PARTENORD HABITAT PLOT A GLOBAL, INNOVATIVE, AND RESPONSIBLE PROPERTY PROJECT At the heart of a dynamic neighbourhood in the Porte de Valenciennes joint development zone (ZAC), the Partenord plot seeks to bring Lille into the third industrial revolution through a mixed project, including the headquarters of Partenord Habitat (Nord Department Public Housing Office), offices, housing, and shops. The project is situated on a plot in a strategic location at the entrance to the city of Lille, at the corner of Rue de Cambrai and Boulevard de Belfort. The building emerges from the ground along both of these roads in three distinct sections: the offices, the headquarters, and the housing, all tied together with a shared foundation.

More specifically, the project includes: - 50 rented housing units - A collection of rented offices, divided into 7 office spaces - 5 retail units on either side of the headquarters -The Partenord Habitat headquarters - A car park with 232 underground parking spaces for housing, rented offices, and headquarters. The Partenord headquarters are situated at the corner of the plot, shining like a beacon over the metropolitan area and ensuring its visibility throughout the Lille region. The project offers a duality between the bold urban façades and the centre of the block, which is sheltered from the city’s hustle and bustle and is an ideal place for users to relax.

On an environmental level, Partenord is fully aligned with the requirements of the Third Industrial Revolution. The multiple balanced outdoor spaces offer pleasant settings for users, tenants, employees, and retailers, looking out onto an environment of biodiversity. The building is adorned with various sizes and styles of terracotta cladding. A feature is created along Boulevard de Belfort, like an urban window with three sides of reflective glass. This mirror onto the city amplifies the comings and goings of local residents. More than just architectural touches, the systems put in place offer functional qualities tailored to each project. The simple urban façade establishes structural and functional integrity to meet project requirements in the clearest possible way.

ENVIRONMENTAL PROCESS On an environmental level, Partenord is fully aligned with the requirements of the Third Industrial Revolution and the energy transition through the pragmatic implementation of suitable processes for the project: recovery and storage of grey water and excess energy, use of renewable energies like solar panels, and optimized electricity consumption, notably through the use of digital radiators. Eighty percent of the rental housing’s winter heating requirements will be covered by the headquarters’ surplus heat recovery (known as excess energy). In recovering this energy, building interconnectivity and performance objectives in terms of operation and maintenance (inclusion of BIM) are challenges that were tackled to achieve an energy transition model for the future.

The project embodies a way of rethinking our means of development and the type of society in which we want to live to ensure each person’s development and liberation.

I - THE PARTENORD HABITAT HEADQUARTERS STRUCTURE AND FAÇADES The general principle of the façade for the project is a cladding system that is unique to each project section: headquarters (and foundation), offices, and housing (except the south façade). This distinction helps to mark out the projects, while maintaining overall cohesion through the use of the same materials, including glazed terracotta and aluminium used in different forms. The urban window looking out onto Boulevard de Belfort is streamlined with the use of a VEC curtain wall system. It comprises two vertical planes (façades of the cafeteria and north rented offices), and a horizontal plane on the underside of the rented offices.

The block offers wide outdoor spaces and terraces on different levels (3rd floor and 6th floor in particular). The proportions and layouts of the gardens and terraces at the centre of the block on the ground floor, 1st floor, and 2nd floor are optimized to encourage occupant use, and to accommodate large trees.

PROJECT AND FUNCTIONALITY The ground floor has an in-ground garden at the centre of the block, a bike shed, a print shop, support facilities, and the atrium. The triple-height atrium is positioned at the corner of the crossroads to mark the entrance to the headquarters. The 1st floor is home to the shared meeting room area. This area can be divided into 6 rooms with mobile partitions. This floor also has a conference room for hosting up to 50 people, and a private dining room linked with a back door. These 3 strong parts of the building share access to a large 175 m², partially covered terrace. The headquarters’ cafeteria is located on the 2nd floor, and the atrium sits at the heart of the headquarters due to its community function and functional quality: double-height leading onto a coworking space on the 3rd floor, and a bright dual-aspect area leading onto 2 separate terraces which are bright throughout the day. On the standard office floors, the project addresses “offices 2030” challenges set by the client: they are mostly shared and feature collaborative spaces. - Ground floor: Trade union offices

It also contains the ducts for utilities, toilets, plant rooms, and rooms for cleaning supplies.

II. RENTED OFFICES STRUCTURE AND FAÇADES The rented offices feature two terraces divided between the office spaces (2nd floor, 4th floor). The envelope comprises aluminium sunshades which are directed according to exposure. There is a harmonized rhythm across all façades, with a 90 cm pitch adapted to the framework of the offices.

PROJECT AND FUNCTIONALITY The office spaces are functional and clear. Like the headquarters, the shared core for the rented offices has been condensed to contain all utilities (human, networks, fluids), as well as shared facilities (toilets, room for cleaning supplies), thus freeing up as much floor space as possible.

III. HOUSING

from the shared corridor, is dedicated to the functioning of the vegetable garden. A terrace on the 7th floor is available for apartment users, in addition to their respective loggias.

STRUCTURE AND FAÇADES The housing building has a simple structure, in line with the rest of the project. Planted terraces are located on the 1st, 4th, and 9th floors. The 9th floor terrace is dedicated to the building’s shared vegetable garden. The vegetable garden faces the centre of the block, protected from the wind, and can be accessed from the shared areas. There is also a ramp to allow people with reduced mobility to access it as well. A sheltered inner space, separate

FUNCTIONALITY The 50 apartments are distributed within the building as follows: 15 x 1-bedroom (1BR), 20 x 2-bedroom (2BR), 10 x 3-bedroom (3BR), and 5 x 4-bedroom (4BR) apartments. - The 1st, 2nd, and 3rd floor of the first level each include 3 x 1BR, 2 x 2BR, and 2 x 3BR. - The 4th, 5th, and 6th floor of the second level each include 1 x 1BR, 2 x 2BR, 1 x 3BR, and 1 x 4BR. - The 7th and 8th floor of the final level each include 1 x 1BR, 3 x 2BR, and 1 x 4BR. - The 9th floor, with the vegetable garden, is divided into 1 x 1BR, 2 x 2BR, and 1 x 3BR. INSULATED RENDER SYSTEMS MEET PART L AND PAVE THE WAY TOWARDS NET-ZERO At a time when the climate issue demands urgent action and leadership by architects and the wider construction industry, Parex makes the case for the fabric first approach and why insulated render systems are one of the most cost-effective ways to upgrade the thermal efficiency of our existing homes and save energy in new-build homes. The latest Part L requirements of the building regulations highlights all new homes will be expected to produce 31% less carbon emissions from 2022 through a combination of fabric improvements, low carbon heating technologies and PV panels. This 31% reduction is the first interim step but by 2025, new housing will be expected to produce 75-80% less carbon emissions compared to current standards. One way to address this standard is by simply taking a fabric first approach. Improving the thermal performance of a building envelope will make a significant contribution to reducing the overall building energy usage, and there should be no need to worry about it over the life of the building.

AN OUTER SKIN External wall insulation systems which combine high performance renders and coatings in conjunction with a choice of insulation products – such as Stone Wool or expanded polystyrene (EPS) – are a versatile, efficient and cost-effective system for any building regardless of the type or age of construction. These systems have the potential to improve the outer skin of a building, add limitless kerb appeal and are an important step in significantly improving a building’s performance through superior u-values, major energy savings and reducing the carbon footprint of the building. In some cases, an EWI system may be the only practical method of achieving significant thermal and aesthetic upgrades.

Furthermore, unlike insulation applied to interior walls, floor space isn’t compromised with an EWI system and installation causes minimal disruption, which is to the benefit of landlords, homeowners and renters alike. Wrap-around solutions such as Parex’s Parextherm External Wall Insulation (EWI) systems – with one of the specialist render finishes – will significantly reduce heat loss though the external envelope and ensure a warmer more comfortable internal environment, whilst at the same time creating a better-looking exterior. In social housing applications, acrylic render systems are widely used due to their high performance, flexible finishes, range of colours and ease of application.

OCCUPANT WELLBEING Our everyday living means that we create large amounts of moisture inside our homes which needs to escape. What we do not want is condensation and damp inside a property which is costly and time-consuming to remove. The installation of a breathable, EWI system to the building can allow the prevention of this condensation, whilst still allowing internal moisture to pass through the EWI system to the outside. All whilst improving the thermal performance and aesthetic of the property and, optimising the comfort of the occupants’ home. Cloaking existing buildings with a new outer skin will have the additional benefit of extending the life of a building. Regardless of the type of EWI solution, these systems reduce thermal losses, have a transformative effect on the aesthetics of a building and will go some way to ensuring UK housing stock is on a path to net-zero by making the fabric of the building as energy efficient as possible. FREE CPD-FEST AT UKCW KEEN TO GET UP TO SPEED ON DIGITAL CONSTRUCTION? A free, three-day programme of seminars and CPD sessions on all aspects of BIM and digital construction is being hosted by the UK BIM Alliance through its partnership with UK Construction Week (UKCW) this year. The first major live event in construction since the end of lockdown, UK Construction Week takes place at the NEC in Birmingham on 5-7 October. The Digital Construction Hub at UKCW will feature more than 30 presentations over these three days, and over 10 hours of learning. Highlights include an interactive workshop from Birmingham City University exploring the usefulness of Augmented Reality as a visual design tool for urban design projects, and a talk on how Kier’s HMP Five Wells project for the Ministry of Justice has provided the perfect storm for digital advancement; with an intelligent client, a digitally enabled and committed supply-chain, technological investment and forward-thinking people. There will be a practical session from one of the leading legal specialists in BIM to review common risks, causes of disputes and how to mitigate them. A deep dive into how Buro Happold has adopted BIM and upskilled its staff will provide very practical advice around skills and development and how they dealt with key legal and contractual risks along the way. Among many other sessions, there will also be presentations on the UK BIM Framework’s standards and guidance, on the national digital twin programme, and on the latest developments from the Seismic II consortium which is working with BIM and digital software vendors to create a new type of platform for the offsite construction of schools, hospitals and other major projects. The student accommodation consists of 360 ensuite bedrooms within 6 and 8 bedroom apartments as well as 75 studio bedrooms. The prominent 100m street frontage wraps itself around two sides of the site. The lower level is anchored by a new retail unit, gym, communal social space and silent study areas, with the upper levels providing the apartment accommodation for the students. To the rear, a large landscaped raised terrace provides external space for the students. An assortment of blue glazed aluminium extrusions gives the building an overall water-like effect which references the historic Victorian public baths in the Bath Row area.

We looked to the area’s local and historic context for the building’s exterior design. CHALLENGE This was LinkCity’s first student accommodation scheme in the Midlands. They were looking to strengthen their development offering and already had hold of a site in Birmingham that was deemed underdeveloped. When RHA were first asked to explore massing studies for the site, it was clear that the site was underdeveloped and that the existing 1970s office blocks had potential under a new asset class. The development sits at a corner section of several major roads leading to the city centre and Birmingham New Street train station. However, the existing building fell flat of providing an accessible, safe and attractive urban environment on this prominent site. Early considerations, such as lack of parking provision, drew us to student accommodation as a solution. However, we needed to ensure there was the justification and the demand for 435 new student rooms in Birmingham. The local planning authority had challenged us to design a high quality building so as not to affect future resource as many other recent examples are not fit for purpose only a few years on. Robert Hirschfield Architects carried out a feasibility study for the site in 2011 and were then appointed as the concept architects that developed the design narrative working alongside Stride Treglown during the planning stages. RHA remained involved through the design and construction phases with the project completing in August 2020. THE ARCHITECTS PERSPECTIVE As a practice, we are known for high-quality residential design, so relished the challenge of applying similar principles to student accommodation within budget. Today, the expectation for quality student accommodation is very high, certainly more so than when we started on the scheme over a decade ago. However, we were confident that we could deliver designs that went above the expectations of the end-user. The prominent site sits just outside the city centre and at a crossroad, so is very visible. Close to all of the city’s higher education institutions, the notable corner location acts as a

DESIGN IN COLLABORATION Having worked with Cassion Castle Architects on several projects over the past 12 years, Pearson Lloyd co-founders Luke Pearson and Tom Lloyd knew that it would be the ideal practice to collaborate with to develop their initial design concept, with the experience and creativity necessary to deliver such a complex project, ensuring continuity of design and the refined quality of the final product. Cassion Castle Architects has a long history of working with individual designers and studios, and the fact that the practice can perform the role of both architect and contractor simultaneously was critical to the restoration. When architects are involved only in the design phase, there can often be a gulf between vision and delivery as the contractor cuts corners, takes easier routes, or is obliged to adapt plans to negotiate unforeseen obstacles. Having Cassion Castle Architects actively responsible for both aspects of the project ensured the design was realistic without any loss of creativity, and that the build remained true to Pearson Lloyd’s initial concept. The attention to detail at Yorkton Workshops is evident in the finished space. Restoring a structure like this – which has been modified, damaged, repaired, added to, and reimagined in countless ways over the last century – demanded a highly adaptive approach. A sequential, linear method of planning and construction would have allowed no room for the unpredictable and exacerbated the challenges encountered, ultimately leading to suboptimal outcomes and greater costs.

Because design and construction could happen in parallel, the restoration of the Workshops became a continuous, iterative act of collaborative making. Together, Pearson Lloyd and Cassion Castle Architects responded to the structure as they took it apart, trialling different approaches and evolving their ideas as construction progressed. This approach has been employed since the dawn of civilisation: by modifying, adapting and extending buildings, sites (and ultimately cities) become richly layered palimpsests of old and new. “Working on design-led projects with an active and invested client is deeply engaging and rewarding from a design perspective. We were blessed with a site that had a lot of existing charm and wonder hidden under the surface, and good enough bones to allow a retrofit rather than a demolition and new-build. Cassion Castle, founder, Cassion Castle Architects said: Being the architect and main contractor was another luxury, letting us fully probe the potential of the building as we went, reacting and adapting to the complex site as it developed through construction. In the end it was the constraints and complexity of the existing site that made the design fly – adding our own chapter to the history of the building rather than rewriting the story from scratch.”

The responsiveness of this approach meant that architect and designer could work together to reconcile the fabric of the building to Pearson Lloyd’s needs, ensuring the finished workspace was tailor-made for the practice. This has proven especially valuable in the wake of the Covid-19 pandemic, as layouts could be easily adapted to accommodate social distancing and more widely distributed working areas for the Pearson Lloyd design team.

A STRATEGIC-WORKPLACE LABORATORY For Luke Pearson and Tom Lloyd, Yorkton Workshops has presented the perfect opportunity to demonstrate Pearson Lloyd’s design philosophy in action – by applying it to their own workspace. Over the last 20+ years, the studio has dedicated itself to ‘Making Design Work’ – identifying and building functional, beautiful and efficient products, environments and systems that respond to the challenges of the day and enhance our experience of the world. Yorkton Workshops reaffirms this commitment. Although the space is tailor-made to meet the needs of a modern-day design studio, Luke and Tom have ensured it is not locked into that role. For them, the restoration of Yorkton Workshops represents not only an investment in Pearson Lloyd’s future as a design practice, but in the creative fabric of London as a whole. Yorkton Workshops is effectively future-proof: it can accommodate single or multiple tenants, internal spaces can be modified to openplan or enclosed as needs change, and it is readily adaptable to manifold workplace typologies – as the ease with which Pearson Lloyd have made it Covid-secure demonstrates.

This flexibility, coupled with the sheer size of the building, have proved hugely beneficial in the creation of an effective socially distanced workplace. Pearson Lloyd’s team of 12–16 people are now spread throughout a building with scope for up to 30. They have developed new desking solutions in-house that make working and collaborating at a distance easier, and, like many organisations emerging from lockdown, Pearson Lloyd has incorporated its learnings into the studio’s modus operandi, with home working and remote meetings now a permanent part of its everyday operations. Flexibility is also key to one of the workshops’ primary functions. As one of the leading studios in the design of workplace furniture and systems, Pearson Lloyd wanted a space at a scale where they could road-test new design concepts, prototypes and workspace solutions at scale – a real-world lab for their ideas. Featuring a number of their own furniture designs, Yorkton Workshops is in effect the realisation of Pearson Lloyd’s own thinking about ‘People, Place and Product’ – designed workplace strategy in action.

RETROFITTED, RECLAIMED, RECYCLED Spanning five former stables-turned-workshops on Yorkton Street, Yorkton Workshops is set in an area with a long association with making and manufacture. Today, most of the premises once occupied by furniture makers, musical-instrument artisans, wood turners and other craftspeople have been replaced with residential units. The restoration of Yorkton Workshops is thus an act of preservation, reinvigorating the area’s design heritage, and linking Pearson Lloyd to a lineage of making that dates back over a century.

When Pearson Lloyd acquired the building in 2017, it was a mess; a haphazard collision of old and new, with a mishmash of overlaid alterations and adaptations that had been made over the decades. Part of the Victorian building had been replaced with a modern utilitarian structure some time in the 1990s, likely in response to a fire, leaving 6,000 sq ft of usable – but uninspiring – space. As a former workshop block that had housed an assortment of makers and craftspeople for centuries, it had a heritage that Luke Pearson and Tom Lloyd identified with and wished to continue, but it was ill-suited to the needs of a multifaceted 21st-century design studio operating internationally.

elements of the external envelope, including the concrete ground-bearing floor slabs, were upgraded to modern standards and new roofs were added throughout. Natural cross-ventilation prevents overheating, whereas north-facing window openings and -east -and south-facing roof lights with integral blinds reduce solar gain. The need for air-conditioning has been overcome by the inclusion of naturally cooling exposed-masonry walls. Low-energy lighting has been installed throughout – powered with renewable energy supplied by a photovoltaic array on the roof. The finished building imaginatively matches form to function.

The easiest approach would have been to knock it down and start from scratch, but Cassion Castle Architects and Pearson Lloyd agreed that restoring and retrofitting the building – although much more challenging and architecturally complex – would be a far more sustainable, low-carbon approach, as it would preserve the embodied carbon in the existing structure. On average, between a third and a half of a structure’s carbon emissions are concentrated in the construction phase, so the reuse of a building has significantly less impact than a new-build.

The domestic-scale Victorian part has been adapted to house more intimate studio activities such as meetings and events, whereas the larger and more open 20th-century factory wing holds the Pearson Lloyd workshops and primary studio space. A central entrance lobby holds a bespoke industrial steel staircase painted bold red, which grabs the eye from the moment of entry. This leads up to the first floor studio space and meeting areas – generously spacious thanks to raised ceilings – and to an outdoor garden and roof terrace that act as a bridge between the building’s functions and eras, allowing the two wings to be

Two component solvent-free epoxy adhesive Mapei Eporip was then used to repair any cracks. The full Mapefloor System 31 was then used to create a durable, non-slip finish flooring. This multi-layered epoxy system includes Primer SN, a two-component epoxy primer to protect and coat the substrate and promote adhesion. Quartz 0.5 was applied to the primed area while still wet to create a suitable surface key for the Mapefloor I302 SL to bond onto. Once hardened, any excess quartz sand was removed and Mapefloor I 302 SL was then mixed with Mapecolor Paste in Tin Grey to create a shade to fit the requirements. Once mixed, it was then applied with a medium piled roller for a smooth surface.

THE QUADRANGLE ALUK FENESTRATION SOLUTIONS TRANSFORM THE QUADRANGLE IN CHELTENHAM The Quadrangle building in the historic heart of Cheltenham, once a 1970s landmark, has been completely transformed into a contemporary mixed-use commercial development featuring exclusively AluK window, door and curtain walling systems. Designed by AWW Architects from their Bristol studio and completed by Beard Construction, it now features an inner courtyard, ground floor retail space, four storeys of open plan workspace and the town’s first rooftop restaurant. The fenestration package was absolutely key to retaining the design language of the original building within a more contemporary aesthetic, whilst also meeting the requirement for improved thermal efficiency, more natural light and better natural ventilation.

Having been impressed with the design and quality of AluK products on previous projects, AWW specified a comprehensive mix of AluK systems at the Quadrangle – the SG52 capless curtain walling system to give a frameless appearance to the retail façade, the more conventional SL52 capped curtain walling system for the courtyard area and rooftop restaurant, the GT55 system for the entrance doors, and the tried and trusted 58BW window system for the 400+ windows fitted into the existing openings around the façade. The entire fenestration programme was carried out by AluK fabricator Aluminium Sashes, which used its extensive experience in the repair and replace sector to overcome the challenges inherent in surveying, fabricating and fitting windows into openings which, in many cases, were irregular in shape and form and not aligned with the concrete slab finish. Aluminium Sashes worked closely with AluK at planning and detailed design stage to achieve the contemporary look for the façade that the client and architect wanted. For example, where the original windows had a transom and modesty spandrel panel below, the slimmer sightline replacements replicated the line of the transom but with fritted glass below to provide a similar level of privacy with more natural light. They also designed a solution for fixing the anthracite grey windows to the metallic bronze louvre sections specified to break up the uniformity of the façade, give users the option of manual ventilation and to provide fresh air and exhaust points for the AHUs. The reinforcing bar in the windows has effectively become the carrier bar for the louvres and gives the impression that there are two colours in one window panel.

Dan Basey, Project Architect at AWW, is delighted with the fenestration outcomes. He said: “Being able to work so closely with AluK and Aluminium Sashes at both design and construction stages enabled us to realise such a successful project. The integration of the distinct colour palette and finishes was a key driver of the scheme. The metallic bronze finish works really well with the more neutral anthracite grey, whilst also being sympathetic to the existing colour palette of the Regency-era buildings in the context of Imperial Square. “An integration of both natural and mechanical systems to the rear of the windows’ louvre system is a simple but effective detail that seeks to improve the user-experience of those working in office spaces. This will hopefully become a well utilised feature as more attention is given to improving the air quality of our internal workspaces going forward.” The fenestration choices were integral to the BREEAM Very Good Rating which has now been awarded to the Quadrangle. Dan Basey added: “The recyclable aluminium windows from AluK contributed to a BRE Green Guide A materials credit, while the 1.4W/m2K U-Values reduced the energy demands. The glazed façade with integrated louvres helped achieve both the BREEAM HEA 01 Views Out and Daylighting and the BREEAM HEA 02 Indoor air quality ratings.” Sean Anderson, Managing Director of Aluminium Sashes, commented on the project: “Lots of fabricators shy away from commercial repair and replace projects like the Quadrangle because of the complexities involved, but we actually thrive on the

challenge. Even when we were faced with things like a downstand beam within the structural opening of some of the windows which created a really awkward head detail, we were able to integrate areas of fritted glass to disguise it with ease.” AluK’s National Sales Manager Neil Smith added: “Quadrangle is almost a showcase for the AluK product range and our collaborative approach with customers and specifiers. 150 BISHOPSGATE THE SENSITIVE RENOVATION OF A LISTED BUILDING Located in the city of London, 150 Bishopsgate is based in London’s Square mile in a conservation area with some fine examples of Victorian architecture on display. The 43 storey tower rises above the nearby historic buildings and shopfronts in striking juxtaposition. Listed buildings in the middle of a site where you want to build a new multi-storey luxury hotel and residential development can be a “fly in the ointment” for architects and developers. In the case of 150 Bishopsgate, the buildings on Devonshire row, including an original Victorian shopfront that had to be preserved and sensitively renovated and some new sympathetic replacement shopfronts as well as replacement windows and doors for Devonshire House had to be carefully managed to maintain their historic integrity. George Barnsdale’s experience of designing authentic timber windows and doors for historic buildings on commercial developments such as this one is well established and made them the ideal choice for this project. “Initially, the project looked quite straight forward compared to the very high specification requirements of other large projects we were working on at the time,” said Hayden Darley, Technical Director. “However, the complexities of the job came to light once we started to survey the building and discuss the architect’s exacting visual requirements.” As with any old building, the openings are not square meaning that fitting the sliding sash windows can result in varying amounts of frame to be visible. Mitigating for this meant many months of design

“This wasn’t straight forward,” Hayden continues. “We were not able to drill holes in the existing cast columns either side of many of the window openings so had to come up with innovative solutions to this and get them approved by the wider team.”

KAWNEER GLAZING SYSTEMS HELP WITH A WELSH TOWN’S REGENERATION HIGH PERFORMANCE CURTAIN WALL AND DOOR PRODUCTS BY KAWNEER FEATURE ON THE TAFF VALE REDEVELOPMENT IN PONTYPRIDD Aluminium glazing systems from leading UK manufacturer Kawneer were specified by key supply chain partner DarntonB3 Architecture for the redevelopment at the heart of the regeneration of a South Wales town. Multiple curtain wall and entrance door products from Kawneer were specified on the three buildings that comprise the £40 million Taff Vale redevelopment in Pontypridd. Kawneer’s AA®110 capped and SSG (Structurally Silicone Glazed) curtain wall and thermally-superior AA®720 doors feature on several storeys of two office blocks whilst the AA®110 capped curtain wall product has been used on the ground floor of the statement community building.

In addition, Kawneer’s AA®190 TB entrance doors were installed on all three buildings over nine months by a team of up to 20 operatives from specialist sub-contractor Dudley’s Aluminium for main contractor Willmott Dixon. Dudley’s won Willmott Dixon’s “Overall Partner Award” for this project at their Supply Chain Awards. Rhondda Cynon Taff County Borough Council commissioned Willmott Dixon to develop the ambitious project to kickstart Pontypridd’s resurgence, providing much-needed space for employment and for the community. All three buildings at Taff Vale share the same reinforced concrete basement and podium design. The two office buildings are similarly designed five-storey, steel-framed blocks.


Transparency in the buildings was important, particularly at ground levels, and the Kawneer curtain walling provided clean, slim lines. The office-led scheme will boost local employment and increase footfall to Pontypridd town centre, with the ambition of making the town centre more appealing to new businesses. The main community building containing public facilities, a library, council offices, leisure and fitness centre, retail unit and café, is an architectural feature and is consistently more complex, featuring a curved on plan facade. Constructed using steel, in-situ cast reinforced concrete, brick, glass, prefab timber units and individually sized and shaped zinc shingle panels, its roof structure is unique and visually impressive.

KAWNEER of efficient drainage was a particular consideration. The mulliondrained Kawneer glazed curtain wall which completes the exterior of the main community building at ground-floor level was also installed at a 16° angle that falls back on itself. The DarntonB3 project architect said: “Kawneer is known to us. We have used their systems before and would specify them again. “Transparency in the buildings was important, particularly at ground levels, and the Kawneer curtain walling provided clean, slim lines. Sustainability was also a factor in the selection of building products.” A sustainable construction practice was designed into the project as an important part of achieving a BREEAM “Excellent” rating. Elements included photovoltaic panels on the roof of the two office buildings, rainwater harvesting tanks in the plant rooms, and the use of several prefabricated, modular elements, such as the timber cassettes forming the community building façade. The project team also made use of BIM to track and measure its progress towards achieving the BREEAM target. www.kawneer.co.uk

Its semi-monocoque design curves in two directions via a steel frame which connects to the reinforced concrete core. The frame supports prefabricated timber cassettes that are bolted back to the steel. Thin timber planks are used to form the curves of the façade and individual zinc shingle panels (6,345 in total) are fixed using a clamp to form the outer face. Creating a project with unique design features comes with its own set of challenges, and unsurprisingly the construction of the façade was one of the project’s most difficult elements. Due to its curvature, the façade angles out in places, creating a twometre overhang from the base of the building. The design means there are areas where the windows are almost tilting back on themselves so the importance

’WHY SPECIFY POWDER COATING’ BY WOJCIECH BROZYNA - MD OF ALUPROF UK Powder Coating continues to be specified as just a colour. Whilst this approach works well in many instances, especially where there is a substantial supply chain, there are instances where coatings may be applied incorrectly. If a robust specification is not in place, this could cause issues with the finish in a few years after installation. Architectural powder coating is a twostep process, the cleaning and pretreatment of the aluminium and then the powder coating itself. Only when both processes are correctly specified and completed, with suitably sourced materials for the location of the project, can the project be deemed to offer a sustainable powder coating solution. Projects often carry not just extrusions but preformed sheet pressings cills, preformed column casings and often aluminium sheet used in composite spandrel panels. These are often powder coated in different locations which can introduce shading issues between batches, or indeed manufacturers of different powders. To further complicate matters, should aluminium castings need to be coated, these may be coated in a further coating facility. The key to success is to discuss the finishes of various suppliers of materials and agree a common specification. Quality control can be achieved by recognising what variations in finish might be acceptable by agreeing up front both the colour variance and gloss variance on the proposed finish. The main issue is that being prepared for potential colour variation means that this could be potentially controlled to a degree to minimise its effect. The main parts of any powder coating specification should contain, details of the pretreatment system to be used, the colour specification, the gloss level and the class of powder to be used. If there are to be parts of the facade that are going to be coated in different plants, such as the addition of aluminium pressings or spandrel panels, the manufacturer of the powder would help further minimise colour variation. Aluprof are licence holders of QUALICOAT, a globally recognised standard for powder coating procedure and quality. This association recognises the need for quality of the pretreatment systems, the architectural powder colours and the application quality. The association therefore licences both producers of the powders, the pretreatment systems and applicators to ensure that quality levels are attained and maintained. Regular inspections of QUALICOAT licence holders are undertaken by third party test houses. This is a crucial cornerstone of membership of QUALICOAT and something that Aluprof are proud to offer on all specifications.

So, starting with the pretreatment specification, sometimes referred to as a conversion coating of the aluminium, either a chrome free or chrome-based system can be used for most locations. The main aim of this pretreatment is to completely seal the aluminium substrate to stop oxidisation and also to provide a key for the powder to adhere too. Alternatively, a thin anodised finish can be used prior to powder coating which offers a more robust pretreatment. There are also variations of pretreatment options when it comes to specifying projects near the coast when a ‘Seaside’ class of pretreatment can be used which incorporates a longer or deeper aluminium etch process in its application to remove aluminium substrate contaminants. Whilst a colour specification may seem fixed, there are variances that need to be considered. Different powder manufacturers of the same RAL colour could vary in shade, indeed, even using the same powder manufacturer with different batches of powder there can be a very slight shading difference. The key here is to agree an upper and lower shading specification, if appropriate, or better still try to specify the powder manufacturer to minimise any colour variance if products are to be produced in different powder coating applicators. In addition to colour there are a range of gloss levels available, these are generally referred to as, ‘matt’, with a 20% and 30% gloss level, ‘semi-gloss’, having approximately 60-65% gloss level and ‘full gloss’ with 80% gloss level. As with colours, gloss levels across powder manufacturers vary so care should be taken to agree upper and lower limits so that when the products are placed together there is very little variation.

Powders also come in various grades, all offer a long-life expectancy, but higher grades, or classes of powder offer greater colour fastness when subject to UV light and better gloss retention. Gloss can be lost as a result of airborne abrasion as well as UV degradation. Typically, we see Class 1 powders used in the UK with some high rise and prestigious projects opting for more resilient Class 2 powders. Class 3 powders are generally not used in the UK and are specified in harsher environments such as in the equatorial regions.

finishes so are able to advise on the correct specification. By being aware of the potential issues that could be raised on what is the most visible aspect of an aluminium facade, the finish specification is crucial to a project being completed on time and in the right quality.

Powder coating can also be specified to accurately replicate anodised finishes. This option is more cost effective than anodising and offers a consistent shade across all profiles. Powder coating can also be supplied using a sublimation process which offers wood grain, stone or concrete effects, in fact virtually any texture can be created. The sublimation process is covered by a QUALIDECO licence which is part of the QUALICOAT label for special finishing.

On a final point, it has been proven that not all aluminium composition is the same, especially as we begin to use more recycled content in our aluminium extrusions and this can effect the long term stability of the substrate. Trace and tramp elements present in alloys need to be carefully monitored as these can have an effect on the sustainability of the final coating. Fortunately, with today’s modern and accurate spectrometers the materials present in any alloy can be determined as well as the percentage of each material’s occurrence in the alloy as every type of alloy element has its own colour. Aluprof have very tight specifications as to what is acceptable in the bulk billet prior to extrusion to maximise a powder coated products life expectancy.

So, the answer certainly is a yes, on any project, the architectural powder coating needs to be specified clearly, not only for the visual aspect of the finish looking correct, but for the finishes ability to offer a long and sustainable life. Aluminium surface pretreatment or conversion coatings are crucial to this long-life expectancy. It is important to note that all powder coatings are porous and do let air and water vapour permeate through them, if a pretreatment process is poor or worse nonexistent, in time the aluminium substrate will oxidise and the powder coating will simply flake off.

P C HENDERSON’S SLIDING DOOR HARDWARE SPECIFIED FOR LUXURY HOTEL IN SHANGHAI’S NEW NATIONAL EXHIBITION AND CONVENTION CENTRE P C Henderson’s sliding door hardware has recently been specified for a luxury hotel built within Shanghai’s new National Exhibition and Convention Centre (NECC) in China. Built in 2019, the Intercontinental Shanghai Hongqiao NECC features 536 rooms across 10 floors and is the only hotel to be located within the NECC. BETOCARE UK

BETOCARE UK CASE STUDY: THE UNIVERSITY OF BIRMINGHAM SCHOOL OF ENGINEERING BUILDING THE PROBLEM BETOcare UK was first approached by Willmott Dixon in relation to its project at The University of Birmingham in July 2019 when a concrete sub-contractor has struggled to deliver the required standard of finish on an early part of the project; a concrete stair core in the basement. Delays affecting the vehicles transporting the concrete to site, as well as poor compaction, caused a cold join to form within the core, which created a sub-standard aesthetic finish on the £50,000 section.

atrium at the heart of the building, and there were extremely high specification requirements for the concrete finishes throughout. “One of the key aims, and part of the educational vision, was to expose the building’s frame in as many areas as possible – columns, beams, atrium, stairs, bridge sections as well as specialist features. So it was critical that the look of the concrete was excellent. I think it’s fair to say that this was not the start that anyone had hoped for, particularly given that the building was set to be the home of some of the UK’s leading engineering research talent for many years to come.”

POTENTIAL REMEDIEs Understandably, it was a cause for concern among all those involved, not least Jack Brooker, Senior Building Manager, Willmott Dixon, who oversaw all of the exposed concrete features across the project: “Exposed visual concrete was a crucial part of the overall architectural vision, centred around a four-storey

Various options were considered to rectify the problem, and given the high standard of finish required, the drastic step of demolishing and re-casting the entire section – over 400 square metres of concrete in total – was one considered.


BETOCARE UK

One of the key aims, and part of the educational vision, was to expose the building’s frame in as many areas as possible. However, whilst this solution offered the possibility of improving on the finish during the second attempt, it presented the issue of significant delays at the very start of a 12 month project, not to mention the major environmental consequences of doing so. As a result, Willmott Dixon decided to further explore some less common and more innovative alternatives to resolve the issue, and it was as a result of this work that BETOcare UK was consulted. BETOcare UK Director James Lewis: “When we first visited the site, there was, understandably, considerable concern. The finish of the section was poor and there was a very visible undulating line all along one concrete section. However, such issues are common problems, and I immediately knew it was one that we could easily remedy.” The initial consultation was followed by the BETOcare UK team undertaking a small test sample in situ to demonstrate what could be achieved, a process which took two days. No fewer than five Clerks of Work from the University reviewed the test sample, and together with the Willmott Dixon team, it was agreed that the BETOcare solution was the best way to resolve the issue. Jack Brooker: “There was an immediate sense of relief amongst the team. We’d found a solution that our client was not only happy, but delighted, with, but the BETOcare approach meant that we had negated the need to knock down a perfectly structurally sound core. The environmental – as well as financial costs, delays and associated impacts – of doing so would have been significant.”

BETOCARE UK Sustainability is very much at the core of Willmott Dixon’s approach as a business (it has been a net zero / carbon neutral business since 2012) and has committed to all of its new buildings and major refurbishments being net zero operational carbon by 2030.

BETOCARE UK ARRIVES ON SITE Once the BETOcare approach had been agreed, it was then a case of waiting until the later stages of the project when the building was watertight to bring the BETOcare UK team in to work their magic. This also meant that all of the project’s visual concrete work could be assessed and any additional issues included in BETOcare’s corrective work, if needed. In the summer of 2020 work commenced on site. The BETOcare approach enables the full range of common concrete imperfections to be corrected, from water damage and staining, to cold joints and faults, as well as post-construction damage or errors such mis-placed bolt holes. In addition to the original problem section of the basement core cold join, BETOcare addressed many of these common issues as part of its work on the project. BETOcare UK’s work on the project focused on using lime-based fillers and specialist colour-matching techniques combined with specialist craftsmanship and expertise. The approach was pioneered in Germany approximately 15 years ago and BETOcare UK is the only company to be licensed to use the approach and products in the UK, also undertaking work internationally. Its growing reputation has led to its implementation in an

increasing number of high-profile projects including Tate St Ives, award-winning Faylands House and the Investcorp Building at St Anthony’s College at The University of Oxford. Jack Brooker: “The work with the BETOcare team was very collaborative and they were great to work with at a time when there was a lot of pressure to stick to schedule. For example, we had a very tight window to get the concrete work completed in the main atrium before the underfloor heating was installed, and only a few days’ use of the spider cherry picker required to enable the work. If there had been delays in BETOcare finishing the work, it would have had a significant knock-on effect. “There is a real art to the work they undertake, and they were extremely adept producing a very high quality finish, but also knowing when to stop, which is vital as concrete finishes tend to be a very subjective area.”

THE RESULTS “Overall, I would say that we saved a six-figure sum by using BETOcare to resolve the visual concrete issues we had with, and that doesn’t include the financial costs that would have been associated with the considerable delays we would have seen with other, more traditional, resolutions to the problem” says Jack Brooker, Senior Building Manager, Willmott Dixon. The environmental benefits to using BETOcare were also important to Willmott Dixon, which had also used blended concrete mixes to help achieve BREEAM (Building Research Establishment Environmental Assessment Method) credits. But perhaps most important of all, for a company that prides itself on the longevity of its relationships with clients, Willmott Dixon was also very keen that the completed work met the client’s expectations. “The finish of BETOcare’s work was outstanding, but ultimately as with any project, it is the client that decides what is and isn’t acceptable, and the University’s project manager was closely involved during every stage. He was very fair and reasonable, but his standards were high, and we knew that both the finish and the integrity of the work had to be high. Thankfully, he was delighted.” Jack concludes. The School of Engineering building project was Willmott Dixon’s sixth project for the University of Birmingham in four years. www.betocareuk.com

A PEOPLE-FIRST APPROACH REVOLUTIONARY LEISURE CENTRE SET TO BOOST FITNESS AFTER LOCKDOWN A STATE-OF-THE-ART leisure centre has completed in Hornchurch, East London for Havering Borough Council and Everyone Active, creating a multi-purpose, accessible space for the local community. Designed by sports and leisure experts GT3 Architects, and delivered alongside Metnor Construction and Paragon BC, Harrow Lodge Leisure Centre opened to the public earlier this year in line with government guidance. Spanning two floors and covering more than 6,000m2, the facility replaces the existing Hornchurch Sports Centre. The flexible space accommodates a wide range of different leisure activities including an impressive 25m eight-lane pool complete with 250 seat viewing gallery, wet changing village, sauna, steam-room, and an onsite café opening out onto a public plaza. Associate director and project lead at GT3 Architects, Suzanne Blair, said: “Harrow Lodge Leisure Centre has been designed with a ‘people-first’ approach. We really wanted to deliver a modern yet accessible centre that offers fitness, leisure, and social opportunities for everyone in the community, while supporting wider activities in the park. “We therefore worked closely with the design team, Everyone Active, Metnor, and Paragon – to deliver an inclusive facility for everyone to enjoy. We’re really proud of this project and we are certain that it will benefit local people for years to come. A separate specialist learner and dive pool has been installed to offer increased flexibility for the centre. A movable pool floor will also facilitate a range of activities, from baby and toddler classes through to diving lessons, aqua aerobics, and group wheelchair access. GT3 Architects also worked with world-leading pool expert Myrtha Pools to deliver the outstanding facilities – utilising the firm’s innovative prefabricated steel tank technology to create the custom pool.

CORRIDORS REFRESHED WITH YEOMAN SHIELD WALL & DOOR PROTECTION Following in the footsteps of a string of successful installations at the Northern General Hospital, Sheffield, Yeoman Shield products were again chosen as part of the refurbishment of the hospital’s Firth C & D floor corridors.

Beneath the handrail 2mm thick FalmouthEx Wall Protection Panels were fixed to offer low level protection. A cream colour was chosen for the panels accompanied by Mid Grey Corner Protection Angles to keep a light and airy feel to the scheme.

With the need to refresh the interior walls and doors, as well as future proof them from further damage and marking, a variety of products from Yeoman Shield’s range were employed.

Pete Trenchard, who specified and project managed the scheme on behalf of Sheffield Teaching Hospitals added “When carrying out improvements and refurbishment of the corridors, in line with the STH standard colour scheme and standard fit out, I was keen to incorporate the Yeoman Shield range of products to achieve a long-term solution.

Corridor doors, which are on the frontline when it comes to impact damage, were fitted out with Yeoman Shield Door Edge Protectors and PVCu clad glazing beads, both in a graphite colour. Contrasting Mid Grey Door Protection Panels were installed to both sides of the doors with vulnerable architrave and framework also protected by Yeoman Shield products. This comprehensive, fire rated, door protection system will extend the life cycle of expensive fire doors helping to keep them in good working order. Yeoman Shield Guardian Handrails in the same colour scheme were fitted along the hospital passageways. Bespoke metal brackets were manufactured by Yeoman Shield to implement the spanning of the rail over pillars through out a glazed corridor.

MORGAN SINDALL CONSTRUCTION TO EXTEND TRAILBLAZING THOMAS TELFORD UTC IN WOLVERHAMTON A pioneering Wolverhampton school at the forefront of providing young people with a unique combination of excellent academic achievements alongside first class preparation for future careers is set to be extended by Morgan Sindall Construction. The main contractor has been awarded a £12.5 million contract to expand Thomas Telford University Technical College (UTC) by the Department for Education (DfE), and the Thomas Telford MultiAcademy Trust which operates the UTC. Funding for the UTC is from the DfE with a contribution from the City of Wolverhampton Council. Based at the University of Wolverhampton’s Springfield site Europe’s largest construction education campus - the expanded UTC will be built alongside the institution’s School of Architecture & the Built Environment (SOABE), and the new National Brownfield Institute which is currently being developed. Designed by Associated Architects, the 4,500 sq m extension comprises a three-storey teaching building and a separate sports hall facility with a reconfigured and enhanced external social space and multi-use games area. The design is sympathetic to the Springfield conservation area and features a profiled metal cladding system with a sawtooth pitched roof. The work will enable the school to increase its intake by 450 additional pupils taking the total capacity to 1,050, while supporting at least 50 additional roles for teaching and support staff. The expanded sports and activity spaces will facilitate the delivery of a full secondary academic syllabus, allowing pupils aged 11-18 years old to be taught at the UTC. Crucially, students will also study a range of technical options in the built environment, including architecture, design and innovation. The Principal of Thomas Telford University Technical College, Av Gill said: ‘We are extremely excited by this opportunity to bring a gold standard in education to Wolverhampton and are very happy

600-year-old Chester Cathedral, are two Georgian buildings which have been carefully and sympathetically renovated to become ‘Abbey School for Exceptional Children’. Grade II* Listed and within the surrounding conservation area, Cheshire West and Chester Planning Authority, Chester Cathedral’s Fabric Design Committee and Historic England had to be consulted and approve any changes that were to be made to the buildings. The townhouses were built on land belonging to the Dean and Chapter of the Cathedral, between 1754 and 1760. Some of the most striking external features are the windows; fine examples including 12-pane Georgian box sashes, as well as a couple of tripartite 4-12-4 pane sashes. Most of the windows were original

BULL PRODUCTS PROTECTS RIVERSIDE LANDMARK 80 STRAND Bull Products, a manufacturer of life-saving fire protection equipment, has installed its Cygnus 1 Wireless Alarm System at 80 Strand in London. The former Shell-Mex building is currently undergoing a refurbishment project to provide 156,000 sq ft of flexible floorspace featuring stunning art deco features, contemporary spaces and riverside views. The Cygnus Alarm units have been installed to protect the building during the refurbishment project. Due to the careful restoration of original art deco features, round the clock protection was required to ensure comprehensive safety of the site and its workers. Working in partnership with Trident Electrical, Bull Products provided Cygnus fire alarms, extinguishers and trolleys across different levels of the 12-storey building. THE IMPORTANCE OF ACOUSTIC PERFORMANCE As offices begin to hum back to life following the conclusion of the government’s official ‘work from home guidance’, Marcus Parnham, Commercial Director for Profab Access, explores the increasing focus being placed on commercial office design, including the passage of sound, to create productive working environments. COVID-19 has undoubtedly had a radical impact on the expectations and requirements of commercial offices. Creating functional, adaptable and ergonomic environments that are designed around fostering employee productivity, whilst also providing individuals with the privacy and space to work in isolation, is essential.

From group discussions and presentations, to individual research projects, the modern office environment must support a wide range of tasks and working habits, with its interior structure at the centre of achieving this. Here successful acoustic management is essential, particularly for areas such as boardrooms, interview rooms or meeting areas, where privacy is paramount. Blocking out background noise throughout an entire office will also help to decrease distractions, subsequently enabling employees to concentrate better, as they continue to make the transition back to busy office environments. Approved Document E, which outlines the Government’s guidance on compliance with the Building Regulations, details a comprehensive set of requirements for building components in a variety of settings, and should be the starting point for architects and specifiers looking to achieve the highest standards of acoustic performance. As defined within Approved Document E, any corridor wall or door, including riser doors, must have a minimum mass per unit area of 25 kilograms per square metre, or achieve a minimum sound reduction index of 25 decibels. Such components must be tested in laboratory conditions according to BS EN 140-3, by a UKAS accredited third party facility. By exceeding these minimum requirements through the specification of access solutions that deliver superior performance, architects can not only create efficient working environments, but successfully futureproof the building against potential future legislative changes. For example, professionals should here consider steel doors, riser doors and access panels that surpass the requirements set out in Approved Document E, whilst also offering a number of additional benefits. This includes the specification of steel doors that are available with an acoustic rating of over 50 dB, in addition to riser doors that are manufactured to over 40 dB and access panels over 30 dB.

However, achieving a consistent visual appeal is just as important when creating an effective and welcoming workplace. Here, riser doors can be painted or clad in a number of materials to support architects and specifiers in achieving either a discreet or distinctive visual appeal, dependent on the chosen interior design scheme. This includes the specification of riser doors that can be clad in materials such as stone, marble or ceramic tile, to create a unique finish that achieves a visually impacting design for any project. ARCHITECTURAL POWDER COATINGS THE FACTS ABOUT FIRE By Angus Mackie - QUALICOAT UK & Ireland Chairman There has been a great deal of discussion that has taken place of late over the combustibility of the external envelope of some of our high-rise dwellings where aluminium composite panels (ACM) containing flammable cores have been used. These panels are in the process of being removed and replaced to meet stringent new standards. Insurance companies, mortgage providers and other property stakeholders have also had their part to play to mitigate risk and have forced building owners to check for ACM and other issues such as areas of timber decking. All this will ensure a safer building stock for our city’s high-rise dwellings. The surface spread of flame on a high-rise dwelling can cause fire to spread quickly from floor to floor and legislation is now in place to ensure construction designs slow down the spread of a fire through the building envelope, or to stop it altogether, by correctly specifying the materials used in the building project. As a result, new and refurbished buildings deemed to be high-rise, over 18m in England (11m in Scotland), will be considerably safer. Of late members of QUALICOAT UK & Ireland have seen a rising number of powder coating specifications that request an ‘A1’ classification for combustibility under BS EN 13501-1.

When traced back through to the specifier, the origin of this requirement largely stems from property stakeholders who are misguidedly attempting to mitigate their risk by exceeding the current guidance, standards and legislation currently available. This can add both complexity and costs to projects without any benefit or reduction of risk. When applied at standard industry thicknesses, architectural Polyester Powder Coating (PPC) achieves an ‘A2-s1,d0’ classification. This classification is required for compliance to the amended Building Regulations 2010 (Approved Doc B: Fire Safety) Nov 2018 and accepted as providing the necessary protection from the surface spread of flame on high-rise construction and other legislated buildings. Ultimately, PPC does not promote combustibility or fire spread when tested to BS EN 13501-1. This is further supported by the testing required for London Underground approval, often lauded as a barometer of fire safety. This requires compliance to EN 45545, where spread of flame is measured objectively (ISO 5658-2) unlike BS EN 13501-1 which involves visual assessment only. Furthermore, PPC smoke production is extremely low or non-existent (s1) with no flaming droplets (d0). On the chart of combustibility, ‘A2-s1,d0’ sits just under the ‘A1’ classification.


QUALICOAT The fire classes stipulated in BS EN 13501

Of late members of QUALICOAT UK & Ireland have seen a rising number of powder coating specifications that request an ‘A1’ classification for combustibility under BS EN 13501-1. It is important to assess the cladding system holistically and not just the performance of the constituent parts under BS EN 13501-1. The predominant fire test for the whole external cladding system is BS 8414. This provides a route to compliance for buildings over 18m that are outside the scope of Part B regulations. This requires materials to meet the performance criteria given in BRE report BR 135 which measures whether the cladding build up is deemed safe for buildings at elevated height. The test itself involves a 9m high wall with a complete cladding installation, including the fixing of panels and insulation. It is therefore a through-the-wall test When tested to these stringent fire safety standards, PPC performs as well as anodised and pre-coated aluminium sheet material. The three images for each of the tests show the cladding after the test, then with cladding removed and then with insulation removed to show the membrane. A blanket specification of ‘A1’ restricts the choices of colour for the facade, also it will no doubt incur increased supply costs and shows a lack understanding of the standards and current best practice. But, irrespective of whether aluminium cladding is ‘A1’ or ‘A2- s1,d0’ classified, the critical aspect is to ensure the

full system is specified, configured and installed correctly. This ultimately governs all safe cladding installations. In closing, QUALICOAT UK & Ireland firmly believe that the ‘perceived’ reduction in risk is not necessarily mitigated by moving from ‘A2-s1,d0’ classification to ‘A1’. Members of QUALICOAT UK & Ireland believe education on the subject is required and will be approaching the relevant property stakeholders, such as insurance companies, local councils, developers and building funders. QUALICOAT UK & Ireland will make representation to protect the industry, to ensure specification freedom and to negate unnecessary surface finish costs. THE TURKISH FLYING CARPET ALPER AYTAC’S GOLDEN HORN LIBRARY WINS ARCHITIZER A+AWARDS Alper Aytac’s design for the Golden Horn Library was selected as a 2021 Architizer A+ Awards Jury Winner in the Institutional - Unbuilt category. The Golden Horn Library will be located in Galata, a historic neighborhood at the crossroads of Istanbul, Turkey’s cultural and visual memories. The Galata District was once the Genoese quarter of the city and was surrounded by its own city walls and towers. Today, nearly all the walls are gone, but the iconic Galata Tower remains and provides the district with its identity. The Golden Horn Library looks across the waters of the Golden Horn to the Historical Peninsula, overlooking the seven hills of Istanbul, each hill crowned with its own monument. Views include Hagia Sophia, Nuruosmaniye Mosque, Suleymaniye Mosque,

The Golden Horn Library is a beacon of knowledge in the city of Istanbul.

The Cistern of Mocius, Fatih Mosque, and Yavuz Selim Mosque to the southeast, and Mihrimah Sultan Mosque to the northwest. These seven hills represent the history of old Constantinople, surrounded by historic city walls. Views of the dancing domes of the seven hills, and the iconic Galata Tower, provide a silhouette of the city over the Golden Horn. Alper Aytac states: “The Golden Horn Library was conceived as almost a “Turkish Flying Carpet”, woven by the culture and the context”. The profiles of the monuments and the axiality of the seven hills pointing towards the Galata Tower form the main roofscape, with the three closest hills inspiring the roofscape housing the functions of the library and learning center. The remaining hills, set further away, provide a smooth transition between the building and the landscape, functioning as a sort of plinth of public space between interior and exterior. Sectionally and proportionally, the nearby Azapkapi Sokullu Mosque, designed by the great architect, Sinan, sets the precedent, with its elevated prayer hall almost floating over the city to protect the interior against bustling city noise. This strategy was duplicated in order to insulate the library and learning center from noise. Beneath, the ground level houses the busier and noisier activities of the auditorium, a spiraling children’s library, and a restaurant.

KEW BRIDGE GATE THE MULTI-MILLION-POUND REGENERATION OF THE AREA AROUND KEW BRIDGE IN WEST LONDON IS UNITED BY TWO THEMES: HEALTHY LIVING AND COMMUNITY Two of the key projects forming part of the area’s transformation are Kew Bridge Gate – a scheme that once completed will deliver nearly 1,000 new homes and a vibrant mix of shops, restaurants, cafes and gardens – and the new 17,250-seater Brentford Community Stadium, home to Premier League newcomers Brentford Football Club. Both projects are led by developer EcoWorld London, which is also redeveloping the nearby Griffin Park stadium, Brentford Football Club’s former home. The entire scheme aims to comprehensively regenerate three existing parcels of land in TW8, located next to Kew Bridge railway station.

The entire scheme aims to comprehensively regenerate three existing parcels of land in TW8, located next to Kew Bridge railway station. The site sits underneath the Heathrow flight path, on brownfield land between three railway lines – all bringing their own challenges to the design and delivery. One of the railway lines must remain functional throughout the build, meaning that strict regulations must be followed, particularly when hoisting elements into place. Lynn Algar, Director of JTP architects, who is designing one phase of the scheme, said: “Accessibility to the new neighbourhood will be enhanced through a series of new connections, increased commercial and retail space at street level, as well as high-quality public realm, all serving to provide a welcoming landscape for residents and visitors alike.” Along with considered use of colour, brickwork and the distribution of openings, the massing of the residential buildings has been designed to complement the strong lines of the nearby stadium and to connect the buildings together into a single architectural composition. Kew Bridge Gate is a mixed-tenure development, comprising of private residential homes, part of a scheme called Verdo, and build-to-rent homes to be managed by Apo LDN. Residents could choose to rent one of the Apo LDN homes, then buy a home in the Verdo development once they are ready. The three blocks at Verdo comprise of studio, one, two and three-bed apartments which launched for sale in 2019.

“The new homes at Verdo are designed to suit the needs of the post-Covid buyer, reflecting the increasing demand for community living and suitable work-from-home facilities,” said Sarah Nolan-Watt, Head of Sales at EcoWorld London. There will be a residents’ lounge, with social and work areas as well as a private dining area and meeting room.

The construction team is using the Byldis system, where components of the buildings are manufactured and assembled in factories before being installed on site, to build the Verdo apartments. This reduces wastage as well as the carbon impact of the build. Creating prefabricated and modular buildings such as these uses up to a third less energy than traditional building methods

The residents’ lounge leads directly out to landscaped podium gardens, where there are children’s play areas, pergolas and open lawns. Properties also come with access to communal terraces and many have their own private ones. Green roofs will be installed on roofs where possible and the planting focuses on native species. There is also a gym and secure bike storage on the site to encourage healthy lifestyles.

Delivery of the overall regeneration scheme has been phased, with each element being led by different architecture practices. Phase 1, the build-to-rent element, was led by Broadway Malayan, while JTP Architects oversaw Phase 2 (Verdo Kew Bridge). The third and final phase is to be led by Allies and Morrison. Cliff Crown, Chairman of Brentford Football Club, said: “As well as creating a brand new stadium for our supporters and an attractive environment for visitors and local residents, this project will create jobs, desperately-needed homes and opportunities for local businesses.” EcoWorld London’s aim is to create a positive and lasting legacy for the whole Kew Bridge community – and not simply future residents. It is providing more than 200 employment opportunities every year until the development’s expected completion in 2023. DESIGN FOR AT HOME ENTERTAINING Designed by Studio Ashby, the seventh level of One Crown Place will provide residents with a suite of amenities that include a residential lounge, private dining room, gym, treatment room, a cinema room and 2,475 sq ft of private roof terrace to retreat to and relax in.

Working with the striking architectural trusses and dynamic floor plates of the building, which was designed by Kohn Pedersen Fox Associates (KPF), Studio Ashby has applied an eclectic zoning approach to the layout of the areas, fully embracing the panoramic views of the city whilst setting up a combination of both private and more public amenity spaces. A light oak timber basket weave parquet runs throughout the amenities creating a welcoming and interesting collection of fluid areas, each with their own personality but cohesive from space to space. Located within the residents’ lounge, a pocket of privacy has been created for the workhub, offering a quieter spot to focus, with dedicated individual desks, as well as larger spaces for communal work. Surrounded by a catalogue of books with dedicated wall lighting, Studio Ashby has provided the comfort and luxury of ‘a home away from home.’ Responding to the rich creative tapestry around One Crown Place has informed the lovingly curated selection of artwork from local galleries and artists, creating an aesthetic that appears to have been established overtime. STAIR TRANSFORMATION FOR 64 KNIGHTSBRIDGE A complete refit of 64 Knightsbridge was in order to transform the building into a luxury workspace for a private members’ club - and Spiral UK were awarded the contract to replace the stairs connecting the basement to levels one and two. These stairs were a carefully considered aesthetic piece beyond the previous functional straight steps, a slight curve subtly enhancing the bespoke stair to play to the detailing of the quality interior, a luxurious sanctuary of work and play hidden behind a Classical facade in central London. In fact, nothing was standard on this design, with tumbled oak treads inlaid with brass, hand-painted metalwork and a special profile, French polished handrail - well worth the extra effort to see the finished product sit so well in the designer’s vision. Our feature mock Georgian staircase serves three floors in two

separate curved flights; timber treads and risers with feature balustrades in a hand painted black finish and feature bronze elements topped with a special profile timber handrail. The result is perfectly at home in the high end setting, curving gently up to the mezzanine with oak underfoot, firm but quiet, and brass inlays adding a bespoke touch of regulatory glamour, hand buffed wooden rails smooth to the touch. The black of the metalwork contrasts beautifully with the natural browns and lush greens, complementing the Art Deco theme but adding a contemporary edge. From fabrication in our factory by our time-served craftsmen, through transportation to central London and craning onto site, to the hand finishing once the structure was fixed in place, it certainly is a contrast between the before and after.

The new office explores a progressive work environment with unconventional spaces that create an inspiring and efficient environment where employees enjoy the space they are in which in turn leads to greater productivity. A first for the region, the stainless steel indoor slide, which runs from the first floor to the ground floor, adds a sense of playfulness to the workplace. Another dominant design feature is the open red stairway. This industrial looking staircase sits on a raised concrete plinth which also serves as informal seating and acts as a social connection between the two levels. The rawness of the red oxide metal and the concrete is balanced by the colours of the soft seating. “The office space of today is focused on balance. It is an environment designed to inspire employees so they enjoy coming to work and are much more productive while they are in the office,” said Jason Burnside, partner at Godwin Austen Johnson. “The slide is designed to recreate the element of risk-taking and

The raised access flooring system with ceiling voids has been designed to house the building infrastructure to ensure the space stays flexible for potential future changes. Single and double seater booths are equipped with AV connections to allow for virtual meetings with a giant projector screen installed at one end to allow the area to be quickly converted into a presentation zone. Continuing the industrial theme, greyscale has been used as the basic palette punctuated by vibrant splashes of colour – most notably the bright yellow individual booths that are cleverly recessed into the interior walls. The stark neutral tones of the raw concrete is interspersed with black metal and warm wood accents. The design, throughout, is characterised by an unconventional selection of materials, finishes and furniture to create unique spaces for a distinctive spatial perception.

NORCROS ADHESIVES MAKES MOREGEOUS EVEN MORE GORGEOUS Sian Astley is an interior designer, TV builder, project manager and renovation expert at Moregeous Design. Her business is based in Manchester in a renovated Victorian villa which combines a superinsulated new build with a sensitively restored existing home. Norcros Adhesives became involved at Moregeous HQ back in 2018 when Sian attended a trade day at the Mandarin Stone showroom in Wilmslow. They discussed the 45sqm terrace at Moregous HQ and decided to work together. Morgeous HQ has a long 9-metre garden-facing elevation, which is split into one 5-metre and one 2-metre bi-fold section, with a 2-metre section of decorative brickwork. This was designed so that when stepping out of the kitchen, you are straight on to the terrace, which then turns at the end to follow the unusually angled build. Sian was concerned about the effect of extreme weathering and temperatures. She wanted to reduce any risk of the 1200 x 300 porcelain tiles ‘lifting’ and ensure easy cleaning and antiweathering for the external grout. For further information visit www.norcros-adhesives.com

BACK TO BRICK FOOD AND SERVICE SOLUTIONS TO THE AIRLINE INDUSTRY, EN ROUTE INTERNATIONAL, REQUESTED A REFURBISHMENT OF THEIR LOUNGE AREA IN WINDSOR, BERKSHIRE The clients primary focus was to create a client suite for project and food presentations for the airline industry. The space needed to be diverse enough to hold both business updates and be a social space for the team to enjoy, but also have the presence of a luxury airline business lounge. A new layout was designed by contemporary interior design consultancy, Design’d Living, to include two formal meeting rooms, a development kitchen, a large informal meeting area that could be transformed into a conference meeting room if required and a large walk-in freezer and packing room that was soundproof. The space was previously broken into lots of small office cubicles with glass partitioning. Part of the re-design was to strip it back to a completely open space and section it into new zones. Upcycling

some of the glass partitioning that was used previously, they were able to create new rooms while being mindful of costs Renovation work began in early 2017 to completely reinvent the space and capture the essence of the client’s core service. The building work to En Route’s lounge included a full strip-out to the left wing of the ground floor - taking it back to brick, adding in a full rewire to include Collingwood LED lighting, air-conditioning and a fire system. The client also wanted the original grid system ceilings removed to make way for a cleaner contemporary look using plaster board. Once re-plastered, the space was designed to feel welcoming and warm for both clients and staff, but also functional for its multi-use purpose.

With food-preparation at the heart of this business, a high-performance kitchen was essential. THE DETAILS The team installed Opus Karndean flooring and carpet tiles from Interface, selecting a colour palette from Farrow & Ball and wallpaper from Zimmer Rohde to enhance the soft furnishings. The furniture sourced had to be comfortable, sustainable and long-lasting. The team worked with Elite Office Furniture and Urban Suite Limited to source furnishings from Ligne Roset, Cattelan Italia, Muella and Foscarini. The curved Ligne Roset Togo Settees were carefully chosen, not only to create a relaxing workspace, but also to enhance the tones of the company’s branding. Most notably, the three-metre long board room conference table was sourced and customised to accommodate a conference phone system. The team added subtle hints of the airline theme around the lounge, such as LED lights across the hallway to mimic runway lights and International Air Transport Association airport codes onto the frosted glass throughout. With food-preparation at the heart of this business, a highperformance kitchen was essential. The biggest challenge for the team was incorporating the airline ovens and freezer into the design. The team installed a walk-in freezer from Caple and two specialist airline ovens supplied by Zodiac Aerospace Ovens, so the En Route team could focus on airline food concepts.

Airline ovens are unusual sizing, so Design’d Living had to work with kitchen fitters to create a custom housing for them, and because they were a focal point for the client, the team made sure they were central to the design and on show like traditional ovens. The team also had to work with electrical contractors as they required large transformers due to the ovens working on different voltages. Design’d Living created a room for the freezer that was at the back of the space – allowing easy access to the carparks and minimal disturbance to the meeting space. They also created a separate kitchen space within this to allow the En Route staff to walk in and out of the freezer and have a working space which was all behind a closed door. Appliances were sourced from Miele and Caple, and worktops were made from Techni Stone. Rob Lessmann, founder of Design’d Living and head designer shares his thoughts on the finished project: “This was a complex brief, it had to be a multi zoned area that acted as a first class lounge, a kitchen, breakout meeting room and large conference space. The challenge was finding furniture that would encompass

all these needs, so we went bold and big. Despite their size, the seating was easy to move and immediately made a bold design statement. PLASWOOD PROVIDES BUILDING SOLUTION FOR RAINFOREST RESTORATION PROJECT SPECIALIST PLASTIC LUMBER FROM PLASWOOD, A BRAND OF BERRY GLOBAL, IS PROVING TO BE AN IDEAL BUILDING MATERIAL FOR A MAJOR ECOSYSTEM RESTORATION PROGRAMME IN INDONESIA Restorasi Ekosistem Riau (RER) comprises 150,693 ha of peat swamp forest, situated in two landscapes on Sumatra’s eastern coastline. Operating under five ecosystem restoration concessions (ERCs) issued by the Indonesian government for a 60-year period, the RER restoration area is about the size of London. The purpose of an ERC is to restore a degraded forest to a balanced condition, and to ensure that it can provide ecosystem services such as water storage and supply, carbon storage, fisheries and non-timber forest products. Plaswood lumber, made from recycled plastic, is being used in the construction of pontoons, jetties, bridges and platforms. These will allow the research and conservation teams access to the remotest areas of RER, which comprise degraded tropical peat swamp forest on the Kampar Peninsula and Padang Island in Riau Province, Sumatra.

Plaswood is a particularly suitable building solution for the wet and swampy environments of a tropical rainforest. The material’s waterproof properties and longevity mean that it will not rot or degrade once the structures have been built. As a result, there will be no need to disturb the surrounding area again to replace decaying materials as would be the case if traditional timber had been selected. Brad Sanders, Operation Head at Restorasi Ecosistem Riau said: “Plaswood has proven itself very well in that it remains strong, unweathered, and essentially unnoticed by visitors as being plastic; indeed, they are quite surprised to learn it is recycled plastic.” The next phase of the project involving Plaswood will be the construction of elevated platforms in remote areas to provide outposts for safari tents and research camps. “This is a very important and ambitious project, and one of which we are all proud to be part,” commented Katherine Lorek-Wallace, General Manager at Plaswood. “Considering the scope of the challenge and the scale of the task of restoring and protecting this versatile landscape, the use of Plaswood sustainable building materials that are long-lasting, durable and safe for the rainforest environment is a logical choice. PROTEUS PROVIDES FIRST CLASS FACADES FOR NEW NTU DEVELOPMENT Nottingham Trent University’s (NTU) new centre for enterprise and innovation has become the latest higher education facility in the UK to feature state-of-the-art cladding panels from Proteus Facades. With higher education providers realising that the design, amenities and external aesthetics of campus buildings are just as important as the courses and educational services on offer to students, specifiers are making more use of alternatives to traditional bricks and mortar. It is one of the reasons why architects specified contemporary mirror finish and mesh cladding from Proteus Facades for the state-of-the-art new £9 million Dryden Enterprise Centre (DEC) at NTU. Designed by architects Evans Vettori and constructed by main contractor Henry Brothers, the DEC provides staff, students, graduates and external businesses with increased access to

The new building has been developed alongside the existing Dryden Centre, a cube-like structure built on campus in 1976 that has undergone extensive refurbishment as part of the development. The new extension connects to the north end of the refurbished structure, both of which have been designed to accommodate University start-ups and spin-outs and attract external businesses looking for high-quality workspaces and support. The Proteus SC panels at the DEC were specified with a PPC Pearl Beige (RAL 1035) finish and feature on the external façade of the 1970’s cube-like structure. Compartmentalising the brick-work at eye-level, the mesh cladding features in vertical sections reaching from the ground to the upper floors and then wrap around the entirety of the top level. The panels were chosen to soften the blocklike appearance of the refurbished structure and complement the elegant pearl, brick and glazed sections on the façade of the new development. Proteus HR soffit panels in Rimex Super mirror finish feature on the underside of four of the first and third floor cantilevers, reaching over the main entrance and upper terraces. The mirrored cladding from Proteus was specified due to its honeycomb core creating an optically flat panel that portrays a high quality surface aesthetic. The finish also has the effect of reflecting artificial lighting from within the building and natural light from outside onto the floors below. It achieves what the architects set out to do and that is illuminate what may have otherwise been a deeply shaded area of the building. Proteus HR was also specified because it is a lightweight, strong and versatile cladding panel. The integrated modular rainscreen panels feature an aluminium honeycomb core, structurally bonded between two thin gauges of lightweight metal skin for optimum rigidity. Installed by Elhance Limited, both the Proteus SC and HR panels at the DEC are secured in place using a bespoke aluminium fixing system, also manufactured by Proteus Facades. It can be installed on to any type of wall construction and allows the panels to be secured in place with no visible fixings, creating a sheer, uninterrupted aesthetic. The £9m Dryden Enterprise Centre (DEC) is set over four floors utilising the latest technology and modern facilities including
