OVERDOSE ON EXCELLENCE AT OD’S TAVERN STORY BY ELLEN ZIEGLER & ANGELINE SHERIDAN | PHOTOGRAPHY BY SAMANTHA FINCH

When you see OD’s exterior, it is easy to pass it off as another divebar in Nyack. But when you walk through its doors, you’ll find yourself transformed to another world, where a bohemian tavern (a la Greenwich Village), invites you inside like a warm turn-ofthe-century living room. Tied curtains hang in the front, softening the entrance, and fresh flowers are on each table. Tied curtains also separate the bar area from an intimate dining retreat that used to be an old speakeasy during prohibition. Now, the space is adorned with copper-topped tables that partner with

the copper-topped bar. The restaurant and bar are a study in balance from the decor to the menu, which is quite an accomplishment by owners Dianne WalshFuhrmann and Geoff Torrens. OD’s delicious vegan dishes, locally sourced produce, grass-fed meats, and organic and biodynamic alcoholic beverages are transforming Nyack’s dining scene into one that offers a variety of dietary options for vegans, celiacs, meat-lovers and everyone in between. “I love to cook,” says Dianne, while gesturing

at the kitchen area. “It’s like a lab back there.” The “lab” is headed by Chef Ed Green, the mastermind behind the inclusive menu of options for almost all dietary needs and preferences. The vegan cauliflower steak and crabless crabcake are surprises in creativity. The cauliflower absorbs the other ingredients and adds a hint of mystery to the dish. The crabless crabcake easily could have passed for the real deal - perfectly crispy on the outside and
bursting with flavor and texture on the inside. The Beyond Meat and Avo toast on the menu invite a return visit very soon. In addition to vegan options on OD’s extensive menu, you will find classic dishes that are hormone and chemical free: grass-fed beef and lamb burgers, freebird chicken marsala, wild caught calamari with panko bread crumbs, organic raised chicken wings, kale tahini salad, Amish organic

chicken, Canadian Salmon and much more, all dishes with balanced sides. Desserts? I’ll say. Sample vegan and gluten-free baked goods and confections when you visit OD’s or order them online at odsbaked.com. Besides offering delicious food, OD’s creates a fun atmosphere for live music. On Monday nights at 9PM, OD’s hosts The Nyack Sessions when anyone can participate in an open jam session or listen to Irish Celtic and Blue Grass. Open Mic Night is every Wednesday at 8:30PM; every Saturday at 10PM, different local talent performs in a lounge-like atmosphere. The back room of OD’s used to be an old horse stable used for a firehouse in the 1800s when “trucks” were actually horse and buggies. Horses are vegan, too. Maybe it’s how the west was won. Maybe the spirits of the horses have inhabited OD’s. One thing is for sure: Dianne, Geoff, Nicole, Ed and the entire OD’s staff will be there to open their hearts, minds and creativity to us. GAMBAS A LA PLANCHA AKA SPANISH GRILLED SHRIMP Typically served as a Tapa or appetizer Ingredients Needed: 1lb 21/25 count size shrimp / 2 lemons cut in half / 1 teaspoon sea salt / 3 tablespoons Spanish Pimenton also known as Paprika / 1 teaspoon black pepper / ž cup plus 2 tablespoons of olive oil / ½ cup chopped garlic / White Wine / Chopped Italian Parsley
1. Clean and devein shrimp, leaving only the tail end on. 2. Place your cleaned shrimp in a bowl and add Pimenton, chopped garlic, black pepper, sea salt, lemon juice from two fresh squeezed lemons, a splash of white wine, and olive oil. Mix all ingredients in the bowl with the shrimp, making sure that the shrimp gets a nice reddish pink coating. 3. Let the shrimp marinade in the refrigerator for 2-3 hours, or overnight if serving the next day. 4. To cook the shrimp, you can use an iron skillet, sizzle platter or a stainless steel frying pan, which is the most common. Place your frying pan over a high flame, and pour enough olive oil to evenly coat the bottom of the pan. When the pan is hot enough, the oil will begin to sizzle. Once you get a nice hot sizzle, drop the flame just a bit and add your shrimp one by one, laying on one side. Do this quickly to avoid overcooking the first ones. Once the shrimp start to turn pink and brownish, turn them over and cook the other side. Cut your stove flame by half and, while the pan is still hot, add a splash of white wine and two pinches of chopped parsley. The white wine mixed with the oil will bring out an additional final flavor. 5. ENJOY.
A unique dining experience in the beautiful Village Town of Piermont.

THE WELL FED YOGI Spring calls for lighter fare in the kitchen and lots of fresh vegetables from the Farmer’s Market. The Vegetable Soup with Pesto is a springtime delight. Don’t feel limited to zucchinis and french beans, add any veggies you love. It’s honestly delicious served with or without the pesto. Mushrooms on toast has always been a quick and easy light supper or lunch; pair
it with smashed avocado and tamari, now you have a savory delight. This is fast becoming a favorite in my house. How can you have Spring means flowers, so use them in every way you can, including on your cupcakes. These vegan treats are as light as air without any butter weighing you down. Happy Spring. Vanilla Buttercream: • 1 cup vegan butter, at room temperature • 3 cups powdered sugar • 1 tbsp non-diary milk • 1 teaspoon vanilla extract • Pinch of salt
VEGAN VANILLA CUPCAKES • 1 3/4 cup all-purpose flour • 1 cup cane sugar • 1 tbsp baking powder • 1/2 tsp salt • 3/4 cup your favorite non-dairy milk • 1/4 cup organic canola oil • 1/4 cup apple sauce • 1/4 cup water • 2 tsp vanilla extract
Method: Preheat the oven to 350º F. Line a cupcake tray with 12 baking cups. Set aside. In a medium bowl, stir together the flour, sugar, baking powder, and salt. In a separate bowl combine the non-dairy milk, oil, apple sauce, water, and vanilla extract. Add the wet ingredients to the dry and gently whisk together until batter is evenly hydrated and fairly smooth. Spoon the batter into the prepared cupcake holders so that they are 2/3rds of the way full, filling all 12 muffin molds evenly. Bake for 20 minutes or until a toothpick inserted in the middle comes out clean. Remove from oven and let cool in the pan for 5 minutes before transferring to a wire cooling rack to cool completely. To make vanilla buttercream: Place all the ingredients into the bowl of an electric mixer and whisk until smooth. If the consistency is too thick add a little more non-dairy milk, if it’s too thin add a little more confectioner’s sugar. When the cupcakes are COMPLETELY cool, pipe buttercream onto the cupcakes. Serve immediately and enjoy.

Morellino di Scansano is an underappreciated area of Italy for red wine. A clone of Sangiovese, Morellino’s name translates to “little dark one.” Scansano is a small village of about 15 square miles. There are around 3,000 acres of vines, and within this area there are great micro climates. This is part of Tuscany’s Maremma where the very famous Super Tuscans (think Ornalaia and Sassicaia) were born in the 1970s. The altitude is around 500’ above sea level, there are volcanic soils and the climate is moderate due to the Tyrrhenian coast and Albegna River. The days are hot, the nights cool and this diurnal temperature swing is what allows the grapes full expression. They achieve ripeness yet retain fresh acidity. The wines are full bodied, robust and very earthy with a bit of spice. They pair perfectly with the area’s food supply – wild game, with lots of wild boars running around. Think wild boar ragu over pasta, yum! In 1978 Morellino di Scansano received its DOC status. The wines do not require extensive aging, making them fresh and robust. In 2007, these wines were upgraded to DOCG status. They must be a minimum 85% Sangiovese - Sangiovese still rules! The other 15% may be a blend of: Canaiolo, Mammalo, Malvasia Nero, Cabernet and Merlot. Next comes a degree called “First Selection,” which means the wine has spent anywhere from 4 to 12 months in oak. The reserve must spend a year
in oak and a year in bottle before release. This aging smooths out the wine and gives it a rounder touch. They are all powerful wines and complement Tuscan dishes such as wild boar. Being a member of the consortium Consorzio Tutela de Morellino di Scansano confers a high degree of quality. The consortium includes 200 members, 90 of whom have their own labels. Elisabetta Geppetti, owner of Le Pupille winery, was the first Chairwoman when it first started in 1992, and she is once again today. Her winery has received Tre Bicchieres for some of its wines, the highest praise one can receive in Italian wine. Less than 1% of Italian wines have achieved this honor. Le Pupille’s Poggio Valente, their single vineyard Morellino, always scores 90+ points from Wine Spectator. Their Saffredi, a cabernet-based wine, is a benchmark of their winery for super Tuscan. When you get tired of tasting wines – yes, it’s possible! - there is a Tuscan escape called Saturnia Hot Springs 40 minutes away from this wine region. The Hot Springs include a wellness and spa resort, but there are also several waterfalls and pools which are open to the public free of charge. You can soak in these geothermal mineral baths and feel any residual tension disappear. Or take a ride to the beaches of Capalbio. Wine may be the introduction to Scansano, but it is by far not the end of the story. Be adventurous, rent a car, drive through this fascinating landscape, and soak it all in!

SUMMER MEETS STYLE Know Before You Buy at Down to Earth Living WITH STUART LEVENTHAL, OWNER OF DOWN TO EARTH LIVING IN POMONA
SHOP
Spring
has sprung, and summer is just around the corner, which means it’s time to head out to your patio or porch and soak in the sun, relax with family and welcome friends. If you’re purchasing outdoor furniture for the first time or replacing old furniture, it’s helpful to think of the patio and porch as extensions of your home and even your personality. The options, decisions and challenges of selecting the right furniture can be daunting. Stuart Leventhal, founder of Down to Earth Living in Pomona – which offers the area’s widest and most unique selection of outdoor furniture, home décor, plants and gardening supplies – has the following recommendations. Before making your new selection consider the following factors. COMFORT: I’m a firm believer in the idea that comfort is the most important factor when it comes to selecting outdoor furniture, and nothing can substitute for actually sitting in the chair or on the couch you are considering. Buying from an area retail store provides you with this opportunity that online purchasing does not. For many people, the goal is to create their own oasis in their backyard and so the comfort level
/
27
of the chair or couch is critical. Depending upon the purpose, chairs come in varying heights, depths and back angles. Chairs for dining should seat you in an upright position, while those designed for lounging should be more relaxed, thus affording you the opportunity to lie back or sit relaxed for an extended period of time. Cushioned chairs tend to feel softer than solid metal ones and are more inviting. You can always add pads to metal chairs, changing the overall look and style and making them more comfortable. STYLE: Everyone wants to feel as though their backyard has a stylish and inviting look. Trust your gut when it comes to color, texture and design. Select what makes you smile when you see it on the showroom floor. Sit in it to see if it is also comfortable. Be sure to ask what material the frame is made of and the expected lifespan. Ask the same questions about the cushions; will they wear well over two years, five years or longer? Also consider the location of the set, will it be covered most of the time by an overhang or subject to weather changes? Is it under trees or out in the sun? Well-made, good-looking furniture should provide you with many

years and even a decade of comfort. Adding décor pieces elevates and changes the style from season to season so consider what you want to add to the overall look such as vases, lanterns, potted plants and more. VALUE: The value of your new outdoor furniture lies in your appreciation of the style, but also in the expected lifespan and finally the price. Be sure to ask your sales associate about the ease of maintenance for the material the furniture is made of, including the frame and the cushions. How easy is it to keep clean? Choose material that will stand up easily to day-to-day outdoor living. Will it be necessary to store the furniture during the winter or can it be simply covered? Be sure to also ask about the life expectancy and the manufacturer’s warranty. There is no one more qualified than the manufacturer to predict the lifespan of your furniture. Your sales associate should be able to answer your questions directly. If the sales associate doesn’t take an interest in your questions before the sale, they certainly won’t take an interest later on if you have an issue. Lastly, but importantly, measure your spaces before you shop. Take pictures of the area you are going to furnish and identify the direction of the sun. This will make your shopping experience easier and more successful. Stuart Leventhal is the owner of Down to Earth Living in Pomona located at 1040 Route 45. The company is celebrating its 49th year in Rockland County and has a 10,000 square foot showroom with gracious outdoor furniture and beautiful home décor surrounded by 14 acres of trees, shrubs and flowers.

MARK3 CBD PRODUCTS: NATURAL WELLNESS FOR ALL STORY BY TOM RILEY | PHOTOGRAPHY BY SAMANTHA FINCH

Cargus International Inc. located at 135 North Route
9W in Congers has been supplying dentists for 40 years with dental products and consumables across the nation. When Cargus International Inc. became aware that dentists suffer from neck, hand and back pain, President Bryan Markiet put his staff to work and came up with MARK3 CBD Oil that dentists use for relief of soreness, pain and inflammation. Bryan has created a website www.Mark3CBD.com that answers the most frequently asked questions about MARK3 CBD Oil. MARK3 CBD Oil is a full spectrum cannabidiol (CBD) oil containing premium high-grade extract taken from the whole hemp plant, containing an array of naturally occurring cannabinoids, as well as essential vitamins, fiber, flavonoids, terpenes and more. “Our CBD tincture is derived from organically grown, non-GMO hemp in Oregon,” says Bryan. “Full spectrum CBD oil is well-known for its many health benefits, including reduction in inflammation, aiding with sleep issues and combating anxiety.” When NBC recently did a test on CBD Oil products, they found that most had a host of pesticides, heavy metals and other ingredients that were bad for your health. According to Bryan, MARK3 CBD Oils are third party lab-tested: “That is critical. It tells whether pesticides, heavy metals and other bad ingredients are being used in the product.” For almost 40 years, marijuana, cannabis, and related products have been listed as Schedule 1 drugs, which is one of the strictest classifications allowed by the federal government. Today, most sensible Americans and a vast majority of experts believe that cannabis products are woefully misclassified as Schedule 1 and that the classification is nothing more than a result of the “reefer madness” scare from the late ‘60s and early ‘70s. Last year President Trump signed the Agricultural Improvement Act of 2018 into law, which reschedules certain cannabis products from the controlled substances list. The new law makes it official: CBD oil and other products are effectively legal throughout the United States.
This shift in policy makes perfect sense, especially when you consider that some brands of CBD Oil, like MARK3 Full Spectrum CBD Oil, contain no THC, the psychoactive substance in marijuana. Simply put, MARK3 CBD Oil cannot get you high. This product contains only non-psychoactive cannabinoids, which have many proven benefits, including pain relief, anti-inflammatory effects, seizure control, anxiety relief, and helps as sleep aides. Researchers have seen even more uses on the horizon, like cancer-fighting ability. Since there is no THC present, MARK3 CBD Oil will not cause you to fail a drug test. “In the future, we hope to offer ointments, cream and water-soluble CBD. Keep checking our website for updates. We believe MARK3 CBD Oil is natural wellness for all,” says Bryan.
Don’t forget to use Discount Code CBD15BM and you’ll get 15% off your first order of MARK3 CBD Oil. The Discount is for one time use only. For dosing instructions please call 845-267-2600 or email Bryan@MARK3CBD.com MARK3CBD.com. RivertownMagazine.com

MEET THE BONSAI GUY STORY BY JOSEPH KUHN | PHOTOGRAPHY BY SAMANTHA FINCH

The Bonsai Shack is bringing the
serenity of an ancient Japanese art form right here to Rockland County. Owned and operated by John Dillion, a former United States Marine and current horticulture enthusiast, the Bonsai Shack is a passion project more than 30 years in the making. John’s hobby turned business began in the 1980s when he was stationed in Kyoto, Japan. During his time in the service, John studied Bonsai with native hobbyists and completely fell in love with the art form. Over decades of practice, he has expanded his knowledge to the point of mastery and assembled a breathtaking collection of beautiful miniature trees. The goal of Bonsai, which essentially translates to “tree in a container” according to John, is to “create a replica of a full grown tree in miniature form”. The painstaking process can take decades and indeed there are several trees in John’s collection that are older than he is. A good Bonsai tree is meticulously pruned and trimmed over the course of years in order to achieve its desired look. The ideal Bonsai looks ancient and “has nice trunk movement,” a trunk that bends and twists rather than stands straight. There are a variety of tricks that artists use to achieve such an appearance. One of the most important techniques is branchbinding, tying the tree limbs together so that as they grow, the branches slope downwards.

This creates the illusion of a tree that has been under a heavy snow load, one that has been shaped by nature rather than human hands. A careful Bonsai artist also takes the time to prune any branches that stick out straight as those are considered ugly; a nice branch will twist and flow like a root. Ironically some of the best trees are made to appear as if they have never been touched by a botanist. There are a wide variety of trees that can be used for Bonsai. Dillion prefers to work with maples and pines, though he recommends that first time Bonsai artists use Chinese elm trees as they “are more forgiving” and easier to manipulate than other species. The Bonsai
Shack sells “pretty much everything you need to get started in the hobby or maintain trees you already have” and also offers already grown Bonsai trees for those simply looking to add their tranquil aesthetic to their homes. One of the biggest appeals of Bonsai culture is that it can be a uniquely collaborative art form. John himself is the proud owner of a Japanese Pine that is over 75 years old; he’s the third artist to work with the tree and may not be the last. Bonsai can live for over a century with different botanists each shaping the tree until it is perfect. Anyone with an interest in this ancient technique should stop by the shack and experience it firsthand.

GO SOLAR WITHOUT THE ROOF Community Shared Solar Power Has Arrived STORY BY TOM RILEY | PHOTOGRAPHY PROVIDED BY SOLSTICE COMMUNITY SOLAR
LIVE
After over 100 years of pollution from distant, expensive
power plants, New Yorkers are taking control of their energy. You want it to be more local, more affordable, more resistant to outages and more sustainable for the next generation. In a word, you want a say in the present and future of your community. But even though most Americans support solar power, fewer than one quarter can actually put it on their roof.
/
57
Whether their roof is shaded, they rent their home, or they don’t have the savings to buy panels, they’re out of luck. Until now. Community solar delivers on the promises of solar energy to everyone who stands to gain from lower bills and cleaner air.
How community solar works. Electricity produced by your solar panels allows you to save on your monthly electric bill and helps you support renewable energy.
1. Panels You get allocated a portion of a shared solar garden in your area that will produce clean renewable energy on your behalf, no matter the season. 2. Orange & Rockland The electricity is sent to O&R. You will see a positive credit on your monthly utility bill for the electricity produced by your allocation. 3. You Your lights turn on as always: no installation, extra costs or additional downtime. Congrats, you finally get to benefit from affordable clean energy!

Why Is Community Solar So Popular In New York? Savings Without Upfront Costs Have you noticed a frustrating trend in your monthly electric bill? You’re not alone. New Yorkers’ rates have gone up by more than 28% since 2001. One in three Americans struggle to pay their energy bills every month. Subscribing to a community solar farm puts money straight into customers’ pockets, either by locking in their electric prices at a low fixed rate or granting them a percentage discount off their utility bills.
Hundreds of Local Jobs The fastest-growing job in America right now? Solar panel installer. New York has the third most solar jobs in the country, with Orange and Rockland County combining for over 600! Community solar brings jobs directly to neighborhoods, employing local workers in construction, maintenance and more. At the same time, it injects hundreds of thousands of dollars in revenue to the town hosting the solar farm. No more relying on unsteady global markets. With solar farms, we can harvest all the power we need right here in our communities.

Clean, Fresh Air The World Health Organization estimates that 7 million people die every year due to air pollution. That’s 1 in 9 deaths globally. Much of that pollution comes from fuel-burning power plants. Solar panels, on the other hand, generate power without contaminating the air. In fact, they actually offer a great space for livestock and plant life! As a result, people all over New York are choosing to go solar as a way of caring for their local community.
It’s Your Time To Shine There are community solar farms in: • Middletown, Orange County • Ellenville, Ulster County • Mt. Hope, Orange County To reserve a spot, visit solstice.us/ny or call (866) 826-1997

As we get older that thought gets more dominant in our minds. But if you have to get older, Florida is the place to be. Yes, the Fountain of Youth really is in Florida even though Ponce De Leon never found it.
Why do Retirees smile all the time? Because they can’t hear a word you’re saying! Recently I had a big reunion with some guys I used to work with way back when newspapers still existed. Do you remember them? We sat down full of anticipation of the funny stories we had to tell. But after ten minutes, we realized that none of us could remember the funny ones. We sat around for the next 30 minutes complaining about our prostates and bowel movements and other fun things you face as you get older. The conversation finally got me down: OK, I’ve had enough. Maybe it’s time to retire.
What amazes me every time I visit Florida is how friendly everyone is. Even the ex-New Yorkers say hi when you walk past them. It’s great. One of the highlights of my most recent trip was that Candice gave me a wonderful birthday surprise. We went on a gorgeous cruise to the Bahamas. We ate like gluttons and had a wonderful time. On board the ship they played constant music from our past – just slightly changing the words. For example: “You’re so Varicose Vain” by Carly Simon “How Can You Mend a Broken Hip” by the BeeGees “Once Twice Three Trips to the Bathroom” by the Commodores “I Get By With a Little Help from Depends,” by the Beatles “You Can’t Always Pee When You Want” by the Rolling Stones “I Heard It Through the Grape Nuts” by Marvin Gaye
Two elderly Florida women, Marie & Edith, were out driving in a large car. Both could barely see over the dashboard. As they were cruising along, they came to an intersection. The stoplight was red but they just went on through. Edith in the passenger seat thought to herself: “I must be losing it. I could have sworn we just went through a red light.” After a few more minutes they came to another intersection, and the light was red again. Again they went right though. This time Edith was almost sure that the light had been red but was really concerned that she was losing it. She was getting nervous and decided to pay very close attention to the road and the next intersection to see what was going on. At the next intersection, sure enough, the light was definitely red, and they went right through. She turned to the Marie and said, “Marie! Did you know we just ran through three red lights in a row? You could have killed us!” Marie turned to her and said, “Oh, am I driving?”

WELCOME TO “THE MOUNTAIN” COUNTRY LIVING NEAR THE CITY STORY BY REX TURNER PHOTOGRAPHY BY TIM KUDER
On the Rockland-Bergen border in Mahwah, New Jersey, where Route 287 and Route 17 converge, is one of the most unique and pristine communities in all of suburbia. There are many reasons why people love this area: sprawling lots, some over 100 acres, with unmatched privacy; zoning that allows horses and any other hoofed animals; sweeping landscape views; shops and restaurants; top-rated schools; easy access to public transportation, and a 45-minute drive to New York City just to name a few. The premier local expert is Rick Marchesi, owner of Beach Contractors Inc. Beach Contractors Inc. is a full service design and contracting company responsible for the design and construction of some of the most beautiful homes in this unique Mahwah mountain landscape. In addition to all the single family homes he’s been involved with throughout the years, he also owns Ranch Apartments, the only multifamily complex in the area. He doesn’t just manage property, design, and build the houses in this area; he also calls it home. Rick moved to “The Mountain,” as he likes to call it, in 2000 and has since

helped dozens of others realize their dreams of rural living next door to The Big Apple. “They’re always seeking something more rural while staying accessible,” says Rick about the homes he has built over the years. “I’ve helped people from all parts of Bergen and Rockland Counties, as well as the city.” Rick designed and constructed three separate homes on “The Mountain” for his own family. “Everyone who has visited my family over the past 19 years can’t believe how quiet and private my home is. They always compare it to the feeling of being in Pennsylvania or the

If the idea of country living with city accessibility and top-notch schools sounds good to you, you’re in luck! As of now, there are two lots for sale in a prime location of “The Mountain,” one of the lots is 2.2 acres for $215,000 and the other is 14.7 acres for $415,000, both lots are listed with “Ask Brett” Thompson of The Ask Adam Real Estate Team.

THERE’S SOMETHING ABOUT MARY STORY BY ELLEN ZIEGLER | PHOTOGRAPHY BY SAMANTHA FINCH
When I was briefed about Mary Kirby, renovator of houses, home designer, construction expert and spatial analyst, who works with Adam Blankfort and Ryan Paige of William Raveis Baer & McIntosh Real Estate, I thought of Paul Simon’s song “I’d Rather Be a Hammer than a Nail,” picturing a tall, muscular, broad-shouldered whirlwind of a woman. Only the whirlwind part is true, for Mary is young, pretty, long-haired and soft-spoken. She buys houses, demolishes walls and anything else in her way, reconstructs, landscapes and decorates her purchase according to her gifts and experience. Before I met her, I pictured her swinging that sledgehammer and artfully employing a hammer. There was no way I could visualize her as a nail, which can bend beneath a hammer.
Paul Simon starts his song with “I’d rather be a sparrow than a snail… yes I would… If I only could… I surely would.” A snail clings to a leaf at the mercy of hurricanes. Mary is a hurricane. She can also be a sparrow that rises to each job, or an eagle, which depends on its strength and vision. “This is a Mary house,” Adam would tell Ryan when he sees a house on the market begging for a makeover. After completing the exterior and interior of the house she bought, she flips it. That’s where Adam Blankfort and Ryan Paige come in: to sell the house at a profit - even though Mary might want to live in her baby for a while.

The Three Houseketeers Who is Mary Kirby? And why are Adam and Ryan so eager for others to know her? Because the two real estate agents appreciate talent and smarts. If Mary grows, they grow. And Mary, Adam and Ryan, want to grow. They are “The Three Houseketeers.” Some people don’t want to step out of their space into the light and discover who they really are. But for Mary, Adam and Ryan, the walls can’t contain their motivation, insight, and goals to expand and be the best at what they do.

AFTER
In a male-dominated field, Mary stands out. “I grew up on Legos,” says Mary who graduated with a degree in engineering and a minor in design. For 11 years she worked in high-end residential construction management in New York City, supervising ground up work and problem-solving. She’s detail-oriented like many women and a great communicator. She also works as a consultant on houses, and knows staging like a set designer.

The sense of accomplishment she achieves from her work is physically and emotionally rewarding. Demolition, tile work, floors - even replacing ceilings are not too high for her. Mary refers to the work as “functional beauty” and says that inspiration drives her. If Adam or Ryan spot a diamond in the rough, they contact her and she races over to meet them, literally. “There were times I’m waiting to meet Mary at a house, looking for her car, and then she enters from the trail, running miles to meet me,” says Adam. When Debbie Blankfort, broker/owner of William Raveis Baer & McIntosh, bought a shell of a house in Newburgh, she handed it to Mary and said, “Go make this great.” Mary’s Money-Saving Design Tips
/
73
“Mary Kirby has signature trademarks, from the ‘Hallmark’ mailbox, to the vibe of her staging,” adds Ryan about one of her recently “renovated babies.” Mary initially reached out to Adam as a buyer on his website. Adam instinctively knew there was something special about her. After successfully selling and then re-selling many of her finished homes, he said: “The title of this story is simple: There’s Something About Mary. We have a great synergistic relationship that is highly attractive to both buyers and sellers.” If Mary contributes to their success and motivation about the future, then Adam and Ryan’s intuition was right. “The Three Houseketeers” could have a television show and knock all the other contenders off their foundations.
• Reuse materials, budget, recreate space and spend time on the finishing touches & furnishings. • Paint old cabinetry and install new hardware. • Light fixtures do more than brighten a house so purchase ones you love. • Classic subway tile is economical. • Monochromatic quartz is more affordable than granite.

Being a force of her own, when smelling a peculiar odor in a house she was flipping, she searched for the answer. It arrived as she climbed the inside staircase. It buckled. The smell worsened. Mary had uncovered, like any good sleuth, a defective and undeclared septic tank. Did she panic? No. She did what she always does: took care of the problem and moved on. If you don’t believe me, “Ask Adam.”

Need help with tax assessments this season? Call O’Donnell and Cullen! Do you suspect that you’re paying too much money in property taxes? If so, you may want to contact the offices of O’Donnell & Cullen. We are experts in helping our clients determine if they are over-assessed and handling their case through the grievance process. Our process is simple. As soon as we are contacted by a potential client, we arrange for a third-party appraiser to give us a preliminary opinion as to the fair market value of their home. Once we have that opinion, it is compared to the assumed value for taxing purposes, and we determine if there is a significant enough discrepancy between these values to warrant a grievance. If there is such a discrepancy, we will file a grievance petition with the town’s Board of Assessment Review on our client’s behalf. We will only file the case if we believe that we can achieve a reduction on the client’s taxes. Property tax grievances in Rockland and Putnam can be filed with the assessor’s office from May 1st until the fourth Tuesday of May. In Westchester the grievances can be filed with the assessor’s office from June 1st until third Tuesday in June.
cuss the outcome with our client and determine how to move forward. Depending on the Board’s decision, we may proceed to the second stage know as Small Claims Assessment Review or (SCAR). Though this process can take up to several months, it will not change your effective date of savings. For most of Rockland and Putnam counties, that savings begins in September of that year. Westchester towns, the savings begins April of the following year.

ROCKLAND ADAPTIVE ROWING PROGRAM EXPANDS IN 2019
Senator David Carlucci attends the dedication ceremony for the new rowing barge in June 2018, along with major donors and adaptive rowers.
STORY BY GRETA NETTLETON PHOTOGRAPHY PROVIDED BY ADAPTIVE ROWING
Do you have a friend or family member who is looking for a new adaptive sport? Rockland Rowing Association might be exactly what you need. Through the sport of rowing, people of all abilities become athletes, develop confidence, and enjoy the benefits of working together in a community that supports a healthy lifestyle. Best of all, they really know how to have fun. When rowers and volunteers push away from the dock and get out on the water in the new barge together, the feeling of freedom, camaraderie, and the beauty of nature is absolutely wonderful. It’s like taking an adventure vacation every time. From May through October, Rockland Rowing Association has adaptive practices four times a week at Rockland Lake State Park for 24 cognitively and physically disabled rowers. Coach Greta
Nettleton and Assistant Coach Diana Costanzo run the program with the help of 35 volunteers. Rockland Rowing Association works with adaptive athletes using specialized equipment designed to meet the needs of adaptive rowers. Last year, the Christopher & Dana Reeve Foundation awarded the program $11,755, which helped purchase a safe and stable 8-person rowing barge and a fixed-seat single scull with pontoons, for use by rowers with spinal cord injury. Other major donors for the barge were Orange and Rockland, Suez and Crestron.
Physically disabled rowers compete in adaptive regattas each year. In 2018, three athletes returned from the Head of the Riverfront regatta in Hartford, CT with a gold won by Ron Gold (spinal cord injury), a gold won by David Streich (leg amputee) and Sheila Savage won a silver (Polymyositis). In 2017, five rowers from Rockland Rowing Association competed in Philadelphia at the Bayada Regatta, America’s largest all-adaptive rowing competition. The team earned five medals: two golds, two silvers and a bronze, won by Caren Landis, Ron Gold, Dominic Romano, Jim Daine, and Janet Gonzalez.

In addition to the adaptive program, Rockland Rowing Association has a strong youth competitive team that serves local high schools in Rockland and Bergen counties, as well as Learn to Row Programs and active recreational and competitive adult rowing teams. They provide rowing opportunities to all, regardless of experience, abilities, ability to pay, or background. The coaches are experienced rowers, with decades of coaching experience.

WORKOUTS
BRAZILIAN JIU-JITSU
Developing Critical Thinking Often called “Human Chess,” Brazilian Jiu-Jitsu (BJJ) which was made popular through the explosive growth of the UFC has been intriguing to me because a) I love playing giant sized chess on cruise ships and b) I also love physical fitness. BJJ is the perfect marriage between thoughtfulness and physicality.
I had the chance to speak with Professor Omar Jimenez, owner of Renzo Gracie Rockland:
To get a better understanding of it, I enrolled in Renzo Gracie Rockland (RGR). It has been an amazing, eye-opening experience in both self-awareness and how great and supportive a community can be.
The sport of Jiu-Jitsu itself won’t help you defend yourself, but the composure you develop in studying and learning techniques will help you build confidence and win the battle within yourself. You learn to face your anxiety and overcome
Is BJJ more sport or self-defense? Jiu-jitsu is a self-defense martial art and while there’s a sporting component to it, you can learn to defend yourself without participating competitively in tournaments.
the precarious feeling of how your skill-set will match up against a new opponent. The more you practice putting yourself in uncomfortable situations, the more likely you can overcome and react with a rational response. How / Why did you start BJJ and how it has changed your life? I started as a wrestler in high school and had a friendly grappling match in the cafeteria with a friend. He was 40 pounds lighter and practiced jiu-jitsu. He was able to submit me five times in five minutes. I didn’t like the feeling of defenselessness, and I wanted to understand more. I started
What is BJJ? BJJ is a grappling-based self-defense martial art whose central theme is controlling a resisting opponent in ways that force him/her to submit. BJJ is centered around taking an opponent to the ground and wrestling for dominant control positions utilizing superior leverage, grip and position from where the opponent can be rendered harmless.

training and haven’t stopped. Jiu-Jitsu has changed how I face adversity. My fears haven’t gone away but now fear gives me a heighted sense of awareness instead of a crippling effect – I still feel fear, like when I interview for a job for example, but how I manage and react to those fears is more thoughtful, more critical. I don’t deliver an emotional response but a rational one. What and how can the benefits of BJJ carry over into other areas of your life? You gain composure - the basic moves and techniques can be learned in a short period of time, but consistent rolling and practicing jiu-jitsu develops humility and helps develop your ability to control anxiety when faced with pressure- both physical and mental. That fortitude translates both on and off the mat.
Professor Omar Jimenez is a 1st degree black belt under Master Renzo Gracie and the first non-black belt authorized to open a Renzo Gracie affiliate school back in 2009. Since then the school has had multiple students medal in the Worlds, NY, Florida, and Boston opens amongst other notable competitions. RGR Renzo Gracie Rockland has a wide array of classes for all ages and skills, 8 instructors and multiple coaches with different teaching styles and methods. Check out http://renzogracierockland.com and come check out a class and face your fears!
What does a typical BJJ class look like? Classes are separated by age and belt (Kids 4-8, 8-12, Beginner, Advanced Adult) Typically there’s: • 10-15
minute warm up
• 30-45
minutes of instruction/partner drills
• 10-15
minutes of cool down

PRIVACY AND NATURE AWAIT YOU AT 65 COLGATE
Owner Johnny Pidgeon STORY BY ANGELINE SHERIDAN | PHOTOGRAPHY BY LEO GENESE
As I pulled up to the driveway of 65 Colgate in Closter, New Jersey, I was greeted by a very pregnant doe fawn foraging away. Unbeknownst to me, this would be the beginning of the magic that unfolds in here. Looking around the meticulously landscaped home perched high above the Dwarskill Tributary, I could hear Julie Andrews singing, “The hills are alive...” even though it was the dead of winter and snow was in the forecast. This home greets you with amazing charm as soon as you walk through the front door. The setting, ambiance and decor are reminiscent of what you would find in museums: an immense framed map of the world dated from 1857, custom tables, shelves, and chairs handmade of the finest woods, intriguing artwork spanning many different decades and continents, a four-season room with stained glass from an old rectory. The owner and builder of 65 Colgate was none other than Closter Historian and Preservationist, Orlando Tobia. Known by locals for his famous “Talks with Toby,” Tobia
built and maintained this home with his high standards and work ethic. Tobia’s legacy encompasses a lifelong pursuit of service to the community of Closter. He was a man of many talents, lover of music and arts and an avid supporter of education. As the first home built on the street, it was strategically placed by Tobia so he can enjoy privacy and nature’s beauty all year round. The picturesque surroundings, stone lit pathways and the babbling brook guide you around the property. The natural light throughout the home on a cloudy day was heartwarming. Sitting on nearly an acre of land on East Hill, this Colonial has five bedrooms and 3.5 bathrooms and is listed for $998,000. The main floor features an eat-in kitchen, formal dining room, living room with wood-burning fireplace, powder room, great room with skylight and fireplace that includes a one-of-a-kind large hearth with bread oven, a four-season room and walkout to patio, laundry room, and mudroom and hardwood floors throughout. The home is an entertainer’s delight and has a history of having been the venue of choice for weddings and gatherings.

YOU AND YOUR TAXES
No More Tax Deductions for Employee Business Expenses
Sell Your Home Tax Free Yes, I said “TAX-FREE”! I am excited to say these words because “taxfree” opportunities are rarely available to everyday “Joe-Taxpayers” like us. With the real estate market looking up in many areas, money is out there to be made. Sellers, it’s time to take a close look at the exclusion rules and cost basis of your home so that you can jump onto the tax-free bandwagon. The IRS home sale exclusion rule allows a gain up to $250,000 for a single taxpayer and $500,000 for a married couple to be excluded from tax, even if they do not purchase a replacement home. This exclusion can be used over and over during your lifetime as long as you owned the home and used it as your principal residence for at least two of the last five years. (And you did not exclude another home sale gain during the last two years.) If you own more than one home, you can exclude the gain only on your principal residence. The IRS uses several factors to determine which home is your principal residence: place of employment, location of family members’ main home, mailing address on bills, correspondence, tax returns, driver’s license, car registration, voter registration,
location of banks you use, location of recreational clubs and religious organizations you belong to, and where you spend most of your time. Improvements Increase the Cost Additionally, when selling your home, consider all improvements made to the home over the years. Improvements will increase the cost of the home and thereby reduce the gain when it is sold. Additions and other improvements that have a useful life of more than one year can be added to the cost of your home. Partial Use of the Exclusion Rules If you do not meet the ownership and use tests, you may be allowed to exclude a portion of the gain realized on the sale of your home if you sold your home because of health reasons, a change in place of employment, or certain unforeseen circumstances. Unforeseen circumstances include divorce or legal separation, natural or man-made disasters resulting in a casualty to your home, or an involuntary conversion of your home. Recordkeeping Good recordkeeping is essential for determining the adjusted cost of your home. Keep records proving your home’s cost for as long as you
own your house plus three years. Be sure to retain proof of the home’s purchase price, purchase expenses, receipts, and other records for all improvements, additions, and other items that affect the home’s cost. Tax considerations can be confusing. Talk to your CPA, he can help you to keep more of the profits from the sale of your home and maybe even get you a ride on the tax-free bandwagon. Joseph A. Lux, CPA has been providing tax and accounting services to individuals and small businesses in our community for over twenty-five years. NO SUBSTITUTE FOR EXPERIENCE TERRY MAY IS A MASTER MARKETER & NEGOTIATOR
STORY BY JOSEPH KUHN | PHOTOGRAPHY PROVIDED BY TERRY MAY
Theresa “Terry” May of Better Homes and Gardens Rand Realty is perhaps the most accomplished realtor that Rockland County has to offer. The winner of Better Homes and Gardens Emerald Elite Award, the Five Star Service Award for outstanding customer service, and BHG’s Legend Award, it’s possible, at first glance, to confuse Terry’s office with a walk-in trophy case. There’s a good reason for that. A 30-year veteran of the industry, Terry is an expert at everything realty. She is a master marketer and negotiator, is well-versed in home design and has an encyclopedic knowledge of zoning laws and building codes. Terry also has trusted relationships with professionals in every field related to real estate. She has teams of attorneys, painters, electricians, tax assessors, handymen and movers at her disposal and ready to help any prospective home owner or home buyer. Terry and her associates pride themselves on professionalism and customer service and maintain a positive working relationship with both their contractors and clients.
Terry’s reputation speaks for itself. She has consistently been able to help her clients sell their homes for 98-100% of their listed price. She has an almost supernatural ability to spot and solve potential problems before they even arise and knows the housing market like the back of her hand. Ms. May has a glowing reputation in the industry and long list of satisfied clients. Rand Realty customers have called Terry “a pleasure to work with”, “persistent” and “the only realtor that I will ever use!” Terry’s professional qualifications are as impressive as her testimonials. As a licensed real estate agent in New York and New Jersey, Terry’s clients benefit from a much larger market of houses from which to choose. The dual certification also gives Terry unique insight into the real estate market as she is able to look at and participate in a much larger portion of the marketplace. Terry has also been named a Cartus Relocation Specialist, certified by the Cartus to help business relocate their operations, making her an invaluable asset to corporate clients. Perhaps her most admirable attribute is her willingness to learn: despite

decades of experience and know-how, Terry remains dedicated to learning new things about the industry. She keeps current with the latest technologies and marketing strategies used by realtors and strives to be as informed and prepared as possible when approaching a new sale. TALES FROM THE CHESTNUT TREE Ta-Ta Tatellah College. They vary greatly, but have one common element: they have to be paid for. Scholarships and grants are nice, but preparation for this huge expense in the future is something that takes forethought, planning, and time. It’s the planning part that we all should take into timely consideration when forecasting for the future of our children and our nation. It’s never too early to start saving for college. You can’t go back in time to save, so every year counts. Here are ways to get to your goal: 1) Calculate, to the best of your ability, how much you will need for the first year or the full 4 years (or more, if you plan for your child to go to graduate school). 2) Calculate that number times the years you are saving to, a hypothetical growth rate of school costs, how many years you have to save, an estimated rate of return, and ultimately how much annually or monthly needs to be saved each period to meet your goal. It’s not a “set it and forget it” kind of thing. Each quarter or year, you have to calculate if you are on track, ahead or behind. If you’re behind, you need to step up the payments to make up the shortfall. If you’re ahead, don’t reduce your contributions. You can pretty much count on a down year to balance it out. Remember that the goals you set are only estimates, so having a bit of a cushion can never be a bad thing.
and a competent attorney skilled in the ways of trust planning. You can find out other ways to save at www.chestnutinvestment. com. Be sure to do your homework and associate yourself with a trusted advisor who knows the ins and outs of your situation. As for the title, if you have not figured it out by now, Ta-ta is the same as bye-bye. Tatellah, loosely translated, is Yiddish for little man. Little girl would be a “kleyne meydl,” but it didn’t ring right in the title… just consider all of our kid’s wonderful gifts from the universe. So, when it comes to college, bye-bye little man or little girl… and for us grown-ups, let the party begin! Neal A. One savings vehicle that most people are not aware of is a college savings trust. Different from the terms of a 529 plan, or a gift to minor’s plan, the utilization of a college trust allows the Grantor (the one who puts the money in) to determine the terms of the trust and how it pays out to your child or grandchildren. You can put in all kinds of conditions the child has to meet to receive their disbursement, and terms to keep them from getting any money at all if they grow up to be other than we imagined when they were young. You can dictate how they get the remainder of the funds if any once they finish college, or don’t go at all. You have a say in all the ways the funds are to be used, as opposed to other planning methods that tell you instead of you saying how the money is to be disbursed. If you pass away before they finish or even go to college, you’ve set a plan for the use of your hard-earned money and how it will benefit your loved one. The most important thing is that you’re helping your family find their future. Note that all types of trust planning should always be done with the assistance of an experienced Certified Financial Planner® RivertownMagazine.com

Over 20 chefs and local establishment came out to support Savana.
Whitton, a close family friend of the Sturgills, had originally planned to hold the tasting in May but accelerated his schedule in response to Savana’s declining condition. The chef had agreed “without even thinking about it” to help organize the benefit almost as soon as Savana was diagnosed. The 26-year-old mother of two worked as a home health care aid before falling ill last November and has since then undergone chemo treatment and been repeatedly hospitalized. Savana was not insured when her illness first began and has been unable to return to work. The
Sturgill family hopes to use the donations during last month’s event to help Savana beat cancer. “People have been so generous,” said Savana’s mother when describing the outpouring of support her family has received in recent months. The close knit Piermont community has been steadfast in helping one of their own during such a trying time and will continue their efforts to help Savana pay for her treatment. “When someone falls down, we jump forward and help,” said Whitton.
To find out more about Savana’s story and to make a donation, visit teamsavana.com.

HERO OF THE MONTH ALISON REMY CROWTHER
Gary Parahus, the owner of Gary’s Gutter Services presented Alison Remy Crowther, the founder of Red Bandanna U’19, with a plaque designating her as the April 2019 “Hero of the Month.” Alison accepted the award in memory of her husband, Jefferson Hay Crowther, who recently passed away. The Award Ceremony took place at the beautiful Terrace on the Hudson in Haverstraw. Alison is the mother of Welles Remy Crowther, the 9/11 hero who saved at least 10 lives on that infamous day, returning to the 78th floor sky lobby several times to rescue the wounded. He was identified by the victims he saved because of the red bandanna he wore covering his nose and mouth, something he always carried with him since childhood.
This summer, Alison will launch the Red Bandanna U’19 program, a unique opportunity for high school students around the country to experience campus life as they join Alison, educators and special guests for a week focused on Caring for Others, TEAM, the Power of One, Understanding of Others, Forgiveness and other leadership qualities. An offshoot of national and international interest in honor of Welles Remy Crowther, the program will run from Sunday, July 7th through Friday, July 12th 2019 on the beautiful grounds of Dominican College. “We are so proud that this program is off the ground in a partnership between the Rockland County YMCA and Dominican College,” said Allison.

ASK YOUR REALTOR By Frank Mancione of Lydecker Realty Free Seminar Come to my free seminar of live Questions & Answers on real estate at the Nyack Library on Thursday, April 18th from 6:30 to 8:30pm. I will give timely information on how to prepare your house for the all-important spring market. Please book soon as seats are limited. Call the Nyack Library at 845-358-3370.
OUR MISSION. Rivertown Magazine is the voice for real people and local businesses, connecting Rockland County’s vibrant lifestyles to all residents and visitors within an hour’s drive from NYC.
Tips For The Month Of April Now is the perfect time to concentrate on the outside landscaping of your home. It is never too early to call your gardener/landscaper if you have intentions of putting your house on the spring real estate market. I suggest you take a good long walk around the perimeter of the property and see how your trees and shrubs fared through the winter. While you are walking around your garden also check if there are any touch up painting needed on the outside of your home. Make sure the front door area is cleared of any debris. Now let’s step inside your home. Try and let the fresh air in on warmer days. Declutter the interior. It is a good time to empty out the closets and make them look spacious. Take a hard look at your interior windows: a good window washer can do the exterior and interior for a reasonable price making them bright and shiny. If you do all of the above, you are ready for the spring market.

JOHN MURPHY A MAN FOR ALL SEASONS
STORY BY TOM RILEY | PHOTOGRAPHY PROVIDED BY EILEEN MURPHY
John A. Murphy was appointed to the Rockland County Legislature in 1971 and served 44 years before retiring in 2015. This half Irish, half Italian born man served his country as a Marine and is directly responsible for making Rockland county the most compassionate sanctuary in the United States. “I’ve always identified with people who were bullied, people who were hated, people other people were afraid of. Instinctively I was always for the underdog, the bullied,” says John. “Because we had the political power, the late Senator Eugene Levy and former U.S. Representative Ben Gilman and I believed that every human being with a broken brain, body and life must have a place to call home.” A look back at his accomplishments has set a marker for future legislators to strive for in terms of public and humanitarian service. In 1972 he helped establish St. Agatha Group Home for six girls with Down’s Syndrome. In 1976 he helped Kathy Lukens build the first Group Home (Venture Inn) for Developmentally Disabled Adults. In 1984 the Dedication of the John A. Murphy Community Residence of Camp Venture in Sparkill took place. In 1999 he co-founded Joseph’s Home, which granted public housing for people with HIV/AIDS. It is now being re-purposed for
people in a mental health crisis. Also in 1999 he co-founded Missing in America Housing for Homeless Veterans. In 2007 he co-founded Homes for Heroes housing units for Homeless Vets at Camp Shanks in Orangeburg. When John retired in 2015, he had been elected to the Legislature 12 times. Rivertown congratulates him for a lifetime of public service.

DSZ’S MASTER BARBERS ARE A CUT ABOVE THE REST
STORY BY ANGELINE SHERIDAN | PHOTOGRAPHY BY SAMANTHA FINCH
The scent is welcoming and pleasant in D.S.Z. Barbers Inc. (DSZ) on Main Street in Nyack, thanks to the eucalyptus-infused hot towels placed over their customers’ faces after a straight razor shave. If you think grooming is just another errand, then you’ve never experienced a service from one the Master Barbers at DSZ. For trendy clipper cuts, close shaves, and fresh scissor sculpted trims, DSZ is one of the most unique barbershops in the tri-state area. At DSZ, you can get any type of haircut you like. Owner Steve Zuccato prides himself in only hiring Master Barbers who need to be able to do it all — straightedge razor shaves, scissor cuts, and close-cropped clipper cuts. It’s this versatility that, Steve believes, will sustain the DSZ brand long after the trendy clipper cuts fade, and men start asking for longer hair again. Steve’s vision for DSZ was to be more than your stereotypical town barbershop. Four years later, his dream is flourishing into what DSZ has become: a true, old meets new school barbershop with talented
barbers who utilize their worldly-minded techniques to keep the men of Rockland well-groomed. The barbers get along like family, creating an entertaining environment. It is a place where men and families come to socialize and take part in the barbershop banter as they have their whiskers trimmed. DSZ’s diverse team of barbers brings phenomenal skillsets from different parts of the world. Most of the DSZ barbers started their profession in their own country, brought their talent to Manhattan and are now prospering in Nyack. “Each country grooms their barbers differently and teaches different techniques,” explains Steve. “This makes the DSZ team extraordinary: our melting pot of barbers are well-rounded, with good manners, lots of talent and drive.” With its red, white and blue striped poles, dark leather and chrome chairs and straight razor shaves, DSZ sets the bar for what to expect from Rockland County barbershops. When asked about DSZ’s interior design, Steve said, “We came from Manhattan to Nyack – our ideas and styles for DSZ have been influenced by some of our favorite NYC storefronts.” When you walk into DSZ, you can expect copious

communication between the barbers and clients and no distracting big screen televisions that take away from the sought-after DSZ ambiance. DSZ just completed a major renovation that separates the energetic young children from the older gentlemen who want to relax while having a hot towel shave, without any prejudice to ones personal experience. The new layout allows DSZ to truly welcome the entire family into their space by creating essentially two barbershops in one. The original space has been upgraded to eight custom wooden stations with shampoo sinks at each, and newly restored hardwood floors. A butcher block community table with cast iron legs and eight retro diner-style stools beckon clients to read, relax and enjoy a complimentary beverage while they wait to be serviced. For the little ones, DSZ offers old-fashioned, pint-sized barbering chairs, iPads to play with and plenty of sensory toys to keep them entertained. If kids are fussy and just want to sit on Mom or Dad’s lap, the DSZ barbers will cut your kids’ hair right there on an antique, adult sized barbering chair strategically placed in the new kids area. Loyal families who have patronized DSZ since its 2013 opening can enjoy newly introduced family discounts and packages. According to Steve, “Walk-ins are always welcomed, but appointments are encouraged.” So call today and book your next cut with the Master Barbers of DSZ.

CELEBRATE THE PLANET AT STAC’S EARTH DAY FAIR, APRIL 22 Activities for visitors during this celebration will include Engineering & Innovation, Zoology & Conservation with live animals, Hands-on Investigations of the Environment, an overview of Rockland County, Environmental Careers & Stewardship Learning and more! Participants will learn the skills and lifestyle changes necessary to combat climate change and preserve the planet’s creatures, forests and seas; techniques that are vital to protecting ourselves and maintaining the sustainability and nourishment the Earth offers.
STORY BY ELLEN ZIEGLER | PHOTOGRAPHY BY SAMANTHA FINCH
St. Thomas Aquinas College (STAC) is hosting its annual Earth Day Fair on April 22nd and the entire community is invited! The fair will celebrate the planet that we live, work and learn on – and hopefully inspire people to take better care of our shared home. Events like the Earth Day Fair have become essential in an era where our environment is threatened by climate change and toxic levels of pollution. Sponsored by STAC and Lamont-Doherty Earth Observatory of Columbia University, the event aims to educate the public about environmental conscientiousness. Scientists and professors from both institutions will help visitors understand the basics of global climate change and the steps necessary to reduce its effects. The Earth Day Fair is a celebration and experience that challenges us to be forward thinking in provoking change when it comes to protecting the planet and ourselves.
Dr. Bianca Wentzell, Assistant Biology Professor at STAC sums it up best: “Earth Day should be a time for reflection and learning, not just for formal students, but also for members of our community. We should all take the time to reflect on our role as living beings on this planet and think about whether we have become complacent.” To celebrate Mother Earth, attend the Earth Day Fair at St. Thomas Aquinas College on Monday, April 22, 2019, from 10AM to 12PM. Contact Dr. Bianca Wentzell, Assistant Professor of Biology, at bwentzel@stac.edu. You’ll learn more about Earth Day and enjoy the free fun and games as well as foraging with Paul Tappenden, in a Walk with Nature from 11AM to 12PM.
We hope that the Earth Day Fair at STAC and Lamont-Doherty Earth Observatory will encourage everyone to examine their roles, understand our impact on the environment, and also learn about ways to improve our relationship with the planet. Dr. Bianca Wentzell, Assistant Biology Professor at STAC

STAC AND SUEZ STEP UP: GROWING A NEW GENERATION OF ENVIRONMENTALISTS STORY BY ELLEN ZIEGLER | PHOTOGRAPHY BY SAMANTHA FINCH
Dr. Bianca Wentzell and Dr. Paula Dent are bringing their environmental expertise to St. Thomas Aquinas College (STAC). The Assistant Professors of Biology and Chemistry respectively, Wentzell and Dent work to inspire their students in the laboratory, small animal lab and lecture hall. Together the scientists run the Suez Leadership Institute for Environmental Studies and shepherd a new generation of environmental scientists. Dr. Wentzell was first introduced to the world of biology when her dad took her on hikes through the woods in the Albany, NY area. “I learned so much about the environment surrounding my home. I was eager to learn more about the identities of various plants, the sounds of birds, and which track went with which animal,” says Dr. Wentzell. “Curiosity about the living world followed me through my education where I pursued a bachelor’s degree and then a Ph.D. in biology. I wound up specializing in wetland plant ecology. Excellent educators and a nudge from observing human’s overwhelmingly negative relationship with the environment spurred me on.” Dr. Wentzell has a gift for sharing her passion and compassion for the natural world with the high school students who attend the SUEZ/STAC Leadership Institute for Environmental Studies. As part of her research work, The Village of Haverstraw granted Dr. Wetzell a study pond to observe and record the changing state of animal and plant life. The pond allows her to study the erosion natural environments suffer due to construction, human negligence and global warming. “Human behavior causes harm,” said the ecologist; she is determined to do something about it. Dr. Wentzell buys local produce whenever she can, eats a plant-based diet and uses renewable energy wherever possible.

Dr. Wentzell looks after turtles, fish, salamanders and other creatures in the college’s observation lab. She monitors their behavior and incorporates her observations into her ecology lectures. Having a talented, insightful educator in this environmental leadership program can make the process of change easier for students and their families. STAC is unique in the way they have professors teach in their programs. Dr. Paul Dent teaches in the camps with Dr. Wentzell. Together, they also coordinate the annual Earth Day Fair and celebration. He uses techniques and tools that many students have not experienced. “We use light waves to take different measurements about molecules: Infra-red spectroscopy. Energies assess bonds - the colors of absorbed light.” Imagine your children enjoying a science lecture and new tools and processes because a teacher like Dr. Dent is mentoring them? Dr. Dent has a soft-spoken voice and passion about the growth of science and its benefits to the community encourage fascination and learning. He shared an important part of his history: “The first scientist who inspired me was Dr. Jeitler, my professor for general chemistry. He ran back and forth across the lecture hall,

bouncing off walls to show how gas moves around. He had a passion for understanding how the world worked and teaching others about it through chemistry. He encouraged me to go to graduate school and traveled across several states to see me defend my dissertation. It was a personal connection with somebody who was excited about science that excited me too.” That personal connection drove Dr. Dent to become the teacher he is today. STAC caters not only to college students, but to visiting high school students from 8th through 12th grade. Professors like Dent and Wentzell lead summer programs that can alter their students’ entire perspective on the natural world. The Suez Leadership Institute is open to all students in high school from 8th to 12th grade from Monday, July 22, 2019 - Thursday, July 25, 2019, 9AM - 3PM. This instructional and engaging experience will focus on sustainability, climate change, energy, the study of water and overall the environment. Deadline to apply will be May 15th. MAJESTIC EXPLAINS, “WHY GO ORGANIC?
STORY BY TOM RILEY
There is growing concern regarding the use of synthetic (chemical) fertilizers and pesticides and their effects on our children’s health, our health, the health of our pets and our environment. The chemicals are not only harmful to you, but can also affect our water supply. These fertilizers contain mostly water soluble nitrogen (WSN) and are activated by water. Nutrients are released far faster than the plant can take them up or the microbes can break them down for storage in the soil. Therefore, there is leaching and run-off which is not only wasteful but, far worse, harmful to the environment. The salts from the chemical fertilizers also adversely affect the organisms in the soil that provide the healthy environment your plant needs to grow. While chemical fertilizers can meet some nutrient needs of the plant that is all they can do. As agronomist Dr. Tom Abeles puts it, if you grow with chemical fertilizers long enough without putting organic matter back into the soil, eventually you will be growing the plant hydroponically with soil as the medium. Organic matter cannot by synthe-
sized in a laboratory. Therefore, there is none in chemical fertilizers. Your plant becomes dependent on the chemicals to grow rather than getting its nutrients from the soil. Majestic uses fertilizers that not only work well and are not harmful to the environment, but are actually beneficial to the soil. Mode of Operation: The basic principle of organic fertilization is to feed the soil and let the soil feed the plants. Soil components include a balance of air, water, minerals and organic matter. Good soil is a living system full of activity with plant roots, fungi, bacteria, protozoa, molds, insects, earthworms and even small animals. Soil can be out of balance for many reasons: changes caused by construction; compaction caused by walking or driving equipment repeatedly in the same area; over irrigation resulting in a lack of air space in the soil depriving plants of oxygen and inhibiting root growth; depletion of nutrients and organic materials from years of removing plant material without the addition of organic matter; reduction in microorganisms that may have died from use

of chemical fertilizers; and simply soil types that may not be favorable for plant growth. Majestic’s all natural fertilizers provide the organic materials and nutrients in balanced rations that make it possible for indigenous soil microorganisms to thrive and proliferate. It is these microbes which break down organic materials and nutrients into a form which allows them to be stored in the soil. Then, in response to a signal of specific need from the plant, they release the appropriate nutrient in a form and at a rate which allows the plant to take it up. This ensures nearly 100% take up of those nutrients. After the nutrients are consumed or stored, the husks of organic matter remain helping to improve water retention and soil tilth. The use of an all natural organic fertilizer is one element in the promotion of healthy plants.

UNFORGIVABLE: PEARL RIVER’S COMMUNAL EFFORT TO KEEP KILLERS LOCKED UP
STORY BY JOSEPH KUHN PHOTOGRAPHY PROVIDED BY LOIS BOHOVESKY
Thirty-nine years have passed since the tragedy devastated her family, yet Lois Bohovesky still thinks about her daughter almost every day. She tries to focus on the positives. Paula Bohovesky was just 16 years old when she was murdered. A junior at Pearl River High, Paula had hopes of being an artist and actress. She was an honor student, a musician, and above all, a girl with the potential to do whatever she set her mind too. And then, one evening in October 1980, she was gone. Paula was pulled off the street while walking home from her after school job at the Pearl River Library just after 7PM. She was hit on the back of her head and dragged out of sight. She was beaten, stabbed and left to die in a pool of her own blood. At the time of Paula’s murder, Rockland County Medical Examiner Dr. Frederick Zugibe called it one of the most brutal he has ever seen.
Richard LaBarbera and Robert McCain were arrested a few days after Paula was found in the rear of a vacant house just a few blocks from home. They were convicted and sentenced to 25 years to life in prison. This month, Paula’s mother will visit the New York State Department of Corrections and Community Supervision to once again confront her greatest fear: the possibility of her daughter’s killers walking free and potentially repeating their vicious crimes. After serving the minimum 25 years of their sentence, the murders became eligible for parole in 2005. Every two years since then, the duo have petitioned for an early release. Lois Bohovesky has worked to deny each appeal, which requires a biannual visit to the Department of Corrections to make a victim’s impact statement and a nerve-racking month’s long wait until the parole board makes their decisions. Since 2009, Lois Bohovesky and her son Peter have had help in the effort. Now-retired county legislator John Allen Murphy and concerned residents created a not-for-profit called Petition For Paula, whose mission is to maintain and circulate a petition to keep the killers in jail. With another round of hearings just months away, there’s a renewed pressure to keep LaBarbera and McCain behind bars. Paula Bohovesky killers have served nearly four decades and have never accepted blame for her death, each instead claiming that the other is solely responsible. Neither man seems able to keep their story straight; McCain, who was arrested days after the murder, has repeatedly given differing accounts of when he left Pearl River and how he got to his family’s home in Arkansas. LaBarbera has continuously changed his account of where he “watched” McCain assault Paula. Over the years he has claimed that he was close enough to see she was alive, no closer than 10-15 yards away, and one year said he went nowhere near the scene.

Parole officials have credited “strong community opposition” as a key factor in the decisions to keep them locked away from society. The Pearl River community has been steadfast in their refusal to forget or forgive the savagery of their crimes. “THE LAST OF THE TIN MEN”
EMPIRE STATE BUILDERS & CONTRACTORS INC.
STORY & PHOTOGRAPHY BY TOM RILEY
It was the summer of 1985 when the story of Empire State Builders & Contractors began. “I was hanging out in the Hamptons after having just sold my deli in New Rochelle,” recalls Tom Christensen, the owner of Empire State Builders & Contractors Inc. “It was there that I met The Duke: a flashy guy who owned a siding business. I didn’t even know what siding was. He said to me: ‘If you ever need a job, look me up.’ As the summer progressed, I began meeting the rest of the crews. They were comparable to the Goodfellas, and they had guys you would see straight out of central casting in ‘The Wolf of Wall Street.’ They all had flashy cars, clothes and lots of money. And they had nicknames like Little Marty, The Count, The Squealer, Babe, and so on. So, I decided after Labor Day I would give the business a try.” Learning the Hustle Tom remembers teaming up with a closer named Babe for his first gig. They went to Norwalk, Connecticut, and canvassed the neighborhood door-to-door looking for siding candidates. When Tom found a
homeowner that was interested, Babe the closer sold his first siding job. “The next day, The Duke handed me a check for $2,600. I was hooked,” says Tom. “I learned the business selling siding and windows, and we worked from Bridgeport, Connecticut to Newark, New Jersey. Our office was in local diners, with beepers and cell phones. Eventually the business converted from aluminum to vinyl siding. Most of the jobs were 99% financed.” Getting a “Burn-Off” “Once a contract was signed on, the next day the crew would ‘spike’ the job by putting up a 10’ by 10’ pattern of the chosen color. The crews were mostly mechanics from Long Island. They would complete a 20’ to 40’ square job in one to two days. On Thursday evenings, all the salesmen would meet The Duke at Oliver’s Restaurant in White Plains, and he would give the salesmen a ‘Burn-Off,’ which he kept track of on ‘The Sheet.’ On Fridays, everyone would go to the office, breakdown the jobs and get paid. The office was making $16,000,000 a year,” says Tom.

WATER, WATER, EVERYWHERE… MICHAEL L. NACLERIO INC. IS HERE TO HELP WITH ALL YOUR DRAINAGE NEEDS! Before STORY BY NADINE M. SCHNEIDER PHOTOGRAPHY PROVIDED BY MICHAEL L. NACLERIO INC.
Rain. Snow. More rain. Ice. Even more rain. It’s been one of the wettest seasons we’ve seen in some time. Have you been seeing an increase in the standing water on your property? Puddles that take days to disappear? How about standing water that you’ve never really noticed before? The puddles eventually dry up, but pay attention to where the water is located and how long it takes to completely disappear. The water you really need to worry about is the volume that may be settling around your home. While you may not see actual water in your basement, garage or living area, or even around the perimeter of your home, there are signs you can look for to determine whether potentially damaging moisture is present. “Effluorescence is the most prominent sign that you have moisture, or even water, around your foundation,” says Michael L. Naclerio, owner of Michael L. Naclerio, Inc. Landscaping and Drainage. Effluorescence is the white deposit you often see on the surface of cement block, brick or stucco. Because it is comprised mainly of salt, this compound will slowly corrode these porous materials—and eventually eat away the foundation of your home. Some homeowners see the effluorescence, but since they don’t see actual water, they believe there is nothing to worry about.”

So, what do you do if you see standing water or effluorescence? “If you have standing water on your property, there are several simple things you can do to mitigate it,” adds Mike. Are your gutters and downspouts clogged? Are they in proper working condition? Gutters and downspouts move water from your roof away from the foundation of your structure. Consider adding downspout extensions to help redirect the water. “If your gutters and downspouts are all good, then it’s time to look around outside. Some problem areas may need to be addressed using a catch basin or French drains. If you are seeing water actually coming in to your home, installing interior drains and a sump pump should mitigate the problem.” If you are experiencing any drainage issues, contact a licensed and insured drainage contractor. Michael L. Naclerio, Inc. will be happy to come and take a look, educate you on the cause of the problem, and offer suggestions on the best way to eliminate it. “Some water damage can go undetected for years,” says Mike. “Believe it or not, I had a problem in my own home! I was excavating my yard, getting ready to install surface drains for a new patio, when I saw holes in the concrete block foundation. My house sits on a slab so I don’t have a basement. I had to dig 42” down to the freeze/thaw line to discover there was ground water sitting on the footing. I had to install footing drains in addition to surface drains (see photos). I would never have known had I not wanted a new patio!” “One way to detect the presence of water around your home is to look at your patio and walkways. Are the pavers moved or buckled? Is the concrete buckled or cracked? If so, this is the result of the ground moving, most likely due to water freezing and thawing below the surface. It’s always a good idea to have things checked out, just to be aware of any problems.” Mike also advises that before you do any home additions, outdoor patio or walkway construction, pond
installation, landscaping, etc., check for water problems that you may or may not know exist. “In my over 32 years of experience in landscaping and drainage, I’ve seen far too many homeowners spend thousands of dollars on landscaping and hardscaping, only to have it succumb to water damage in a few short years. It pays to do your homework first to avoid problems later!”

HONOR YOUR LOVED ONE AT SORCE ASSUMMA & SHANKEY FUNERAL HOME IN PEARL RIVER
STORY & PHOTOGRAPHY BY TOM RILEY
Whenever we are faced with difficulties, we find comfort in those we know and trust, people we can count on to do their very best to help us. This is especially true when a loved one has died. For 48 years, Melissa A. Sorce-DeNicola and Joseph P. Sorce and their family have been an anchor in the Rockland community when a family suffers the loss of a loved one. Last summer, the family-owned business took ownership of Assumma & Shankey Funeral Home located at 34 North Summit Street in Pearl River to better serve the community. “My parents always wanted to expand the family business, but they got tired and older,” says Melissa. “My brother and I always talked about it, and it was something we always wanted to do. When Peter Assumma wanted to slow down and retire to Florida, he thought it was a good idea that we take over. ‘I know your dad and I know your quality,’ he said.” Melissa and Joseph have renovated everything, making the facility a convenient one-stop shop funeral
home to help honor the memory of your loved one. They also own Dakota Monuments, a monument company. A large screen TV with high speed internet helps families make decisions on caskets, urns and other funeral accessories quickly and easily. “We also encourage families to seek grief counseling,” said Melissa. “We have people we can recommend.” Ellie is a Grief Therapy Dog who has already earned her stripes. “Ellie sits quietly during ceremonies and instinctively knows who needs petting. Recently a young boy was in distress when his grandmother died,” recalls Melissa. “Ellie quietly went over to him to be hugged, andthe boy was so happy to have a friend. Ellie stayed with the boy and comforted him.” “The more you know about family-operated funeral homes, the more you’ll appreciate the difference. From pre-need planning to aftercare services, you can count on us to understand and provide for your needs. If you want to know more about funeral costs and cremation options or need our immediate assistance at the time of a death, we are available 24 hours a day. We are

part of your community. We are family,” explains Melissa with pride. As an independent business, Sorce Assumma & Shankey Funeral Home focuses on families, not profits. “We answer to you. In our family-owned company, there is no pressure from corporate headquarters to increase profits. We understand our business will do well when we serve you well,” says Melissa.

PERFORMING LIVE AT STORY BY JOSEPH KUHN
PART TIME DRAGON SLAYER The first thing you’ll notice at a Part Time Dragon Slayer gig is that everyone, especially the guys on stage, look like they are having a good time. “This is supposed to be a party,” explains the band’s drummer Brett Thompson. “We like to have fun.” That could very well be their mission statement: they’ve got the effortless energy and charisma that can only come from a group of people that are enjoying themselves. The cover band has been a staple of the Rockland bar scene for years, having played at The Place, The Pearl River Hotel and Defiant Brewery. The band members are friends who have been playing music together since high school, and it shows. Though the guys have grown up and gotten other careers, they still love to perform together in their spare time, hence the “Part Time” in their band name. Part Time Dragon Slayer’s typical line up is wonderfully eclectic. On any given night, you can expect a tribute to Johnny Cash, Spanish music, a Tom Petty cover, and pretty much everything in between. As they put it: “We don’t play the same boring 90’s covers other bands play.” In fact when it comes to song selection, their only steadfast rule is that the music gets people on their feet, and the boys like playing it. “We prefer to feed off of each other,” explains the band’s guitarist Matt Maroney. It suits them.
Follow PTDS on Facebook to get updates on news and events. @PartTimeDragonSlayer
The band’s original music is as varied as the songs they choose to cover. Their typical drafting process involves jamming out together until they find something they really like and start building on it. When asked what their biggest musical influence was, the bandmates shrugged and just named each other. They draw inspiration from countless sources, but the real driving creative force seems to be their shared love of playing music together, which leads to some unique and varied tracks. Part Time Dragon Slayer has put together everything from epic rock ballads like “Turn The Page” to slower country-inspired pieces like the emotionally stirring “Colder Weather (Zac Brown Band).” When the band isn’t on stage, they are in the audience knocking back drinks with their friends and fans. Their performances really do feel like a party more than anything else. Be sure to come check them out when they perform at the April Rivertown Exchange at Defiant Brewery on April 11th. It’s guaranteed to be a good time.

LEGENDARY ILLUSIONIST, ROCCO SILANO One of the most talented magicians in the world will be performing at the upcoming Rivertown Exchange hosted by Defiant Brewery in Pearl River on April 11 at 6PM. Rocco Silano, a two-time winner of the Manhattan Association of Cabarets Award and the International Federation of Magic Societies’ choice for “Most Original Act”, has been performing “close-up magic tricks” for over 40 years and has established himself as one of the great illusionists of his generation. The veteran showman has performed at the Sydney Opera house, appeared in a VH1 celebrity magic reality series, and even put on a personalized show for Michael Jackson. Silano begin his career studying under legendary performer Tony Slydini and later worked with professional close up magician Bill Wisch to perfect
his sleight of hand skills. Rocco’s signature accomplishment was the creation of “Prisma Light” a plastic thumb tip that gives the illusion that light can pass through solid objects or come from out of nowhere. “The idea came from outer space, like all creative ideas,” claims Silano, whose invention became the best-selling magic trick of all time, with millions of devices sold to aspiring magicians all over the world. Both Silano and “Prisma Light” are widely known in the magic community; Silano has performed everywhere from South Korea to Sweden and has competed in and won multiple international competitions for magical performances. “The world is my oyster thanks to the magic arts,” boasted the master magician whose legendary tricks were originally developed out of necessity to support his family after the untimely loss of his father. From such humble origins Silano has risen to the top of the magic game through ingenuity, relentless practice and a love of performing. “Persistence makes it all happen,” explained Silano. “I want the audience to experience childlike wonder and believe anything is possible.” Rocco has an infectious enthusiasm for his work and strives to make all of his performances “inspirational,” with music to “get people on their feet” and “spread good vibes.” Come check him out on April 11th at the Defiant Brewery in Pearl River. Rumors Written by Neil Simon Directed by Kathy C. Gnazzo
Nathans Kingdom Directed by Olicer. J. Munoz With Madison Ford, Jacob Lince, Peter Mendoza
Most of Neil Simon’s hit films (such as Barefoot in the Park, The Odd Couple, Sweet Charity, The Sunshine Boys, and California Suite) began on the stage. He returned to his theatrical roots with his first and only farce, Rumors, in 1988. At a dinner party in Sneden’s Landing, New York, four nouveau-riche couples are ostensibly celebrating a 10th anniversary. Upon arrival, they discover that their host has been incapacitated by mysterious events that include gunshots. What ensues is a high-energy attempt to cover up a scandal involving the host, a New York deputy mayor. An evening of live theater to benefit Rivertown Film.
A coming-of-age drama/fantasy about Nathan, a 25-year-old autistic man who depends upon Laura, his younger, opiate-addicted sister, for help navigating the challenges of life. Rather than surrender to social services when their difficulties become overwhelming, they risk everything to find the imaginary happy kingdom of their childhood imaginations. A story as much about the perspective of an adult living with autism as about what it means to take care of someone with autism. Nathan is played by an autistic actor. Post-screening discussion with Dr. Jeanne Marron, Clinical Specialist and Community Educator, West Bergen Mental Healthcare.

THEY GOT WHAT?!
By Donna Cox of Better Homes & Gardens Rand Realty Cell: 845-641-8613
You just put your home on the market and feel it’s priced competitively. Or maybe you just reduced your price to increase buyer interest. Then it happens: a buyer makes an offer‌ but it is significantly lower than you expected. Selling a home can be highly emotional, and if left unchecked, emotions could cost you thousands of dollars. What do you do when an offer is lower than you hoped? 1) Keep in mind that the buyer could have made an offer on any of the homes on the market in
your price range, but they chose yours. That is a wonderful thing, despite the difference in price. 2) Always make a counter offer. Often these offers, through negotiations, result in a price both you and the buyer can live with. By categorically rejecting an offer, you will never know what could have happened. The objective is to keep your emotions in check and the lines of communication open until you reach your goal of a successful sale. With that, here are the homes that sold in the rivertowns in February.
