The brainchild of Richard Bergstrom, AquaVilla is now Sweden’s leading developer of buildings on water following twenty five years of research and development. This exciting concept encompasses an innovative infrastructure solution in which Aqua Pier and Aqua Docking Buffer guarantee that all villas remain permanently anchored and completely unaffected by the movement of the sea.
AquaVilla’s largest home is an inspiring feat of architecture and design, which is synonymous with the growth of the company to date. Constructed on a 12 x 18 metre concrete support on the seabed, the beautiful home is as much a product of the innovative materials used, as the creative idea that inspired it. Kebony proved to be the perfect material for this project; its resistance to wear and weathering was a key consideration when choosing the material given the waterfront location of Sjövilla 210. Developed in Norway, Kebony’s revolutionary technology is an environmentally friendly process which modifies sustainably sourced softwoods by heating the wood with furfuryl alcohol - an agricultural by-product. By polymerising the wood’s cell wall, the softwoods permanently take on the attributes of tropical hardwood including high durability, hardness and dimensional stability. In addition, the smooth nature of the Kebony wood is suitable for those walking on the decking with bare feet; the wood does not get too hot making it pleasing for visitors to stand on during the height of the summer. At the heart of AquaVilla is a core connection to the surrounding environment. Through the installation of an Aqua Energy System, which utilises energy from nearby water to heat properties, and the company’s assurance to using space effectively, AquaVilla has consistently demonstrated its commitment to the environment. The use of Kebony for the external walls, decking and roof terrace in their largest villa to date, further reiterates this strong commitment to revolutionary environmental technology.

It is not necessarily the largest projects that provide the bigger challenges and this was certainly the case for structural thermal break specialists Schöck, at 83-85 Weston Street in Bermondsey. Located a short walk south from London Bridge station, in an area with very disparate architectural styles, the Weston Street development is an intriguing minimalist, modern aesthetic design. It comprises eight interlocking split-level apartments, with two and three bedroom apartments arranged over half levels; and stacked above 5000 sq ft of commercial space on the ground floor. The external envelope features a brickwork outer skin over a loadbearing concrete inner skin and amenity space is a combination of stepped roof terraces – and unusually large cantilevered concrete balconies.

It was these heavy balconies that provided the challenge for Schöck, who have a reputation for solving demanding structural thermal break connectivity issues. Working closely with the precaster, the decision was taken to optimise the solution by utilising two different types of Schock Isokorb. The first, for
concrete-to-concrete connectivity, was cast-in along the back edge of the balcony and then into the slab. A second type, more commonly used for steel structures, was also introduced to provide further support at the top of the precast concrete handrail. This was bolted back through the wall. To anchor the Isokorb into the precast balcony, especially long bolts were manufactured, which spanned the wall thickness and enabled the units to connect with a cast-in steel plate designed and manufactured by the precaster. The extremely comprehensive Schöck Isokorb range provides totally verifiable connectivity solutions for concrete-toconcrete, concrete-to-steel and steel-to-steel. Products meet full compliance with the relevant UK building regulations, have NHBC approval and offer LABC Registration. There is also the security of independent BBA Certification.

Beyond an acute awareness of elements such as context and the needs of its community, ODA New York’s brand DNA is earmarked, in particular, by a special dexterity with - or even mastery of - the city’s byzantine zoning code; a kind of sixth sense for navigating the various restrictions and regulations in a way that enables ODA to consistently challenge architectural convention. That zoning facility is on full display in the brand’s latest multifamily masterstroke. Indeed, located on NYC’s lower east side, 100 Norfolk quite literally turns convention on its head. Situated on a narrow lot between Delancey and Rivington Streets, Norfolk’s site would ordinarily dictate a fairly standard form: a planar rectangle which, per setback rules, would be constrained beyond a certain height, offering the best light and views to a limited few, likely at a premium. It’s a tired and inherently exclusive format, and one which ODA effectively eschews with one brazen question. Instead of locating the bulk of the building’s mass at its base - where fresh air and sunlight are diminished, and street noise abounds - ODA wondered whether the massing could essentially be reversed,
with a narrow base rising to a more expansive top. Basically, could 100 Norfolk be oriented upside down? Leveraging its masterful command of zoning laws - including those pertaining to the transfer of available air rights - ODA looked to a neighboring property for the answer. Or, more accurately, ODA looked above it, where the firm identified 11,000 square feet of unused air space ripe for construction. In order to harness that space within height limitations, they opted to invoke a dramatic series of cantilevers. Instead of simply reaching upward, Norfolk also extends sideways, broadening progressively outward every two floors above the sixth. That horizontal (in addition to vertical) growth at its upper half yields the “upside down” distribution that ODA was after a narrow base ascending to an expansive top - and renders Norfolk an infill project that performs more like a corner property: with more units situated towards the top, enjoying suffusive sunlight and enviable views. Unlike the more traditional, penthousetopped model, in Norfolk, these benefits are democratized, enjoyed by the majority of tenants. Those elements are enhanced by an ample glass curtainwall, which interfaces with Bernard Tschumi’s nearby building, and facilitated by structural trusses that support the building’s bold cantilever. Leaving the trusses deliberately exposed serves as a visible celebration of the project’s game changing morphology.

In addition to light and views, Norfolk’s morphological feat confers several other significant advantages. Namely, it generates a top floor with double the bottom’s footprint, thereby allowing for a massive rooftop terrace. ODA’s engagement with the adjacent property extends to that building’s roof as well, which is integrated as a second terrace chockablock with amenities and contributes to the project’s total of 7,800 gross outdoor square feet.

BUILDING WITH INTELLIGENCE LANCASTER SET TO LAUNCH ARCHITECTURE COURSES
Lancaster University is seeking a new Chair of Architecture to lead the development of an innovative new set of undergraduate and postgraduate programmes. Based in the Lancaster Institute for the Contemporary Arts (LICA), the new Architecture courses will connect Lancaster’s highly-ranked research base with its gold-rated teaching track record to offer undergraduate and postgraduate degrees in a top-ten university setting. Scheduled to launch within three years, Architecture in Lancaster is anticipated to give students access to LICA’s internally-renowned research expertise. Research at LICA engages design and the creative arts with science and technology as well as humanities and social science (ranked in Times HE World rankings 2017 world top 100). Strong relationships with architecture practices and established industry partners are planned as a core part of the curriculum. The new Chair will have the opportunity to shape and lead the development of architecture at Lancaster in the run up and launch over the next three years. Due to Lancaster’s research-led teaching, students will not only have the ability to think creatively and critically but they will also have the practical skills needed to translate Lancaster’s worldleading research into practice.

NEW APPROACH TO BUILDING DESIGN REQUIRED TO PROVIDE A HEALTHIER FUTURE Living in damp and mouldy homes increases our risk of asthma by 40%, and unless we act now we risk endangering our health as a result. Research from the VELUX Group has revealed the need to rethink building design and renovation to avoid a future increase of children suffering from asthma or allergies. The Indoor Generation survey was conducted across 14 countries (including the UK), unveiling around 16,000 people’s perceptions of the way they live their lives and what contributes to their personal health. The survey unearthed an alarming misconception that the vast majority of people in Britain (62%) believe indoor air is just as polluted or cleaner than outdoor air. It also revealed a lack of understanding about the importance of adequate natural ventilation. VELUX hopes to raise awareness of the importance of designing healthy buildings that are well ventilated and enjoy both good daylight and fresh air. One British artist a year is invited to produce a new work for the signature space, which constitutes the heart of one of the UK’s most famous art galleries. Hamilton’s response, entitled ‘The Squash’, combines performance and sculpture in an immersive experience. The installation involved tiling the length of the Duveen Galleries. Contacted by curator Linsey Young, Schlüter donated its market-leading uncoupling membrane for use beneath the white tiles laid above the galleries’ terrazzo floor. The Schlüter®DITRA 25 was installed and tiled over the days and weeks in the run-up to the exhibition opening on 22nd March. The Mayor of London Sadiq Khan has approved plans for a mix of 176 affordable homes and social housing located on the Bath Road, Hounslow. The transformative scheme was designed by Colwyn Foulkes & Partners for A2 Dominion and was previously granted planning consent by the London Borough of Hounslow in December 2017. The site, which was previously home to a Morrisons supermarket that had been derelict for a couple years, will now be demolished
as part of the proposals. There will also be space for an 8,000sq ft food store. Senior Partner Nick Colwyn-Foulkes said; “The Mayor has made it clear that tackling London’s housing crisis is his number one priority. New and revolutionising developments, such as this one on Bath Road, will help provide plenty of much-needed affordable homes. With 50% social housing and 50% intermediate tenures with the option to buy and rent.” A report by the planners to the London Borough of Hounslow said: “The proposed buildings are considered to be sensitively designed and located to ensure they do not detract from the character of the area.”

As in most historic houses, the walls of Hallyards do not have a damp course, which means that moisture rises up them and needs to evaporate away. At some stage lime plaster had been replaced with gypsum plaster but this had damaged walls by preventing them from breathing. Owner Mike Gush said: “For the internal decoration we chose Earthborn Claypaint because it is highly breathable and works well with lime plaster. We’ve chosen shades that complement the stone floors and slate worktops, aiming to create a bright and airy feel.”

When Schueco UK launched the ASS 77 PD series of ‘panoramic’ sliding doors in early 2012, the move was widely welcomed by architects looking for a door offering maximum transparency that could span very wide openings and yet still operate effortlessly.
A completely flat threshold is designed to eliminate the possibility of accidents, while still allowing the door to deliver watertightness to 300 Pa and wind resistance to Class C3.
The door can be configured in a variety of opening combinations utilising two, three or four leaves, each up to 3.2 metres wide and 3.5 metres high. Depending upon the particular specification and the level of insulation required, the moving vent can be doubleor triple-glazed. THE FUTURE OF FIRE RESISTANT DOORS AND PARTITIONS IS CLEAR
Robust UK is launching their new glazed fire resistant steel profile and doorsets. ‘GLAS-DOR’ can provide up to 2 hours of fire resistance with a core of fire resistant insulation for glazed doors, sliding doors, partition walls and window sections. The introduction of GLAS-DOR brings new opportunities for building design, as Paul Williams, Sales Director at Robust UK, explains: “Building on the experience and knowledge from over 20 years trading history with our sister company in Sweden, we are very pleased to be able to offer the new Robust GLAS-DOR system. “Architects and building engineers can now specify fully glazed steel doors and wall partitions in areas that need to meet fire and security requirements and is perfect for use in offices, shopping centres, airports, hotels, hospitals, schools and similar public buildings.” The doors and wall partitions are built using the Stalprofil SP35000 and SP76000 systems. No 1 New Oxford Street – formerly known as Commonwealth House – now has an entrance which echoes its proud heritage, combining sleek elegant aesthetics with modern convenience.

The automatic circular sliding doors from GEZE UK make quite a statement, providing an entrance which blends seamlessly into the curved and streamlined contours of a building which stands proud, like the prow of a ship, on a site where New Oxford Street and High Holborn meet at an acute angle. Unlike the sharp geometrics of the similarly placed Flatiron building in New York, No 1 New Oxford Street projects a rounded nose to its edifice, topped off by a modern-faced clock tower designed by its original architect Henry Philip Cart de Lafontaine in 1939. Its new entrance had to meet this exacting vision. A GEZE Slimdrive SCR was used to provide the light and airy entrance,
flanked by curving glass panels to the side which flow into the original columns, and topped with a glazed fanlight overhead. This frontage allowed the sliding doors to be recessed into the entrance, allowing it to seamlessly flow into a new lobby area. One of the benefits of the Slimdrive SCR is that it combines high performance while remaining discreet. It has a low operator height of just 7 cm and is therefore very unobtrusive. In this case, the Slimdrive SCR was fitted as freestanding entrance – the 360° drive solution is usually incorporated into a building’s facade – but as this entrance was recessed, the installation was adapted to the bespoke requirements of the design. A circular canopy and black glass wrap was placed over the doorway, blending into the metal framework of the frontage. This included additional detailing by Fleetwood Architectural Aluminium (FAA) which simulated the art deco style. The canopy determined where the sensors could be fitted, so GEZE UK worked with Fleetwood to ensure that the design brief was met while ensuring that the sensors still performed correctly. GEZE’s GC 365 sensors were used - combining motion and safety
detectors which operate the open and close mechanism while alleviating the need for separate sensors. Light rings featured in the lobby area have also been fitted inside the drum of the door – again reflecting the art deco style. And an air curtain was fitted into the installation to blow warm air over the entrance and stop cold air pushing into the building. Outside, over the top of the impressive double-height entrance is faced with dark green tiles which evoke the style of the modern/ deco aesthetic. This has been one of Lafontaine’s original design features but was considered too risqué by the Crown Estate at the time and was never applied.

Orms architects conscientiously researched the creator’s intentions and the effect is truly mesmerizing and so evocative of the time. The entrance now leads into a distinctive mono-chromatic lobby with terrazzo flooring, fluted glass walls, gold coloured reception desk and a ‘Guggenheim-inspired’ stepped inner atrium that echoes the glamour of a bygone era. It incorporates a curved wall of back-lit white fluted glass which illuminates the reception with twin pendant lights referencing the geometrical forms of art deco. The entrance was specified within a detailed brief by Orms Architects, which devised the plans for the £38 million refurbishment of what was created to be an ‘ultra-modern building of imposing appearance’. Said Andy Howland, GEZE UK’s Sales and Marketing Director: “This project is an outstanding example of how the refurbishment of an historic building can enhance its facilities while remaining true to the vision of its original architect. “Orms had very detailed requirements to refit No 1 New Oxford Street to such a high standard in order to future-proof the building to the demands that would be placed upon it. We are delighted that GEZE products were incorporated into this scheme which can rightly take its place among the landmark architecture of the capital.” Kam Sagoo, Design Manager for Fleetwood Architectural Aluminum said that the level of detailing and installation needed to be very precise. “GEZE UK was brought early during the design process and numerous meetings were held, with all relevant parties present, to fully understand the design intent, the detailing, coordination, sequencing, logistics and installation. “Having an established relationship with GEZE UK meant that we could forge ahead with the technical design and realise a viable and compliant solution. The result is a stunning entrance screen which blends the GEZE Slimdrive SCR system effortlessly with the FAA bespoke facade.”
It totals 12,250 sq ft of retail and 95,000 sq ft Grade A office space. Owned by TIAA Henderson Real Estate, its occupants now include H&M’s luxury brand COS.

PIUARCH IN THE ITALIAN PAVILION AT THE BIENNALE ARCHITETTURA 2018 WITH THE “LATTERIA DIARY STORE” PROJECT
Piuarch’s Valtellina Diary Store has been selected for “Arcipelago Italia. Projects for the future of the country’s interior territories”, the theme of the project by curator Mario Cucinella for the Italian Pavilion at the 16th International Architecture Exhibition of the Venice Biennale (May 26 - November 25, 2018), promoted by the MiBACT. A land of infinite differences, of practically irreconcilable cultures, of sea and mountains, plains, lakes, small towns and hamlets unique in the world: this is Italy, and it is precisely its complex physiognomy – an extraordinary group of identities – that inspired the theme of the Italian Pavilion at the 16th edition of the Biennale Architettura 2018. “Arcipelago Italia. Projects for the future of the country’s interior territories” is in fact the theme of curator Mario Cucinella’s project at the famous
Venetian kermesse: it contains those places, often far from the nerve centers of production and the increasingly international business districts, where the landscape it is still largely rural and authentic. In this cross-section of the Bel Paese, the exhibition investigates and celebrates the territories of tradition, which are facing or have been able to face small but significant changes with exemplary actions. The map moves from the south to the earthquake-hit areas of central Italy, up to the Alpine settings in the north: it is this geographical belt in particular that concerns the Valtellina Diary Store project, designed by Piuarch for an invited competition and selected by Mario Cucinella for the exhibition at the Italian Pavilion, scheduled from May 26 to November 25, 2018.

An expansion of an existing building in the municipality of Postalesio, in the province of Sondrio, the Valtellina Diary Store presents itself as a balanced narration of the transformations taking place in the colder parts of our nation. A hinge between the old and the new, which links the historical typology of the alpine malga, or summer hut – a building characterized by a low profile and a single volume that provides shelter from winter snow and summer sun – with its own contemporary interpretation, thus establishing an enduring relationship with the area to which it belongs.

The building designed by Piuarch is 54 meters long and 21 meters wide, and is covered by a single large roof with front and side overhang, faced with sheet metal on the outside and wood inside, creating an area of about 1000 square meters, 340 square meters of which are outdoor spaces. On the two short sides, the roof extends for another 9 meters from the building profile, forming a large covered square.

On the long sides, instead, the roof lowers until reaching a height of 2.2 m and a width of 3 m, facilitating access to the cooperative’s commercial areas and creating a pleasant dehors connected with the complex’s functions, including the sales area, bar and restaurant. There is no visual boundary between inside and outside, and the completely transparent façades erase any separation and make the notable pitched roof seem almost to be hanging in the air. The flooring also articulates the same conditions of continuity: made from local stone, it defines the square and the covered area
of the design, enriched with exposed laminated wood structures and opaque curtain walls, also in wood, that enclose the central core containing the services and the conference room. Traditional materials and the return to a local building type thus seal this complex’s link with the history of the area, while the large glass walls open to the theme of modernity and, above all, to the panoramic view of the still virtually uncontaminated rural landscape of the Valtellina.
WRIGHTSTYLE BRINGS FARRINGDON ART TO LIFE Wrightstyle, the advanced steel and aluminium glazing system company, recently completed three elevations of structurallyglazed curtain walling measuring over 50 metres as part of recent work on the eastern ticket hall of Crossrail’s Farringdon station. As part of Crossrail’s Art Programme, British artist Simon Periton designed an artwork for the curtain walling featuring an intricate pattern that reflects the elaborate Victorian metalwork of the historic Smithfield Market directly opposite. During the day, the artwork will allow passengers to see inside to the coffered ceiling that echoes the Brutalist architecture of the nearby Barbican, whilst changing shadows will be cast across the interior space. In the evening, the station lights will illuminate the design from inside, offering a dramatic new perspective to those on the nearby streets.
Wrightstyle’s glazing systems offer great durability and protection, having live tested its systems against both car and lorry bomb attack, using up to 500kg of TNT-equivalent high explosive. “Crossrail is the largest construction project in Europe and passenger safety is, of course, the paramount concern of the design team,” said Wrightstyle contracts manager, John Woodcock. “That’s the reason why our systems have been specified across several new stations on the Elizabeth Line. The glass panel artwork was created using a silk screen print process in Hero’s factory which gave the visual result the artist was looking for.

Negotiating the steep topography of a lake-side site, this holiday house consists of two volumes stacked on one another. The lower volume nestles into the landscape so that it is barely visible as one first approaches the house. The upper volume rests on the lower one and on a concrete pier to form both a bridge and a cantilever. This massing strategy allows for increased access and permeability of the site and emphasizes the charged relationship between the building and the ground. The upper volume contains living spaces and opens up towards the lake while the lower volume is more enclosed and houses bedrooms. Responding to the need for accessibility for guests with disabilities, as well as thinking of the clients’ ability to use the building far into the future, a study/bedroom and accessible bathroom are provided on the main level. The roof of the lower bar becomes a terrace allowing elevated views and a direct connection to the living spaces.

The factory-inspired skylights are rotated to admit north light without heat gain while orienting the solar panels due south so the house can generate all of its own power. The combination of vertical skylights and a fully glazed south-facing facade result in a generously daylit interior. A covered walkway shades the main wall of glass from summer sun while admitting lower winter sun to passively heat the dark-dyed concrete floor. Simple, low-maintenance, long-life materials are used on the facade, including a reflective standing seam metal roof and a lapped heat-treated (petrified) wood cladding, while the interior is lined with formaldehyde-free plywood. CLEAN MODERN LINES AND PROTECTED WALLS ACHIEVED WITH YEOMAN SHIELD Macmillan Academy, eager to promote sustainability and design throughout the interior fabric of their academy have used Yeoman Shield wall protection products to help achieve their goal. Based in Middlesbrough, North Yorkshire, Macmillan academy, responsible for the education of nearly 1500 pupils between the ages of 11-18, have spread their facilities across various site buildings that were built anytime from the 1940s to 2011, to accommodate the students. Wanting to provide an aesthetic modern synergy between older parts of the academy and the new, along with reducing repair and redecoration requirements, Yeoman Shield wall protection products were chosen to be fitted along the corridors of the Drama and Maths departments. After a site survey was carried out by an Area Sales Manager, 2.0mm thick wall protection panels in Yeoman Shield’s FalmouthEx finish were installed on corridor walls at 1250mm high in Dusty Grey. Alternate panels were placed at 2500mm high in mid grey offering a decorative yet functional scheme that is modern, clean and attractive to the eye. Corners vulnerable to damage by people passing through and the movement of equipment, were also protected with Yeoman Shield 75 x 75mm corner protection angles in contrasting Graphite Grey colour. On the ramp areas of the hallways there is the addition of Yeoman Shield’s 50mm dia. PVCu handrail in Mid Grey mounted on cream PVCu under slung brackets. Installed by Yeoman Shield’s directly employed fixing operatives the wall and corner protection will help to maintain the pristine interior of the busy school for many years to come whilst helping to promote sustainability by reducing the amount of maintenance work that will be required in the future.

Rinnai HDC 1500e external unit, fuelled by LPG, was installed at a site in rural Herefordshire as part of regular upgrades on the complex. The hot water was for a very specific function - the Disabled, Laundry and Dog Wash rooms providing, and it needed to supply more than 940lt/hr at times of high demand. The unit has a maximum output of 54kW and weighs just 31kG. Due to space and configuration constraints the Rinnai 1500e unit was selected and installed neatly on an external façade and accessorized with a pipe cover box to deter any vandalism and provide weather protection. As this is a pre-manufactured unit, no additional flue or ancillaries required, aside from standard pipe and electrical connections. The installation was easily completed in less than a single day. LPG is increasingly popular for caravan sites as it gives extra flexibility on fuel and very good cost savings for the owners and
operators. LPG is one of the cleanest off grid energy sources and as such is the ideal fuel for water heating applications in rural areas that are off-grid. According to Chris Goggin, Rinnai’s Operations Director, Rinnai Infinity continuous flow water heaters combined with LPG gives end users, such as caravan site owners, for example, an unrivalled energy efficient and environmentally friendly solution. Almost all water-fed appliances, including plate heat exchangers, boilers and water heaters will accumulate scale deposits when used within hard water areas over time. Lime scale consists of calcium carbonate (calcite) with lesser amounts of other calcium salts such as the sulphate. Sometimes lime scale deposits contain corrosion debris and this scale build-up can affect the water heaters by reducing their efficiency and overall performance. Ultimately, ongoing use with hard water may shorten the lifespan of conventional water heating appliances and systems. To safeguard against this Rinnai units continually self-monitor for lime scale deposits around the heat exchanger. If a lime scale build up has being identified, a message is sent to the built-in interface panel on the front of the appliance. The message is displayed as ‘LC’, which alerts the end user that it is time to call a Rinnai service agent to perform a lime scale flush to clear the potentially harmful deposits. This avoids and eliminates the adverse effects associated with lime scale build up, including lower energy efficiencies and rapid product degeneration.

Rinnai offers what is said to be the most energy efficient and cost-effective range of LPG-compatible A-rated eco-labelled continuous flow hot water heating products for any type of site or application. The Rinnai Infinity range includes the 16i (36.8kW output giving 16 litres of useable hot per minute) and the 17e for external mounting (29.7kW output giving 17 litres of hot water per minute) – condensing models within the range can deliver up to 107% net thermal efficiency. For heavy-duty applications the Infinity HDC1600i/e produces the lowest NOx emissions on the market - below 20 ppm NOx. The HDC1600i Low NOx can boost thermal efficiency up to 108%
(based on net calorific value) and can keep to more than 97% even in the minimal heat LPG. The Rinnai Infinity Low NOx HD55i internal water heater is a room sealed, wall hung, LPG or natural gas fired continuous flow water heater. Capable of supplying in excess of 780 litres @ 50ºC degrees rise per hour, while producing less than 20 ppm NOx, this unit combines environmental cost efficiencies and quality product offering. Up to 25 units can be cascaded to supply any specification.
LPG users can also take advantage of Rinnai’s Bespoke Package Design, created to provide better on-site efficiency and is supplied to site in bundles. The package also includes scale protection options to maximise system efficiency. Another innovation from Rinnai is the Infinity Solo condensing low NOX water heater – this is the first Rinnai product for the UK to combine the advanced technology of its wall mounted continuous flow water heaters with a stainless-steel storage cylinder in one compact unit, boosting recovery rates of as little as 19 minutes and low standing losses. This system is ideal for light commercial requirements where services limit the use of continuous flow.

In North Tyneside, a terrace of ten houses has been built on The Plateau of Smith’s Dock in North Shields, the former site of a thriving shipyard which has lay dormant for the past 30 years, and is now being transformed into a vibrant new neighbourhood by the joint venture. Earlier precedents in the US portfolio include Town House, designed by shedkm, a custom-build design whereby consumers could select their own floorplan. The terrace of ten Fab Houses sits in a masterplan alongside a crescent of 24 Town Houses and an 80unit apartment, the Smokehouses, designed by SimpsonHaugh, which is still under construction. It’s no secret that the UK is suffering a housing shortage.
In an age of increasing automation, modular fabrication could revolutionise productivity in this sector. With modules prepared in an off-site facility, site risks and scheduling concerns are minimised, resulting in a cost effective and waste efficient process which in contrast to traditional construction practices, ensures a more consistent quality. As Fab House proves, design doesn’t need to be sidelined in the process. TDO has applied smart design strategies to finesse the detailing to create a house typology which is low cost and material efficient, without sacrificing beautiful contemporary living spaces. Working in close collaboration with the off-site contractor SIG from the outset, TDO looked for ‘free detail’ to expose, to bring character and quality to the interiors. For example, the timber ceiling joists in the modular cassettes of the floor plates have been exposed, a strategy which increases floor-to-ceiling heights to 2.88 metres, whilst ensuring material continuity with the birch-faced plywood staircase, which is treated as a sculptural object inserted into the open-plan reception space. The birch ply stairwell is top- lit by a skylight, which, combined with floorto-ceiling windows in the reception space and master bedroom, floods the interiors with natural light.

TDO also identified opportunities to make efficiencies in the fabrication process, for example by deploying central alignments in the cladding system so that the contractor did not have to align four corners, only two. The tolerances are increased and the final appearance much better controlled. The centre alignment of the cladding extends to the windows and doors, setting the overall rhythm of the building and establishing a structured and satisfying composition in the terrace. Services are concealed in a services zone behind the cladding, which can be connected externally on arrival direct from the factory floor. This gives a sense of weight and permanence to the façade not commonly associated with modular builds. This is emphasised with the specification of dark grey Equitone board, offset by the Corten steel shroud around the porch which creates shelter from the elements whilst referencing the site’s industrial heritage. The RIBA Chartered practice has an outstanding reputation locally for their domestic extension and new build projects that unlock space and light. For example, the team were recently approached by a private client who wished to create a dynamic kitchen / family room plus space for and office and library through rejuvenating their internal space. Associate, Lewis Shaw proposed a ground floor steel framed extension to span the rear of the property. With an open plan kitchen, diner and family room featuring modern Crittall style doors leading to the garden. Large frameless skylights and wrap around windows go further to enhance the space. The client’s request to maximise natural light and their view over the garden was addressed with a second side extension, housing a library area leading onto a spacious end office. By the inclusion of a large wrap around corner window the space is flooded with natural light. The exterior of the property will be finished with a crisp white render, designed to contrast beautifully against panels of timber cladding for a sleek, modern completion. The team also love using their architectural experience to problem solve and help clients make the most efficient use of their space, whilst respecting the purpose and needs of the building. Currently working on a multimillion pounds wedding and events centre in Guildford, which is located in beautiful scenery the team have designed the walls of the building to cut physically into the landscape. GREAT PRODUCT AND FAST LEAD TIME Trendgrey Construction Limited is a successful building company based in Warwickshire. Specialists in challenging construction projects, they are also a long-standing customer of ARP. Working on a project recently in Arlington Avenue, Leamington Spa, Trendgrey Construction required an Aluminium Rainwater System for a newly built three-storey property consisting of six flats and a two storey-maisonette. To ensure the project progressed smoothly, Nigel Hancock, Area Sales Manager – ARP met with John Yates, the Quantity Surveyor – Trendgrey Construction to discuss the extent of the project. With over 100 metres each of gutter and downpipe, along with associated accessories, it was quite a sizeable project. Nigel visited site prior to the order being placed to make certain that the swan-necks were set out and measured correctly and to deliver samples of the product for client approval. ARP’s Sentinel beaded half round aluminium gutter and Colonnade flush joint downpipes were polyester powder coated to 7016 anthracite grey within ARP’s in-house PPC line and were ideal for this project, as they are made from a naturally occurring material, which is abundantly available, fully recyclable and noncorrosive. This lightweight and easy to install system offers the new contemporary style required for this building. John Yates, Quantity Surveyor commented “Great product and good fast lead time”.

MSCP Victoria Street Multi-storey car park, Liverpool When designing the facade of the MSCP in Victoria Street, Liverpool, the architects wanted to pay tribute to the city’s fishing industry and decided on a modern interpretation of the fishnet pattern. Thanks to RMIG ImagePerf technology, it was possible to reproduce the design on to the 243 perforated sheets that made up the facade, covering an area of 800 m2. In addition to the perforated facade cladding, RMIG also supplied expanded metal for the ground level of the MSCP. Both the perforated sheets and expanded metal provide the necessary ventilation and light for a facility of this kind.

The structure leans on a valley and stands in front of a swimming pool, where it is often exposed to the wind: a glass wall was built on the front part, the rest was closed with Vertika awnings, in order both to be protected and to keep all the visibility thanks to the transparent PVC cloth, considering the spot’s natural beauty.
They feature anti-ligature elements such as a wraparound gasket that breaks into harmless pieces when there is an attempt to remove it, together with a drive mechanism for opening the window that cannot be used as a ligature point.

Timber frame and SIPs panel manufacturers can speed up the installation of windows and doors by using the Sidey Kitfix system. Pressure is on for builders and developers to get on and off-site faster. This means looking at ways to reduce the time spent installing windows and doors. “With the Sidey Kitfix System, windows and doors can be accurately fitted at the factory stage,” says Steve Hardy, Managing Director of fenestration and offsite construction specialists Sidey Solutions. “It’s quick too – 11 windows can be first fixed in 23 minutes. They are installed when the walls are horizontal in the factory and the innovative Kitfix brackets are twist fitted to the window or door frame. Air tightness, thermal and acoustic seals can also be included at this stage.

DEBBIE FLEVOTOMOU ARCHITECTS London is set to become home to one of the largest automated waste collection systems (AWCS) in Europe after Barking Riverside Limited, a joint venture between London & Quadrant (L&Q) and the Mayor of London, selected Envac to handle the waste of almost 10,000 homes at Barking Riverside London.

The move will see up to 460 Envac waste inlets installed instead of the 19,000 traditional bins that would have been required had AWCS not been selected – a reduction of almost 98 per cent in containers. Two waste fractions, residual and mixed recycling, will be collected via the waste inlets, which will be conveniently situated near people’s homes. Once the inlets are full, or at pre-programmed emptying times, fans located at the collection station create a negative airflow, ‘sucking’ waste at speeds of over 40mph through a subterranean pipe network measuring 15km in length.
E ach automated collection cycle for the entire 178 hectare site will take minutes as opposed to multiple waste collection teams and vehicles taking all day to empty on-street bins – a process that typically has a negative environmental impact. Envac began installation work on the development in September. The first phase of the system, which will serve around 1,700 homes, will launch in 2019. Matthew Carpen, Project Director at Barking Riverside London, comments: “Our sustainability-led ethos and commitment to making this a clean, green and pleasant area in which to live led us to this ground-breaking method of waste collection. By integrating Envac and making waste collection one of the key environmental strands of Barking Riverside London, we’ve not only ensured that waste collection will operate sustainably and effectively, but also taken the carbon emissions and traffic safety aspects attributable to a constant flow of waste collection vehicles out of the equation.” Barking Riverside London anticipates that the system’s inclusion will reduce waste vehicle-related carbon emissions by at least 90 per cent as multiple waste collection vehicles, each of which typically empties every bin, are no longer needed.
The system is one of over 800 installations to have been built since the company formed in 1961, has a lifespan of between 60 to 80 years and remains operational 24 hours a day, 365 days a year.
