SITE: OLD GENERAL SHALE BRICK MANUFACTURING PLANT FAIRDALE, KENTUCKY JESSICA WONG & MOLLY SPETH
PROJECT DESCRIPTION: LOCATED ON THE 500 ACRE SITE OF THE OLD GENERAL SHALE BRICK PLANT IN FAIRDALE KENTUCKY, THIS PROJECT AIMS TO CREATE HIGH QUALITY AFFORDABLE, PREFABRICATED, AND SUSTAINABLE HOUSING COMMUNITIES FOR SINGLE FAMILIES AND THOSE WHO WISH TO AGE IN PLACE. THIS PROJECT’S GOAL IS TO CREATE MICRO-COMMUNITY CLUSTERS ON THE SLOPING TOPOGRAPHY OF THE SITE. EACH CLUSTER CONSISTS OF THREE 2 BEDROOM UNITS THAT HAVE A SHARED OUTDOOR COURTYARD AND COVERED PARKING. EACH CLUSTER IS ORIENTED ON THE SITE TO TAKE ADVANTAGE OF THE EXISTING TOPOGRAPHY AND POTENTIAL VIEWS ON THE SITE. WITHIN EACH CLUSTER, A PUBLIC TO PRIVATE GRADIENT IS ESTABLISHED THROUGH THE SEQUENCE OF ENTRY. EACH INDIVIDUAL UNIT IS EQUIPPED WITH THREE PORCH CONDITIONS THAT FUNCTION AS PUBLIC, PRIVATE, AND SEMI-PRIVATE SPACES. THE PUBLIC AND SEMI-PRIVATE PORCHES ARE ORIENTED TOWARD THE SHARED OUTDOOR COURTYARD SPACE TO PROMOTE A SENSE OF COMMUNITY THROUGH AMENITIES SUCH AS A GARDEN, BARBECUE, FIRE PIT AND DINING AREAS. THE MOST PRIVATE PORCH WRAPS AROUND THE HOME FACING OUTWARD TOWARD THE NATURAL VIEWS. THIS PROJECT MEETS THE AFFORDABLE AND SUSTAINABLE COMPONENTS WITH THE USE OF SUSTAINABLE BUILDING TECHNOLOGIES, METHODS, AND MATERIALS. THE CONSTRUCTION OF EACH 2 BEDROOM UNIT IS COMPRISED OF 3 PREFABRICATED MODULES; A PLUMBING CORE, LIVING CORE, AND BEDROOM CORE. EACH OF THESE THREE PIECES WOULD BE ENTIRELY ASSEMBLED OFF SITE AND TRANSPORTED FULLY CONSTRUCTED, ALLOWING FOR EASIER, CHEAPER AND QUICKER ASSEMBLY WITH LESS WASTE. THE PRIMARY ROOFING AND WALL ASSEMBLIES ARE CONSTRUCTED WITH 3-5 PLY SHEETS OF CROSS LAMINATED TIMBER (CLT), A SUSTAINABLE AND DURABLE MATERIAL. THE USE OF WOODEN CLADDING, ALUMINUM FRAMING AND POLYCARBONATE WINDOWS ALSO CONTAIN HIGHER R-VALUES THAN CONVENTIONAL MATERIALS TO PROPERLY INSULATE THE UNITS. THE COVERED PARKING RESPECTS THE ARCHITECTURE OF THE ROOFS OF THE UNITS WHILE ALSO FUNCTIONING AS A SOURCE OF POWER FOR THE CLUSTER WITH PV PANELS ON THE ROOF.
