SUPPORTING FIRE SAFETY OF MULTIFUNCTIONAL ROOFS NEW WHITEPAPER EXPLORES HOW TO IDENTIFY AND MITIGATE FIRE RISKS FOR FLAT ROOFS FUNCTIONING AS ADDITIONAL SOCIAL OR PRACTICAL SPACES OF A BUILDING, INCLUDING FOR SOLAR INSTALLATIONS The role of the roof in modern building design has expanded significantly in recent years. Now ROCKWOOL® has published a whitepaper aimed at helping specifiers and roof contractors to consider and plan for possible fire risks arising from flat roofs being used as multifunctional spaces for a variety of social and practical applications, highlighting, for example, the increasing number of solar energy installations. The Flat roofs: The functional fifth façade paper explores the fire safety implications of modern multifunctional roofs and discusses best practices for identifying and mitigating the risks. It also explains the role of the guidance provided in approved documents, including Approved Document B (ADB) for fire safety, and examines potential limitations of such advice for non-standard flat roof circumstances and scenarios. The whitepaper can be downloaded at https://rockwool.link/ffpr-archetech

Now, flat roofs don’t just house plant and building services but energy efficiency infrastructure and social spaces too.

“While the use of flat roofs as functional spaces is not a new concept, the practice has become more and more popular in recent years, especially in increasingly crowded urban areas,” explains Lisa Stephens, Product Manager – Building Envelope, ROCKWOOL UK. “Now, flat roofs don’t just house plant and building services but energy efficiency infrastructure and social spaces too.” With the increasing complexity of the flat roof space in mind, this whitepaper addresses the risks associated with social and commercial uses of flat roofs, considering implications such as greater footfall and the impact of penetrations from building services and cabling on compartmentation and fire resistance.

With the market for solar energy growing rapidly in the UK and Europe, Flat roofs: The functional fifth façade’ also places a specific focus on the lack of dedicated guidance for solar panels despite evidence that their presence may increase fire risk. “The information in the whitepaper will help those involved in the design and installation of flat roofs to make responsible choices when selecting materials to enable a modern flat roof to be multifunctional, safe and long-lasting,” says Lisa Stephens. “It offers practical advice to simplify specification whilst going above and beyond legislative requirements.” For more information and to download the whitepaper go to: www.rockwool.link/ffpr-archetech

ARCHITECTURAL FOCUS

ZEN SPACES SANJAY PURI ARCHITECTS Sanjay Puri Architects presents Zen Spaces, a 4-level, 27,000 sqft home located in Jaipur, Rajasthan, India. Blurring the lines between the inside and the outside, Zen Spaces integrates with the existing landscape, screening and allowing filtered light in different ways within each space, infusing volumes with light and shadows to transform differently at different times. Situated on a relatively large plot, with an existing house on the southern side, the clients wanted a new house since the family had grown larger. Keeping most of the existing garden as a common space for both houses, the new home is built on the extreme northern end, with roads on 3 sides. All existing trees on the site were retained, with the new house ensconced in the clear space between them. The house is a composition of cuboid volumes punctuated with an open courtyard, built on 4 levels to accommodate three generations living together. A subterranean level, lit naturally by a sunken courtyard, houses a large lounge, a gym, and service areas. The ground floor and the first floor have living and dining spaces, with three bedrooms and a small lounge located on each level. The second floor

features a multipurpose room that opens onto a large north facing terrace. The circulation spine within the house skirts the courtyard, allowing a visual connection to the landscaped spaces while moving within the house. Each part of the house is naturally lit, with diffused indirect sunlight permeating the inner volumes. Jaipur city has 8 months of summer with temperatures in excess of 35°C, and 4 months of winter with temperatures averaging between 12-21°C. The house is punctuated with a winter deck on the southern side facing the large garden, and a linear summer deck fronting the main living and dining spaces on the northern end. The two decks provide sheltered outdoor seating, usable throughout the year for family gatherings. In addition, each room opens into its own private outdoor deck, balcony, or terrace, providing individual open spaces for everyone in the house. These outdoor decks act as a shelter from the excessive heat of the summer months, while keeping the inner spaces cooler. The summer decks look out towards the large

garden, and the winter deck looks out towards large trees, with each of the individual room decks opening into a mix of bamboo & other trees. To reduce the heat gain of the summer months, and to simultaneously provide privacy and reduce noise from the arterial road the house fronts, a series of GFRC screens sheath the east, west, and south sides, with the north side more open. These screens allude to the stone screens of traditional architecture of Jaipur city, and of Rajasthan. The house has a simple RCC structure frame, with all walls made in fly ash bricks, and including water recycling, rainwater harvesting, and a solar water heating system. The house was built by local contract labour from the vicinity, and most materials used

ARCHITECTURAL FOCUS in its construction were procured within a 100 km radius. Every part of the house is naturally ventilated, with the courtyard contributing to passive cooling. The interior palette is predominantly neutral in shades of grey, with accents in the form of art and furniture. 80% of the furniture was custom made on site by local contract carpenters, and is constructed of Indowud, a rice husk ecofriendly wood substitute. Lime plaster from local craftsman is used on all of the walls, reducing cement usage to a minimum. In most areas of the house, the ceiling is left as exposed concrete. A small prayer room forms a focal point along the circulation spine. This room, called a ‘pooja room’, is a small temple within the house, and a quintessential part of most Indian homes. As all Hindu temples have a bell at the entrance, the prayer room in the house is adorned with a series of small bells in concentric circles of diminishing height, forming a dome shape echoing the traditional temple. There are varying degrees of transparency throughout the inner spaces, with each of the living, lounge, dining, outdoor, and circulation spaces seamlessly integrated. Spaces are visible to an extent allowing for a more spatial experience, and yet simultaneously private. At night, the house lights up in parts, displaying its solid and perforated volumes juxtaposed together in a sculptural way. The design of the house, with its courtyard, screens, indirect natural light, and complete natural ventilation, makes it extremely energy efficient. Contextual to the site location and the climate of the region, Zen Spaces is a home offering different experiences in each of its parts, seamlessly interspersed with nature. www.sanjaypuriarchitects.com

SADLER’S WELLS EAST SCHÖCK CHOREOGRAPHS BESPOKE CANOPY Sadler’s Wells East will join the rich cultural heritage of the East Bank development at Stratford, when it opens in 2024 at London’s Queen Elizabeth Olympic Park. The design has many distinctive features, but externally a major focal point is the cantilevered canopy which runs the length of the frontage. Designed to carry a precast green roof, there were a number of design challenges, including the very high support loadings carried by the end profile of the insitu RC cantilever beams Enhanced by the saw-tooth roof design, which reflects the industrial heritage of the site, the new theatre building has an auditorium that will present midscale work; with 550 foldaway seats to create a more flexible, flat floor area, which will suit a range of dance formats. Six studios are working spaces with natural light and most of these have direct access to terrace spaces with views over the park. The L-shaped public ‘living room’ foyer will wrap around the building, opening out onto Stratford Walk and the public realm, where there is also outside performance space. It is a resource for

the whole of the UK, offering a destination venue for dance companies around Britain and hosting the best work from international choreographers. Running the length of the frontage is a cantilevered canopy, designed to carry a precast green roof – and this presented a number of design and structural challenges.

A BESPOKE SOLUTION FROM SCHÖCK The full length of the canopy is around 51m and it involves very high support loadings, which have to be carried by the end profile of the in-situ RC cantilever beams Isometric viewed from above. – each 500mm wide Courtesy of Architect: x 950mm deep, with O’Donnell + Tuomey. an overall cantilever of 4.6m. The span between the beams is 4.2m with a total of 12 beams making up the full

EDITOR’S CHOICE length of the canopy. In the normal permanent condition the moment and shear loads were 900kNm and 360kN respectively. Due to the complexity of the loads and arrangement of the Isometric viewed from bespoke Schöck Isokorb below (cantilever beam elements required to highlighted in red). Courtesy of Architect: transfer such high forces O’Donnell + Tuomey. into a relatively small concrete section of beam, the main supporting Isokorb rods were designed using Finite Element Software. The cantilever beams are aligned with internal supporting beams which allow the internal sections of the Isokorb rods to penetrate far enough into the structure to distribute the demanding loads. In addition, it was necessary to consider bomb blast loading which introduced uplift forces. So the design had to accommodate loads in both positive and negative directions for both moment and shear.

construction of the beams. This was a challenging section to model and calculate, due to the additional support factor of the raked end which sits on a rigid wall. Conventional Schöck Isokorb structural thermal breaks were also incorporated into the project at level two, for a much less technically demanding smaller canopy.

Typical view of Stacon type SLD dowels in position

EXPANSION AND CONTRACTION ISSUES AS WELL The length of the main canopy and size of the rods required to transfer the main forces, meant that consideration also had to be given to the thermal stresses that would be caused by the expansion and contraction of the external concrete. Expansion joints therefore had to be introduced at every third beam (approximately 8.4m centres) which carry the load from one set of precast canopy sections onto the supporting beam, with the other canopy sections resting onto the beam directly. Schöck incorporated its newly introduced heavy-duty Stacon shear force dowel type SLD for the expansion joint requirements. This new dowel is a uniquely compact product and as the anchoring bodies have been reduced in size, it has the advantage of enabling higher loads to be installed in thinner slabs and walls. On-site reinforcement is optimised and Stacon provides a reliable and economical alternative to other expansion joint constructions.

TOTALLY VERIFIABLE PERFORMANCE

One of the deformation plots completed to show expected deflection to a given load combination – this is for dead load only

DEFLECTION AND NATURAL FREQUENCY Very tight deflection requirements and natural frequency had to be overcome too. The Isokorb detailing was once again calculated using Finite Element Software, with the contractor and design teams providing values for both long-term deflection and dead load deflection only – which determined the amount of pre-camber required during the

The dependable and fully compliant range of Schöck Isokorb structural thermal break solutions helps projects meet full compliance with the necessary UK Building Regulations. There are solutions for concrete-to concrete, concrete-to-steel, steel-to-steel, renovation projects – and even a maintenance free alternative to wrapped parapets. All products have the security of independent BBA Certification, which provides NHBC approval. Also, the newly introduced Stacon dowel product has been awarded United Kingdom Technical Assessment (UKTA) along with fire protection classification R 120. DOES YOUR EXTERNAL TIMBER CLADDING MEASURE UP? British standard BS8605-1:2014, covers the manufacture of external timber cladding. It contains guidance on profile characteristics to help reduce the risk of movement related issues associated with the effects of moisture on wood.

Sourcing for your next cladding project?

Look for the Mark

Designers and architects need to be aware that not all external cladding profiles on offer comply with the Standard and if such issues are to be avoided, following the guidance represents best practice.

Why size matters Timber absorbs moisture from the air. Varying seasonal levels of moisture in external wood cause it to move, i.e. expand and contract across the grain, so in terms of cladding boards it affects width and thickness.

A case where incompatible species and profile specification has resulted in movement issues (medium movement Scots Pine, T&G: 144 mm wide with an 8 mm tongue width).

Width to thickness ratios for all profiles is set within the range of 4:1 to 6:1 in the Standard, although more than 6:1 is possible with modified wood Accoya® due to its ‘very small movement’ classification. Interlocking profiles such as Tongue & Groove (T&G) can be more problematic and here the standard limits board width to 125mm, unless very small movement timber is used. When boards are too wide and /or tongues too small, disengagement is more likely to occur as the timber expands and contracts and the cladding can pull away from the wall.

NB: There are always exceptions to the rules. Profiles which are technically non-compliant may be acceptable if there is compelling evidence to support fit for purpose performance. For more advice, visit www.tdca.org.uk or call 01977 558147

MERCADO IN GRONINGEN IS COMPLETED A FUTURE-PROOF MEETING PLACE WITH SUSTAINABLE APARTMENTS BRINGS NEW LIFE TO GRONINGEN’S CITY CENTRE

With the completion of Mercado and the redevelopment of Rode Weeshuisstraat, Groningen city centre’s north side gets a new boost. The building, together with the new Stalplein next to it, embodies an urban transformation geared towards pedestrians and encounters. The design of Mercado and the urban plan for Rode Weeshuisstraat were created by the architectural collaboration of De Zwarte Hond and Loer Architecten on behalf of developers MWPO and Beauvast. Mercado features a monumental plinth with 41 sustainable apartments above it, built by Plegt-Vos.

combined with a generous 6-metre-high transparent plinth, which, together with the new square, creates a meeting place.

Revitalizing the city centre’s north side

Craft and character

In the new urban development plan, Rode Weeshuisstraat is no longer the back of Grote Markt but the front of the city centre’s north side. In addition, cars will give way to pedestrians and Mercado – replacing a former V&D department-store warehouse – creates space for a new city square with a more compact footprint. The redesign of the street is

Mercado’s facade is made from ceramic elements. In close collaboration with ceramic manufacturer NBK and facade builder Bijlbouw, samples and mock-ups were used to find the perfect blue-green glaze for the facade with its custom-made details. Thanks to this glaze, the building appears a different colour in every type of weather, and a layering of colour

In terms of scale, Mercado forms the link between Grote Markt and Rode Weeshuisstraat. The buildings on Grote Markt are of a larger scale than those on the north side of Rode Weeshuisstraat, including the Weeshuis (orphanage) itself. Mercado combines these scales in its stepped volume, which is high where possible and lower where necessary. The result is a building that fits perfectly into the city centre in terms of scale yet has its own identity.

ARCHITECTURAL FOCUS

The reconstruction architecture on Grote Markt is characterized by glass, precast concrete and natural stone, while the orphanage stands out with its ornaments and stucco facades in pastel shades. Mercado, with its beige clay and semi-transparent glaze, blends in well with both the pastel Weeshuis and the post-war block’s stone-like materials.

Successful Transformation In five years, Rode Weeshuisstraat has transformed from a dark side street into a unique meeting place. Frank Loer (Loer Architecten) and Henk Stadens (De Zwarte Hond) state: “The urban plan gives the city centre’s north side the sophistication it deserves. Mercado and the redesigned Rode Weeshuisstraat give the city centre a boost. The monumental plinth, greenery and ceramic facade add an exceptional quality to the centre of Groningen.” www.dezwartehond.nl

Flexible, sustainable, and nature-inclusive The ground floor has been future-proofed by placing stairs and elevators to the side of the building. This creates an open, monumental space that can be flexibly configured for public events. Beneath the building there are wells for a thermal energy system (TES). In combination with heat pumps, the entire building is natural gas-free. The vertical garden along the facade provides the building with 3.800 plants and contributes to biodiversity. On the south facade, climbing plants cover the balconies like green privacy screens. The building’s stepped volume provides space for roof terraces where colourful plants and trees are part of the design. Special planters were designed for

VICAIMA GROUP REAFFIRMS ESG COMMITMENT THE GROUP SHARES ITS STRATEGY, PRACTICES AND OBJECTIVES WITHIN THE SCOPE OF THE ESG CRITERIA, AND ITS ALIGNMENT WITH THE 2030 UNITED NATIONS (UN) AGENDA Driven by the motto “Together We Build the Future”, Vicaima Group has just presented the sustainability strategy that will guide the Group’s performance until 2026. With a transversal approach and integrated ESG criteria, the Group is reinforcing its responsibility and ambition to continually reduce the impact of its activity, as well as contributing to a more sustainable construction industry in favour of a better planet. Focusing on transparency and the involvement of all stakeholders in this important mission, the Vicaima Group shares its strategy, implemented practices and goals within the scope of the ESG (Environment, Social and Corporate Governance) criteria, as well as its alignment with the SDGs (Sustainable Development Goals), aimed at developing sustainable, transparent and socially responsible business. In the words of Arlindo da Costa Leite, Chairman of the Board of Directors of the Vicaima Group, “we’re making a long-term commitment which reflects our desire to integrate and ensure the alignment of the Vicaima Group’s strategy with the sustainable development agenda. We see this moment as an important and transformative milestone for our business, and it’s not merely meant to be a simple description of initiatives, goals, objectives or wishes.” The reduction of greenhouse gas (GHG) emissions, the adoption of circular economy principles, along with the optimisation of materials and resources, minimising waste and residues, are now seen by the Vicaima Group as key innovation catalysts, based on a production model with a strategy to create value with responsibility.

Significant reduction in emissions led to increased efficiency In 2022, the Vicaima Group achieved a 15% reduction in the tCO₂e/sales emissions index, reflecting an absolute decrease of 578 tco₂e, even though an increase in production volume was recorded. These figures are the result of the implementation of energy efficiency projects and other specific initiatives aimed at reducing GHG emissions, such as investment in more efficient production equipment, production of renewable energy for self-consumption or focus on electric mobility. All these policies and activities are part of a holistic perspective for the Organisation, based, according to the Chairman of the Board of Directors, on a “growth strategy founded on a path of innovation and differentiation, seeking a balanced social, environmental and economic dimension”.

Four foundation pillars of an ongoing strategy The Vicaima Group has identified four fundamental pillars in its strategy for integrating ESG issues into its business: People and Community, Climate Action, Sustainable and Innovative Products and Responsible Business. These aspects represent the Group’s focus and represent the relevant material topics in the ESG sphere resulting from a consultation process with internal stakeholders and from the definition of the Materiality Matrix.

Children of staff experiencing the world of work at Vicaima.

We see this moment as an important and transformative milestone for our business, and it’s not merely meant to be a simple description of initiatives, goals, objectives or wishes.

Currently, the Vicaima Group is amongst the largest private economic groups in Portugal, operating in over 36 markets worldwide and with a direct presence in Spain and the United Kingdom. Employing more than 800 people, it continuously strives to strengthen its commitment to technology, organisation, human resources and the environment. The Vicaima Group’s 2022 Sustainability Report is available to view in full at https://www.vicaima.com/en-gb/ sustainability#inicio

Based on its own projects and the association with partner organisations, the Vicaima Group has been reinforcing its commitment to solidarity, environmental, safety, health and well-being initiatives, as well as to valuing Human Capital. In this last sphere, it is worth highlighting the implementation of several projects aimed at qualifying and diversifying employees’ skills, as well as synergies with the educational and academic world, with a view to promoting and enhancing youth employment. These are priorities reflecting the Vicaima Group’s identity, given that, as Arlindo da Costa Leite points out, “our path is based on a strong corporate integrity, entrepreneurship, rigour, innovation and social commitment, translating into a combination of human capital and business development”.

The art of transforming and adding value to wood “The Vicaima Group, with a proficiency spanning more than 60 years, has always been strongly committed to the innovation and development of efficient market solutions. This vision stands in unison with the sustainable use of wood, which is at the heart of our existence,” notes Arlindo da Costa Leite.

HIGH QUALITY, ENERGY EFFICIENT TIMBER WINDOWS The Sash Window Workshop specialise in manufacturing and installing timber windows and doors, designed to improve energy efficiency while retaining the traditional character. The company were contacted by an architect looking to upgrade the timber windows in a Victorian property in London. The new windows needed to be energy efficient, and the architect mentioned that they would prefer new sashes, rather than complete new windows. The Sash Window Workshop’s sales surveyor met the architect on site to discuss the requirements in more detail and to inspect the windows. The window frames were still in a good condition, so a quotation was provided for new sashes. The customer decided to proceed, and The Sash Window Workshop manufactured and installed four pairs of new sashes into the existing window frames. Excellent attention to detail was required when replacing the sashes to ensure that they fitted smoothly into the existing window frames and, upon completion, the homeowner commented that ‘everything went smoothly and it’s all looking great’.

Established in 1994, The Sash Window Workshop are celebrating 30 years of working on traditional timber windows and doors. They offer a replacement service across London and Southern England, with a supply only service nationwide. The materials used enable them to produce new joinery to the highest specifications, giving the best possible performance and combining minimum maintenance with maximum lifespan. RISER DOORS BUILT TO DELIVER AND MEET BUILDING REGULATIONS Riser doors are seen to be the most important door in the building for many industries. Commercial dwellings rely heavily on these doors as they help create a seamless hideaway to all key elements of a building, including maintenance and infrastructure parts that are kept safely tucked away and hidden. With industry changing incidents such as the Grenfell Tower, now forming regulations within the construction industry, it has become imperative for specifiers to deliver products that fulfil the correct building regulations. Kelly Steventon Business Development Executive at Access Panels Direct states “Riser doors are a perfect way to provide access to mechanical or plumbing systems that are installed vertically in a building. These systems include HVAC ducts, electrical wiring, plumbing pipes, or fire suppression systems. We have supplied various, riser door-sets built to meet the required performance tests including bi-directionally fire-tested, acoustically rated, airtight, and relevant insulation feature”. When these systems need maintenance or repair, it’s important to have a way to access them quickly and easily, and riser doors provide a convenient and safe way to do so.

ARCHETECH - PAGE 54

General audits of these building codes often means a regular inspection of these systems to ensure they are working properly and are up to code. A riser door provides a way for inspectors to access the systems without having to dismantle walls or ceilings. Furthermore, fluent access to these areas is also important during emergencies, where in the event of a fire or other emergency, firefighters or other first responders may need to quickly access these systems to shut them off or control the situation. Kate Neale Managing Director at Access Panels Direct comments “We have seen an extensive shift in the demand for riser doors over the last 12-18 months. Here at Access Panels Direct the business has worked alongside several contracting clients and successfully supplied over 100 large projects ranging from Leisure & Hospitality, Commercial, Healthcare, Residential, Infrastructure and Care Home”. Recognising a gap in the UK market, a new division was set up in 1997, in Tamworth, Staffordshire to concentrate on the provision of complete automatic door solutions from design to installation and including technical advice and guidance on building regulations. INFINITY PARK STARH Svetoslav Stanislavov and STARH present Infinity Park, a residential building on property locked between dynamic General Danail Nikolaev Blvd. and peaceful Zaimov Park, in the Bulgarian capital city of Sofia. The specificity of the property and the proximity to the park are the basis of the architectural concept for creating a contemporary residential building with a clean and elegant geometric volume. The design of each facade is dictated by the environment facing it. The building therefore has no rear, but rather two faces. The living spaces, located on the southern facade, are glazed along their entire width, providing an “infinity” effect on views of the park and the mountain. At the same time, the

The ascetic line of the facade is delicately enriched with pixel-shaped, largescale aluminum composite panels in several shades of gray, which measure up to 7 meters. A high-tech, suspended, ventilated facade of aluminum composite panels clads the entire building and partners with glass - the second facade material. Accordingly, Infinity Park harmonizes with a nearby existing building, collaborating in their common range and materials. The choice of aluminum and glass allows to achieve a modern design with purity of form, high precision of execution, maximum durability, and minimal maintenance over time. www.starh.bg/en/projects/infinity-park/

TODD ARCHITECTS COMPLETES REDBRICK BUSINESS SCHOOL FOR QUEEN’S BELFAST UNIVERSITY The £17.5 million business school sits within its south Belfast campus, in front of the Grade II-listed Riddell Hall and enclosed by woodland The new building, built on a former car park, has teaching, and learning spaces for postgraduate students along with facilities for supporting the school’s executive education and leadership programmes, with informal study areas, academic offices, and shared spaces. Inside the circulation spaces, exposed concrete soffits with floating acoustic ceilings, board-marked concrete walls, timber wall sheeting and terrazzo flooring, create a robust aesthetic. One of the key spaces is a top-lit, triple-height atrium with a feature stair providing access from the ground floor reception to the upper ground level, where informal study booths overlook a landscaped courtyard. A low-energy, ecologically sensitive design approach was adopted from the outset. One measure taken was a major geothermal heat system. Piles were driven to a depth of 125m in an adjoining field to extract heat from the sandstone substrate and provide low-level constant heat via underfloor heating, resulting in a 60 per cent reduction in carbon emissions.

ARCHITECT’S VIEW “We presented a plan diagram based on how we envisaged people might move through the building and a conceptual architectural approach that proposed carefully knitting the built form into its landscaped setting. Externally in respect of materiality, the building echoes the neighbouring, listed Riddell Hall, whilst internally we have sought to ensure a connectivity for users with surrounding mature woodland and other natural finishes.

CLIENTS’ VIEWS Queen’s University Belfast is moving towards net zero, and this building – which uses sustainable ground source heating – is an important part of the journey. The design of the building, which is sleek, contemporary, and future-focused, boasts the scenic quality of being nestled in the trees of the Stranmillis Conservation Area. The building is helping us a) grow our international stature and esteem by hosting highprofile events; b) expanding our research-led dialogue with the business community by providing space for collaboration and dissemination activities; and c) offers a fantastic student experience via tailor-made areas for learning and study.

Professor MN Ravishankar, dean and head, Queen’s Business School The new Queen’s Business School is the latest building in Queen’s University’s capital investment programme to support world-class education and research and provide an exceptional learning environment and experience for its students with this truly iconic building. Through collaboration and a commitment to excellence, TODD Architects has ensured that this facility will enable the Business School to continue its growth, by attracting the best staff and students from Northern Ireland and around the world, and to produce graduates who will make a positive impact on society.

We promoted a low-energy, ecologically sensitive design approach from the outset, securing a BREEAM Excellent rating, with the building’s renewable energy sources including a major geothermal heat system beneath an adjoining lawn and roof mounted arrays of solar/photovoltaic panels”.

We are delighted with our new landmark building that will take Queen’s Business School into the next phase of its development and serving future generations to come.

PROJECT MOVING HOUSE RENOVATION OF A BRUTALIST APARTMENT IN SINGAPORE SPARK has completed the conversion of a 132 sqm 3-bedroom apartment located in a Brutalist tower into a colourful, light-filled home, a canvas for the owners’ creative selfexpression. Formerly compartmentalised spaces connected by a dark corridor is now arranged “enfilade” sequential open living spaces focussed towards the verdant panoramic views. Playful visual procession draws you through the spaces. Views are framed by colour portals, scenography is created by layered colour walls and objects placed in perspective, drawing you through the connected spaces. Line, circle and colour block motifs are animated by the shifting daylight and shadow cast by venetian blinds. Bold colour laminate is used extensively to delineate functional areas such as kitchen and storage. Sliding ‘gallery walls’ facilitate the alternative patterns of domestic liveability. The apartment is a mirror of the owner’s love of colour and design, the apartment is a bright canvas for art and delightful objects and furnishings.

Brutalism Brutalism, often used as a pejorative term, refers to heroic modernist buildings of stark simplicity with raw concrete finishes. Singapore’s own take on the Brutalist style was influenced by Europe and Japan.

ARCHETECH - PAGE 70

The city-state is also known for its meticulously restored shophouses and other examples of British Colonial architecture, as well as contemporary green buildings that were designed to look stunning but also save energy in a tropical climate. Singapore’s Brutalist buildings compared to the meticulously restored colonial shophouses often fall into disrepair given the issues of shared ownership of common facilities with many owners thinking that selling their units collectively is a better financial bet than investing in upgrading.

ARCHITECTURAL FOCUS

SPARK’s conversion of a high floor Sherwood Towers apartment is a bellwether of how Brutalist building interiors can be successfully upgraded. While most may believe that Brutalist buildings may not be as conventionally pretty as shophouses we at SPARK feel they are a better expression of Singaporean identity because they embody a true socially collective architecture. SPARK’s conversion of a high floor Sherwood Towers apartment is a bellwether of how Brutalist building interiors can be successfully upgraded.

Genius Loci Referencing Le Corbusier’s “L’Esprit nouveau” (new spirit) of aesthetic of refinement, SPARK design rejects excess in favour of visual and physical clarity. The renovation is focussed on the extraordinary exterior views which bring the outside world into the interior visually enhancing spaciousness, ventilation, natural light and a sense of spatial fluidity. The large open spaces provide clarity through Corb’s “Universal Style” of rectangular lines and planes that distil the spaces and built objects to their geometric foundations eliminating visual clutter and visual noise. www.sparkarchitects.com

PAGE 71 - ARCHETECH

ARCHITECTURAL FOCUS The living space is anchored by a porcelain tiled island which acts as a buffer to the kitchen. Two storage volumes provide symmetry, balance, and proportion to the plan and sectional form of the living space. Loose furniture and rugs are favoured over traditional sofas and ‘typical’ living space arrangements for flexibility and constant adjustments, consistent with the owners’ view that a home is a space for creative self-expression and freedom.

Graphic and Colour Line, circle and colour block motifs are animated by the shifting daylight and shadow cast by venetian blinds. Playful visual procession draws you through the spaces. Views are framed by colour portals, scenography is created by layered colour walls and objects placed in perspective, drawing you through the connected spaces. Colour blocked ‘gallery walls’ slide to conceal the television and reveal artworks, the walls separate the living space from the study, bedroom, bathrooms and dressing room. The movable elements support the alternative the patterns of domestic liveability. Coloured laminates are used extensively to colour block the entrance, kitchen, study and dressing room. Vinyl sheet flooring provides a seamless floor surface making the spaces appear larger and fluid,

Spaces The original formally planned 132 sqm, 3 bedroom apartment driven by its oppressive windowless corridors has been transformed by collapsing the former circulation space into the formally aligned “enfilade” open living spaces. The spatial plan was shaped by the owners’ view that light and the view of Singapore’s verdant landscape should be plentiful. The new spaces are thus framed to focus towards views. Existing shear walls frame the spaces, supplemented by sliding wall panels and pivoting doors. Panoramic sunrise and sunset views across Singapore’s forested heart are embraced into the distinctive luminous environment giving the apartment many moods, never will there be a single day like the other. The existing entrance was modified to create a striking and spacious threshold which frames the interior gallery. The previously solid utility space is now a daylight filtering glass block wall flooding the kitchen with light. The space transforms into a soft glowing ‘lantern’ in the evening.

ARCHETECH - PAGE 72

The design of the entrance doors with circular motifs is mirrored in interior doors. Circular vision panels with textured frosted glass glow at different intensities with changing light conditions. The apartment is a mirror of the owner’s love of colour and design, the apartment is a bright canvas for art and delightful objects and furnishings. SPARK has achieved a lyrical and romantic space that combines craftsmanship with an imaginative use of space a negotiation between the ideals of Singapore’s residential modernism and the demands of contemporary life. www.sparkarchitects.com www.instagram.com/sparkarchitects

GLASS PROCESSOR AND ARCHITECT THE TRANSPARENT PARTNERSHIP Modern glass products can answer a number of challenges in the construction process, allowing architects to realise their more ambitious new concepts, or to reimagine entire spaces completely in refurbishment projects. Susan Sinden, Commercial Manager for award-winning Glass Company of the Year 2023, ESG Group, looks at the importance of partnering with your glass processor to make the best laid plans a reality. It is increasingly important that architects and glass processors talk to each other. Without doubt, many of the advances in glass processing have come from the challenges provided by architects creating ever more daring designs. However, it is equally true that the advances in glass product development have freed the architect to dream more imaginatively. The toughening and lamination processes have allowed us to produce stronger, lighter and larger glass panels, which facilitate the realisation of architects’ designs for wide expanses of glass. As we increasingly value natural light and lower carbon footprints once the building is in operation, glass facades are increasingly popular, and are now a realistic aspiration. Products such as ESG Tufflam can also be bonded together to create apparently seamless glass walls which allow architects to push the building envelope. The use of technical interlayers to create a wide range of toughened laminated glass products has also allowed us to tackle a number of other challenges in addition to simply glazing doors and windows. The interlayers now available allow us to add a number of properties, including sound attenuation in windows, doors and even in partition walls. This is useful not only for the avoidance of nuisance noise for urban dwellings and offices, it is also critical in sound recording studios and a bonus, for confidentiality purposes, for modern boardrooms, meeting rooms and medical consulting rooms, to name a few. Confidentiality can also be enhanced by using LCD privacy glass, which is created by the using a highly technical interlayer through which a small electrical current is passed. When switched on, the electricity causes the glass to become transparent, or optically clear; when the current is switched off, however, it becomes opaque, providing discreet screening. This allows the end user to choose transparency or openness at the touch of a button. These technical interlayers are extremely useful in interior designs which use glazed partitioning to

ARCHETECH - PAGE 76

create smaller areas within a large open commercial space. This might be in a commercial office, but can also be used to create meeting rooms or offices in car showrooms or studios. In a domestic setting, it can be used to allow light to flood through from a bedroom to an ensuite, or to separate a home office, increasingly in demand with the growth of remote working, from the general living space. In open-plan homes, privacy glass can be used to screen the kitchen from the living room area on demand, without sacrificing either the open plan feel or the natural light. Glass can be cut to any shape, pre-drilled or notched to fit any of the common fixing systems used in the UK market. The use of multiple interlayers is also possible, to provide almost any combination of sound attenuation, privacy, transparent colour, and even intruder-resistant high security characteristics. Security no longer relies entirely on locks and bars, but can also depend on the glass itself. We can now produce intruder resistant, ballistic resistant and even blast resistant glass products, using thicker multiple sheets of glass, laminated with specialised interlayers to produce extremely robust curtain walls and building facades. Whatever the architect’s concept or the designer’s aim, it pays to consult your glass processor before finalising the building’s specifications, as the versatility of glass products may surprise you. The glass processor is now the repository of much technical information, and is more than happy to be used for advice and guidance. It’s certainly time for a more transparent relationship. www.esg.glass

FROM PARADOX TO A NEW PARADIGM TRANSFORMING THE UNIVESTA OFFICE EXPERIENCE INDESIGN / Conrath architecte, a firm renowned for its thoughtful projects combining architecture and interior design, proudly unveils its design of a 750m² satellite office for UNIVESTA, a leading Canadian insurance services provider. The office design, in the heart of the vibrant DIX30 commercial lifestyle community on Montreal’s South Shore, represents a true paradigm shift in its address of the essential components of inter-personal relationships in work environments in a post-pandemic world. Beginning in 2021, the firm collaborated with the client to lay out the program requirements for creating an inspirational space for both UNIVESTA’s employees and clients. As COVID-19 ushered in an era

ARCHETECH - PAGE 78

ARCHITECTURAL FOCUS

UNIVESTA, known for its innovative approaches, seized the moment to convert disruption into opportunity/

of shifting mindsets and profound reconsideration of traditional workspaces, long-held beliefs about the necessity for large, centralized offices have been challenged. UNIVESTA, known for its innovative approaches, seized the moment to convert disruption into opportunity. With a strong focus on spatial design and materiality, the INDESIGN / Conrath architecte team embarked on a concept that would entice employees to return to the UNIVESTA office, while also serving as an attractive addition to the company’s future recruitment efforts.

Strategic alignment Created in 2006 as Canada’s first commercial lifestyle centre, the DIX30 commercial lifestyle community has grown to encompass 500 stores, services, and offices,

PAGE 79 - ARCHETECH

ARCHITECTURAL FOCUS and includes a state-of-the-art sports complex and a medical clinic. A new urban REM tramway has been added to provide extensive connectivity to and within the expanding area, underscoring the strategic value of the location. Within that context, the UNIVESTA office sits atop a building housing an art performance center. While the space is characterized by its high ceilings and views of the nearby Montreal skyline, the design team endeavored to reduce its internal vastness to a more intimate human scale. Key to that process, INDESIGN / Conrath architecte designed a central nucleus comprised of 50 workstations and a series of small meeting rooms. As a piece de resistance, the team introduced a vibrant 2m x 45m suspended graphic installation to harmoniously blend interior and exterior views, while creating a captivating nearfar duality.

Well-being at its core Beyond the mere functionality of the new office, UNIVESTA has positioned employee well-being at the core of the DIX30 project. As part of that initiative, the new design infuses a broader sense of shared community through the addition of elements including gathering rooms on the mezzanine level and an outdoor balcony, contributing to an overall balance that includes spaces for knowledge sharing, dining, group celebrations, and connections with nature. Led by a talented design team including Jonathan Conrath, Veniamin Chukhovich, Gary Michael Conrath, and Martine Maksud, in collaboration with

ARCHETECH - PAGE 80

UNIVESTA project manager Eric de la Sablonnière, the project represents a bold step forward in reimagining the workplace, while reinforcing UNIVESTA’s commitment to providing employees with an inspiring and welcoming environment. The UNIVESTA DIX30 satellite office succeeds in its thoughtful balance of wellness and productivity, while its proximity and access to the greater DIX30 community of shops, services, and entertainment venues further contributes to its attractiveness. www.indesigninc.com/en/home

COMBINING SUSTAINABILITY AND BEAUTIFUL DESIGN LEADING NORWEGIAN TIMBER TECHNOLOGY TAKES CONTINENTAL RESIDENCE AT THE HEART OF THE EUROPEAN QUARTER IN BRUSSELS A renovated roof terrace on the 10th floor of Norway House, located in Brussels’s European Quarter and overlooking Rue Archimède and Le Berlaymont, the home of the European Commission, has undergone a sustainable-inspired metamorphosis utilising Kebony Clear wood decking. Carried out by property manager Epimmo on behalf of Statsbygg, the Norwegian government organization responsible for construction projects, the project atop the Embassy building illustrates a commitment to combining sustainability and beautiful design with modern construction techniques, in addition to reinforcing the Embassy’s links with Norway’s proud national heritage of healthy, wooden architecture.

ARCHETECH - PAGE 82

ARCHITECTURAL FOCUS

The choice of Kebony wood was a logical one, given our emphasis on durability and quality.

Epimmo and Statsbygg selected Kebony Clear, a market-leading, customisable timber decking product developed in Norway, for a functional, sustainable, and visually appealing finish to the roof terrace. A Norwegian technology company and a pioneer across the global construction industry for over 25 years, Kebony launched its second wood production facility in Flanders, Belgium, in 2018, furthering the application of its eco-friendly building products across the European market. The patent-protected Kebony technology transforms sustainable, FSC-certified softwoods, such as pine, into products with the aesthetic and mechanical characteristics to tropical hardwoods. The wood is infused with a bio-based liquid, activating a reaction in the wood cell walls to become 50% thicker, increasing the dimensional stability, durability, and hardness of the wood. This diverts the need for

deforestation of the planet’s vital rainforest sinks, helping to reduce CO2 emissions. The resulting, dually modified™ Kebony wood has a significantly reduced water sensitivity, requires no maintenance, and does not splinter which making it the ideal material for the new decking at Norway House, where the terrace will face 24/7 exposure to weathering conditions. In addition to its sustainable credentials, durable qualities, and geographical connections, Kebony Clear

decking was also chosen for its significant lightness compared to tropical hardwoods, putting less stress and adding longevity to the roof structure. The aesthetic character of the wood also played a key role upon installation, offering a warm, welcoming appearance, that over time will acquire a natural silver-grey patina reminiscent of a Scandanavian pinewood. Philippe Elewaut of Epimmo, Manager for the Norway House project, commented: “The choice of Kebony wood was a logical one, given our emphasis on durability and quality. The new Norwegian Embassy terrace is a magnificent representation of Norwegian craft and innovation. The embassy’s positive reaction confirms our choice for this high-quality, sustainable product.” Nina Landbø, International Sales Manager for Kebony, comments: “It is fantastic to see Kebony used in a sustainable renovation project that represents a meeting between our Norwegian origins and Belgium, the home to our second European factory, which has allowed for the growth of Kebony’s innovative, ecofriendly technology to even further audiences across Europe and the world.’’ www.kebony.com

ARCHITECTURAL FOCUS

THE MAISONNEUVE LIBRARY: DANCING BETWEEN TWO ERAS EVOQ ARCHITECTURE The City of Montreal, one of Canada’s urban gems, is known for its thriving cultural scene and its rich architectural heritage. What visitors often miss, however, is the gentle, yet radical transformation occurring in pedestrian-friendly neighbourhoods away from downtown. For the last twenty years, as urban designers were busy redefining street life, architects were building— or remodeling—numerous public amenities such as theaters, sports facilities, and libraries. One striking example of this transformative process is the Maisonneuve Library, housed since 1981 in what once was a small, but prestigious city hall for the shortlived City of Maisonneuve. As the need to upgrade and expand the facility became more and more pressing, Montreal launched a multidisciplinary design competition in 2017. The winning team was a consortium of Montreal firms led by EVOQ Architecture and Dan Hanganu Architects (now part of EVOQ).

A major transformation Officially opened in June 2023, the carefully restored 1912 building, with its glazed extensions, illustrates how the past can enrich the present, and vice versa. It was highly praised by the Québec association of librarians and archivists, Fédération des milieux documentaires, which selected the Maisonneuve Library as the winner of its 2023 Architecture Award. This recognition takes on particular value coming from the very professionals who, on a daily basis, are in close contact with libraries and their patrons. The book-centred archetype, which dictated the layout of libraries through most of the 20th century, no longer prevails, as recent libraries have taken on a new role and often act as social hubs in their respective communities. The Maisonneuve branch is no exception. Its transformation, which allowed it to expand from 1,240 to 3,594 square meters, provided it with an opportunity to reinvent itself and meet the needs of a more inclusive and constantly evolving society. One of the most important decisions taken by the architectural team was to rehabilitate the historic building and bring it back to its original splendour. The stone façades and the monumental doors were carefully restored, as were the original plaster

mouldings, wood panelling, and mosaic floors. The piano nobile’s marble staircase, and its two imposing stained-glass features, were carefully repaired. The alignment of the new curtain wall and the rhythm of its brise-soleil were dictated by the historic building’s neo-classical colonnade. Key to the design concept was the introduction of a “tower” element off the east wing. A clear statement of the library’s contemporary identity, it contains a new vertical circulation core and serves as the library’s main entrance. Users with reduced mobility can easily enter the premises and reach the elevator, giving them full access to each floor, as well as access to a small roof terrace. The exterior stone steps no

They mostly provide exterior seating for users and passersby. Another move, which reflects the architects’ preoccupation with heritage issues, was to leave a fullheight void on either side of the former city hall as a constant reminder to users of what was once there. Stunning views of the imposing columns are provided as users make their way through the building. Steel portals and spatial voids emphasize the transition from the light-filled contemporary wings to the more subdued ambiance of the original structure.

A library for everyone The reception area, directly accessible from the street, acts as an orientation device for the library’s different audiences. Young children are led down towards a succession of playful spaces, while teenagers head upwards to the second level, where a variety of creative amenities such as a medialab, an animation studio, and a small video games room await them. The upper two floors of the former city hall—as well as the west wing’s top level—serve a clientele looking for quiet reading and study areas. A partly cantilevered ‘silent room’, is aligned with nearby traditional balconies, overlooking Pie-IX Boulevard.

ARCHITECTURAL FOCUS As one approaches the west wing from the outside, an intriguing set of open bookshelves attracts attention. This live-in modular environment was designed to respond to children’s desire for adventure.

A sustainable building A collaborative approach ensured the delivery of a sustainable building and site. Professionals involved in this project complied with current standards of sustainable practice, including those pertaining to the protection of cultural diversity and biodiversity. Highly efficient electromechanical systems were introduced to maximize thermal comfort, while keeping energy consumption at a minimum. Geothermal energy was a key factor in providing for the library’s heating and cooling needs. The addition of radiant floors further ensured the comfort of library patrons. Various other low energy devices were integrated in the project. The curtain wall system, designed with integrated solar protection, effective thermal breaks, and lowemissivity thermal glazing units, greatly contributes to reach optimal performance. An application has been filed to obtain LEED Gold accreditation.

The neighbourhood The Maisonneuve Library is located on Ontario Street, an east-west axis which has undergone a radical transformation over the last decade. Still standing are a few early 20th century buildings, such as the former Maisonneuve Market, inspired by the City Beautiful movement. Today, distinctive paving subtly signals the presence of these memorable buildings and is an invitation to discover them. The integration of the new library into this historically significant district was entrusted to civiliti, an urban design firm that formed part of the initial consortium. They designed a series of urban and landscape interventions, establishing seamless links between the library’s private grounds and the public domain. A public art sculpture by artist Clément de Gaulejac was installed in a playful court directly accessible from the children’s activity room. It stands quietly as a reminder of another era. Many professionals contributed to this project, as did remarkable artisans, without whom it would have been impossible to restore the beauty of the old city hall. A statement from the 2017 competition jury report perhaps best reflects the spirit of the new Maisonneuve Library, described as “a beautiful dance between eras, between exterior and interior, and between active and contemplative.” www.evoqarchitecture.com

ROOFING & CLADDING

ENHANCING HOUSING WITH NORDIC COPPER Despite its long heritage, roofing some of our oldest buildings, copper and its alloys today are competitive and sustainable cladding materials for all types of housing, delivering high-quality, tenure-blind architecture. A growing series of building studies showcases the diversity of surfaces, forms and applications available with Nordic Copper from Aurubis. Copper’s unique architectural qualities are defined by its naturally developing patina – which cannot be replicated successfully using other materials with surface coatings. The patina film provides impressive protection against corrosion and can repair itself if damaged, giving its exceptional longevity. Within a few days of exposure to the atmosphere, a copper surface begins to oxidise, changing from the ‘bright’ mill finish to a chestnut brown, which gradually darkens over several years to a chocolate brown. Continued weathering can eventually result in the distinctive green or blue patina seen on older roofs.

Natural Living Surfaces The Aurubis ‘Nordic Copper’ range provides all these surfaces straightaway. The processes involved are generally similar to those taking place over time in the environment, utilising copper mineral compounds, not alien chemical processes. All these surfaces form an integral part of the copper, generally continuing to change over time, and are not lifeless coatings or paint. The material is easily bent and formed, and there are no limitations on the length of copper sheet or strip because whole coils are treated on the production line, not just limited size sheets. The Nordic Copper range includes Nordic Standard ‘mill finish’ and Nordic Brown pre-oxidised copper, offering lighter or darker shades of brown determined by the thickness of the oxide layer. The extensive Nordic Blue, Nordic Green and new Nordic Turquoise ranges have been developed with properties and colours based on the same brochantite mineralogy found in natural patinas all over the world. As well as the solid patina colours, ‘Living’ surfaces are available for each with other intensities of patina flecks revealing some of the dark oxidised background material.

Copper Alloys But copper alloys are growing in popularity as well including Nordic Bronze and Nordic Brass – which can also be supplied pre-weathered. The innovative

With an ‘A1 (non-combustible material)’ fire classification … copper is suitable for cladding tall buildings using appropriate constructions. Nordic Royal is an alloy of copper with aluminium and zinc, giving it a rich golden through-colour and making it very stable. It has a thin protective oxide layer containing all three alloy elements when produced. As a result, the surface retains its golden colour and simply loses some of its sheen over time, as the oxide layer thickens with exposure to the atmosphere to give a matt finish. A wide choice of Nordic Decor mechanically applied surface treatments is also available for various surfaces and alloys, particularly suited to interior applications. Apart from traditionally-jointed, rolled material supported by a substrate, various other forms of copper for architecture are increasingly being explored by designers. For example, copper can be supplied in profiled sheets or extremely flat honeycomb panels, pressed to provide surface textures and modulation, or perforated, expanded or woven as mesh for transparency. But there is more to architectural copper than meets the eye, with an unrivalled lifespan, no maintenance and full recyclability.

experience. Naturally, this longevity has a significant beneficial effect upon comparative whole of life cost and carbon assessments. Copper’s longevity is due to a complex patination process. It ensures extreme durability with no maintenance and resistance to corrosion in virtually any atmospheric conditions. And, unlike some other architectural metals, copper does not suffer from underside corrosion. In addition, copper requires no maintenance or decoration. As a lightweight and flexible covering, structural support demands are reduced, resulting in lower carbon and ‘whole of life’ costs. Copper is also fully recyclable utilising long-established practices – 97% of copper in construction comes from recycling – and has other impressive sustainability and environmental credentials. And, of course, copper retains a high scrap value at eventual demolition.

Fire-safe Cladding With an ‘A1 (non-combustible material)’ fire classification to EN 13501-1, copper is suitable for cladding tall buildings, using appropriate constructions. Low thermal movement makes it appropriate for any climates and locations, and it is non-toxic and safe to handle, as well as non-brittle and safe to work. And, importantly today, its inherent antimicrobial qualities make it ideal for touch surfaces internally as well.

Whole-life Cost & Carbon Benefits

An expanding series of building studies showcases the diversity of surfaces, forms and applications available with Nordic Copper today.

The lifespan of copper roofing and cladding can be regarded conservatively as 200 years, subject to substrate and structure, and this is endorsed by

ARCHITECTURAL FOCUS

LA PORTE BLEUE AN OPEN DOOR TO THE MEDITERRANEAN PietriArchitectes agency presents Porte Bleue, a tourist residence and accommodation in Marseille, France. The 414 white concrete vaults that make up the facade of the tower give an arborescent design and open the view to the Mediterranean in subtle architectural poetry. La Porte Bleue is part of a real-estate program of 4 distinct buildings (offices, housing, and shops) at the heart of the overall development operation of ZAC Euroméditerranée. The project represents a true place of connection between the port, the roads, and the city, and it embodies one of the gateways to Marseille.

The Quays of Arenc: A new dynamic for the city By offering a 4-star tourist residence, now belonging to Odalys as a new emblem of the tourist accommodation group, La Porte Bleue is part of the dynamism of a new district. The tower also offers housing for home buyers and features a retail outlet on the first floor. An independent restaurant, projecting from the main volume, will in turn energize this interiority with its 3 glass façades and planted roof.

One project, two entities Within a 53-meter-high building, two entities make up the program: - The first is a 4-star tourist residence on the 11 lower levels, comprising 250 units with refined decor. It is also a space dedicated to well-being with the presence of an indoor swimming pool and other equipment dedicated to that purpose, while a restaurant and reception areas complete the whole.

- The second entity, built on the last 7 levels, consists of 68 housing units with a total floor area of 4,891m², all with beautiful surfaces and unobstructed views. A decision was made to provide all of the accommodations with large loggias, considered as additional open living rooms. The tower comprises a wide range of housing: simplex housing ranging from T1 to T4 on levels R+12 to R+16, and duplex housing ranging from T3 to T4 are offered on the last 2 levels, R+17 and R+ 18.

The poetry of vaults: Balancing elegance and technique The facades of the project are made up of a multitude of vaults leaning on one another. The vaults had to meet strict specifications with the choice of concrete with a lower environmental impact, shaped locally in the town of Aubagne, a town close to Marseille. This concrete adornment gives the tower a particular tree-like design that has become a landmark and true signature of the work. The rounded shapes of the vaults frame the landscape in a soft and singular way through a curve from each interior space. These concrete vaults contribute to the waterproofing of the exterior envelope, in concert with the aluminum joinery. With their 90 cm deep cap, they also play an important role in protecting residents from the wind and the sun, without depriving them of generous glazing. La Porte Bleue has 50% glass surface and opening windows for an exceptional quality of life.
