President’s Message It is the time of the year for us to recognise and celebrate the achievements of Australia’s best Building Designers and designs. This year the calibre of entries has risen once again and is a testament to the brilliance of Building Designers working all over the country. I would like to first issue congratulations to all Award recipients on their incredible projects. Your achievements will inspire this and future generations of young designers and encourage the design community to reach even higher levels of excellence. The exceptional quality in this year’s entries posed a significant challenge for the judges whom regardless, toiled for hour upon hour deliberating and discussing the merits of every single project to finally award a winner. For your dedication, time, efforts and expertise I sincerely thank the judging panel. Building on from the success of last year, we are once again running the ‘Live’ event format which could not happen without the incredible Brickworks Studios. I would also like to take the opportunity to thank our other sponsors Architectural Window Systems (AWS), WoodSolutions and Weathertex, whom, without their continued support this prestigious event could not run. A final note of thanks goes to Hayley Sims and the state administrators from Queensland, Victoria, and Western Australia. There has been a monstrous amount of work put into these awards by these people and without them, these awards could not take place. Are your showers ticking time bombs? Despite builders best efforts, leaking showers are consistently listed in the QBCC’s 10 most common defects. Sadly, sometimes this is due to sub-standard workmanship, but most of the time it is the design of the shower itself which is creating the potential for disaster. Most contractors are at a complete loss as to why, but detailed testing has shown how, by the action of expansion and contraction, water is “pumped” along glue cavities to escape the shower enclosure, no matter how well it is water-proofed. The National Association of Building Designers was formed in July 2013 by the Building Designers Association of Queensland (BDAQ) and the Building Designers Association of Victoria (BDAV), and welcomed the Building Designers Association of Western Australia (BDAWA), and the Building Designers Association of the Northern Territory (BDANT) in successive months from March to May 2014.

The project consists of six bespoke, luxurious, highly contextual, urban residences that pay homage to their historic inner-city location in a sustainable and contemporary manner. The individual residences that make up the development all have unique architectural and interior qualities while maintaining a congruency of a well planned village. High-level ESD principles and design for longevity were key drivers of the project. With its sustainable design approach the project successfully delivers an abundance of natural light and ventilation, as well as a strong connection with nature via a central courtyard and north facing gardens. Other sustainability features include natural, recycled and sustainable materials, rainwater harvesting, solar water heating, efficient heating systems, and water saving fixtures. The use of recycled bricks brings a direct sense of the heritage locality deep into the heart of the dwelling, while the handcrafted facade operable shutters create interest. The clever design and detailing, connection to the landscape and surrounds, and the blurring of the boundaries between public and private spaces create a tranquil oasis in the heart of the bustling inner suburbs. The omission of a front fence and semi-permeable facades blur the boundaries and allow for more social interaction within the community. Building Design National Awards 2018

A casual elegance is the design response from Paul Lim and his team at Mata Design Studio, repurposing a tired cafe with subtle nautical hints. The materials palette takes cues from company branding, whilst allowing gentle pops of colour to create a sense of fun. The design cleverly allows the venue to cater and adapt for a breakfast, lunch and dinner clientele, through a unique selection of lighting and furniture placement. A ‘Miami Beach vibe’ is created by soft, dusty-pink hues in the neon signage, furniture, stone and paint colours and with the inclusion of feature elements of timber, glass, white brick and white steel. Mata Design Studio has once again delivered excellence in the commercial hospitality space, demonstrating a thorough understanding of demographics, market trends, operations and above all, design aesthetics.

This grand home is a perfect example of a seamless renovation, one in which the impeccable attention to detail in the design and workmanship has produced a well appointed beautiful home that has enhanced the old residence. An eye for detail in maintaining the theme of the existing residence would have been a very difficult task indeed, from the proportions of the main structure to the finest detail in the kitchen. The addition has not only created more space for the owners, but it has aesthetically enhanced the grand home, from the new kitchen and walk-in pantry to the five-car garage, while still maintaining the flow and functionality of the home, which is always very difficult to achieve. Who says that aesthetics suffer at the cost of sustainable design? Every aspect of this design has been considered, from orientation, thermal mass, flow, efficiency, water consumption, internal vistas, the external natural eco-system and the overall visual aesthetics. Even when the site orientation is against you, this well considered building form allows morning and afternoon sun, penetrate the highlight windows and heat the rammed earth walls and concrete floor as thermal mass elements. A central courtyard also allows plenty of sunlight to enter the house, whilst also allowing vistas internally and externally. The considered environmental building design results in playful internal spaces tied together with timber cabinetry and furniture, which take a cue from the client’s Scandinavian heritage. The Passive Butterfly design is an exemplar of modern sustainable design, meeting environmental considerations, together with the functionality and confident aesthetics.

From the creative shapes of the reception countertops, staircases to the well appointed timber features and the contemporary palette of the coloured carpet, this is a perfect example of functional modern work spaces. An impressive building that illustrates that a new design can be sympathetic to its heritage context while displaying a considered, contemporary form. The designer has created an addition that deliberately does not compete with the existing clustered buildings, but one that sits comfortably within them, incorporating similar roof form and materials in a contemporary expression. The articulation of the cross in the entry structure identifies the entry and reinforces the church, serving as iconography for faith. A successful urban design approach has been applied to the broader site. Sections of car park have been removed and replaced with pathways and planting, which not only provides a softened base for the building visually, but also enhances the sense of arrival. The new addition is not the only achievement of this project another success is the restoration showcased throughout the interiors. Starting with what could be described as an archaeological dig, the designers have filtered out the heritage from the years of add-ons, in a space that now displays the genuine heritage alongside the contemporary, with no mixed eras in between.

The dramatic makeover of this tired old industrial building has been extremely well considered, in terms of its strong sophisticated design aesthetic, effective use of the existing building forms, spatial planning and incorporation of future facilities. A confident design response has been delivered using black steel forms, black window frames, Fielders ‘Finesse’ cladding, plenty of glass, together with a subtle polished plaster. A revamp of the building’s signage incorporates an offset panel which allows a fresh and modern approach to company branding. Site spatial design was well considered during the planning stage, reworking the site’s crossover and parking arrangement to produce a more efficient site layout. The building form has been cleverly duplicated with a symmetrical approach, reflecting the original form, and delivering a very striking façade. Beautiful, modern and elegant are the first words that come to mind when seeing this public building. A building that not only has a practical function within the neighbourhood but also is a visual landmark in the area. This building encompasses everything a public facility should be, a central meeting point where it has a wide choice of facilities to cater for sporting and community based activities. A great deal of thought and innovation has been considered in the design and planning of this building, from the well appointed change rooms to the functionality of the main hall and club room, and the inclusion of a generous multipurpose room to cater for other community based programs. The facade is striking to say the least, which not only makes it stand out but gives the community pride in having such an attractive building in their community.

Horizon Apartments is indicative of the change in direction to the apartment market that has been evolving over the last few years. Purchasers are increasingly buying an apartment, over a detached house. Downsizers are leading the way, often trading in the family home for better-positioned apartments with less maintenance. The design approach to Horizon Apartments is to offer a great diversity of design rather than the usual repetition of plans. Nine out of 15 apartments are unique, and each designed to take advantage of its own aspect, position and view. Taking full advantage of views across Brisbane city was possible from the ground floor apartments all the way up to the rooftop terrace. To ensure this development stood out in a flooded market, interiors were carefully considered with high quality details and finish. Timber-look, wall-lined joinery frames the living spaces and connects kitchens to bathrooms and bedrooms. In-ceiling services have been neatly concealed where possible with clean lines of ceiling leading out to the timber-lined balconies. Balconies have maintained their lightness through the use of breeze block and glass insert balustrading. Horizon Apartments has succeeded in providing multi-use, light filled apartments with views that are hard to beat. Building Design National Awards 2018 21

The design response delivers in all the areas essential for a successful small lot design. With an immediate vista to the outside pool area upon entry, the design features double height volumes, a seamless integration with the outdoor space, northern light penetration and adequate noise separation to the bedrooms. A clear and considered material palette complements the design and creates a simple aesthetic that doesn’t complicate the space, allowing the volumes and spaces to speak. Glass roofs, skylights and mirrored splashbacks, all increase the sense of space and offset the less than ideal site orientation. On a 180m2 site, the design capably integrates a double garage, pool, storage, a lift, four bedrooms, a study, theatre, a hotel-worthy master suite, and a roof top terrace, all working seamless together. The judges agreed that the floor plan exemplifies an excellent understanding of light, function, and how a family lives on a small lot.

Site frontage 3.5m! Block size 84m2! One of the smallest lots in Melbourne! What sort of addition can be built on such a parcel of land, you may ask? Project Napier! With a creative and educated imagination it’s amazing what can be achieved, as you will see. To make matters even harder, the house had already been renovated on a number of occasions over the last century, so it was necessary to peel back those coats of time and fashion to capture the requirements and vision of the client and designer. The facade of the existing dwelling has been so painstakingly restored to its former glory with tuck pointing and lacework, that you could be forgiven for thinking you have stepped back in time when approaching the home. However the home’s interior has been bought well into this century, with the addition of an upper floor extension and views to the garden captured through full-height glass bifold doors that frame the landscaped north-facing courtyard. Considering that the home is only 3.5m wide, the spacial integrity has been carefully planned and created to provide for a beautifully appointed and practical home in the centre of Melbourne. This is a remarkable example of a faultlessly resolved floor plan within a constrained space. Not only does the design of this home fully satisfy the client’s brief, but the arrangement of the programme provides a sense of division between functions. The interplay of volumes and thoughtfully located art and lighting delineates the dining, lounge and kitchen and serve to place-make, which in turn creates a sensation that the dwelling is larger than it would perhaps feel in a simple open plan layout. A contrasting materials palette features, and seamlessly ties into, the insertion of the timber battening - a clever design strategy to lift the entry hall and elongate the narrow residence. The interior aesthetic comfortably marries with the transformation of the external courtyard. This is a fantastic design that proves that, with skill and care, an outcome of this calibre can be achieved even with the constraints of a narrow footprint and a very modest budget.

The execution of highly detailed design and craftsmanship of construction sets a precedent for how best to renovate and prolong the life of a period home without excessive cost or extensive demolition. The contemporary architectural solution to the client’s brief for this Art Deco home improves the occupants’ lifestyle, adds cultural value to the house and enriches the character of the neighbourhood. A contemporary steel addition with floor-to-ceiling glass and an open pergola structure creates a strong connection between both indoor and outdoor. Its square form complements the existing circular and triangular primary shapes found at the rear of the property. The steel structure was designed to weave around a much-loved existing maple tree, and the new raw concrete deck provides views over lush new landscaping. Every detail is thoughtful and consistent. High quality and long-lasting materials were carefully selected alongside locally designed and made fittings to create unique and engaging spaces. The original features of the home were preserved and enhanced and provided the inspiration for the new finishes throughout. An extremely well considered design response demonstrating restraint, confidence, with many creative solutions. The new and altered building form is respectful to the existing building conforming with the heritage listed requirements. The materials palette delicately dances around the 1910 building form, with design details complementing the classic façade with subtle materials, colours and textures. The materials, including black steel, oak timber floors, slate roof shingles, marble and floor mosaics, are all in keeping with the building’s traditional history. A stainless steel kitchen delivers a modern entertainer’s professional zone, which incorporates a unique skylight around the main exhaust canopy. Cool greys and subtle white trims allow the art and materials to stand on their own. A unique lighting design incorporates LED lighting throughout, for the owner’s extensive art collection, utilises warm white internally, whilst the external lighting incorporates cool white which complements the moon light. The end result demonstrates excellence in the attention to every detail.

Oxley House
Whilst highly responsive to its site context and brief, the pared back and modest design of this dwelling pays homage to a simpler expectation of what the role of a dwelling is. Focused on construction and energy efficiency in lieu of decoration and ornamentation, the design takes the opportunity to exhibit best practice construction technology and innovation on a modest budget. The simplified building and roof form sits very comfortably on the site. Overall, an appealing combination and composition of materials have been skillfully detailed. The plans are delineated effectively to capture greater visual space, cross ventilation and separation of programme.

The interiors reflect the restraint given to the exterior but soften the aesthetic further with the deliberate inclusion of strand board, artwork and greenery in a predominantly bright space. This composition exhibits a textured and warm environment for family life that is both welcoming and contemporary. Well designed for passive solar gains (amongst other notable ESD inclusions), the home would appeal to a diverse group of people. When did a display home ever look so good? With a brief to create a four-bedroom display home that would challenge the status quo, this home delivers. It even offers the bonus of providing an Airbnb opportunity for its owners. The designers of Planet Display have designed a home that is not only rich in interest and warmth, but has integrated both interior and exterior spaces seamlessly. The home’s strong horizontal streetscape is impressive and makes a statement. The usual front door and garage door were completely eliminated, replaced by a full width western red cedar screen arrangement. Upon entry, the breezeway welcomes guests into one of three courtyard spaces. Pocketed glass sliding doors eliminates the typical indooroutdoor boundary line. Private and secluded zones are interspersed with communal function interior spaces. Modern and clean interior finishes work well with the generous integrated joinery and an abundance of natural light and ventilation. This home proves that single level living on a modest land locked allotment need not be a mundane proposition, rather an opportunity to surprise and delight its owner and their guests.

Wildcoast is a spectacular response to an obscure brief, ‘refuge and memory.’ What has been created is an evocative bunker to live in - a holiday house - that protects from the severe coastal weather conditions through its robustness in form and material. More subtly, there is interplay of material tone and colour, which continues into the home, reflecting the soft pastels of sand, greyed-off and unsaturated hues of driftwood, and tonal variation in dune grasses. Memory of an exposed coastal landscape is cleverly invoked. The strength in the external materials is inverted on the interiors, which offer a feeling of softness and lightness. The interiors are tactile and coherent throughout the dwelling, which reinforces a calmness and connection to place. Skillful detailing exhibits the beauty that off-form, board marked concrete can provide. Oregon timber formwork has expressed the plastic tactility that concrete can offer. These presentations make direct reference to driftwood and more broadly evoke memories of time spent on the coastline - truly heralding concrete as a material. A beautifully resolved mass, programme and overall composition that teases out ideas of strength and sensitivity, this is an exquisitely considered and refined home to create memories in. Spice in Far North Queensland is an expression of functional luxury, spiced up in abundance with earthy elements like timber and natural stone – a biophilic delight! With an exquisite attention to detail and enveloped in natural light throughout, the home is a generous and thoughtful living space where serenity is just one look away from the sandy shores of Oak Beach.
