TSONTAKISRCHITECTURE Nick Tsontakis was born at home in Kostadiana, a tiny village located off the northwest coast of Crete. He came into this world in a bedroom with corner windows overlooking the Mediterranean Sea. He grew up gazing at some of the most beautiful vistas on the planet. When his family moved to Montreal, Quebec, Canada, he marveled at the aesthetic magnificence of Old Montreal and the innovative structures and international pavilions of Expo ‘67. Living in Montreal, Nick graduated from McGill University School of Architecture with Distinction, and was the principal of Nick Tsontakis Architects from 1981 to 2001. He moved to Scottsdale and formed Tsontakis Architecture in 1996.

Valley Legacy Architects Lescher & Mahoney: Architectural Standard Setters in Arizona By Frank Aazami and David M. Brown They were as different as a Gehry arts center and a Gothic cathedral. But these two men from the Mid-West built a great Phoenix architectural firm. Before their firm merged with today’s DLR Group in 1974, Royal Lescher and Leslie Mahoney’s practice had completed 2,541 commissions, 29 listed on the National Register of Historic Places for themselves or their neighborhoods. Most Arizona communities have at least one of their buildings, commercial or residential: from Flagstaff to Ajo, Globe, Mesa, Tempe, Chandler and Phoenix and Wickenburg. Their work was stylistically and programmatically broad: schools, commercial, hospitals, banks, government buildings, churches, resorts, country clubs, low-rent housing and luxury homes. And whatever they designed, at whatever cost, in whatever style and for whom, Royal Lescher and Leslie Mahoney built quality and created for longevity. “The focus of Lescher & Mahoney’s work was serving the community, both locally in Phoenix and across the state of Arizona. Independently minded, he opened his office in 1910 at age 28. Cowtown on the build, Phoenix had just 11,134 people. To visit his first job site for the Pendergast School District 12 miles west in Glendale, he bicycled through the desert and rode the train back to the office in downtown Phoenix. Lescher’s first large commission was the $16,300 Women’s Club of Phoenix, site of the Louis Dorr-designed Hotel Westward Ho.
And whatever they designed, at whatever cost, in whatever style and for whom, Royal Lescher and Leslie Mahoney built quality and created for longevity. In 1913, John Rinker Kibbey (1883–1963) joined the company. Four years later, Kibbey left to serve in World War I. After he shipped back to Phoenix, he designed structures such as landmark Brophy College Preparatory, 4701 N. Central Avenue, in 1928; he later returned to California to design movie sets. Mahoney was from Missouri, born in DeSoto, January 21, 1892. He graduated from Santa Clara College, today Santa Clara University in northern California. He took his first job in Los Angeles. When he heard there from a friend that Kibbey had left for military service, he told him to let Lescher know that he was available. Lescher sent Mahoney the $50 for train fare and hired him. Lescher was a superlative salesman and Mahoney an inspired designer, associates recall. The two prospered: At its height, the firm employed as many as 65, according to DLR records. Among many commercial projects in the Phoenix area were the Arizona State Capitol building legislative wings (1956), with Lew 3
Place, and the Central Methodist Church (1950), Central Avenue and Palm Lane in Phoenix. They varied their styles to suit clients’ programs, including Contemporary, Reiner explains. St. Mary’s Catholic School (1945) and the Baroque Revival-style Orpheum Theatre (1929), 203 West Adams, are Spanish Colonial Revival. Now a Phoenix treasure, the venue is one of the most elaborate of the firm’s buildings, in and out. Now with DLR Group, Paul Westlake of VanDijk, Pace, Westlake architects of Ohio was the architect for the renovation. Westlake Reed Leskosky and DLR merged in 2016. For 30-plus years, Lescher & Mahoney officed in the 11-story Art Deco Title and Trust Building, 114 West Adams Street, completed in 1930 in

downtown Phoenix; it was the city’s largest office building and is now the Orpheum Lofts condominiums.

Contemporary oval-shaped Arizona Veterans Memorial Coliseum at the State Fairgrounds, 1826 West McDowell Road, in Phoenix was completed in 1964. The U.S. Post Office, 522 North Central Avenue, is also Spanish Colonial Revival Style, and the Phoenix City Hall 1928–29, including the Maricopa County Courthouse, in conjunction with Edward F. Neild, is “Neoclassical, Spanish Colonial Revival and Pueblo Deco,” explains Reiner. That building, perhaps the firm’s masterwork, entered the National Historic Register in 1989.

At Home with Homes, Too The firm focused on commercial, educational and government contracts and less on homes. Still, their residential output is impressive. “To this day, Lescher & Mahoney homes retain historical significance as well as market strength, bringing fine returns to the seller and unique assets of ownership to the buyer,” says Frank Aazami, principal of the Private Client Group at Russ Lyon International Realty, Scottsdale. “And, when updated with today’s appliances, smart appliances, security systems and other items, they provide the new owners with the finest designs of the 20th century and the best technology of the 21st.” As a result, “Very few National Register properties designed by Lescher & Mahoney were residential,” says John Jacquemart, a Phoenix-based researcher and preservationist who catalogued the drawings of Lescher & Mahoney at the Arizona Heritage Center in Tempe.

A few of these NHR properties include the remarkable John Mason Ross home, 6722 North Central Avenue, built in 1928 and inspiringly renovated 10 years ago by Candelaria Design Associates of Scottsdale. The two original structures entered the National Register February 24, 2000. Working with Phoenix Historic Preservation (because the home is listed) Candelaria, his then business partner, Vivian Ayala, designed a contemporary conservatory to bridge the original Tudor home, featuring distinctive clinker, or sintered, bricks, with a later historically nonconforming garage added by former owners, the Don Luke family. At this time, wealthy Phoenicians were beginning to move north of the downtown area into a more pastoral setting, providing serenity and celebrating their wealth on large rural homes along “Millionaire’s Row.” “To live in Orangewood was and is a mark of distinction,” Jacquemart says. “And the Ross home is truly an estate of significance.” Another

McCullough-Price Home in Chandler, 300 South Chandler Village Drive, near today’s Chandler Fashion Center. Originally on 350 acres, the home was designed in 1938 for William D. McCullough, a Detroit industrialist. The Pueblo Revival-style home included a faux adobe appearance, rounded corners, parapets, vigas and a front door surrounded by replica Hohokam petroglyphs.

After ownership by local businessman, Roy Lockhead, Art and Louise Price acquired the home in 1950. She was the niece of town founder Dr. Alexander J. Chandler; one of her daughters, Harriet (“Flip”), courted John F. Kennedy in her Stanford University days. Art was an attorney and business partner with Dr. Chandler. Following a $1-million renovation, led by the DLR Group, the home was opened to the public in 2007 and entered the National Historic Register. In 2018, DLR linked the earlier historical preservation of the house with the newly built Chandler Museum, Rutti explains. In a former orange grove in Phoenix, the Denison Kitchell house, 2912 East Sherran Lane, was designed in 1942 and entered the National Register in 1994. Lescher & Mahoney also designed the second Phoenix Country Club in 1920 at Thomas Road in what was then the north end of the central city; here they also designed a variety of homes, including the 1925 W. H. McCornack Home, also listed on the National Register. The Coles family had two homes here as well. 7 5

And, the 6,689-square-foot C.N. Plousard home, 3216 North Manor Drive West, built in 1937 in a French Provincial style, abuts the third fairway of the golf course in the Country Club Manor subdivision. The Caniglia Group of North & Co., Phoenix, sold the home for $2.2 million in March. Also downtown is the 1921 A.J. Smith house, 2302 North Third Street. Nearby is the 5,494-square-foot Lloyd Lakin home, also known as Palm Lane Manor, completed in 1926 at 56 East Palm Lane, at Alverado, now the city’s Arts District. Owner Dan Wilhelm says, “The basic form of the house and original interior designs, wood floors, tile work and wrought-iron masterworks are still exactly as the architects had designed and installed them nearly a hundred years ago.”

The original H.J. Coerver home, at the southeast corner of Camelback Road and East Arcadia Lane (48th Street) in Phoenix, was built in 1919 for the foreman, or “zanjero” (water irrigator), of the company established to plant citrus fields for eventual development. On this 640-acre property at the base of Camelback Mountain, a group of developers led by Seymour Jordan planned to sell homesites. They named the area “Arcadia,” founded the Arcadia Water Company and began drilling wells, explains Shonna James, president and executive director of today’s Shemer Art Center, which provides an extensive schedule of art classes, exhibitions and other cultural offerings. They were ahead of Arcadia’s now golden time; the land was just too far out of town. The company went bankrupt, and Kansas City, Missouri, banker Henry Coerver purchased the land and the home in 1925 and hired Lescher & Mahoney to add a kitchen, living room and two bedrooms in 1925, creating a Santa-Fe mission-style home. Meanwhile, he divided the land into 40-acre parcels. The Suhr family from Oil City, Pennsylvania, purchased the 40 acres with the house in 1928, using it as a winter getaway, converted the original building into a garage (now a studio at the center), added 9 9 3216 West Manor, 1937 Lescher & Mahoney. bedrooms, bathrooms and other improvements. In July 1984, Phoenix resident and real estate investor Martha Shemer purchased and donated the parcel and home to the city. In October that year, the historic property became the Shemer Art Center and Museum and, later, a Phoenix Point of Pride. The nearby Delos Cooke mansion, now the Royal Palms Resort and Spa, was completed in 1929 on 65 acres abutting Camelback Mountain at 58th Street. Three years earlier, businessman Delos Cooke and his wife Florence began planning their Spanish Colonial Revival-style winter home, “El Vernadero” or “Winter Haven”, to escape the cold New York winters. The 3,500-square-foot home was the largest along Camelback Mountain and featured period-style elements such as white plaster over brick, red-tiled roofs, elaborate grillwork for the windows and doorways, a two-mile-long, seven-foot-high white perimeter wall as

The mansion was surrounded by groves of citrus and palms, many remaining. After changes of ownership, the Royal Palms Inn opened on February 1, 1948; the cost was $35 a day. Twelve years later, Charles Alberding, a Chicago investor, purchased the inn and added features. Later he named business associate Pat Ryan one of the first female general managers of a U.S. resort. She opened the Royal Palms Inn year-round. In 1995, Alberding's family sold the remaining 8.9 aces of the property to Fred Unger, who began a major renovation, reopening the resort in 1997. Bricks were used from the original walls that surrounded the property and others collected from pre-1900 Chicago buildings. Trestle beams throughout are sourced from an old railroad bridge discovered in a dried-up Great Salt Lake riverbed, buried for more

than 100 years. In 1996, the Alvadora Spa opened in 2002, and the name changed to Royal Palms Resort and Spa. The since-expanded resort is now a Hyatt property. “We still use parts of the original Lescher & Mahoney property today,” explains Briana Vore, sales and events manager. “The lobby is in a bedroom, our boardroom is in the old dining room and our restaurant, T.Cook’s, is in the original kitchen.” More than 19,000 company drawings dating from the early 1900s to 1976 are curated in the Arizona Historical Society Lescher-Mahoney collection in Tempe. I imagined how the slope has seen centuries of nature’s carving by the wind and rain. With each passing millennium, greater derees of erosion took the softer materials away leaving the more durable rock outcroppings. We can think of the home’s exterior material pallette as a contemporary interpretation of exposed rock and layers of sediment. The solid darker masonry occurs above the finish first floor level, representing the older parts of the mountain outcropping. Below finish floor is the alternating masonry striping indicating the “high water mark” and the subsequent erosion on sediment layers!
Rather than framing the distant McDowell Mountain views with a hard edge, the opaque metal overhang is dotted... serrated and bent... not unlink peering below you own eyelashes. The resulting shadow cast onto the ground appears fuzzy and dissipates the darkness into the landscape.
