ndy Lian, along with his brother Jimmy, are bringing their mastery of seafood and sushi expertise to their newest venture, AJ’s Crab Shack & Bar on Main Street in Nyack. While this venue may be new to the Hudson Valley dining scene, the Lian brothers are not. Seasoned restaurateurs, Andy and Jimmy are the force behind Suffern-based AJ’s Sushi & Cajun Seafood, wildly popular for its “all you can eat” (yet, high quality) sushi and Cajun boil.

Dining at AJ’s Crab Shack & Bar transcends the mere act of eating a meal—it’s a full-on dining experience. Casting nets and crates reminiscent of crawfishing in the Bayou adorn the walls, and decorative life preservers add a whimsical touch. Sheets of butcher paper drape tables in place of tablecloths in the open concept dining room. A corner chalkboard boasts daily market prices for seafood and specials. Floor-to-ceiling front windows provide a light filled space and a view of

central Nyack’s hustle and bustle. You’ll spot a sleek sushi bar in the rear of the main dining room, offering up trendy hand rolls and top-grade sushi, in addition to raw bar offerings such as Blue Point oysters. But the main attraction of Nyack’s latest dining experience is true Asian-Cajun seafood you won’t find anywhere else. Andy developed his passion for Cajun cooking while spending a summer in Louisiana with a friend and running a restaurant in Savannah, Georgia. The cooking process is key, according to Andy: “Our Cajun is cooked in the wok. The instant flame and high temperature help absorb the seasoning into the shellfish.” Andy dedicated two years to experimenting with his seasoning ratio, in order to get it just right. The combination of different herbs and spices allows for another unique feature of the menu: diners have their choice of seasoning type (Cajun, Lemon Pepper, Garlic Butter or AJ’s mix of all 3), and spice level ranging from non-spicy to extra hot, to please every palate.

Forgo the plates and silverware and be prepared for bibs and gloves. Diners will embrace the “get your hands dirty and messy” mentality at AJ’s Crab Shack & Bar. The gloves come in handy for AJ’s Seafood Platter which includes perfectly seasoned mussels, clams, crawfish, shrimp, snow crab legs, sausage, corn on the cob and potatoes. These arrive in a clear plastic bag, knotted up before arriving to your table. The bag serves to hold the temperature of the meal and also allow diners to shake and distribute the flavorful seasoning, covering every last bite. Popular menu items include the fried baskets, with choices of oysters, clams, shrimp, calamari, and catfish. The crabmeat Po Boy is a refreshing twist on the typical fried seafood version; crisp lettuce and zesty remoulade on a freshly toasted bun are the perfect backdrop for a creamy crabmeat salad sprinkled with hints of roe. The bar offers wines and sakes, as well as Japanese and craft beers. It is a great option for passersby wishing to grab a quick bite from the bar menu which includes seasonal, small plates.

Within walking distance from beautiful Hudson River views, AJ’s Crab Shack & Bar is quickly becoming a popular rivertown experience you do not want to miss. Above all, Andy’s main goal is to create a family dining environment. He wants to see his customers enjoying “family bonding time” by sitting down and engaging in delicious food and conversation. “Right now a family goes out, and everybody is on the phone,” said Andy. “Here at AJ’s, the phone is always down. There is no way you can be on the phone with messy sauce on your hands. That’s the concept I want to push out.”

ushi. Whether you stick to the simple fish and rice, the Americanized inside-out rolls, or simple pieces of sashimi, what was once considered fancy and expensive has found its way into supermarkets, steakhouses and even movie theaters. It’s now rare to find a town that doesn’t have a sushi shop to go along with the requisite bagel store, pizzeria or Chinese takeout restaurant.

strangers touching every piece while we wait. This is honest to god real sushi, crafted to order from a large menu of choices. Many even offer non-sushi items from the kitchen, like dumplings and tempura, as part of the deal. With prices hovering under $30 a person, we’ve been in hand roll heaven. But the big question is: what do you really get? So we travelled through Rockland and tried a few places offering sushi for one low price.

One thing that hasn’t changed much is price. Our sushi meals easily exceed $60 per person—even before alcohol is factored in. But a change in our sushi-eating habits began a few years ago, with the advent of the made-to-order all you can eat sushi restaurant.

Before we dive in, there are a few caveats to consider. Most places make you finish each plate before allowing you to order again. They will also charge you by the piece at a la carte prices if you don’t finish. And finally, many have a time limit as well, usually in the two hour vicinity. Our advice: always read the fine print before indulging so you won’t be disappointed.

The all you can eat menu includes a small kitchen menu (about 6 items) plus rolls (over 40 choices) and sushi. The slices of sushi were generously sized as was the amount of avocado used in our eel & avocado hand roll. We also appreciate the inclusion of a spicy scallop roll (mixed and crafted per order)—something we haven’t seen in other all-youcan-eat places. Price: $22.95 per person ($15.95 children 10 & under)

Oiso Right along Route 303 (not far from the intersection of Erie Street), the restaurant has changed up much of the interior. The biggest difference with the menu—there’s the usual kitchen stuff (20+ items), rolls (50 choices), sushi and sashimi—is the addition of five Korean appetizers, six stews, and five different Korean BBQ meats. Oiso also uses a bunch of interesting ingredients in their rolls we’ve never seen before like lemon peel. Hand rolls were of particular note, with a nice balance of rice and fillings. The all you can eat menu includes a large kitchen menu (35+ items), rolls (35+ choices), sushi and sashimi. Ownership explained they buy their fish everyday from Hunts Point and focus on making sure the rice is cooked properly each day. They even make most of the sauces like mixing their own spicy mayo. Rolls actually had the least amount of rice in our survey and being big fans of sashimi we were excited to see it on the menu. REDEFINING ITALIAN TRADITION Confetti Ristorante Brings the True Taste of Italy to Piermont STORY BY JOSEPH KUHN | PHOTOGRAPHY BY SAMANTHA FINCH 18 / Rivertown Magazine June 2019

T

he owners and operators of Confetti’s aren’t particularly interested in serving what most consider Italian food. After 50 years in the restaurant business, the Lepore family have established a truly authentic Italian restaurant in Confetti’s Ristorante in Piermont. Dominated by delicious fresh seafood and creamy pasta dishes crafted from imported, as well as locally sourced ingredients, Confetti’s menu reflects a commitment to authenticity. That commitment began with the hiring of their head Chef Stefano Stivanin, a native of Venice who studied at Michelin-starred restaurants in Italy and Spain before coming to the U.S. to cook. When the restaurant moved from Old Tappan to Piermont in 2010, Stivanin came on board and reinvented the menu to match contemporary Italian tastes. He returns to Italy once a year always in search of new recipes to try at Confetti’s. The managers are just as passionate. Brothers Joe and Sam Lepore inherited the restaurant from their father Arturo and have become experts in Italian cuisine after spending decades working in the family business; the boys like to joke that “they were sent to cooking school instead of summer camp.” That combined expertise and dedication result in uniquely delicious meals that mirror the taste and style of true Italian food. The “Paccheri all’ Amatriciana” is prepared in a central Italian traditional style with pancetta & onions, in a light DOP tomato sauce, topped with Pecorino cheese. The “Spaghetti alla Bottarga” is prepared in a zesty garlic and oil lemon sauce that doesn’t overpower the savory aged fish eggs imported from Sardinia. Brick oven pizzas are made with thin and crunchy crusts: for a creative brunch option, try the “Carbonara Pizza” piled with shoestring fries, smoked pancetta and an over-easy egg in the center. “Create Your Own Antipasti” is stacked with imported meats and cheeses; the classically venetian prepared sardine in “saor,” marinated in onions and raisins, is a standout. Fresh seafood like pan-seared salmon and shrimp, staples of northern Italian cuisine, are served daily. The “il Maialino” roasted pork with skin is seasoned with fresh herbs, then marinated overnight and slow-cooked for RivertownMagazine.com / 19

hours; this dish will send you back to simpler times when meals are sit-down affairs, to be savored and enjoyed in the company of loved ones. Confetti’s also offers a wide selection of imported Italian wine, personally chosen by Joe, who is a professional sommelier. Even the “classic” meals that Confetti’s serves have been reimagined to fit a more authentic aesthetic. Instead of chicken parmigiana, Confetti’s offers “Pollo e Mozzarella,” a lightly fried chicken cutlet that is stuffed with mozzarella rather than smothered with marinara sauce and melted parmigiano. The lasagna is made with béchamel, resulting in a more pronounced meaty flavor. Most of Confetti’s ingredients, including the flour they use to bake their own bread, are imported directly from Italy and DOP-certified, meaning they are recognized by the Italian government as being made and packaged in local communities. Fresh vegetables are from local farms including Stokes Farm in Old Tappan.

Confetti’s is the perfect destination for parties and special events and boasts a spacious dining room that can seat anywhere from 20 to 200 people. They have recently introduced a new brunch menu that is served from 12-3PM on Saturdays and Sundays, and happy hour is Monday through Friday from 3–6PM. Confetti’s is also the perfect summer destination thanks to its abundant outdoor seating, open-air bar and beautiful views of the Hudson. Come check them out!

Petey Wheaty’s Super Summer Treats STORY BY ELLEN ZIEGLER AND ANGELINE SHERIDAN PHOTOGRAPHY BY SAMANTHA FINCH

What sparked Peter Margolin and Mark Semel into buying Petey Wheaty’s in New City? One day, he and his best friend Mark of over 50 years drove by the building on Main Street. Peter stopped and stared at the now 40–year old white building. “Mark,” he asked, “why is this building empty?” Peter’s wheels turned, and Petey Wheaty’s was born. Now in its 2nd year, Petey Wheaty’s has become a staple in Rockland County serving a diverse menu of hand crafted ice creams, soft serve, Bindi Gelato and mouth-watering foods: grass-fed six ounce cheeseburgers and hamburgers, French fries, sweet potato fries, veggie burgers on a sesame seed roll, Hebrew National 4 ounce Hot Dogs, kale, edamame and chick pea salad, couscous, chicken tenders, tricolor tortilla chips and salsa, empanadas with buffalo chicken and ground beef and skirt steak on a sesame seed roll, just to name a few.

Though Peter has ideas on how to deliver ice cream to Rocklanders, right now Petey Wheaty’s delivers shakes as well as hot menu items like burgers, fries, chicken tenders, hot dogs and empanadas via Uber Eats and Grub Hub. Be sure to come out and spend those lazy summer days at Petey Wheaty’s: The Petey Wheaty band will perform outdoors on some Friday and Saturday summer nights. You can check live music listings in Rivertown Magazine. There will also be a magician for entertainment. There will be plenty of space for good listening including six picnic tables and ample parking. Birds chirping add to the outdoors feeling. RCC’S NEW HOSPITALITY & CULINARY ARTS CENTER IN NYACK Drawing Students From All Over The Hudson Valley

STORY BY TOM RILEY AND ANGELINE SHERIDAN PHOTOGRAPHY PROVIDED BY HOSPITALITY & CULINARY ARTS CENTER

David Kimmel, the Director of Rockland Community College’s Hospitality & Culinary Arts Center in Nyack, is a design concept artist and Culinary Institute of America alumni and Board Member. He has brought all his experience and passion, working with stars like Diana Ross, Cyndi Lauper and Dick Clark Productions, to transform the former 20,000 SF Orange & Rockland Command Center into a state-of-the-art Hospitality & Culinary Arts Center that is attracting students from Rockland, Bergen and Westchester Counties. 26 / Rivertown Magazine June 2019

David’s enthusiasm for the new Center’s capacity to train “workforce ready” students is contagious. According to David, “Students take advantage of a very reasonably priced education that will jump start their careers. The students study all facets of food operation under the guidance of excellent and experienced chefs and teachers. That includes food preparation, event planning, nutrition, business management and many other courses.” The Center’s lower floor has two classrooms, locker rooms, a computer room and student lounge, as well as an amphitheater that blends its Art Deco past with modern amenities. The amphitheater serves as a classroom and demonstration kitchen for tastings, cooking demonstrations, lectures, presentations and cultural events with dinner theater-style seating.

Our students are in demand, and I constantly field calls from restaurants asking for our graduates.

The Center’s main floor features a teaching kitchen, headed by Culinary Arts Chair and Culinary Instructor Cris Spezial, an experienced chef and Nyack entrepreneur who joined the Hospitality & Culinary Arts School a year ago. “The college has spared no expense in providing the best environment for our students,” said Cris who explained that the teaching kitchen has 10 stations and top-of-the-line appliances for its students, so they are fully prepared to work in all types of settings when they graduate. “Our students are in demand, and I constantly field calls from restaurants asking for our graduates. We also help in placements,” said Cris. A retail farm-to-market store, also on the main floor, is scheduled to open late summer. Operated by students, in conjunction with a well-known industry partner, the store will sell New York sourced produce, and grab-andgo items that are freshly prepared by students for dinein or take-out. It will have a dining area that will also serve as a student-operated pop-up restaurant. “Nyack is a tourism draw, and the Center is a welcome addition to a dynamic community. The demand from local and county restaurants and businesses for our graduate students has been overwhelming,” said David.

“Wine Whines” Though wine is mostly about pleasure, we must admit there are some aspects of wine drinking that are less than endorphin-producing. To be fair, it is almost never the wine itself but some aspect of wine service in a restaurant setting. So the following is a short list of our wine whines.

1. A Server Overfills Your Glass on the First Pour. This technique is sometimes

employed by A) a server who has not been taught the basics of proper wine service or B) a server who is trying to rush you through your bottle in hopes of selling you more wine. We always let the server know that we will be pouring our wine after the first glass is served. This usually suffices. However, we actually had one incident where the waiter insisted we could not touch our own bottle of wine!

2. Red Wine Stored at Room Temp.

As in stored in the kitchen! This particular peeve happens with surprising frequency. If a restaurant takes the time to curate a wine list, they should also figure out where to store that wine so it doesn’t need an ice bucket when served.

3. The Man Comes First

When in mixed male/female company, the server hands the wine list to the man. In 2019, this is quite the assumption. Many women know wine and there are men who don’t know Burgundy from Bordeaux. We have had the experience

30 / Rivertown Magazine June 2019

of ordering the wine at a mixed table and watched as the bottle was presented to the oldest male.

4. Wine Lists with No Vintage Printed

Wine lists with no vintage printed OR the actual bottle is not the vintage listed. This becomes as much a price issue as a quality issue. Normally, this concerns older/finer wines but disclosure is very important.

5. Ask and You Will Recieve, Maybe? Asking for a glass of red

at a bar and the bartender offers a generic “cab” or “merlot.” Seriously, how hard can it be to know the name of the producer(s)?!

6. On The Menu, Out of Stock.

Studying the wine list, narrowing the choices, choosing a selection, ordering the bottle only to have the server return five to ten minutes later with an apology that they don’t have that bottle. We had this happen, ordered an alternative bottle and THAT bottle was also not available. Again, should this really occur in a decent restaurant? So, there you have a few of our “whines” about wines. We’re sure you have your own list but never let these issues detract from the ultimate enjoyment of your wine! We sure don’t!

NO MISTEAK ABOUT IT SPARKILL STEAKHOUSE IS THE BEST STORY AND PHOTOGRAPHY BY TOM RILEY

The results are in; the accolades keep pouring in, and the testimonials are piling up. Sparkill Steakhouse serves the best porterhouse steak, which is aged to perfection, and the best Colorado lamb chops and filet mignon bone-in. “Our wine list is the best for 100 miles around, and our wines are priced at the lowest possible price,” said Carlo Cungu, sommelier and owner of Sparkill Steakhouse along with his partner, Sal Derguti. “We have over 200 varieties of red wine and 16 different wines by the glass. We are always having wine tastings in our wine cellar, which holds a minimum of 12 and a maximum of 20.” Sal added, “Carlo and I worked together for years at the legendary Spark’s Steakhouse in Manhattan. We wanted to bring a big city steakhouse to the Hudson Valley, and we succeeded. You never know who you’ll see at our famed Steakhouse when they dine here. Celebrities and actors frequent us. The other day a Russian actor and boxer Vladimir Klitcho and famed lawyer Mark Saperstein dined here. Invariably they order Sparkill Steakhouse’s porterhouse or 32 / Rivertown Magazine June 2019

our prime tomahawk rib eye steak. Our reputation for great seafood continues to grow. Our ‘Filet of Hollywood’ fish special is drawing seafood lovers from all over.” Other favorite menu items include lobster tails, shrimp, Blue Point oysters, fresh clams, colossal crabmeat, wild salmon, tuna, octopus and surf & turf.

Here is what one enthusiastic customer said, “I was so excited to find an outstanding NYC steakhouse in our neighborhood. Carlo and Sal know their stuff and source their meat from the same place as Spark’s. They have created hands-down the best steakhouse in the Hudson Valley. The parking is ample and there is lovely outdoor seating for the Spring and Summer. The bartender is pleasant and the entire waitstaff is professional and accommodating. We started with the Canadian bacon appetizer which was unusual and outstanding. The oysters were flawless. Two of us shared a porterhouse, two had strip steak and one enjoyed filet mignon. Our sides were creamed spinach, steamed asparagus, baked potato and steak fries, all of which were perfect. Dessert was lovely. We just had a wonderful time.” Sparkill Steakhouse is a popular venue for many corporate and private parties. “Many corporations like to hold seminars in our wine cellar,” said Sal. “Just call us and we’ll arrange your birthday party, Bar/Bat Mitzvah, christening, anniversary, wedding party or corporate event here. Whether it is for 10–120 people, we take care of everything.” Sparkill Steakhouse is open seven days a week. Lunch is from 12–3PM Mondays through Fridays and dinner is from 4–9:30PM. On Saturdays, dinner runs from 4–10PM. The beautiful outdoor patio is now open.

Sal Derguti and Carl Cungu are the owners of the Sparkill Steakhouse. They’re celebrating Sparkill Steakhouse’s 6th Anniversary as the finest Steakhouse in the Hudson Valley.

THE WELL FED YOGI Beautiful fresh vegetables are plentiful in June, and so are lovely little new potatoes, the beginnings of cherry tomatoes and plenty of large luscious leafy greens. The pot pie is a vegetable comfort dish and an easy one at that with the help of store-bought puff pastry. There’s no excuse for the chocolate cake except that everyone needs a piece of delectably decedent chocolate cake now and then, and this one is simply sublime.

Mary Callen

Method: Pre-heat the oven to 350F and line a 9 x 9 inch square baking pan or an 8 inch round. Mix together the ground flaxseed and water—this will become the “egg.” In a large bowl, mix together the flour, cocoa powder, and baking powder. In another bowl, mix together the almond milk, canola OR vegetable oil, vanilla extract and flaxseed mixture. Add the wet ingredients to the dry, stir to combine but don’t over mix. Toss the the chocolate chips in a little flour and add to the batter, combine well. Pour the batter into the lined baking pan and place in the oven for about 40–45 minutes or until the mixture is just cooked through and a toothpick inserted comes out clean. Remove from the oven and allow to cool for 10 minutes in the pan, then remove from the pan and allow to cool thoroughly on a baking rack.

CHOCOLATE CAKE WITH CHOCOLATE FROSTING • • • • • • • • •

2 tablespoons warm water 1 heaping tablespoon of ground flaxseeds 1 cup all-purpose flour 1 cup cocoa powder 1 teaspoon baking powder 1 1/4 cups almond milk 1/2 cup canola oil or vegetable oil Splash of vanilla extract 1 cup chocolate chips

For the frosting: • 4 oz dark chocolate chips, melted • 4 oz Earth Balance vegan butter • 2 1/2–3 cups confectioner’s sugar • 1/2 cup cocoa powder • 1/4–1/3 cup almond milk 34 / Rivertown Magazine June 2019

To make the frosting: Place the chocolate chips in a heat-proof bowl in the microwave and heat in bursts no longer than 15 seconds each to melt the chocolate; stir well after each burst. Don’t burn the chocolate! Place the vegan butter, 2 1/2 cups of the confectioner’s sugar, cocoa powder and 1/4 cup of the almond milk together in a large bowl. Beat well either by hand or with an electric mixer. Add the melted chocolate and beat well. If the mixture is too dry, add a little almond milk; if it’s too runny, add a little more confectioner’s sugar. When the cake is thoroughly cooled, frost and enjoy.

VEGETABLE POT PIE • • • • • • • • • • • • • • • • •

Ingredients: 6 tablespoons Earth Balance vegan butter 1 medium onion, peeled and finely chopped 4 cups chopped leeks (thoroughly cleaned) 3 sticks of celery 3 cloves garlic, finely chopped 2 cups carrots, peeled and chopped 1 large sweet potato, peeled and cut into cubes 2 cups small new potatoes, red or white, cubed with skin on 1 large sprig of fresh rosemary 1/2 cup all-purpose flour Freshly ground black pepper 2 teaspoons Bragg’s Herb Seasoning 2–2 1/2 cups almond milk Juice of a lemon 1, 10 oz. package of frozen peas 1 box Pepperidge Farm frozen puff pastry defrosted

* Cook’s note: All recipes are deliciously vegan. I use Bragg’s Herb Seasoning instead of salt. If you prefer to use salt, substitute whenever you read Bragg’s Herb Seasoning.

Method: Preheat the oven to 350F. Heat the Earth Balance butter in a large, heavy-bottomed pot. Add the onions, leeks, celery, garlic, carrots, sweet potato and new potatoes on medium high for about 10–12 minutes stirring well until they begin to soften. Add the mushrooms and rosemary and cook for a further 5 minutes. Sprinkle over the flour and black pepper, stir well. Add 2 cups of the almond milk and the lemon juice. Stir very well. Lower the heat and simmer for about 5–7 minutes or until the mixture has slightly thickened. Add Bragg’s Herb Seasoning and frozen peas. Sprinkle a tablespoon of flour on the counter and roll out the puff pastry. Spoon the vegetables into 2 medium or 1 large ceramic ovenproof dish and place the puff pastry on top. Brush gently with milk, sprinkle over some freshly ground black pepper and Bragg’s Herb Seasoning. Cut a few little slits in the pastry to allow the steam to escape. Place the pie dishes on a lined baking dish and put into the oven on the middle rack. Bake for approximately 50–60 minutes or until the pastry is risen and golden. Remove from oven and allow to cook for at least 10 minutes before serving. RivertownMagazine.com / 35

with Salud Wine Bar Rosé Sparkling Pairs perfectly with Vegetable Samosas Usually when it comes to Indian dishes, pairing wine is very interesting… especially with vegetarian dishes. Take our vegetable samosa with a side of chipotle mayo. The samosa has a crispy texture on the outside filled with potatoes and mixed with Indian spices. A rosé sparkling brut would compliment this dish. The rosé sparkling has a tart finish at the end with a lot of berry action in the front palate. This balances well with the samosa and also finishes nicely with the creaminess from the chipotle mayo. The rosé sparkling grape is the pinot noir grape, which is very light-bodied. The sparkling rosé is a brut which is dry, and it gives a nice clean finish which enhances the samosa with the chipotle mayo. Salud! Charles Sabaratnam is the owner of Salud Wine Bar in Nyack, NY

Hemp Oil: A Safe Alternative to Opioids The Sackler Lawsuit Underscores the Dangers of Opioid Drugs The US opioid crisis has reached epidemic levels. According to Dr. Sanjay Gupta, someone dies of an opioid overdose every eight seconds in America, from illegal opioids like heroin or by legal opioids such as oxycodone. Local governments are fighting back by filing a lawsuit against the Sackler family, owners of Purdue Pharma LP. Purdue Pharma is the manufacturer of OxyContin, a brand name of oxycodone. Oxycodone is a powerful painkiller doctors often prescribe to patients recovering from major surgery or suffering from cancer. While oxycodone is effective at dulling intense pain, it is also highly addictive. Individuals can quickly build a tolerance to oxycodone, requiring higher doses to achieve the same level of effect. Oxycodone does not only control pain, it also produces a high. This is one reason why the drug is abused. Users need to increase their dose over time to achieve the same high. The Lawsuit Over 600 local government groups have filed a federal lawsuit accusing the Sacklers and Purdue Pharma of intentionally misleading the public about the dangers of OxyContin. The suit claims that the defendants marketed their opioid drugs as safe for long-term use when they knew otherwise. Furthermore, the plaintiffs state that the Sacklers inappropriately encouraged doctors to prescribe OxyContin. Including offering physicians lavish 46 / Rivertown Magazine June 2019

meals, gifts, and even resort trips. The defendants are also accused of greasing the palms of professional medical organizations, hospital administration groups, and other healthcare entities. Control Your Pain with Hemp Oil Instead Today, responsible physicians know that opioids are not safe for extended use. Even after serious surgery, a good doctor will try to wean their patient off opioids as soon as possible. Hemp oils such as MARK3 Medical Grade, Full-Spectrum contains a variety of cannabinoids, natural compounds that have been demonstrated to be effective at pain reduction. Instead of just blocking pain like opioids, hemp oil has anti-inflammatory properties to stop pain at the source. Additionally, MARK3 Full-Spectrum Hemp Oil is not addictive or habit-forming. Extended use of hemp oil may help reduce even serious pain, such as advanced arthritis pain, colitis from Crohn’s or irritable bowel syndrome (IBS), and even pain and nausea from cancer and cancer treatment. Hemp oil is potent but safe and could be a powerful alternative to opioids for millions of people.

NATURE Rx AT THE LODGE AT WOODLOCH BY ANGELINE SHERIDAN︱PHOTOGRAPHY PROVIDED BY THE LODGE AT WOODLOCH

The Lodge at Woodloch has been at the forefront of the Forest Bathing movement long before it became a trending story in the news. Back in 2013, the team started offering classes to explore the philosophy. Six years and several certifications later, The Lodge at Woodloch continues to evolve and revolutionize their offerings.

his summer, with Naturalist Joshua Heath at the helm, the Outdoor Adventure Department will be reorganized to better serve the ever-increasing need to connect with nature. The Outdoor Experiences Department will have two sections, one remaining dedicated to Outdoor Adventures and the new section dedicated to Mindfulness in Nature. Hiking, biking, kayaking and fly fishing will remain options through Outdoor Adventures. The Mindfulness in Nature section will add classes such as Forest Therapy walks, Sunrise Photo walks and Ritual of Tea classes, in addition to existing offerings such as Forest Bathing, Birdhouse Making, Terrarium Classes and more. One of Josh’s favorite pieces of advice for being mindful in nature is getting guests to slow down. “I like to set an uncomfortably slow pace,” explains Heath. “People are so used to rushing from point A to point B that they don’t have the capability of truly slowing down. I like to remind guests of the famous quote by Lao Tzu, “Nature doesn’t hurry, yet everything is accomplished.” RivertownMagazine.com / 51

Back in 2000, Australian sustainability professor Glenn Albrecht coined a term psychoterraticathe trauma caused by distance from nature. There has been study after study and book after book written outlining the powerful effects of not having a steady dose of nature such as “Nature Fix” by Florence Williams, “The Last Child in the Woods” by Richard Louv, and “Your Brain on Nature” by Eva Selhub. With a hefty goal of helping guests to fully understand and embrace the importance of nature in their lives (for their mind, body and soul), the true sign of success would be that guests continue their nature practice long after they leave the guiding hands at The Lodge. A new Full Moon Series kicked off in 2019 featuring Full Moon hikes, kayaking and Forest Bathing (offering evolves seasonally), Full Moon art classes and a Moon Phase Bath Tea spa treatment addon. The Full Moon offers yet another amazing opportunity to learn about the power and energy that thrives in our woodland haven.

Worse than that we were so high up, my head felt it would implode from lack of oxygen. At times, I could see clouds around me. I just hoped it wouldn’t rain.

Sky high in New Jersey: So it was our wedding anniversary—a time of dread for any husband. Should it be flowers? Should it be candy? Should it be something much more exciting and a lot less humdrum? So when I discovered that Cher was singing in our area, I thought: I’m saved. Not quite, Philbo! I went online and discovered the premier seats at the Prudential in Newark were $700 to $1,000 per seat! That’s nearly expensive as one of Cher’s skimpy outfits. Anyway, I finally found seats at a price I could afford. The only problem is 54 / Rivertown Magazine June 2019

A friend who saw us there told us the next day: “Do you know who was sitting behind you?”

Well, Cher is the grandma we all wished we had. Funny, talented and sexy. Just like my wife! Cher is touring for most of the year so look out for her. And save up for the best seats. It’s worth it. And my wife agrees! What do you call a singer gently swaying from one side to another? A rocking Cher.

No, I replied.

What did Cher say to the orphan pig she rescued?

“No one,” said my smart-ass friend.

Babe, I got you babe.

When the supporting act came on, we couldn’t even see them—unless we looked at the TV screen pointing in our direction. Several hundred dollars to watch TV, I thought. Candice gave me a dirty look. Uh oh.

On their 50th wedding anniversary and during the banquet celebrating it, Tom was asked to give his friends a brief account of the benefits of a marriage of such long duration. “Tell us Tom, just what is it you have learned from all those wonderful years with your wife?” Tom responds, “Well, I’ve learned that marriage is the best teacher of all. It teaches you loyalty, meekness, forbearance, self-restraint, forgiveness—and many other qualities you wouldn’t have needed if you’d stayed single.”

Then Cher came on. The stage opened up. And this gorgeous 73-year-old woman strutted out. My god, she looked fabulous. As she said to the audience: “Do you know what YOUR grandma is doing tonight?”

SOAK UP THE SUN WITH A SHARE OF SOLAR ENERGY STORY AND PHOTOGRAPHY BY SOLSTICE SOLAR 60 / Rivertown Magazine June 2019

W

hat’s your favorite part of summer? Afternoons on the beach? A vanilla ice cream cone? That annual family vacation?

If you ask users of solar energy what they love about summer, they have another thing to rave about: the relief that comes with saving extra money every month. In Rockland County, going solar takes as much time as eating an ice cream cone, costs less than an afternoon on the beach, and saves you enough money for that family vacation! Free shares of community solar have become the perfect way to take advantage of extra sunlight.

The Pesky Thing About Summer

Some of us are bred for summer, breaking out towels

and sporting brilliant tans the moment warm weather hits. Some of us are a bit more cautious, seeking shade and turning up the AC to make it through the hottest days. But let’s face it: no matter which type of person we are, few things feel as refreshing as a blast of conditioned air on a hot day. Unfortunately, AC doesn’t come free. Americans spend over $29 billion on air conditioning every year—that’s about 4 times as much as we spend on conserving our precious habits and species. Most of us have seen what that looks like on our electric bills. Summertime bills can be huge enough to make us think twice about turning on our air conditioners. The result? Either we sweat it out or, for many of us, feel a cool relief of AC that is accompanied by a nagging feeling that we’re paying extra for it. RivertownMagazine.com / 61

The Perfect Savings For Summertime

Summer means 5–6 extra hours of daytime. It means getting out of work and still having enough daylight to go for a walk. It means a healthy dose of vitamin D that’s proven to make you happier. It also means that solar panels are working even longer to give us all the energy we need, at a lower price than traditional power. Solar farms in our area are thriving this summer, opening up opportunities for more and more people to join in. You might be surprised at just how easily you can become one of those people! If you join a community-shared solar farm, going solar won’t be burdensome. Instead, it’s this simple: 62 / Rivertown Magazine June 2019

1. You sign up for a solar share in the farm that matches your home’s energy use. Your solar share costs you nothing and will produce energy on your behalf all year round. 2. You get credits on your electric bill for the energy your solar share produces, bringing down your monthly costs. 3. You pay separately for your solar share’s energy production, but, due to friendly state policy and the efficiency of solar, you pay for that power at a 10% discount. You won’t ever end up paying more for energy; you’ll always pay less.

STONY POINT CENTER AN OASIS OF ACCEPTANCE STORY BY JOSEPH KUHN | PHOTOGRAPHY BY SAMANTHA FINCH

Though Stony Point Conference and Retreat Center was originally established in the early 20th century and spans more than 30 acres, surprisingly few Rocklanders know of the historic spiritual site. Which is fitting perhaps. Originally established as a place to train missionaries, the center has long been a destination for peaceful and quiet reflection. You won’t find TVs in their 90 plus guest rooms. The campus is near Harriman State Park and ideal for hiking, sporting, or simply sitting outside and getting in touch with the natural world. The vegetables served in the communal dining hall are grown by residents of the community and produced using organic, sustainable methods. The Stony Point Conference and Retreat Center is among the most relaxing places in the county, a “nurturing inclusive community” removed from the pressures of urban life. The Stony Point Conference and Retreat Center is operated by proud advocates of food justice, social justice and religious tolerance: Rick and Kitty Ufford64 / Rivertown Magazine June 2019

The CLT is a “multifaith community of Muslims, Jews, and Christians, dedicated to the practice of hospitality, nonviolence, peace and earth care. We aren’t together to only focus on what we have in common,” explained Sandusky. “Each of us is trying to live our own faith tradition as best we can with the support from the rest of the community.” The ideals promoted by the multifaith community govern everything the center does. Food justice, the ideal that people should eat in a sustainable way, is fostered thanks to the one-acre farm that helps feed the center’s guests. The multifaith community supports the kitchen staff in making delicious, made-from-scratch meals (including gluten-free, vegetarian and vegan choices) and educates visitors about the waste and inefficiency of our current food system. acceptance of all lifestyles, and the way the center cares for the unique needs of each guest, which is at the core of its radical hospitality. Many LGBTQ people, including teenagers, who might feel uncomfortable at other religious centers seek out Stony Point Center because of its open-minded ethos. Caring for the earth is carried out by composting, bee-keeping and striving to be energyefficient in everything the center does. Many of the center’s events, speakers and conferences listed on its website are open to the public. Its website also has a way to sign up for a monthly email newsletter. The Stony Point Conference Center can house up to 175 people and frequently hosts many different groups at the same time. The center welcomes many nonprofit organizations in Rockland County and serves as a meeting space and extension to the work they do: Head Start, CANDLE and Volunteer Counseling Service are just a few of the local organizations that meet there regularly. The Stony Point Center is also an ideal location for family reunions, accommodations for visiting family members or other not-for-profits looking for a welcoming space to gather. The center has 12 conference rooms of different sizes, a large art studio, a labyrinth, a meditation space, a fair-trade gift shop and a dining room where all guests eat together. The dining room and gift shop are open to the public and many locals come to the center simply to enjoy a fresh, healthy meal, or browse the lovely items for sale from cooperatives around the world. A tranquil beacon of integrity, the Stony Point Center is a wonderful place to stay.

ADORE YOUR BODY

YOGA

Hello, dear Reader! Welcome to my inaugural yoga advice column, where you will have an opportunity to ask questions and get answers. Who am I? A New York City based yoga and embodiment educator. I teach classes, and work privately to help people feel better in, and about their bodies. I’m a lineage holder in a yoga system called Forrest Yoga, named after my teacher Ana Forrest. I’m a 1000hour certified Yoga Therapist. I’m the author of a forthcoming book (New Harbinger 2020) written to help women improve their relationship with their bodies. I’ve named this column “Adore Your Body Yoga” because that’s central to my approach to yoga. Before I say more about that, I’d like to answer a fundamental question, “what is yoga?” When you think of yoga, you might imagine all the ways

that people bend and stretch their bodies. But, did you know that yoga is one of the earliest studies of the human mind? Essentially, yoga is one of the first inquiries into the nature of human existence, why suffering occurs, and what to do about it. You might be surprised to discover that yoga is actually more about the mind than it is about the body! And, your mind resides within your body—where else would it be?!

Therefore, how we tend to the body affects the condition of our mind, and, vice versa. Modernity has been hard on our bodies. Sitting is the new smoking. Low back pain is the new common cold. Screens and lights tax our eyes. Our wrists and hands ache from typing and texting. Increasingly, we’re divorced from our body’s needs. Meanwhile, beauty standards don’t relent. Within work schedules that seriously compromise our lives,

Who is Erica Mather? Erica Mather is a natural-born teacher who began teaching at age 17 and now studies pedagogy through education, learning and leadership. She believes that our bodies are our foundational relationship, and created programs, services, and has written a book to support this philosophy. professionals to learn about empowered self-care for the body; and her forthcoming book (New Harbinger 2020) covers these topics as well. we’re still supposed to be fit, thin, and healthy. Few of us truly are, mostly because we don’t understand what actions and energies will lead us to true health, nor do we have the time to invest in sustainable self-care. My teaching—and Adore Your Body Yoga—aims to help with these problems, first by educating about the body, its needs, and empowering us all to take better care of every aspect of our Selves. This begins with how we think about our bodies and our Selves: it starts in the mind.

My teaching also seeks to acknowledge the body on its own terms. When we teach yoga only to the young, fit, uninjured, healthy, and able, we’re missing MOST of the population. My teaching efforts are adaptive and inclusive. ALL bodies need yoga! I hope that you are intrigued, dear Reader! I look forward to your yoga questions. Please write me at erica@ericamather.com, and I will answer one or two per month! Until soonest! Adoring you, Erica

Home buyers and city dwellers tired of city congestion and longing for nature, fresh air, good schools and a dynamic village life have chosen Nyack as the ideal place to live. Close to the city but far enough away from the grime, crime, air pollution and high cost of city living, Nyack has lots of admirers. Here is what one current resident said: “I’ve absolutely loved living in Nyack. TALES FROM THE CHESTNUT TREE … And Now It’s Time to say…Soooo Long, by Neal A. Deutsch, CFP®

The wondrous Carol Burnett would sign off her weekly variety show with the above words, tug at her ear to say good night to her grandmother and smile us off to another show the following week. She was a legend, and deservedly so… and, she knew when it was time to say, “so long.” In 2006, Phil (“Call Me Crazy”) Bunton walked through our doors at Chestnut to discuss me taking out an ad in his magazine. Since I had writing experience, I agreed to write a column for his relatively new magazine with the goal of teaching the public something new every month that they could read and put into action. For 13 years and over 150 articles, I gave you, our reader, a small tid-bit you could incorporate into your financial life to make it better. From college planning to retirement planning to the articles incorporating current news, my goal has always been to help you learn and make you laugh. From the feedback I’ve gotten from emails, calls and even running into people around Rockland and as far away as in Puerto Rico, I’ve had fascinating conversations with the most diverse group of folks, just like you. Each month, I tried to utilize these conversations as fodder for my articles, with me learning something new every day, and passing it along to all of you. From the feedback I’ve gotten, I feel content in that I accomplished my mission, and as they say at NASA, mission accomplished. With all of that said, the tough part of writing this article is that it is my last. You see, I think I’ve run out of things to teach you. I’ve run out of things to write. I’ve always been truthful to you. Perhaps there’s a lesson in this too- know when it’s time. So, as much as it’s like losing an old friend, this will be my last article. I would like to thank Phil for giving me the opportunity to share with you every month, and more so for the friendship we’ve developed throughout the years. 70 / Rivertown Magazine June 2019

Mostly, I’d like to thank you—for keeping up with me through the years, following my trials and tribulations of life, and for all your input which helped me month to month for my ideas for article content. If you’d like to review my teachings from the past, most of my articles are archived at chestnutinvestment.com. Continue living, continue learning, and continue loving. Thank you. Neal A. YOU AND YOUR TAXES

Inherited IRA’s – The Tax-Man is Waiting With the recent passing of my father-in-law, I was personally reminded of the importance of planning for the inheritance of an Individual Retirement Account (IRA). Without proper planning, federal and state taxes can take a sizable bite out of the proceeds. The IRS has special rules that must be followed. There are several options for nonspouse recipients of inherited traditional IRA’s, depending on the decedent’s age. (This column does not address spousal IRA’s. A spouse who inherits an IRA can treat it as his or her own.) An account owner of age 70½ is required to begin receiving minimum distributions (RMD’s) from the account by April 1 of the year after he reaches age 70½ (the required beginning date). If the decedent had already passed the required beginning date, there are just two choices for the IRA beneficiaries: 1. Taking a lump-sum distribution of the entire balance; or 2. Rolling the inherited IRA over into a new account and taking distributions over the longer of the life expectancy of the beneficiary or the decedent. If the accountant owner died before reaching the required beginning date, or the IRA was a Roth IRA, the beneficiary has a third option 72 / Rivertown Magazine June 2019

of withdrawing all of the funds in the IRA account within five years of the decedent’s death. In addition, under the second option above, the life expectancy of the beneficiary must be used. Here are some tips to consider: 1. Divorce, marriage, and the birth of children can all change estate plans. At death, IRA’s are passed by beneficiary designation, not by the decedent’s will. If the will says “I leave everything to my wife,” but the IRA account beneficiary is someone else, the IRA generally goes to whoever is the beneficiary on the IRA paperwork. 2. An inherited IRA must be titled with both the name of the decedent and beneficiary and must indicate that it is an inherited IRA by using words such as ‘inherited’ or ‘beneficiary.’ If you simply transfer the IRA balance to the beneficiary’s IRA, or a new account in the name of the beneficiary only, this will cause it to be treated as a distribution of the entire balance and it will be fully taxable in that year. Ouch! 3. Be sure to make the decedent’s RMD before the end of the year of death or else there’s a 50% penalty. And you still have to take the distribution and pay the tax. 4. Consider the impact of future tax increases. Even if taking a full distribution at once, or over five

years, means a substantial tax bill now, it may well save taxes in the long run if tax rates increase in the future. Meet with your CPA to discuss all options as they relate to your personal tax situation. Your CPA can help you to avoid costly tax traps that can be associated with an inherited IRA.

HERO OF THE MONTH ANASTASIA KARASSIK During Memorial Day weekend in 2015 while on vacation at their family’s farmhouse, 13-year-old Larisa Karassik, and her friend went with her father to get ice cream for the family. Little did Larisa’s mother Anastasia know, that would be the last time she would see Larisa alive. A drunk driver, who was also on prescription drugs, ran a red light and crashed into their vehicle. Larisa died instantly and her father, a finance professional, was so drastically injured he would never work again. Anastasia’s two other daughters’ lives were changed and their hearts broken into a million pieces. The driver already had three DWI convictions on his record. “Larisa did not have to die on May 23, 2015. My daughter will never have the opportunity to go to her 8th grade dance, celebrate her Sweet 16th birthday or have

an opportunity to go through the milestones of growing up. We began the Larisa Karassik Foundation also known as LarisaStrong.org, in memory of Larisa to prevent more innocent lives from being taken due to avoidable acts such as DWI and drugged driving,” said Anastasia. “We are proud to have been her parents for the short 13 years we had together. Larisa had accomplished much during that short time. Her dedication to community service and helping others was her passion. Larisa was a strong, selfless natural-born leader. Through the foundation, Larisa is still working and guiding us from up above. She would have wanted us to continue fighting to create awareness and help prevent other innocent people from losing their lives due to people’s poor decisions to drink and drive,” said Anastasia.

According to Anastasia, the Larisa Karassik Foundation shares the story of Larisa to prevent more fatalities due to drunk or drugged driving. They make presentations to schools, churches, synagogues and local organizations. The Foundation also advocates for families who have lost a loved one in the court system and helps minorities and immigrant families navigate court procedures by obtaining interpreters to express their loss. The Larisa Karassik Foundation is already making a difference in New York state. “Senator David Carlucci knew Larisa and saw her leadership abilities,” says Anastasia. “I’ve been working closely with him on a bill that will ensure that drunk and drugged drivers twice convicted of DWI will lose their license permanently. The Bill is close to passage.”

FIRST ANNUAL ROCKLAND COUNTY MUSIC AWARDS, JUNE 19 Honoring Rockland Music Past, Present and Future 82 / Rivertown Magazine June 2019

LOCAL

Joe D’Urso

As founder of Rockland-Bergen Music Festival, I am thrilled to announce the Rockland County Music Awards (RCMA’s). I grew up in Rockland but have been fortunate to perform in 27 countries. Wherever I traveled, I felt the musicians I experienced in Rockland were some of the best anywhere. It’s time we start to look at our original music history: past, present and future. Historically, our live music venues tended to book “cover bands” over original

artists. We in the music business understand the “dance and drink” mentality of venues. That is one of the reasons I started the Rockland-Bergen Music Festival and now, the RCMA’s. The Award, nicknamed “Rocky,” is in keeping with Oscar, Emmy, Tony. I feel it’s appropriate as Rockland has been an underdog to Bergen and Westchester counties, and of course New York City, when it comes to capturing the attention of music lovers. It is my honor to present Billy Roues, Steve Roues, Pat Keating, Annika Bennett and John McAvoy who have all been instrumental in launching the RCMA this year.

The Roues Brothers

Chris Marksbury

Billy and Steven “Muddy” Roues have been making music together since they were kids growing up in the Bensonhurst section of Brooklyn and in rural Pennsylvania. Journeymen in the music business, having crossed paths with some of the greats of Blues, Rockabilly, Rock’n’Roll, Country, Soul, Folk, Jazz and Rhythm and Blues, including: B.B. King, John Lee Hooker, Carl Perkins, Bo Diddley, Howlin’ Wolf, Bob Dylan, Ben E. King, Pinetop Perkins, Lonnie Mack, Vassar Clemens, Lenny Kaye, David Bromberg, Pete Seeger, Johnny Johnson, Chuck Berry and many more. The experience of working with these artists, left an indelible mark on the music the Roues Brothers have made. Their partial history of original Rockland bands: The Roues, Finn and The Sharks, The Broadcasters, UpSouth Twisters, Lucky 7, Big Jim Wheeler and Wheels of Fire, Lisa Best Blues Band, Thieves and Bluesjumpers. Their History of Blues to Rock shows have been gathering an enthusiastic following over the last few years.

Pat Keating

The summer of 1963: my brother took me to see the Kingston Trio, Joan Baez and a young Bob Dylan at Forest Hills Tennis Stadium. What a night! My dear mom bought me a Sears and Roebuck guitar and banjo. Within three years I was playing “hoot” nights at Gerde’s Folk City and the Back Fence on Bleecker Street. The “Village” was great training. Four years in the Navy, then back to playing. I opened for Roy Buchanan thanks to the late Jerry Donnellan, Vietnam Vet and later was stage manager for Sinatra. Pat Keating

I never became a rock star but played many clubs in Rockland. The Interlude, Turning Point and currently Growler & Gill and Maureen’s Jazz Cellar. The real payoff, at 71 years old, is to still play music with folks like Tim O’Donohue, Compton Maddox and Caroline Zegart. Life has slowed down, now with my best pal Linda, two cats, three chickens and a dog that always looks at me funny. Best advice I can pass on: if you play music, share it with your friends, sing a song and you’re not alone. Or as Pete Seeger used to say, “take it easy, but take it.” RivertownMagazine.com / 83

Annika Bennett

Jess Dimento

ASCAP award winning, singer-songwriter Annika Bennett wrote her first song at age 9 and hasn’t stopped since. She left NYU’s Clive Davis Institute of Recorded Music at 18 years old and moved to Nashville upon signing an artist development deal with Sony Records. After two years of label-booked co-writes, Annika realized that her best songs were spawned out of solitude, prompting her to terminate the deal and become an independent artist in the most literal sense. Annika’s profound insight into human emotions is complemented by her ability to capture and find meaning in moments that are often overlooked. This results in songs rich in boldness, honesty, reflection and healing — with a sound that is an amalgamation of folk, pop and indie. At age 21, Annika has already written over four hundred songs, both for her own solo artist project, as well as with, and for, other artists

John McAvoy of The Turning Point

Veronica Sage McAvoy

I love music but I don’t quite understand how it works. In junior high/ high school I was the manager of the band, helping book dates and always feeling part of the music. We opened in May 1976, in a room half the size of the current Turning Point. It was strictly local musicians performing Jazz jams and open mics but we outgrew the room and started looking around. After five years we moved down to our current location but started upstairs in the restaurant with music only after dinner. Eric Andersen, Josh White Jr., Rambling Jack Elliott, Odetta, David Bromberg and John Hammond were among the first artists to perform. The past 43 years I have seen a lot of great rooms come and go. I’m very proud that we’re still here! While not being able to make the music, I have been able to share it and that makes me happy.

Follow @RivertownMagazine on Twitter, Facebook and Instagram as we announce the honorees of the Rocky’s on June 19 at Levity Live in West Nyack.

COMPLETE HEARING HEALTHCARE

How Otolaryngologists and Audiologists Work Together For Your Ears. STORY AND PHOTOGRAPHY BY HUDSON VALLEY AUDIOLOGY

L

ike Laurel & Hardy, Abbott & Costello, and Kareem & Magic, Otolaryngologists & Audiologists are a match made in (ear) heaven. Otolaryngologists, known as ENTs, are medical doctors who specialize in ears, noses, and throats. ENTs diagnose, treat, perform surgery and prescribe medication for those areas of the body. Audiologists are clinical doctors of hearing and balance and evaluate hearing and balance problems, identify pathologies, and dispense hearing devices for individuals with hearing loss. Although both professions share similar knowledge about the ear, neither the ENT nor Audiologist can work independently and still fully treat a patient with an ear issue. Your main complaint may dictate which specialist to initially visit. Is it hearing loss? Ear pain? Pressure in your ears? Tinnitus? Dizziness? Regardless of the issue, if you see a reputable ENT or audiologist that has a good working relationship with the other profession, rest assured you’ll get top notch care. Because of this, Hudson Valley Audiology teamed up with ENT Faculty in early 2018. We’re excited to announce that we’ve expanded our care, by providing an all-in-one patient referral system, offering same day appointments (if available), and expanding both adult and pediatric services. ENT Faculty has a stellar reputation of patient care, both in Rockland and Westchester counties. They have brought wonderful medical care to our patients, and will continue servicing you for your ear, nose, and throat needs for years to come. The following is a summary of the ENTs who work at our facility: RivertownMagazine.com / 87

NYACK HEALTH CLINIC FOR UNINSURED REMAINS OPEN FOR PATIENTS STORY BY REX TURNER | PHOTOGRAPHY PROVIDED BY HEALTH LIFELINE INC.

D

octor Lloyd Hamilton is inspiring people allacross Rockland County. Droves of donations are coming in and skilled volunteers are offering their time to support Health Lifeline Inc., a nonprofit health clinic providing services to the area’s most vulnerable. “The goodness of people is incredible,” said Dr. Lloyd in reaction to the outpouring of support from recent media coverage regarding the clinic’s potential closure due to insufficient funds. The attention has sparked so much support to Dr. Hamilton’s effort that he is hoping more people in need of services will schedule an appointment. A GoFundMe website was set up by Dr. Hamilton to keep the clinic open, and it has raised $20,900 at press time, just short of its goal of $24,000. The clinic is run by non-salaried physicians, nurses, teachers, librarians and business people. “The staff are such loving, caring people,” said Dr. Hamilton who is a Harvard Medical School graduate and World War II veteran. “They never fail to amaze me.” The clinic is currently operating two days a week, on Mondays and Wednesdays, but the phone is operating on off-days. As more patients enroll for services and more doctors volunteer, they plan to expand days and hours of operation. Working in a rent-free space provided by St. Ann’s Church in Nyack, Dr. Hamilton “doesn’t want to turn anyone away.” Most of his patients are low income, immigrants, uninsured or cannot afford insurance cost-sharing. According to Dr. Hamilton, the patients he sees would otherwise seek ongoing health care at emergency rooms for chronic conditions such as high blood pressure, diabetes, heart disease and arthritis, wasting valuable resources. Keeping such patients out of hospitals saves an estimated $200,000 public dollars per year. 90 / Rivertown Magazine JUNE 2019

Doctor Hamilton expressed his “gratitude to the people of Rockland and is very grateful to St. Ann’s Parish.” Making the services provided known to those who need it most is just as important as receiving donations. If you would like to make a donation, write a check payable to “Health Lifeline Inc.” and mail to 150 Third Ave, Nyack NY 10960 or donate online at gofundme. com/health-lifeline. NEED PROFESSIONAL MASONRY, BLUESTONE, CONCRETE, CHIMNEYS, STEPS, WALKS & PATIOS REPAIRED? DAVID ROLLS IS YOUR MAN! STORY AND PHOTOGRAPHY BY TOM RILEY

When it comes to masonry repairs, David Rolls, owner of Professional Masonry, is the seasoned expert you call first. “My father and brother are both architects, and they help me understand the engineering/design aspect of why things fail. I know how to make things last. I understand that the weather in Rockland is harsh. I know how to add dyes and additives to mimic existing work. I know the proper way to set stone. I know ‘walks and patios’ must have expansion joints. My steel railings have solid steel posts, not hollow cores, so they never rot. Water freezing is masonry’s number one enemy. I build with that principle constantly in mind. I believe attention to detail and exact processes are my way to ensure my work last decades/centuries.” David Rolls has been involved in professional masonry work for more than 45 years. “To make masonry look good, it takes an artist. I use the science of construction 92 / Rivertown Magazine June 2019

and keep in mind that people will be walking with their bare feet on my ‘flat work’ and that the elderly will be using it. That’s my job to produce quality, beautiful work that lasts,” said David. From chimney repairs, concrete walkways, foundation repairs, steps and stone patios and everything in between, David has a keen eye for transforming different spaces using a wide selection of materials and designs. “We always use the correct cement— Portland, type M, S or N. We get the coloring right and the proper mix/amount of water, the correct bonding agents and the proper placement of steel reinforcing with the proper expansion/control joints to handle temperature changes.” Talking to David about stone work is like talking to a scientist in action, and he understands that the materials

used in a project make the difference between a patchup job to a show-stopper. “Stone work involves sand mix and Portland slurry. The mix is the same as concrete without the gravel: it’s very strong. Sloppy wet won’t do as the stones will come loose after a few winters. On brick work, you use Type N mortar. Most everything else is Type S. The ideal is for it to be level and plumb (straight up and down), but there is a need for pitch in places and to match in style so it doesn’t look like a repair,” said David. “We’re aware of the correct placement of materials for maximum strength and water run-off, gaining support below the frost line, compacting the sub base so there is no settling, proper drainage (especially behind walls), are all important. Even the proper height of a concrete walk, so that snow, ice, and rain can shed off into the grass is significant. Masonry has to blend with its environment and its surroundings. I like things that blend into the background, rather than demand

attention—like pleasant and comforting sounds rather than a marching band,” said David. “The challenge of repairs and doing a good job, still excites me. I enjoy meeting people, accomplishing their goals and seeing their reactions at a job well done,” said David who is fully licensed and insured. “I’M HERE TO HELP!” Marie Lorenzini Proudly Serves the Nyack Community STORY BY JOSEPH KUHN ︱ PHOTOGRAPHY BY SAMANTHA FINCH ︱ PAID POLITICAL ADVERTISEMENT

Marie Lorenzini does not like to call herself a politician, she prefers the term “public servant.” It’s a wellearned distinction. Politicians answer questions diplomatically, Lorenzini answers questions with frank honesty. Politicians are concerned with prestige, while Lorenzini is focused only on helping her constituents. Marie Lorenzini is a public servant in the best sense of the word: she holds elected office and is seeking reelection solely because her position allows her to better serve Nyack. Lorenzini has been working as one of Nyack’s trustees for 14 years. As a Village Trustee, Marie has worked with each of the mayors during her career to “run the village 94 / Rivertown Magazine June 2019

as fiscally responsibly as we can” while improving the village and providing for the community. Marie has lived in Nyack for more than three decades and before that, had been visiting since she was a little girl. “I bought my communion dress here,” she reminisced when describing her history with the village. Since moving to Nyack, Marie has been a tireless advocate for her community. Tried and true, Marie is always “there to help anyone” in the village. When Marie is not working at the local pharmacy or village hall, she can be found donating her time and energy to a variety of committees and charities dedicated to helping people. Marie is a member of the NAACP, the co-founder

of local legislative task force focused on woman’s issues, and the president of the Rockland Riverfront Communities Council. She is also a proud member of Soup Angels, a non-denominational, non-profit soup kitchen dedicated to providing free meals to anyone in the village that may need them. Soup Angels has been serving dinner for up to 90 people every Monday and Wednesday evening for over 10 years. During her time in office, Lorenzini has accomplished a lot for the Village of Nyack. She secured $20,000 in funding for the annual Fourth of July fireworks, spearheaded a resolution that has prevented the U.S. Coast Guard from establishing barge anchorage fields in the Hudson River, and established ongoing meetings between the Village Board and the Orange Town Police Department. Marie has also been a champion of fiscal responsibility, as she and her colleagues achieved a 0%

increase in the Village Tax for two consecutive budget years. Her dedication to the Village of Nyack is also illustrated by her years of service on Nyack’s Planning and Zoning Boards. Her commitment to responsible development that will benefit all members of the Nyack community is based on her long involvement with village committees, the building department and planning professionals hired by the village to assist and advise the village in these important areas. Marie also played an integral part in the Master Plan revision. Marie is running on the Democratic ticket this November and is eager to continue her dedicated service to Nyack. The Democratic primary is being held on June 25th. All who support her should turn out and help keep one of Nyack’s most selfless citizens in office.

JOHN GREEN HOUSE Celebrates 200 Years in Nyack STORY BY ELLEN ZIEGLER ︱ PHOTOGRAPHY BY SAMANTHA FINCH 96 / Rivertown Magazine June 2019

LOCAL

E

leven people gather in front of the John Green House, the oldest sandstone house in Nyack. They are the team of the John Green Preservation Coalition led by Win Perry, retired architect and President of the organization. Planks of wood brace the damaged structure, but smiles stretch across the faces of the people doing the work. Just seeing photos of what the Dutch Colonial stone house looked like in its 1810 glory raises hope for its rescuers. They are planning a celebration when the house is completely restored, and one this month to celebrate its 200th birthday. “The house was John Green’s business headquarters for his various local enterprises, but never his residence. He founded the first Methodist Church in Nyack, built the first steamboat serving Nyack, owned sloops that sailed the Hudson River carrying stone and lumber to and from Nyack, Albany and New York and arranged for the construction of Nyack Turnpike to bring produce to Nyack,” explains Win. “He was a philanthropist and exacting keeper of handwritten receipts, kept in a tin box brought to the Historical Society of the Nyacks by his fifth great granddaughter Constance Green who was a soprano in the Metropolitan Opera.” The building has been placed on the National Register of Historic Places because of its association with John Green, who deserves to be celebrated for he changed much of Rockland County with his business acumen, intelligence, creativity and drive. The house is also significant because it is Nyack’s last surviving example of the kind of house built by the early settlers. Green must have been proud of his house, its high mansard roof, rosy pink sandstone walls and the Italianate front porch and

dormers that he added later. He would have had trees and flowering shrubs softening the facade. The sky will be blue again, the shadows on the grass a dark green, the sidewalk shadows violet-gray. I am psyched to see how Win’s team furnishes the inside and gives the house a new life with that old feeling. The Coalition wants to build a wheelchair accessible art gallery on the first floor of the restored John Green House and affordable art studios on the two upper floors. They hope that the house will become a venue for all sorts of community events, and a center for the fostering of local history. People have different reactions to houses. I found myself wondering how Mr. Green’s house would look as a Dutch Colonial Tudor with stucco walls in front crossed by dark wood beams, maybe some Tiffany glass inserts in the windows and on the eastern wall, dark wood window trim and red sandstone. But I’m not on Win Perry’s team. I’m just rooting for him. You’re Invited!

THE TOP DRAWER MENTALITY By nature, business people (and really all people) don’t want to think about what can go wrong. Maybe they’re afraid they will jinx themselves; maybe the motivational speaker they follow on YouTube warned them against negative thinking; or maybe they’re just so busy with what is happening that they can’t be bothered with what might happen. Nonetheless, planning for these unsavory scenarios, the “what-ifs,” can prove to be exceptionally important to protect yourself and your business. Operating agreements, by-laws, buy/sell agreements, vendor contracts, employment contracts, employee handbooks, corporate and LLC minutes and many other legal instruments are essential to a well-organized company. Yet a striking number of small and mediumsized businesses either don’t have these in place or have documents that are woefully inadequate. So how do you navigate this cruel intersection where what you should do meets with what you really don’t feel like doing? I suggest that you think about it this way—often the best legal documents are the ones that you place in your

desk drawer and hope to never look at again. After all, who cares what the grounds are for dissolving your LLC when business is booming? But, if God forbid... You have a business partner who suddenly flakes out on you during a mid-life crisis and joins a commune in Colorado, or there is a lawsuit that has you worried about how well your assets are protected from a judgment against your business—you’ll be awfully glad to have the right documents in that desk drawer. Yes, developing these safeguards with your lawyer can be a bit of a buzz kill. The lawyer’s job is to dream up wild worst case scenarios (like what happens if the government decides to build a highway through the main dining room of your pizzeria) and make sure all of those contingencies are covered. That process can definitely be unsettling, but once you get through it you’ll realize that it was worthwhile, just like finishing a medical exam so you can get that life insurance policy. And when you have everything in place for your business planning, you can put those agreements in your top desk drawer, right next to your insurance policy and go on making good things happen—resting a little easier in the process.

HANDLE THE HEAT grooming tips for the summer

Summer is upon us and Steve Zuccato, Master Barber at D.S.Z. Barbers Inc. has some warm weather grooming tips for the entire family. Summer is joyfully filled with family vacations, day trips to the beach, sports practice and swimming at your local pool. But it’s also time to get rid of woolly hats and show off your summer styled hair.

Men: Get ready for more frequent trips to the barber shop this season. Steve suggests keeping men’s hair longer on top but shorter on the sides so your head feels cool and hair becomes more manageable. The heat can compromise the functionality of many products so it’s important to pick the right ones. D.S.Z. offers a full range of grooming products, but Steve’s favorite summer product for men is a basic leave-in conditioner which adds moisture to the hair making it easier to control. Try Paul Mitchell’s The Conditioner, which works exceptionally well on all male hair types and tames unwanted frizz while significantly improving texture without weighting your manly locks down.

At D.S.Z., Steve finishes most summer haircuts with Reuzel’s Green Pomade Grease that is formulated with beeswax, which allows the product to glide through the hair without clumping and encourages moisture retention. This oil-based pomade offers a medium hold, adds some shine and allows hair to be restyled throughout the day. Ladies: During the summer, ladies should shave in the evening. Shaving removes dead skin cells and the superficial layer of the epidermis thus reducing your skin’s defenses. When you shave in the morning, you are more likely to expose weakened skin to the external elements. Avoid shaving with bar soap or conditioner as these products will either overdry skin or clog your razor. Instead, Try Queen Of… Ooh la la! Shaving Gel available at shave.com Kids: Steve’s barbering advice is to keep your children’s hair shorter and clean for the summer months as they are more susceptible to tick bites and lice. Stop by D.S.Z. and check out Fairytales products which are gentle, safe and effective for daily use for the entire family. Their Rosemary Repel Conditioning Spray should be used each day before school, camp or daycare. This product helps cleanse, moisturize and keep bugs away! The Sun and Swim Clarifying Shampoo helps remove sea salt, chlorine green and daily build-up with gentle fruit extracts which is especially important for children with blonde hair. MAGIC, GAMES, PUZ ZLES, ILLUSIONS, HACKS & SCAMS FOR ENTERTAINMENT PU RPOSES ONLY!

Jim was asked to continue his hypnosis shows at the new location and in 2017 he was asked to produce a weekly afternoon magic show titled Spinnato’s Magic Matinee. The show runs on most Sundays and some Saturdays with guest magicians appearing every week. As some of you may know, a few months ago the Comix Comedy Club re-branded itself as the Comix Roadhouse by adding another venue that features country music, dancing and fun. But the comedy and magic shows continue in the beautiful comedy club theater. This will be my first appearance at the Comix Roadhouse. Should I wear Cowboy Boots and Hat? In a recent conversation with Jim I asked him to share one of his favorite things to do when messing around with friends. He mentioned the Acrobatic Glasses which he learned from Harry Anderson and Turk Pipkin’s “Games You Can’t Lose” book, which is full of similar ruses. The scam is actually very old and goes under many different names. It can be used as a fun game, a challenge or even as a bet to cheat your friends out of their hard-earned money. On Sunday June 2nd, I will be performing at the new Comix Roadhouse (formally Comix Comedy Club) located at the Mohegan Sun Casino. If you come to the show, please stick around and say hello. The show is produced by Jim Spinnato and is called Spinnato’s Magic Matinee. It runs almost every Saturday and Sunday afternoon. Jim is a world class hypnotist and his comedy hypnosis show has been running there for many years. He started out at the Comix Comedy Club at Foxwoods Casino in 2010 until it moved to the Mohegan Sun Casino in 2015. 104 / Rivertown Magazine June 2019

By the way, if you are ever at the Mohegan Sun on a weekend, you should catch Jim’s hypnosis or magic shows. And if you tell him Meir said Hi and you saw this column… I am sure you will put a big smile on his face. Harry Anderson and I were close friends and business partners. Several years ago, I purchased his personal inventory of “Games You Can’t Lose” and had him handautograph every single copy. This is a great opportunity to get an autographed book by a major TV star (Night Court, Dave’s World, Cheers, etc.). You can purchase it at gamblingincorporated.com.

HOW TO PERFORM ACROBATIC GLASSES What your friends think they see:

What really happens:

The object of the simple looking game is to have three glasses or cups on the table and give your friends three simple rules. 1. Using both hands you must turn two cups at a time. 2. You can only do that three times. 3. At the end of the three turns, the three cups must end up with all their mouths facing up. You then demonstrate what you want them to do and give them a chance to try. It will be impossible for them to duplicate your actions, so all the glasses end up mouth up.

The reason they will never be able to duplicate what you did is that you will secretly have them start with the cups in a completely different orientation that will look similar but will never be noticed the first few times you do it. I have done this for a group of people more than 10 times in a row and nobody caught on.

STEP 1 Start with the three cups in a row on the table as seen in Photo 1. Mouth-down, mouth-up, mouth-down.

Practice this a bunch of times so you can do it without thinking. First two cups‌ two end cups‌ first two cups. That is all you must remember.

STEP 2 Turn the first two cups over

STEP 3 Turn the two outer cups over

STEP 4 Turn the first two cups over as seen in Photo 4. You will notice that all the cups are now mouth-up.

TO START Before we get to the scam you will need to learn how to turn the cups and win the game.

STEP 5 This is the devious part that will make it impossible for them to replicate your actions and result. Turn the center cup mouth-down as in Photo 5 and have them try. It will be impossible. Even if they remember what you did and do it the same way, the best they could do is have all the cups mouth-down.

The secret lies in the fact that you will always start with the cups as in Photo 1 while all your friends will start with the cups seen in Photo 5. Although you can use paper and plastic cups, it is more deceptive with clear cups. You can repeat this as many times as you like with little chance of anyone noticing the different starting positions. This really is a fun game/scam.

RIVERTOWN EXCHANGE HIGHLIGHTS LOCAL MUSICIANS

R

ivertown has been making some big changes this year with its new look, new content and a new Rivertown Exchange experience. Our popular Rivertown Exchange has always been something that friends of Rivertown look forward to attending because of the incredible hospitality from each of our host venues. This year, we are extremely proud to continue to support Rockland’s community by inviting local charities and local talent to join us. Part Time Dragon Slayer performed at our March and April Exchange and you can read their story in Rivertown’s April Issue. Featured this month is Steven Connolly from our May Exchange at La Terrazza and Chihoe Hahn who will be performing June 12 at Union Restaurant.

MEET CHIHOE HAHN

Chihoe Hahn is a singer-songwriter based out of Newburgh, NY. His music is a mix of rock, country and folk-Americana. He has lived in Rockland County and the mid-Hudson Valley over the last 15 years and plays regularly in bands and as a solo act. Hahn’s songs are generally about everyday life and relationships, and he covers material from artists such as Guy Clark to Prince. Born in New York City, Hahn lived several years in Texas and his music has a definite twang to it—one he says he can’t seem to lose! As a solo artist, he has opened for the likes of Steve Forbert, Richard Shindell, Jimmie Dale Gilmore and James Maddock. On June 22, he will be performing at the Rockland Bergen Music Festival in Tappan, NY. During the day, Hahn is a guitar maker under his brand Hahn Guitars (hahnguitars.com). Hahn Guitars are used by artists/bands such as Walter Becker/ Steely Dan, Elliot Easton of The Cars, Susan Tedeschi, Jim Campilongo, Redd Volkaert, Doyle Bramhall III, and many others. His guitars have won numerous awards and are generally recognized as being among the finest electric guitars made today. —Brett Thompson

MEET STEVEN CONNOLLY

Steven Connolly is relatively new to the Rockland/Bergen music scene, having moved to New Jersey four years ago from Brooklyn. But he is no stranger to music. He picked up his first guitar at the age of 12 and has since been performing at various venues throughout Manhattan before crossing the river with his wife and four kids. Connolly’s approachable personality and easy-going demeanor is indicative of the type of music he likes to play: popular classic cover songs ranging from rock, country, bluegrass and Latin that bring back happy memories and get people moving. He also loves to write his own original music. “I want to get better and learn different styles,” said Connolly who has recently gotten into “chicken pickin” after a recent trip to Texas. Rivertown hopes to see Steven at a future Rivertown Exchange before he becomes too famous! —Angeline Sheridan RivertownMagazine.com / 109

King Kong Conquers Broadway and the Hearts of Theatergoers Rivertown Review by Tom Riley

M

y wife and I saw the Broadway production of King Kong and we loved it! Developed and honed over the years in Melbourne, Australia this multi-million dollar spectacle by Global Creatures features a heart-stopping 20 foot high, 2000 pound silverback gorilla who expresses a breathtaking range of emotions that will have you nominating him for a Tony. This musical, with lots of great song and dance numbers, is the stuff of legends and will be on Broadway for a long time. If you are looking for things to do this summer, take the family (8 and over) to see King Kong at the Broadway Theater located at 1681 Broadway (53rd Street) in New York City. Jennifer Noble sings beautifully as Ann Darrow, a farm girl who seeks fame and fortune in New York City but the city casts her aside until she meets a producer/ huckster Carl Denham, played by Eric William Morris, who takes her on a voyage to Skull Island inhabited by 110 / Rivertown Magazine June 2019

serpents and King Kong. Using dazzling projections, state-of-the-art animatronic and robotic technology, stagecraft and imagination, King Kong roars back to life and rescues Ann. Kudos to Olivier Award-winning director/choreographer Drew McOnie, arranger Marius de Vries, Australian songwriter, Eddie Perfect and Global Creatures producer, Gerry Ryan OAM for spanning two continents to bring King Kong back to New York where he belongs. The entire cast of King Kong and Creative Team Writer Jack Thorne have conquered New York with their production of this beautiful love story and larger than life production of King Kong.

CAPERNAUM Academy Award Nominee: Best Foreign Film In Beirut, 12-year-old Zain is suing his parents for bringing him into the world and failing to care for him or his siblings. Prior to the suit, Zain finds relief from his disorderly home by running errands for shopkeepers. After his parents marry off his younger sister, Zain flees, moving into the shantytown apartment of an African refugee and her son. His wanderings illustrate the absurdities and horrors of the larger world; they are a howl of protest and an anthem of resistance.

THE WIFE Academy Award Nominee: Best Actress Joan Castleman has been married to celebrated, egotistical writer Joe for years, subjugating her own talents. When he wins the Nobel Prize, they travel to Stockholm, where Joan keeps Joe in line while he and the other all-male winners prepare to receive their glory. Another writer—hoping to be Joe’s official biographer— waits in the wings, picking at family wounds and secrets. Post-screening discussion with Holly Castor (“Please Be Seated”).

ASK THE LENDER

SCOTT FORMAN DIVISIONAL VICE PRESIDENT IS IT REALLY TIME TO BUY? RISING HOME PRICE TREND IN ROCKLAND AND BERGEN COUNTIES National trends show that home prices are on the rise. Both Rockland and Bergen Counties have also experienced rising trends for home values. Fortunately, for those of you who are in the market, this might be the best time to buy. Those of you who are still on the fence should consider purchasing sooner than later; here is why: Bergen County Real Estate report card says, that with median home prices in Bergen County at $447,200, and a 5-year cumulative appreciation forecast at 31.23%, you can expect that same home to cost $586,856 in 2024. In comparison, Rockland County Real Estate report card says, that with median home prices in Rockland County at $414,900, and a 5-year cumulative appreciation forecast at 29.93%, you can expect that same house to cost $539,065 in 2024. RENTERS If you are currently renting and looking to purchase, here’s the top three things you should do to prepare: 1. Review your budget to allocate towards savings for a down payment. Make sure you are comfortable with the monthly payment. 2. Check your credit score and review your credit report. 3. Speak to a licensed mortgage expert. Don’t just get pre-approved, get “underwritten in advance.” Be confident in your ability to make an offer. If mortgage rates go up, your buying power goes down. If home appreciation increases, buying power goes down (see chart).

Scott Forman is a Divisional President for CrossCountry Mortgage, Inc., managing a lending group of 40+ locations nationwide. Forman grew up in Rockland County and currently resides in New Jersey where he is the CoPresident of The Montvale Chamber of Commerce.

Cost of Waiting Analysis (New Loan)

There is a clear benefit to owning and opportunity lost in renting. You gain all the benefits described before even touching on potential tax benefits of home ownership. In today’s home financing market, there are many programs available to firsttime homebuyers allowing them to purchase with little money down. We believe that it is of utmost importance to educate clients and the community about many mortgage programs available.

Question: We are not familiar with much of Rockland County and have been searching the websites. We have seen a few houses we like but are totally confused that when we click on a house we see different agent names. We would like to work with the agent listing the house because we feel they know the home and area the best, but after pulling up the listing, we are not getting the actual listing agent. How can we be sure who is who? Answer: When you inquire through the internet or have a one-on-one conversation with an agent, the first question you should ask is: “Are you the listing agent?” It is your choice who you would like to work with. I don’t agree 100% with just working with the listing agent. If I were you, I would work with an agent that is familiar with the towns you are interested in. RivertownMagazine.com / 117

THEY GOT WHAT?!

By Donna Cox of Better Homes & Gardens Rand Realty Cell: 845-641-8613

You want to sell your home. You’ve done everything to make it the nicest home on the market, analyzed comparable sales and priced it well. Yet it’s still on the market. Why? Time to evaluate how buyers arrange to see your home. Sometimes sellers can unwittingly make their home difficult for prospective buyers to see. It’s not always convenient to show your home when buyers want to see it and sometimes there are very valid reasons why you absolutely cannot

accommodate a buyer’s schedule. Remember, your home is competing with other homes for buyers’ attention. Give yourself an edge by making your home the easiest one on the market for buyers to see. Don’t let buyers miss the opportunity to see what could have been their perfect home—yours. Maybe they can come back at another time or on another day—or maybe not. Why take the chance? With that, here are the homes that sold in the Rivertowns in April.
