametric design meant that the building elements could be optimised and then tested, to check how they affected the system as a whole. This resulted in a detailed construction plan, which formed the basis for the ensuing crafting process. 100 tonnes of aluminium, two kilometres of welded seams The entire finished sculpture comprises two kilometres of welded seams that all in all weighs around 100 tonnes. A special process had to be developed so that the seams could be welded on one side only, without causing any distortion. Trends in Contract Kitchen Design Key looks and must-have features in 2017 Each year sees new trends in fitted kitchen design within new build housing and renovation schemes, as developers seek to meet consumer expectation for the latest looks and musthave appliances. Barry Casement, managing director at Lanzet – one of the main kitchen suppliers to the UK’s property sector, designing and supplying fitted kitchens to property developers of all sizes, explains what trends to expect in 2017.
1. Mix and match colour combos

Mirroring the retail kitchen sector, mixing two colours within a single kitchen design is big news in contract kitchens and this trend will continue apace in 2017. The main colour combinations in high demand are anthracite and white, taupe and porcelain and also painted wood with natural woodgrains. You can adopt other complementary colours, such as navy blue and soft grey, for a softer contrast. Popular home interest web portal Houzz calls this trend “Tuxedo kitchen cabinets”, which, put simply, explains the monochromatic effect. The idea is to apply two complimentary tones, one light and one dark. The combination often denotes different areas within the kitchens, often with one hue for the island unit and another for walled units.
“Many of the trends affecting the contract kitchen sector reflect what’s happening in retail kitchen sales. But unlike other areas of interior design, where there can be major shifts in neutral to bright colours and key new looks led by big brands like Dulux, Farrow and Ball and high street retailers, changes in contract kitchen design and looks tend to be more subtle and longer term. “We have identified five key trends we expect to have most impact in 2017.
2. Dove Grey One shade of grey, not fifty, is currently dominating when it comes to colour (those that aren’t white or cream of course) and that’s Dove Grey, a pale grey. It is frequently requested as either a high gloss or matt door and when paired with white walls and light grey flooring this is a kitchen that ticks all of the boxes in terms of being ‘on trend’ but is still a look that will offer longevity.
3. Clean lines in traditional homes A more minimalist look is in high demand for both traditional and more contemporary homes. The trend towards pale gloss, handless doors and drawers will continue into 2017 and all appliances are now integrated into this overall look, hidden behind doors to give a uniform look. Statement canopy hoods have made way for integrated or telescopic extractors preventing a kitchen looking cluttered and busy. Clean lined, minimalist kitchens are particularly sought-after for homes with more open plan living.
4. Thinner worktops moving away from laminate Laminate or granite have traditionally been the worktop of choice but solid quartz and technological innovations in granite and natural stone-effects are becoming hugely popular, especially as there’s a preference for thinner worktops; down to 12mm with quartz compared to 40mm with laminates. The bestselling solid worktop is a 20mm quartz however with some laminate suppliers now offering a 25mm square edge this is also becoming popular.
5. Storage and appliances get even cleverer in 2017 Home buyers want hi tech and smarter homes, but this doesn’t mean developers are having to spend more to meet this need as high tech becomes more mainstream. Another minimalistic trend is extraction solutions that are flush to the ceiling and remote controlled as opposed to large ceiling mounted extraction hoods hanging above a hob on a cooking island. Banks of appliances, or as some interior designers term it ‘the cube’, is a popular way to house ovens, microwaves, coffee machines and steam ovens within a ceiling to wall scheme.
Self-cleaning, Pyrolytic ovens are an increasingly popular choice, as are steam ovens incorporated with microwaves as a healthier and improved way of cooking and reheating food without losing moisture or nutrients. And thanks to the Great British Bake Off – slide and hide ovens are in high demand. LED lighting within the kitchen design is also a key requirement in 2017 to reduce household expenses in new build properties and refurbishments. And for power, we’re fitting more kitchens with chargers and ports directly inside drawers and cabinets to enable tablets and mobile phones to be charged without being left on show.
Fads To Forget So finally, having reviewed what’s trending, Barry Casement also considers the ‘fads to forget’ in 2017. He explains: “Sparkled granite is one fad to forget. Homeowners looking for quality are no longer limited to granite countertops. Instead, they’re going for quartz, marble and butcher block countertops. “Short cabinets are being superseded by taller units that offer the sleek look that helps to make a small kitchen look bigger and brighter. “A third fad to forget in are the more traditional oak wood finishes.”

Increased energy efficiency is on the up and will continue in 2017. Combination taps are still in high demand, but not just for boiling water; these now also include a carbonated option for instant sparkling water and chilled still water.
Similarly appliances with unique cleaning and energy-saving properties are trending. Such a dishwashers which retain the water from the final rinse cycle then releasing during the first wash of the next load thereby reducing water consumption and energy required.
Sleek in-frame solid timber doors, painted to order, are becoming the kitchen design of choice in homes at the higher end of the market, which also deliver this look. Shaker is still being specified teamed with modern handles and sleek, lighter worktops. Slab in-frame doors are also becoming popular, especially as a design combination with shaker style doors.

Reynaers brings seafront splendour to Jersey Esplanade
The largest single office development in the Channel Islands utilises multiple aluminium glazing systems from leading provider Reynaers. There are however technical implications to taking this option, and a few points to consider when specifying or thinking about the front door. Elizabeth Assaf, from Urban Front, discusses the points you need to consider. 1. Knowledge is power: Ensure your door and window company are aware of the plans you have to fit a timber doorset into either aluminium profile or frameless glass. 2. Be aware of the amount of glass in the frontage: Does the door need an overhead closer to reduce shuddering in the glass – this is necessary if there is a lot of glass around a big and heavy door. Pivot doors would need a sprung pivot which slows down the closure of the door. Sprung Pivots need 100mm of space beneath the cill to be sunk and still manage a flush cill/ entrance detail. 3. How to tidy it up: Does the door need a rebate to the frame to a.hide the joint b. hide any discrepancy in size c. to fit the frame correctly

Supporting the heavy door: A wooden door being fitted into frameless glass and occasionally aluminium frames would need support on all 4 sides of the door, not just at the top and bottom (please check with your window supplier if the structure is strong enough). Support can be provided with a frame of either steel or wood substantial enough to hold it upright correctly. With steel it is possible to have a thin profile but with wood posts it could mean quite a substantial profile which isn't always ideal. In some cases, it is essential to involve a structural engineer to ensure the structure is safe and adequate. Do give us a call to discuss if you are planning a similar option. Extension of a Post-War House Lab-S + Kraal Architecten A timber clad extension creates a new relationship between a brick semi-detached house and its green surrounding. Kraal Architecten and Lab-S have joined forces for the renovation of a semidetached house in Zeist, the Netherlands. The project consists of a large interior transformation with a total new layout and a new addition at the back of the original house. The original post-war house has a brick facade and a pitched roof construction with ceramic roof tiles. Large trees stand at the back of the rear garden creating a beautiful natural scenery, viewed from the house. The new extension opens the original house to this scenery. Its appearance is distinct from the original house. Using natural materials, it relates to the natural surroundings, while maintaining a clear contrast between existing and newly developed parts. The extension provides additional space on the ground floor for a new entrance hall and contains a storage room. On the
outside, the storage room has a timber faรงade in which only the door knob reveals the presence of a door. Whereas the storage has a closed character, the new entrance opens itself to the street using large window frames and a new canopy above the entrance door. The design brief contained requests for spatial additions on each floor. Three new residential programs at the back of the house (kitchen, bedroom and study) are located one above the other and connected to each other by a new staircase. This clustering results in a vertical extension on the rear side in which parts of the old faรงade and roof construction maintain visible. The new rooms in this part of the extension all have floor to ceiling windows, providing nice garden views. Whereas the bedroom on the first floor protrudes more into the garden, the study on the second floor is placed behind the raised volume of the staircase. The treatment plant you choose should be around 95% efficient thus allowing long intervals before de-sludge is required. The waste water must be cleaned to a standard meeting the usual discharge level requirement. You must apply for either an exemption certificate or permit before making a discharge we can assist with this and advise on the method of discharge, be it a ditch, stream, watercourse or soakaway. As the system breaks down and aerates the solids, the introduction of non-degradable items such as wipes, sanitary products etc. should be avoided at all times in any treatment plant. This will clog up the system and increase the need to empty the unit, follow this instruction and typical emptying will be around 3-5 years, it is also recommended no medicines, or harsh chemicals enter the unit, try to stick to Eco brands and stagger washing throughout the week.

We strongly advise servicing the system on an annual basis and this will take on average less than an hour to complete. It will also help you to meet your legal requirements with the Environment Agency.

You should also check that your supplier can provide you with professional technical support, to ensure that you are you selecting the right raised floor for the loadings you believe will be imposed upon the system. And to further aid specification, can your supplier provide details of its products in 3D digital form – as Building Information Modelling (BIM)? Environmental issues are also of key importance – does the raised floor manufacturer offer products manufactured with FSC Accredited materials and do they have the FSC Third Party Chain of Custody that follows the raw materials from the cradle to the grave? An environmentally conscious manufacturer will also have published independently verified Environmental Product Declarations (EPDs), enabling specifiers and developers to see how their product ranges affect the environment throughout their life cycle.

erhaps the most important factor in choosing a raised floor is the performance specification that the system has been designed to achieve. In the UK the primary specification is the PSA Performance Specification MOB PF2 PS/SPU which incorporates point loads, uniformly distributed loads, safety factors and the performance of the under structure. However the PSA Specification also includes supply and installation, as well as durability – here the recommendation is that the panels should have a minimum life of 25 years and the pedestals 50 years. All aspects of the PSA Performance Specification must be verified by an independent test authority, and the industry considers that it is good practice for systems to be retested at regular intervals to ensure that standards have been maintained, similar to the MOT testing of a motor vehicle. Obviously warranties are only as good as the company that is providing them – it is critical that you assess whether the manufacturer or distributor issuing the warranty has the financial strength to back it up in the unfortunate event that the warranty is called upon.
Also consider whether your supplier can provide innovative and versatile access floor finishes. For example, when installing

Whilst Health & Safety standards on site have undergone tremendous improvements during recent years you should nevertheless check the following – has your supplier invested in ensuring that it maintains and surpasses today’s requirements, and does it provide in house Health & Safety managers capable of demonstrating that these levels will be maintained in its manufacturing facilities, through the logistics plan from factory to construction site and during the entire installation programme through to commissioning?
Making a contribution to protecting the environment does not stop at the factory gates; true commitment extends to the type of vehicles that are used to deliver the finished product to the construction site. One way this can be accomplished is by using diesel engines conforming to the Euro 5 standard. Finally does your supplier provide a facility to recycle both site waste and redundant materials that have completed their full life cycle? Many of the above factors contribute to the points that can be gained with BREEAM and LEED, which will make the finished building truly “green” and, as an added bonus, possibly attract tenants as they too look to make a contribution towards their own environmental strategy. www.kingspanaccessfloors.co.uk

The Globe Hotel M3 Architecture This project transforms an iconic outback Queensland pub into stage 1 of a cultural and tourism hub. The building contains an information centre, history room, a commercial tenancy, and sets out the shell for an art gallery. The pub, which was built in 1910, closed down a number of years ago and was purchased by the Barcaldine Regional Council in 2011. The Council’s vision was for a distinctive contemporary statement on a prominent corner in the main street. As Council’s architects, we proposed an outcome that would communicate this vision as well as celebrate the existing building. Our design focuses on a series of new layered experiences. The project is a respectful, contemporary version of the single skin built form and allows the town to both retain, and build on, its history.
The nature of single-skinned construction allows us to see and understand the layers of a building – the load bearing structure, the bracing, the cladding and the ornament.

The original perimeter verandah, more than 100 years old, was structurally unsafe and needed to be rebuilt. This gave us the opportunity to look at appropriate (contemporary) forms of protection and layering for the existing single skin walls.
> The building opens up to reveal the extent of layering at all scales; the street, the verandah, the wall and its frame, ornament and the interior room, the wrapping verandah and screens, and finally the landscape beyond. Balustrades are expressed cross braced timber frames, which mimic the structure and layering of the existing walls and reference the cross braced road train carriages that pass by. The verandah posts, balustrades, rain and shade screens, external ornament and stairs layer over each other to protect the single-skinned walls. Translucent twin-wall cladding, transparent polycarbonate linings, and powder coated SS screening all add new layers to the building. The result reframes the building in bold abstracted gables, and elongated verandah forms. A new weathered western steel screen combines the pattern of the existing wall framing and bracing with the original verandah lattice screen and the ornament of the interior door lights. The screen, in the colour of the local soil, fluctuates between acting as a wall, a form of lattice and an experience of suspended landscape. Appropriate for a single-skinned building in a town known as an outback oasis. The project was designed in association with Brian Hooper Architect, and is 300m from the national award-winning Tree of Knowledge project (also designed by m3architecture in association with Brian Hooper Architect in 2009).

Taking control of IAQ Indoor air quality continues to be a major health concern, exacerbated by tighter buildings that eliminate ‘natural leakage’. Mechanical ventilation with heat recovery is the obvious answer. There is growing concern in the UK about the levels of air pollution in our cities and the possible implications for health. What many people don’t realise is that the pollution inside our buildings can be as much as 100% worse than outside air. In the past, poorly insulated buildings may have wasted a lot of energy but they did facilitate natural ventilation, so that indoor pollutants were less likely to accumulate. Nowadays we are building much ‘tighter’, better insulated buildings to live and work in and have reduced wasted energy significantly – but at the expense of natural ventilation. It has, therefore, become necessary to take active measures to restore and maintain good indoor air quality (IAQ), without undoing the energy-savings benefits that are being achieved. This is not only essential for general health but also for our ability to function. In a classroom, for instance, each student will be breathing carbon dioxide (CO2) into the air. Without good ventilation, CO2 concentrations may rise to a level that impairs concentration, causes headaches and induces fatigue. The same is true of workplaces. Ventilation measures should also exercise control over humidity levels so that the air doesn’t become too dry – which makes people even more susceptible to respiratory problems.

RINNAI GOES WILD FOR COUNTRYFILE WITH PRESTEK Rinnai, manufacturer of the energy efficient range of Infinity continuous flow water heaters, recently stepped in to ensure a recent BBC Countryfile event in the grounds of historic Blenheim Palace had a plentiful supply of hot water for its catering outlets. Managing director for Prestek Services in Derbyshire, John Webster, no stranger to providing water for Blenheim Palace outdoor events, was called in to supply the means to provide hot water to the various catering operations dotted around the grounds. Originally a kitchen and bathroom fitter, John has built a business providing water for events since first supplying a festival in 2001 and feels he has found his niche. “By its nature the events market is a small community so most of my work comes though word of mouth from relationships that have sometimes been 20 years building.” He believes the backbone to that trust is in providing reliable systems that work. “I have used Rinnai hot water heating units for some time,” he says, “and believe they are the only ones suitable for this kind of work. They are a tried and tested solution. I first came across Rinnai units at an equestrian event around 10 years ago where they were being used for the mobile shower units. The customers loved them. Having seen the units in action I decided to purchase Rinnai for my own business.” He explains that he has a fleet of hot water units that he can roll out whenever needed. “I have six Rinnai units running on LPG gas which are configured on to a T-stand, linked to the cold water supply and then linked to a sink in the wash-up area. It is an ideal arrangement for a temporary potwash area.”

At Blenheim Palace he was able to site individual wash up areas around the show area by linking them to a temporary system of pipework several kilometres long. “We simply had to build the network, link pipework and gas cylinders to the boilers, add a sink, and the caterers all had instant hot water.” “All went well with no complaints from the caterers who had as much hot water as they desired. Which, let’s face it, is exactly what was required.” The Rinnai units will never run out of temperature safe hot water all the time they are connected to a water supply. The burner lights automatically when the hot water tap is opened, and extinguishes when the tap is closed. Ignition is electronic so there is no pilot light. When the hot water tap is off, no gas is used. As far as John is concerned for his kind of work he needs a product that is reliable, quick to set up and gets going with no worries. “Which is why we use Rinnai. You could say, they do what it says on the tin.”

This house creates an indoor / outdoor retreat to share with extended family and friends. The house forms a courtyard to the south that captures the sun and blocks the wind. The courtyard also creates privacy for the outdoor deck, fire pit, and hot tub. The living spaces open out to the courtyard while an interior dining bay tips up to capture views of the of the Bolinas Lagoon and Marin Hills. Yeoman Shield keeps walls fit and healthy at Fife Leisure Centres Once the panels are in place, the walls will be protected from every day wear and tear for many years to come, halting the expensive cycle of repair and redecoration. Joining together all the out buildings of this traditional premises enabled the property to show some impressive architectural features. With large windows flooding in the light and allowing stunning views over the North Yorkshire countryside the interiors were enhanced by bringing the outside in. Enabling the space to flow once all the out buildings had been knocked through was quite a challenging task which Carolyn achieved successfully. The architectural elements add a very modern and contemporary feel to the property injecting life in to this once derelict and run down farmhouse. In particular the bespoke designed Bulthaup kitchen boasts the largest piece of glass that they had ever commissioned for an island. The Olive wood used on the cupboard doors was a unique choice adding warmth to the space. The large scale bi folding doors truly opens up the kitchen on both sides to the patio and outside kitchen enabling the family to enjoy the Yorkshire air and al fresco dining.

Miryang Pool Villa Moon Hoon Entering my office one morning, a young, lively client in hip-hop fashion proceeded to talk about the Roll House of MOONBALSSO in Miryang. His point was that the building seemed very unique as well as practical. Nevertheless, explaining that he has a favourite form, he showed me a residence with a pool designed by a German architect. I was concerned that he was strongly prejudiced in favor of a specific style that had captivated his heart. After viewing several design presentations, we finally found that the client had very limited tastes biased towards his favourite design. As everything has its end, we finally achieved internal integrity and balance in the design, after spending a lot of time and effort with the client, and eventually coming to an agreement.
The height and shape of the boundary walls combined with the building have been designed to play the role of confining the outdoor space and framing the superb view. I hope that the Miryang Pool Villa, a place which freely boasts of its splendor and contrasts in pink hues, will not fade too soon, like that of blooming pink flowers among green leaves.

Located between Miryang and Ulsan, the gently sloping sunny site commands a magnificent view of rounded mountains at its front, and adjacent fruit trees decorate the boundary of narrow ramp on the left side. The irregular shape of the site, though equal in size, resulted in various layouts for the pool and outdoor space. As the privacy of each unit was a priority, the Miryang Pool Villa was made of one duplex unit and three one-story units.

QWICKBUILD Provides the Perfect Solution for the Structural and Dimensional Stability Required for an Exterior Tiles Outdoor Showroom Elite Outdoor Living’s innovative QWICKBUILD subframe system has been successfully installed to create an outdoor showroom for our client’s exterior tiles range. Casa Ceramica are a leading independent supplier of quality bespoke tiles and have recently relocated to an impressive showroom near Manchester City Centre (casaceramica.co.uk). Part of their extensive tile portfolio specialises in exterior floor tiles and the owners wanted to extend their showroom outdoors to display these. They had a largely unused outdoor area to the back of the main showroom which would offer the perfect space for their needs. However, the existing surface would not make this feasible due to it being made up of uneven concrete and unstable timber. We were able to recommend our QWICKBUILD marine grade aluminium substructure as the
perfect and most durable solution for our client’s needs. For our initial meeting, we prepared a sample of the frame so they could achieve a better understanding of how their tiles would be fitted. They were impressed at what they described as a unique concept that made the job of securing and fastening exterior tiles incredibly straight forward. We added that no resurfacing would be required to undertake the work as the adjustable pedestals would accommodate for any uneven surfaces and we could use extra jacks if required to make the surface more stable. We further advised that we could use QWICKBUILD to create a neat step in order to maintain the split level surface. When we added that the job would take just 2-3 days to complete from start to finish, the owners at Casa Ceramica agreed that QWICKBUILD wasn’t only the
perfect structural solution, but also a cost-effective one too. Furthermore, due to the design’s simplicity, the owners were interested to know that they would be able to change the tiles they use for display with ease and without causing unnecessary structural damage. This is a great benefit of the system for maintenance in general. With the work now complete, the owners are certainly impressed with the outcome informing us that many people have commented on just how secure and stable the tiles feel underfoot. They are now looking forward to dressing their outdoor showroom ready for their official Grand Opening with not one unstable tile to be seen. We work closely with our clients to offer design and budget solutions that give the client exactly what they want. The first stage of the process begins with a consultation by one of our senior design team. During this initial meeting, we discuss with the client what their vision is for the overall scheme, including how the staircase will work within the finished space. Other factors are also discussed, including specification and program. Once these factors have been agreed, all departments of the company come together to work toward these goals, confirming costs, producing general arrangement drawings and issuing programs.

The aesthetic of the staircase is one of the most important elements of the scheme and we have found that a 3D visualisation gives the client a good overall picture of the finished staircase without trying to interpret flat 2D drawings in their heads. Once an image of the finished staircase is produced clients can very quickly agree specific details. It is possible to ‘walk’ around the staircase, see it from any angle and visualise what the staircase will look like in the finished space. The structure of the staircase can be made from either mild steel, left as a painted finish or clad in marble, limestone or wood; or it can be made from stainless steel in either a ‘satin’ grained finish or near mirror polish finish. The balustrades can be made from ‘Wrought iron’, stainless steel or glass, with handrails ranging from mild steel, stainless steel, brass or timber. In late 2015 we launched a range of hardware products that included toggle switches, dimmers and plug sockets. James first set about designing the range after moving house and was unable to find any that he loved for his new home. KEMPER system PROVIDES ROOF TERRACE AND BALCONY SOLUTION AT MILLBROOK PARK Kemper System’s Kemperol V210 cold-applied liquid waterproofing membrane has been used to complete a mix of private and social housing at ‘The Mount’; part of the 2,174 unit, multi-developer Millbrook Park scheme in the London Borough of Barnet. Comprising a mix of eight four-storey apartment blocks and four blocks of three-storey town houses, the landmark scheme is part of a major regeneration project to create a new community in
Mill Hill, which includes a new primary school and almost six hectares of green space. Kemper System’s Kemperol V210 membrane has been used as part of a brown roof build up on the apartment blocks, which also include a solar PV installation on the roof. It has also been used as the waterproofing membrane on the town house balconies.
Specialist contractor, Cawston Roofing was responsible for delivering the roofing scheme, applying Kemper System’s Kempertec EP5 Primer to the concrete substrate before installing the Kemperol V210 membrane in a single wet-on-wet process. The coldapplied resin was rollered onto the roof and Kemper System’s 165g flexible reinforcement fleece was laid onto the wet resin, followed by more resin to ensure complete saturation prior to curing.

The inverted roof build up included installation of a double thickness of 180mm XPS (extruded polystyrene) insulation board onto the cured membrane, followed by a slimline deflection membrane and paving slabs to provide the base for the solar PV panels. The brown roof was then installed around the perimeter of each block.
The same inverted system was used for the apartments’ terraces, with a lighter insulation. On the townhouse balconies, the Kemperol V210 was applied to the ply substrate, using the same wet-onwet resin-fleece-resin process, as there was no requirement for insulation.

Completed by SPV Group in Aldridge, the £1.6 million refurbishment of the 10-storey commercial building has transformed a 1960s concrete structure into a modern and contemporary building. Working with architects and main contractors, a case study In October 2016 we were approached by an Architect seeking an aesthetically pleasing solution to access control requirements for a Manor House in Southern England. Specifically they were looking for electric strikes with brass face plates to work with good quality locks, which had already been selected. Our model 903 looked as if it might work. However the spring latch was too wide. We looked at the requirements and modified the 903 by making the cavity for the spring latch a little wider. In addition there were two non-standard rebated doors which required special attention. We worked with the Architect, to come up with a satisfactory solution producing some detailed drawings of what was proposed: We also produced cut out drawings for the main contractor, showing the work required on the wooden doors: -

Sika provided a long-term, environmentally-friendly solution to the complex and potentially dangerous restoration of a coastal slipway. The £1.2 million Mamhead Slipway in Exmouth, a ‘major technical undertaking’ on behalf of East Devon District Council (EDDC), reintroduced maritime access to the River Exe in the hope of increasing visitor numbers to the town. The original structure was closed in 2012 and eventually demolished by contractors Raymond Brown Construction as part of the rebuilding process. Following Environment Agency guidance, which stipulates minimal use of traditional steel fabric where practicable in marine and coastal concrete, EDDC, in conjunction with the contractors and structural engineers, turned to SikaFiber® Force 400 to help extend the service life of the slipway and provide a safer, cost-effective and high-performance alternative to traditional steel reinforcement. SikaFiber® Force 400 comprises a range of macro synthetic fibres which can be extruded, embossed and cut for use in a range of concrete applications. The system enhances the toughness of concrete, alleviating the need for steel mesh when used with the appropriate design. Replacement Balustrade
A great many character or period properties have stone balustrade incorporated into their design. These balustrades make a large visual impact, but they also have a practical purpose as barriers and screens.

A common cause for the demise of a balustrade is the presence of water. Many original balustrades were made from artificial stonework such as Roman Cement, Concrete and Stucco. These were often reinforced with iron or mild steel bars which rust and expand when exposed to water over a long period. Other balustrades were made of natural stone such as Portland Stone or Bath Stone. While these types of balustrade do not suffer from ‘blown’ reinforcing, they do have a finite life span and the surface of stonework will often delaminate or form powdery patches.

IT & business innovations from beyond the housing sector Professor Dr Michael Benfield
In the early ‘noughties’ I ran a seminar for ‘Constructing Excellence’ on ‘Safety by Design’, followed a few years later by one on ‘Designing Out Waste’. The purpose in mentioning them is to emphasise the fact that, despite new products and new and updated regulations, like those dealing with high speed electronic communications networks (Approved document ‘R’), the house-building industry has made little progress so far this century. Back then I argued for buildings to be designed via ‘partnerships’ that embraced site constraints, programmed out risk, and ensured good immediate and ongoing communications with present and future stakeholders. I pointed out that to do so required ‘design teams’ who not only knew their legal duties & responsibilities, but who understood how the job would be done. In turn this meant grasping the logistics, getting to grips with handling and ‘Temporary’ works, as well as embracing snagging and maintenance along with the lifetime risks of the building both in construction, in use and decommissioning. Stressing that ‘good design’ is SAFE I also urged participants to accept their responsibility for making others aware of all of these risks. While today it’s pretty easy to specify IT related products for any building, like visual or fingerprint recognition access, remote video surveillance, cell-phone heat and light control, and so on, doing so efficiently remains a major challenge. Indeed, arguably this is more important than these ‘nice to have’ gismos and gadgets themselves. Home buyers and renters alike remain more concerned about the cost and speed efficiency of new home construction, their comfort, running, and maintenance costs. In several respects ‘Designing Out Waste’ was an extension of the earlier attempt to introduce business innovations from outside the construction industry. Techniques and disciplines like ‘Six Sigma’ and ‘Kaizen’ were applied across the whole design and build process to cut out waste in design time, scheduling delays, and prototyping errors, as well as material waste, etc. Once again an important element of this was the acceptance that building design needed to become a collaborative exercise, rather than the God given domain of any one person. As in the motor, aircraft and ship building industries, for example, recognition of the increasingly complex nature of the building enterprise was seen as increasingly important. Designing with partnering in mind emphasises communications, the importance of avoiding delays, and the need to programme out errors. It also recognises the need to really know what stocks & other ‘industry standard’ materials are readily available, how jobs will be done in practice, and the need for a better and fuller understanding of the building and manufacturing tasks involved. Grasping the totality of the logistics involved was seen then, and remains today, of major importance. Getting to grips with transport, ‘Right First Time’ and ‘Continuous Improvement’ processes were and are obvious candidates for expanding the horizons of the design team. Equating the notion of ‘Lifetime Costs’ with the avoidance of delays and the need to programme out errors, along with a sound knowledge of materials, processes and procedures remains vital. Although accepting that good design avoids waste, then and now many ‘professionals’ - used to a more relaxed regime - found and find this an unpopular constraint. Few, it seems are ready even now to accept responsibility for, and bear the cost of, any waste caused by them.

As we move further toward ‘factory built’ homes clients and their professional advisors and consultants must understand that, to produce a building in the factory requires all elements to be determined in detail before work commences, rather than muddling through trying to resolve complicated design issues as a project progresses. While this is possible using sloppy ‘wet’ trade building techniques, where adjustments can be made in-situ, complex off-site manufactured elements are much more difficult to alter. Failure to understand this is both prejudicing MMC and costing clients and builders’ small fortunes to correct. Partnering for the whole design, supply and construction chain is a vital process that must be developed to correct this. Consequently, whilst moving with the times to incorporate all that is best and wonderful and time saving and comfortable, and desirable in any building design we undertake, manufacture, or build, I still find myself ‘shouting at the wind’ for fundamental shifts in professional attitudes. However, the ‘winds of change’ are blowing and I do detect small shifts. As construction moves ‘off-site’ into the factory these will greatly improve efficiency, quality, and affordable delivery of all levels of social and private housing.

AECOM and 7N Architects achieves planning approval for University of Glasgow Masterplan Global infrastructure services firm AECOM and 7N Architects have secured Planning Permission in Principle consent from Glasgow City Council for their masterplan for the University of Glasgow. The masterplan provides a development and placemaking framework for a significant expansion of the University’s Gilmorehill Campus on the site of the former Glasgow Western Infirmary in the heart of the West End of the city. It will provide up to 85,000 m2 of learning, teaching and research space within a mixed use quarter, which will integrate the historic core of the campus with the surrounding neighbourhoods to the west and form a new frontage to Kelvingrove Park to the south. AECOM and 7N Architects collaborated on the design of the masterplan, which is focused on creating an environment that will strengthen the University’s position as one of the world’s leading research intensive universities. The placemaking approach uses the public realm as the spatial framework to cultivate social and intellectual interaction between colleges and stimulate collaborative learning and research. The AECOM-led team also includes Simpson and Brown, Muir Smith Evans and Spaces that Work. The consented masterplan will be delivered on a phased basis and will be governed by extensive design guidance prepared by AECOM and 7N Architects. The guidance will inform the design of the buildings in terms of form, height, massing, frontages, articulation and materials to give coherency to the new development within the historic context of the Gilmorehill Campus.

Pembury Circus, Hackney Fraser Brown MacKenna Architects Fraser Brown MacKenna Architects are delighted to have been recognized by the Leading European Architecture Forum (LEAF) for their development at Pembury Circus, which has been awarded the title “Best Mixed Use Development” at the LEAF Awards 2016, alongside other high profile finalists. The project, a development for Peabody and Bellway Homes provides 268 high quality new homes (50% affordable, 50% for private sale) as well as shops, offices, a gym, nursery and a large community center.
