INVITATION TO LAND OWNERS OR RESIDENTIAL DEVELOPERS The Arizona Residential Architects (ARA) is a distinguished organization of 15 leading residential architectural firms who would like to provide resources and design talent to land owners, real estate individuals or firms, builders, or residential developers for the purposes of creating a new community, neighborhood, or unique collection of homes. The ideal candidates would be seeking the assistance of the ARA as a creative design and/or development coordination partner to help facilitate new community or neighborhood planning ideas and initiatives. The ARA would bring the talents and experience of 15 uniquely diverse residential architectural firms to the project’s residential design opportunities. In addition, the ARA has developed a network of over 100 trade partners. This network includes residential builders, interior designers, residential product manufacturers or representatives, and trade service provision companies. All this knowledge, product resources and experience can be brought to benefit an identified project. The goal is to identify an opportunity where a parcel of land is between 2ac up to 15ac, or more, wherein the ARA Community Team can design a new inspiring residential neighborhood community that creates awareness and promotes new lifestyle and environmental initiatives incorporating best practices, including recognized platforms for sustainability, such as LEED, and/or Green building practices. The ideal opportunity would allow all 15 members of the ARA to design homes for this model community.

ARA News By Nick Tsontakis AIA, NCARB Arizona Residential Architects is a ground breaking community of design professionals. Our purpose is to support and inspire quality design work with the most influential and talented professionals and trades in our state. The ARA was created in the fall of 2010 by fifteen leading residential architectural firms in Arizona to foster relationships within the design community and promote exceptional work in a challenging economic market. The ARA members invited valued colleagues to join the ARA as sponsors. These sponsors include respected landscape architects, interior designers, builders, craftsmen, and construction trades such as cabinetmakers, window and door manufacturers, and material suppliers. All of the sponsors in the ARA publications are hand selected for their excellent skill level and professionalism. When you choose to work with an ARA architect member, design professional or trade sponsor you are choosing the finest Arizona has to offer. The ARA architect members and sponsors regularly hold networking events to encourage communication and exchange innovative design ideas, techniques, and products. ARA has a community presence and supports the following: SARRC - Southwest Autism Research and Resource Center ARA selected SARRC, a non-profit working to advance research and provide support for individuals with autism and their families. As a unified group, ARA is proud to support those addressing key initiatives in our community and creating a healthy, active, prosperous place to call home. Once again, the ARA presented a check for $5,000 at the annual SARRC Breakfast in May. ASU Architecture Program The ARA has established a summer design competition for third year architecture students. This year the group selected a site in Paradise Valley for a single family home project. 13

entries were submitted and 6 prizes were awarded: $5,000 for first place, $3,000 for second place, $1,000 for third place and $500 for three honorable mentions. An awards ceremony will be held at the Gallery of Design in ASU’s South School of Design Building on September 20, 2013. All projects will be displayed from September 20-24, 2013. The ARA architects and sponsors look forward to another successful competition next year. Children First Academy The 2012 ARA Holiday Party raised $8,486.89 to support the Children First Academy, a non-profit organization that offers education to those at or below the poverty line. Our Interior Designers led by Debra May Himes are working hard to host this year’s upcoming event on December 19, 2013. Nick Tsontakis AIA, NCARB is principal at Tsontakis Architecture. Sustainability: A Truly Holistic Approach By Jerry Meek
Building a custom home focused on reaching the highest standard of sustainability requires your construction team to be especially mindful of a variety of green building guidelines, especially when looking to attain LEED, Scottsdale Green Building Program or Net Zero Energy status. The new residential chapter of the 2012 International Energy Conservation Code (IECC) is an important directive for Arizona architects, designers, engineers, and custom homebuilders. According to the new code, homes should incorporate best practices for added insulation, tighter building and thermal envelopes, improved ventilation ducts, upgraded windows, and increased efficient lighting. Both the Energy Efficient Codes Coalition and the U.S. Department of Energy’s Building Energy Codes Project agreed that the requirements for green building outlined in the new code boost energy savings by 30% over the 2006 IECC.
“True sustainability pertains to a holistic system that maintains its own capacity by using techniques that allow for continual reuse of resources.� Before you consider the new code in greater depth, first determine your desired outcome. As you evaluate energy consumption, the highest priority is not simply to install energy saving measures that dampen the amount of energy usage. To be truly efficient and raise the bar on sustainability, your green building measures should be focused on preventing the use of energy in the first place. This is accomplished by an integrated and comprehensive approach by a knowledgeable and insightful team involving your architect, general contractor, engineers, and design team. Building technologies to be considered in attaining optimal sustainability include improved construction and inspection techniques to achieve more efficient walls, foundations and roofs, high-performance windows and doors; day-lighting while minimizing cooling loads; and architectural coatings that scatter and reflect ultraviolet, visible, and near-infrared radiation to reduce solar gain, or that minimize unwanted heat loss. System components such as heating, ventilation, and air conditioning (HVAC); lighting; and appliances all make a significant contribution to overall building energy use. Intelligent buildings, which apply a range of integrated, microprocessor-based measurement and control technologies to improve the home environment and functionality for occupants, can help to reduce energy load. Rather than focus on each individual subsystem and technological component, the emphasis in building a sustainable custom home should be on an integrated view of overall building performance. While considering all phases from pre-design to maintenance and operation, your aim is to create a holistic outline of the tools and systems that can contribute to a truly energy efficient home design and construction process.

Health-com: Rising Healthy Designed Arizona Communities By Frank Aazami Our significant senior communities, golf communities and family communities in Arizona are superb. Can we add an additional healthy category to this list? Yes, we can. Why not a community centered on health, Health-com, providing care and maintenance to its multigenerational residents? “One area of community that has not been exploited is the human thirst — innate desire, if you will — for health,” says Arizona State University professor of Health Solutions, James Levine, M.D., Ph.D. A world authority on wellness, weight and health, he is also a professor of medicine at Mayo Clinic and has been researching and experimenting about a community called Health-com — a purpose-built community focusing on the health of those fortunate to live there. “In redesigning a modern sense of community, it is critical to respect the North America passion for individuality yet couple this to the innate human desire to socially coalesce,” Dr Levine says. Imagine, Dr. Levine suggests, a community of individually designed custom homes discreetly sited over a landscape. Car entry would be only from the periphery; inside, Health-Com would be a car-free zone where people move around the community on foot or bicycle. Each home in Health-Com could be stylistically customized to suit the owners’ architectural tastes — Contemporary, Mediterranean, Fusion — although well-defined CCNRs would still be in place as with any gated or luxury community in Arizona and elsewhere. All homes, though, would incorporate uniform health components. An electronic Home Health Hub, for example, would allow biosensor data from personal movement sensors and blood glucose devices to be shared only with the owner’s medical team.
“This is a modern utopia, respecting individuality yet celebrating community” The homes in Health-com would also include features that directly promote health. For instance, the fridge and pantry would contain bar code scanners to provide a health index of the foods purchased, and home offices would contain treadmill desks. In addition, each house would have rain-collecting technology and solar paneling. Roadways would not be tarmac but a compressed sand-gravel mix that had been set solid using biodegradable chemicals and would not disperse dust. The paths that connect the homes to the Health-Com facilities would be covered by latticed structures on which grow runner beans and vines. Their green-covered walkways would provide food and shade. The walkways would be sculpted and include art walk galleries. Further, a professionally managed communal garden would adopt the financial model developed in African food-aid programs: half of the produce is kept by the resident, and the other half sold at the market, with the profits going to Health-Com. Orange groves and swimming and sports facilities would also be incorporated, Dr. Levine says. The center of Health-Com would be the Community Hub — a green-compliant building. “The Hub would contain several features that are essential to health-living such as a lecture hall and learning rooms. Universities could offer courses here, and local writers and poets could deliver classes and theatrical performances,” he explains. The Hub would invite health professionals to speak, act as a medical clinic and include artist studios, day-cares and other stores that could generate revenue for the community. “This is a modern utopia, respecting individuality yet celebrating community, with individually styled and crafted homes coupled to health-based communal living,” he says. “And, as the Phoenix area is a world destination for those who seek a healthful life, it is the ideal place for the first Health-Com.

Five Must-Haves in a Financing Partner By Robert Winter The blueprint for a successful project begins with assembling the right team. From architect to builder to interior designer to lender - every discipline must work together collaboratively to deliver the best outcome for the customer. So what should you look for in a financing partner? Consider these five must-have qualities: 1. Expertise in construction financing. While many banks offer the basics in mortgage lending, only a select few are truly experts in construction financing- especially for high-end projects. A solid lending partner should offer the full spectrum of financing solutions, from lot loans to a one-time close option. Good News for the Luxury Market By Arizona Best Real Estate According to Michael Orr and Tina Tamboer of the Cromford Report, luxury sales in the Phoenix Metropolitan area have been heating up in 2013. Annual sales over $1,000,000 have increased by 22% since January of 2012 (see attached chart), indicating a growing recovery in this price range. Paradise Valley and North Scottsdale are the top areas for luxury sales, followed closely by the Arcadia community, Fountain Hills, the Biltmore area and Carefree. Out-of-state buyers looking for second homes are coming primarily from the “cold country” such as Canada, Illinois, Colorado, Washington, Minnesota, Michigan and Wisconsin. Attracted by perfect winter and spring conditions, Phoenix provides a distinct contrast to the cold winter and rainy spring of the north. The New Generation of Wallpaper By Palavela Home
Gone are the days of daisies and teapots. Today’s wallpaper is dressing the walls and ceilings in the finest homes. The products on the market today add such sophistication and value to rooms that paint simply cannot. Most homeowners now feel their rooms are not complete until the walls are dressed. In addition to traditional materials, materials such as wood, metal, mica, feathers, glass beads and many others are now being used to create sophisticated and amazing interiors. The papers that give you the most versatility are the

handcrafted lines. Because these papers are all handcrafted, they can be customized to fit specific needs.

Create patterns, combine designs, alternate or change pattern directions in small or large sizes. Add wrinkles during installation to any design for texture and impact. Handcrafted treatments can go anywhere your imagination wants to take you. Some lines even offer a free cutting service. For ease in installation, these companies will cut your selection into any standard shapes with no upcharge - squares, rectangles, diamonds, torn pieces, panels or rolls. There are many different styles of papers, all with four to five standard colors. In addition to the standard colors, some offer free custom coloring. Specify a color from your favorite paint company or switch any color from their existing pallet. Change sheen, “a little more of this or less of that” handcrafted wallcovering companies are at your service; they can tailor their beautiful designs to match your design projects perfectly with no hassle. These new products are also easier to remove than in the past. As with many building products, the new wallpaper paste allows for easy removal. Remember, just because it says wallpaper, it is not limited to just walls. Think outside the box. Some of the most dramatic wallpaper installations are created on ceilings. So many of the homes in Arizona have architectural features on the ceiling such as domes and vaults but often these areas are overlooked and disappear. Why not bring attention to these fabulous features? This helps to create a more cohesive room design. In addition to ceilings, other applications include backs of bookshelves, risers on a staircase, a raised panel detail or wainscoting. So throw out your old ideas of the teapots and daisy wallpapers, and embrace new designs that will enhance your interiors.

Snake Span House By Ryan Cook Drawing inspiration from natural processes, the SNAKE SPAN WASH HOUSE cooperates with the landscape to create minimal interference. Spanning the wash with two public masses allows for the private mass to align with the wash, forcing views east and west across the unimpeded landscape. Connecting the two public masses is a transforming zone that can be enclosed in the summer months or opened up completely to allow for a breezeway during the milder months. Wrapping and rising throughout the site, the SNAKE SPAN WASH HOUSE’s rooftop solar array and pool house mimic the amorphous form of a rattlesnake.

The Arroyo House By Nathan Leber The Arroyo House sits on the north bank of the desert wash in order preserve native vegetation, water flow, and wildlife within the site. The east-west orientation maximizes views of the nearby Mummy Mountain while providing control over solar heat. Solid rammed earth walls use soil from the site, reducing the need for outside materials. Large roof overhangs shade the home, reducing cooling costs. The great room is the hub of the house where working, playing, eating, and living occur. The library, home office, and guest suite adjoin the great room. Axial House By Hunter Byrnes The Axial House is aligned to the axis connecting the site with the peak of Camelback Mountain. This creates view corridors to the surrounding mountains from all the major rooms in the house. The Axial House takes the principle of slender vertical structure, developed by mid-century modernists, to a whole new level. It uses slender steel columns hidden in plain sight to create the illusion that the upper level is floating over and next to the rammed earth walls. The upper level shelters the lower level from the harsh desert sun. The upper level’s solar array serves triple duty as power plant, skylights and thermal chimney, working in tandem with the three Big Ass Fans, allowing the house to stay cool during the moderate months and offset cooling cost during the extreme months.

Spine House By Dean Feldhausen The spine is often seen as the most vital element of a component, whether living or innate. The spine was used in this design to delegate essential functions in the building: structure, circulation, ventilation, sunlight, and space. The spine is oriented east to west to take advantage of north and south facing spaces; simple volumes stitch to the spine for efficiency and flexibility. The spine is used for passive cooling in summer, and passive heating in winter. Four constituent rooms use sliding barn doors that open to adjacent spaces, which provides flexibility for kids to play or for entertaining guests. East Quartz Bridge House By Skyler Mapes The East Quartz Bridge House is a home designed for the contemporary family who values modern design and entertainment. The home is comprised of two rectangular modules that are slightly offset from one another and only connected by 3 enclosed walkways/bridges. Vertical and horizontal circulation play a key role in the program of this home because it encourages individuals to continuously move back and forth across the house, which is suspended over the wash acting as a bridge. Large glass windows are strategically placed to create the perfect ambiance for reflection spaces. The windows also allow the dweller to experience the unique aesthetic of vertical space as they look down into the wash.

SNAKEhouse By Nhu Quynh The SNAKEhouse site is an interesting topographic form that is also the home of many desert mammals. With the purpose to celebrate and embrace the beauty of the site’s nature and the creatures in it, the site is carefully managed to create a habitat that is fully capable to shelter, inspire, cheer, and to set a friendly and direct CONNECTION with nature while also preserving it. Taking the “resident” of the site - the non-venomous Sonoran Desert long-nosed snake - to be the inspiration, the house appears as a winding path of activities, which at the first glance gives the appearance of a snake body.
