Indeed, this year’s Building Design of the Year – a six-townhouse development by Melbourne Design Studios – evolved from a concept design in which this talented design team won the BDAV’s 2013 10 Star Challenge in the Multi-Residential category (Sustainable Inner City Living) and achieved an average 7 Star NatHERS rating across all townhouses. Sustainability played a central role in the design of this project from the outset. Melbourne Design Studios allowed for the sustainability measures to be seamlessly integrated into the high-level design and not to appear as superfluous ‘green’ add-ons. This is a benchmark by which they approach all their designs. Passive design measures were prioritised over active measures, due to their robustness, longevity and reliability for unknown future clients. Social sustainability and biophilic design were also intrinsic to the design. With its sustainable design approach – and despite the tight urban setting – the project successfully delivers an abundance of natural light and ventilation, as well as a strong connection with nature via the central courtyard and the north facing gardens. Other sustainability features include natural, recycled and sustainable materials, rainwater harvesting, an average of 7 star NatHERS rating, solar water heating, efficient heating systems, and water saving fixtures, including a 2000L watertank cleverly built-in to an outdoor bench-seat and planter in the central courtyard. Social sustainability was also considered: no front fence and semi-permeable garages blur the boundaries between public and private, allowing for more social interaction within the community. While the concept was typically based on maximising areas and yield, the developers also wanted to make a positive impact on the neighbourhood by providing luxury

residences with a sense of individuality that sensitively respond to their urban and heritage surrounds. High-level environmentally sustainable design principles and design for longevity were key drivers of the brief. Marc Bernstein from Melbourne Design Studios said: “Rather than purely focusing on energy performance, it was important for us to create a wholesome overarching sustainability concept that would be able to introduce sustainable design to people who normally would have no interest in it.” All-in-all, an outstanding development, reflecting the success of a well-informed design team and a positive relationship with their client. Many of the projects featured in this edition of Awarded display the design skills that contributed to clients’ lifestyles and particular needs. In many cases, materials have been resourced and selected for sustainability and durability, in anticipation of the occupants’ changing needs as their lives evolve. We are very proud of this edition of Awarded, which showcases the skills involved in the ever-evolving design profession. It is important we evolve and continue to improve as an organisation and as a profession because we have a unique responsibility in our profession. Our profession is unique; we are often engaged to design a particular building to meet our clients’ brief. The buildings we design have a greater impact beyond our property boundaries; they form streetscapes, communities and cities. Our buildings relate to other buildings and create a society. They also inspire other designers. We know of significant buildings which inspire us; the buildings we design can have a similar effect on others. These Awards are also part of that to move people to design better and further improve our built environment. The strength of the BDAV has always been communicating the technical responsibilities; this is incredibly important, but it is the minimum expectation of our profession. Not to down-play this, but we are expected to document well and cover the necessary statutory requirements. We are getting better about talking about design qualities but the third element I will refer to as architectural ethos which is less tangible and talked about less, that element intrigues me as it is harder to define. The Oxford Dictionary defines Ethos as ‘The characteristic spirit of a culture, era, or community as manifested in its attitudes and aspirations’. Time will tell what will have a lasting effect and what will influence others in the future. The BDAV Awards fast-track this process by bringing the members together to review the designs of the year and celebrating them and giving them increased exposure. I hope other designers like myself leave each year inspired to create. The other side of responsibility is that this is not always an easy industry to be a part of. It is hard work
dealing with all the people involved and the stresses of the industry. Being able to hear peoples’ stories is also useful. It is inspiring listening to designers say ‘this building had a very difficult labour but it was worth it in the end’ is something I can identify with. Architecture is a reflection of our society. It varies throughout time and different cultures, reflecting what we value in our homes, lives and society; we can see our society’s values in our architecture. We are at the coal-face of this, and can influence it; when clients ask for things, we can challenge them. We have a responsibility to meet the client’s brief but that doesn’t mean we just do what they ask for; we have a social responsibility as well as a responsibility to our client. Ultimately you need to be proud of the end result and if the client isn’t going in the same direction as you, it is often better not to take the commission. It has also promoted taking the client brief and creating something stimulating and exciting; the opportunity going forward is to talk about something a little less tangible and that is social responsibilities. ‘Technical’ is very easy to define; you meet regulations or you don’t. A stimulating environment is something we can recognise and is celebrated in the BDAV Awards. This points to the social responsibilities, but it is harder to identify and harder to define. I think of my favourite places in Melbourne are the Manchester Unity Building, the Exhibition building, the Forum Theatre and the Melbourne Art Gallery. I highlight these buildings because I have vivid childhood memories of them, and looked forward to trips to the city so I could look at them. They stimulated my imagination and I loved different qualities in them. CREDIT

I am sure the architects were looking to meet the client brief; I know they were aware of defining architecture of that period, creating wonderful examples of the values of architecture of that period. Richard Rogers (British Architect Piano + Rogers, Pompidou Centre, Paris, 1971-77. Piazza) said "In my generation the idea was you'd build for the future", (DeZeen, talking about the exhibition on his life). We should ask ourselves the question: what is the legacy we leave to designers in the future? Great architects are aware of their place in history and their potential for influence. In 20 years’ time we won’t inspire people with our handrail which met regulations, it will be the design quality. Documenting properly is incredibly important, but that is what is expected. We should be documenting properly to fulfil our regulatory requirements but, beyond that, we need proper documentation so the design intent is followed all the way through. We have an important position in society designing the places where people live, work and relax. Our responsibility is not only to the people who commission us, but also the people impacted by what we build; the better we design buildings, the more people we impact and the Awards entries are the example of this. We see designers who have satisfied the client, made buildings they are proud of. By presenting them in this forum, we are enthusing our peers to strive to do better.

Imagine walking down a Richmond laneway and then WOW! It strikes you: a stunning, beautiful façade of elegant boxes, clad with battened timber and laser cut screens, whilst respecting the beautiful renovated heritage building opposite. This is the achievement of the BDAV’s 2018 Building Design of the Year. The planning response, the design of the layout, the interior design, the design execution, the thoughtful and respectful use of materials, this really is the end result of all these design elements coming together. Further, in a project that fully challenged the resolve of the building designer, Melbourne Design Studios have exceeded expectations. This contemporary, highly-crafted design reflects the craftsmanship associated with the area’s industrial past, sitting comfortably within the surrounding urban fabric. A minimalist, but warm and welcoming house design, both the natural and urban environments blend seamlessly together. The timber elements, the beautiful laser-cut screens, a sustainable design approach, the natural light-filled interiors, the thoughtful use of courtyards and north facing gardens, and integrating rooftop viewing areas of the city, have culminated in an outstanding design for this years Building Design of Year. This project also won awards for Multi Residential Design, Excellence in Use of Timber, Past Presidents’ Award for Best Response to a Design Brief, and also received Commendations for Residential Interior Design and Excellence in Use of Timber.

This project demonstrates an excellent use of composite materials, with a significant openness in the design utilising the outlook to the external rear zone of the property, positioning it well in its natural environment. The internal and external forms clearly demonstrate a connection by way of colour, with a seamless flow. The overall character reads basic, minimal, simple, however comfortable! The minimalist approach has also proven to be timeless, with the opportunity to change internal soft furnishings without the need to change the form. This bold design showcases a creative combination of concrete and timber, with an innovative floor plan designed to capture natural light and views, without compromising the use of space. The response to the difficult, heavily-sloped site results in the building form sinking into the site as it recesses from its striking façade. The minimalistic design, clean lines and expansive spaces create a contemporary and luxurious feel throughout. Primary, internal living spaces are surrounded by external open space providing a seamless sense of internal/external living whilst maintaining privacy and a sense of seclusion. A great outcome on a tricky site. This project also received a Commendation for Excellence in the Use of Concrete.

Few projects achieve the outcomes of excellence in areas of design criteria; this, however does just that. The winner of this year’s multi-residential award combines the skill of great site planning, well-resolved layout design, beautiful interiors, and well thoughtout use of materials inside and out. The clever use of screens to form elements of the external façade creates an integrated façade to the laneway approach. The garage doors hide behind the timber battening which seamlessly reads as part of the external timber cladding. The clean-lined interiors are filled with light from the internal courtyards, and the north-facing gardens which allows light to be drawn into the living spaces. All aspects of this design have been well crafted and beautifully executed.

Charles Project TINA LINDNER BUILDING DESIGN
This elegant design response for a small alteration and addition project was a unanimous winner. The designers have adopted good planning and a great use of forms and materials to partition the laundry and the butler’s pantry from the main kitchen area, incorporating the use of clear windows for natural light to fill these spaces. The kitchen renovation is beautifully designed and executed using large setbacks to the cupboard base, allowing these elements to appear as though they are floating. The main timber benchtop is cantilevered to create a floating appearance. The powder room is beautifully connected to the other areas of the renovation, adopting harmonious design in texture and colour. The outdoor entertainment area also adopts a similar approach, utilising natural materials which complement and work seamlessly with the other spaces.

This project provides a great example of how to renovate and prolong the life of a period home without excessive cost or extensive demolition. The contemporary architectural solution ticks all the boxes of the client’s brief and provides a well resolved response to the existing site conditions, enriching both the existing dwelling and the entire neighbourhood character. The interior design is intended to remain as relevant today as it will in 100 years, both complementing and enhancing the existing context of the house with seamless integration, yet modern convenience and style. The carefully-considered connection between interior and exterior spaces and landscape design ensures framed views to external gardens and a sense of open-connection from in to out and vice-versa.

With superb craftsmanship and exceptional execution, this project was the clear winner in this category. The planning of the interior and exterior spaces integrated seamlessly, adopting clever and innovative screening devices to create flexible use of the areas. The living areas, including the outdoor terraces, can be opened up to allow a large free-flowing space or partitioned to allow these areas to feel connected while being separate. All areas of this project have been carefully thought through and designed, particularly on the different interfacing areas and materiality used on the design elements. This beautiful and elegant alterations and additions project was certainly worthy of taking the winning honours for this category.

This project represents a great solution in renovating and extending the original heritage home. It has creatively linked two wings and a former outdoor area. The extension works are respectful to the heritage home, having used sympathetic materials in a contemporary manner which references the existing home. At only 3.2m wide and with a total area of 82sqm, housing lots don’t get much smaller than this. This tiny house presents as a quaint and meek semi-detached terrace. But once inside, the designer has transformed it into a brilliant example of how to balance heritage values with the desire for modern amenity. Interior zones, defined by a variety of floor and ceiling heights, hidden amenities and clever interior design ensures the open-plan ground floor footprint appears to expand before you. The two bedrooms, bathroom and study nook at first floor, combined with the ‘Tardis-like’ ground floor attributes and floor-to-ceiling glassed connection to the rear courtyard ensures this little beauty punches well above its weight. This project also received a Commendation for Residential Design Alterations & Additions — $250K-$500K construction cost.

The renovation of this small North Fitzroy home has transformed it into a modern lightfilled abode fit for even the coolest urbanite. The open-plan kitchen and living area links to the west-facing backyard via a timber shutter-system that can provide shade from the western sun, privacy or drenching solar penetration in winter. A custom steel staircase with integrated library shelving is a central feature of the living space and reaches to the heavens through the two-storey void that floods the interior with light. This is a clever design concept, exceptionally executed.

This wonderful gothic church has undergone an extensive restoration process. A thoughtful contemporary extension has been created with the gable forms which link back to the original church. The post and lintels express an obvious symbology and reference to the church; old and new sit comfortably with each other, defining the distinctions of their intended uses. The new amenity has made this building a local landmark, and also highlights the importance of preservation and showcasing of our heritage places. This project was also winner for Non-Residential Heritage Design and Non-Residential Restoration.

‘Courtyard House’ has created a positive response to the brief on an awkward site context to extend the existing heritage house, whilst modest and respectful refurbishments occur at the front of the house. It is upon entering the interior where this home opens up to reveal the creative solution of the space and lighting with the internal courtyard. The rear two-storey contemporary additions provide a distraction from the old. The operable walls blur the indoor and outdoor spaces. The designer has paid homage to the heritage weatherboard dwelling, with creative use of timber linings in various applications. A successful heritage renovation.

St Josephs Parish Project Preservation of this historical building was paramount for the St Joseph’s Parish. There was never a need to compete with this unique cluster of buildings; rather, to create a new inviting building wing that made its mark without dominating the elevation. Providing new amenity with the administration wing was a positive result; however the true measure of success is with the internal restoration of the existing halls. The successful outcome highlights the importance of preservation and showcasing of our heritage places. This project was also winner for Non-Residential Alterations & Additions and Non-Residential Restoration.

It also takes great care in closing any gaps within the building and then providing a way for condensation to escape the building via small apertures to the floor area in the external cladding. The passivhaus construction methodologies ensure not only a high level of occupant comfort, but an overall energy-efficient building that will stand the test of time.

BEAUMONT CONCEPTS
This project was a standout for this category. Combining passive solar design, operational energy efficiency, and by using locally-sourced construction materials, this house achieves a very low carbon footprint on a very low budget. Adopting passive solar design principles to achieve a very high energy rating, it also embraced active systems to provide for all the energy and living requirements. The design responds to global initiatives in downsizing the physical and carbon footprint of homes, and exemplifies smart design for small living.

On approach, this renovation may appear simple, but it is this very fact that makes this interior a worthy winner. The art-deco home received a new makeover by a designer who demonstrates a maturity and restraint in detailing and respecting the original home. A master stroke in the selection of finishes, fixtures and fittings. White has only been used to paint the walls, allowing the perfect canvas to show off the natural materials such as timber, stone and metals. Gigil Café This interiors project within the Monash Children’s Hospital provides a positive and lively space for children, parents, visitors and staff to enjoy a healthy snack or meal option. The clever use of timber separat-ing the spaces also provides a natural feel, complementing the café’s food and beverage offering. The clean lines and interesting use of materials help provide a calmness and inviting atmosphere within the café. With such careful thought and execution, this project was certainly worthy of a commendation.

This project won this award for the front façade. The creative brick entry certainly makes a statement. The feature red brickwork pattern is a welcome relief from the muted grey building. A reference and homage to the traditional red clay bricks of the existing 1835 campus building. It shows a great balance of how traditional building materials can be used in a contemporary context. This playful brickwork pattern has created an iconic entry to the Koala Childcare campus. This project was also winner for Excellence in Use of Masonry.

Innovative by way of a non-cluttered kitchen. The design intent clearly had an objective: a minimalist finish. The result is innovative by way of its appearance. The use of fine grain timber joinery finish is a standout. The use of brass fixtures, the brass tapware against natural stone granite bench with an integrated under bench sink are also standouts. The simple horizontal mini tile splashback in stack bond brick pattern and the retro joinery façade cover to the overhead rangehood exhaust above the cook top. Innovation is not always seen; however more so what does not exist to the human eye. The finish of the walls also has a defined venetian stucco affect, an appearance with a minimal feature with the skirting boards designed to have a seamless finish.

‘Pure opulence, decadence, totally ostentatious and very, very affluent’. This is the only way to express the bathroom! The bathroom itself and the interior finish do not need any written articulated words; however, the use of the finishes do provide an eclectic combination. Between the joinery wooden tone, the marble tiles to the walls and floors and mosaic tile dividing wall between the bathroom and hidden shower recess all have collectively connected. One significant aspect of the bathroom is the defined sculpture feature, the oval organic form curvature, bath tub.

Beams and columns are used for the open pergola structure and roof of the building, which is lightly wrapped by plate steel portals, providing function for the eaves and an interesting design aesthetic, with the steel-framed windows relating subtly back to this structural form. The judges agreed this project was worthy of being awarded a Commendation. Although this project uses steel almost exclusively for its external cladding and building access, it showcases how the use of steel can provide solutions for sites which require a very high BAL design response. The elliptical tube design, inspired by a fallen charred log on the initial site visit, and the clients’ brief to incorporate ‘curved forms’, eliminates the need for ridge and valley flashings, and provides an enclosed floor structure, greatly improving the potential for any bushfire attacks.

Timber features impressively throughout this amazing project, both internally and out, and reflects the craftspersonship associated with the area’s industrial past. A two-toned western red cedar castellated batten system on the street façade enables the clever integration of operable timber shutters on the first-floor balconies. The garage doors have a semi-permeable timber screen which activates the laneway and provides a lantern-lite view for passers-by. Internal courtyards include extensive well designed timber screens and detailing. The use of timber internally is thoughtfully restrained and provides a homely sense of warmth and connection to nature in this inner-city locale.

The circular forms within the floor, ceiling and feature-timber designs zone the areas within the café and bring a sense of functional design. The hard materials and finishes have been softened with the use of thoughtfully-lit timber detailing throughout. Environmentally-sourced Tasmanian Oak has been used to create texture and warmth. Its durable and flexible characteristics make it an ideal material for creating curved elements, veneer, perforated panels, beaded battens that feature so strongly in this well-executed commercial fitout, contributing to the positive impact the Gigil Café brings to the Monash Children’s Hospital. This was the unanimous winner for excellence in the use of glass. This project stood out amongst other entries by not only using glass for design elements such as balustrading and windows, but adopting glazing strategies for defining spaces and providing the separation of areas, while maintaining view cones and connectivity. These glazed elements sit comfortably and complement other materials used for the building. Glass plays an important role in the overall design intent, bringing the ground level into the upper living zone. A two-storey black anodised window combination frames the view of the significant English Oak tree.

The use of insitu concrete constructed using sand-blasted, aged oregon timber formwork delivers a textural blanket that wraps around this stunning home. The long continuous lines that appear to float above the rear elevation provide a powerful feature when viewed from afar, yet the detail of the embossed timber-grain ensures the concrete provides a softer, warming experience, close up. Internally, polished concrete floors contrast the textured external use. The quality of craftsmanship and attention to detail, both internally and externally, shows that concrete is truly much more than a driveway covering. This project also received Commendations for Residential Design New House over $1M construction cost, Residential Interior Design, and Most Innovative Bathroom Design.

Integrated, minimal, simple and very good use of composite materials and recycled brick. The design and the architecture read and express substance without cost. Its rawness, the formed concrete and its pattern wooden grain, with the use of simple horizontal and vertical lines have illustrated the building character. The interiors are very crisp, minimal, economic and cost effective; however, provide the necessary platform that clearly identifies clinical, hygiene and medical. The bold, confident design is an excellent use of lightweight materials. This project also received a Commendation for Non-Residential Design — New Project.

Building materials, recycled materials, both have a unified connection. Clipper Quay has achieved an integrated use of the two. The recycled timbers and the use of earth-tone colours collectively have a unique form. The recycled timbers have been utilised through the property in many zones, externally and internally. Its connection with the stone walls, the concrete formed benches, and the earth-tone joinery has provided the character of the dwelling. The gallery effect of the white walls and ceilings provide the background for the overall display.

The client's uncle sailed from Princes Pier to Pozieres, France in 1916, never to return. The recycled timber posts and beams sourced from Princes Pier now support the numerous gables around the house, a synergy which is extremely important to the client. This raw recycled Ironbark exudes strength, and connects the house to the surrounding manna gums. Elements from the original homestead have also been utilized; Jarrah boards surround the upper floor windows and the historical white gate re-hung.
