BLAUVELT’S FIFTY-YEAR SUCCESS STORY

F
abrics were always in my life,” Cindy Ozanian muses. This passion is rooted in her childhood. “I grew up in Rochester, NY, and had a very wonderful relationship with my grandmother, who owned a bridal shop. She taught me and my sisters how to sew. We were always creating with fabrics.” That love propelled Cindy into a career as a buyer for Bamberger’s (cue a nostalgic nod). After becoming pregnant with her daughter, she took maternity leave from the fashion buying industry and spent her afternoons walking with the baby stroller. Prior to their current Route 303 location, Blauvelt Wallcoverings was then located on Western Highway, and Cindy would stop in to help her mother-in-law, and store founder, Rose Ozanian, with the wallcovering shop. “She opened the business in 1972 and worked there until she was 92 years old.” Cindy learned the trade from Rose, and gradually introduced decorating with fabrics to expand the business. “The most important element was to work with experienced window installers, upholsters, and paper hangers. Quality workmanship and customer service has always been our priority.” As we sit among luxurious fabrics and elegant wallpapers, discussing Cindy’s work, she says, thoughtfully, “Really, what I enjoy is creating beautiful rooms for my clients.” I instantly feel the need to switch hats for a moment and play customer: “I’m thinking of redesigning my living room. I start?” She asks me a litany of questions, gathering her research to guide me properly. “What colors do you have in the surrounding rooms? How is the furniture arranged? What’s your style in those rooms?” Cindy next pulls out the Benjamin Moore paint deck and asks me to identify some colors that appeal to me. She also suggests I email her photos of the room, along with dimensions. “Then, I also suggest my customers pull photos of colors and styles and rooms that they like into a portfolio.” Once style and color palette are conceived, Cindy begins to research fabrics. “I don’t look at the price at first, I just pull everything that I think could work.” Then, the next step will be to determine budget and narrow down from there. Cindy’s accessibility to top vendors include: Thibaut, Candice Olson, Fabricut, Kravet, and a multitude of others, at all price points. “I have accounts with almost every major company. And if a customer finds something from a small, lesser known supplier, I will call them and set up an account, no problem.” Decorating services at Blauvelt Wallcoverings & Fabrics Inc. include custom window treatments, bedding, headboards, slipcovers, and upholstery for residential and commercial projects. They house a voluminous library of wallcovering collections and fabric books for every project. “The current trend is for High Performance fabrics. We have an extensive book collection for this category.” In terms of wallpaper,
“Our wallcovering library includes 54-inch commercial and residential for high traffic areas. Also, we have a representation of designs from the UK and high-end fabrics, wallcoverings and trims. We are a Hunter Douglas Alliance dealer, Graber dealer and Alta dealer for privacy shades that also offer motorization,” Cindy explains. Blauvelt Wallcoverings & Fabrics Inc. is open to customers wishing to explore their decorating options for their windows and walls. Cindy also communicates with clients via email. Many local designers source here for their projects, both small and large scale. “We have a loyal customer base that will call when they are ready for another decorating project. Plus, many of our clients have second homes that we have decorated.” It’s been nearly 50 years since Rose launched Blauvelt Wallcovering. Her years of dedication and investment in the industry, continued on by Cindy, surely speak to the fact that business is still thriving. Knowledge and expertise are but one part of the success equation; patience and perception of client needs is another. “You have to really read your customers. hen D.S.Z. Barbers Inc. first opened, our vision was to bring something new and unique to the New York suburbs. We wanted to create a barbershop that had style with a certain look and a fun environment for our clients. Anyone can build an aesthetically pleasing storefront, but what separates DSZ from other barbershops is how cleanly and professionally our shop runs.

As New York State licensed Master Barbers, it’s our job— no, our responsibility—to provide people with fresh cuts, fades, and styles they’ll be proud to walk out of our shop wearing. We are indebted to our customers to provide great and enjoyable services. But our responsibility to our clients doesn’t just stop at aesthetics and experience—it, without a doubt, includes safety. That means that we have an obligation to provide a clean and sanitary experience for our customers. As the proud owner of DSZ, Steve would like all of our clients to always feel comfortable and safe when they step foot into our barbershop. While
some barbershops close one day a week to do a deep clean, we maintain keeping our doors open seven days a week by performing a two-hour deep clean EVERY day after closing. DSZ employs a full-time maintenance coordinator, Diego Zegarra, who oversees the daily sanitation and sterilization of our shop. Throughout each day, he ensures that all of our sinks are thoroughly cleaned, chairs are disinfected, bathrooms are scrubbed down, and that we are fully stocked with disinfecting cleaners and supplies. In addition to Diego’s endless hours of hard work, all of our Master Barbers have completed the NYS Infection Control Course, which teaches them preventive training regarding contagious diseases. This course helps to ensure that our barbers know about the danger of contagious diseases and know how to prevent transmission from one client to another. Our tools are disinfected between clients and we exercise reasonable care while working to ensure the safety of clients and our staff. Each client is given a freshly laundered towel around their neck and a clean barbering cape. We have shampoo sinks at every station for our customers to request a rinse after their service so they feel clean when they leave our barbershop.

We always have and always will take the sanitation of our equipment and implements very seriously. Hair brushes, combs, and all other tools are kept clean and sanitary at all times and undergo thorough cleansing after serving each customer. After handling a customer, our combs and straight razors are effectively cleaned in Barbicide, which has been found to be effective against viruses. Our tools are sanitized with Andis Blade Spray, which is a certified disinfectant. For our shaving services, a new medical-grade platinum blade is used for each client. As our country steps up their views about cleanliness and sanitation, please know this has always been part of our regular operations at DSZ. We will continue to improve and to go a step above what is regulated to keep our clients looking fresh, feeling safe, and of course happy in our controlled environment. S

ay Wright joined the family real estate business in 1962, developing an eye for exquisite structures and talented staff. But his keen powers of perception found their fullest expression when he picked up his first camera. “I became the firm’s staff photographer. I found that a wide-angle lens was the perfect tool to capture the architectural details of the properties we were listing,” Ray said. In 2010, Ray was one of a group of photographers who documented the return of the bald eagle to New York State. “New York State lost its eagle population by the year 2000. DDT was the cause. Eagle eggs could not mature and broke before the babies were ready to come out. DDT was banned in New York and starting in 2000, babies were purchased from Alaska. By 2010, New York’s eagle population had recovered.” For the last nine winters, Ray has made the rounds throughout the lower Hudson Valley, capturing nature’s most impressive winged creatures. “I could go from Haverstraw to
Jones Point and photograph 10 to 20 eagles each day from January 1 to March 5.” His lens has captured eagles in pairs, perched on branches improbably thin to hold their weight: “They mate for life,” he romantically observes. In 2017, Ray submitted a photo to the Clarkstown supervisor of Orange & Rockland construction crews working within feet of an eagle’s nest. Eagles are federally protected and the utility faced fines for the encroachment. In 2019, Ray testified at Clarkstown town hall to oppose a proposal by the Suez Water Company to build a new headquarters near Lake DeForest. Ray testified: “I photograph eagles because I am drawn to their majesty and grace. But I am aware that as a nature photographer, I also have a civic role to play. My photos help document the habitat that eagles, and all of us, depend on for our survival. The photos I take have to speak for the eagles, who do not have a vote in our elections or a say at our public hearings. We lost our eagles once before to DDT. Let’s not lose them again to over-development.”
“This year, because of the end-to-end balmy winter weather, no eagles.” Ray laments. He manages to find a few yearround nesting eagles, but not the dozens of the apex predators who own the sky above their hunting grounds. Ray now worries that “global warming might keep our eagles away next year.” Regardless of whether the eagle population soars or plummets, their champion will document their plight, summoning the public to be the cavalry in their defense. Ray joined Wright Bros. Realty in 1962, a firm founded by his father and uncle in 1929. In addition to expanding the company’s stake in the real estate and insurance business, Ray became the official photographer. In 1980, along with Nyack High School music teacher Burt Hughes, Ray founded the Jazz in the Garden series at the Hopper House Museum and Study Center. After selling Wright Bros. in 2000, Ray has dedicated himself full-time to wildlife and jazz photography, and wooden boat building. RivertownMagazine.com / 25

I
moved to Piermont in June of 2018. I chose the village for two simple reasons: It is a mere six-minute drive from my workplace, The Lamont-Doherty Earth Observatory, and it is lovely, with river and creek views and a long, windswept pier. But I soon learned that was only part of the story. Aside from its apparent beauty, Piermont is also home to an extraordinary Bastille Day celebration, a network of wonderful walking and biking trails, a collection of lovely restaurants and shops but, perhaps most importantly, an irrepressible sense of community. And, no, you don’t have to be born here to be welcomed as a Piermonter. The heart and bandwidth for belonging is much greater than that. With a smile, a

chat, and a willingness to participate, it’s likely you will be instantly endeared to this wonderful place. Another fascinating feature of this village and its sister towns in Rockland and Westchester Counties, is its more notable residents. Now, I know the movie stars that come to mind when I reference notable residents. However, I’m talking about people who are stars by a different measure. And, while I too am a big, big, big fan of the area’s Hollywood luminaries, I am a fan and (proud to say) colleague to another collection of allstars—the world-renowned scientists who call Lamont-Doherty their research home. Scientists like Robin Bell, world famous polar explorer; Maureen Raymo, one of the
most honored researchers on planet Earth; Terry Plank, a volcanologist with a stunning resume and a plan to save thousands of lives; and Radley Horton, a brilliant, passionate climate scientist that you have, no doubt, caught on broadcast news, explaining the reasons and the risks associated with our changing planet. It is with pleasure that in honor of Rivertown’s April “Green” edition, we’re sharing four video profiles of these four game-changing scientists. Every mile of the Hudson is alive. It is alive under the surface. It is alive on the banks. That life, that vibrancy, that culture, that rhythm is what Riverkeeper is out to protect. —Paul Gallay, President of Riverkeeper he Hudson River–315 miles of beauty flowing south from the Adirondacks through the Hudson Valley, all the way down to the inner city bay before spilling into the Atlantic Ocean at the New York Harbor. Maybe you grew up near the river, maybe you learned how to swim or water ski on it, or maybe you just moved to the area and are seeing her beauty for the first time. Regardless of your relationship with the Hudson, the river’s beauty is timeless, pristine, and should be preserved for years to come. At the forefront of this preservation is Riverkeeper, an organization that was originally founded in 1966 by fishermen who were fed-up with industrial pollution and government neglect that had turned the river toxic. Known as The Hudson River Fishermen, they banded together to use a decades-old federal law to begin the river’s recovery. Today, Riverkeeper holds this vision of a Hudson River teeming with life, flowing with

clean, swimmable waters from end to end, and providing a source of healthy abundant drinking water for all New Yorkers. Their goals are to guard the New York waterways, defend clean drinking water, and continue finding solutions to the problems of abuse by holding polluters responsible for their actions. Their vigilance has been effective. Riverkeeper’s work has helped to pass crucial legislation, such as the Sewage Right to Know Act in 2012, and the Water Infrastructure Act in 2017, which invested $2.5 billion towards clean drinking water in New York. How is this safeguarding accomplished? One of the main methods is to take water samples from all over the Hudson and its tributaries, then analyze the water to determine what pollutants are there and why. In 2006, research Scientist Andrew Juhl of Lamont-Doherty Earth Observatory partnered with Riverkeeper to begin regular sampling of the Hudson. Andy earned his PhD in Biological Oceanography from the University of California, San Diego. Since beginning his work with Riverkeeper in 2006, the organization now draws over 400 monthly samples taken from the entirety of the river. What does the data from the water tell us?
According to Andy, the river is much healthier now than it was in the 1960s, when companies were dumping oil and many other pollutants into the river on a daily basis. On average, about 80% of the water in the Hudson is safe for human contact, but there is still work to be done. No two parts are the same in the Hudson—Nyack’s waterway is different from Tarrytown’s, and Haverstraw’s is different from Ossining’s. They all have different pollutants and minerals in them. What does this tell us? That local actions affect local waters directly. From what goes down the sink to what goes down the toilet—it all has to go somewhere and plenty of it goes back into the River and its surrounding tributaries. Be mindful of what goes down the drain. Dan Shapley of Riverkeeper offers this encouragement: “Spend a day with water on your mind. Look at the water and wonder where does it come from? Where does it go? F
ounded in 1946, Skyview Acres in Pomona is a 110 acre intentional community with a soul of progressive social and political ideals and a heart beating with extraordinary stories of its residents. Rabia and Paul Nagin have lived there since building their Energy Star rated green home, Eco-Taj, in 2006, but that’s not where their Skyview story begins. Decades before Paul got the eco-bug to build as close to a net zero home as possible, Rabia was a 10 year old traveling with her family to visit musician Ed Simons who lived in Skyview. As she describes it, she grew up around “people who were very connected to what was going on in the world,” and Skyview attracted people who wanted to make positive changes. Rabia explains, “The founders were not only interested in living in nature and were like minded people politically, but it was a time where there were no integrated communities.” Dr. Edmund Gordon, a pioneering educational psychologist and one of the first residents of Skyview, was refused a meal at a local diner within a mile of his own home. Dr. Margaret Lawrence, the
first African American woman to become a psychoanalyst in the United States, was a long-time Skyview resident. Paul and Rabia hosted many birthday bashes for her at Eco Taj, including her 100th. George Houser, one of the founders, was also the founder of the Congress for Racial Equality. The founders of this new community were what Paul called “Utopian visionaries” and Skyview became a place where “people care about each other and take care of each other,” a seemingly simple approach to life that can still feel rare in a time when many people rarely connect with their neighbors. Paul and Rabia’s move to Skyview came after their son Avi needed violin lessons, and Rabia knew right away that she wanted him to study with Ed Simon. She drove Avi to visit Ed at Skyview just as she did with her parents. Studying chamber music required three lessons a week, and after regularly making the trip from Westchester, Paul and Rabia decided to buy a piece of land in Skyview and rent a home nearby so they could watch over the construction of their new home.

There are 49 homes in Skyview Acres and most of the parcels of land are in a Land Trust barring any subdivisions and the land can not be down-zoned. Paul and Rabia purchased the last plot of land available at that time, and began to build Eco Taj. It stands as a testament to what is possible in green home construction and design. The house was featured on the Discovery Channnel’s World’s Greenest Homes, and when it was completed, it was rated the 3rd greenest house in the state of New York. In 2006, the mainstream idea of “Green” was mostly contained to solar panels, but Rabia shares that Paul’s vision went far beyond that, “It’s not just a warm and obviously luxurious home, but knowing that it’s not making an impact on the world is such a good feeling and that really falls on Paul’s shoulders.” Paul contacted the State and found out about the Energy Star program for homes and a consultant helped with planning and drafting. The home uses a geothermal heat pump for heating and cooling and the only maintenance it has needed in 15 years was replacement of air filters. The machinery is expected to last 25 years. Pellet stoves heat the main and lower level by burning compressed sawdust pellets which is the eco version of a wood stove. The walls are 8” thick and have dense packed cellulose (ground up newspaper) as insulation. The windows are efficient double-paned Low-E glass. During the planning stages, the house
was even micropositioned in order to cut down the least amount of trees. Downstairs, Paul describes many “creative uses of garbage.” The wall behind the bar is made from stalks of the sorghum plant and shelves are made from ground up sunflower stalk. Column covers are made from reconstituted sawdust. Music and art are core values that flow through the structure and energy of Eco Taj. The first event held there, described by Rabia as a blessing of the house, was a performance of a singing group from Holland, led by Laura Hassler. Laura, a “Skyview Baby,” went on to form “Musicians Without Borders,” which works to help heal emotional injuries of war through music. When it comes to the creative design of Eco Taj, architect Jeffrey Hall had Mahler’s Symphony No. 4 and Symphony No. 9 playing for the four days it took him to hand-draw all the plans for the house. Jeffrey Hall was on the Board of the Rockland Conservatory of Music which also benefited from fundraisers at Eco Taj. The main room has ideal acoustics and a floor that can withstand 100 people dancing. Paul received his nickname “Crazy Legs” from his love of dancing to 60s music and reggae. The arts and crafts style design elements allow the family to display their love of art. Rabia explains, “All the things you see are from our background,” and the home has become a “repository for art that RivertownMagazine.com / 31

our family has accumulated or been given.” Their children made the pottery that fills the shelves and a friend painted the tiles in the kitchen. Eco Taj has also been a container for social activism, housing many events for nonprofits like Planned Parenthood or meet-and-greets for politicians like Congresswoman Nita Lowey. Continuing her mission for women and children’s rights, Rabia is now Assemblywoman Ellen Jaffee’s Chief of Staff. Rabia describes their frustration when nonprofits would have to use a chunk of what they raised for a function room, so they feel grateful to be able to offer their home as a resource. “It’s gratifying that nonprofits can have a place, and because the room is configurable, it adapts to so many different events.” Paul adapts the main room conference style when he teaches Climate Science to 30 East Ramapo High School students. Their science teacher gives them background on theories, but then they travel to Eco Taj to see the guts of the house and learn the possibilities of going green. Paul and Rabia are very active in their public school district
and the Spring Valley NAACP. They have worked to get public school advocates on the school board and believe every school district should have equitable education. Paul is very passionate about sharing his knowledge of green home construction and design with today’s youth and even has the machinery set up in the basement to look like a museum with cut outs in the walls serving as frames to to help focus the tours he gives. Eco Taj is currently on the market with realtor Lisa Green of Wright Bros. Realty in Nyack. In looking ahead to when Paul and Rabia will leave Eco Taj to downsize, they are looking to stay in Skyview but build a smaller and greener home. The windows will be triple-paned and the walls will be 12” thick. Paul wants to build a house with zero net energy consumption. He explains that, “Technology has evolved. We can do much better.” Paul and Rabia are still looking forward to holding events in their new home, continuing Eco Taj’s role as a vessel for change. Family, music, art, education, and activism…the home became as Rabia describes it “a vessel for all the things that matter.”

(& MARY) by Ryan Paige & Mary Kirby For the home and design issue this month, I decided to enlist the help of my good friend, professional designer Mary Kirby, for some advice on how to do some simple home kitchen renovations at a reasonable cost. Throughout my real estate career, I have helped Mary buy and sell multiple properties in the area. Witnessing her transformation of each of them has been incredible. Here are some of Mary’s recommendations to make your new kitchen pop for a fraction of the cost of a complete overhaul.
I
f you have ever been mid-mentalcelebration because you have finally just crossed the finish-line, written your checks, and closed on what will be your dream house, but your elation is interrupted with calculations of renovation costs, NEVER FEAR—you can do this! Whether you are handy DIYer or you have a friend of a friend, who has a cousin, who knows a carpenter, you can give the heart of the house—the kitchen, of course—a little love without succumbing to a fullblown gut renovation. Chances are your kitchen is just outdated, possibly a little dingy, and “has a face for radio.” These easy fixes can give it a boost in fast order. Unless falling apart, most cabinets can be brought to life with a good scrub, sand, heavy duty primer, and white paint. The primer should be a stain-blocking, highhide, bonding primer. Try Zinsser or BIN. I like a warm white paint on furniture 42 / Rivertown Magazine April 2020
and cabinetry. Two great colors are “Simply White” by Benjamin Moore for a crisp, warm white and “Swiss Coffee” by Benjamin Moore for a more creamy feel. Top your new white cabinets with a 2” solid butcher block. Butcher block is a great option for so many reasons. It’s a solid surface that can stand the test of time and gets better with age and use. You can resand, seal, and re-finish when it’s looking a bit beat up. It’s less expensive than quartz, stone, or granite options. The wood tones really warm up a space. And, there’s no need for field-measuring and waiting—it’s typically a stock item from Home Depot or Lumber Liquidators. Replace your cabinet hardware with matte-black pulls and knobs for a more industrial vibe or brushed brass for a traditional feel. Drop a white cast iron sink, like a Kohler Mayfield 25” Drop-in, into your new butcher

The old-fashioned dream used to be to get married, buy a house with a white picket fence, and then have children. Well, times have changed, weddings can be expensive—and so can homes. That cliché vision doesn’t seem as obtainable in today’s times. Some common deterrents are high student debt, lack of down payment, and simply just the false assumption that renting is the only thing millennials can afford. I am here to clear up a few of those misconceptions. 1.
Student Debt: Lenders commonly come across successful young adults with affluent degrees and salaries, but a long list of student loan tradelines marking up their credit report. However, don’t get discouraged just yet. It is important to remember that when qualifying for a loan, a lender will look at monthly payment obligations, not the entire sum of the debt. Therefore, whatever your arrangement is monthly with the creditor is what we deduct from your income (or 1% of the total debt if the repayment terms are unknown). When you look at it this way, it’s not so bad after all!
2. Not Enough Funds for a Down Payment: One of the major setbacks for millennials when purchasing a home is that most lack savings. Luckily for people who lack a sizable savings account, some banks offer loans for as little as 3% down. Another common solution is a gift fund. Gift funds from a relative or friend toward a down payment is totally acceptable if the funds
can be sourced. Funds accumulated from wedding gifts are also satisfactory, and typically a copy of a wedding invitation will satisfy the explanation for many large deposits.

ASK YOUR REALTOR By Frank Mancione of Lydecker Realty Question: We made an offer on a house, had our offer accepted, then had an engineer’s inspection—all within one week. There were no issues with the inspection and we were planning to move forward with the deal and sign contracts. A few days later, our agent told us there was a higher offer, and that we would have to go higher in price in order to keep the deal. I’m very upset about this and thought that since we had an accepted offer and moved quickly to get our inspection done (and paid for it), that this shouldn’t be happening. Answer: Sorry to hear about this. It sounds like you moved quickly to the best of your ability and did everything right. Unfortunately, in real estate, an accepted offer can mean many things. Some people feel “a deal is a deal” and will treat any subsequent offers as “backup” offers. Others are always willing to take something better if it comes along. Others still may feel torn between staying with the initial offer and going with another which has vastly better terms (which increases the likelihood of the sale going through). Usually the seller’s agent will encourage the seller to at least give the person with the accepted offer a chance to stay in the first position, either by raising their offer or agreeing to better terms since the inspection is already done. However, all deals are different

and all offers are not created equal—sometimes a cash deal presents itself, or some other enticement to the seller that the person with the initial offer cannot match. There is a saying in real estate, “you have nothing until you have a signed contract,” so moving quickly through the process is always important. If, after doing an inspection, you lose out to another offer, it is customary for the seller to reimburse you for the cost of your inspection. This doesn’t always happen. However, it is customary, and you should feel free to ask to be compensated for your cash outlay. Question: My husband and I were recently married and we are just starting our home search. We’ve been doing mostly online searches in the areas where we’d consider living. We’re wondering how much homes actually sell for, since we see the asking price but aren’t sure what fair value is. Should we be engaging with a Realtor? Answer: Definitely! If you are actively looking to buy a home, you should do two things: 1) Talk to an experienced Realtor who can explain the home buying process. 2) Get pre-approved by a mortgage banker who will go through your finances (income/assets/debt) and determine what you are qualified to buy in terms of home price and property taxes. I say meet first with the Realtor, since they can give you an overview of the process and recommend trusted mortgage professionals for you to meet with. Good luck!

att Maroney is a bit of a blue-collar renaissance man. A master electrician, veteran contractor, and accomplished drone pilot, Matt has spent decades honing just about every skill necessary to perform a thorough and complete home inspection. In fact, the owner and operator of Lighthouse Home Inspection has made it a point of pride to learn everything he can about building and maintaining a safe place to live. As he puts it, “Before I started my business, I made sure I would be one of the most qualified people available.” He had a good head start. The Rockland native began his career in home inspection just after leaving high school, and has practiced contracting since he was old enough to hold a flashlight. “I come from a family of contractors,” explains Matt. “When I was a kid it wasn’t ‘What do you want to be when

you grow up?’ It was, ‘Pay attention, this is what you’re going to be doing when you grow up.’” A childhood spent changing outlets and watching repairs left Matt with a love for the trades and a drive to learn even more. Matt is now one of only 14 certified Master Electrical Inspectors in New York State, has received an OSHA Certification, and of course earned a home inspectors license. “The home inspector license to me feels like a driver’s license,” quipped Matt. After studying for seven years to earn his electrical certification, the two-week home inspector course seemed “easy.” Lighthouse Home Inspection offers an incredibly thorough service—testing a property for everything from water impurities to radon leaks. Matt’s drone license allows him to take an in-depth look at

trolling through the grounds of the Nyack Field Club with Jim D’Ambrosio, I get both a history lesson of the place, and an object lesson in community. Club members come up to greet us, and without prompt they give their own accounts of growing up on the grounds, brought by parents and grandparents, and of how now their own children are part of this special community of sporting and socializing. There is a wholesomeness to the proceedings, and a congeniality that one would be hard-pressed to recreate without the years of authentic interaction. The property was once home to an academy for young girls, Riverhook, run by an Episcopal nun. In the summer of 1919, Pierre Bernard (also known as Oom the Omnipotent), a promoter of yoga to wealthy socialites, leased property known as the Maxwell Estate, a seventy-

three acre piece of land runn ing from Midland Avenue in Upper Nyack, down along Castle Heights Avenue to North Broadway. Hugh Maxwell had sold the property to Van Wyck Rossiter, first president of the New York County Trust Company, shortly after the turn of the century. Rossiter built the mansion on Midland Avenue, now home to the Nyack Field Club, around 1909. The eighteen room, three-story stone and stucco house is situated on a parcel adorned with trees, shrubs and wide lawns. Bernard sold the twelve and a half acre Rossiter portion in 1954 to the Nyack Field Club, made up of locals who wanted a family-style club for recreation that promoted friendship and sociability, while providing entertainment and physical recreation throughout the year. This emphasis on family participation is still at the heart of the Club, where the highlight of the year is Family Day.

Other favorite social events include a new members party, a Holiday Tree Trimming, Spring and Fall Tennis Scrambles, Theme Parties, and Family Steak Night. The Club also sponsors tennis and platform tennis, socials and tournaments for all levels of play. There are ten Har-Tru tennis courts, four platform tennis courts, a 25-meter swimming pool, a kiddie pool, ample grounds for softball games and basketball, and a playround for the younger children. Some of the family social activities include the Autumn Pumpkin Festival, the Winter Holiday Family gathering, and the “bring on summer” School’s Out Party. The Club also offers a six week all day or half day camp program for children ages three to thirteen. Camper’s enjoy weekly exciting educational outside performance groups, team building field games and a variety of arts and crafts. The camp day begins at 9am until noon. Bunch that runs from 12 pm until 2 pm or Kids Club that runs from 12 pm until 4 pm. Activities are held in pods by grade group and supervised. Nyack Field Club’s pool facilities offer hours of summer fun, including a heated main pool staffed with professional lifeguards, and a kiddie pool. Lounge chairs and umbrellas dot the grassy area for shade and comfort. The Field Club offers several swim experiences for the young and old, including learn-to-swim programs, stroke clinics, and adult lap swim. There is also competitive swimming, and their competitive swim team, the Stingrays, competes in the Summer Swim League in Rockland County. The Nyack Field Club has four paddle courts with lights to accommodate paddle games from 7:30 am to 10:30 pm, and players can view the games in comfort in the All Purpose Building. If you’re looking to hone your paddle skills, instruction is available from Mickey Brzov, the Director of Racquet Sports.
Private, group and strategy lessons are also available. Enhancing the paddle experience is a new clubhouse, completed in May 2018. The beautiful contemporary building is a highly-functional space, with blond hardwood floors, built-in cubbies, vaulted ceilings, a stone fireplace, a soapstone kitchen island, a sound system, and a 70inch TV. The new building also houses a pro shop. It has become a regular hangout space for members, even when they aren’t playing paddle sports. This new addition to the Club grounds is not for rent, so it is always available to members. The main mansion continues to be available for event rentals. arious studies estimate that 10 to 15 percent of the adult population experiences chronic tinnitus.1 When patients come to our office for a tinnitus evaluation, they want answers…and relief. For many of our patients, their tinnitus annoyance is significantly reduced when appropriate amplification is optimally programmed to an unnoticed, underlying hearing loss. They finally have control over their tinnitus and relief from it. However, some patients report their tinnitus to be at it’s worst at night. Most hearing aids are worn for an average of 9-12 hours a day. So what happens for those with tinnitus for the other 12-15 hours? The Lyric hearing aid is an extended-wear hearing aid, and remains the only hearing aid on the market designed to be worn 24 hours a day for months at time. 100% INVISIBLE I would be lying if I said that patients don’t care what their hearing aid looks like. For our patients who are “cosmetically concerned,” Lyric is a great solution, as it cannot be seen. Using our microscope, it is placed 4-5 millimeters from the tympanic membrane (ear drum). LYRIC PROVEN TO BE AN EFFECTIVE OPTION FOR TINNITUS One of my former colleagues at the VA Center in Portland, OR where I formerly worked finally answered this question. In 2016, Dr. James Henry and his research team conducted a study comparing Lyric to a daily-wear hearing aid and a daily-wear hearing aid with an active noise generator (combination device). 2 The research found that the Lyric device—when properly fit and programmed—provided improvements to the negative responses to tinnitus. LYRIC WEARERS ARE QUICKER TO BENEFIT AND GET A BETTER NIGHT’S SLEEP In 2017, a study conducted at the University of Melbourne looked specifically at the 24/7 benefits of the Lyric hearing aid for people with tinnitus compared to daily wear hearing aids.3 The results showed that with Lyric a greater reduction in tinnitus severity was seen at one month compared to the daily wear group—both clinically and statistically significant. In addition, the Lyric group displayed a greater reduction in sleep disturbance and improved sleep quality. The conclusion is that Lyric is an effective amplification option to be considered as part of a tinnitus management program. It also shows that the ability to wear Lyric 24 hours a day provides additional benefits—patients experience a significant reduction in the annoyance of their tinnitus faster with Lyric, and likely get a better night’s sleep. This is why the option of Lyric is always discussed with our patients who have tinnitus. U
sually, my interviews begin with a formal handshake or procedural Rivertown introduction. But this one begins with an embrace. Fresh off of a read of Erica Mather’s upcoming book, Your Body, Your Best Friend, I already feel a deep connection to her. Erica’s written words had been genius, and now her presence is alluring. She sheds her scarf and Audrey Hepburn-esque sunglasses, reaches for her makeup pouch and asks, “Red lip or purple lip?” Erica’s presence puts us all instantly at ease, and she carries no air of assumption. I pull out my pre-publication draft of the book, and Erica’s authenticity is apparent. “That’s ma book!” she exclaims with pride and a warm, throaty laugh. My first question is about her voice as a writer, which draws you in as if you’re chatting over coffee with a dear friend. Erica explains, “I wanted to avoid any hint of condescension. I knew I didn’t want my readers to be talked down to, so I thought a lot about the books I have loved reading. I also thought about the use of the word ‘you’ vs. ‘we’. ‘We’ makes me feel like we are in this together. It’s inclusive.” 70 / Rivertown Magazine April 2020
A main catalyst for Erica’s own exploration of her body’s actions was adult onset migraines. A visit to a craniosacral therapist prompted her discovery of yoga. After experimenting within the practice, Erica found herself particularly drawn to Forrest yoga. “There were a few reasons it really spoke to me. First, it was clear to me that the point of the practice was not what you could accomplish, but how much you could feel. And to reframe your value as a person, based on how much you can feel, rather than how little you can feel, really repositioned the value of having a body and truly inhabiting it. It shifted everything.” Erica’s words are insightful and soothing, both in message and tone. Maybe it’s all those hours of intensive yoga training that spawned her breathy, raspy voice, but whatever it is, it bestows a sense of wisdom and peace. I admire the wait time Erica dedicates to her reflection before responding, displaying her inclination to always answer truthfully and wholly. One of most compelling segments of Your Body, Your Best Friend is the lesson “The Grass is Never Greener,” in which Erica delves into the comparative mindset of what she terms “compare and despair.” “We compare. And we make assumptions about what others think when they compare themselves to us. Concerning ourselves unnecessarily with the opinions of others, we give away our own personal power.” Erica offers practical tips to shift readers’ thoughts in hopes of “envy remediation.” These transformative suggestions (as well as opportunities to pause, reflect and journal) are sprinkled throughout the book, making this a book that readers will return to time and again. What does the future hold for Erica Mather? Her true passion is teaching yoga, as it’s a place of creativity and connection for her. “I can’t not teach yoga,” she concedes. However, Erica does have her sights set on doing more speaking engagements and conference keynotes, whether it’s for entrepreneurs (women and men), college graduates, or teenagers. ypically, I linger on the built environment: homes, residential and commercial buildings, and other architectural gems. As over-development devourers the landscape, the natural features that remain become more vulnerable and more valuable. The Palisades is a habitat for both federally protected animals, like the eagle, and for an ancient escarpment that is considered a global gift. Two of the most compelling characters in the Nyack Sketch Log narrative are the earth itself and the creatures that soar above her.
During the Triassic Period, 30 million years ago, semi-molten igneous rock was forced upward through a fissure in the earth’s crust to form giant vertical crystals of diabase lava. The 300 – 500 foot cliffs resemble the rim of the Grand Canyon or the edge of an escarpment, affording us a rare opportunity to ponder the inner workings of the planet whose surface we inhabit.

Every year from January until early March, eagles come to the lower Hudson Valley. During these winter months, eagles come south so they can hunt for fish in unfrozen waters. A small number of eagles decide to stay year-round.

So to end this week, here are some dumb jokes about restaurants. Did you hear about the restaurant on the moon? Great food, no atmosphere.

he Family Heirloom: My mother had a tough life, raising two kids on her own after my dad died. As a working mom, she would hurry home after a day’s work and quickly serve up something to me and my brother. Unlike most kids, I have absolutely no memory of what she cooked. Generally it involved eggs. Occasionally my brother Graham or I would ask for something special—something different from eggs. My mom would simply reply, “But you’ll only eat it.” She was right. Both my brother and I had weight problems all our lives. Whatever she fed us obviously made us put on weight. So fast forward 30 years, my mom has passed away. Going through her house back in Scotland, I find that she has thrown or given away nearly everything she’d owned, except some jewelry. The only other thing remaining is a small black leather notebook. I open it—and it’s a hand-written cookbook. And it’s filled with wonderful recipes. Recipes that I don’t believe my mother ever cooked. For example, there’s the traditional New Zealand dessert Pavlova. It takes more than an hour to prepare. It’s made of meringue,

whipped cream and kiwi fruit. The photo looks awesome, but I don’t believe my mom ever made it. There’s a recipe called “Granny’s Sumptuous Scottish Shortbread.” Once again my brother and I never had it at home. If we had shortbread it came from the supermarket. And then there are things like cock-a-leekie soup, which is a Scottish delicacy, and Scottish Venison Pie. So I believe my mom had this fantasy life of how she would like to live. Although most of her life she couldn’t afford gourmet food, she dreamed that one day she would be able to. Some of her dreams came true during her first trip to New York, where I was living. There were three things she wanted—a ride on a subway (she’d just seen the French Connection), a Sabrett’s hot dog, and New York cheesecake. I still remember her standing in the middle of Fifth Avenue, opposite Saks, holding a mustard-dripping hot dog, and a heavenly smile lighting up her face. That sight will stick with me for the rest of my life. She couldn’t have been happier. Then I took her to Junior’s for some cheesecake. That was a major hit, too. “That’s braw,” she said, which is Scottish for fingerlicking good. Here’s to you, mom, God bless you.
A nun, badly needing to use the restroom, walked into a local Hooters. The place was hopping with music and loud conversation and every once in a while the lights would turn off. Each time the lights would go out, the place would erupt into cheers. However, when the revelers saw the nun, the room went dead silent. She walked up to the bartender, and asked, “May I please use the restroom? The bartender replied, “OK, but I should warn you that there is a statue of a naked man in there wearing only a fig leaf.” “Well, in that case, I’ll just look the other way,” said the nun. So the bartender showed the nun to the back of the restaurant. After a few minutes, she came back out, and the whole place stopped just long enough to give the nun a loud round of applause. She went to the bartender and said, “Sir, I don’t understand. Why did they applaud for me just because I went to the restroom?” “Well, now they know you’re one of us,” said the bartender, “Would you like a drink?” “No thank you, but, I still don’t understand,” said the puzzled nun. “You see,” laughed the bartender, “every time someone lifts the fig leaf on that statue, the lights go out.
