Ten Reasons to Hire an Architect

1. An Architect can help you create and focus your dream house into a built reality.

Architects see the big picture. A skilled architect can help you develop and integrate your list of requirements with the other complex factors to create a unique Arizona home just for you by prioritizing your needs.

2. An Architect is a licensed professional.

Architects are educated, trained, and tested in a large range of areas, including aesthetic design, ergonomics, sociology, ecology, law, building codes, construction materials and technology. This breadth of knowledge allows foresight when evaluating competing requirements and restrictions.

3. An Architect will solve your problems with creative, elegant solutions.

Architects are trained to make buildings both functional and beautiful. An architect will be able to show you alternatives that you might not have considered possible.

4. An Architect is trained in communication.

An architect has experience effectively communicating through written word, drawing, and verbally with the key members of the project including clients, contractors, engineers, and authorities in the manner best suited to the situation.

5. An Architect has experience.

Most architects consider architecture a passion more than a vocation. They draw on past experience. They are an integral part of the design/construction community with contacts in all the fields.

6. An Architect can make your life easier!

Architects can bring pictorial suggestions to the table and assist in decisions for space planning, materials, and finishes transforming your abstract ideas into a form you can visualize.

7. An Architect is cost effective.

A well-conceived, designed, and coordinated project is more economical. Changes made on paper in the design phase are much less expensive than those made during construction.

8. Architecture is a good investment.

Great design sells from consumer products to cities. A well designed home has a higher resale value.

9. An Architect can make your building project environmentally friendly.

Skilled architects work with the environment to create spaces that are sustainable and comply with ever demanding energy performance requirements.

10. An Architect can guide you through an entire project as your advocate.

An architect will be able to assist with every aspect of a project from choosing a site, city permitting, design review board submittals to construction administration. Whether you choose to start a project from the ground up or remodel an existing space, an architect will be able to help the project run smoothly during each stage avoiding disruptive surprises.

azarchitecture Jarson & Jarson Real Estate Celebrates 35 Years

At

azarchitecture Jarson & Jarson Real Estate, a home’s value can be linked to its design heritage.

Founded 35 years ago next year by Scott and Debbie Jarson, their Real Estate Brokerage specializes in the sale of homes with architectural, cultural and historical significance. This power couple consider these unique properties part of what they term “defining desert living”.

“We have a credo and mission statement that we hold our business up against: to sell, creatively market and promote good architecture and design regardless of price,” says Scott, who growing up in the Valley, has been consistently inspired by the homes the couple have sold during the last three plus decades.

azarchitecture Jarson & Jarson Real Estate, with six employees and a team of 12 sales associates, are headquartered in the Will Bruder-designed Loloma 5 live/work building in downtown Scottsdale. They are uniquely known in Real Estate circles for their knowledge of architecture and design.

“A house we’d represent could be anything from historic to ultra modern, a building with style and substance,” he explains. By example the structure may be adobe, a design by Mid-Century Modernist, Al Beadle; or a new custom design by one of our Valley’s leading architects.

“We want to share our knowledge with those that celebrate this very interesting place with us. We promote good design, guide our clients to an amazing place to call home, and help them find a special site to create a new architect designed house,” explains Jarson, who leads the com-

pany’s luxury sales team. “Our company allows us to connect with like-minded individuals who share enthusiasm for great design. We get to introduce, connect and celebrate unique talent and resources,” adds Debbie, the firm’s designated broker who trains and mentors the firm’s sales agents.

Debbie notes that Jarson & Jarson was Arizona’s first Real Estate company to publicize the architect’s name in its marketing. “We believe the architect or designer should get credit for his or her work” she says. They remain the only Arizona Real Estate company dedicated to “Architecturally Unique Homes”.

tecture,” Debbie adds. “This is especially appropriate in our desert city.”

“Scott and Debbie have steadfastly championed modernism in the Valley.” says architect Will Bruder, a long-time friend and associate, who has been impressed with their sensitivity and advocacy for Valley architecture. “For every listing, they create a narrative that highlights importance of these properties in the story of the Valley’s built environment. Often they educate prospective buyers on the context and importance of a property,” he adds. “Scott and Debbie get the big picture of the place and its architectural legacy.”

“Scott and Debbie get the big picture of the place and its architectural legacy.” - Will Bruder FAIA

During these past years, the company has advocated for architectural preservation. Scott and Debbie were intensely involved in saving the David and Gladys Wright House (1952) in the Arcadia area of Phoenix; they received the Wright Spirit Award from the Frank Lloyd Wright Building Conservancy for those efforts.

Scott was also an original member of the Phoenix Mayor’s Post War Modern Task Force and chairs the Hillside Building Committee as a ten-year volunteer for the Town of Paradise Valley, where he and Debbie live in a Will Bruder-designed hillside home. Recently they were awarded the Gary Herberger, AIA, Award of Distinction from AIA Arizona for their efforts in promoting architecture. “From a lifestyle perspective, our real estate firm promotes, supports and advances better living, conservation and life-enhancing ideals through archi-

“Scott and Debbie’s interest in culturally significant architecture goes beyond connoisseurship and into stewardship,” says Darren Petrucci, principal of the architectural firm, A-I-R, and Suncor Professor of Architecture & Urbanism in The Design School of the Herberger Institute for Design and The Arts at ASU. “Their passion and commitment to finding the right buyer for a significant work, or the ‘right site’ for a new-build design, is highly commendable”.

The Jarsons admire people’s commitment to design in the Valley. “Those who live in, or make the effort to create residential architecture are clearly invested in a better life,” Scott explains. You are creating an exceptional lifestyle, bespoke to the very special place we live in. Our business is Architectural Real Estate, but it’s also our passion,” he says.

I create truly one-of-a-kind, site specific designs and have been doing so for 30 years. Designing and building custom homes requires a very personal and dedicated connection to the client and their wishes. Every architect in the ARA understands this connection and excels in achieving signature design and thus, real value for their clients.

I have been fortunate enough to participate in the roles of client, architect, designer and builder over the years having built several homes for myself. I understand the process from each perspective which gives me insight to address any unique requirement. I utilize progressive technologies which allow me to present, convey and interact with a client or team member regardless of location.

Designing and building a custom home is the ultimate reward and reflection on a lifetime of success. I understand the importance of conveying the correct statement my clients wish to make about their new home.

I enjoy working with great clients wanting to create a great piece of architecture regardless of scale.

Seamless Integration of Shade and Lighting Systems

Architects and designers know that light cannot be an afterthought. It frames everything we curate and build, lending mood and emotion to our living environments. As a pioneer of lighting products for more than 60 years, Lutron has always taken inspiration from the light provided by nature itself, passing through windows, skylights, and anywhere else our spaces open to the world outside.

Lutron’s wired and battery-operated window treatments offer a powerful ability to craft our experience with ambient light, combining functionality with aesthetic elevation. These tools allow designers and their clients to respond intuitively to the path the sun travels through a day or the way the light shifts with the changing seasons.

Layering in interior design gives a space dimension and identity. Lutron’s hand-finished keypads and automation tools enable users to curate custom lighting scenes at the touch of a button, seamlessly creating the desired feel and functionality for any activity. In fact, it’s when multiple window treatments––shades, drapes, blinds––are installed together in layers that the automation really sings. With the help of Lutron technology, there’s no difficulty toggling between a sheer fabric in the soft light of dawn or dusk, sun-cutting Roman drapes at midday, and blackout curtains during sleep.

Lutron’s window systems empower designers with a wealth of options relating to shade type, fabric opacity, and crafting preset scenes and schedules that allow the window array to function touch-free over the

course of a day––or shift configuration at a moment’s whim. Stylistic flexibility is enhanced by the ability to use the customer’s own material (COM) with automated drapery or Roman shades, which the workroom integrates. And in Arizona, the importance of opacity––referring to the tightness of a fabric’s weave and how much light passes through it––can hardly be overstated. By selecting a specific opacity percentage, designers can calibrate UV levels to counteract glare and heat gain while protecting furniture and art. All this helps professionals offer clients bespoke solutions that speak to their priorities and values with sophistication and precision.

Smaller rooms with windows of similar size and shape often look more natural with consistent window treatments, while larger rooms with different kinds of windows might benefit from mixing styles.

Window layering is nothing new. What Lutron brings to this tradition is innovation that synthesizes elegance with unprecedented ease of use. Automated shades enable designers to choreograph the movement of multiple window elements throughout the day, week, and year. For example, a west-facing living room might need

With the ability to modulate natural light, interiors can work with rather than against the outside world

With the ability to modulate natural light, interiors can work with rather than against the outside world and sustain a feeling of connection to it. Interior designer Kevin Gray recommends using Lutron's roller shade with a solar screen as a base layer. “If you face east or west, you get sunlight blazing all day long. You can use solar screens to keep out glare and protect art and furniture from fading,” Gray explains. “On top, I use a sheer weave or drapery panels, either horizontal or vertical, that slide back and forth on a Lutron track. I often use Roman shades, which are decorative and versatile. The fabric softens the solar screen and makes rooms feel more intimate.”

Because the options are endless, it’s best to let the specific properties of the room guide design choices.

a solar shade to reduce glare and UV absorption on summer afternoons, a honeycomb shade to retain heat during the winter, and drapery for year-round privacy. Not all automation technologies are created equal, however. Lutron’s Intelligent Hembar Alignment eliminates the possibility of misalignment. Watching an array of shades move in exact unison never fails to impress exacting clients.

Lutron's custom engraved keypads and integration with phones or tablets make lighting and shade control seamless. Arizona Professionals are invited to visit Innovative Consulting to explore the possibilities of Lutron automated window treatments in person. Craydl - Managing Information for Complex Custom Home Projects

1.Scan-to-BIM: Accuracy and Efficiency in Documenting Existing Conditions

One of the most time-consuming aspects of architectural projects is the repeated visits to job sites to capture every detail of existing conditions. Craydl supports a more efficient process with its Scan-to-BIM capabilities. With a remarkable accuracy of within 1/2 inch, Craydl can capture and provide architects with detailed information on all visible aspects of a site—exposed elements, systems, trees, topography, lights, and registers. These details can be delivered in any format requested by the architect, eliminating the need for multiple site visits. With Craydl, architects can confidently rely on comprehensive and accurate data from the outset, allowing them to focus on design rather than endless documentation.

2.Avoiding Surprises: Proactive Problem-Solving with BIM

Unexpected issues during construction can derail even the most meticulously planned projects. Craydl helps architects avoid these surprises by enabling the early detection of potential problems through its advanced BIM modeling capabilities. By modeling both the architectural and engineering components in BIM, Craydl allows architects to conduct early value engineering (VE) to identify and address substantial changes in structural members that may occur after engineering. Additionally, Craydl provides systems clash and conflict analysis, sunlight analysis, and more, giving architects the tools they need to foresee and resolve issues before they become costly

problems on-site. This proactive approach not only saves time and money but also enhances the overall quality of the project.

3.Seamless Integration of Interior Design

Incorporating interior design elements into architectural projects can often be a fragmented process, leading to inconsistencies and missed opportunities. Craydl bridges this gap by integrating all interior design inputs directly into the BIM model. This comprehensive mapping and modeling ensure that every detail—from elevations and floor plans to reflected ceiling plans (RCPs) and intricate

The firm’s philosophy is rooted in the initial human connection and enhanced with the latest technology that allows the team to produce designs that encompass a spirit and custom cra smanship unlike any other offered today.
