INVITATION TO LAND OWNERS OR RESIDENTIAL DEVELOPERS The Arizona Residential Architects (ARA) is a distinguished organization of 15 leading residential architectural firms who would like to provide resources and design talent to land owners, real estate individuals or firms, builders, or residential developers for the purposes of creating a new community, neighborhood, or unique collection of homes. The ideal candidates would be seeking the assistance of the ARA as a creative design and/or development coordination partner to help facilitate new community or neighborhood planning ideas and initiatives. The ARA would bring the talents and experience of 15 uniquely diverse residential architectural firms to the project’s residential design opportunities. In addition, the ARA has developed a network of over 100 trade partners. This network includes residential builders, interior designers, residential product manufacturers or representatives, and trade service provision companies. All this knowledge, product resources and experience can be brought to benefit an identified project. The goal is to identify an opportunity where a parcel of land is between 2ac up to 15ac, or more, wherein the ARA Community Team can design a new inspiring residential neighborhood community that creates awareness and promotes new lifestyle and environmental initiatives incorporating best practices, including recognized platforms for sustainability, such as LEED, and/or Green building practices. The ideal opportunity would allow all 15 members of the ARA to design homes for this model community.

Better Times are the Time to Leverage Your Investments By Frank Aazami Because of improving housing markets and growing governmental regulations, this is a good time to creatively leverage your real estate investments. Many people are now “cash rich” because times have improved, and many saved money during The Great Recession as well, but they are still “credit poor.” As a result, nontraditional seller-financing methods, including wrap-arounds and trades are more important than ever. Consider Seller Financing Sellers can earn a better return by holding on to a first or second mortgage for their properties because they can generally charge from 5–12 percent by carrying a first or second deed of trust. These rates vary depending on borrowers’ credit-worthiness, the amount down and the length of the carry. Typically, sellers deposit their equity, or sale proceeds, in a bank, earning them less than 1 percent, and that money is most likely secured at a cap amount through FDIC insurance. A seller carry, however, can provide sellers/retirees with a much larger monthly return than many other investments can and at lower risk, if the down payment is managed accordingly. Why Seller Finance?

Many win-win financing transactions are possible by thinking creatively.

They could earn a much better return and, at the same time, help those who lost homes because of market conditions and the global meltdown. Between 2006 and 2012, over 5.9 million American homes were foreclosed on. Still, some of these folks make good money and can be prospects, though many may not yet qualify with institutional lenders for a conventional loan. Some may have saved their monthly payments while their home was going through foreclosure. And, if at the time they completed “strategic defaults,” Arizona’s anti-deficiency statutes prevented the lenders from obtaining judgments and draining their bank accounts. Seller financing also allows you to spread out capital gains tax, which is calculated on the amount of proportional gain received. This, in turn, can be offset by other capital losses in that year. The current rates: $36,000 to $400,000 (single)/$450,000 (married): 15 percent; $400,000-plus (s) or $450,000-plus (m): 20 percent. If income is $200,000 (s)/$250,000 (m), an additional 3.8 percent surtax applies. Note: always make sure the buyer’s down payment covers all closing costs and use a standard note and deed of trust to secure. And, of course, consult with your attorney/title company and CPA before closing any transaction. Everyone Benefits With seller financing, the seller benefits by creating a higher yield. They can expect fair-market value for the home and possibly, with a willing buyer, negotiate a premium price. In addition, the process eliminates low-balling because the buyer stands to acquire a home he/she really wants that might not otherwise be obtainable. Further, the seller may charge a premium interest rate above market rates, adding to cash flow. And, normal appraisal headaches are eliminated as are buyer’s lender-funding worries. At the same time, the buyers benefit by having time to reestablish or improve credit and not having to pay for Private Mortgage Insurance (PMI). Also, if the seller provides 100-percent financing, the down payment may be reduced. They build equity, too, rather than renting, and they can refinance easier in the future, assuming they make timely payments. Just as importantly, many others benefit beside the participants. Because seller financing creates a higher price per square foot for the home, the community and municipality benefit with higher comps, and architects and designers and home-materials vendors may see new projects, as the seller/investor may move on to other investments requiring minor to major refurbishments. So, by fueling the economy, everyone’s opportunities can increase with seller financing.

Does my Natural Stone Require Maintenance? By Ken Tims “Maintenance” sounds like a lot more work than is required to clean and maintain a stone floor. I prefer to call it “cleaning” because that is all that is usually required on an ongoing basis; just as carpet will require regular vacuuming, wood floors polishing, porcelain, ceramic or natural stone will require steam cleaning or mopping. The myth is that a properly sealed stone floor will require regular and frequent resealing. The truth is many quality penetrating sealers are guaranteed to last upward of 20 years prior to requiring a new application of sealer. Obviously, outdoor applications may require more frequent resealing, but most quality exterior sealers are also manufactured to withstand the harsh outdoor elements that can include tree sap, bird droppings, excessive dirt, etc. The sealing process is fairly simple and not labor intensive. The process requires cleaning the floor well with a professional style cleaner with brushes and vacuum mechanism to pick up the dirt residue. When the surface is clean, a sealer is wiped onto the floor and, after allowing a sufficient period of time to absorb into the stone or grout, the excess sealer is wiped away. Many clients fear the resealing process due to the “toxic odor” many sealers emit forcing people to vacate their homes for a period of time. There are now sealers on the market that emit little odor, are extremely environmentally safe, and can even be applied at the time of initial grouting saving the installer time and an additional trip the next day for sealing.

However, even the best sealers will not stop all foreign liquid absorption or etching from items like lemon juice. Keeping in mind that for centuries the old stone floors of Europe’s cathedrals, palaces and monuments were never sealed, and still look beautiful today, often etch marks add character to the floor. However, if staining or etching is a concern, the client should consider a porcelain floor, especially since porcelain technology now makes it easy to replicate a natural stone floor. To be prudent it is recommended to keep extra pieces of the natural stone so in the event of a catastrophic spill that sits overnight before being wiped, the piece can be replaced. Finally, clients should conduct their own stain testing by obtaining a few samples of stone, applying sealer and exposing the stone to wine, ketchup, mustard, lime juice, etc. and evaluating the stone at the conclusion of the test to determine if it meets a client’s needs. For regular cleaning purposes the client can purchase a quality steam cleaner for under $1,000. These cleaning machines heat water into steam and use a microfiber type cloth to heat and remove dirt, grime, and other foreign materials while sanitizing the floor without the need for any additional harsh chemical cleaning solutions. There are also products out there for more intense cleaning. Mopping is not optimal as it will just wet the dirt and move it from one tile to another and may not actually wipe the surface clean unless the mop water is changed frequently and the mop properly rinsed throughout the cleaning process. The steam cleaner actually performs this process much more efficiently, in a more sanitary manner, and without the use of chemicals. Following these simple instructions will ensure a long lasting and beautiful floor that will not require maintenance, but rather just simple and regular cleaning.

WHAT DO YOU DO? By Janet Brooks When I am asked, “What do you do?” (for a living), I find myself slightly cringing while I wait for a response. Probably half the time, I hear something like, “Oh, that must be fun!” or….”My sister-in-law does decorating too!” Ugh. They don’t get it. There are many people who have a flair for making a space look prettier or more well-organized. Sometimes it’s a God-given talent, and sometimes it’s a result of having been exposed in life to many beautiful places and things….or both. These individuals can walk into your home, rearrange a few things, bring in some accessories, maybe paint an accent wall, and…Voila! Almost instant gratification! I admire people with this flair and god knows, we can probably all use someone like that at one time or another in our homes and apartments. It’s like people that have a knack in fashion, for being able to put seemingly unrelated things together…a Vintage necklace, a classic Chanel sheath, a cocky beret hat, and UGGS……. and the end result is stunning and somehow cohesive.

Being an interior designer is a learned skill. Here in the Western part of the United States, we call it “designing”, whereas some well-known and respected interior designers back East seem to call what they do “decorating”. Be that as it may, the actual process involves working with a talented architect to create a structure that fits someone’s particular needs in the best way possible. It starts with spaces that don’t exist yet and builds, like a Lego set, upon itself one layer at a time, until the end result blossoms into something bigger than the sum of its parts. Along the way, it often doesn’t feel that glamorous or fun to be a designer, and the process can be tedious and frustrating. But when the structure and the finishes all start coming together and the endless hours of detail work finally start to produce a visible result, the satisfaction of being a part of such a creation is beyond words. It is something I am passionate about; it can get me up at four in the morning, grabbing a pencil and a piece of paper, burning with an idea that needs to be developed. It is a never-ending opportunity to learn, to create and to grow.

And there is always an end result that can be viewed and touched and felt and

appreciated..….a creation. There is always that satisfaction of a goal achieved. This is why I love what I do.

A Designer as a Team Player By Anita Lang What makes a great project? A great team! From client to architect to contractor to designer, each member has a part to play. Below is an outline of the overall players’ role in the team and the designer’s responsibility to interact with those players. The client is the beginning and inspiration of it all. It is their desire, their dream, their personality and their funding that allows the project to take shape. Through understanding the personal tastes, lifestyle requirements, goals, interests and persona of the clients, the interior designer ensures the completed space reflects the client’s personality and needs while ensuring aesthetics and design principles are followed. By understanding the client at an intimate level, the designer ensures functionality is maintained, focusing on needs such as how a client entertains, how their kids do homework, or even how they like their sock drawer organized. As an advocate for the client, the designer works through the design process to alleviate any costly, last minute changes during construction. Ideally, the interior designer is involved in the early stages of the concept development of a project to help manage the budget. The designer must know many things about the client, emotional responses to color, form and styles, aesthetic preferences, and so on, to help guide the project on their behalf, the designer must also always act as a gate keeper for aesthetic integrity.

“The ultimate goal of all players is to create a space that elevates the daily life experience of those working and living within that space.” The architect creates the structure that embodies the client’s desires; he/she ensures the home is correctly positioned on site, that proper room adjacencies exist, and the overall massing is aesthetically pleasing. It is the architect that provides the frame within which the rest of the team works. The designer compliments the architect by working from the inside out. Early collaboration between designer and architect helps solves issues of space planning and traffic flow, helping the process move smoothly with little future adjustment. It is easier, and more cost efficient, to adjust a plan by pencil than a wall with a sledge hammer. If designer and architect communicate effectively, all aspects of the project can be handled. The designer details each piece of the architect’s design, from fireplace to built-ins, to ensure the interior harmonizes with the architecture and to maintain the design integrity of a project. When collaboration happens and architect and designer communicate throughout the design process, they often create a wonderful hybrid of ideas. The third major player is the general contractor, he/she brings the architect’s structure to life. Experienced contractors know how to build intelligently by value engineering using quality driven and efficient methods of construction. Their in-the-field, pragmatic problem solving skills are an invaluable asset when executing innovative design concepts. To support the contractor, the designer can streamline the vetting and ordering process by providing documentation standards and an organized list of specifications. This is why the designer draws detailed elevations and floor plans, and lists specifications of all interior finishes (e.g. plumbing, surfaces, millwork, appliances and even outlet colors). The designer must document and maintain the specifications of a project with up-to-date information and disseminate that information to the team in a clear and timely manner; communication is key between designer and builder for a successful project. In the end it is a great team that wins the game, a successful team has each player hitting home runs, players who know and exploit the strength of their teammates and ones that communicate effectively. The goal of this building partnership is to satisfy a client so they can lie easy at home and marvel at the uniqueness of their home, to describe it as “beautiful” or “super fun”. It is seeing this level of satisfaction and joy in clients that drives the design/building team to do their best. The ultimate goal of all players is to create a space that elevates the daily life experience of those working and living within that space.

Desert Modern Lives By Western Window Systems

The character of Arizona housing runs deeper than homes awash in red-tiled, crammed in cookie-cutter neighborhoods and adorned by Tuscan themed ornament, there also exists a strong community of architects creating beautiful projects that fall within the school of Desert Modern. By employing clean lines for aesthetic pleasure and numerous windows to create an open, airy feel, architects in this school have always been able to craft a connection to the homes’ surroundings. These days, large multi-slide or bi-fold doors have been added to these designs to create indoor-outdoor living areas, strengthening that natural connection even further. The results can be breathtaking, with city views, desert landscapes or urban environments. This highlights the beauty and provides a lifestyle unique to this region of the country. The roots of Desert Modern can be traced back to the 1920’s, when the style first appeared throughout Southern California then spread to the entire Southwest and beyond in the ensuing decades. The style reached its peak of mainstream popularity in the 1950s thanks to revered names such as Richard Neutra in California and Ralph Haver in Phoenix.

Desert Modern has maintained a devoted fan base among

homeowners and architects ever since: The Palm Springs Visitors Center maintains a Desert Modernism page on their website and fans in the Valley of the Sun have long logged onto ModernPhoenix.com for their fix.

“It is the architect that still pushes the boundaries of Desert Modern while staying concious of its past” Today’s interpretations by talented members of the ARA sees continued devotion to updating this style by the liberal use of large windows and multi-slide or bi-fold doors in a variety of applications; one can easily envision 90-degree doors or bi-fold windows installed on top of kitchen countertops. Also, these provide better environmental efficiency thanks to thermally broken frames, recycled aluminum, and wood cores. These recent incarnations of Desert Modern have been lauded across the globe and generated fawning coverage from the likes of industry tastemakers such as Dwell magazine, Architectural Digest, ArchDaily and countless other media outlets. While aspects of this movement have begun to trickle down to mass-produced homes, it is the architect that still pushes the boundaries of Desert Modern while staying conscious of its past. As the population of the Southwest — and Arizona, in particular — continues to climb upward and homeowners’ lives continue to move beyond old obstacles, the future of this type of architecture seems limitless.

“I Don’t Have any Window Leaks!” By John Rohovit As a weatherization consultant I often heard, “I don’t have any window leaks!” from builders throughout the Southwest. I heard it so often I almost started to believe them… almost. That was until my family and I moved to Arizona and experienced our first monsoon. It was mid-July and I was on a business trip in L.A. when I received a call from my wife. In a voice mixed with excitement and near-panic she described the monsoon that had enveloped our home; the torrential rain accompanied by the high wind was amazing. How exciting! Except that the windows on the back of our home, the side taking the brunt of the storm, were about to overflow, creating unwelcome & unattractive water features in several rooms. Having been in the window & door industry for many years, I quickly guided my wife through a thorough inspection of the windows. After determining that the windows were manufactured correctly—these particular windows were designed to allow water to drain from the tracks in stormy weather—I instructed my wife to crack the windows on the opposite side of the house and “call me back in 20 minutes.” Twenty minutes later my wife called back, relieved and amazed that although the monsoon was still raging the water in the window tracks was completely gone. Disaster avoided! How did cracking the windows on the opposite side of the house resolve the problem? What caused the water to continue rising when nothing impeded the operation of the window? Without getting into all of the complex details, suffice it to say that, as we build more energy efficient homes, we sometimes unintentionally create a vacuum (negative pressure) that wants to draw air and, if it is present, moisture into the home. Air conditioners running at full speed for extended periods of time created negative pressure within my home that was drawing and holding the water in the window tracks. The weatherization and mechanical systems used did not allow the home to “breathe,” thereby equalizing the pressure inside of the home. By cracking the windows on the opposite side of the house the pressure was equalized, allowing the water to drain. This story illustrates the need for improving our weatherization systems as we improve the energy efficiency of the homes we design and build.

One emerging architectural trend that needs attention because it has the potential to create a significant moisture intrusion issue is the “inset” window. In recent years, the number of recessed windows designed into homes has increased astronomically. Several years ago it was one or two per home; now homes exist where every window is recessed. Architecturally, they inspire intricate detailing and show depth, and where we initially saw them predominantly in “Old World” and “Southwest” designs, we now see them across all design styles. While pleasing, a leaking window negates any aesthetic value gained by the recess. The challenge now is to improve the method of installation of inset windows to eliminate moisture intrusion. There are a few installation strategies that have been very successful in addressing these challenges. Having an installation system that has some built-in redundancy is important. Self-sealing window flashing is one of the easiest ways to accomplish this. After the window is installed, other trades will penetrate the flashing with fasteners required to properly install their products (siding, stucco, lath, etc.). Self-sealing flashing will help seal those fastener penetrations. Preformed corners ensure the inside and outside corners at the top and bottom of the recessed opening are sealed properly. Installing the window with a sealant that meets the ASTM C920 standard for elastomeric joint sealants will ensure a permanent seal between the window and the flashing. Following the window installation procedures provided by the manufacturer of the installation materials will ensure success. To ensure compatibility of components, a single company for flashing, preformed corners, and sealant should be used. By following these strategies we’ll all be able to proclaim, “I don’t have window leaks!” and this time I’ll believe it.

ARA Holiday Party By Nick Tsontakis AIA, NCARB Debra May Himes, the Chair of the ARA Holiday Party Committee, along with Jennifer Bals, Esther Boivin, Janet Brooks, Amy Bubier, Rayla Carlaccio, Sherry Hauser, Colleen Pawling, Janelle Schick and Whitney Williams organized last year’s Third Annual Holiday Party at the Sub-Zero Wolf Southwest’s Scottsdale showroom. All proceeds generated by the event, along with sponsor donations, benefit the Children First Foundation, an organization dedicated to giving a fair opportunity for children at or below the poverty line to receive a quality education. Last year’s ARA Holiday Party attracted some 400 guests and helped to raise $10,958.77. The ARA is proud to be affiliated with the Children First Foundation.
