INVITATION TO LAND OWNERS OR RESIDENTIAL DEVELOPERS The Arizona Residential Architects (ARA) is a distinguished organization of 15 leading residential architectural firms who would like to provide resources and design talent to land owners, real estate individuals or firms, builders, or residential developers for the purposes of creating a new community, neighborhood, or unique collection of homes. The ideal candidates would be seeking the assistance of the ARA as a creative design and/or development coordination partner to help facilitate new community or neighborhood planning ideas and initiatives. The ARA would bring the talents and experience of 15 uniquely diverse residential architectural firms to the project’s residential design opportunities. In addition, the ARA has developed a network of over 100 trade partners. This network includes residential builders, interior designers, residential product manufacturers or representatives, and trade service provision companies. All this knowledge, product resources and experience can be brought to benefit an identified project. The goal is to identify an opportunity where a parcel of land is between 2ac up to 15ac, or more, wherein the ARA Community Team can design a new inspiring residential neighborhood community that creates awareness and promotes new lifestyle and environmental initiatives incorporating best practices, including recognized platforms for sustainability, such as LEED, and/or Green building practices. The ideal opportunity would allow all 15 members of the ARA to design homes for this model community.

ARA News By Nick Tsontakis AIA, NCARB Arizona Residential Architects is a ground breaking community of design professionals. Our purpose is to support and inspire quality design work with the most influential and talented professionals and trades in our state. The ARA was created in the fall of 2010 by fifteen leading residential architectural firms in Arizona to foster relationships within the design community and promote exceptional work in a challenging economic market. The ARA members invited valued colleagues to join the ARA as sponsors. These sponsors include respected landscape architects, interior designers, builders, craftsmen, and construction trades such as cabinetmakers, window and door manufacturers, and material suppliers. All of the sponsors in the ARA publications are hand selected for their excellent skill level and professionalism. When you choose to work with an ARA architect member, design professional or trade sponsor you are choosing the finest Arizona has to offer. The ARA architect members and sponsors regularly hold networking events to encourage communication and exchange innovative design ideas, techniques, and products. The network has evolved into a rich pool of talent offering the best possible design team for your new construction or remodel project. The ARA publishes ARA Magazine bi-annually and has a website, www.ArizonaResidentialArchitects.com. The magazine and website are useful resource guides for the public.

ARA has a community presence and supports the following: SARRC - Southwest Autism Research and Resource Center ARA selected SARRC, a non-profit working to advance research and provide support for individuals with autism and their families. As a unified group, ARA is proud to support those addressing key initiatives in our community and creating a healthy, active, prosperous place to call home. For the third consecutive year, the ARA will present a check for $5,000 at the annual SARRC Breakfast. ASU Architecture Program The ARA has established a summer design competition for second and third year architecture students. Last year the group selected a site in Arcadia for an infill housing project. 19 entries were submitted and five prizes were awarded: $5,000 for first place, $3,000 for second place, $1,000 for third place and $500 for two honorable mentions. An awards ceremony was held at the Gallery of Design in ASU’s South School of Design Building on September 13, 2012. All projects were displayed from September 4-21, 2012. The ARA architects look forward to another successful competition this year. Children First Academy For the second year, the ARA Holiday Party raised money to support the Children First Academy, a non-profit organiztion that offers education to those at or below the poverty line. Why Fiberglass for Windows and Doors? By Milgard Windows & Doors A closer look at the makeup of high-performance windows reveals just how different they are from their predecessors. It used to be that wood windows were virtually ubiquitous, but technological advances have generated a multitude of alternatives with added benefits. Frames are now made of materials like fiberglass that maintain their shape in extreme weather, like desert climates, and won’t rot or need painting. Used in marine and industrial applications for decades, it is only recently that manufacturers have been able to use fiberglass to produce the complex profiles required for window designs.

“Throughout any environment, including harsh desert climates, fiberglass frames won’t crack from dryness, swell, peel or warp.” As a window frame material, fiberglass is known for its strength, durability and performance. It is inherently chemical-resistant and impervious to water, cold, heat, insects, the corrosive effects of salt air and pollutants, and deterioration due to ultraviolet rays, moisture, rot, oxidation and rust – all the traditional enemies of windows and doors. While wood, and to a lesser extent, vinyl and aluminum, can have problems with warping, rotting, cracking, bowing and shrinking, fiberglass enjoys a lack of brittleness and deterioration of surface finish, as well as the highest resistance to warping and twisting. Throughout any environment, including harsh desert climates, fiberglass frames won’t crack from dryness, swell, peel or warp. Fiberglass provides the strongest window materials, with experts maintaining it is three times stronger than aluminum and nine times stronger than vinyl. In fact, according to AAMA, fiberglass profiles have roughly the same tensile strength as steel and a high strength-to-weight ratio, enabling fiberglass frames to be fabricated in large sizes and complex profiles, accommodating large expanses of glass without requiring added support or reinforcement and making large energy-efficient picture windows possible. This makes it an excellent choice to help maximize daylight and enhance historical accuracy in restoration projects. As an added bonus, fiberglass is made from silica sand, an abundant natural resource that is readily available almost everywhere. The embodied energy used to extract the glass from the sand and convert the raw materials into the finished fiberglass pultrusion is less than that of other framing materials such as aluminum or vinyl. Because fiberglass frames are essentially glass fibers and resin, the frames expand and contract very little and at approximately the same rate as glass itself. If there is any expansion and contraction, the components expand and contract as a unit, putting less stress on the seals and maintaining frame-to-seal connection during temperature changes throughout the day and the seasons. This reduces the potential for air infiltration, a major cause of a building’s loss of energy efficiency. The ingredients in fiberglass also make it a superior insulator, as it does not conduct heat or cold, making its temperature neutral to the touch. Manufacturers of fiberglass windows are also adopting the newest advances in coating technologies. Producing a baked-on, sag-free, extremely durable exterior coating that resists scratches and gouges, powder-coated exteriors finishes provide better color stability that withstands the stresses of the construction process and weathers well. The powder-coating process uses no solvents and, unlike other types of paint systems, it effectively recovers as much as 95 percent of any wasted material for re-use. With attractive profiles, longevity, low maintenance and a host of environmental benefits, fiberglass windows offer architects a viable solution in designing an energy-efficient building envelope that is as aesthetically pleasing as it is sustainable.

Indoor-Outdoor Living By Western Window Systems Originally a design trend of modern European architecture, contemporary indoor-outdoor living has become a signature element in modern American architectural design. A number of driving forces have brought about this shift toward indoor-outdoor living in America. Among them are: smaller lot sizes, growing travel costs and the desire of young homeowners to maximize the use of their homes. These factors, coupled with advances in construction and green technologies, have allowed the indoor-outdoor trend to flourish nation wide and no longer be limited to warm-weather climates.

Walls can be completely open, completely closed or anywhere in between – protecting the interior from wind, rain, heat or cold. Luxurious custom homes designed to allow as much daylight in as possible are now including numerous rooms featuring entire walls of glass that open to the outdoors. Additionally, rising travel costs have turned many homeowners away from costly vacations to spending their leisure time at home. “Contemporary” By Janet Brooks, ASID “Contemporary” has become a popular word in the design world…what does it mean? We went through the “Tuscan” phase here in Arizona, and we grew to despise it. It spoke to overdone, overbearing, overly heavy design that had absolutely nothing to do with anything we’d ever seen in Tuscany. Retail stores touted it, national furniture lines featured it, buildings purported to represent it, and we in the professional design world wondered, what had happened? Where did that come from?

“We have been lifted by the fresh breeze of necessity to a new level of living, and of design.” Overabundance, excess in all areas of life, and easy living that comes of a rampantly prosperous economy leads to trends that attempt to express society’s desire to have more, be more and show more than we previously have ever dared to do.

Suddenly, it seems almost a contest to show how much we can

demonstrate our ability to overdo the everyday details of our environments. Then (almost thankfully, I must admit) things changed. The air developed a chill. Phones stopped ringing. Nothing seemed guaranteed, or even safe, anymore. What we took for granted became the stuff of dreams. We wondered what happened to those days when we actually wished we had a little more time to live our personal lives. And yet, having that time didn’t fulfill any dream we remembered having, because it meant wondering if we could pay the bills. What would the future bring? Could we keep the business afloat? We agonized and struggled and tried to figure out where to spend the limited funds we had….. To advertise, to keep the office lease, to keep our employees, to pay ourselves as business owners? What to do? This past 3-4 years has been a merry-go-round for business owners, and yet, so many of us have survived, reinvented ourselves, chosen to do what we probably should have done years ago. Gotten leaner, gotten smarter, doing what we really love to do, rather than what we were pushed into doing by a burgeoning economy that demanded more…more…more. We have been lifted by the fresh breeze of necessity to a new level of living, and of design. Do we call it “Contemporary”? I guess so. What it really is, is a rebellion against excess. It’s an historical trend that has been repeated over and over again throughout history. Excess is sickening. Once a person has personally experienced the limitations of a shrinking economy, things look different. Values shift a little. And…lo and behold, we seem to gravitate to simplicity. We see the beauty in the small, everyday stuff of life. We take the time to notice the details, whether it be the shape of a cloud, an interesting crack in the sidewalk, the way our muscles feel when we walk barefoot, or the relationship of a square to a circle. Life is interesting. It doesn’t have to cost a lot. It is worth living. As design experts, we are in the business of helping people express themselves in a physical world. Let’s make sure that we keep it clean.

Let’s be honest, and avoid the pitfalls of rampant excess and wayward

imaginations. Let’s remember what it felt like to create out of pure necessity, and revel in the freedom to create for pure joy. The best designs we’ve ever created are personal, unique and yes, pure. Is that “Contemporary”?

A look into the resale residential market can help to answer this question. First,

property that drives the price and shortens the marketing time. MARKET DYNAMICS: At any given moment in time, in any given market segment there is a group of ready, willing and able buyers looking for that best value. To

the extent that there is competition for the best properties, the greatest activity is most often within the early stages of our listing. TIME AND ACTIVITY -- THE HOVERERS: In residential real estate we hear the old adage ‘time is of the essence.’ However, in truth, time is the enemy. We see this in the Activity Graph, where the activity is heavily skewed to when a property first comes to market. These buyers are ‘the hoverers’—buyers who have come to understand there is always competition for that next best property. When sellers miss those ‘hovering’ present-time buyers (through over-pricing), they miss the best opportunity to get the highest price through ‘competitive positioning.’ MARKET WORN: Properties that are on the market “too long” and are deemed to have something wrong with them, beg for lower offers. We can refine this definition by saying any time a property gets much beyond the average days on the market for that market segment, it may be fairly perceived as market worn. This term, however, is relative. For instance, $500,000 homes have a larger pool of willing buyers than $4,000,000 homes. Average market time is affected accordingly showing up in what we call the # of month supply. # OF MONTH SUPPLY: The number of months of available inventory that can be projected based on the current pace of sales (absorption rate). The current # of available listed properties divided by the pace of sales (average # of sales per month) equals the # of month supply, e.g. 25 available (and comparable) homes selling at a pace of 5 per month equals a 5-month supply. Clearly establishing the relationship between price and market time is complicated by a host of factors.

Competitive positioning can generate multiple offers and artfully obtain a higher purchase offer. OTHER shrinking FACTORS: A pool of qualified buyers shrinks when there are issues of condition, location, architecture, floor plan, busy street, over-improvement, largest home within a neighborhood,etc. Consulting with a professional architect, builder and a realtor can protect your investment. REALTY REALITY: As the ‘target market’ (of qualified buyers) narrows, the market time lengthens. With all deficiencies or factors that limit demand there is always one remedy…price. Lowering the price expands demand, shortening the marketing time. TRADING RANGE: Homes usually ‘trade’ within a 2%-5% range in both good and bad market conditions. The industry calls it the list-to-sales-price ratio—the identifiable range in which properties in any given market segment sell is called the trading range. When properties are priced within the trading range from the beginning they sell for a higher price as they avoid becoming market worn. INVENTORY CRISIS: An interesting consequence of the limited and shrinking supply of homes for sale is that year-over-year sales are off in the Valley—not because of lack of demand, but lack of supply. Paradise Valley’s inventory is off a third from 2-years ago. Valley-wide inventory is down by half from 2-years ago; there’s no better time to consult with a certified architect to design and build a unique home. IN SUM: It takes a market specialist to decode and navigate the ebb and flow of price versus marketing time distinctions.

Why Arizona Loves Cantera Stone (and why you should too) By Lane Cook

In the past 15 years, Arizona’s initial attraction to cantera stone has blossomed into a full-fledged love affair. Once used primarily in fountains and minor garden ornamentation, cantera stone has grown to become a favorite medium in an endless list of architectural details on homes throughout the state. It’s earthy feel and tones blend harmoniously with the Arizona desert. Its generous properties allow it to morph into the creative designs of our state’s most prominent architects and designers. Cantera stone’s popularity is significant in other states such as Texas, California and Nevada, but Arizona by far eclipses them all as to the prominence that it has reached within the luxury housing industry. As the Spaniards migrated to Mexico following Hernan Cortez’ conquest of the Aztec empire, they brought their building techniques from Spanish and Roman origins. Not finding convenient supply in marble or travertine, they observed the volcanic stones used in Mayan pyramids and palaces, and followed suit. Cantera is actually a Spanish word meaning – generically – “quarry”. In the U.S., as carved stone use began to fade in the early 20th century – replaced by improved technology and economy in cement, stucco, glass and steel – its cost became too exorbitant for most residential uses, except in the most luxurious of estates. In the last years, globalization of the stone industry has again elevated carved stone as a viable and even preferential option in high end estates and buildings. In many cases, cantera stone is similar or even lower priced than precast cement architectural products.

“Cantera Stone’s soft yet noble make-up allows for intricate carving and cutting...” Imagine if your countertop contractor told you that granite was essentially the same price as formica. Wouldn’t that be an easy choice? Cantera stone gives a home authenticity with a comparable budget to precast materials. Properties typically enjoy a greater appraised value and rating when using cantera over lesser materials, which is why Arizona loves it so much. As a term used today, cantera is a broad title given to a myriad of different quarried stones throughout Mexico. They are not colored or enhanced in anyway, but sport a Crayola like spectrum of natural colors, tones and textures. Though most are igneous/volcanic in nature, some are not. Beware of new “rogue” colors – stones that are being extricated from locations with no certainty as to the stone’s properties, color stability or durability. Cantera stone’s texture and mottled inclusions give it an unmistakable natural stone look. It’s soft yet noble make-up allows for intricate carving and cutting, but at a fraction of the cost of marble or granite. Though cantera does have some limitations in freeze-thaw conditions and salt-water areas, it will otherwise endure for centuries, much like it stands on haciendas and Spanish monuments in Mexico since the 1500s. Cantera stone is an inspiring medium for architects and designers. They can conceive almost any detail on paper, and it can be made. Cantera stone is being used in many architectural styles, from traditional Old World architecture to Contemporary, and is only limited by the vision of the project creator. Arizona’s love of cantera stone will continue, limited only by the creativity of its designer, and Mother Nature.

The Architecture of Pools By Roger Soares II and Sheri Soares When building a custom pool, think of the project as a luxury home: Call a trained specialist. An experienced custom pool designer/builder may complete as few as a half-dozen projects annually — preferring to deliver the finest quality pools and spas. Similar to a home architect, a premium pool-builder will first visit the site, even if it’s still raw land or includes an existing home without a pool. The company will take soil samples, will visualize the best location for a pool, spa, other water features such as waterfalls and wiers and accompanying structures such as a cabana or casita. If the home has an existing pool, the company can determine whether it should be salvaged or a new one would better satisfy client specific needs and budget. Sometimes, rebuilding an existing pool can cost more and deliver less. What is the scale of the yard, the house, what is the best dimensional configuration and sun siting so that the pool fits just right, and not just fits. How about decking, hardscaping, artificial lighting in and out of the pool? Remote and computer controls? Early on in the process, gas and electrical lines need to be marked and retaining walls, planters, solar arrays, drainage, irrigation should be plotted. Placing a pool too close to irrigation can destabilize the expansive soil that characterizes most of the Valley. That can weaken the pool structure, no matter how well it’s been designed and engineered and the concrete poured and finished. At the very least, a good pool design considers clients’ stylistic likes and dislikes, the intended use -- diving, lapping, volleyball, swim-up bar, even just for show -- and the colors and textures of the new or existing home. Quality companies take the time to investigate how the pool is going to be used before jumping in on its design and estimating.

“Custom pool companies design for specific needs; they are also skilled and experienced in pool design and color theory” Further, incorporating what the architect has accomplished or is planning for a newbuild or renovation is essential. After visiting the site and the homeowners, a quality luxury pool builder will meet with him or her as soon as possible. Everyone on the design team should be as focused on achieving that the pool design fits its home context. While the best volume pool builders build quality products, their expertise is in templating pools and designing individual pools to clients’ needs from these. Compare buying a suit off the rack to having it tailored. One might fit perfectly, if you’re built just right for that suit, but most people aren’t, just like most sites and lifestyles do not match a template. Design costs a little more, yes, but bad design can cost you the enjoyment you’re striving to achieve. Custom pool companies design for specific needs; they are also skilled and experienced in pool design and color theory. They are not volume driven or sales driven but lifestyle driven, offering a plan with the same quality standards that a room addition requires. When choosing a potential pool builder, one should find a company that will design a pool/spa that fits his or her life. The goal: To not just add a luxury item but intensify the overall home experience for the occupants and its guests. That means, in the same spirit as an architect and interior designer, a quality pool builder will offer insights and options to ensure a healthier living environment. ARA Holiday Party By Nick Tsontakis AIA, NCARB Debra May Himes, the Chair of the ARA Holiday Party Committee, along with Jennifer Bals, Esther Boivin, Amy Bubier, Rayla Carlaccio, Sherry Hauser, Marisa McClure, Lori Ozment, Janelle Schick and Whitney Williams organized this year’s Second Annual Holiday Party at the Sub-Zero Wolf Southwest’s Scottsdale showroom. The event featured food prepared by Chef Eddie Matney, beverages, various entertainment acts and a silent auction. All proceeds generated by the event, along with sponsor donations, benefit the Children First Academy, an organization dedicated to giving a fair opportunity for children at or below the poverty line to receive a quality education. This year the ARA Holiday Party attracted some 400 guests and helped to raise $8,486.49.
