LANDMARK IN BATTERSEA

Jo Cowen Architects is renowned for its innovative approach to design. Since its last project with boutique property developer, West Eleven, which was an award winning success (Bakery Place), the two companies’ combined again to push design and creativity to the next level in their latest Landmark project, The View. In typical West Eleven fashion, CEO and Founder Will Herrmann successfully bought and got planning permission on a site just off of Battersea Park, sticking to his ethos of unlocking value on the periphery of high value areas. The site originally had a planning brief of only nine units, but with the clever thinking, design and a compassion for the local community, West Eleven secured planning permission for a 15 storey, 39-unit development, which is set to change the skyline of Battersea Park and create a new landmark in the area.


Located on the opposite side of the park from the famous Battersea Power Station, on Prince of Wales Drive, West Eleven and Jo Cowen Associates have worked hard to create a development worthy of landmark status. Focusing on providing an uninterrupted view of the 200-acre park, the architects have ensured that all units face the park, with the lower levels containing commercial space of 1,500 sqm. Every unit is designed to bring in light and cleverly use space to bring the outside into the home. The apartments also have communal access to an intricately devised roof garden, located on the 13th floor that showcases the amazing view of the park. The roof garden was designed by Chelsea Flower Show winner, Randle Siddeley. The View is not only a skyline changer, but a new architectural landmark aimed to restore the sense of place and community. Built for a more sustainable future with an eye to longevity and efficiency, the stylish exterior façade fabric and glass vertical fins are framed by an external double storey pre-cast concrete structure, actively

performing to reduce solar gain to the façade. Bronze anodized aluminium panelling complement the fins, offering contrast and definition to this well-placed scheme. Brise Soleil solar shading has been designed into the façade to reduce solar gains and overheating, whilst adding an elegant vail to protect views and prevent overlooking. The facades utilise high performance glass fin system that reduce G-Values across the glazed façade areas. Green roofs slow the discharge of rainwater from the roof into the drainage system and a large attenuation tank under the landscaping ensures flooding doesn’t occur as a result of the development. Lush landscaping combined with quiet seating areas aim to create an oasis of calm in the city and an atmosphere of retreat for residents. Soft planting in tall grasses and wild flowers will provide eco-friendly wildlife attractions and buffer hard elements to soften noise from Battersea Park Road.

The Harris Academy, a local co-educational secondary school and sixth form with academy status, situated next door, will also benefit from a new Sports England standard ‘4-Court’ Sports Hall facility worth £2.5m. This will be shared with the wider community, encouraging good sporting habits and healthy lifestyles. An additional £350,000 financial contribution to the academy will provide increased teaching space, general improvements and maintenance. Trees planted at the academy fronting on to Battersea Park Road will further enhance the environment. This is as part of West Eleven giving back to the local community and priding itself as being a listening developer.

The public will also benefit from over 50 metres of beautifully landscaped street frontage along this busy pedestrian route, creating a green space for all the community to enjoy, with space to walk, sit and play. They will also enjoy an enhanced pedestrian environment through the widening of pavements, with increased natural surveillance promoting enhanced safety and security in the area.

Soho is reachable in 23 minutes via the Victoria line, while residents looking to commute into the City can do so from Waterloo Station, just a 15-minute journey away via South Eastern Railway. The development is located near Queenstown Road Station and is also close to Clapham Junction, home to National Rail services and a number of bus services. A new Thames Clipper service has also begun from Battersea Power Station Pier, making travel by land and water easy. Finally, the Northern Line is due to launch in 2020, offering seamless routes into the City and beyond.

Architecture49 is proud to unveil its latest project, the clubhouse for Golf Exécutif Montréal, located on Nuns’ Island, a green oasis in the St. Lawrence River facing downtown Montreal. The building, which boasts an impressive wooden framework, is designed to offer its users an exceptional experience. It includes sheltered driving-range tees, a bar in the centre of a spacious lounge, a full restaurant kitchen, state-of-the-art golf simulators, a pro shop, offices and mechanical spaces. Initially engaged to design a sheltered area that would allow golfers to use the driving range in inclement weather, Architecture49 worked closely with the client to extend the program to the creation of a unique multi-functional building. In the clubhouse’s final form, the sheltered driving-range tees back onto the lounge and relaxation areas, creating a unique experience for golfers.

The clubhouse’s architectural signature is a direct response to the nature of the project. The building’s curve, echoing the driving range, harmonizes with the setting while meeting the needs of golfers working on their game. The exceptional size of the wooden roof’s cantilevers, dictated by the need to provide adequate shelter from the elements, also led to the creation of a contemplative space for golfers. The plan’s precision is evident in the clubhouse’s ample windows and distinct arrangement of materials: zinc, wood and glass. FLUID MOVEMENT BETWEEN ZONES The building’s curvilinear layout is structured by traffic areas separating outdoor sporting activities and the clubhouse’s interior functions, which are arranged sequentially. The reception hall, on the west side, opens onto a sheltered outdoor space with views of downtown Montreal. Next is the first of two windowless service cores, with washrooms and two soundproofed rooms where members can work on their game using golf simulators. The adjacent lounge is a large open space featuring a variety of seating types arranged around a central bar. After that comes the hall, which cuts across the building to provide access to the driving

open kitchen. Lastly, a second windowless service core houses the kitchen, administrative offices and mechanical rooms. Designed to make the spaces as flexible as possible, the clubhouse is a gathering place suitable for many kinds of activities and events, both during and outside golf season. UBIQUITOUS WOOD The roof’s span impresses by its size and the structural challenge it represents. The successful construction of the roof required precision design work to ensure a harmonious relationship between the structure’s exterior and interior proportions. The curves of both the roof and building, back and front, give the clubhouse a refined touch. The electro-mechanical elements are carefully integrated into the wooden structure, making them disappear and leaving the interior as minimalist as possible. Special care was taken to select VOC-free natural materials, hence the use of wood throughout the interior: walls and doors in maple paneling, walls in toasted wood, and furniture. Lastly, with the aim of showcasing local expertise and artisans, the architects made a point of selecting materials, suppliers and contractors from Montreal and elsewhere in Quebec.

LONDON HOTEL CONTINUES TO MAKE ROOMS MORE COMFORTABLE WITH SECONDARY GLAZING The Arch London is a magnificent boutique Hotel situated in one of the most distinctive of London districts, Marble Arch. The hotel cleverly blends Georgian architecture and inspired contemporary touches. It retains many of the original period features, but also incorporates some very contemporary designs with stunning artworks from rising British talents. RDD Interior Architectural Design finished this stunning refurb in 2009 and as part of the upgrade; Selectaglaze was consulted to enhance the hotel’s sound and ethical environment protocols.

Selectaglaze had previously installed 40 secondary glazing units to guestrooms and suites overlooking Great Cumberland Place utilising a combination of its Series 20 and Series 90 heavy duty vertical sliders. Once again, the hotel’s requirements were to improve the standards of energy and noise insulation, particularly to the suites at the front of the building. The latest installation included Series 60 tilt-in vertical sliders fitted in rooms on the third and basement floors. This bespoke unit has tilt-in panels which is beneficial when windows have unequal pane sizes or if frames are needed to fit close together. On the fifth floor, rooms were treated with the Series 10 2 pane horizontal sliding unit; a slim and versatile system that provides easy access for cleaning, as well as for ventilation. All units were finished in white and matched to the existing frames. The new secondary glazing will now help lower energy

bills and afford the guests a good night sleep, in the heart of the metropolis. LONDON COUNCIL CHOOSES WARMSHELL AND PH15 ENERGYEFFICIENT TIMBER FRAME SYSTEM FOR SOCIAL HOUSING The recently completed social housing project at Akerman Road for Lambeth Council, includes three new-build Passivhaus certified terrace houses, and six highly energy efficient retrofit flats within a locally listed building. The construction solutions and details were carried out by the 15-40 Architectural Collective. Ensuring vapour open construction was a priority. Highly insulated houses must consider moisture management, moisture damage being the greatest risk factor to the building fabric. The new-build terraces were constructed using the PH15 Timber Frame System which uniquely offers a natural insulations solution to Passivhaus

projects, ensuring the building can ‘breathe’ and that moisture can escape externally through the structure. With the PH15 Timber Frame System, products are used that are known to enable water vapour to escape externally – this includes Lime Green’s Warmshell render system applied directly to external wood fibre insulating boards. The much loved 1930s landmark, Hornsey Town Hall, which has played host to a royalty of stars including Queen and the hit TV series The Crown, is being transformed into a new destination, featuring the refurbishment of the Town Hall and a collection of new homes. This North London filming location has featured in many TV, film, theatre productions and TV adverts over the years, and has even been a gig venue. Hornsey Town Hall is featured in latest series of The Crown, Rupert the Bear - a new film out soon, The Samsung Christmas TV advert, Criminal Justice, Spooks, The Hour and Whitechapel TV series, and mostly famously the Bohemian Rhapsody film all about Freddie Mercury and Queen, which is due to be released this Autumn. Many years ago, Queen even played there before becoming famous on 19th February 1971, as a supporting band, when they were still called The Queen.

Designed by New Zealander Reginald Harold Uren FRIBA (5 March 1906 – 17 February 1988), he worked in the United Kingdom for most of his career. In 1933, he won the architectural competition to design Hornsey Town Hall against a field of 281 entries. The town hall was his first major commission in Britain and one of the first large modernist designs constructed in the country, showing influences of Dutch and S wedish a rchitecture of the period. UB SERVICES COMPLETES ITS 1000TH METER INSTALLATION OCTOBER 2018 Manchester based Energy Consultants UB Services has completed its 1000th meter installation with a further 2000 in the pipeline. The company which was founded by brothers Paul and Andrew Fannon 20 years ago identified a need for a support service for the installation of gas and electric meters. This can be a cause of delays in the completion of a development which in turn results in additional costs to the developer. Paul commented that “When meters are not fitted on time developers will inevitability miss completion deadlines and in addition to the financial implications, delays can also result in damage to a contractor’s reputation, third party interests and the loss of good will, losses which are not easily quantifiable”

The process to ensure meters are installed on time and to the correct legal specifications is time consuming and can be complicated. If it is a new installation the developer will have to arrange a Meter Point Administration Number (MPAN) for electricity and a Meter Point Reference Number (MPR) for gas, they will also need a Meter Operator Agreement (MOP). It is not possible to enter into a contact with an energy supplier until this process is completed. UB Services will complete this process and arrange dates and times on behalf of the developer to ensure metering is completed within agreed timeframes. This leaves the developer to concentrate on its bread and butter business.

Replacement Balustrade

A great many character or period properties have stone balustrade incorporated into their design. These balustrades make a large visual impact, but they also have a practical purpose as barriers and screens.

A common cause for the demise of a balustrade is the presence of water. Many original balustrades were made from artificial stonework such as Roman Cement, Concrete and Stucco. These were often reinforced with iron or mild steel bars which rust and expand when exposed to water over a long period. Other balustrades were made of natural stone such as Portland Stone or Bath Stone. While these types of balustrade do not suffer from ‘blown’ reinforcing, they do have a finite life span and the surface of stonework will often delaminate or form powdery patches.

JPDA MAKES HISTORY WITH CERTIFICATION OF FIRST PASSIVE HOUSE BUILDING IN SOUTH ASIA JORDAN PARNASS DIGITAL ARCHITECTURE

The pioneering Passive House retrofit of a factory building in Sri Lanka creates a green economic catalyst and model for future sweatshop-free commercial buildings. Jordan Parnass Digital Architecture (JPDA) has completed the first Certified Passive House project in South Asia, proving that ultra-high-performance efficiency standards are achievable for buildings in any climate. The Star Innovation Center is a product development facility located near Colombo, Sri Lanka.


Intended to be a global model for the entire garment industry, the project sets a new high bar for sustainability, energy efficiency and worker comfort. The project is one of only two certified Passive House factory buildings in the world, and annual energy consumption will be cut by over 75% compared to a conventionally “efficient” modern industrial building.

AGROB BUCHTAL TILES ARE CONVINCING GOURMET CHEF AND GUESTS

Many things have changed behind the decorative facade of the “Alte Mensa” in Göttingen. In close collaboration with the historic monuments protection authority and the municipal archaeology office, the building has been fundamentally renovated since the beginning of 2014. The basic objective was to restore the original shape and room layout. Wherever historically valuable basic structure appeared, it was to be preserved.

From 1922 to 2009, Germany’s first refectory was located there, which provided up to 2,000 students with meals on two floors every day. Since February 2016, conferences as well as festive and cultural events have taken place in the building. The Georg-AugustUniversity, which had the rooms renovated for 3.5 million euros, in this way responds to the increasing demand for bigger and flexibly usable facilities for conferences and events in the town centre of Göttingen. NEW CATERING FOR THE “ALTE MENSA” The restaurant Augusta is intended for completing the conference building with a high-quality gastronomic variety and for reviving the Wilhelmsplatz located in front of it with an outdoor catering area. The representatives of the university had talks with five interested candidates. They finally decided in favour of the star-rated gourmet chef Daniel Raub from Hotel and Restaurant Biewald at Friedland, who says: “I have been looking for a location in Göttingen for a long time. In the restaurant Augusta, I am having 80 seats now, 20 of them in the booth, and can offer plain German and French cooking there in a quite special ambience.“

First used as potato storage cellar of Germany’s oldest refectory, then a jazz club, later a disco bar, and today the third business pillar of the star-rated gourmet chef Daniel Raub: the renovation of this 200 square metres large cellar vault required great sensitivity. Architectural and engineering ingenuity went hand in hand with interior design aspects. The materials used not only had to be suitable for giving the historically valuable basic structure of the building the right setting, but also resistant to the extreme stress to which they are exposed in gastronomic establishments. That is why ceramic tiles of the brand Agrob Buchtal were used for the floor of the new restaurant Augusta in the “Alte Mensa” (old refectory) in Göttingen.


EXTENSIVE RENOVATION MEASURES A stairway leads down to a vaulted cellar, as it is quite typical of massive buildings in the town centre of Göttingen. Since 1974, it had no longer been used as potato storage cellar; it then became a jazz club, and later in the 1990s a disco bar. In the course of the renovation measures for the restaurant Augusta, it turned out that the cellar ceilings of the building erected in 1825 were too low for the planned utilization. That is why the pillars and exterior walls were re-founded and underpinned (1.5 metres) according to the plans of the engineering office Gockel, Baunatal. The insulation as well as the technical installations such as ventilation, electricity and water were arranged below ground, so that the room height could be increased by a total of 40 centimetres. Within the seven-month construction period, the cellar received a second entrance in addition.

FUNCTIONAL AESTHETICS The decisions concerning the interior were made by the tenant Daniel Raub himself. “As regards the floor covering, for example, it was important to me that all individual areas convey the impression of a unified whole“, the star-rated gourmet chef says. That is why it became apparent during the talks with the architect Tanja Gockel that ceramic tiles are the best solution. With this ecologically and economically advantageous material it is possible to design the diverse zones as a visual ensemble despite their different utilization requirements. An example for this is the counter area, which directly adjoins the dining area but requires a quite different slip resistance. “Because there, liquids and other slippery media can get on the floor“, Gockel explains. At the same time, a solution had to be found which, on the one hand, harmonizes with the look and haptics of the historic masonry but, on the other hand, also is robust and hardwearing. One decided in favour of porcelain stoneware tiles of the series Valley of Agrob Buchtal. A harmonious visual impression is created not only by the authentic surface look with fine-grained structures or the chosen colour earth-brown, but also by natural raw materials such as coloured clay minerals and earths, which are used in the case of Valley. In addition, the series comprises a wide range of formats and slip-resistance categories, so that the request for the format of 75 x 75 centimetres in the rarely offered slip-resistance category R11/B for the counter area could be satisfied without impairing the visual consistency. In the dining area, on the other hand, the chosen large format with slip resistance R10/A perfectly corresponds with the cross and barrel vaults as well as the rubble wall. TILES WITH IN-PLANT SURFACE UPGRADING Unglazed floor tiles like those used here are hard-wearing and stress-resistant by nature. These advantages are further improved by the “Protecta“ upgrading already applied in the factory. During the firing process, the coating is ceramically bonded to the biscuit and closes the existing “micropores“ quite typical of unglazed ceramics. In this way, the penetration of substances forming stains is effectively prevented, and a laborious subsequent impregnation is no longer required. This is also confirmed by Raub, who previously had subjected different floor coverings to a practical test: “I spilled wine or other liquids on them, and the tile was the only material with which I had no problem afterwards. That convinced me, because thanks to this quality it offers me aesthetics and functionality at the same time.“


And thus, the ceramic tile series Valley is to be found throughout the restaurant - from the dining and the counter area to the sanitary rooms. It brings visual calm in the overall concept and yet creates an attractive contrast to the plastered walls as well as the other elements of the interior design. In the sanitary rooms, Valley was combined with wall tiles of the series Pasado and the corresponding decorative tile Cuna from the same collection. With its irregular lines as well as its unique piece character, it also underlines the naturalness of the location.

EVOQ Architecture is strengthening its presence in the National Capital area with the addition of longtime Ottawa resident, Jayant Gupta, Senior Architect OAA, OAQ, LEED AP, RAIC who joined EVOQ this spring after having worked alongside the company for three years on the West Block Rehabilitation Project. Jayant brings extensive experience in leading project teams at all stages of design and construction. He has background in housing as well as cultural and institutional facilities. Jayant is a strong advocate for sustainable design and is a LEED Accredited Professional with the Canada Green Building Council. He has worked on four projects that have been certified LEED Silver or LEED Gold.


Jayant joins EVOQ Associate Jim Curtiss AIA, APT who has been with the firm since 2005 and was instrumental in establishing EVOQ’s Ottawa office. Jim has wide-ranging experience in architecture and architectural conservation. He has been an indispensable part of EVOQ’s most significant project in the area to date: the Rehabilitation of the West Block of Parliament, realized in joint venture with ARCOP/Architecture49. It will be the interim seat of the House of Commons when the Centre Block of Parliament closes for its own rehabilitation starting in December 2018. Canadian media were recently given a rare glimpse of the project during a media tour animated by EVOQ’s own Georges Drolet who is one of the lead architects for the project and designed the spectacular glass roof structure built over the West Block courtyard. AWARD-WINNING REGENERATION PROJECT INTEGRATES PRIMARY SCHOOL WITH LUXURY HOUSING Reynaers has unveiled an award-winning regeneration project that utilises a number of its aluminium systems to seamlessly integrate a primary school with high-quality homes for the community. Telford Homes’ developments at Holy Trinity Primary School / Vibe in Dalston, London, has received a host of awards, including the London Sustainable Development Commission / GLA award at last year’s Housing Design Awards, the AJ Architecture Awards – School Project of the Year, New London Awards – Mixed-use and The Wharf Property Awards – Architectural Achievement. Each award recognised that the project delivered substantial community benefit. Designed by architects Rock Townsend, and delivered by Stockwool Architects, outdoor facility areas were key to the successful integration of the primary school with housing on a small urban site. The development demonstrates a pragmatic approach to deliver much-needed additional school places and new homes in the capital. The delivery of the new primary school was funded through the sale of open market homes. The exceptional design incorporates 101 private homes above the school, separated by an innovative double-height open-air play deck, with mature landscaping and classroom balconies to maximise outdoor amenity space. The residents benefit from luxury apartments and penthouses with a shared rooftop garden and private balconies. A range of aluminium systems, fabricated by Aluminate and installed by B R Hodgson, were used by on the project, including Reynaers’ CW 50 Curtain wall, CS 77 windows and doors, CF 77 bifold doors and VISION 50 doors.

The multi-use scheme comprises a large two-form entry primary school and nursery on the lower three levels. A double height void

sits between the school and seven storeys of homes above, which creates space for a striking multi-use games area and playground. The initial design maximises space and value, with places for 420 pupils. It was developed after numerous workshops with the school which established their design requirements, including the layouts, fixtures and finishes. The design involves substantially remodeling the internal layout of the building. The front elevation will be refurbished with a new slate tiled roof with 3 dormer windows to the new 5th floor and will match the new roof extensions along the street. We have extended the rear outrigger to match the profile of the extended outrigger next door and added new windows in the side and rear elevations. Existing features such as the tiled floor in the entrance hall and cornicing will be retained, or new to match as they are essential to the character of the existing building. The original building was in a poor state of repair with 23 bedsits that had not been modernised for over 50 years. We rationalised the layouts of the each apartment, extending them where possible, using the greater ceiling heights in the front part of the building to our advantage to create raised bed decks over the shower and kitchen areas. In the rear outrigger we equalised the floor to floor heights, which created an additional story within the same volume. Our design also partially infills the lightwell, creating mezzanine sleeping areas to the 2 flats at basement level to the rear of the building. AIRPORT HOTEL IS SOARING SUCCESS Up, up and away - GEZE UK has helped a stunning new airport hotel prepare for ‘take off’ with a range of products that have given it a real ‘wow factor’. The Novotel London Heathrow Airport T1 T2 and T3 Hotel launched in March this year and has spacious modern interiors with a fluid configuration of public areas that make it suitable for travellers and other hotel customers. Two sets of GEZE Manual Sliding Wall (MSW) systems – consisting of a total of nine glazed panels with two pass doors – were installed, incorporating natural patterns and forms from the air, sky and clouds. They present a showpiece room divider between bar and restaurant areas that allows the floorspace to be opened out or separated for different uses, such as private functions or breakfast service.

The first set of six panels has an overall screen size of 5010mm whilst the second has three panels and an overall screen size of 3294mm demonstrating the bespoke nature of the MSW system both are 2400mm in height. Each panel discretely locks into the next one via a floor locking device, which is completely hidden from view. A recessed roller track is fitted above to further enhance the sleek appearance whilst its SmartGuide system enhances functionality. The hotel’s impressive entrance was created by a pair of automatic sliding doors, fitted with pocket screens for extra safety and powered by Slimdrive SL NT operators. With a height of just 7cm – Slimdrive SL NTs are almost invisible, virtually silent in operation and can move leaf weights of up to 125kg. They are ideal for buildings with high levels of footfall and a continuous flow of people heading in and out of the building. The glazed doors were etched with spheres incorporating a ‘welcome’

and a Novotel logo. A fretted canopy was fitted over the exterior of the entrance. Also fitted were 300 TS 2000 NV BC overhead door closers to bedrooms and public areas. These closers are suitable for doors with up to 1100 mm leaf widths and provide fire and smoke protection. They have an adjustable closing force which means that they can be balanced to reduce noise from guests entering or leaving their rooms. GEZE UK worked on the project with owner and developer Nine Group, London-based Koncept Interior Design and architectural ironmongers Franchi Plc of Kent, from its early stages of development. GEZE had worked with the developer on a previous installation at Novotel Canary Wharf and it owners were sufficiently impressed to contact the company to work on this new hotel. OLD PUMP HOUSE RETAINS INDUSTRIAL HERITAGE WITH THE HELP OF YEOMAN RAINGUARD Yeoman Rainguard rainwater systems were used to help reintroduce an industrial heritage style to The Old Pump House in Warton. Originally erected in 1923 as a water pumping station for Atherstone and surrounding villages and decommissioned in the late 1980s, the pump house was then bought in the early 90s and after a scheme for a hotel development fell through was converted into a home. The property was then sold in 2015 to current owners Ian and Karen Callender. “Though the pump house had under gone a complete transformation into a residential property the previous owners, whilst carrying out the renovation to their own preferences, in our opinion designed out some of the industrial heritage. When we purchased the property, it was our intention to restore some of these features.� Ian explained.

Wanting to replace the white plastic gutters and downpipes at the front of the house with a rainwater system that would reflect such qualities, various avenues were searched. Tintagel House, The Office Group (TOG)’s new flagship flexible workspace on Albert Embankment in Vauxhall, has opened following a major refurbishment by architects Stanton Williams and interior design by Universal Design Studio. Acquired by TOG in 2015 and their largest project to date, the building will offer 95,000 sq ft of serviced office and co-working space, and a wealth of communal spaces including a cafÊ, bar, gym, lounge and kitchens. Built in 1960 and occupied by the Metropolitan Police for half a century, Tintagel House continues to stand out on Albert Embankment, an area that has changed dramatically over the past decades and, with the adjacent Nine Elms Development rapidly taking shape, will continue to do so. A new hub for entrepreneurs and independent businesses, Tintagel House will generate further diversity in the area and contribute to the energy and activity of the revived neighbourhood. Stanton Williams has transformed the existing 12-storey office block into a flexible setting for a variety of work styles, creating affordable office space and ancillary supporting facilities.


The project adopts a sustainable approach, expanding and improving the existing office accommodation with the creation of generous communal spaces in the new extension at ground and first floor, as well as the conversion of the panoramic top floor. The ground and first floors have been expanded to activate the frontage and engage both visually and physically with the public space around the building, to create an open and welcoming approach. This new extension allows for generous communal spaces where the building’s occupiers can come together, share facilities and interact with the wider community, a fundamental aspect in TOG’s approach to the provision of shared work space. The larger floor plates are better suited to open-plan, flexible layouts and can be easily accommodated and reconfigured over time, future-proofing the building. The existing top floor plant has been largely removed and the elegant ‘floating canopy’ roof has been converted as office space and a rooftop bar and terrace which makes the most of the prominent riverside location with spectacular views across to Westminster and up and down the River. The relationship between the external open space and the interior of the building is mediated by the introduction of twostorey colonnades which give civic character to the previously introverted lower levels of Tintagel House, while at the same time creating a sense of enclosure and providing private amenity for building users in the form of external terraces along the riverside.

SUSTAINABLE FLOORING SOLUTION POLISHED CONCRETE The Preparation Group’s division PPC, the largest surface preparation contractors in the UK, were approached by an engineering company looking for an environmentally friendly and low maintenance fast-track floor solution. The company recommended polishing the newly installed power float concrete to a high gloss finish. Polished concrete is considered a good sustainable design flooring option because it makes use of the materials already present. Most modern buildings are built on a concrete slab; polishing the exposed concrete eliminates the energy and materials consumed by applying a floor covering, the composition of the concrete will dictate the finished result. It is something to consider when building or modernising towards a more “green” solution. To prepare the 6000m2 area, Terrco® 3100 Grinding and Polishing machines were connected to dust extraction units and fitted with metal bonded diamonds to remove the top layer of laitance, exposing the aggregate beneath and rendering the area flat and smooth. The same machines were then fitted with resin bonded diamonds to polish the surface in stages, resulting in a high gloss ‘terrazzo type’ finish.

RAWSON CARPET SOLUTIONS UK manufacturer Rawson Carpet Solutions, proudly supplied carpet tile for the new works at Chester University. Utilising a new product ‘Dash’ and highlighting the installation with one of the Heritage ranges ‘Freeway’, The colleges interior received a nice facelift. SCHIEDEL: EXPERIENCE AND INNOVATION Real fires are as popular as ever, but with increasing demands on energy efficiency, picking the right solution can be challenging. Schiedel’s Davinder Sangha introduces a range of products designed with efficiency and safety at their heart. For most renovation projects, Schiedel recommends chimney liners that can effectively give old neglected chimneys a new lease of life. Most commonly made of stainless steel, they and can be single or double skinned depending on the fuel being burned. Our Tecnoflex Plus is double skinned flue suitable for multi-fuel, gas and oil appliances. It is particularly flexible, durable and easy to maintain making it suitable for a wide range of applications. For more sensitive projects, such as timber buildings or those with thatched roofs - where there’s an increased risk of fire - Schiedel’s Isokern system is first-rate option. The flue components are made from natural pumice which has excellent insulating properties. As well as being particularly efficient the exceptional insulating qualities of pumice also ensure reduced heat transference, cutting the risk of combustion in nearby flammable materials. Isokern comes as a series of pre-formed easy- to handle, stackable blocks, making it a practical solution when time and space is tight. MARKET SURVEY SHOWS RINNAI TOPS FOR QUALITY PRODUCT IN CONTINUOUS FLOW WATER HEATING


Plumbing and heating engineers have reviewed and rated Rinnai continuous flow units and systems as a leader in a recent survey into hot water heating delivery systems and products, identifying the company as having ‘superior quality’ to competitor products. The survey showed respondents - all Gas Safe registered engineers answered questions regarding overall satisfaction, brand awareness and product quality. Rinnai came top on product quality - and technical service, in particular. Over 70% of those surveyed stated they were regular customers and identified ‘strongly’ that ‘quality of products’ and no ‘call backs to site’ as being the main reasons for their views. Over 65% of respondents said that the quality of Rinnai’s product offering is ‘superior’ to the claimed market leaders with a further 85% indicating that the brand, including all elements of product range, reliability, innovation and customer service, is a genuine market leader. Rinnai units and systems are now the number one choice for large buildings and businesses with a heavy demand for constant hot water or where high peaks of demand occur at certain times. The water handling capacity is infinite as units can be installed to ‘cascade’. The benefits for the end user are big savings on fuel over other forms of water heating solutions, with the added advantage that

there is no need to give up valuable space to install a cylinder. And there are no standing losses to account for as occur with traditional stored hot water systems. The Rinnai system produces useable hot water on demand, at the turn of a tap or the push of a shower button. NEW LUBBESTHORPE PRIMARY SCHOOL DESIGN PLANS REVEALED PLANS for a brand new primary school have been revealed by GSS Architecture and Couch Perry Wilkes (CPW) following works starting on site. New Lubbesthorpe Primary School will be located within the new community of Lubbesthorpe, near Blaby, Leicestershire. The 420-place primary school is the first of three schools – a mix of two primary and one secondary school – to be unveiled to meet the needs of the 4,250-home development. The designs, developed by GSS Architecture, are based on a green philosophy as the buildings reflect the master planning scheme which encourages green spaces. The outside is also brought in with a focus on natural light and playful colours inside the building. Tom Jagger, associate at GSS Architecture, said: “There were many different factors to consider when designing New Lubbesthorpe Primary School especially as the school will inform the style of the future community buildings on the development.

“The masterplan is also centred, aside from creating a green, ecofriendly site, on forming an open square for the village that will be a central spot that responds to the surrounding site and offers a sense of community in the budding development.” The school building comprises largely of single storey accommodation which will include 14 classrooms, a learning resources centre, hall, kitchen, staff room, a studio and specialised room and the reception along with plenty of circulating space. Tom added: “The internal space of the school is key to the education, focus and safety of the children so bright, clean and spacious areas were key to the design. There will be a simple layout allowing for natural light and ventilation and a central corridor with naturally lit break-out spaces between classrooms.”

CPW, a national M&E engineering consultancy with extensive experience in the education sector, was brought on board by the architecture firm to support with the mechanical and electrical assessment on the project. Matt Wrate, director and head of the CPW Leicester office, said: “As the consultants for the electrics, heating and lighting and ventilation of the project we worked hard to adopt both passive and active measures to provide a comfortable, vibrant environment conducive to productive learning and working at all times. “We want to achieve a BREEAM rating of good so there is good daylighting throughout the school and the electrical lighting has been thoughtfully designed with the use of low energy LED luminaires throughout. Similarly, the mechanical services solution reliably provides a suitable environment while minimising energy consumption - this is in keeping with the green philosophy of the project.” The design team also includes the project manager and quantity surveyor, Bentley Project Management, Rodgers Leask, the structural engineers, and Secured by Design which provided guidance on the overall project. “One Oak 3&4 B2 is a 700m² modern family duplex owned by a young couple with a baby,” says Nisrine Nasr, co-founder and interior designer at Askdeco. “When we first met with the client, their vision was of an industrial style of home but, over the course of the project, that idea collaboratively evolved into a vision of a more refined and livable space.” EMBRACING HUMAN NATURE With more than 17 years of interior design behind the firm, Askdeco has worked with clients of all ages and multicultural backgrounds, from couples and young families, to single individuals. Experts in creativity and knowledgeable about different eras, styles, fabrics and spatial relationships, the firm recognizes that the art and science of understanding human behavior is the key to creating optimally functional spaces for their clients.


“Our clients often come to us armed with ideas to spur the design process, but they are not really sure of what they ultimately want,” says Nasr. “Once we work things out on paper, devise plans and provide them with 3D views, it gives life to a vision of what they can actually have in their home.”

“By encouraging a client to become engaged in the decisionmaking process, it develops a very pleasant and functional working relationship,” explains Nasr. “Additionally, it ensures that time is well managed and, consequently, that the client’s financial resources are well spent.”

INFUSING WARMTH In the case of One Oak 3&4 B2, the process began with Askdeco presenting the client with plans for an industrial feel with a luxurious twist. In making their case, Askdeco was able to create two parallel 3D models of the space, presenting both the client’s original vision and the firm’s altered vision. Earth colors, concrete textured walls, gunmetal finishes, Mediterranean grey marble flooring and brown wood bring the industrial design elements into play. While maintaining the industrial elements embraced by the client, Askdeco infused a cozier design into its core, substituting wood and metal in some instances to produce a homier effect. The 3D modelling provided the client with a better understanding of the designer’s proposed vision, which they eagerly embraced.

HOME SWEET HOME With breathtaking vistas overlooking the Mediterranean Sea and ancient Roman ruins on one side, and the vibrancy of downtown Beirut’s colourful streets on the other, One Oak 3&4 B2 succeeds in achieving a harmonious balance between the muted and monotone colour palettes of hard architecture and random bursts of vibrant colour. When we reached our 10-year anniversary we decided it was time to do something a bit different and find out what Trendy Products was missing. We know that not all our customers like to shop purely online from the feedback we received, so the natural next step was to open a furniture showroom - somewhere to showcase our designer furniture brands and let our customers feel and touch the products we love so much. We noticed that within our home town of Cardiff there was a limited supply of furniture showrooms that sold furniture like ours, we started as mainly Italian designer based with a big focus on high gloss and crisp style but have developed into so much more covering many contemporary styles within the high-end furniture market.

We chose the destination of Cardiff Bay to appeal to customers coming from over the Severn Bridge down the M4, as well as clients from the Vale of Glamorgan and more locally in Cardiff. The 5-minute distance from the St David’s hotel and beautiful views from the full width windows in the showroom all add to the experience. We also based our head office right within the showroom so our customers can not only have the great experience of talking to our sales team but also get to meet everyone working behind the scenes making the website, showroom and logistics happen. The new comes in the shape of Eat Sets and the Eat Conference, packed with many of the foremost names who are shaping wining and dining experiences today.


THE CONFERENCES The conferences are curated to provoke thought, impart new ideas and entertain with panel discussions bringing together industry opinion leaders as well as keynotes from those who are making a difference to the hospitality experience. NEW ROOF TERRACE IN SHOREDITCH ATTRACTS TENANTS FOR STATE-OFTHE-ART OFFICES GPAD LONDON

Award-winning architectural practice, gpad london ltd, has completed a 14,682 sq. ft. office refurbishment at 39 Tabernacle Street EC2, located in the heart of Shoreditch. Featuring an exclusive roof terrace for tenants, the building is located 250 metres south east of Old Street roundabout and close to Moorgate and Liverpool Street stations, a perfect location for creative, tech and financial businesses alike. The joint venture developers were City Innovations and Boultbee LDN and the property agents are Knight Frank and Stirling Ackroyd.


gpad has extended and refurbished the ground floor façade and main entrance of the 1980’s office building to high specification. Visitors enter the remodelled building through the reception, which benefits from a generous floor-to-ceiling height of nearly 4m, a feature staircase, exposed concrete soffit and feature lighting. The architects retained the existing staircase which creates real impact on entering the building. The original 1980’s staircase was retained and refurbished and the stair balustrades have been polished with the stringer and trays painted. A series of pendant lights form a focal point over the stairs. The ceiling and adjacent wall blend together in a collection of raised diagonal lines and triangular shapes that leave a striking yet playful first impression and form a unique entryway to the first floor. The reception is the main feature and was extended so that the architects could incorporate the stairs to the basement plant room, which has been converted into a bike store with showers. The fully refurbished exterior is made up of low iron glazing, but once inside, a visitor encounters the polished plaster of the walls subtly contrasting with the glossy finish of the marble floor.

The showstopper roof terrace atop the 2nd floor has a view of the surrounding conservation area and landscaped churchyard. This terrace offers an exclusive break-out space for tenants for flexible outdoor working, meetings and relaxing. For the office areas, to appeal to both financial and tech businesses, the brief was to conceal the ceiling services while maintaining ceiling height. The architects worked within the existing curtain walling creating a bulkhead around the perimeter to conceal services and downlights. The central sections were left exposed to exhibit the concrete ceiling structure, ensuring that ceiling height was maintained. The result is high quality, open plan floorplates with a semi-industrial look due to the partially exposed ceiling services, painted soffit with simple box LED striplights, driven by DALI dimmable control system, with a black finish alternating with white acoustic baffles. All floors, from the basement upwards, benefit from excellent levels of natural light. The neutral colour palette of white and grey complements the exposed and reconditioned concrete columns. The bathrooms are kept clean and simple with white herringbone tiling to the walls, with brass fixtures and fittings.

KAWNEER GLAZING SYSTEMS GET UNDER THE SKIN OF A NEW CITY CAMPUS Modular or off-site curtain walling by leading UK manufacturer Kawneer has played a key role in a building which forms the centrepiece of Imperial College London’s new White City campus. The bespoke, twin-skin and triple-glazed ventilated curtain walling, based on Kawneer’s unitised AA®201 system, features on the main south elevation of the Molecular Sciences Research Hub (MSRH) in the college’s first new campus in over a century. Designed for fast-track installation, it has been used alongside a single-skin version of the AA®201 curtain walling on the north façade and feature AA®720 fixed light casement windows and AA®720 commercial entrance doors. The AA®720 range is Kawneer’s most thermally efficient. The 26,000m2 landmark building designed by Aukett Swanke was initially delivered as a shell and core scheme in late 2016, alongside the new Translation and Innovation Hub as part of the college’s second-phase £110m development which followed the architects’ Phase 1 post-graduate student accommodation project. It provides nine floors of Department of Chemistry laboratory space and support facilities and two basement levels which include lecture facilities and an Energy Centre for the whole site which has become a vibrant urban quarter integrating an academic programme with office, residential and retail facilities. The competition brief focussed on flexibility of the building. Imperial College and its joint venture development partners Voreda sought an agile ‘chassis’ for the building which could accommodate current uses but which could be easily adaptable for future change, and avoid the limitations of bespoke characteristics to the form, floorplates, superstructure, shell and services strategy. At a later point in the design development the college’s accommodation strategy led to the building being refined specifically for Molecular Research as part of the Department of Chemistry. Again the design of the ‘chassis and bodywork’ proved to be extremely flexible, incorporating high use of fume cupboards for extensive laboratory use. Plant room provisions were also refined to allow for more intensive servicing and ventilation, all within the envelope of the consented shell and core. www.imperial.ac.uk

Initially the superstructure was conceived as in-situ concrete with flat slab, again to easily accommodate laboratory uses and more conventional research and office space. Working closely with the contractor, and after visits to its pre-fabrication plant in Worksop, Nottinghamshire, the scheme was proved flexible enough to adapt, adopting precast sub-structure and super-structure construction as well as the modular reconstituted precast fabrication of the storey height east and west façade treatment. This decision underscored the flexibility of the design and also proved beneficial in reducing the overall construction programme.

The Pavilion is located at Tianyi Square, Ningbo. It covers an area of 178 square meters. The building presents an irregular geometrical form as a whole.The intention of facing the main entrance towards the entrance of the Tianyi Square is to enrich the city interface of the Square while keeping the commercial atmosphere intact. The roof ridge of the building conforms the direction from the entrance to the central axis of the Square. Considering the temporary nature of the Pavilion and its costs, the form of folding surfaces is adopted instead of using curved roof, and the turning of the roof shows dynamic changes according to different functions. A semi-outdoor sheltered space is formed with a suspended lightweight structure to attract the crowd into the private interior display area.


The effect of space flow between indoor and outdoor is achieved within a limited land area. ‘Human Interaction through Architecture’ is a key point of design. The way to use architecture here is to ‘watch’. The wall of the building corresponds to the turning angle of the roof. The side wall of the building constitutes a special space, and it looks like a light filter as a whole which naturally transfers the inside and outside of the building and produces visual changes between virtual and real space as people move. In order to naturally integrate the form into the environment of the Square and also to give the Pavilion a more delicate and abstract appearance, the main building material is decided to be aluminium plates. So that it can not only reflect the surroundings of Tianyi Square, but can also ensure the privacy of the internal space.

Due to the extremely tight construction period of the project, UM deepened the design of structural components and skin materials through BIM, and then assembled them on site after processing and prefabrication in the factory. PERFORATED FACADE PAYS MUSICAL TRIBUTE THE MUSIC BOX MULTI-STOREY CAR PARK IN HAYES IS PART OF A MAJOR DEVELOPMENT PROJECT ON A SITE WITH A RICH HERITAGE OF BRITISH MUSIC. WHEN DESIGNING THE FACADE FOR THE CAR PARK, THE ARCHITECTS WANTED TO PAY TRIBUTE TO THE FORMER FACTORY BUILDINGS AND ACHIEVED THIS BY USING RMIG IMAGEPERF TO RECREATE AN ICONIC PHOTOGRAPH OF A REMARKABLE PERIOD IN POPULAR MUSIC HISTORY.


A major development project has been carried out on a former factory site in Hayes, Middlesex. The site is steeped in music history dating back over 100 years, as it once housed the Gramophone Company factory, the renowned HMV record label and the famous EMI record pressing plant, which manufactured records for some of the most legendary names in British music, such as The Beatles, Queen, The Rolling Stones and Pink Floyd. The site has now very fittingly been renamed The Old Vinyl Factory in honour of its record pressing past.

In keeping with the theme of both The Old Vinyl Factory and the Music Box car park itself, it was decided that for the west side of the facade, a photograph of screaming fans at a Beatles concert should be reproduced using RMIG ImagePerf technology. Using various hole sizes, it was possible to transfer and enlarge this amazing image, ensuring that it will be enjoyed by many for years to come.

The redeveloped area now comprises art deco office buildings, new homes, restaurants, shops, a gym, cinema and a live music venue, making this a diverse community of living and working areas, as well as retail and entertainment facilities. The architects at Studio Egret West saw this as a new beginning for the site, bringing it into the digital age and yet still embracing its incredible heritage.

RMIG’s experience and expertise were invaluable for a project of this kind. More than 1,000 perforated sheets covering an area of 3,500 m2 were manufactured for the facade using 2.5 mm thick sendzimir galvanised steel. The sheets were subsequently powder coated, making them durable and weather resistant.

AN EYE-CATCHING AND DURABLE FACADE As part of the development, a multi-storey car park was constructed to cover the needs of the area. The car park was designed by Studio Egret West and consists of seven parking levels, providing a total of 424 parking bays. The car park also has an electrical substation with 96 vehicle charging points.

When designing a multi-storey car park, it is important to keep in mind the need for sufficient ventilation and lighting. To meet this challenge, it was decided that the steel frame structure of the car park should be clad in perforated metal, ensuring both adequate air and light, and at the same time creating an aesthetically attractive facade. RMIG, world leader in perforation, manufactured and supplied the perforated metal sheets for the project, and using their City Emotion concept, gave the facade a unique feature.

GREAT PRODUCT AND FAST LEAD TIME Trendgrey Construction Limited is a successful building company based in Warwickshire. Working on a project recently in Arlington Avenue, Leamington Spa, Trendgrey Construction required an Aluminium Rainwater System for a newly built three-storey property consisting of six flats and a two storey-maisonette. Nigel visited site prior to the order being placed to make certain that the swan-necks were set out and measured correctly and to deliver samples of the product for client approval. ARP’s Sentinel beaded half round aluminium gutter and Colonnade flush joint downpipes were polyester powder coated to 7016 anthracite grey within ARP’s in-house PPC line and were ideal for this project, as they are made from a naturally occurring material, which is abundantly available, fully recyclable and non-corrosive.
