INVITATION TO LAND OWNERS OR RESIDENTIAL DEVELOPERS The Arizona Residential Architects (ARA) is a distinguished organization of 15 leading residential architectural firms who would like to provide resources and design talent to land owners, real estate individuals or firms, builders, or residential developers for the purposes of creating a new community, neighborhood, or unique collection of homes. The ideal candidates would be seeking the assistance of the ARA as a creative design and/or development coordination partner to help facilitate new community or neighborhood planning ideas and initiatives. The ARA would bring the talents and experience of 15 uniquely diverse residential architectural firms to the project’s residential design opportunities. In addition, the ARA has developed a network of over 100 trade partners. This network includes residential builders, interior designers, residential product manufacturers or representatives, and trade service provision companies. All this knowledge, product resources and experience can be brought to benefit an identified project. The goal is to identify an opportunity where a parcel of land is between 2ac up to 15ac, or more, wherein the ARA Community Team can design a new inspiring residential neighborhood community that creates awareness and promotes new lifestyle and environmental initiatives incorporating best practices, including recognized platforms for sustainability, such as LEED, and/or Green building practices. The ideal opportunity would allow all 15 members of the ARA to design homes for this model community.

Our purpose is to support and inspire quality design work with the most influential and talented professionals and trades in our state. The ARA was created in the fall of 2010 by fifteen leading residential architectural firms in Arizona to foster relationships within the design community and promote exceptional work in a challenging economic market. The ARA members invited valued colleagues to join the ARA as sponsors. ARA First Annual Holiday Party - December 15, 2011 ARA is commited to giving back to our community by raising awareness of important issues impacting the Valley and donating to non-profits who are making a difference. This year the ARA Interior Designers selected Children First Academy as the recipient of the proceeds raised at our First Annual Holiday Party. Debra May Himes, Janelle Schick, Janet Brooks, Sherry Hauser, Amy Bubier and Jennifer Bals chose Wolf/Sub-Zero to host the event. Wolf/Sub-Zero’s Whitney Williams, Lori Ozment and Chef Eddie Matney assisted in the fundraising effort. ARA is involved in furthering the architectural profession and supports education and licensing of future architects through an internship process. ARA has a community presence and supports the following:

SARRC - Southwest Autism Research and Resource Center ARA selected SARRC, a non-profit working to advance research and provide support for individuals with autism and their families. As a unified group, ARA is proud to support those addressing key initiatives in our community and creating a healthy, active, prosperous place to call home. This year the ARA will present a check for $5,000 at the annual SARRC Breakfast on April 19, 2012.

ASU Architecture Program The mission of ARA is to assist and nurture the development of quality architecture within Arizona. The ARA has established a summer design competition for third year architecture students. It is an infill housing project on a site to be selected by the group. The competition will take place between May 15 and July 15, 2012. Three prizes will be awarded: $5,000 for first place, $3,000 for second place and $1,000 for third place. Winning projects will be featured in ARA 4 this September.

The Times, They Are A-Changing By James Hann, AIA The past 30 years have seen a seismic change in the practice of architecture – particularly with regards to custom residential design. Prior to the 80’s, most architectural practice was focused on various forms of commercial design. The introduction of luxury golf course developments soon after, allowed custom residential design to become a respected form of architectural practice. In many ways, custom residential design and construction is much more complex than most commercial work. Whereas commercial work tends to fill a business need, custom residential design is more expressive of an owner’s desires and is not just a ‘means to an end’ but often the ‘end’ itself. Custom residential work usually takes considerably more time to execute than commercial work. Often, the site is much more challenging, the detailing more extensive and the spatial relationships more complex. Because of all of these factors, the value to having a custom home professionally designed could not be greater. As custom residential work has evolved, so has the complexity of the design solutions and the expertise required to execute these design solutions. In the past, a drafting service was all that was usually needed for most residential work. With the evolution of the complexity of custom residential design, this is no longer the case. To be clear, there’s nothing wrong with a drafting service; it’s just a question of appropriateness. While it’s still true that a licensed architect isn’t really necessary for homes that cost up to three or four hundred thousand dollars, once the construction cost gets over that amount, a prudent owner should start to consider the benefits of hiring an architect. Once the cost becomes greater than a million dollars, the decision not to use a licensed professional is a classic example of “penny wise but pound foolish.” It comes down to education, expertise and experience. To become a licensed architect takes a minimum of eight years of study and experience before even becoming eligible to take the State Board Exams for licensure. Of those taking the State Boards, only about 20% pass at any given time. In short, to become a licensed architect is a very time consuming, demanding and selective process, and those that take the time and put forth the effort to become licensed are more than qualified individuals. So why are drafting services utilized in the design of multi-million dollar custom homes? It comes down to cost. It’s usually a lot less expensive to hire a drafting service rather than a licensed architect. Sadly, the old adage “you get what you pay for” couldn’t be more true. In addition to the design work, a thorough knowledge about structure, mechanical and electrical systems and construction administration are usually part of the service an architect provides. These services are rarely provided by a drafting service. Often, these shortcomings only become evident once the project is well underway, much to the chagrin of the owner.

The housing explosion of a few years ago provided a great example of this, particularly in the multi-million dollar ‘spec’ market. A very large number of ‘spec’ homes were designed by drafting services. One fact that seemed to be lost during this period was that there weren’t many people that could afford a home of this value and the ones that could were usually well educated and therefore discerning buyers. Many of these homes were not well conceived or constructed, and constituted a very large portion of the multi-million dollar homes that ultimately went ‘back to the bank’. Amazingly, most banks were entirely unaware that they were loaning incredible sums of money to developers that didn’t want to spend the money to hire a licensed architect or contract with a high-quality builder. In reality, these banks became unknowing financial partners in projects that were doomed to failure because of these shortcomings. Is there a quantitative value to utilizing the services of a licensed Architect? The ARA worked with a local, experienced real estate firm that focuses on the sale of quality custom homes to find out. This firm researched case studies on over a hundred transactions over the past several years, and the results were both startling and enlightening. They found that homes designed by licensed architects sold for a price that averaged 17% higher, on a per square foot basis, and the days a home was on the market was about 21% less than those designed by a drafting service. Additionally, when a group of over a hundred of the top producing realtors were polled, they felt that the homes designed by a licensed architect added about 23% to the value of a home. These are significant numbers and should be considered by anyone contemplating the design and construction of a custom home. So where does this lead us? As the complexity and level of detail in the custom home market has increased, the value of using a licensed architect and putting together a quality team to construct a custom home has become increasingly apparent. If we do not wish to repeat the mistakes of the previous market, we must recognize the difference that a professional design team brings to a project. Not only does the team contribute during the design process, but, because they assure a quality level of construction, a professional team should give the banks and other financial institutions the confidence to move forward recognizing that this significantly reduces their risk.

Outlook 2012 - Let’s Build! By Frank Aazami

What’s the Valley home market like? For sure, it’s not as robust as it was in the boom of five years ago, but we’re doing better and will do better — particularly because this is a unique market, a major destination for new residents, tourism and business relocations. Our brilliant architects, designers, developers and builders have done exemplary work attracting the world to our region.

We have to go back to December 2010 to find a figure higher than this, so we have concluded that the upward trend that started in the second half of September will stay in place at least for a while and, hopefully, more. The unusually low supply for homes below $500,000 suggests that that upward trend is more likely to accelerate than slow down.

In a recent report, the ASU W.P. Carey School of Business noted that Arizona home prices rose 4.1 percent in the last quarter of 2011, based on Federal Housing Finance Agency figures. By comparison, the national figure was still one-tenth of a point in the negative.

There are no factors suggesting a price decline that we can currently see. Above $500,000, the demand remains relatively strong in areas such as 85255 and 85253, while custom home bidding has increased markedly over the last few months, especially within custom built projects. If you can’t find the right home, you have no choice but to build it.

This is not to say that boom times are just over the next hill: overall home prices at the end of last year in Arizona were 2.4 percent below where they were at the same time a year earlier. And, the average home in the state is worth just half of what it was five years ago. Still, we’ve shown other signs of a turnaround in addition to overall price increases, such as fewer foreclosures and the end of the underpriced-homes glut, with a more balanced market now for houses under $300,000. Mike Orr, at the W. P. Carey School, explains that the average price per-square-foot for single-family homes increased 3 percent from January 2011 to January 2012. In addition, the market saw about 8,000 new- and existing-home sales in January 2012; that’s up from fewer than 7,500 last January. And, because peak buying normally starts in February, better results should be expected through the year. Another highly respected economic forecaster, Marshall Vest of the Eller College of Management at the University of Arizona, believes that these overall good numbers suggest the bottom may have been reached but wants to wait another quarter to see a maintained trend. The supply-to-demand factor will fix the damage. The supply of homes listed for sale in Arizona went down 42 percent from January 2011 to January 2012. As more demand kicks in even greater, prices will follow suit; the investors who have been buying up for-sale and foreclosed homes during the last few years are anticipating a bounce back, not a gradual increase. Russ Lyon I Sotheby’s has noted a confirmed market price bottom during the third quarter 2011, and comfortably now 8 percent above that low point when measured by average $/SF and 12 percent above when measured by monthly median sales price. Where will pricing go from here? One direction is that when supplies dry up — ask any architect/builder/developer — there’s new bidding and new breaking ground happening today.

Russ Lyon I Sotheby’s International Realty also watches the respected Cromford Market Index™, which provides a short-term forecast for market balance between buyers and sellers. The index has been rising for two years, moving toward better value and away from the unbalanced buyer’s market of the last four years. As the index leads actual sales pricing by a year or so, this also suggests a trend toward higher average sales throughout the Valley, including the luxury markets of Scottsdale, Paradise Valley and parts of Phoenix, Carefree and Fountain Hills. At the same time, as it’s still a buyers’ market — there are many available homes trading under their replacement cost — the current market offers fantastic opportunities to get a great home at a great price. It becomes a sweeter deal with interest rates at a record low. So, for the homebuilding industry, think optimistically. Take out your hardhats and let the bidding, and building, begin.
