Planning
Planning is at the heart of every successful project. Our team at Archi+ possesses experience in building laws, regulations, planning policies and all types of applications for developments ranging in scale and typology. Through meticulous site inspections and a wide range of exhaustive studies and reports, the Planning Team demonstrates its proficiency in such aspects of architecture.
Planning Applications
Our planning team collaborates closely with design, civil and advisory teams within Archi+ to ensure that each unique project is realised as efficiently as possible.
We manage your application throughout the planning process, assessing, adapting and refining your proposal to obtain the necessary permits for eventual realization . We liaise with the Planning Authority and consultative authorities such as Superintendence of Cultural Heritage (SCH), Environment and Resources Authority (ERA), and Commission for the Rights of Persons with Disability (CRPD), and more, to dispel any possible doubts and gain a positive recommendation.
The work of the team does not end when the necessary permits are in hand. The planning team follows each project closely to ensure that if any amendments are made during the construction phases, these remain compliant with the applicable policies and regulations.
Planning Appeal Consultations
The management of the appeal stage for any planning applications is a lengthy process that requires both an in-depth knowledge of planning legislation and understanding of the fundamentals of current planning policy. Despite the infrequent submission of appeals for planning decisions for our own planning applications, we can provide consultancy to appellants and their legal representatives to:
• Ensure that opening statements and arguments have a solid planning basis
• Identify whether the established planning procedures have been adhered to
• Highlight whether the correct interpretation of policies has been applied to decisions.
Compliance Certificate Applications
Compliance certification forms an essential part of the planning process as such documentation is a precursor to the submission of any request for new utility services (electricity and water). To achieve this we help to navigate through the condition requirements of permits, communicate with local authorities and entities during the execution phase of permits, and prepare the necessary documentation for compliance certification applications.
Planning Appraisals & Studies
Through the expertise and experience of the Team provide an in-depth assessment of the development potential of your property. Such appraisals provide:

Recommendations may also include further investigatory studies that may contribute to further support findings and help to facilitate the favourable consideration of Planning Applications.
Project Description Reports
Large projects and developments require a level of detail that is not usually explored in ‘run-of-the-mill’ developments. The scale of such developments may result on a variety of impacts determined primarily by the location of the development and secondarily by its layout and design. Impacts may affect several aspects that may include: the surrounding landscape and environment, local population and health, transport, biodiversity, climate, and heritage. Project description reports describe a detailed list of all the potential impacts generated by a development, may recommend scientific monitoring programmes, and propose several mitigation measures to reduce any negative impacts that may be generated. Such documentation is usually a basic requirement for major projects (Schedule 1 Applications & Screening), however, may be used as an analytical tool to ensure a high level of detail in your project.
Permit History & Investigations
Given that online availability of planning permits covers a relatively recent time period (the most complete being post-2010 permits), it may be necessary to conduct permit searches to obtain the relevant permits that cover your property. Such searches are carried out to both understand the permit history and to obtain relevant permit documentation. This process helps to establish the legality of property, identify variations from permits that may need to be sanctioned, and highlight past structural interventions that were carried out.
Conservation Planning
Our built heritage is an integral part of our built environment, with several localities in Malta containing specified Urban Conservation Areas within which both historic and vernacular properties are found.
Our in-team conservation experts provide holistic planning approaches to the management of built heritage; from adaptive re-use projects to repair and maintenance of old buildings. This usually includes the drafting of a Conservation Method Statement that includes the adopted conservation philosophy, historic research and phasing of the building, deterioration mapping and photogrammetry, and methodology for both restoration & proposed works.
