Burlington Gate comprises 42 luxury apartments arranged in two main blocks either side of a central lightwell with a twostorey high public arcade containing art gallery spaces at ground level.

Situated in the business district of the bustling city of Yokohama, the new Yokohama Kitasaiwai Building provides a peaceful sanctuary for residents, designed by the architects to create a ‘calm environment’. The building exhibits elegant planting and landscaping with Kebony, a natural wood, used for the exterior decking due to its heightened physical properties and natural aesthetic.

Located on the award-winning, nationally recognised University Park campus, the 6,200 m2 Teaching and Learning Building (TLB) was designed to help meet the 2020 vision for the University, to raise its international profile and provide a step change in the way education is delivered by creating a flexible space that deliberately blurs the boundaries between study, socialising and work. Capable of accommodating up to 2,500 students at any one time, the building includes a broad range of teaching and learning environments from a double height learning hub with a mezzanine for quieter, informal learning and peer mentoring, as well as dropin desks, shared tables and private study rooms, to reconfigurable teaching rooms, a lecture hall with raked seating and small group

discussion rooms. It also has a performing arts space and a number of social learning and breakout areas with views out across the campus. David Patterson, lead architect, said: “We designed the Teaching and Learning Building in collaboration with a number of stakeholders including academics and students to ensure it would meet the needs of the users. It has a flexible framework with column-free floorplates that can be reconfigured by adding or removing internal partitions; generous breakout areas with multiple functions; and movable furniture that lets students and teachers define their own interactive spaces. We also developed standalone teaching modules that could ‘plug into’ vertical and horizontal services, allowing the building to be built in phases, as well as a strategic masterplan for future phased expansion.” At the heart of the campus and bounded by mature trees, a 20thcentury villa and an award-winning 1970s library, the TLB provides a much-needed focal point for the campus and a welcoming nexus for students as they move across the University’s Learning Quarter.


Connectivity was a key focus of the design, both internally and campus-wide. Entrances are located to pick up on key pedestrian routes to maximise permeability and provide accessibility from 360 degrees. Internally, the routes converge on a central light-filled atrium space—a space for socialising, learning and meeting.The more informal learning and social spaces are located around the perimeter of the building, and are designed to promote well-being by offering views of the campus landscape and mature trees. Make developed a clear, simple massing and layout diagram that showed stakeholders and planners that the setting of the adjacent buildings and trees would not be compromised. This involved physical models, refined and developed in collaboration with these parties. This skilled and sensitive approach to scale and massing enabled Make to achieve a successful planning outcome while addressing the needs of end users. The building takes advantage of the site’s drop in topography to create a double-height Learning Hub and introduce a mezzanine where students can work and socialise. A major cantilever shelters the external space below, which is embedded into the landscape. The atrium connects the spaces and provides a central focal point, as well as naturally ventilating the building and drawing in high levels of daylight. Other sustainable measures include a highly thermally efficient envelope with deep-set reveals and high thermal mass to balance heat loss and solar gain. A rigorous planning module was established early on, which enabled standardisation and a significant reduction in the number of building components and waste.

Materials have been chosen for their longevity and simplicity. Externally the building’s upper level has been clad in an architectural terracotta with a robust base/plinth of architectural masonry. To blur the distinction between the inside and outside, these materials have been continued within the building and are complemented by a steel frame. Concrete has been left exposed to give a simple distinctive appearance, with exposed crosslaminated timber adding a tactile warmth.

ENVAC GEARS UP FOR GROWTH AS PROJECT PIPELINE INCREASES Archetech - Page 14

Envac, the UK’s only automated waste collection system (AWCS), has appointed another contracts manager as it prepares for what its Managing Director claims will be the year of AWCS as multiple developments across the UK include the technology in planning applications.  Alex Sophocli joins Envac UK from EJ, the world leader in the design, manufacture and distribution of access solutions, where he was responsible for managing water utility projects to refurbish and upgrade existing water assets throughout Thames Water infrastructure.


Alex is responsible for assisting with the ongoing Envac rollout across Quintain’s Wembley Park site and supporting the current installation at Barking Riverside, which is expected to go live in April as tenants begin to move into the newly built homes.

The appointment comes as forthcoming sites in London, and even Hampshire and Buckinghamshire, opt to move away from traditional bins in favour of a waste collection solution that releases space, reduces waste collection vehicle traffic and improves the sustainability credentials of a development.

Work on Barking Riverside’s collection station, which is due to be commissioned towards the end of March, is nearing completion. The system, which will replace 19,000 traditional bins with only 460 Envac waste inlets connected to an underground network of pipes that transport waste, via airflow, from inlets to the collection station, will be the biggest in Europe when fully operational.

RENDERPLAS PVC COLOUR BEADS COMPLEMENT BEAUTIFUL WEST WALES LANDSCAPE The psychological and physiological effects of colour on the human psyche are well documented. Throughout history colour has been incorporated architecturally to boost public morale and improve the impact of development on the surrounding landscape. For the first residents of a new, affordable housing development, Parc y Cefn, in Fishguard, South Wales where the houses are being rendered in shades of cream, blue, pink and green the future is bright indeed.

Morgan Construction Ltd Site Manager, Mr. Mike Jones, highlighted the “availability and excellent customer service from both supplier and manufacturer” as key aspects to the first 12 homes of the project being delivered ahead of schedule in November 2018. Jewson Fishguard Branch Manager, Adrian Vaughan, agreed saying that regular communication between his branch and Renderplas meant that tight delivery deadlines were consistently achieved.

The main contractor for Wales & West Housing’s £4 million development, Morgan Construction Ltd, sourced the Weberpral M through-colour renders in Cream, Azure Blue, Rose & Sage Green from Jewson in Fishguard, who also supplied Renderplas PVC corner, bellcast and stop beads in Ivory, Sky, Salmon & Willow to match the renders.

“This is a complex development to supply; the different building phases require specific colour beads and render at precise times. Renderplas offer a next day delivery service direct to site which has been invaluable on this project.”


Airless Plastering Wales Ltd, the rendering sub-contractor on site, are a company with 15 staff specialising in rendering and liquid screeding. Co-owners Luke Jamieson and Richard Medlin, who have over 20 years’ experience managing such projects said “for us, working with the Renderplas PVC beads has been the best part of the project. The beads are strong and less flexible than cheaper alternatives making them easier and quicker to install. They are quality beads with no defects ensuring a fantastically smooth finish, perfect for use with a one-coat render system.” Parc y Cefn, is a development of 30 houses and bungalows situated in an idyllic coastal location overlooking Fishguard Bay. The coloured renders have been chosen to reflect the surrounding natural landscape; Azure Blue represents the sea and sky, Sage Green the hillsides, Rose the beautiful West Wales sunsets and Cream the clouds. When asked to comment on this project, Renderplas Managing Director, Daniel Leedham-Green divulged that “when developing the Renderplas range of 9 natural colours, it was always my intention to ensure that whilst the beads would complement popular ranges of through-colour render, they would also sympathetically blend with the surrounding environment”. Renderplas have a permanent supply of all nine colours in stock in a wide variety of profiles, ready to be dispatched on a next day delivery service. STRIKING CONTEMPORARY HOME COMMANDS ATTENTION IN THE NORFOLK COUNTRYSIDE Archetech - Page 20

This superb private residence utilises products from leading aluminium systems company Reynaers at home (RAH). The RAH products have been installed across the expansive four-storey design of stacked modular structures to enhance the striking façade and offer the homeowner infinite views. Located in a small village off the North Norfolk coast, the home includes spacious living areas, open-plan kitchen and a stateof-the-art cinema room. Rebecca Cope, Marketing Manager at Reynaers said: “This spectacular residential property is an awe-inspiring project which truly stands out from the crowd. The minimal sightlines embrace every inch of the Norfolk countryside, and offer fantastic space for fluid family living.”

Reynaers Hi-Finity sliding doors have been used to blur the boundaries between interior and exterior, the glazed panels which are made possible by the system’s ability to carry up to 500kg of glass. It allows for the build to extend seamlessly beyond its ‘four walls’ and into the surrounding landscape. The Hi-Finity system enhances the contemporary design whilst providing an energy efficient home that is comfortable and cost effective. To further enhance the functionally of the property, the Reynaers CS 86-HI system has been installed in areas of the home where a hinged opening is required. It offers a highly insulated and robust flush system, which meets the highest requirements of safety, including burglar resistance level 2 as well as providing thermal insulation and stability.


The products were installed by nearby Suffolk-based Livingwood Windows, which has over 50 years combined experience in the building industry. Its expertise in installing the highest of quality windows and doors ensure that each product performs to the best of its ability. The lower ground floor is undetectable from the front of the house and creates a private sanctuary away from the hustle and bustle of the world, however still allowing light to flood in. Rebecca continues: “The interior design within this residence adds a really playful element to the use of windows. Glass panel floors expose neon signage below and allow the eyes to delve into the lower levels of the home. A LEARNING RESOURCE CENTER AND COMMUNITY LIVING ROOM AT THE HEART OF CAMPUS IKON.5 ARCHITECTS

The Learning Resource Center, an innovative state-of-theart library that provides a vibrant collection of study spaces organized around a dramatic social stair on the Michael J. Grant Campus of Suffolk County Community College in Brentwood, New York, takes its place at the center of the campus, at the confluence of major pedestrian pathways between the Caumsett Student Center and the Health/Sports/Education Center, and between the major parking lots for this commuter college. A simple mass of nine cubes arranged in a three-by-three grid accommodates the library program on two floors.


Portions of the cubes are either removed or expanded to create an interplay between negative and positive space that allows the Learning Resource Center to act as a prism that casts sunlight deep into the Learning Resource Center throughout the day. A central lantern rises above the building to create an iconic expression on the campus skyline, a beacon visible from all corners of the campus.

The building enclosure consists of an aluminum and glass curtainwall and white terra cotta, a departure from the red clay brick typically found on campus, to express the primacy of this learning center. A ventilated rain screen façade, green roof, and photo optic lighting controls are a few design features that incorporate a sustainable approach. “As a lantern for learning, the Learning Resource Center is symbolically and physically a place on campus for productive collisions between students. The great lantern serves as a campus destination for collaboration and social learning within this commuter school,” said Joseph G. Tattoni, design principal of ikon.5 architects.

The Learning Resource Center presents opportunities for teambased learning, experiential learning, and problem-based learning by providing a variety of learning environments: group study rooms, seminar rooms, flat-floor computer classrooms, open tutoring classrooms, and a 100-seat lecture hall. At the heart of the building, beneath the lantern, lies the Information Commons, which accommodates computer workstations, technology and reference help desks, and casual reading areas. The Center for Academic Excellence is on axis with the Information Commons and flanked by the College’s Writing Center. The College’s Boardroom, Faculty Athenaeum, offices, and Reading Room occupy the second floor, as do the library stacks, which are lined with carrels for individual study.

The college library has changed over time, from its traditional role as a repository for collections of books and materials to a key role in supporting student learning, exploration and discovery, and enrichment. PRIME RESIDENTIAL SPECIALISTS MSMR ARCHITECTS DESIGN INTERIORS AT BURLINGTON GATE MSMR ARCHITECTS

Burlington Gate comprises 42 luxury apartments arranged in two main blocks either side of a central lightwell with a two-storey high public arcade containing art gallery spaces at ground level. Situated in the heart of Mayfair close to the Royal Academy and Burlington Arcade, this is the first new arcade of its kind in Mayfair since the 1930’s and creates a new connection between Cork Street and Old Burlington Street. Beneath the arcade, residents have access to boutique hotel-style amenities including an indoor spa and gym.


As lead architect, Rogers Stirk Harbour + Partners’ (RSHP) design for the building ‘evolved through an analysis of the immediate and wider context, to create a sensitive scheme that responds to the height, scale and urban grain of its surroundings and provides a positive contribution to the streetscape of Old Burlington Street and Cork Street.’ As interior architects for the residential component of Burlington Gate, MSMR worked closely with RSHP and developer Native Land to create apartments that offer generous, light living spaces whilst ensuring the residential interiors complimented the exterior architecture and responded to the concepts and themes developed by RSHP. An emphasis on overlapping grids and modules, rigorous alignments and precisely crafted bespoke finishes characterise both the development and the residential interiors.

THE APARTMENTS MSMR developed the apartment layouts to appeal to a broad range of potential purchasers, typically entering into large openplan living spaces with bedroom suites accessed from a more private internal hallway. Particular attention was given to align axial views on windows or spaces for artwork, and great care was given to maximise the efficiency of the apartment whilst maintaining clean and well-proportioned spaces, arranged in logical sequences. All apartments have extensive full-height glazing and those on the upper floors benefit from terraces running the full length of the building. As kitchens are located within the main living area, the intention was to create an ordered and cohesive appearance when viewed from the open-plan space. Appliances were grouped in walls of full-height units, and islands include timber-clad breakfast bars which wrap around both sides to form a clean ‘box’ within the space.

MSMR’s design approach for the interiors used contrasting colours and textures to complement RSHP’s concept for the façade which juxtaposes handmade brick with light aluminium frames and etched glass. The kitchens are bespoke adaptations of Bulthaup’s B3 system, with smooth natural aluminium contrasting with dark-stained, cross-cut oak finishes to create a visual and textural richness. The light-stained oak flooring is arranged in a precise grid pattern, relating to the structural grid of the building. This grid pattern flows through into the marble flooring of the bathrooms and forms the backdrop for travertine feature walls and large vanity benches, which are enclosed within a timber portal referencing the grids and framing devices employed by RSHP in the façade of the building. Elsewhere in the apartment, textured metal finishes echo the textured lining applied to the common areas of the scheme and the spa and fitness suite in the basement. MSMR have worked closely with the developer Native Land on a number of residential scheme’s across the capital including, Cheyne Terrace, Holland Park Villas and NEO Bankside.

How does the asthma & allergy friendly® Certification Program compare against other product claims in the building products industry such as the GreenGuard Gold and FloorScore? The asthma & allergy friendly® Certification Program has a chemical and VOC aspect to the testing similar to other programs, however the program is mainly concerned with air-borne allergens and irritants that may aggravate sensitive individuals. As such we move beyond other industry certifications and assess the “in-use” phase of a products life-cycle. For example, our flooring standard examines how well allergens can be cleaned from the flooring. If the flooring traps allergens, then you may have a build up and get exposed to allergens even when cleaning the floor regularly. Our insulation standard tests the amount of fibre that is shed during the installation to ensure that a high amount of fibre isn’t collected in the building during this phase. We also carry out longer terms studies to determine the ability of the insulation to support mold growth.

Can you talk us through the testing process; using flooring for example. After submitting your product for testing, we will review the details of the product range and send it to one of our approved testing partners situated world-wide. Testing can take 8-10 weeks to complete and usually includes chemical, biological and physical assessment. Using the flooring standard as an example, it is broken into two main parts, the chemical and the allergen testing. The chemical testing is carried out in a small environmentally controlled chamber that

collects the VOCs emitted from the product. The flooring is installed in a test chamber using any adhesives that are supplied or recommended by the manufacturer. There is no conditioning period and samples are collected at 1-day, 2-days and 14-days after installation. The levels of VOCs measured must be within Dr Joey DeCourcey, the certification limits to pass. We Allergy Standards’ Senior assess these time points as often Scientific Officer people move into their houses immediately after installation of flooring, and VOC can emit from a floor for an extended period of time. High-quality flooring should be within the recommended exposure limits for specific VOCs that can trigger symptoms in sensitive individuals. The second part of the testing assesses the potential for the flooring to trap allergens and dust. The Flooring is installed in a large environmental chamber and test dust is introduced into the chamber and allowed to settle. The flooring is cleaned according to the manufacturer’s instructions and the air is sampled during the cleaning. After cleaning, the floor is tested to ensure that allergens are effectively removed from the surface. Flooring that can be cleaned well and does not trap dust and allergens reduces the risk of exposure. Once a product has met the strict criteria set out in the standard it is then eligible to join the certification program. HELIFIX STRUCTURAL REPAIRS REINSTATE ARCHES AT HISTORIC ALLY PALLY As part of a refurbishment and restoration programme at the world famous Alexandra Palace, structural repair experts, HELIFIX, devised a bespoke repair solution to secure an arch window and two adjacent minor arches on the north-west tower. Historic movement of this Grade II listed building had caused loss of compression in the arches, allowing them to relax and move. The Helifix engineered design permanently and innovatively ties the three arches together, addressing both structural and aesthetic requirements. Helifix used bonded HeliBars to reinforce the masonry, grouted CemTies to secure the arches and a pair of 7m long SockFix tie bars, virtually hidden from view, being carefully installed through all three arches and positioned in line with the window transoms. Previous remedial work had involved a brick infill and steel beams that had rusted causing further brickwork damage. The Helifix solution allowed these unsightly remedial measures to be removed and the original window to be reinstated.

A-HOY MATEY – IS THAT SECONDARY GLAZING WE SEE? The Historic Dockyard at Chatham in Kent, was one of the Royal Navy’s main facilities for four hundred years until it closed in 1984. The Chatham Historic Dockyard Trust re-purposed the site as a visitor attraction, as well as including places where people can live and learn. Selectaglaze has worked with the Historic Dockyard Chatham for 11 years, having first started work on the Grade II Listed Joiner’s Shop back in 2008. The Chatham Historic Dockyard Trust, SEEDA and the Local Council decided to develop the old Joiners Shop into a hub for creative businesses. Kingswood Construction contacted Selectaglaze to augment the thermal insulation of the existing single glazed timber windows in the reception, office spaces and communal facilities; some of which had to be 30 minute fire rated. A total of 85 units were installed. In 2010 Selectaglaze worked with the Historic Dockyard Chatham when a number of units including the Series 10 3-pane horizontal slider and the Series 30 Lift out units were installed at the Grade II* Listed Armour Plate Shop.

Recently another building belonging to the Historic Dockyard Chatham; the Grade I Listed Fitted Rigging House built in 1793, received a £4.8 million cash injection from the National Lottery Heritage Fund for its refurbishment and conversion. In the first phase of works, 133 units were installed, the majority of which were the Series 20 vertical sliding units.

Selectaglaze installed a total of 25 secondary glazed units to the first floor of the Sail and Colour Loft, again for the purpose of improved thermal retention. The Grade II Listed Engineering workshop, also part of the University of Kent, underwent a refurbishment in 2013.

STO SOLUTION CREATES STUNNING NEW ST JOHN’S WOOD RESIDENTIAL DEVELOPMENT One of the most prestigious residential development projects in the UK has recently been completed using a number of different products from Sto. StoTherm Classic external wall insulation and StoDeco profiles have been used to provide high levels of thermal insulation and an outstanding external appearance for the 11 new properties which make up the development in St John’s Wood, London, close to the world-famous Abbey Road Recording Studios. Created by the Dwyer Property development group, the Hamilton Drive scheme includes a terrace of 10 homes – each with three storeys above ground and two below - plus a separate larger property. The houses were required to achieve a very high standard of architectural finish and detailing, plus a BREEAM Excellent rating for construction sustainability. Sto solutions were selected for this project as they offered a unique combination of speedy construction and outstanding quality of finish. “Building the properties with traditional methods and using stone detailing for the façades would have taken considerably longer, and the client was looking for a fast-track solution,” explains Sto’s Regional Sales Manager, Pete Bishop. “Our StoTherm Classic system was specified as it provides outstanding thermal performance and can be installed quickly and easily. StoDeco Profiles were chosen for the intricate ‘stone’ architectural detailing, providing the same look as stone, but in a material that is both lightweight and easy to cut and shape.”

The StoTherm Classic external wall insulation used on the 70,000sq ft project was installed onto an NHBC-compliant pvc rail system, using a drained cavity designed to ensure that water and moisture is excluded from the main wall structure. The cement-free StoTherm Classic EWI System offers market-leading impact resistance, being able to withstand impacts of up to 60 joules - up to 10 times more than a cementitious system - and as it needs no additional expansion joints the system allows greater freedom of façade design. For this project the system was finished with a 1.5mm coat of StoSilco silicone resin render to provide a high degree of water repellence and resistance to the effects of weathering. www.sto.co.uk

Judged by a panel of some of the UK’s leading architects, this exciting competition sought to reward inventive, modern designs that use VELUX roof window products. HYVE Architects will receive £2,000 in prize money and a VELUX curved glass rooflight to use in their next project.

HYVE Architects’ beautiful bothy conversion in Crawton was the unanimous favourite of this year’s judging panel. Using VELUX roof windows in the original structure’s gable, HYVE Architects were able to achieve maximum light deep into the converted space. Jane Duncan, former president of the RIBA, said Nether Cowieswells is “the most simple and elegant of remodelling projects which subtly introduces the wonderful local light through VELUX roof windows to enhance the clarity of the spaces.” The 2018 VELUX Roof Window Award attracted entries from across the length and breadth of UK and Ireland. It has demonstrated a

Morphosis marked the recent opening of the new 820,000-squarefoot research and development (R&D) facility for The Kolon Group, the leading textile manufacturing company in South Korea. The design features flexible laboratory facilities, administrative offices, and active social spaces that encourage greater interaction and exchange across the company departments, with a visually striking façade that demonstrates Kolon’s commitment to innovation, technology, and sustainability. Led by CEO and Chairman Lee Woong-Yeul, Kolon (which takes its name from its original product, KOrean nyLON) is a diverse corporation that covers R&D, primary material manufacturing, and product construction.


The company produces textiles, chemicals, and sustainable technologies as well as original athletic and ready-to-wear clothing lines across its 38 divisions. Kolon’s all-encompassing scope allowed the company to draw from its own resources to construct the new facility, christened the Kolon One & Only Tower, and assume a unique position as both client and contractor. Fifteen percent, or approximately 123,000 square feet, is devoted to active social spaces, supporting Chairman Lee’s vision of creating collaborative and interdisciplinary spaces that prioritize employees’ well-being. Fifty-five percent of the building is laboratory space, with the remainder designed for offices. “Working with a company like Kolon, that also has innovation at its core, allowed us to really push the limits of materials,

technology, and design to create a building that is visually striking and sustainable,” said Morphosis Founding Principal Thom Mayne. “From the outset, our team worked in collaboration with Kolon to realize their vision for this new space that will serve the research needs of the company well into the future.” Kolon is one of the first firms to move its R&D operations to Magok, a new hub for technology and light industry, setting the standard for performance and design in the district. Seoul Metropolitan Government is leading an initiative to transform the district into an “industrial ecosystem” where a range of technology and information companies can relocate their operations centers. The five-acre project site sits adjacent to Magok’s central park—a prominent location for what will be the district’s first major completed building.

The building folds towards the park, providing passive shading to the lower floors. Bridging the three extending laboratory wings, this folding volume contains conference rooms and social spaces while the street-level floor will be occupied by flagship retail and exhibition galleries to familiarize the public with the Kolon brand. A transparent ground plane provides a connection between the landscape and the interior space, capturing light and movement in an expansive pedestrian atrium. At 40 meters tall and 100 meters long, the atrium serves as the building’s social center, and its translucent liner system—comprised of over 400 massive eightmeter panels that showcase Kolon’s own fabrics—showcases the heart of the atrium space: The Grand Stair. Inspired by the Spanish Steps in Rome, the Grand Stair serves practical functions but also acts a vertical courtyard for informal, casual gatherings as well as end-of-year marquee ceremonies.

THE KOLON ONE & ONLY TOWER IS ON TRACK TO ACHIEVE LEED GOLD CERTIFICATION. “The new research and development facility for Kolon sets the standard for sustainable design and construction in the emerging Magok district,” said Project Principal Eui-Sung Yi. “Inspired by Kolon’s severe-weather layered performance wear, our team worked with engineers and fabricators to apply a performance driven series of vertical layers to our design that challenges the conventional approach to sunshade design and enhances the building’s sustainability.”

The distinctive brise-soleil system on the main, west-facing façade of the building was created through a complex process early in the design development phase of the project, resulting in a unique sunshade that is both performative and symbolic. The design of the façade features an interconnected array of sunshades that form the monolithic, outer skin, analogous to a woven fabric—a reference to Kolon’s research in textiles, as well as a symbol of collaboration between the company’s many departments. The units of the sunshade are parametrically shaped to balance shading and views and are made from fiber reinforced polymer (FRP) using one of Kolon’s own high-tech fabrics, Aramid, to dramatically increase the material’s tensile strength. One of the most notable features of the design is the lack of a visible support structures, allowing the sunshade to seemingly float outside the glazed wall and providing clear views from the interior spaces. The Kolon One & Only Tower is on track to achieve LEED Gold certification, a rating that is particularly noteworthy due to the size and high level of energy consumption in a laboratory of this size. The building is also pursuing the most rigorous sustainability certification in Korea. The performance of the building focuses on energy efficiency, resource conservation, and environmental stewardship, working in concert with education and employee health and well-being. Roof terraces and courtyards provide increased access to natural light and fresh air to invigorate the work environment. Other sustainable measures include green roofs, photovoltaics (PV) and geothermal design, recycled materials, and utilizing a bubble deck slab that reduces the amount of concrete used by 30 percent. www.morphosis.com/

SCHÖCK MEETS BOTH THERMAL AND ACOUSTIC INSULATION CHALLENGES Roomers Hotels in Germany are individualistic in their architecture and high-design interior styling. And Roomers, in the spa town of Baden-Baden, is no exception. It offers 130 spacious rooms and suites and an award winning contemporary design interior. The hotel is part of an L- shaped reinforced concrete frame building, which also contains a block of fourteen apartments and a medical centre. It is brick faced, finished with a white plaster and has an extremely high building envelope insulation performance.

MINIMISING THE RISK OF THERMAL BRIDGING Thermal bridging could pose a problem where the cantilever steel roof girders connect to the reinforced concrete slab; and where the projecting reinforced concrete balconies connect to the concrete frame. Two different Schöck Isokorb load-bearing elements were incorporated to resolve any issues. The Isokorb for concreteto-steel was used for the roof connections and the Isokorb for

PREVENTING THERMAL BRIDGING AND IMPACT SOUND Important insulation considerations were the prevention of both thermal bridging and impact sound. Thermal bridging can occur at various connectivity points and in addition to increased seasonal energy usage, low internal surface temperatures below the dewpoint in the area of the thermal bridge can cause condensation and associated problems. The second insulation requirement involved acoustic comfort for guests, where the prevention of impact sound on the stairways was critical. Although these are unrelated insulation challenges, Schöck was able to bring its expertise to both.

The 280,193sq ft Barratt Homes development has an enviable position on the north bank of the River Thames, near the iconic Tower Bridge, and boasts 165 one-bed suites, one, two and three bed apartments and penthouses across 10 storeys. It replaces Sugar Quay, a 1970s office building built for Tate and Lyle, which was purchased by CPC Group back in 2012. The project was a Foster + Partners scheme delivered by Broadway Malyan. Duplex coatings are a synergy of hot dip galvanizing and powder coating, suitable for all for all types of steel architectural projects. Used independently, a galvanized coating and a powder coat provides a good level of protection for steel. However, as steel begins to age, the galvanized zinc coating erodes, making the steel more susceptible to weather damage. If, however, the steel has also been painted or powder coated, the synergistic effect acts as an extra barrier, which slows down the zinc erosion rate and provides a far superior level of protection to extend the life of steel. The additional benefits of a duplex coating are: durability; ease of repainting; economical; sustainable; environmentally friendly;

and guaranteed for up to 40 years (dependent on the type of powder used). (Joseph Ash Medway treated the steel railings outside the British Standards Institute building with a duplex coating of a galvanized substrate, as well as a powder coated finish.)

MANCHESTERS’ LATEST HOTEL Aluminium systems supplied by UK leading facade company Aluprof, have been specified for the recently completed Hotel Indigo Manchester. Located next to Victoria station, at the junction of Todd Street and Corporation Street, the new Hotel Indigo project comprises of a new fourteen story, modern rotunda tower, adjacent to an existing, now sympathetically restored Grade II listed victorian development, known as ‘City Buildings’.

Aluprof systems provided their class leading MB-SR50N Curtain Wall ‘effekt’ (cap-less) system in grey powder coat finish from Ground to 2nd floor with their project designed unitised curtain wall system to the 10 stories above. The floor to ceiling glazing offering spectacular views across Manchester. The sub-contract for the design, testing, fabrication and installation of the facade was completed by Aluprof and CSI of Hull.


The main contractor on the development were Bowmer & Kirkland. The hotel was opened to customers early 2019. Let by developer BH Group, the hotel offers 187 bedrooms which are located in both the new fourteen storey rotunda and the existing ‘City Buildings’. The development also boasts a Marco Pierre White, New York Italian themed restaurant and bar which will offer a vibrant new venue for residents as well as city goers. Nab Speakes, Director of Architects 3DReid, said: “Creating a building that perfectly balances modern architecture with old is always challenging and the plans that we designed for the Hotel Indigo project were especially ambitious. A significant project for the Quebec dance community, this building demonstrates that it is possible to create large-scale living environments that combine a distinct architectural signature with best practices in sustainable design. The design of this cultural complex required special consideration by integrating this industrial building into the urban fabric of Montreal’s Quartier des spectacles. With the support of various partners, Ædifica’s team of experts in construction and sustainable design put in place innovative strategies to propel the Wilder Building to the next level of building performance and resource conservation in the pursuit of a LEED Certification issued by the Canada Green Building Council.

“The Wilder Building as we know it today is the result of a sustainable and integrated design strategy, involving a building’s energy performance, but also the revitalization of a building in its urban space,” says Guy Favreau, Vice President, Sustainable Design, at Ædifica. Holding workshops on integrated design processes from the beginning of the project allowed building owners and partners to focus on the key components of the design strategy.

“The installation of a translucent and insulating glass on the walls of the new construction allowed us to optimize the diffusion of natural light while offering an energy efficient envelope,” adds Patrick Bernier, architect and project director, at Ædifica.

Performance, luminosity and comfort By adding a double-wall skin to the existing facade, the team improved the building’s energy performance and also provided additional display support for the retransmission of images captured during special events. Careful consideration was given to the integration of natural light and the optimization of views to the outside, thus placing

The team also developed a raised floor system ensuring optimal performance of a low-speed ventilation system, an efficient air-conditioning and the administrative spaces, in addition to concealing the electrical distribution system of lighting and fire protection, with specific regard for the comfort of occupants. SUSTAINABLE INNOVATION Other eco-friendly measures worthy of mention include the reuse of the existing building structure and envelope to maintain its heritage value and reduce the quantity of new materials required; the development of a white roof to counteract the heat island effect, the appropriate disposing of more than 4,150 tonnes of contaminated soils and, finally, the diverting of more than 78 per cent of construction waste from landfills through recycling.

Aspex has supplied its Novista system to The Makers apartment development on Nile Street, which comprises of 175 apartments over 28 storeys, with private roof gardens, lounges for ad-hoc meetings, and a co-located college. Working alongside architects Avanti, and designers Woods Bagot, the project required a minimalistic and sleek design to match the interior surroundings which includes smoked oak apartment entrance doors and bespoke brass ironmongery. Within the apartments, Aspex has supplied its Novista hinged and sliding doorsets, all of which meet the architectural demand required for the project. The company has also supplied its Novista Pocket Sliding Doors to the en-suite bathrooms in the apartments. They open into the wall cavity to save space, whilst the soft closing mechanism and nylon rollers ensure that the doors close safely and silently.

REFURBISHMENT OF NEW CHARITY PROJECT TO SUPPORT ADULTS WITH AUTISM INCLUDES BESPOKE NEW CONSERVATORY A project to provide specialist housing for autistic adults in Scotland has opened. New windows, doors and a bespoke conservatory has transformed the Scottish Autism Centre, a residential complex run by Scottish Autism. Scotland’s strongest fenestration partner, Sidey, carried out a scheme of refurbishment work for Marshall Construction – and the results were amazing. The eight-month project at the Scottish Autism Centre has created six self-contained flats, all with en-suite shower rooms.

Sidey removed and replaced existing windows with Solartherm® Reversible and Casement Windows which transformed the old building. As part of the transformation, new specialist composite doors, French doors, patio doors and aluminium doors were fitted. At the back of the residential development, Sidey also supplied and installed a spacious conservatory. As part of the refurbishment, all PVCu profiles were extruded to BS 12608 and all Solartherm® windows quoted met 1.2Wm2K u-values. To achieve maximum safety, locking systems were fitted to all windows – endorsed by Secured by Design, a Police crime prevention initiative. Window restrictors were also fitted to keep residents safe and secure. Scottish Autism set up in 1968 by a group of parents to help youngsters diagnosed with autism to lead full and enriched lives.

At the beginning of 2018, it announced plans to open the Scottish Autism Centre to celebrate its 50th anniversary year. The project took eight months to complete. Paul Watson, project contractor for Marshall Construction, says: “The building was empty before Scottish Autism announced plans to create a new residential complex.


“It had been used as a home for older people before the charity acquired the building and started talking about developing it.” Paul says Sidey was picked to fit new windows and doors and create a new conservatory for the residents at the Scottish Autism Centre, because the company was “expert”.

He says: “From start to finish, the refurbishment work was very smooth. It was a lengthy project and everyone was very busy, and the workmanship was brilliant.” “Sidey is expert when it comes to windows and doors. We asked Sidey to get involved because we knew the company would be able to handle a job like this. In this area, Sidey certainly stands out as being professional and efficient.” www.sidey.co.uk

“I think it was built in about 2000. When I went to look at the job, there was a lot of work involved. All internal walls had to be taken down and repositioned and amongst other things, it needed a whole new drainage system.


RAINGUARD ALUMINIUM – THE PERFECT MATCH FOR GRADE II LISTED CHURCH Needing to replace an old cast iron rainwater system, Hatherlow Church’s list of “must haves” was not a small one. Elder of the Church, Mat Simpson explained “Hatherlow Church is a grade II listed building, and as such we were looking for a system that would be in keeping with the mid - 19th century building, as well as matching existing gutters and downpipes already installed. The product would also have to cope with the vast amount of water that flows from the pitched roof when it rains. “Being budget conscious, we also required the lowest cost possible, for an aesthetically pleasing, long lasting and highly functional system. Yeoman Rainguard managed to tick all the boxes.” After meeting Mat on site, Yeoman Rainguard’s Area Sales Manager was able to put forward a range of options suitable for the project. A free product sample was issued for the Church members to assess and Yeoman Rainguard’s XL Aluminium system was chosen. To accommodate the large water flow levels from the pitched roof, 130 x 100 mm Deep Flow XL Aluminium Gutters were installed to the front side of the Church. These were complemented with the addition of 100mm dia. XL Aluminium Downpipes, sufficiently wide enough to cope with the amount of water captured in the deep flow gutters. The installation, carried out by Yeoman Rainguard’s team, was completed with attractive Bellvue cast aluminium rainwater hoppers to either side of the Church’s porched entrance. All of Yeoman Rainguard’s XL Aluminium products have a durable powder coated finish which not only looks stylish but offers 30 years plus maintenance free service.

RINNAI WITH LPG IS LOW NOX, SUSTAINABLE AND PERFECT FOR OFF-GRID Rinnai condensing hot water heater units using LPG deliver lower carbon emission figures, greater energy efficiencies and are more economic to run than other sources such as oil or electric - making them the first choice for off-grid installations and sites.

For specifiers and installers, helping an off-grid user select a low NOx energy efficient water heater is critical — and a condensing continuous flow water heater using LPG is one of the most efficient and environmentally friendly options available. By choosing a continuous flow water heater instead of a standard electric water heater, an end user can reduce energy costs by up to 50% and reduce greenhouse gas emissions by up to 61%. When compared with oil-fired systems this saving is even greater. Tests show that a Rinnai Infinity condensing water heater emits 35.18mg/kwh NOx compared with a typical oil boiler that emits approximately 364 mg/kwh NOx. That means a Rinnai condensing water heater emits approximately 10% of the NOx that an oil boiler emits, a 90% reduction. Therefore, combining a gas boiler and a Rinnai water heater will radically reduce NOx. On the 26th September 2018, the EU introduced new stricter parameters for NOx emissions in the gas water heater category. The new NOx level was set at 56mg/kwh. Rinnai water heaters are well in advance of the criteria demonstrating product quality and superior performance.

The new criteria for oil fired boilers or liquid fuels has been set at 120mg/kwh, highlighting that current appliances and the oil-fired market has some way to go before it can achieve a similar level to that of gas. If we compare the production of CO₂ between gas and electricity we find that for every GJ (277.78kW) of energy used gas will produce 44.44kg compared to 103kg with electric. We can see that for the same energy used electricity will produce twice the amount of one of the major greenhouse gases. The efficiency of this type of electrical generation is as low as 40%. So, if we now compare the use of electricity to LPG to heat hot water we find that electricity is 40% efficient in comparison to a Rinnai water heater which returns 107% nett efficiency. Electricity is not the ‘green’ fuel that its marketing portrays it to be. It produces more CO₂ than LPG but is also less efficient, by far. An LPG continuous flow water heater is an ‘on-demand’ system. When a hot-water tap is opened, the unit reads the demand and starts the heating process. The former Westminster Fire Station is in the midst of a transformation. Development manager Alchemi Group - in partnership with Far East Orchard Limited, a Singapore-based property developer - is working to sensitively restore the Grade II listed Edwardian building into a neighbourhood address. Led by architecture practice Openstudio, the former Fire Station will, upon completion in Summer 2019, be home to a destination restaurant in the old engine bays, and six boutique apartments, whilst a new build Station House will house a further 11 apartments. Together, the buildings will frame a peaceful courtyard mastered by James Lee Design - a space where station engines and horses once resided – to create a tranquil landscaped enclave exclusive to residents.


Much like a number of its notable London neighbours, such as Buckingham Palace and St Pauls, Westminster Fire Station is a quintessentially English Edwardian interpretation of eighteenth and nineteenth century Baroque architecture. The 1906 red brick and Portland stone façade is a well-preserved example of an early 20th century London Fire Station building and remains largely unaltered from its original appearance, whilst the team have carefully selected the colours of the original paintwork to return the historical colour palette to the building. Internally, Openstudio has retained original elements of the Fire Station including the fireman’s pole, watch room – which will be used as a private dining room in the restaurant - and the original carriage doors that will form the main entrance to the building and restaurant. Laura Marino, Founder and Creative Director at Studio L, London comments: “Our vision for the restoration of Westminster Fire Station was to deliver a modern yet considered approach towards the building’s heritage, creating something that is thoughtful, sustainable and timeless. Having recently worked with Jennifer and her team at Openstudio Architects on another boutique project, she was on our radar from the beginning.

“Authenticity has been central to the design of the project - it’s what makes the residential space so special – and it was important to both Jennifer and I that the architecture subtly integrated a mix of raw and refined materials throughout the former fire station and additional new build element. Together we had a passionate vision to create something unique and beautiful, collating intricate details and ideas – that applied interesting motifs, nuances, patterns and use of ceramic brick - to ensure the buildings look good together, yet are each distinct in their own individual way.” A modern and tactile interpretation of the London institution, the features, colours and materials used in the existing listed building have significantly influenced the design of the new build Station House brickwork façade. Handmade buff-coloured Danish Petersen brick echoes the colour of the Portland stone of the base of the Edwardian Fire Station, whilst a custom-made pearlescent glazed brick hand-produced by a specialist ceramic supplier in the Netherlands, was inspired by the interiors of the original engine bays and staircase of the Fire Station. Together the two materials are being used in the Station House to create a bespoke patterned brickwork effect, heavily influenced by the geometry of the rear of the original building, to reflect light into the courtyard garden.

Set within the brickwork openings of the Station House are custom-designed layered brass screens, inspired by the original building’s cast iron handrails, which provide privacy and screening for properties overlooking the courtyard. Jennifer Beningfield, founder of Openstudio comments: “We’ve worked tirelessly to ensure we honour the building’s heritage, both in the redevelopment of the former Fire Station and in the construction of the Station House. The handmade brickwork and brass screens give the new building a rare quality - a sense of a contemporary interpretation of history, which enables the new building to offer the detail, depth and richness of the Fire Station it complements.”

KEBONY SUPPORTS DEVELOPMENT OF ICONIC COMPLEX IN YOKOHAMA, JAPAN KEBONY

Toshin Development Co., Ltd. of Takashimaya group, one of Japan’s most renowned department stores, and Tokyu Land Corporation have developed an outstanding luxury residential and commercial complex. Situated in the business district of the bustling city of Yokohama, the new Yokohama Kitasaiwai Building provides a peaceful sanctuary for residents, designed by the architects to create a ‘calm environment’. The building exhibits elegant planting and landscaping with Kebony, a natural wood, used for the exterior decking due to its heightened physical properties and natural aesthetic.


The innovative development of the 17-storey building was led by Toshin Dvelopment Co., Ltd. and design of the common area by Hiroshi Nakamura & NAP. The Takashimaya Rose Hall, a spacious 500 capacity multi-purpose event space spans from the first to the third floors of the development and is widely used as a cultural centre, exhibition hall and corporate offices. The remaining upper floors are home to luxury apartments, in which a calm living environment has been promoted through the use of natural materials like Kebony. Chosen to ensure the exterior decking in the common area would seamlessly merge with the surrounding foliage and greenery, the beautiful and naturally enhanced wood was a key part of the innovative development.

The architects were attracted to Kebony due to its durability, dimensional stability and rich brown tone which fades to a natural silver-grey patina over time, as well as the fact that Kebony is a natural product. A resistance to wear was also a vital requirement of the development, which rendered Kebony and its hardwearing qualities the perfect material. The sustainable timber’s role in the development of the Yokohama Kitasaiwai Building is another example of the company’s international growth and ambition, which have been supported by the opening of their new production facility in Belgium in October 2018.

THE KEBONY DECK AT THE KITASAIWAI BUILDING IS IMPRESSIVE; IT’S GREAT TO SEE HOW THE MATERIAL HAS BEEN USED IN SUBTLE AND INVENTIVE WAYS AROUND THE WORLD, Developed in Norway, Kebony’s revolutionary technology is an environmentally friendly process which modifies sustainably sourced softwoods by heating the wood with furfuryl alcohol an agricultural by-product. By polymerising the wood’s cell wall, the softwoods permanently take on the attributes of tropical hardwood including enhanced physical properties and extended warranty. Although a natural material, the wood requires no maintenance beyond normal cleaning and can stand up to testing conditions far better than untreated softwood. KEMPEROL HELPS RESTORE MONUMENT TO FORMER GLORY

Kemper System’s Kemperol 2K-PUR has resolved water infiltration issues at New York’s Irish Hunger Memorial as part of a multimillion-pound restoration. Designed by artist Brian Tolle, the Irish Hunger Memorial commemorates the Irish famine and migration of 1845-1852 and encourages visitors to contemplate present-day hunger worldwide. Representing a rural Irish landscape, its centerpiece comprises an abandoned 1820’s stone cottage imported from Ireland,

surrounded by stone walls, fallow potato fields and the flora seen on the north Connacht wetlands. Stones from each of Ireland’s 32 counties feature on the monument which is elevated on a limestone plinth. Along the base are bands of texts separated by layers of imported Kilkenny limestone. The text, which combines the history of the Great Famine with contemporary reports on world hunger, is cast as a shadow onto illuminated frosted glass panels.

DETERIORATION ISSUES The memorial, which is located on a half-acre site overlooking the Hudson River, first opened in 2002 but shortly afterwards, cracks and leaks were noticed in the structure. Water was escaping into the electrical space underneath the memorial where glass display cases and lights were installed. These leaks led to efflorescence staining on the glass display panels and discoloration of a partially cantilevered slab as well as the skirt of the slab. Some of the cladding panels on the limestone base had also been stained. After unsuccessful attempts to correct the issues, a major restoration project was launched in 2016 involving Battery Park City Authority (BPCA), CTA Architects, construction manager The LiRo Group, and roofing contractor Nicholson & Galloway. The restoration began with a photographic survey of every inch of the Memorial’s elements, including each stone. These were numbered and stored on site so they could be put back in the correct place and position. Soil was also stripped from the site and saved for reuse. Liquid waterproofing solution To resolve the waterproofing issues, the original roofing and ineffective waterproofing system was removed, and the concealed core walls and substrates had to be reconfigured and reinforced. Kemper System’s Kemperol 2K-PUR liquid waterproofing system was specified by CTA Architects as the new solution. A total of 2,000 sq ft of the Kemperol resin was applied over all the exposed core walls and substrates providing a seamless and highly-durable waterproofing membrane.

To provide additional protection. the Kemperol was also wrapped around the edge of the slab. Although this encapsulation ensured a highly robust solution, the memorial’s artist raised some concerns as it made the waterproofing membrane visible on the edge of the slab. To address this, a mineral surfacing system which matched the finish of the concrete, was approved by Kemper System and incorporated into the membrane. This completely hides the waterproofing ensuring that it is visually consistent with the original slab. Stuart Hicks from Kemper System said: “The original construction only featured Kemperol on the flashings. When problems began to occur, it was clear that the waterproofing had failed everywhere except where the Kemperol had been applied. “The 2K-PUR provides a much more robust and reliable solution, which will ensure the memorial remains watertight for decades. Cold-applied, it is installed using a reinforcement fleece, which is laid directly into the wet resin. More resin is then immediately applied on top to completely saturate the fleece. This provides a visible guarantee that the right depth of coverage has been achieved avoiding the risk of weak spots or application error.”

Speaking about the renovation, CTA’s project manager for the Memorial, Frank Scanlon, AIA, who grew up in Ireland, said: “We were thrilled to be able to provide a solution to keep the Memorial open year-round for years to come.” www.kempersystem.co.uk

The building regulations amended by the UK government, that came into force in December 2018, bans the use of combustible materials in the external wall of buildings. The construction of the external wall, along with specified attachments, must be investigated by the Local Council Building Control and, where necessary, work must be carried out to ensure they only contain materials achieving European Class A2-s1, d0, i.e. it must be noncombustible.

“The Walki®Wall Tight FR G A2 underwent extensive testing in December last year, and received Euroclass A2-s1-d0 standard. In other words, the membrane has been proven non-combustible”, says Girard.

Walki has worked on developing the product for over two years. The membrane is based on lacquered aluminum layers laminated with strong glass fabric, attached together with a special flame-retardant glue. “Both aluminum and glass fibre are non-combustible, ensuring that the vapour barrier has a good fire resistance. This solution is also costefficient compared to other options on the market”, says Girard. It is coated and sealed with one coat of natural oil which acts as a base and topcoat, the number of coats are dependent on the customers aspirations regarding the longevity of the black colour or whether the cladding is preferred to gradually weather and age-gracefully over the years, if it is the latter no further coats are needed on site after delivery. The durability of the Larch itself is impressive and it will last 80 years or more in cladding form assuming the usual guidelines for fitting are followed by the installer.
