A Guide To Buying, Selling and Renting in New York City

W

elcome to the “Welcome Home” edition of City Talk with Stephen McArdle. What an appropriate theme for this month as it is officially a BUYER’S MARKET!

subway line has transformed the neighborhood. You can count on the 4/5/6 trains to make commuting to midtown and downtown a breeze.

Third quarter 2019 NYC data is available, and the year-overyear statistics are clear:

The UES has become a great opportunity for buyers in the last year, with median prices for condos decreasing by 8% from the list price. Also, half of the available units on the market have been listed for a minimum of 120-180 days. Co-ops are holding strong and have actually increased slightly in value since last year.

• • • • • • •

Overall sales volume decreased by 12% 9% of the units selling in the last year sold for $3M and above—the fewest since 2015 33% of all units took more than 180 days to enter into contract The market is at the same price per SF levels as last seen in 2015 Average interest rates have fallen more than 1.5% since Nov. 2018 Current 30-year fixed-rate mortgages are around 3.375% Current 10/1 adjustable-rate mortgages are around 2.875%

This combination of available units, price decreases, pressured sellers, and cheap money all add up to: It’s a Buyer’s Market! If you’re considering purchasing, now may be the time. Many of us instinctively wait for “the bottom.” I don’t know when and where that is, but I do know that rates have rarely been this low in a buyer’s market.

The opportunity here is to make offers on multiple properties. As a wise person once said, “There is no such thing as a distressed property, just a distressed seller.” I am committed to finding that seller with you. ■ Q3 2019 CONDO & CO-OP RECORDED SALES: UPPER EAST SIDE

A Letter From The Publisher

A

s the year winds down, we are still beaming over the excitement of how it all began. This was a very special inaugural year of publishing for Rivertown Magazine, since being purchased at the tail-end of 2018. And, we are so proud of the rebranding, the upscaling, and the improved strength of our team—absolutely none of which could’ve been made possible without the dedication and hard work of such a passionate assembly of talent. As its publisher, I am so impressed by and truly grateful for the rousing and positive responses we receive each and every month, from our advertisers and readers, alike. And, guess what? We are not nearly done… While the buzz of this past year wanes and we welcome in the new year, I firmly believe that Rivertown Magazine will persist in being one of the greatest works in progress—evermore striving to be an eminent voice of and for Rockland, Orange, and Bergen Counties. Best wishes for a happy and healthy holiday season; and, I hope that we can all, in our celebrating, take a moment to remember those who are less fortunate than ourselves. Thank you to our dedicated readers and advertisers. I can’t wait to unwrap the surprises Rivertown Magazine has in store for you all in the year 2020!

EXCLUSIVE Q&A WITH DVINE BAR CHEF AND CHOPPED! CHAMPION CHRISTOPHER HOLLAND STORY BY JEANNINE DERAMO | PHOTOGRAPHY BY SAMANTHA FINCH

12 / Rivertown Magazine December 2019

T

he only thing more interesting and inspiring than his food is his story. Rivertown Magazine’s Jeannine Deramo caught up with Chef Chris Holland on the heels of his third Chopped! win for an intimate look at the motivation behind his culinary magic. Jeannine Deramo: When did your love of cooking begin? Chris Holland: I’ve loved cooking since I was a little kid. Some of my earliest memories are watching my father make tomato sauce in our kitchen. It was always my first love; there was just something that drew me to it. But how I became a chef is kind of a long, winding story. JD: Can you share some of that story with us? CH: When I was 24, I was diagnosed with multiple sclerosis (MS). I was enjoying a very successful career, and I was making a lot of money. I was a rising star in my law firm, on my way to law school. But after my diagnosis, I became depressed and self-destructive. I began to abuse prescription drugs—leading me down a road that would eventually ruin my life. I lost my job, my friends, and my place to live. After getting sober in 2009, I was able to put my life back together and come to terms with my diagnosis with the help of friends and family. JD: What was your next step? CH: I got another job in a law firm, and then I came home from work one day and said to my wife, “I really want to try to become a chef.” She told me to do it…that I would never forgive myself if I didn’t at least try. So, I walked into a kitchen and told them I’d work for free, which I did for 6 months. I eventually started getting paid, and I worked there for 2 years as the chef. It was difficult because I had to learn to be a chef by being a chef. I didn’t go to school for it. I didn’t train under anybody. I basically had to learn how to do this on my own. Fortunately for me, I was pretty good at it, and now I can make a living doing something I love, which is an amazing thing.

I had to learn to be a chef by being a chef. I didn’t go to school for it. I didn’t train under anybody. I basically had to learn how to do this on my own. Fortunately for me, I was pretty good at it, and now I can make a living doing something that I love, which is an amazing thing. —Christopher Holland, Chef, DVine Bar

decided to take a big chance on a very unknown chef. That was 5 years ago. It paid off well for the both of us. JD: So that’s where your DVine fame began, but what about your Chopped! stardom? CH: I’ve watched Chopped! since it’s been on the air. I’ve watched every single episode. Even when I was in dark times, I would watch and think “I’d do anything to be one of these guys.” Alton Brown is my idol. I love the guy. I’ve gone to his personal shows. I had dreamed about this, and now it was coming true—on national television cooking for my idol with the chance to win $50,000. It was very surreal. JD: I imagine that was also slightly terrifying? CH: The stuff that I’ve been through in my life...being on television, cooking in a competition, they don’t even scratch the surface. I live with one of the most unpredictable diseases in the world; I have almost been paralyzed, almost gone blind, and almost died a couple of times. Doing what I love to do in front of cameras is nothing compared to that.

JD: So how did you land at DVine Bar? JD: Do you have a favorite Chopped! moment? CH: I had a customer who was a PR representative, and she told me her friend Joe Printz was looking for a chef. He said to send over my résumé. But I told him I’ll do one better, and I drove it over there and handed it to him in person. I basically bugged him nonstop until he gave me a chance to cook for him at his house a few times. He

CH: At the end of the first episode I was on, I started crying when I was talking to Alton Brown and thanked him for everything. He basically, in the nicest way, told me to shut up and gave me a hug. A hug from your idol is a pretty cool thing. I’ll never forget that.

before I can even do anything in the morning. JD: Favorite Netflix show? CH: I’ve easily watched the full season of The Office about 45 to 50 times. I can recite every episode. JD: If we scrolled through your music playlist, what would we find? CH: I’m an enormous Nine Inch Nails fan. Actually, my son, Maximillian Miles, got his name from a line in the Nine Inch Nails song “Hurt.” The line says, “If I could start again, a million miles away, I would keep myself. I would find a way.” That line is very symbolic of how I look at my life today. Also on my playlist is Guns & Roses from my childhood days. I’m an 80s rock and 90s alternative guy. Pearl Jam and Bon Jovi. And I gotta give love to Bruce Springsteen, too, because of Jersey. JD: You’re on a desert island and can only bring 3 things. What are they?

JD: When you’re not in the kitchen at DVine Bar or starring on the Food Network, where can we find you? CH: With my son. He’s the center of my universe. Any free time I have, I’m with him. Every minute I can get away from the restaurant I spend with him. I push myself on those days when I’m really exhausted—I think about him. My life now is about making a better life for him. That’s basically why I’m on this earth now. He loves to cook, so we do that together.

and fancy cheeses. So, when mommy’s not home, we’ll go to the store and get a charcuterie board to pig out on. Every Sunday is Daddy and Max day, when my wife works. So, we cook together. Every Sunday, I ask him what eggs he wants. Sometimes, he wants pork roll and eggs with the runny middle, or, if he wants an omelet, he calls them French eggs. We make eggs together because he can help with it. Max cracks the eggs into the bowl, I get the shells out, and he mixes them. Eggs are the first thing I ever learned to cook.

JD: What do you cook together?

JD: What’s your coffee order?

CH: I’ve introduced him to charcuterie

CH: Black and sweet. Three cups

CH: Hmm. I’ll bring my cell phone with my music playlist, since I love music. Probably my Keurig with unlimited coffee pods. Oh, and a cooktop so I could cook all the local ingredients and the island stuff for dinner. I could have seafood every day. JD: Any final words of wisdom? CH: I speak at a lot of schools, and the one thing I always stress to the students is: if you have the opportunity to get paid to do what you love, do it. That’s much more important than how much money you make or what kind of car you drive. Being able to enjoy what you have to do every day is a blessing. E

VICOLO RISTORANTE’S “TWO DINNERS FOR THE PRICE OF ONE” The Talk of Old Tappan, New Jersey 20 / Rivertown Magazine December 2019

STORY BY TOM RILEY | PHOTOGRAPHY BY SAMANTHA FINCH

Everywhere you go, people are talking about the Zagatrated restaurant located in Old Tappan, New Jersey. One recent diner raves, “This place is a gem! Benny Qosaj, the owner, is a great host. The double-cut pork chops were very tasty and they serve an extremely generous portion. The homemade tiramisu is super good. You’ll end up taking home food, or else you’ll waddle out! Their buy one, get-one-free dinners are a delicious bargain.” “We have a tremendous wine list,” notes Qosaj. “Our crusted New Zealand rack of lamb with mustard, herbs, and our rib eye steak are favorites. So is the Chicken Danzis with apples, dry raisins, and sherry sauce. Our customers rave about our half roast duck with apples, raisins, and cherry sauce. The shrimp risotto with asparagus, garlic, and white wine sauce, the branzino francaise over spinach in a lemon wine sauce, and the escargot with shrimp in a fra diavolo sauce keeps customers coming in,” he adds. Vicolo Ristorante, in business for 9 years, is available for any type of private party, such as anniversaries, holiday parties, birthdays, graduations, bridal parties, and more. “You don’t have to travel to Italy this year to enjoy fine dining. Vicolo Ristorante has the warmth, charm, and friendliness of a neighborhood Italian restaurant without the passport,” says Qosaj. Vicolo Ristorante is open noon to 3PM for lunch and 4PM to 10PM for dinner 7 days a week. There is live entertainment on Friday and Saturday evenings. Call (201) 497-8777 for a reservation, or just stop by. E

THE WELL FED YOGI Say “I Love You” over the holidays with this sensational dinner-dessert duo. Recipes for our mushroom bourguignon seared in red wine then topped with fresh tomatoes and herbs along with our luscious chocolate cake, draped in the most decadent frosting, will say the words for you. Turn up the heat in your kitchen and bring out your Dutch oven. Being at home for the holidays means gathering around the table and indulging as a family. Together, enjoy this dish fit for the season and don’t forget the dessert; spoil and be spoiled, sans the guilt, forgivable this time of year.

CHOCOLATE CAKE

For the Sponge • 2 cups unbleached all-purpose flour • 1/2 cup of cocoa powder (I used Hershey’s.) • 1 1/3 cup of cane sugar • 1 1/2 teaspoons of baking soda • 1/2 teaspoon of salt • 1 1/4 cups of almond milk • 1/2 cup of milk chocolate chips • 1 teaspoon of vanilla extract • 1 teaspoon of instant coffee granules • 1/4 cup of maple syrup and canola oil • 1/4 cup of canola oil • 1 teaspoon of white wine vinegar For the Frosting • 4 ounces of vegan butter, room temperature • 1/2 teaspoon of Kosher salt • 1 teaspoon of vanilla extract • 2 tablespoons of almond milk • 1 cup of cocoa powder (I used Hershey’s.)

Mary Callan is a Board-Certified Holistic Nutritionist and 500-Hour Advanced Yoga Teacher.

Method: For the Cake Preheat oven to 350 degrees. Grease two 8-inch cake pans. Mix flour, cocoa powder, baking soda, sugar, and salt in a large bowl. Over medium heat, stir the almond milk, chocolate, vanilla extract, coffee granules and maple syrup in a saucepan. Do NOT allow the mixture to boil. Stir just until the chocolate chips have begun melting. Remove from heat. Add the canola oil with white wine vinegar. Stir well. Pour wet ingredients into the dry batch and gently mix everything to a smooth batter. (Avoid beating.) Fill the two prepared cake pans with batter. Place pans in the center rack of preheated oven. Bake for approximately 30 minutes, or until a toothpick, when inserted into the middle of the cakes, comes out clean. (Avoid over-baking.) Remove from oven and let sit for 5 to 10 minutes in the pan. Then, gently turn them out onto a baking rack in order to cool thoroughly before frosting. For the Frosting Place all ingredients into a bowl, and beat with an electric mixer with a paddle attachment until smooth. You will want to start off slow, as the confectioners’ sugar and cocoa powder mixture can fly out and shower you! A Few Tips: If the frosting is too thin, add more confectioners’ sugar. If it is too thick, add a little more almond milk. Taste as-you-go and make sure it’s divine.

MUSHROOM BOURGUIGNON

For the Stew • 2 tablespoons of vegan butter • 1 tablespoon olive oil • 1 large yellow onion, peeled and finely chopped • 1 tablespoon of Kosher salt • 3 sticks celery, cut into chunks • 4 large carrots, peeled and diced into chunks • 1 teaspoon of freshly ground black pepper • 3 cloves garlic, trimmed and well-chopped • 1 1/2 cups of red wine • 2 tablespoons of tomato paste • 2 cups of vegetable broth • 1 sprig of fresh rosemary • 3-4 large sprigs of fresh parsley, tied together with kitchen twine For the Mushrooms • 1 tablespoon of vegan butter • 1 tablespoon of olive oil • 1 pound of fresh mushrooms (I use cremini and shiitake.) • 2 tablespoons of cornstarch • 2 tablespoons of vegan butter • Fresh parsley for garnish

Method: For the Stew Preheat the oven to 300 degrees. Heat a layer of oil and butter in your Dutch oven. When ready, toss in the onions. Stir well and sprinkle in 1 teaspoon of Kosher salt. Cook on medium to low heat, stirring occasionally, until the onions begin to turn gold. This can take some patience, generally needing around 15-20 minutes. However, it’s worth the wait, as the gold and caramelized onions produce a lovely depth of flavor for this dish.

When the onions are caramelized, add the celery, carrots, and freshly ground black pepper. Stir well and cook for another 5 minutes. Add the garlic and cook for another 2 minutes. Add 1 more tablespoon of oil if the pan is too dry. Add the red wine, broth, tomato paste, rosemary, and the bundle of parsley. Stir well and bring to a boil. Then, turn off the heat. Cover the Dutch oven with a lid and place, as a whole, into your preheated oven for approximately 30 minutes. You will want the carrots to become tender. Remove from oven when this is achieved. For the Mushrooms Heat 1 tablespoon of vegan butter and 1 tablespoon of olive oil in a large sauce pan. Then, add the mushrooms, but do not overcrowd the pan. If needed, opt to do this step in two batches. An overcrowded pan will cause the mushrooms to steam. When this happens the mushrooms will not brown properly, which is a crime! Sauté the mushrooms for about 6 to 8 minutes (depending on the portion). Then, add the mushrooms to the stew along with all the juicy and delicious byproduct left over on the pan. In a small bowl, mix together 2 tablespoons of vegan butter and 2 tablespoons of cornstarch into a paste. Add 1 tablespoon of the stew into the paste. Mix altogether and then pour it all back into the stew. Stir well. Heat until stew simmers. It will take about 5 minutes to fully cook the cornstarch in the mixture. The stew will thicken into a luscious sauce. Remove the bundle of herbs. Serve with mashed potatoes, and garnish the finished dish with freshly chopped parsley. E RivertownMagazine.com / 27

Audi’s newly completed $1.5M renovation.

AUDI NYACK Rockland’s Premier Luxury Destination STORY BY JEANNINE DERAMO | PHOTOGRAPHY BY SAMANTHA FINCH

W

ith a newly completed $1.5M renovation project, and an unwavering commitment to customer service, it’s easy to see why Audi Nyack is the third-fastest growing dealership in the United States. Family owned and operated, the Pepe Auto Group just celebrated its one-year anniversary in the new space. The Pepe Group owns five luxury automotive dealerships in Westchester, and this first Rockland County location is on track to lead the way, with numbers up a staggering 116% from just one year ago. The light-filled hangar-style showroom boasts spectacular floor-to-ceiling windows. Audi’s welcoming hostess greets customers and offers cold beverages. An in-house boutique showcases luxurious merchandise ranging from clothing to vehicle accessories and personal accessories. The nearby waiting area boasts a sleek redesign that blends luxury and functionality; high-top workstations offer charging bases and there are spacious desk areas, just steps away from an extensive refreshment station complete with coffee bar, cold drinks, snacks, and fresh fruit. “We watched how customers do business with us, and we noticed a lot of people bring their cars in and then stay to work,” says Jimmy Macagna, Audi Nyack’s general manager. The amenities don’t stop there. Macagna adds, “For convenience, we offer pick up and drop off for our customers. We pick their car up from their house, drop them off a loaner car and drop their car off when it’s done. They never have to come into the dealership.” Additionally, Audi Nyack offers a shuttle service for those customers needing to leave the site. “We can shuttle you anywhere,” says Macagna. Part of the facility redesign included a complete lighting overhaul. “We converted every light in here to low-energy LED lights. We had in mind to be efficient and sustainable and responsible. We actually partnered with Orange & Rockland Utility Company,” shares Jimmy Macagna. Speaking of local partnering, Audi Nyack is not just located in the community, but prides itself on being part of the community. Audi works together with local charities, schools, and community groups to make a difference, and the dealership is a proud supporter of organizations such as Good Samaritan Hospital, Keep Rockland Beautiful, and South Orangetown Little League, among others. December is the perfect time to capitalize on the Season of Audi event that presents the best offers of the year. The experienced sales staff are eager to share their knowledge and enthusiasm with customers. As Macagna says, “Our customer service is paramount. Anyone can buy a car anywhere, but our goal is to provide customers with a luxury experience. We are doing a lot of great things here and we want to keep our customers coming back.” RivertownMagazine.com / 33

WHAT TO DO WHILE YOU’RE

Home for the Holidays

With winter break just around the corner, Rivertown Magazine has taken the time to plan some family activities, both inside and outside the home, to help ensure everyone makes the most of their holiday time! STORY AND PHOTOGRAPHY BY SAMANTHA FINCH

42 / Rivertown Magazine December 2019

Take a Trip to NYC

There’s no place like New York City during the holidays! From visiting the tree at Rockefeller Center, catching the Rockettes at Radio City Music Hall, walking through the snow-covered hills of Central Park, or visiting the heart of the Big Apple: Times Square, there is never a dull moment or lack of things to do during a family trip to NYC. So, take the time and plan a day with the family in this bustling city located only a few short miles from Rockland County.

Go Ice Skating at Bear Mountain

Located just 25 minutes north of Nyack within Bear Mountain State Park, alongside the Bear Mountain Inn, is the seasonal Bear Mountain Ice Rink. It’s open November 2nd – March 1st, with skate rentals and concession stand. Each session is 90 minutes, and the views are spectacular!

Shop at Local Holiday Markets

December is the perfect time to shop our local vendors at seasonal craft fairs across the Hudson Valley. With the holidays quickly approaching, local vendor markets provide the ideal situation to get those special and unique gifts for your whole family.

Get Baking

What better way is there to spend some quality family time than being together in the kitchen, whipping up some tasty desserts? We here at Rivertown Magazine can’t think of anything better! For some added fun, host your very own bake off and challenge each other to see who can make the best dessert! A cookie swap is also a lot of fun!

Take Some Holiday Photos

Whether you hire a professional, a family friend, or set up the self-timer on your phone, taking holiday pictures is a great way to bring the family together. Annual family photos are also a great way to see how everyone has changed from year-to-year!

Head To The Mountains

Grab your hat, scarves, and gloves before heading out for a day on the mountain. Whether you hit Mountain Creek in Vernon, NJ or Mt. Peter in Orange County, there’s room for every skier, snowboarder, and tuber alike.

Bring the Kids to an Indoor Playground

During the bitter cold of the winter, parents struggle to keep their little ones entertained and, more importantly, physically active. One way to keep kids moving during the winter is to take them to indoor playgrounds and amusement parks where they can run around and play. Places like Billy Beez in the Palisades Mall, The Castle Fun Center in Chester, NY, and The Big Playhouse in Westwood, NJ provide great indoor fun for kids of all ages.

Go to a Show

Spend a night out on the town and go see a local production with the family! You can hit local theaters like the Elmwood Playhouse in Nyack or the Penguin Rep Theatre in Stony Point, or head into NYC and see a Broadway play! Want to see some stand-up instead? Make your way to Levity Live, and catch a comedy show! Watching live performances with your family is a whole new way to be entertained!

Movie Night!

Pop some popcorn, make some homemade pizza, grab a beverage, and cuddle up in the living room to watch a movie with your family. Make movie night into movie marathon by sitting down at the table and allowing each member to pick a movie!

Play in the Snow

Nothing says winter like bundling up in layers and heading outside to play in the snow! Whether you have a snowball fight, make snow angels, build a snowman, or go sledding down the closest hill, nothing is more fun than embracing the winter with your family. Afterward, be sure to warm up with a mug of hot cocoa!

Volunteer

The holiday season is the perfect time to give back to your local community. From organizations such as People-toPeople, the Salvation Army, Toys for Tots, and local soup kitchens, there’s so much value in the donation of your time. In addition, it’s a great lesson for the whole family to show the importance of giving to those less fortunate than yourself.

Make Holiday Cards

The season of giving calls for ribbons, bows, wrapping paper, and tags. Sometimes, the best gifts don’t need fancy wrapping, but rather, some time and creativity. Break out the art supplies and make personalized cards for all your family members. Not only is it a great activity to do together, but it helps show the value of a gift from the heart over a gift from the wallet. 44 / Rivertown Magazine December 2019

Go to an Art Gallery, the Zoo, or a Museum

Get the kids out of the house and head to a local art gallery, zoo, or museum to view the latest exhibits. Take your time to learn and discuss with each other what you’re seeing. Have fun and just enjoy your time together!

Make a Family Scrapbook

In the middle of the digital age, almost every aspect of our lives is documented, so what better way is there to relive the previous year than to go through those images and create a family scrapbook! Start by sitting at the table and creating a timeline, then together go through images that fall into each section. Head to a craft store to get your supplies, like stickers and colorful paper, and start creating a page-by-page review of your life in the past year. Make scrapbooking a family tradition by reliving the previous year before starting the next book. This tradition will bring the whole family!

Go on a Winter Hike

Embrace the sunshine and the cold by taking the family on a nice hike through one of the several state parks in our area. Whether you go to Hook Mountain State Park to view the Hudson River, or Tallman State Park to view the marshland surrounding Piermont, or take a drive to Harriman State Park to walk along the trails of New York’s 2nd largest state park, there are so many amazing winter views of the Hudson Valley worth exploring! Kevin O’Donoughe, Saloonkeeper

TAKE OVER THE LEGACY Raising the Bar: O’D’s Tavern Sets the Standard for Nyack Pubs STORY BY JOSEPH KUHN | PHOTOGRAPHY BY SAMANTHA FINCH 46 / Rivertown Magazine December 2019

HERE’S THE STORY

It’s a little unusual to call an Irish pub a pillar of its community, especially in a community like Nyack. In a village defined by trendy restaurants and a thriving art scene, a vintage watering hole like O’D’s Tavern almost seems out of place. But O’D’s isn’t your run-of-the-mill Irish pub. Founded before the days of Prohibition, and situated at the tail end of Main Street, O’D’s has been a part of the Village of Nyack for a long time. It has had a profound and positive impact on the village, thanks in large part to its owner and former manager, Kevin O’Donoghue. A Rockland native, Kevin purchased O’D’s from his father more than 30 years ago. He has spent almost half his life managing the pub and befriending the people of the village. Kevin has, literally, made O’D’s his home, as he and his wife reside in the apartment above the bar, and he treats his patrons more like friends than customers. “All I wanted was a good old-fashioned Irish pub,” said Kevin, while reminiscing on his choice to take up the family business. Over the decades, he has established O’D’s as a relaxed alternative to noisier sports bars. You won’t see any TVs in the pub or hear any music loud enough to drown out your voice. Instead, you’ll find a friendly bartender happy to strike up a conversation, and dedicated barflies catching up with each other.

66 Main St, Nyack features a 66 seat restaurant and 2 bedroom river view apartment with expansive 20’ x 20’ deck.

“I’d rather be able to talk to customers,” explained Kevin, who half-jokingly called himself the town therapist. He’s proud of the welcoming and familiar atmosphere he’s cultivated at O’D’s, and Kevin strives to make his pub as accessible as possible. He’s kept the bar open during hurricanes and snowstorms, always ready to cook a meal or pour a drink for a customer. His clients are equally loyal, some of them even riding snowmobiles to get to O’D’s for a beer during blizzard conditions. All of this is understandable, given O’D’s impressive selection of classic Irish food and innovative drinks. Kevin, a self-taught chef, can cook everything from homemade corned beef hash to Thai food, and he buys most of his kitchen’s ingredients fresh from the Nyack Farmers Market. Kevin has even been known to drive to Massachusetts to source Concord grapes in order to serve vodka fermented with the fresh fruit. O’D’s diverse menu and casual aesthetic make it a great choice for families looking for dinner, or drinking buddies planning a night out. “We never turn anyone away,” said the owner. O’D’s has long been a community hub for Nyack, and you can tell from the moment you step in the door that the place is rich in history. Photographs of former owners and customers line the walls, and the hardwood floors and seating lend the pub a sense of timeless class. Kevin is always happy to talk about O’D’s storied past. He might tell you how the former mayor of Nyack used to sneak Canadian whiskey into the building during the 1920s, when the pub was nothing more than a shed attached to the firehouse, or he may even drop the name of a movie star who has popped in for a drink.

66 Main Street, Nyack, a mixed-use building, is now for sale, listed by “Ask Adam” Blankfort.

After years of running the tavern, Kevin and his wife are ready to retire, and they will be heading to Tennessee next year. He plans to spend his retirement volunteering with at-risk teens and making new friends. The Nyack bar scene won’t be quite the same without him…or will it?

HERE’S THE OPPORTUNITY, DREAM AWAY...

If you’ve ever thought of being a saloonkeeper, a restaurateur, or an investor in iconic real estate, here’s your chance. Listed by “Ask Adam” Blankfort of William Raveis Baer & McIntosh, this unique property offers many fantastic options.

He continues, “This story speaks for itself, because it offers instant recognition of a place steeped in history, with the added attraction of either operating the restaurant and bar, or leasing them out. The operation is profitable, and I would be happy to discuss its future with you. The total package is listed at $1,250,000.”

“We’re looking for a capable entrepreneur with the talent to own the entire package, which includes a 2-bedroom apartment above the bar, and an amazing 20’ x 20’ outdoor deck featuring total Hudson River views. The new owner may or may not choose to operate the legacy of the famous O’D’s Tavern,” says Adam Blankfort.

with Phil Bunton taking several photos of my successful jobs so as I wouldn’t forget the next time. Why do we have to have so many decorative pillows? One article on the Internet says there are at least 12 different ways to display the displays. Ha! My wife knows at least 144!

Now that I’m semi-retired, I’m learning a lot of things I never knew before. For a start, I never knew we had an Everything Drawer in our house. I was looking for some batteries the other day and my wife said, “They’re in the Everything Drawer.” “Where’s that,” I asked. “Don’t you live here?” Candice replied. She pointed it out. And there it was right next to the stove. Where apparently it’s always been. Who knew? It had been there for at least 5 years. What is an Everything Drawer for? Funnily enough, it’s for everything. Everything that doesn’t belong somewhere else. So in our drawer we have paper clips, Scotch tape, several different types of super glue. A bunch of batteries. Lots of computer cables. Some matches. And a partridge in a pear tree. Well, not that. That’s a joke. So here’s another thing I’ve learned: how to make the bed. As every man knows, that’s the most complicated thing on earth. Even Stephen Hawking, the world’s smartest person, wouldn’t have been able to master the many permutations of 12 pillows! I ended up 50 / Rivertown Magazine December 2019

Then there’s the business of emptying the dishwasher. What is this pink curly thing? Oh, it’s a corkscrew. My wife points out that it belongs in the drawer with all the other openers: can openers, corkscrews, beer can openers, etc. “Don’t you live here?” my wife asks. Again. How am I supposed to know? Most of these objects seem to have a life of their own. I only see them on special occasions, like Christmas or Thanksgiving. The rest of the year they hide out somewhere in the kitchen for months on end, with nobody ever seeing them. As a Scotsman, I’m used to all the jokes about how tight-fisted we are. If you’ve ever been to Scotland, you’ll know that the opposite is true. We’re surprisingly generous and friendly. Oddly enough, I enjoy most of the jokes we’re subjected to. Our neighbor Roberta, who’s also Scottish, sent me the following: A man in Scotland calls his son in London the day before Christmas Eve and says: “I hate to ruin your day, but I have to tell you that your mother and I are divorcing. Forty-five years of misery are enough.” “Dad, what are you talking about?” the son screams. “We can’t stand the sight of each other any longer,” the father says. “We’re sick of

each other and I’m sick of talking about this. So call your sister in Leeds and tell her.” Frantically the son calls his sister, who explodes on the phone: “Like hell they’re getting divorced,” she shouts. “I’ll take care of this.” She calls Scotland immediately and yells at her father: “You are NOT getting divorced. Don’t do a single thing until I get there. I’m calling my brother back and we’ll both be there tomorrow. Until then don’t do a thing. DO YOU HEAR ME?!” The old man hangs up his phone and turns to his wife: “Sorted! They’re coming for Christmas and they’re paying their own way.” Merry Christmas to all my readers. L

HEART Cardiac Care with Dr. Kedar Sankholkar

Does the heart know if you’re being naughty or nice? Inevitably, you will have an opportunity to drink eggnog and peppermint mochas, and eat heavy meals during this holiday season. While sitting at the dinner table, if you’re wondering if that extra serving will cause a heart attack, the answer is: no. One fatty meal or one extra cookie doesn’t cause heart disease. It takes years, even decades, to build the plaque in your arteries that causes heart disease. This means that it’s the overall pattern of your lifestyle that matters, and not simply one holiday indulgence. According to Dr. Kedar Sankholkar, Medical Director of Cardiology for Valley Medical Group NY, “I tell my patients who have no heart disease to plan their meals. If you know you have a holiday event coming up and will be engaging in ‘dietary indiscretion,’ you should also make it a point to eat healthfully in the days surrounding that time. Assuming you are cleared by your doctor, consider increasing your exercise around this time to compensate for those extra calories.” Dr. Sankholkar also recommends that if you have hypertension, your daily sodium intake, generally

speaking, should be less than 1500 milligrams. He notes that a good start is to decide not to add salt to your food, and to consider downloading the MyFitnessPal app to log what you eat everyday as it will tell you your daily sodium intake. If you have dyslipidemia (high cholesterol) or coronary artery disease, he advises minimizing saturated fat and trans fats (e.g., cheese, red meat, and fried foods). Finally, if you have diabetes or are trying to manage your weight, reduce sugary foods and drinks (e.g., soda and sweets). Dr. Sankholkar continues, “In general, women should have no more than two alcoholic drinks per day and men no more than three in one day. I am not recommending completely avoiding these around the holidays, but I do recommend moderation.” When you meet your loved ones and your friends this holiday season, you’ll remember why it’s worth taking care of your own heart. Dr. Sankholkar adds, “If you’re concerned about your risk for heart disease, feel free to write to me on Twitter or book a consultation.” L

Kedar Sankholkar, MD, MS, FACC is Medical Director of Cardiology for Valley Medical Group New York. He sees patients for consultation and performs various cardiac tests including stress tests, echocardiograms and cardiac monitors in his Manhattan office on 57th St. & 7th Avenue, across Carnegie Hall. He is also an avid magician and triathlete. To book an appointment, call 212-HEART-DR (432-7837). @KedarSankholkar 52 / Rivertown Magazine December 2019

As a licensed speech language pathologist with more than 30 years of experience, I have had the pleasure of evaluating and treating a wide range of conditions and problems, thereby improving the quality of life for my clients. With the hope of helping more patients, I’d like to answer some common questions I have received on a regular basis over the years.

Q: My child mispronounces words. Can you help? Speech is a motor act. It involves coordinated and complicated movements of the articulators, i.e., the tongue, lips, and teeth. Our brains are uniquely built for language and speech learning, a quite amazing process. Along the learning path, children sometimes misarticulate words. Common misarticulations include omissions, substitutions, and distortions of sounds. A very common substitution is “th” for “s,” as in “thun” for “son,” and “w” for “r” as in “wabbit” for “rabbit.” If a child of two or three years of age mispronounces some words and sounds, that does not necessarily mean that speech therapy is needed. An older child, however, with persistent articulation errors, may need the service. These children are sometimes difficult to understand; parents will often say their child sounds as if s/he has an accent. Therapy teaches the child new skills in order to make the sounds correctly.

Q: My Child Stutters. What can be done?

prolongations of sounds, syllables, words, or phrases. Sometimes secondary characteristics such as blinking, eye raising, or finger tapping accompany these dysfluencies. These behaviors are often seen in young children between the ages of 2 to 3 years old who are still acquiring language. If, however, the stuttering behaviors persist, a speech evaluation and follow-up therapy are strongly recommended.

Q: My child’s voice is hoarse and gravelly. Can this be corrected? Common voice disorders include hoarseness and a raspy voice. Children who “scream” at recess often become hoarse over time. How do you limit this behavior? Children with voice problems need child-friendly therapy to help them change the habits causing the improper vocal quality. Adults can also develop chronic hoarseness from using their voices improperly. Therapy can reverse the damage and help encourage healthier use of the voice.

Q: My child understands what is said to him/her, but is not speaking like other children his/her age. What does this mean? Communication involves the understanding, processing, and expression of language. Receptive language is the understanding of information that has been spoken. Verbal expressive language is the use of vocabulary, syntax, and sentence structure to communicate with those around you.

Stuttering is defined as hesitations, repetitions, or

RivertownMagazine.com / 55

In children with expressive language difficulties, vocabulary may be concrete or redundant. Very often, the vocabulary is limited. “Ya know that thing...you know.” They may not be able to give supporting details, or they may go off on tangents. Communication difficulties may affect a child’s progress in school, as well as the ability to interact well with others. Speech and language therapy are important to help children progress in social skills and in learning.

Q: I think my child might have a processing disorder. Can you test for that? Yes! “Processing disorder” is a broad term that is used to describe receptive language disorders. Processing the information in a timely manner must occur for conversation to make sense. Parents may note that their child has difficulties in the classroom or in large groups. A delayed response from the child may be perceived as incorrect if the communicator has moved on to another statement or question. Children with receptive language problems tend to become frustrated and may withdraw from the conversation. Many of these children who are slow to process verbal information often have difficulties with comprehension, memory span, sequencing, and working memory. During a language processing evaluation, all these processes are examined, and treatment approaches are recommended.

Q: My husband recently received a cochlear implant and needs auditory verbal therapy. Auditory verbal therapy (AVT) is simply “learning to listen.” This specific therapy is a necessity following cochlear implantation as the individual is now learning to hear and listen via a brand-new input to the auditory system. AVT is appropriate for all ages when indicated and can also benefit individuals with traditional hearing aids.

communicate both at home and in school. A formal report is completed that outlines the results and the treatment recommendations. Parents are an important part of therapy for children, since they can help ensure that progress continues outside of the therapy room.

In summary... So much of who I am is what I do. I have seen many, many clients over the years, and their feedback is ALWAYS so fulfilling. I still remember a young client who described me as the “Teacher of my Mouth.” To this day, it always makes me smile. One of my professors in graduate school once said that we, as professionals, should see the client as an individual and not identify them by their speech difficulty or disorder. My approach to therapy is based on that principle. If you have any questions, please feel free to contact my office!

Profile Bobbi Lieberman has been in private practice more than 30 years, evaluating and treating children and adults with speech, hearing, language, and voice disorders. Additionally, she provides auditory verbal therapy (AVT), an auditory-based teaching approach for new recipients of cochlear implants. She is a cum laude graduate of Queens College, with a degree in communication disorders, and she received a Master of Arts degree from Hofstra University in speech and language disorders. Bobbi has worked in the Hofstra University Speech and Hearing Center and Mt. Sinai Speech and Hearing Center. L

Q: What can I expect from a speech and language evaluation? A typical speech or voice evaluation takes approximately one hour. In the case of young children, the child may be seen for a second visit to assess the consistency of the behavior. A speech/language evaluation is even more extensive and may require 3 or 4 visits. It is the responsibility of the speech/language pathologist to determine if speech, language, and/or voice therapy is needed. The use of standardized tests as well as general observation help the therapist see how the child’s functioning compares with developmental norms. It’s also important to determine how the speech, language, or voice problem is interfering with the child’s ability to 56 / Rivertown Magazine December 2019

ADORE YOUR BODY YOGA Why are There so Many Different Kinds of Yoga? I recall when I began yoga being advised to go to Word-I-Don’tUnderstand Name Yoga. It was a bit confusing but I soldiered on because I had a problem to solve—migraine headaches—and had been told yoga would help. Vinyasa, Hatha, Hot Power, Iyengar, Ashtanga, Forrest Yoga, Kundalini, Restorative, Nidra…what are these unfamiliar words, what do they mean, and how can you decide which style of yoga is right for you? Many people arrive at yoga because they, like me, have a problem that needs solving. A medical issue. Managing stress or anxiety. Simply feeling at a loss for what to do in life. While most yoga’s do lead to the same place—self-discovery—not all yoga styles work the same or work well for all problems. How can you decide which one is right for you? In the next few articles, I’ll

provide information that will help you make an informed decision.

To begin, it might be useful to backtrack just a little. Did you know that “Yoga,” as it materializes in practice might mean many things? There’s Hatha Yoga (the yoga of postures), Bhakti Yoga (the yoga of devotion), Jnana Yoga (the yoga of

One of the reasons there are so many various styles is because they engage differently with the content of yoga (postures, devotion, knowledge). Some are more focused on asana (postures), some on lifestyle practices, some on reading and understanding

the yogic texts. It’s a vast field of study and can take a lifetime or two to learn about! That’s why different styles of yoga tend to be specialized. To further complicate matters, there are also “Eight Limbs” of yoga, which articulate a path toward self-discovery. Various styles give more or less attention to these limbs. The Eight Limbs are described as follows: 1. Yama: healthy habits of engagement with others (there are 5)

UP CLOSE & PERSONAL WITH LUANN DE LESSEPS

STAR OF BRAVO’S THE REAL HOUSEWIVES OF NEW YORK AND “COUNTESS & FRIENDS” CABARET SHOW STORY BY JEANNINE DERAMO

With a fully packed cabaret show schedule and filming for Bravo’s Real Housewives of New York, Luann de Lesseps relishes the downtime spent in her recently purchased respite perched upon the Hudson River. “It’s like you could be on the back of a boat. I’m at the widest point of the river. I see all the ships passing by and the sailboats. It’s just really special,” she shares. So how come the Manhattan socialite and cabaret star decided to buy a home in one of New York’s river towns? “I kept hearing people talk about upstate, and the Hamptons are so busy. My niece bought a house up there near Woodstock, and I had stayed at Mohonk Mountain House in New Paltz. It was love at first sight. I loved the hiking and the mountain activities; both are so different from the Hamptons. I just fell in love with the area and started looking for homes,” Luann tells Rivertown Magazine. She instantly fell in love with the Port Ewen home, which she purchased in 2018. The home was built in the 1960s by a German architect and its most fascinating feature is the unique shape: it’s round! Luann explains, “You know, animals live in round things, such as trees, and Eskimos have their igloos and Indians lived in teepees, so it’s got great energy to it.” As far as the home’s interior, Luann describes it as “right out of Mad Men. It’s very mid-century, and that’s how I decorated.” When asked about her favorite aspects of the new home, she says, “It’s got amazing skylights, so the light is just beautiful. The windows are so large that they give you a panoramic view of the river 64 / Rivertown Magazine December 2019

And just the architecture of the home itself is beautiful and something I was drawn to. It’s got heated black slate floors and a modern gas fireplace. And, again, the views are just stunning.” It’s the perfect place for Luann to unwind and truly enjoy being home for the holidays. L

THE POETRY OF PLACE

ILLUSTRATION BY BILL BATSON, DESIGN BY AARON LEOPOLD.

The unexamined place is not worth inhabiting.

I

am fascinated with every building and every soul that dwells within the one square mile of the village where I live. In each person is a story, a poem, a screenplay, a song that has yet to be written, seen, or heard.

Art and literature which focus on the communities we reside in have the ability to fundamentally heighten awareness of one’s surroundings. On NyackNewsAndViews, every week, I publish a sketch along with a short essay that explore a local person or a place of interest. Since August 2011, I have contributed over 400 entries; and, in these logs are inventories on the poetics of

place, the beauty of built and natural environments, the extraordinary lives of people we pass every day, the value of public arenas such as markets and town squares, as well as the unique character of our shared spaces that has been collectively constructed over generations. When we become observant of our environments, our communities, and attuned to the poetics of place, we may become exceedingly cognizant of her needs and zealous in her defense. From Bill Batson’s Artist Statement for the Arts Council of Rockland exhibition of his work, Poetry of Place (in the juror’s room of the Rockland County Courthouse through January 30, 2020).

Yudy Veras Bueno, best-selling author of The Becoming of a Light Warrior.

LIGHT MAKES RIGHT The Joyful Shaman Shares Her Path To Happiness STORY BY JOSEPH KUHN | PHOTOGRAPHY BY SAMANTHA FINCH 74 / Rivertown Magazine December 2019

Y

udy Veras Bueno was unhappy with her life. Though she had a fulfilling career in the Pharmaceutical Industry and a loving family, Yudy felt a fundamental disconnect with the world around her. She was depressed, anxious, and nearly consumed by the all-too-common sense of feeling lost. It was around the time she recognized those feelings that Yudy suffered a heart attack. “It was my rock bottom,” said the best-selling author of The Becoming of a Light Warrior. After her recovery, Yudy decided it was time to change her life. To the shock of her friends and family, she left her job and spent the next few years burying herself in, “Books, self-help classes, seminars, self-development programs, and college degrees,” all in search of inner peace she said. It was an extensive process, but after years of study and intense self-reflection, Yudy redefined herself and discovered a new purpose in her life. After finding her passion and becoming The Joyful Shaman, the guru/writer has found the resolve to confront her negative feelings and create a happy life. What’s more, she’s dedicated herself to helping others do the same. The first step, for her and the hundreds of people she has inspired, was looking inward. Modern society “is suffering a crisis of a deep disconnect from ourselves and others.” explained Yudy, who feels that too often people seek external solutions to internal problems. During her studies she came to understand that “people are more afraid of their potentials than their limitations.” It was this epiphany that led her to discover what she calls her “light warrior,” the inner fortitude necessary to make real and lasting changes to your life. “Awakening the warrior” is the process of accepting yourself, letting go the need for validation, and following your true passions.

If you’re not growing, then you’re dying. —Yudy Veras Bueno, author of The Becoming of a Light Warrior.

“We all have an inner GPS,” said the Joyful Shaman, who believes devoutly that “human beings have an innate answer” their own challenges. That answer, however, can be drowned out by stress and apathy. Yudy says the key to unlocking those answers is to recognize our selfimposed limitations. “People become addicted to stress because they conflate it with a feeling of importance,” explained the guru. “They accept unhappiness because they become conditioned to it,” she continued. “And people mistakenly believe it’s their natural state of being. But of course that’s not true. Stress and unhappiness are symptoms of solvable problems.” Accepting that truth and then taking the steps to embrace it may be a painful process. Yudy also noted, “If you’re not growing, then you’re dying.” Yudy’s approach to self-healing is rooted in the most fundamental tenants of shamanism. She encourages her followers to meditate, spend time in nature, and basically reconnect with their surroundings. “Nature is not a resource, it is the source,” believes Yudy, who feels that an appreciation for the natural world is vital to breaking the cycle of unhappiness. It may sound simple but learning to appreciate life’s smallest pleasures and slowing the tempo of your day-to-day routine can have tangible positive effects on one’s mental state. It’s worked wonders for the Joyful Shaman. Yudy was initiated as a shaman by her father at an early age, who was a practitioner of those ancient principles. She is a certified neuro-associative programming (NAP) and neuro-linguistic programming (NLP) practitioner, as well as a Reiki Master practitioner, and her healing circles, retreats, and writing had helped countless people rediscover their passion for life. R Yudy has her practice here in Nyack, she also has clients from all over the world via her online classes. One of the foremost security-camera design and installation companies in the tristate area, Bullet provides security for movie theater chains, car dealerships, motels, hotels, school districts, government facilities, businesses, and yes, residential homes, too. What’s more, every system they install has the capability of being remotely controlled by the end user. “We work closely with law enforcement and provide video surveillance when needed,” said Gary. “We do closed-circuit camera installations that allow for off-site viewing. In fact, you can view your home or business from anywhere in the world that has Internet access. People really like our Home Automation System that controls the thermostat, lights, home theater, and energy use in your home from your smart phone. You’ll enjoy the savings it provides in climate control, lighting, security, and entertainment. It’s eco-friendly and you can adjust the maximum intensity of light loads, thereby increasing efficiency,” he continued. Chad added, “Our state-of-the-art smart home automation is in great demand. Imagine saying, ‘Alexa, goodbye’ and now all your TVs and lights are turning off, your thermostat adjusts appropriately, and the alarm arms, saving you the time that would have been required if you had to do all of that manually! And that’s just a few of its features.”

As far as the actual system goes, Chad notes, “It’s wise to have your security system professionally installed. Every device is tested thoroughly, and all wires are out of sight. Our life safety devices actually notify someone off-site, so first responders are able to respond as quickly as possible. All professionally installed intrusion and life safety systems are monitored by our 24/7 Five-Diamond Certified U.L.-listed central monitoring station. Professionals know the systems they are working on inside and out, so you’ll always get the necessary support.” “Our burglar and fire alarm systems have saved numerous lives over the years,” continued Gary. We also offer personal emergency response systems that allow seniors to live in their own homes despite medical conditions. Should an emergency occur, Bullet will talk to them through the central station. People are fortunate to have the trained personnel Bullet Security has provided for more than 37 years throughout the region. We offer you the best systems and services at an affordable price, and we will continue to do so.” You can reach Bullet Security by calling (845) 627-0300 or (877) ALARM-60, or through their website at bulletsecurityinc. com. OCCULTIC ACOUSTICS: NYACK’S NEWEST

RECORD STORE IS SOMETHING SPECIAL STORY BY JOSEPH KUHN | PHOTOGRAPHY BY SAMANTHA FINCH

Lee Bartow is taking the old school approach to selling music. In an age of digital downloads and customized playlists, Bartow wants to recapture the excitement of walking into a store and discovering a new band for the first time. That’s why he’s opened Monomer Audio Emporium, an interesting little shop in the Nyack-onHudson Mall that offers “a veritable bounty of esoteric cultural artifacts,” including vinyl records, vintage toys, and comic books starring Jeffrey Dahmer. As you’d no doubt notice upon stepping into the store, Lee’s commitment to physical media is about the only thing traditional about Monomer Audio. The store’s inventory and esthetic are downright Gothic in nature, and macabre curios, like Hellraiser bobble heads displayed prominently next to cutting-edge music equipment and new albums from underground death metal bands. Lee’s store is packed with personality and is clearly a labor of love; the musician turned entrepreneur has been a part of NYC’s underground music scene for decades and founded his own record label back in 1997. Through Annihilvs Power Electronix, Lee has “released quality material by artists working with the varied substrata and strains of obscure, dark electronic music,” and his new store has enabled him to promote those sub-genres. 78 / Rivertown Magazine December 2019

In fact, it appears Lee is driven to keep his shop as wonderfully weird as possible. He gleefully insists that his merchandise was discovered as a part of the estate of the eponymous Dr. Polyphemus Monomer, “a brilliant theoretical physicist and student of the occult” who disappeared during an expedition to Antarctica. Though he allegedly died in the 1920s, Dr. Monomer amassed quite a collection of CDs, model robot kits, and horror memorabilia that Lee has now acquired and put up for sale. It’s small details, like the aforementioned back story he dreamed up, that make Lee’s store so special. He and his partner, Gretchen Heinel, have created a perfect space for those seeking art and entertainment outside of the mainstream. “Bi-monthly rotating exhibitions of visual art” curated by Gretchen—herself an accomplished photographer—and monthly live music salons featuring obscure bands, have established Monomer Audio Emporium as more of a cultural institution than a music shop. The store now serves as headquarters for Lee’s record label, and he plans to establish the space as “a hub for underground music and arts.” Lee has already begun planning a myriad of performances and salons, and eagerly anticipates any opportunity to share his passion for “unorthodox” music. Monomer Audio Emporium is the go-to destination for musicians seeking new and customized equipment, music buffs who want to expand their horizons, and thrill seekers of all ages. Dr. Monomer’s collection has something for all of these and more, and “his” store is a one-of-a-kind destination. Come check it out! R

WHAT TO CONSIDER WHEN PREPARING YOUR WILL If you have been meaning to prepare a will but just haven’t gotten around to it, I assure you—you are not alone. Many individuals and couples postpone the issue. However, once you get over the initial hesitation and finally get your will prepared, you will feel a whole lot better. Here are several important points to consider when planning how to structure your estate: Specific Gifts: Are there specific items, perhaps your wedding ring or your stamp collection, that you wish to leave to someone in particular? If so, you can designate those gifts in your will. Residuary Estate: Any belongings or assets (including real estate) that are not given by way of a specific gift will be part of your residuary estate. Usually, this is done by leaving a share or a percentage of your residuary estate to someone or to more than person. Trusts: The subject of trusts is a very complex one. However, wills often dictate that, if a minor is inheriting a property, that property will be placed in a trust. It will not be released until the minor reaches the age designated by—although income from the asset (such as rents or interest) may be used for the care of the minor. Executor/Trustees: You will need to determine someone as the Executor (the person in charge of your estate) or the Trustee of any trust that is established by your will.

Guardianship: Your will can determine the guardian(s) of minor children in the event that both parents are deceased. Mirror Wills: Married couples may ensure that property will be equally distributed, regardless of which of them is the first to pass away. Thinking through these points in advance will help make the process easier when you discuss your estate with your attorney. R

Just for Laughs Courtroom testimony can be riveting, mundane or, sometimes, very funny. Here are a few real exchanges from trial transcripts: Lawyer: Now sir, I’m sure you are an intelligent and honest man— Witness: Thank you. If I weren’t under oath, I’d return the compliment. L: Was that the same nose you broke as a child? W: I only have one, you know. L: Isn’t it true that on the 5th of November last year, you rode naked through the streets on top of a dustcart, letting off fireworks, and singing, “I did it my way,” loudly? W: What was the date again?

ASK THE LENDER

SCOTT FORMAN DIVISIONAL VICE PRESIDENT WE FOUND OUR DREAM HOME! BUT WAIT, WE HAVE A HOUSE TO SELL FIRST.

Scott Forman I’m going to paint a picture; it may sound familiar. You love your home, but it’s small, the layout is not ideal for your family, and you’re not in love with the neighborhood. You think your family is ready for an upgrade, so it’s time to give your old realtor a call. The next thing you know, your Realtor is taking you to see a few houses that very weekend! In the blink of an eye, you walked through the doors of your dream home. It’s perfect! But wait, I must sell the house I own already first, right? In the current housing market, characterized by strong demand and low inventory, competing to purchase a new home may be challenging, especially when you have a home to sell first. One potential solution is the use of a home-sale contingency, which gives you the flexibility to cancel the purchase contract in case you don’t find a buyer for your current residence. Given the current environment, however, the home-sale contingency is likely to be a dealbreaker. Sellers seek transactions that come with as few headaches as possible and a high probability of closing. Although you might be willing to hold two homes for a few months thinking this is no big deal, your mortgage lender might not give you an approval. Including the

mortgage payment on the exit property could potentially cause your debt-to-income ratio (DTI) to exceed underwriting guidelines.

One of the most impressive features of the Palisades Center is its ongoing campaign with approximately 75 (and growing) non-profit organizations called #PalisadesCares. Through the Palisades Center, this partnership has provided meeting space and fundraising opportunities for nonprofits, and hosted thousands of community events over the past 2 years, from blood drives, to flash mobs, to awareness campaigns in the food court. Just some of the community organizations that have partnered with #PalisadesCares include the Indian Cultural Society, the Armed Forces, Camp Venture, Big Brothers Big Sisters of America, Make-A-Wish Foundation, Buffalo Soldiers, People to People, and many more. Some past highlighted events include Laps for Literacy with the United Way of Rockland, gift wrapping with the American Cancer Society, and a flash mob with the Center for Safety and Change. One of the long-time groups comes from Nyack Hospital, holding their weekly Parkinson’s support group there for the past 20 years! An additional special feature for organizations is that #PalisadesCares will donate exclusive coupon booklets to nonprofits, totaling more than $100 in savings at a variety of Palisades Center merchants. “Giving back to the community is important to the Palisades Center team,” says Darrin Houseman, general manager of Palisades Center. “Palisades 90 / Rivertown Magazine December 2019

TAPPAN REFORMED CHURCH

A Pillar of the Community in the Tappan Historic District STORY BY JEANNINE DERAMO | PHOTOGRAPHY BY SAMANTHA FINCH

This is a caption box

Rich in history and tradition, yet committed to forwardthinking progress, the Tappan Reformed Church was built in 1694 and has been serving the community ever since. The newer sanctuary was built and dedicated in 1835, but the manse, manse barn, and cemetery are all still in their original locations and offer a modern-day glimpse into the past. The manse is one of the oldest in the United States, and the manse barn is home to many local committees, organizations, and theatrical productions. The cemetery is also one of the oldest in the United States, with some tombstones dating back to the Revolutionary War. On October 24, 2019, the Tappan Reformed Church celebrated its official 325th anniversary, though the celebrations were hardly limited to that day. Pastor Donald Hoover (in residence since 2007) shared some of the highlights of this anniversary year: 92 / Rivertown Magazine December 2019

• On September 29, there was a re-enactment of the André trial. For those unfamiliar with the event, Major John André was a British army officer executed as a spy for acting in collusion with Benedict Arnold. “We made it part of our service that day,” shares Pastor Hoover. • October 18 featured a festive community concert by music director Jeremy Wall. The concert featured recording artist Vaneese Thomas and Phil Hernandez (the only actor in Broadway history to have played both Jean Valjean and Inspector Javert in Les Misérables). • At Orangetown Day, on October 19, many members of the community and the church came out to celebrate. “That’s very typical of what we do,” says the pastor. “Dutch churches are the center of the community− they invite everybody in during the fall and hold a big festival. There were bands and we had more than 5,000 people, from early in the day to late in the evening. Most people may not have realized it, but that’s very much part of our tradition,” the pastor added. • On November 1, the Tappan Reformed Church had the opportunity to share some of its storied history. Pastor Hoover explains, “We gave a little talk about the cemetery down at the historic district in town. We raised some of the headstones, some of which date back to 1800 or so, because many of those stones are brownstone, and they tend to fall down.” In addition to the celebrations, the completion of the sanctuary renovation was timed to coincide with the anniversary. “We’ve been planning and doing our restoration of the sanctuary for the last 10 years, and the last thing we were going to tend to, right before the celebration, was the interior work. Our paint restoration specialist, Sandra Griffin, came upon a paint scheme from the turn of the century. There was a church in Connecticut of the same era−vintage 1835, federal style−so we copied that paint style of gray and blue.” The result is the perfect blend; the inviting sanctuary is both historical and contemporary. The all-inclusive, welcoming parish has approximately 100 members. Two families have been members for nearly 50 years. This speaks to the true sense of belonging and commitment to moving forward together that the Tappan Reformed Church embodies. “We thought about the 200th anniversary of the church in 1894 and how they were very much forward thinking. The Civil War was over, and the church wanted to move ahead. So, we adopted that same

motif—that we want to look ahead to the future. While tradition is important, and the anniversary is important, we want to emphasize our place in the community and always keep looking ahead,” noted the pastor. R RivertownMagazine.com / 93

DOUBLETREE BY HILTON IN NANUET

A NEW YEAR’S GALA YOU WILL NEVER FORGET! STORY BY TOM RILEY | PHOTOGRAPHY BY SAMANTHA FINCH

With a complete renovation, including new lighting and design, the DoubleTree by Hilton in Nanuet is now a destination place! Located at 425 East Route 59 in Nanuet, the DoubleTree will be holding what many call the best New Year’s Eve Gala in the Hudson Valley. “Our great chef, Doug Mulholland, at the Windsor Grille, and Sherry Jones, our food-and-beverage director, are at the top of their game, and are preparing a sumptuous feast,” said owner Jeff Weinberger. “Johnny Leone and his band, who tour all over America playing rock-and-roll and funk classics that make people just want to get up and dance, will bring in the New Year. Don’t forget to reserve a New Year’s Eve Room Accommodation Package that includes a great night’s sleep, a delicious breakfast, and use of the hot tub and pool. This way you can party and take the elevator home,” said Jeff. “After we completed our top-to-bottom renovation, we sought out the best chef and food-and-beverage director, and just got out of their way. Doug and Sherry have transformed our reputation for great cuisine and corporate service. We’ve spent more than $100,000 renovating and updating just our kitchen. For Thanksgiving alone, Doug prepares more than 500 covers 94 / Rivertown Magazine December 2019

for our customers to rave reviews. We have a Wine Special for 2 that includes a 3-course dinner and dessert for $50 on Fridays, Saturdays, and Sundays,” Jeff noted. Doug continued, “The food for our restaurant, banquets, and room service is all prepared in the Windsor Grille kitchen. The grille is an American cuisine bistro with an international flair. I like to cook real food and then let the food speak for itself. I want the restaurant to be not just an amenity to the hotel, but a destination itself where the locals feel comfortable and the food is delicious. I just hired Gerardo Hernandez as my assistant, so my staff is in place for what’s expected to be the best New Year’s Eve Party ever!” Sherry has 25 years of experience running her own restaurant at a golf club upstate. “I know every aspect of my employees’ jobs in the bar, kitchen, and bathrooms, and my entrepreneurial spirit ensures that every banquet is treated as if it were my own. We do a lot of banquets here, and every weekend is filled with business and corporate events where breakfast, lunch, and dinner are required. We have all the necessary audio-visual equipment we need, and occasionally call in a tech if

needed. We have lots of sweet 16s, birthday parties, reunions, anniversaries, and corporate events. Guests can accumulate Hilton Honor points, and we also have drink specials and comedy club nights,” said Sherry. Jeff is a real estate developer with his brother, and has built in Rockland, Orange, and Bergen counties. He is currently building the Resorts at Arden Place, single-family homes for those 55 and over. “My dad built this hotel with a partner and later bought him out. We’re one of the largest hotels in Rockland with 154 rooms and 50 suites,” he said. Join their New Year’s Eve celebration, and you’ll soon be holding all your events at the DoubleTree by Hilton hotel in Nanuet. R

The perfect holiday gifts FOR THE MEN IN YOUR LIFE PHOTOGRAPHY PROVIDED BY D.S.Z. BARBERS

When it comes to grooming products, men don’t always splurge on themselves, so that’s exactly why grooming products are the perfect holiday gift! From shaving products to styling tools, check out our curated list of holiday grooming gifts for the most important men in your life. For Your Husband or Father: Choose something that he’ll be excited to use every morning. Most men who have corporate or service jobs are required to look wellgroomed with little to no facial hair. Our top pick this season is the Proraso Vintage Gino Tin. Pop the lid and you’ll find three full-sized shaving products from the oldschool Italian shaving brand to ensure silky smooth skin.

Included in the tin are a pre-shave, shaving cream, and an after-shave balm. For Your Son or Brother: Younger men usually choose to simplify all aspects of personal grooming, so when it comes to hair maintenance, owning a hair dryer isn’t exactly something they might consider on their own. Depending on their hairstyle, a nice comb and some hair products might be all that’s necessary to achieve their signature look. For guys sporting longer locks, however, a good blow dryer may be just what they need to whip their mane into shape. For a pomade or paste to be most effective, it needs to be styled in dry hair, so using a blow dryer will help prevent the greasy, oily look some people get when they use pomades incorrectly. When it comes to hair products, select something water-soluble, like Reuzel’s Red Pomade, which is crafted from natural oil, so it gives the shine and hair control young men need. The added bonus is that it washes right out, without leaving residue or an oily build-up.

For Your Boss or Client: Bring something new to the corporate gift-giving season! This year, give the gift that will not only make him feel like a million bucks, but will make him look like it, too! Your boss and clients are sure to appreciate a gift certificate from D.S.Z. Barbers Inc. in Nyack for a Hot Towel Straight Razor Shave. This gift shows them that you want to give them something unique, masculine, and, what’s more, it says, “You deserve this special treatment!” Whether you’re gifting or getting, these fine selections are certain to surpass the excitement of last year’s tie or socks! D.S.Z. Barbers Inc. carries a full selection of products, including badger shaving brushes, specialty soap bars, beard oils, mustache wax, hair creams, pomades, and more! Happy holidays! R

MAGIC, GAMES, PUZ ZLES, ILLUSIONS, HACKS & SCAMS FOR ENTERTAINMENT PU RPOSES ONLY! There is a branch of magic that specializes in hidden mathematical principles used to create impossibilities. There are even magicians who refer to themselves as “Mathmagicians.” What you are about to read will seem very complicated, but I promise that by the end, you’ll be able to do a cool and funny magic trick with practically no effort. The number nine is perhaps the most interesting number in all of mathematics, and its unique features are often used to create the impossible. Here are some interesting facts & tricks: You can figure out the total of any single-digit number when multiplied by 9 simply by looking at your fingers: Hold both hands palm up. Let’s say you want to find out what the product is of 4 x 9. All you have to do is bend the finger in the position that you want to multiply, in this case it will be the fourth finger from the left (your left ring finger) and look at your hands. As seen in photo

1, there will be 3 fingers to the left of the bent one and 6 fingers to the right, so the answer is 36! Try it! It will work with anything up to 9 x 9. Nine is a perfect square (3 x 3=9). To find out if a number is divisible by nine, all you have to do is add up the digits and if the total is a multiple of nine then the original number is divisible by nine. For example: To find out if 2,538 is divisible by 9 all you have to do is add up the digits: 2+5+3+8=18. Since 18 is divisible by 9, it means that 2,538 is also divisible by 9! In this case, the answer is 2,538x9=282! If you add up the digits of any number that is divisible by nine and keep doing that until you end up with a single digit the total will always be nine! Here it is from the example above using the number 2,538. If you add up all the digits you get: 2+5+3+8=18. Now add up those two digits: 1+8=9! This will work with any number that is divisible by 9. If you subtract the digital sum of any number from the original number, the total is always a multiple of 9. Sounds complicated, but this is an important principle and is very useful in magic. What it means is that if you take any 2-digit number (let’s say 38) add the two digits together (3+8=11) subtract that from the original number (38-11=27). Notice that 27 is divisible by 9! This will happen every single time!

Photo 1

There are many other characteristics of this magical number that can be very fascinating, fun, and educational. I recommend you search the web for more information.

THE 4½ TRICK What your friends think they see:

What really happens:

Your friend will think of a number and do some simple math until they have a total that only they know. You tell them that the total number of gummy bears under the cup is exactly the number they’re thinking of, which will seem impossible, since they’ll be thinking of 4½. Under the cup they will find 4½ gummy bears!

Using the devious mathematical principles explained earlier, you will force your friend to think of 4½.

You will need a cup that you can’t see through, a bag of gummy bears, and a pair of scissors.

If they say it’s a one-digit number, then they’re already thinking of the number 9 and you can skip the next step.

Using the scissors, cut one of the gummy bears in half the long way as seen in photo 2 and put it back into the bag of candy, so it sits on top.

If they’re thinking of anything else, you want them to add up the 2 digits of their new number. Once they do this, say something like, “The number you’re thinking of is probably still too big, but let’s make this tough. Add up the 2 digits of your number, for example if it’s 12, 1+2=3. Are you done?”

Photo 2

Begin by reaching into the bag and remove the half gummy plus 4 others and place them under the cup. Don’t let anyone see how many you placed under the cup! Just tell them it’s your prediction.

Now have them think of any 2-digit number. I usually say something like, “Think of any 2-digit number like your age, your friend’s age, your parent’s age or any other 2-digit number you like. It’s up to you.”

This is when the number they must be thinking of is 9. You can, of course, have 9 gummy bears under the cup as your prediction, but if you take it one step further, then it will appear you made a mistake and it will make the ending that much more impressive and even funnier. Now have them think of one-half of the number that’s in their mind. One-half of 9 is 4½. As soon as they do the math in their head you will see a smile on their face because they will realize that you messed up. There is no way you have 4½ gummies under the cup.

Let’s say they’re thinking of a large number like 78. Now have them add up the two digits of their number. You might want to say, “You’re probably thinking of a number that’s much larger than the number of gummy bears I have under the cup. I want you to add the 2 digits of your number together. For example, if you’re thinking of 12, then add the 1 and the 2 to get a total of 3. Do you understand?” They will add up the two digits 7+8 to get a total of 15. You now want them to subtract their new total from their original number. At this point I may say something like, “I want to make this really impossible. I want you to subtract this new number from your original number. You can use your phone’s calculator if you like.” They will now subtract 15 from their original number of 78 to get 63. You now have to find out if they have a one-digit number or a two-digit number as in the example. I usually ask something like, “Is the new number you’re thinking of a large one or a one-digit number?

But you do! Before lifting the cup and revealing the 4½ gummy bears (as seen in photo 3), I say something like, “Before we started, I took a handful of gummy bears and put them under the cup. You then thought of any number you wanted and kept adding the digits until you ended up with one number. You then cut that number in half. There is absolutely no way I could have known in advance what you thought of, but believe it or not, under that cup is the same exact number of gummy bears as the number you’re thinking of. Now, for the first time, please tell everyone what number you’re thinking of.” Photo 3

When they say 4½, everyone around them will laugh, knowing that you messed up. But when you lift the cup and show everyone the 4½ gummy bears, you’ll get the last laugh! R

NYACK HALLOWEEN PARADE PHOTOGRAPHY BY SAMANTHA FINCH & THE NYACK CHAMBER

The Nyack Chamber of Commerce hosted its 32nd annual Halloween Parade on Saturday, October 26 in the heart of Nyack. The event, organized by the Chamber and sponsored by leading local merchants, once again broke records for color, creativity and the sheer size of the spectator crowd—estimated at over 20,000. “Travel Channel ranks Nyack’s parade in their top Halloween events nationwide,” said Roger Cohen, President, Nyack Chamber. “After this year’s performance, Nyack’s celebrations could well move up a notch just based on the ‘wow’ factor—which gets more spectacular every year.” The Nyack Halloween parade and contests are made possible by generous support from Guinness/Oak Beverages, Better Homes and Gardens/Rand Realty of Nyack, Rivertown Magazine’s First Annual Foodie Fest (October 27 through November 16), Lauren Murray Law Offices, Greenbush Construction, Time Hotel Nyack, Nyack Boat Charter and Nyack Sketch Log.
