London Bridge Underground Station Redevelopment


E

arlier this year Network Rail opened the main concourse area to the largest transport project London has seen for many years – the London Bridge Underground Redevelopment. The mammoth £6.5Bn plan began back in 2011 and its central feature is the vast timber ceiling that spans the main concourse, roughly the size of the pitch at Wembley Stadium. Originally specified by architects Grimshaw, the BCL system was identified early on by Network Rail and main contractor Costain as the system of choice, given its unique design flexibility, outstanding acoustic performance and the increased design and installation services provided by BCL. Several challenges existed, not only the control of ambient sound from the 75 million passengers the station sees every year, but also the structural reverberation produced by on average 18 trains per hour and, given its prominence, the need for upwards blast protection in the event of a terrorist threat. BCL’s unique open-configurable system allowed the architects to design three unique panel configurations, which along with dedicated testing certificates, provided a mix of Class A and Class B

acoustically rated panels to create a unique aesthetic to the project, whilst tackling sound reverberation targets. These panels were married with BCL’s unique ‘bomb-blast’ grid system, with double locking clips and secondary tethering, helping to prevent a ceiling from collapsing in the event of a blast. Lastly, the grid was fixed to the underside of the concourse using spring-loaded mounting brackets that help to deflect reverberation evenly and prevent the ceiling itself vibrating from the trains above. All of the Western Red Cedar used across the 7,000sqm expanse was fire treated to Class 0 and also finished with a clear UV resistant lacquer to provide a long-lasting quality finish. London Bridge is an excellent example of the BCL system and its ability to tailor both performance and panel design to each project uniquely. You can modify acoustic performance, fabric colours, timber species, specialist coatings and integrated services to deliver timber walls and ceilings that are not simply off-the-shelf replicas of other projects, but systems that are unique in both design and performance to your project.

KenG-Fu lo, leaD DesiGner of the Green Places Community Clubhouse, located in Tainan, Taiwan, sees a building as a living being. Breaking with architectural tradition, each floor of the clubhouse has its own distinctive design. The building is a shared space for the residents of an independent community. It provides spaces for dining, reading, exercising, learning, sharing and communication. The floors are stacked vertically as a series of free curves. The design is based on natural patterns and includes a reflecting pond, outdoor plaza and unobstructed views of the nearby hills. Varied surfaces with differing heights encourage people to walk in and explore the interior. Natural elements are brought into the building not only through its décor, but with a wall formed of tall trees. The result is a harmonious environment where human life maintains contact with nature.

To solve the western-sun-exposure problem common in Taiwan, the solid wall is positioned on the west of the building, reducing the impact of intense sunlight on the interior temperature. On the other hand, the second floor swimming pool faces a stand of trees on the east side, moderating the temperature on cold winter mornings. When the sun brings warmth, the building’s design provides shelter for the pool. The net result is a human space with ample natural sun, air and water.

ArcHaus Receives a Facelift from Remmers The exterior of this iconic building was suffering with high levels of damage, including salt ingress and excessive cracking to the render and brickwork. Salt Inhibitor was used as a ‘masonry salt blocker’ and applied to the exposed brickwork. Large areas of the render were repaired with Restoration Render and the deep section repairs were completed with Remmers Betofix R2, a fast curing, high

strength concrete repair mortar. OS Concre Fill and Impregnation Primer were also applied prior to the application of the final protective coating system. To mitigate reflective cracking in the future, Remmers Elastoflex system with reinforcement was applied throughout, giving a high degree of finish to the exterior of this 1930’s landmark building.

When the Post oFFice vacateD their sorting office in Victoria, creative Italian developer Fabbriche Ceramiche saw the potential for a creative hub in the area, aimed towards design and arts based tenants who could benefit from shared space and the cross fertilisation of ideas and products. Squire and Partners’ designs for the imposing red brick building retained some handsome original Victorian features, and sensitively maintained and exploited the existing character, both internally and externally, whilst inserting new modern interventions to complement the original. Materials such as CoreTen steel, glazed bricks and wrought iron relate to the buildings’ history. Existing steel beams and columns were retained and refurbished, and the original ceiling exposed.

Externally, the front facade was cleaned and repaired with new large-pane windows to maximise natural light inside the building. On the upper floors of the building, residential accommodation is provided in loft style apartments which again exploit existing Victorian details to create a distinctive character to the development. Double height and mezzanine spaces make the use of high ceilings and oversized Victorian windows, and create interesting living spaces. A palette of materials is used which draws on historical references including glazed ceramic bricks, stone and wrought iron. The ultimate luxury within this development is the generous volumes of space afforded to both commercial studios and residential apartments.

The major component is Expanded Polystyrene (EPS), which comes in three densities; EPS 100, EPS200, EPS300 to receive the highest line and point loads in the design. Expanded Polystyrene has a well-established green credentials with a BRE Green Guide rating of A+ and is a long lasting material because it is non-biodegradable. EPS is lightweight, clean, easy to handle and will put no damaging chemicals into the ground or water supply.

Within this tangle of streets is nestled the newest addition to this community: 49 Leather Lane is Schlüter-Systems’ latest collaborative venture in the heart of the capital. This project is a joint showroom, for which Pentagon Tiles has partnered with Schlüter-Systems Ltd and Ardex. The unassuming exterior conceals a tactile project with a dual purpose— this is not only a place for display, but also for discussion. Architects are invited to hold meetings at 49 Leather Lane, where they can observe the details incorporated into the renovation, experience products

victoria Gate the brief for the victoriA GAte masterplan was to design a new, vibrant, key urban block in Leeds city centre which provided retail and leisure uses anchored by a department store, with an associated car park. The visibility and identity of the department store was an important part of the brief. The scheme needed to be designed as an extension of the Headrow, the city’s main civic axis, and Hammerson’s brief right from the beginning was that the scheme should not be a ‘mall’ but more a 21st century extension of the existing Victorian arcades for which Leeds is famous. Victoria Gate,in the East of Leeds city centre, forms a natural extension of Victoria Quarter and Leeds’s retail district. The scheme includes a new John Lewis department store, multi storey car parking and two arcades with a mix of shops, restaurants and leisure facilities.

The new John Lewis store anchors the scheme. Placed on the extension of the Headrow, the city’s main civic axis, the store forms a visible gateway into the city centre.

The buildings appear as three distinct elements with individual identities that relate to each other and the vernacular of Leeds.


The materiality of the building draws on the history of terracotta façades in Leeds, often produced by the local Burmantoffs Terracotta works, providing a modern interpretation of a traditional material. The façade order is also influenced by the textile history of Leeds as well as John Lewis, and is designed as a layered terracotta skin reminiscent of woven fabric. The diagrid is the ordering element that repeats along the perimeter of the building ; the resulting diamonds contain infill panels which respond to the internal layout of the store and the immediate context, providing transparency and ornamentation to the building.

The Victoria Gate multi-storey car-park [MSCP] is visible from all main urban approaches. From the outset the intention was to separate John Lewis from the car-park, but to acknowledge their shared purpose and relationship to the façade. Twisted aluminium fin cladding creates a diagrid pattern, emphasised by the shadows generated, which relates to the John Lewis façade. The façade efficiently provides vehicular restraint, daylight and natural ventilation. The Arcades building is designed as a two storey, twin arcade with a complex glazed roofscape continuing the grand history of Leeds’s 19th century arcades. A large casino sits above the

Reynaers systems unite form with function at Barco One The new headquarters of Belgian technology giant Barco utilises an innovative design concept with aluminium window and curtain walling systems from Reynaers. Alternatively known as ‘The Circle,’ the project uses transparency as a key theme. The glass facade was designed by JaspersEyers Architects to form a skin around the circular building’s open plan central atrium space, where daily activities are illuminated with a full 360 degrees of natural light.

Architect John Eyers explains that the circular form of Barco One contributes to its social function, as well as making it a centre point between other buildings on the campus in Kortrijk, Belgium.

The facade was also designed to reflect Barco’s brand and allow its technological innovations to be demonstrated. These include an entertainment room showcasing its beaming equipment, as well as a cinema for its audio tech. Internal walls are finished with a taut, sleek appearance to become projection screens, immersing visitors in Barco’s products. A total of 7,900 square meters of glass and aluminium systems were installed across Barco One in close collaboration between not only the architects and Reynaers, but also Cordeel as the contractor and aluminium construction experts Belgo Metal BV. Accounting for almost half the facade, a custom-made CW 50 reversed solution

with slim profiles from Reynaers allows for a maximum entrance of daylight and adds complexity to the design. This means that the structural element of the wall is positioned to the exterior of the building, with only the narrow trim caps of the curtain wall itself visible to the interior. Rebecca Cope, Marketing Manager at Reynaers, said: “This bespoke variant of our CW 50 curtain walling system improves transparency and outward sightlines to match the architect’s design goals. The addition of a glass roof means that The Circle is filled with light, reducing shadows in the atrium. Whilst an allglass building makes energy-efficiency and temperature control a challenge, Reynaers’ systems offer a thermally efficient standard. “Challenging projects can be the most fulfilling, and this is a fantastic example of how we can produce bespoke solutions to make architects’ creative ambitions a reality. Barco One has achieved iconic status by combining clever design with ease of usability for staff and visitors that matches the Barco brand.”

The interior functions of the building correspond to its exterior, bringing the facade to life. Strong horizontals to the upper levels provide solar control for the interior, while a grand staircase in the atrium makes itself apparent on the exterior as a dynamically sloping line. Further emphasising exterior connections, a water feature flows from indoors to out, blending the building into the landscape.

“The unique rounded shapes and the internal connections ensure that employees bump into each other more often and create an active ambiance” he said. “The oval-shaped ‘meeting decks’ stand out, appearing to float in space. Passerelles to the fixed core of the building balance the structure and ensure a constant level of activity.”

Fahr 021.3 the celebrAtory piece eclipSe marks the 20th anniversary of the classification of the historic centre of Porto as Unesco World Heritage site. A temporary installation, Eclipse is a project by architecture studio FAHR 021.3 who created a sphere that temporarily shifts the centre of the city square towards its gravitational pull. “The installation enters the public space with a disruption of scale that entices interaction and fruition,” describe Filipa Frois Almeida and Hugo Reis from FAHR 021.3 Eclipse stands in an off-centre position which encourages passers-by to rethink the Amor de Perdição Square from a different perspective. It breaks the surrounding architecture’s quiet historic elegance with a bold statement of sheer size and colourful disruption. This unexpected contrast establishes a

daring relationship between the installation and its surroundings, thus inviting people to stop and appreciate the location from another viewpoint. The six meter diameter sphere is constructed using ventilation ducts that create a visual dialogue between undulating lines and empty spaces. The striking colour and spherical shape stand out in the distance, whereas the metallic texture and modular structure are revealed when approaching the piece. Furthermore, each tube allows people to peek and discover another point of view of the historical surroundings, again inviting us to stop and consider new perspectives of a familiar site. The piece introduces a dynamic with the urban context, an aspect that was explored in a sound performance that highlighted Eclipse’s uncanny qualities with material sounds. During the day the installation reflects and spreads daylight over the square, softening its effects as the evening approaches, but it is at night that Eclipse fully lives up to its name when a spotlight illuminates one of its sides and keeps the opposite in darkness. A 10m high glass infill extension between the closet wing and the neighbouring property, divided as two sash windows, forms a double height living room at basement level and a master ensuite at first floor. An open tread stair allows views to stretch from the basement across the double height space to the first floor. The closet wing was extended in brick to match the existing; this enabled the upper floors to be remodelled with increased head height and improved visual connectivity with the main house. The upper closet wing windows take reference from the adjoining property; at ground floor the window stretches down to the basement echoing the double height space behind. A polished concrete floor in the basement extends out to the garden where a planted green wall allows maximum use of the terrace for entertaining. The refurbished and extended house is 250sqm, with 30sqm of outdoor space.

Investment in new wards at County Hospital Stafford protected by Yeoman Shield County Hospital, Stafford, have invested in 4 new wards which are to be opened throughout the year, offering more patient beds and spacious areas conducive to patient care and staff wellbeing.

This dual purpose product not only acts as a handrail support for those requiring it but the integrated lower protection rail provides protection against wear and tear to the walls and the upper handrail also.

The first of such wards to be opened is Elderly Care, Ward 15, which - now containing 28 beds with 12 single en-suite rooms, four, four bedded bays, a dedicated rehabilitation/therapy space, counselling and day room – is a great improvement on what was previously available.

The nurses’ station area and connecting corridor walls are now thoroughly protected with Yeoman Shield 125mm protection rail on a solid timber core, affording a robust yet attractive defence against wheeled equipment, trolleys and cleaning machines.

The ward refurbishment work, run by main contractors Kier Construction, included wall & door protection products from Yeoman Shield which were installed by their own fixing team.

Corner protection angles and protection strip were also added to ensure a comprehensive protection system was in place.

To ensure that the investment of time and money made by County Hospital in the re decoration and layout of the new ward was preserved for many years to come, Yeoman Shield Guardian Twin Handrail was fitted to the walls along the bed bay corridor.

All were supplied in complementing shades of Grey, dovetailing into the décor scheme, contributing to a clean and attractive appearance throughout the unit. The 12, bright and airy, en-suite rooms, colourfully painted, have Yeoman Shield

bed head protectors installed on the walls at the head end of the patients bed. This area can be extremely vulnerable to damage caused by beds, drip stands and other medical equipment being wheeled up, too close, to the wall. Yeoman Shield’s stylish Guardian Bedhead protectors at 900mm long in Cream or Grey, were fitted on spacer brackets, standing slightly away from the wall to ensure full protection was given to the plaster painted wall behind. In standard VRF systems the control is only on the Return Air Temperature, so when the heat load demand is low the discharge air temperature could be reduced, sometimes below a comfortable level, creating a cold draught. Staff will invariably adjust the room thermostat to increase the room air temperature to compensate, leading to an increase of discomfort effects and with a possible consequent increase in energy usage and end-user energy costs.

It is a very versatile material often being used when other materials are not suitable.

Where the primary purpose is energy efficiency, then the closed cell option is normally preferable. Closed cell foams offer superior energy performance and are resistant to driving rain meaning that the material stays dry with no loss of

Leading StructuraL engineering conSuLtancy SymmetryS Limited, has employed innovative structural and civil engineering design to deliver Eglon House, a striking new work/live residence in Primrose Hill London, inspired by Pierre Chareau’s iconic Art Deco Parisian architectural Masterpiece ‘Maison de Verre’. The site was previously The Mayfair Studio where famous artists such as Pink Floyd recorded platinum selling albums, before being converted as part of a £6m contract for developer Fairfax Partners.

overcoming chaLLengeS - The original structure of the Mayfair Recording Studio was three storeys high. Perimeter walls were built from masonry which were restrained at roof level by agricultural trusses. The site was effectively landlocked on all four sides by the perimeter walls of neighbouring properties which restricted access and raised challenges as they could not be encroached upon during the redevelopment.

Designed by Chassay + Last architects the striking four storey modern property echoes the design philosophy of Maison de Verre. Pioneering structural engineering solutions including ‘top down’ construction were implemented to overcome tough site constraints, including delivering the project within the confines of existing perimeter walls that landlocked the site. Key elements of the building’s structure are purposely exposed adding to echo a key feature of Maison de Verre’s design, which centered around honestly displaying materials and mechanical fixtures.

An array of design techniques and options were reviewed, but to minimise disruption to neighbouring properties, and to ensure the site remained accessible at ground level it became clear that the rarely used ‘top down’ construction method was the most appropriate solution. Contiguous piles were installed very close to the boundary walls in order to form new perimeter basement walls and build from the ground up while the basement was simultaneously being cut. Symmetrys worked with the architect to set the proposed ground level at a height that prevented any undermining of the perimeter walls following the installation of the perimeter pile cap/beams and ground slab. The ground slab was specially designed to accommodate an increased imposed load of construction traffic for when it was in a temporary condition. Symmetrys therefore gave careful consideration to the temporary location of the sacrificial plunge piles and set out their location for the contractor. This is key to successful top down construction, where thought must be given to how the structure behaves in both a temporary and permanent condition. With the temporary piles and the ground slab in place the basement could be cut via a large void in the ground slab, while the superstructure was simultaneously erected from the ground floor level up. This significantly sped up the construction programme. Careful thought was given to formwork layouts on the underside of the ground floor slabs so quality concrete finishes could be exposed in the completed structure, echoing the design of Maison de Verre. Once the ground floor was cast the basement cut commenced through the perimant double height void and the superstructure was erected at the same time. StructureS echoing maiSon de verre and maximiSing architecturaL SpLendour - Designed in 1932 Maison de Verre was hailed as a landmark in early modern architecture. A primary reason for this was its displays of exposed framework, industrial and mechanical fixtures under the transparency of its façade. The honesty of building materials and the variable transparency of forms was a key feature. Eglon House reverberates this philosophy through the transparency of its structure which provides the building’s main aesthetic. Symmetrys designed steel columns and concreate soffits to be intentionally exposed both internally and externally clearly displaying the property’s mechanics, while polished concreate slab floors are another notable feature. Now fully complete, Eglon House is already becoming an engineering and architectural landmark in this part of London. Completed in deCember 2016, Steyn Studio’s Bosjes Chapel, is due to open its doors to the public in March this year.

The new chapel, set within a vineyard in South Africa, is designed by South-African born Coetzee Steyn of London based Steyn Studio. Its serene sculptural form emulates the silhouette of surrounding mountain ranges, paying tribute to the historic Cape Dutch gables dotting the rural landscapes of the Western Cape. Constructed from a slim concrete cast shell, the roof supports itself as each undulation dramatically falls to meet the ground. Where each wave of the roof structure rises to a peak, expanses of glazing adjoined centrally by a crucifix adorn the façade. Drawing poetic inspiration from Psalm 36:7, the crisp white form is conceived as a lightweight, and dynamic structure which appears to float within the valley. A reflective pond emphasises the apparent weightlessness of the structure. Elevated upon a plinth, the chapel rises from the flat land its sits upon, providing a hierarchical focal point within its surroundings. New planting including a vineyard and pomegranate orchard create a lush green oasis on the otherwise exposed site.

Inside, a large and open assembly space is created within a simple rectangular plan. Highly polished terazzo floors reflect light internally. The undulating whitewashed ceiling casts an array of shadows which dance within the volume as light levels change throughout the day. This modest palette of materials creates a neutral background to the impressive framed views of the vineyard and mountains beyond. In order to keep the structural form of the roof and assembly space pure, other elements of the buildings functional programme are either hidden within the plinth, or discretely within the outer corners of the surrounding garden. Inspired by the simplicity of the Moravian Mission Stations established on Cape Dutch farms in the 19th Century, the chapel lacks a spire – relinquishing a sense of significance in relation to its impressive natural surroundings. An open embrace which invites in, the chapel is also a space that extends outwards into the valley and mountains beyond, raising the awareness of God’s creation in the immediate environment. www.steynstudio.com

The SoundFrame series consists of three sizes of speakers that complement any room. Individual images for the grille cloths can be selected from a library or bespoke speakers can be created using your own high resolution photographs. The cabinet frames are available in high gloss white and high gloss black lacquer. At Wiseton Road Webb Yates Engineers worked with WG+P to remodel the existing ground floor extension and create an open plan kitchen/living space, as well as adding an additional first floor extension and new feature staircases within the existing house. At ground floor level the joists were designed to be exposed and work compositely with the plywood floor above to meet both the structural and fire requirements. A new skylight was also incorporated above the kitchen space. Above the extension an additional first floor annex with a timber clad faรงade was also constructed. Within the house a plywood staircase was designed with open treads and an open bannister to allow light from the skylight above into the space below. www.webbyates.com

rigHt At pAriS’ doorStep, the Evergreen Campus hosts the Crédit Agricole’s head office. Multiple corporate entities share this space. The entire campus revolves around a central park that acts as its green lung.

Constructed in an 8-shape, Eole is built around two large quiet gardens. The building’s shape combines rationality, fluidity, continuity and organic unity. The workspaces open into the Campus, the gardens and the site’s streets. The exteriors are arranged in sequences relatively to their orientation in

Eole’s interior spaces have been designed so as to bring the building’s core light and clarity and allow guests to orient themselves easier. The atmosphere is contemporary and intemporal at the same time. By satisfying its requirements, Eole symbolizes the Crédit Agricole’s involvement in favor of sustainable development and the EverGreen Campus’ renewal. Arte Charpentier led the architecture, interior design and landscaping missions on the project.

After a study mission for the urban reconfiguration of Algiers, the agency now works for the SEMABA (the urban planning society of Bagneux) as an urban planning architect coordinating the joint development zone of the Victor Hugo neighborhood, integrating a new centralization around the extension of the metro line 4 and the upcoming inauguration of the Great Paris line 15. The municipality of Bagneux has even renewed its trust in Arte Charpentier by giving it another mission concerning the project supervision of the joint development zone’s public spaces.

In late 2015 we launched a range of hardware products that included toggle switches, dimmers and plug sockets. James first set about designing the range after moving house and was unable to find any that he loved for his new home. He struggled to source any switches or sockets that were not only well designed, different from the usual sea of white plastic, but also affordable too. Affordability is often key, especially if you’re doing the whole interior, not just a socket or two.

Due to the popularity of our ranges and customer feedback, we’ve recently added new products to our collection, including drawer knobs and door handles, cooker switches and spiral LED bulbs to name a few. We are now developing new designs and products to extend the range even further, which will be available in the coming months.

EQUITONE SPECIFIED FOR FLAGSHIP PRIMARY SCHOOL CONSTRUCTION A newly constructed primary school, located in New Islington, Manchester, has been completed with EQUITONE fibre cement facade material from Marley Eternit. The £4.3 million development, involving Cassidy + Ashton Architects and Conlon Construction Ltd, was funded entirely by the Department of Education to provide primary school pupils with a permanent place to learn following the increase in students throughout the area. The new school, located on a brownfield site, is situated directly on the banks of the New Islington Marina. EQUITONE [tectiva] was specified for the project due to its low maintenance properties and to help meet the requirements of a modular build. Speaking of the build, Frank McCabe, Associate at Cassidy + Ashton Architects, said: “As the construction period we had available was shorter than normal, this

meant we needed resilient materials which could be installed within this time frame. This led us to the decision of adopting a modular build. “Our brief was to create an aesthetic that represented a natural concrete panel, but we also needed a durable material with installation methods to match our chosen method of building. EQUITONE was the perfect material to help us achieve this.” The light shade of EQUITONE [tectiva] in colour Linen reflected the visual aesthetics of the design, whilst its durability and low maintenance properties have created a resilient place of education for many years to come. CLARKE INSTRUMENTS LAUNCH NEW SOLAR TURNSTILE Clarke Instruments in collaboration with Solar & Electric Gates Ltd have developed a new solar powered turnstile. Engineers from the two companies have worked together to develop the new design for the 480B-SOLAR fence line turnstile, based around Clarke Instrument Ltd’s robust 480B economy fence-line turnstile, Solar & Electric Gates Ltd’s solar panels and Paxton proximity cards. The integrated solution is said to have many benefits and can handle up to 5,000 users. The design has been developed for Rapid Deployment and comes with complete access control. The new design is suitable for temporary construction sites, remote sites, permanent construction sites without a power source, and for emergency security requirements. This design concept enables the delivery of the turnstile inclusive of a freestanding galvanised tread plate to which it is permanently fixed, so it can be placed on a flat level surface and is ready to use. This eliminates the normal building site infra structure costs associated with installing turnstiles on the fence-line as it does not require mains electricity. It has the added advantage of flexibility, enabling the rapid redeployment if for any reason the fence line entrance needs moving during the project. Simply lift on a fork lift and relocate. Incorporated into the solution is a standby battery and solar panel combination designed for unlimited use in normal British weather. The trickle charge from the solar panel should keep the battery topped up. If needed, the battery can be charged quickly from a 240V AC supply. The product is ready to use straight out of storage.

Installing the units provided a challenge as half of the openings were 10m above the main floor. Working with Gardiner and Theobald, structural engineers Hockley & Dawson and Royal Warrant holding scaffolders Allen and Foxworthy, a careful method of installation was formulated involving a columnar scaffolding design complete with lifting apparatus to each opening. Banqueting House is home to the only surviving ceiling painting series by Sir Peter Paul Rubens, a magnificent canvas commissioned by Charles I. It is also the only complete surviving building left of Whitehall Palace, which burnt down in 1698.

The Main Hall window openings were 3.6m high and 2.0m wide. Successful testing was carried out for the largest ever single casement to be blast tested in the UK. The design replaced the blast net curtains, allowing daylight once again to flood into the Main Hall. Significant noise reduction in excess of 45dB, created a tranquil spot for visitors to view the Rubens.

Gismos, Gadgets and Good Design

IT & business innovations from beyond the housing sector Professor Dr Michael Benfield

In the early ‘noughties’ I ran a seminar for ‘Constructing Excellence’ on ‘Safety by Design’, followed a few years later by one on ‘Designing Out Waste’. The purpose in mentioning them is to emphasise the fact that, despite new products and new and updated regulations, like those dealing with high speed electronic communications networks (Approved document ‘R’), the house-building industry has made little progress so far this century. Back then I argued for buildings to be designed via ‘partnerships’ that embraced site constraints, programmed out risk, and ensured good immediate and ongoing communications with present and future stakeholders. I pointed out that to do so required ‘design teams’ who not only knew their legal duties & responsibilities, but who understood how the job would be done. In turn this meant grasping the logistics, getting to grips with handling and ‘Temporary’ works, as well as embracing snagging and maintenance along with the lifetime risks of the building both in construction, in use and decommissioning. Stressing that ‘good design’ is SAFE I also urged participants to accept their responsibility for making others aware of all of these risks. While today it’s pretty easy to specify IT related products for any building, like visual or fingerprint recognition access, remote video surveillance, cell-phone heat and light control, and so on, doing so efficiently remains a major challenge. Indeed, arguably this is more important than these ‘nice to have’ gismos and gadgets themselves. Home buyers and renters alike remain more concerned about the cost and speed efficiency of new home construction, their comfort, running, and maintenance costs. In several respects ‘Designing Out Waste’ was an extension of the earlier attempt to introduce business innovations from outside the construction industry. Techniques and disciplines like ‘Six Sigma’ and ‘Kaizen’ were applied across the whole design and build process to cut out waste in design time, scheduling delays, and prototyping errors, as well as material waste, etc. Once again an important element of this was the acceptance that building design needed to become a collaborative exercise, rather than the God given domain of any one person. As in the motor, aircraft and ship building industries, for example, recognition of the increasingly complex nature of the building enterprise was seen as increasingly important. Designing with partnering in mind emphasises communications, the importance of avoiding delays, and the need to programme out errors. It also recognises the need to really know what stocks & other ‘industry standard’ materials are readily available, how jobs will be done in practice, and the need for a better and fuller understanding of the building and manufacturing tasks involved. Grasping the totality of the logistics involved was seen then, and remains today, of major importance. Getting to grips with transport, ‘Right First Time’ and ‘Continuous Improvement’ processes were and are obvious candidates for expanding the horizons of the design team. Equating the notion of ‘Lifetime Costs’ with the avoidance of delays and the need to programme out errors, along with a sound knowledge of materials, processes and procedures remains vital. Although accepting that good design avoids waste, then and now many ‘professionals’ - used to a more relaxed regime - found and find this an unpopular constraint. Few, it seems are ready even now to accept responsibility for, and bear the cost of, any waste caused by them.

As we move further toward ‘factory built’ homes clients and their professional advisors and consultants must understand that, to produce a building in the factory requires all elements to be determined in detail before work commences, rather than muddling through trying to resolve complicated design issues as a project progresses. While this is possible using sloppy ‘wet’ trade building techniques, where adjustments can be made in-situ, complex off-site manufactured elements are much more difficult to alter. Failure to understand this is both prejudicing MMC and costing clients and builders’ small fortunes to correct. Partnering for the whole design, supply and construction chain is a vital process that must be developed to correct this. Consequently, whilst moving with the times to incorporate all that is best and wonderful and time saving and comfortable, and desirable in any building design we undertake, manufacture, or build, I still find myself ‘shouting at the wind’ for fundamental shifts in professional attitudes. However, the ‘winds of change’ are blowing and I do detect small shifts. As construction moves ‘off-site’ into the factory these will greatly improve efficiency, quality, and affordable delivery of all levels of social and private housing.

We’ve made big improvement to transparency, which should now render faster and at high quality to. SketchUp is also now much better at displaying multiple transparencies to provide a more realistic sense of depth across several see-through faces.

In this release, we’ve made major improvements to our graphics pipeline, allowing for performance improvements. Now, SketchUp, 3D Warehouse, LayOut, My SketchUp, and Trimble Connect all render models using the same under-the-hood algorithms – all tuned for buttery 3D orbiting.
