At a glance... BUILDING INDUSTRY IS STILL IN RECESSION, WARNS FDF The building industry is still in recession warns the Federation of Master Builders (FMB), despite ONS figures confirming that the UK has just crossed the line coming out of recession. Figures from the FMB’s State of Trade Survey, the only survey of SMEs in the construction industry, for the last quarter of 2009 reveal that 44% of FMB firms expect their workloads to decline in the first three months of 2010. Only 18% of FMB firms expect their workloads to increase. Richard Diment, Director-General of the FMB said: “The UK has barely just by the skin of its teeth come out of recession and for the building industry it continues to suffer. A staggering 33% of FMB firms expect to make staff cuts in the first three months of this year.” Diment concluded: “The Government must do all it can to help our beleaguered building industry because without its help the industry won’t be able to deliver the homes and infrastructure that will be required when the UK does finally move out of recession.”

Employers urged to work together to take on displaced apprentices ConstructionSkills, the Sector Skills Council for the construction industry will launch a pilot Group Training Association (GTA) project in Merseyside to help save apprentices and protect the future skillset of the industry. The initiative, known as ‘Constructing the Future Merseyside’, will be led by Liverpool Housing Trust and a number of Regional Clients. Set up in direct response to the economic downturn, GTAs are a unique training model which allow employers to share the costs of apprentices in order to prevent skills shortages. The GTA removes the traditional barriers to apprentice recruitment and allows organisations to help spread the costs of training during difficult economic times. Working with the national Apprentice Matching Service and regional providers

in the Merseyside area, the GTA has identified displaced apprentices and will employ and support them with paid work for 52 weeks, enabling the trainee to complete their Level 2 or 3 NVQ. GTA project teams will also seek to secure employment opportunities for apprentices upon qualification. ConstructionSkills’ GTA pilot in Merseyside aims to see 78 apprentices from the Merseyside region complete their current framework and find 27 qualified apprentices permanent jobs in the pilot phase through to July 2011. Employers signed up to the GTA will be expected to keep their contract, mentoring trainees whilst providing workplace opportunities and honouring their college commitments. Mike Bialyj, Employer Services Director for ConstructionSkills said: “The

economic downturn has created huge challenges for the construction industry and when firms are cutting costs, young apprentices are often the first casualties. It is therefore essential that we support businesses in maintaining and taking on apprentices if we are to avoid future skills shortages – something the industry failed to do during the last recession, with dire consequences still felt today. The GTA in Merseyside is just one of a number of initiatives by ConstructionSkills to offer employment to previously displaced apprentices, with the wider Apprenticeship Matching Service now having secured employers for 448 trainees since its launch in 2009 with a further 106 apprentices being retained by their existing employers due to interventions.”

BALFOUR BEATTY WIN MOTORWAYS CONTRACT Balfour Beatty, the international infrastructure group, has nnounced that it has been named as one of the four delivery partners for the Highways Agency’s framework contract to deliver its Managed Motorways schemes. The overall framework contract, which has a value of up to £2 billion, is to reduce congestion, improve safety and make journey times more reliable on key sections of England’s motorways. Commenting, Balfour Beatty Chief Executive, Ian Tyler, said: "We are delighted to have been named as a delivery partner by the Highways Agency for its Managed Motorways schemes. "We have gained substantial expertise in recent years in using technology to actively manage traffic to improve safety, increase capacity and improve journey time reliability on major motorways." Other schemes which improve capacity and traffic flow, could also be delivered under this framework contract.

Barratt to offer school-finder service for parents Some 32% per cent of prospective homebuyers say that proximity to a good school is an important factor when buying a new property, according to customer research from Barratt. So now one of Britain’s leading housebuilder has teamedup with the Good Schools Guide to give parents who are looking for a new home the opportunity to research the best schools in the catchment area at the same time. Visitors to www.barratthomes.co.uk simply enter a location, postcode or the name of the development in

which they are interested and then have the option of asking for more information on nearby schools. The Good Schools Guide search engine then generates a list of the nearest schools. Parents can filter the search by age-range (nursery, primary and secondary) or type (mainstream and special needs). By clicking on a school’s name, parents can instantly access details such as the number of pupils and the percentages passing exams in English, Maths and Science as well as Key Stage 2 statistics. For those

who want to find out more indepth information, the school’s website and contact details are also listed. Written by parents for parents, the Good Schools Guide is widely recognised as one of the most authoritative and independent education resources available today. “This innovative service builds on two major strengths of our sales operation,” said Mark Clare, Chief Executive of Barratt Developments PLC.

Statistics provided by NHBC

NHBC is the standard setting body and leading warranty and insurance provider for new homes in the UK. Established more than 70 years ago, its primary purpose is to help raise the standard of new homes and provide consumer protection for new homebuyers. NHBC statistics are based

almost aexclusively on information relating to its 20,500 registered house builders who construct around 80% of the new homes built in the UK. As such they represent a unique source of detailed, up-to-date information on new home construction and the housebuilding industry.

For further information about NHBC or to subscribe to NHBC’s quarterly new house-building statistics brochure visit www.nhbc.co.uk/stats

EXTREME WEATHER HOLDS UP HOUSEBUILDING RECOVERY One of the coldest Januarys on record has slowed the recent recovery in house building volumes seen in the latter part of 2009. Applications to build new homes across the UK during the rolling quarter November 2009 to January 2010 were 65 per cent up from the historical lows of the same period a year ago (from 14,738 to 24,315). This compares however with 38,459 seen in the period November 2007 to January 2008 and shows just how far the recovery has yet to run in order to return the UK to the sort of volumes desperately needed. The number of new home registrations during January 2010 was 7,400 – a 56 per cent increase on last year (4,752); but still well below the levels seen in January 2008 (11,512) and 2007 (17,770).

“Optimism is still prevalent across the housebuilding sector, but there is no escaping that the harshness of the weather has held back recovery during January,” said Imtiaz Farookhi, chief executive of the NHBC. “The sense of recovery is still tangible after what has been the worst year for the industry in a century. We must not let the tough weather conditions distract us from the encouraging signs seen since the autumn. In particular, the Government must not lose sight of the need for new, sustainable homes as the general election campaign gears up during the spring. “The industry must now wait a further month to see if the recovery witnessed in late 2009 will carry through into 2010.”NHBC rolling quarter statistics show that all regions reported

higher levels of registrations for rolling quarter November 2009 to January 2010 than the same period in 2008/9. The South-East continues to lead the way in terms of recovery but those areas hardest hit by the recession are now also showing strong growth, albeit from a low base. NHBC statistics for the three months to the end of January 2010 also show that the recovery is largely due to the private sector which was most dramatically affected by the recession. · Private sector applications at 16,684 for the quarter to January 2010, were up 115 per cent for the same period last year (7,768)

Advanced software package for management of housing stock defects Software design and consultancy company BluTek has launched an advanced software package that simplifies the management of defects in newly-built housing stock. Known as Defects Manager, the software extensively automates the identification, notification and tracking of housing stock defects. It provides an ideal, low-cost solution for housing associations and other property developers seeking to improve their operational efficiency. Historically, many housing associations and property developers have handled building defects management using a combination of email, telephone and fax. This makes it difficult to follow the progress of current defects resolution, and compounds the problems of measuring contractor performance and evaluating the reliability of fitted equipment. BluTek’s new Defects Manager software overcomes all these issues by centralising the defect records on a web-based server, supported by secure user access. Defects Manager features a purpose-designed user interface to minimise data input error and to provide clear and unambiguous visual feedback. UK manufacturers feel the heat from rising energy costs Rising energy prices and the state of the economy are the biggest worries facing British manufacturers in 2010, according to research released by the Carbon Trust to launch its new Best Advice campaign. 57% of manufacturers surveyed said they are worried about the unstable economy and almost as many (53%) said they are worried about energy price hikes. Far fewer manufacturers are worried about

a possible change in government (16%) or complying with environmental legislation (19%). Nearly half (49%) of the manufacturers surveyed said that one of their top three New Year’s resolutions is to reduce the amount of energy their business uses. Despite this, more than 1 in 10 (13%) admitted that no one within their organisation was responsible for managing their energy consumption and controlling

costs. The extent of manufacturers’ worries over energy prices was revealed as the Carbon Trust kicked off its Best Advice campaign - a drive to persuade British companies to stop wasting over £3bn of energy every year. The campaign was launched by Ian Cheshire, Group CEO of Kingfisher, the parent company of B&Q. He urged manufacturers to take a free Carbon Survey from the Carbon Trust, which he called “the best free advice any business will get this year.” For more information call01865 885788 or visit www.thebestadvice.co.uk.

Aico’s loftcap reinstates ceilings’ air tightness Loftcap from Aico - designed to overcome thermal and vapour transmission to loft voids after the fitting of downlights into a ceiling – has been successfully pressure tested to the requirements of Building Regulations Approved Document C for internal air leakage in a building. The successful Air Leakage Test was carried out by the independent body Chiltern International Fire in a plasterboard ceiling construction using a low voltage eyeball downlight. When tested at 2pa – the measurement used within Approved Document C for internal air leakage within a building - Loftcap created a perfect seal with zero air leakage, reinstating the air tightness of the ceil-

ing to that prior to fitting downlights. Apart from the benefits of helping with Building Regulations compliance, Loftcap can also make a contribution to reducing energy costs by helping to prevent heat loss and also to meet insurer’s requirements by preventing damage to roof timbers. Approved by the Lighting Association and NHBC, Loftcaps are quick and simple to install and entirely maintenance free. Because they are lightweight, they add no significant load on the ceiling but are rigid enough to allow loft insulation to be laid directly over them. A new publication from heat transfer specialists, Alfa Laval, sets out to de-mystify the topic of District Heating (DH) by explaining the terminology, examining the history and setting out the prospects for its increased use in the UK. Running to a compact 26 pages, the Alfa Laval Guide to District Heating reveals the surprising fact that the concept is not as cutting edge as we, perhaps, have been led to believe. In fact, the ancient Romans were using a very rudimentary form of DH 2000 years ago to heat their homes and public buildings. In other parts of the world, notably Russia and Scandinavia, DH is the norm rather than the exception. However, while Scandinavian cities such as Copenhagen have developed the technology to such a degree that more than 90% of homes are heated via DH networks, in the UK only about 1% of homes are connected to a suitable network. The UK Government’s stated aim is to increase this ratio to 14% - or 8 million homes – in the future. The Guide spells out salient facts regarding UK energy usage and emissions against a background of dwindling fuel availability, rocketing energy prices and increasingly stringent legislation to curb carbon emissions. Boddingtons - grass and ground reinforcement products Boddingtons Limited is a British manufacturer offering a range of grass and ground reinforcement meshes and porous paving grids, for both grass protection and gravel retention.

B

oddingtons are the UK’s only manufacturer of extruded thermoplastic meshes and grids, which are designed to reduce rutting, muddy areas and general land damage caused by vehicular and pedestrian applications on both grass and gravel surfaces. The products have been used in a variety of applications, from car parks, walkways and access roads, to golf buggy paths, aircraft taxiways and outdoor events. The company’s in-house marketing and technical teams have worked on several new products, which are now available and being showcased at World of Paving in Coventry, later in the month. BodPave®85, the next generation in porous cellular ground reinforcement paving grids, offers a strong, interlocking, 100% recycled cellular and porous solution for grass reinforcement, ground stabilisation and gravel retention, ideal for regularly trafficked surfaces (pedestrian and vehicles). Key new features include a unique open cell structure which promotes optimum grass growth and drainage, ground spikes to resist deformation and lateral movement and cell ‘castellations’

to improve traction and lateral grass migration. BodPave®85 porous pavers can be installed with either a grass or gravel filled surface, making them flexible in their application. These permeable pavers are manufactured in the UK from UV Stabilised 100% recycled material and are chemically inert & non-toxic, with high load-bearing performance (up to 400 t/m2), offering a strong, durable, safe and ecofriendly surface. Boddingtons will also display the newly enhanced GrassProtecta® grass protection mesh, a heavy duty thick polyethylene mesh supplied on a roll, installed directly onto existing grassed surfaces prone to wear or rutting, allowing the grass to grow through the mesh creating a natural grassed surface suitable for both vehicles and pedestrian. Applications include overflow car parks, disabled access routes and pedestrian paths. For sports areas, or areas requiring a completely discreet solution so as to avoid any possible trip hazard, Advanced Turf® offers the ideal solution. This product consists of high tensile strength, flexible, plastic mesh elements blended with a specially prepared sand and compost rootzone. The mesh elements interlock with each other and with the grass roots, creating a strong, free-draining, compaction. This rut resistant,

reinforced, natural grass surface is free from visible structures and trip hazards. Advanced Turf® is suitable for use in applications such as emergency & HGV access routes, events areas and more.

Funky Finish For OPEN Youth Venue Furniture Granite Transformations has completed one if its biggest-ever surfacing projects, providing stylish, hardwearing cladding for custom-made furniture at the new £12 million OPEN Youth Venue in Norwich. The £100k contract was gained by its Norwich showroom, in Stratton Strawless, and involved fitting forty 3m x 1.25m slabs of Trend G Cristallino White, recycled glass agglomerate material. It was commissioned by award-winning architecture and design practice, Hudson Architects, on behalf of the OPEN Youth Trust, a charity set up by local philanthropist Graham Dacre. The project entailed facing the venue’s main reception desk, a series of irregular ‘iceberg’ units in the foyer, a cantilevered juice bar, cafeteria counter and other purpose-built units, with a diamond polished 6.5m thick surface, which is scratch, stain, heat and abrasion resistant. Granite Transformations’ unique manufacturing

process means that the material is thinner and lighter than traditional granite or engineered stone, yet with superior breaking and flexural strength, so the frameworks did not have to be over-engineered to withstand extra weight. Also the use of up to 72% post-consumer recycled glass in the Trend G material specified, fitted well with Open Youth Venue’s modern eco-conscious image. Paxton’s Energy Saving Reader Now Accepts Mifare Tokens! All the great benefits of the original Paxton Energy saving reader can now be enjoyed at sites that use (or want to use) Mifare cards. The reader accepts an authenticated Mifare card to switch on power to utilities and electrical equipment. Once a card has been detected, the reader toggles a relay that switches on lights, heating and air-conditioning, amongst others. This straightforward energy saving concept works because a user has to remove their proximity card from the reader in order to move freely around a site. This is perfect for sites that want to save money on energy bills. For more information call 01273 811011 or visit www.paxton-access.co.uk.

Chiltern Dynamics has issued a free guidance sheet of Frequently Asked Questions (FAQs) on CE marking, with a step-by-step guide on how to ensure external doors and windows covered under the European Standard EN 14351-1:2006 comply with the Construction Products Directive (CPD). Senior Test Engineer Paul Andrews said, ‘The dilemma for manufacturers is that although compliance with the CPD will be mandatory within the UK from March 1st this year, CE marking will remain voluntary. This does cause confusion.’ The approved method to demonstrate compliance with the CPD is described in EN 14351-1:2006 Windows and external pedestrian doorsets without resistance to fire and smoke leakage characteristics. ‘CE marking is without doubt one of the most straightforward ways to show compliance with the CPD and our information sheet will help manufacturers to decide the best route for them to

Alfa Lavals new hot water unit Designed specifically with District / Community Heating networks in mind Alfa Laval’s new AquaFlow/AquaStore 2-Port tap water heaters complement their existing 3 and 4 port model range. Tap Water Heaters provide large quantities of instantaneous or semi-instantaneous domestic hot water (DHW) to apartments, hospitals, schools, hotels and other buildings connected to a District Heating network. The new units combine high levels of efficiency with user safety. The system takes the heat from a primary hot water source, (typically a district heating network) and transfers it to the secondary or domestic cold water, thereby heating it to around 600 C, ready for domestic use. The 2-port model has maximum operating conditions of 25 barg and 1300 C on the primary side and 10 barg and 900 C on the secondary side. The new units combine high levels of efficiency with user safety. A safe address warehouse safety for workers Halifax-based safety barrier manufacturer, A Safe is encouraging the Health and Safety Executive (HSE) to legislate increased safety standards for pedestrian and vehicle segregation across the manufacturing industry. Currently, the law states that road and pedestrian walkways should be demarcated, but this can be interpreted widely from physical barrier systems to a simple line painted on the factory floor. HSE figures show that over the past two years there have been 3,827 major injuries to workers as a result of workplace transport acci-

dents. A Safe provide pedestrian and vehicle barrier systems using their patented and highly visible plastic systems which are tough, durable and can withstand impacts from factory vehicles of up to 304KN (this is the equivalent of a 3.5 tonne vehicle travelling at 10MPH with a direct head on impact into the barrier. The weight or speed of the vehicle can dramatically increase as the impact angle changes). All barriers have been certified BS6180 and BS6399. Latest releases from Everbuild GEO-FIX STONE PROTECTOR As the markets leading Paving Jointing Compound, tradesmen already know they can trust the Geo-Fix brand to perform; now there’s a revolutionary new Stone Protector from Geo-Fix that provides a totally invisible seal on all natural stone and paving. Geo-Fix Stone Protector, with its advanced fluoro-resin formula has been specifically developed to provide long lasting protection, on natural stone and mineral surfaces, from most liquids including water, oil and petrol. Geo-Fix Stone Protector has been developed in conjunction with Geo-Fix Paving Jointing Compound, to ensure that the two products can be used together. On untreated stone liquids are absorbed easily into the surface causing staining and water erosion, however once the surface has been treated with Geo-Fix Stone Protector it has long term protection from liquids. The protection is so noticeable that the liquid forms globules on the surface of the stone. Geo-Fix Stone Protector can be used internally and externally on all natural stone, including Yorkshire and Indian Sandstones as well as masonry, cementations substrates,

marble, terracotta, slate, fireplace surrounds and hearths, floor tiles etc. WONDER SCRUBS CLEAN UP Everbuild Building Products are pleased to announce a new addition to the highly popular Wonder Wipes brand, WONDER SCRUBS. Alu-Timber Merging Material Solutions Taking all current specification and building regulation demands into consideration, The Parkside Group Limited are pleased to launch Alu-Timber, a range of aluminium/timber windows, doors and framing, that combines sustainably grown FSC or PEFC timbers with 100% recyclable aluminium. Timber is a non-conductive material, minimising heat loss and, by using high performing glass, the lowest U-values are achievable. To protect, aluminium gives the timber facade a standard 25 year performance guarantee. Alu-Timber gives the specifier benefits: low U-values to achieve current legislation as well as reassurance for the client that the facade will last, with minimal maintenance. Technological advances mean that traditional softwoods are now processed and are classed as Engineered Timbers. Aluminium with its cradle to cradle lifecycle, recyclability and longevity, is the ideal material to give timber a leading edge. DRS draught lobby offers new perspective As part of a multi-million pound new build project in one of the capital’s most sought after locations, D R Services has created a completely bespoke inner lobby, providing views of the famous streetscape while maintaining comfort levels inside the reception area to the building. The specialist glass and architectural fittings supplier undertook the design, manufacture and installation of the draught lobby within the entrance hall behind the new façade of 9 Cavendish Square on behalf of Mansell Construction, with leading practice Rolfe Judd being the consultant chartered architects designing the scheme. Aside from its reputation for this type of work, one of the key reasons D R Services was awarded the contract was its ability to source and install a single central section of glass measuring four metres by 2.5 metres and weighing a colossal 320 kg - or a third of a tonne. Fully supported on three sides by special channels set into the wall, floor and ceiling and the fourth side supported by specialised point settings, the 12 mm toughened glass then provides support and rigidity for other pieces of glass that frame two pairs of automatic glass doors and their side-lights. Fermacell case study

Thinking Green Andrew Richardson, Technical Manager with Fermacell, takes a look at the green revolution which has been taking place within the building sector and why Fermacell is being increasingly specified in major public venue projects such as schools, colleges and hospitals. With sustainability and recycling having been at the forefront of the construction industry agenda for several years now, we have seen a ‘sea-change’ in the attitude of people working within it. No longer are they just paying homage to the principles behind it, but are increasingly ‘buying’ into it.

S

pecifiers are looking ever more closely at the ECO credentials of the materials selected for every project. Perhaps the initiative with the greatest impact on the move to “green” has been that of BREEAM (BRE Environmental Assessment Method). It has become the most widely used environmental assessment method for buildings and is held in such high esteem that it is almost regarded as a piece of legislation by the construction industry. BRE is also responsible for ‘The Green Guide to Specification’ which provides designers and specifiers with guidance on how to make the best environmental choices when selecting construction materials and components. It covers all aspects of the life cycle of a building including such materials as

14 British Builder & Developer

rainscreen, cladding, electrics, load bearing partitions, windows and glazing, as well as landscaping. Within the BRE online Green Guide, Fermacell partitions achieve an A+ rating. Clearly, the environmental aspects of a building are an increasingly key determinant in what specifiers select for projects and, where main contractors have been left a choice, they are generally keen to pick materials that are environmentally friendly. This has proved to be a major boost for Fermacell high performance dry lining boards which are manufactured from 100% recycled materials and are 100% recyclable. Made from 80% gypsum and 20% cellulose fibres from recycled papers they help to improve the overall BREEAM rating of a building. Fermacell board is being increasingly used on all types of projects including new build homes, schools, hospitals, museums and commercial developments. In addition to its sustainability credentials it provides high spec fire, acoustic, moisture, impact resistance and racking strength properties. Ever changing legislation is a fact of life within the construction arena. New

schools, for example, are now covered by Requirement E4 from Part E of the Building Regulations and Building Bulletin 93 contains guidance on how to achieve requirements for sound insulation, reverberation time and internal ambient noise by complying with the standards laid down. Partition walls will need to attain the performance levels deemed necessary for a particular application area. For example, a music room will need additional sound proofing to dampen the transfer of sound to any adjoining classrooms. In areas of heavy footfall, or possible rough usage, any damage to a small area of plasterboard partitioning will typically result in the need for a whole sheet of board to be replaced – thus proving to be costly and time consuming. However, with high density board a simple repair is usually possible, thereby drastically cutting down the amount of time that trades need to be on site. In fact, given the strength of the board in the first place, it is quite likely the damage would not have been sustained to the same degree. Fermacell’s 1S15 stud wall partition system has secured a severe duty rating to BS5234: pt 2 - 1992

Fermacell case study under strict BRE test conditions. The certification - awarded to single 12.5mm Fermacell board partition system - means that specifiers and designers can save time and money because they will not need to check each wall’s duty rating. Fermacell is easy to install – although the technique is slightly different to plasterboard – and it does not need a wet plaster skim to produce a suitable surface for painting. Clearly, the reduction in the need for wet trades – not having to skim and wait a couple of days for the plaster to dry out – can reduce the overall project cost as less skilled labour will be required on site, or at least for as much time. Fermacell is strong enough to support radiators, cupboards and shelves without any special screws or re-inforcements, therefore builders don’t need to think about secondary support. One of the country’s most imposing university buildings incorporates 12,000 m2 of Fermacell. The resplendent and gently curving six storey University Campus Suffolk (UCS) waterfront building – located alongside the Orwell Key – has been designed by architects RMJM. The hub has been awarded an ‘excellent’ rating by BREEAM and Fermacell’s environmental credentials certainly contributed to this award. The centre pieces of the building are two art lecture theatres – each able to accommodate 140 people located on the ground floor. This level also comprises an impressive reception area and restaurant, as well as two exhibition areas. These will be made available

to host a wide range of events and shows and the general public will have access to them. A welcome addition to the ground floor will be a 400 square metre restaurant facility. Throughout the building are a further three 80, and six 60 seater classrooms with a host of interchangeable rooms available. Fermacell was specified for the internal walling because of its durability and robustness – key in a building that will endure heavy footfall and likely to be subjected to the knocks that come with this. Fermacell wall board is also at the heart of Brockington Sports Hall, the curved metal cladding making it a distinctive facility within the state-of-the-art Brockington College in Leicestershire. This striking three-storey school has 8,400 sq. metres of internal floor space and was designed by Building Design Partnership (BDP). The scheme features a central heart space - consisting of the dining and assembly area - that runs up through the school as an open atrium. The building is designed to provide a flexible, adaptable space for teaching in the 21st century. The sports hall, which took 12 months to build, occupies 594 square metres with 9.6m high walls. The vast expanse of walling is notable for the smooth blemish free surface which has been achieved using two layers of 12.5mm Fermacell board installed horizontally Main contractors on the £20 million new-build college were Marriott Construction, part of Kier Group. The sports hall, equipped with impressive changing

facilities, is located on the 1st floor of the building, supported on a concrete frame cantilevering over 4 metres over the main entrance. Family business Red Rose Drylining took a novel approach to becoming a Fermacell recommended installer by building their own premises using the product! In just 12 weeks, the Red Rose team completed their smart twostorey 2,800 sq. ft. offices and a swimming pool complex occupying 3,200 sq. ft at Riverside House in

Lower Darwen, Blackburn. Standard 12.5mm Fermacell board has been used both internally and externally, whilst 500 sq. metres of 12.5mm Fermacell Powerpanel H2O – developed specifically for wet room applications – has been used in the construction of the pool complex. ‘There’s no smoke without fire’ The number one cause of death related to fires is smoke inhalation with an estimated 60%-80% of fire deaths the result of smoke inhalation injuries rather than burns.¹

W

ith legislation now enforcing responsibility for safe premises on to owners, managers and employers, a proactive mentality when checking and installing fire safety precautions should come naturally. It is the same as any other day at the office when the fire alarm rings, ‘just another drill’ you decide as you slump from your chair and proceed towards the door. But this isn’t a drill and the faint scent of smoke fills the corridor as the power fails. ‘Keep calm’ you think making your way towards the exit signs as your breathing hastens – ‘not far to go - you’ve practiced this a hundred times before during drills’. But nothing could prepare you as the smoke thickens and the exit fades, smoke stinging your eyes, you lower to the floor squinting to find your way. The building you always considered yourself to be spending too much time in has become a maze and fumbling for the door you struggle to catch your breath in the choking smoke. Until we have experienced the realities of a fire and the consequences of smoke, it is almost impossible to comprehend just how quickly emergency situations can worsen. Smoke claims the most deaths in fire related incidents, often trap-

ping occupants by reduced vision as they are overcome by the fumes. It is also a key player in damage following a fire, smoke damage can spread throughout a building even when the fire remains in one area. The Fire & Rescue Services attend more than 30,000 fires in workplaces each year. Lives are lost, thousands are injured and the economic costs mean many businesses never re-open.² Fire continues to impose significant costs on the already struggling economy of England and Wales. From February 07 to January 08 the total estimated loss of fires for which reports were received was £132,344,661 - comparing these figures to the cost of preparation demonstrates a new perspective in cost effectiveness.³ Providing ventilation protection in all premises is paramount; protecting staff and company assets, students and education, the elderly or disabled – fires can strike anywhere. Reports from Feb 07 – Jan 08 fires included an estimated loss of £13,442,000 in education premises, £2,726,805 in hotels and £33,809,500 in factories³. Selecting the right product is key to ensuring an effective solution; SE Controls offers a complete solution from design through installation, commissioning and on-going service. Systems comply with existing product and performance standards ((Approved Document B) ADB, BS5588, BS9999, BS7346 part 1, BSEN 12101-2 and are designed to conform to the forthcoming

European Standards EN12101-9 series for the control systems of smoke and heat exhaust ventilation systems (SHEV’s). Already meeting and exceeding the service and expertise requirements of its clients, this need for a synergistic system has led SE Controls, leading specialist provider of smoke ventilation systems, to evolve and pioneer a philosophy and range of products that it called SHEVTEC®. For the design, extensive involvement in government sponsored working groups has provided SE Controls with a unique insight into the methodology behind ADB and SE Controls are able to share this knowledge with their clients. Furthermore, any products proposed will be guaranteed to perform to the design requirements set out in relevant Building Regulations, Approved Document B, or where the building envelope doesn’t equate to an ABD solution, fire engineered designs can be implemented to provide an efficient and effective life saving strategy. For the construction and installation, whether the project installation is a new project or an existing smoke control strategy, SE Controls experienced and fully trained team of engineers are on hand to work in accordance with the building schedule to deliver the project on time and to budget. SHEVTEC® products have been developed over the course of 27 years of experience of working with clients through every step of the

construction process, delivering designed, installed and maintained smoke and heat exhaust ventilation systems (SHEV’s). The products themselves have arisen from a need for versatile, efficient and, most importantly, compliant solutions to the myriad of buildings the company has installed their products into. New generation of rack and pinion drives gives you more value for money With the new SXD 150 rack and pinion drive, D+H Mechatronic AG offers a long-term and very cost-effective drive solution to open and close heavy-duty roof windows for SHEV (Smoke & Heat Exhaust Ventilators) and ventilation systems. The new generation of optimised drive systems uses a pressure rating of 1,500N at a stroke of 1,000 mm and requires a mere 2.5 A, which facilitates the use of smaller control systems. The versatile actuator is an intelligent solution for several heavy-

duty roof window applications, such as heavy glazing and high snow loads. In this case, the standard rack and pinion drive would be too weak and the well-established DXD drive with a pressure of 3,000N would be excessive. D+H development engineers focused on an improved drive solution for heavy roof windows by keeping functionality, economic feasibility and design in mind, while, at the same time, optimising the layout of the control systems. If necessary, the SHEV High Speed Function by

D+H can be used to open the window rapidly. This meets the requirements of European Standard 12101 (opening within 60 seconds at a max. nominal load of 1,500N). In daily use, the SXD is wear-resistant, and, most of all, its ventilation system is extremely quiet. Furthermore, it uses a sustainable energy-saving method which improves electrical efficiency. Last but not least, the new drive can be programmed individually using BSY+ software, which makes it very flexible and allows adjustments to numerous SHEV and ventilation applications. The SXD 150 offers a new, versatile actuator for many applications where roof and façade windows are used, and, in particular, those that are subject to special glazing or high snow loads and therefore increase the demands placed on the

drive technology and operational safety. In order to offer a fast and cost-saving installation, various profile-specific assembly solutions are available. When considering the overall cost, it becomes immediately clear that not only are capital and operating costs are significantly lower than comparable drive solutions, but the installation costs are lower as well. Despite this, the safety of the installer and the user are never compromised: The SXD 150 is equipped with an integrated twostage clamping safety mechanism that can also incorporate a safety edge strip. The design of the new actuator is enhanced by the variety of frames and colours available, thus meeting all layout requirements. For more information visit www.dh-partner.com.

In recent years, architects and forward looking builders have led the construction industry to produce sustainable energy saving buildings. In a growing number of cases external wall insulation (e.w.i.) systems using insulated renders are now specified to meet the most demanding energy efficiency requirements – both for award winning 21st century construction and for modernising 19th and 20th century buildings. This is because external wall insulation can achieve much higher wall insulation values than other insulation methods. In the current economic meltdown where new build construction is on the decline, the refurbishment benefits of e.w.i. sys-

tems cannot be overlooked. Tired buildings can be brought up to modern day standards of thermal performance, weatherproofing and appearance. Property life is extended and values improved. Heating demand is substantially reduced – and any replacement heating systems can be of smaller capacity. In order to respond to the climate change challenge, the Government has introduced a programme of legislation to meet the UK’s carbon saving commitments. One of the Government’s key targets is to achieve zero carbon construction for homes by 2016. All non-domestic buildings are to be zero carbon from 2019 (with earlier targets for schools and public buildings). To reach this

Insulated Render and Cladding Association goal Part L Building Regulations will be revised in 2010, 2013 and again in 2016. The focus for further reduction in emissions will need to be the retrofitting of the existing housing stock. External wall insulation will undoubtedly be a process that will be at the forefront if these challenges are to be met, both for new build and refurbishment/regeneration, as it meets the new and increasing thermal insulation demands. The process cost-effectively simplifies new build construction; satisfies demanding thermal insulation requirements without long term risk; resolves refurbishment problems, including condensation and damp problems. A typical example of new build construction using external wall insulation to achieve required thermal insulation values is the winner of the affordable housing category in the INCA Andy Swan Awards 2008, sponsored by the Insulated Render and Cladding Association, for the best use of insulated render. New Inns, Manchester is new housing developed in partnership between the New East Manchester Housing Association, funded by the English Partnership, and NW Development Agency. The architect, Bowker Sadler, required a high thermally efficient building to save considerable energy, minimising wall thickness to maintain floor space, and incorporating a moisture drained cavity system to eliminate incidental moisture. The aim was to deliver good quality urban design that enabled integrated, safe and sustainable communities to thrive. The Dryvit Outsulation Rail moisture drainage cavity system was approved by the NHBC, incorporating a low Lamda EPS insulation board of 70mm, to achieve a U-value of 0.21W/m2K, with an overall wall build-up of 217mm. The finish was Sandpebble in China White with critical detailing required at interfaces with other claddings on the buildings. The system designer simplified construction detailing, guarding thermal bridging around openings and junctions. The substrate was a lightweight steel frame and sheathing board. The speed of construction avoided prolonged disruption to local residents. The main contractor was Lovell and the system designer Dryvit UK Ltd – the latter an INCA member. Another new build project, and winner of the INCA Andy Swan Awards 2008 for the best use of external wall insulation for retail, hotel and leisure purposes, is the Bottle Lane development, a landmark site in the heart of Nottingham. This consists of three retail floors, a twostorey bar and restaurant, and a four-storey hotel above. The hotel has retained a Victorian frontage as a contrasting street level entrance. The specifier, Benson and Forsyth Architects,

specified a PermaRock insulated render system, as being suitable for application on the various substrates, lightweight metal frame and concrete. Vast expanses of glazing are also used. The system comprises 90mm mineral fibre, finished with a bright white through-coloured render, achieving a 0.35W/m2K U-value. The system designer was PermaRock Products Ltd; and the installer, George Howe Ltd, both INCA members. In upgrading their social housing to present day standards, local authorities and housing associations also recognise the need to give them visual appeal for the sake of the tenants and local environment. The runner-up in the INCA Andy Swan Awards 2008 for the best use of external wall insulation for the refurbishment of low rise social housing, demonstrates the appeal of a brick finish. The Neath Port Talbot County Borough Council wished to upgrade the thermal efficiency and aesthetics of the BISF steel framed properties in Crynalt Road, Cimla, Neath, Nr Swansea, refurbishing them in line with the Decent Homes Standard. They wished to reduce the U-values of the external walls, to help meet Welsh Housing Quality Standards, and to brighten up the properties, giving them a more modern attractive appearance. BISF properties are renowned for their lack of thermal efficiency. The use of an external wall insulation system successfully reduced the U-value to 0.30W/m2K. Illustrating the flexible and versatile nature of external wall insulation, they chose a Wetherby system, incorporating 90mm mineral wool insulation, with a decorative brick-slip finish and soldier courses. This was complemented with a combination of dry dash finishes in beige marble and cameo colours. This met the client’s requirement to lift the appearance of the previously rather bland properties, by the use of brighter colours and contrasting finishes. The refurbishment has had a seriously positive affect on the area. The system designer was Wetherby Building Systems Ltd; and the installer, Specialist External Render Systems Ltd – both INCA members. It is important to insist upon tried and tested British Board of Agrément or Building Research Establishment approved e.w.i. systems, from INCA system designer members, applied by experienced INCA contractors. ■

New SUDS product ‘Could revolutionise UK street scenes’ An innovative new SUDS-compliant bioretention and bio filtration system from Hydro International could change UK urban street scenes and achieve greatly improved stormwater runoff quality and control in city environments. As the Government consults on proposals to enforce widespread application of sustainable drainage systems (SUDS) across England, and Wales through the introduction of new national standards, the Hydro Filterra® system could revolutionise the management of stormwater runoff by bringing lessons learned from the USA where it is already extensively installed. Says Hydro Stormwater division Director Alex Stephenson,. “Hydro Filterra® combines the ‘green’ sustainability of urban planting and landscaping whilst at the same time meeting the key principal of SUDS to control surface water runoff as close as possible to the point of falling. “Filterra® demonstrates perfectly how a mix of ‘soft’ and ‘hard’ SUDS elements can improve upon traditional design practices to offer a more suitable solution for space-limited urban environments. It puts powerful, natural stormwater management control back into the city planners’ and architects’ hands as part of SUDS schemes, and could be used to offset issues such as extensively paved-over front gardens.” From the surface, the Hydro Filterra® system looks like a normal tree box, with suitable plants, shrubs or a tree protruding through a decorative

grating in a typical concrete slab at pavement level. Underneath, it comprises a concrete container with a 75 mm mulch layer, 500 mm to 1000 mm of a unique soil filter medium, an observation/cleanout pipe and an under drain system which is connected to a surface water drain, infiltration or soakaway system or other outfall. Stormwater runoff from impervious surfaces is channelled into the inlet of the Hydro Filterra® box, and through the mulch, plant and soil-filter medium. Treated water either drains away or can be diverted into an additional storage volume adjacent to the box, as part of a stormwater attenuation or infiltration system. Modular storage or attenuation blocks such as Hydro’s Stormcell® or the Stormbloc® infiltration block are ideal. An emergency overflow bypass facility is used for extreme events. Hydro Filterra significantly improves upon traditional bioretention and biofilter design, combining specialist engineered media with indigenous shrubs or trees to provide enhanced bioretention and biofiltration in a kerbside device. The advanced design requires 90-95% less land-take than traditional bioretention and provides higher levels of treatment for Phosphorus and Nitrogen, two of the most environmentally damaging causes of nutrient pollution. Is it a good time for businesses to get involved with charity or community work? By Andrew Russell

Andrew Russell is managing director of Trafford-based Russells Construction. For more information visit www.russells-construction.co.uk.

Being part of a team is what it’s all about in this industry. Every aspect of our job involves working together, be that in the tender process or on site once the work is won. We’re always keen to promote a healthy positive atmosphere in the office and on site, and this has been especially important over the last 12-18 months. Despite the current climate, however, we have not stopped investing in CSR, in fact we’ve made a point of continuing to do our bit and have found a really positive response from our employees, clients and colleagues in the industry.

R

ussells Construction often undertakes charity events and the directors like to make sure they lead by example. I enjoy fitness challenges anyway and find they are a great way not only to raise money for a good cause, but also to get to know your employees and customers on a more informal basis. Every year we do something in order to raise money for local causes. In the last twelve months we’ve taken part in the Tatton Park triathlon and generally hold an annual cycling weekend with our staff. Later this month I’m taking on the 1,500 mile London to MIPIM challenge with a group of other property professionals from the region. As a group we’re hoping to donate in excess of £30,000 to five very worthy charities: Tom’s Trust, an educational fund in memory of murdered lawyer Tom ap Rhys

Pryce; The Sarah Matheson Trust, a support network for people living with multiple system atrophy; Article 25, a disaster relief charity which is supporting the victims of the Haiti earthquake; and The Duke of Edinburgh award scheme. Cycling as part of a team is great fun and it’s the teamwork and camaraderie that gets you through the latter stages, especially when you’re battling it out with people you usually know only on a professional basis. The total distance of 1,500 miles is a long way but the charities which we are supporting are all doing such important work that we have the motivation we need to make it all the way. But CSR is not simply about charity events, it can incorporate a number of different ways of making a difference. We have recently begun working with local schools as part of a fledgling health and safety CSR programme. Pupils have been invited to visit a live building site and learn about staying safe, onsite recycling, and the many different occupations available in the construction industry. Some staff have also been into schools to deliver similar lessons. CSR needn’t cost the earth and can be worth its weight in staff morale. I can’t see anyone advocating unnecessary expenditure in the current climate but for me CSR isn’t about money, it’s about sharing skills and expertise. We have developed a simple programme which grew from the request of a member of staff for her grandson to meet a real life

‘Bob the Builder’. Bringing children to site and sending the health and safety team into schools is a great opportunity for youngsters to learn about staying safe and away from sites. In addition, having spoken to their teachers, the visits have also been used as a basis for class work in geography, history and art lessons as well as discussion about future training and careers. As a business the cost to us is minimal, it is simply the time we have to commit, however I believe it is important for all companies to connect with their local community. The construction industry is a huge part of the British economy and the projects we undertake are a very visible part of the communities in which we work. There is an obvious opportunity for us engage with the next generation of construction industry professionals, whatever their age, and also to spread the site safety and environmental awareness messages too. The staff who have been involved so far have been incredibly enthusiastic and enjoyed interacting with the children and passing on their knowledge. In the current climate staff morale is something many businesses will worry about. Taking part in the school visits, and the various team and charity events we do, creates a huge sense of satisfaction. This might not be easy to quantify but, conversely, an unhappy and demotivated workforce is easy to identify and will have an adverse effect on any business. ■
