NYACK HOMELESS PROJECT “No One Should Be Hungry or Cold”

The Nyack Homeless Project began one winter when three people decided to pool

their resources and made sandwiches for homeless men and women. The following year they baked cookies for children in orphanages. More people wanted to help,

especially children, so for the last 15 years the NHP now a non-profit non-sectarian 501(c)(3) grass roots volunteer group located in Nyack, New York has encouraged children, teens, adults, schools, civic and religious groups and their communities to directly make a difference.

Together we collect and DIRECTLY distribute NEW and slightly used warm coats, NEW hats, gloves,

underwear, socks, toiletries, boxed and canned foods, and financial

donations from Nov. 1 - Dec. 22. Last year we donated to 8500 adults lacking winter coats and toiletries, parents in need of food for families, pre-school children and teens without warm hats and gloves, and soup kitchens in short supply at over 45 different breakfast/

afterschool programs, women’s shelters, family pantries, childcare centers, homeless programs, runaway teen shelters, and homebound organizations in Rockland County. Funny Ha Ha: My wife and I kicked off party season by attending Rockland Pride’s fabulous party inside Amazing Grace Circus’s new big top. Candice, who enjoys costume parties, dressed up as a sexy witch. Very sexy. I’m not quite into the Halloween, so all I had was a knife that apparently went right through my skull - bought for a few bucks at CVS. Candice got a lot of admiring comments, but all I got were a few jokes like: “You look as if you’ve got a splitting headache.” Eventually I realized the only way to fight bad jokes is with even worse jokes. So here are a few unbeatable gags to entertain your guests over the holidays. On the other hand, these jokes may drive them away. • How does Moses make tea? Hebrews it. • Venison for dinner again? Oh deer! • A cartoonist was found dead in his home. Details are sketchy. • I used to be a banker, but then I lost interest. • Haunted French pancakes give me the crêpes. • England has no kidney bank, but it does have a Liverpool. • I tried to catch some fog, but I mist. • They told me I had type-A blood, but it was a Typo. • I changed my iPod’s name to Titanic. It’s syncing now. • Jokes about German sausage are the wurst. • I know a guy who’s addicted to brake fluid, but he says he can stop any time. • I stayed up all night to see where the sun went, and then it dawned on me. • This girl said she recognized me from the vegetarian club, but I’d never met herbivore. • When chemists die, they barium. • I’m reading a book about anti-gravity. I just can’t put it down.

Dear Candice, I need advice for my master bedroom but I am on a very limited budget. I have simple furniture that is a dark wood which I can’t stand. It has simple contemporary lines. Top Individual & Business Tax Strategies for the End of the Year

It has been almost a year since the Tax Cuts and Jobs Act was enacted, but most taxpayers still aren’t aware of the steps to take between now and year’s end to improve their position. By taking appropriate measures, it is possible to maximize the benefits and minimize the burdens under the new law. To increase the likelihood of a “soft landing” at tax-time, a number of experts shared what they would advise doing between now and year’s end. Here are their suggestions. Always, always, always save Maximize retirement plan contributions before year-end. This is a perennial suggestion, as far too many taxpayers fail to make the most of their 401(k)s and other savings accounts. Clean out FSAs Review flexible spending accounts to determine if the account balance can be used before the plan’s deadline. Funds not used by the account deadline will be lost, so schedule those medical appointments, buy new glasses or FSA- covered health care items before year-end. Fine-tune the W-4 Revise your job’s tax withholding at your job before year-end to more closely match remaining withholding for the year to expected tax obligations. The savings that you may have anticipated might have already been given to you through less withholding from your paycheck. If you’ve been receiving a bigger paycheck, it won’t be there -- or worse, you may owe money. Hit in the high-tax states If you are subject to the $10,000 deduc-

Look at pay in pass-throughs If your small business is eligible for the 20 percent deduction for pass-through entities, determine whether there are any changes in your compensation structure that will maximize the deduction. Check out ‘reasonable compensation’ rules Make sure your S corporation owner’s salary meets the “reasonable compensation” standard – the amount you would need to pay someone else to do the same job. If you have not taken a salary, do so by the end of the year. Recapturing Alternative Minimum Tax With the new higher income limits for individuals exposed to the Alternative Minimum Tax, more taxpayers will have the opportunity to recapture the AMT paid in prior years. Calculate prior years’ AMT credit now and reduce your withholding to enjoy the benefit early. Loss harvesting Sell stocks that may produce a loss. Taxpayers can deduct up to $3,000 ($1,500 for married filing separately) of their excess losses, which reduces overall income. If the taxpayer sold stocks that resulted in a gain, selling stocks that produce a loss will offset the gain.

Managing itemizing Compare reduced itemized deductions to which you might be entitled this year to the new standard deduction. If you won’t benefit from increasing itemized deductions such as charitable contributions (because the standard deduction will be greater), you can consider bunching charitable contributions into every other year, setting up a donor-advised fund, or, if over 70-1/2, making charitable contributions through IRA distributions. If you are taking itemized deductions this year, you can add to it by cleaning out closets, dressers, and storage areas and donating unused items to charitable organizations such as Amvets, Goodwill, and the Salvation Army. Get some big wheels Buy an SUV or truck that is heavier than 6,000 pounds for a business to take bonus depreciation up to 100 percent of the cost of the vehicle. Go for a cost-segregation study If you purchased or will be purchasing real estate by year’s end to rent out or use in business, do a cost segregation study so you can capture the bonus depreciation on land improvements and contents of the building during 2018. Pick the right date to split If you are in the middle of a divorce, finalize the divorce before the end of 2018 so you will be able to deduct alimony paid to your spouse. If you will be the recipient of the alimony, you may want to put off finalizing the divorce or cut a deal to increase payment – after 2018 you won’t pay tax on the alimony. Many of the above suggestions will seem foreign or unfamiliar since they are the result of the new tax law that went into effect during 2018. Your CPA has spent much of the last 11 months gaining an understanding of the new law and its impact. Ask him to help you to determine how it impacts you.

Tri-state residents eagerly await the Rockland youth dance ensemble’s performance of “The Nutcracker”

Anna Scott and Eoin Robinson from last year's production Story by Tom Riley For 39 years, Diane Frankel, owner of Coupe Theater Studio, has enthralled audiences as the Artistic Director of The Rockland Youth Dance Ensemble's (RYDE) performance of "The Nutcracker." She has been bringing the experience of a full length ballet to thousands of happy residents from Rockland, Northern New Jersey and beyond. The first performances were in the Old Coachlight Dinner Theatre in Nanuet. The production then moved to Clarkstown South High School, and now it is being held in

the beautiful Cultural Arts Theater at Rockland Community College. The Nutcracker story takes place in 1892 in Germany where, at a Christmas Eve party, Clara receives a Nutcracker from her magical Uncle Herr Drosselmeyer. The stunning set, along with period costumes, make you feel you are at a Victorian Party. When Clara creeps downstairs to find her Nutcracker, the house is filled with strange noises and the shadows frighten Clara. Drosselmeyer comforts her fears and magically makes the Christmas

tree grow. The Nutcracker comes to life and battles the Mouse King. The mice are defeated, but the Nutcracker lies motionless. Distraught Clara seeks the help of the beautiful Snow Queen who brings the Nutcracker back to life and changes him into a handsome Prince. The Snow Queen leads Clara and her Prince into a pine forest and to a sled. The sled takes Clara to the Land of the Sweets where she is greeted by the Sugar Plum Fairy and all her friends. What sets RYDE's Nutcracker

It is a way of guiding the younger members through the story and have them have a deeper experience. "It's like hearing a bedtime story and watching a ballet at the same time," says Lyra who came to see the Nutcracker from Cornwall-on-the Hudson. "I love the beautiful costumes and seeing the dancers on their toes," she adds. The Rockland Youth Dance Ensemble presents the full length ballet, "The Nutcracker" with music by Tchaikovsky. This holiday program has been enjoyed by residents of the Tri-State area for 39 years. This year, over 220 ballet students aged between 7 and 18 from the Rockland and Bergen County perform in RYDE's 39th Season of "The Nutcracker." Clara will be danced by Kalina Egan and Emily Piekut. The Grand Pas de Deux will be danced by Sabrina Gerstein and Dahlia Luongo, Astrid Neblung partnered by John Carlos Leftkowitz, Justin Sherman, and JJ Turek.

With holiday parties on the horizon make your own history at the most historic restaurant in America “The 76 House” Story/Photos by Tom Riley When most folks reminisce about holidays and think of those to come, a warm and cozy fireplace and twinkling decorations of the season are probably the most important backdrop. No where embodies this romantic vision of the holidays better than the ’76 House. The “76 House” located at 110 Main Street in Tappan is one of our community’s great treasures. Not only is it America’s oldest tavern, but over its 360 years it is has been a witness to history both personal and private. It has been a place of weddings and festivities and a place of struggle from which America was born. Today its owner, Robb Norden is most proud that he is able to perpetuate what the founders of our community originally intended the “76 House” be: a place of great cheer and solemn importance. Listed as a National Landmark, the “76 House” is where three profound revolutionary events occurred. On July 4th of 1774, our town elders gathered here and signed the “Resolutions of Orangetown,” which was one of the first separatist documents sent to the English. Second, Major John Andre, the British spy who plotted with Benedict Arnold to deliver West Point to the British, was confined to the “76 House” before being executed on the hill behind the tavern. And third, the

British Commander, Sir Guy Carlton met with Washington here on May 3,1783 and handed Washington the plans of the British evacuation. After a sumptuous meal catered by Samuel Fraunces, Carlton rose and officially recognized America as an independent nation. Daniel Webster called America’s Colonial Taverns, “the headquarters of the Revolution.” Patrons of the “76 House” knew it as “the listening Post of the Revolution.” They knew Washington made his headquarters at that building of like vintage just across the creek. Actually, this tavern’s colonial patrons called it simply Mabie’s for its tavern keeper. History shows all colonial taverns could as well have been called midwives of the Revolution, such was their critical role in America’s birth. Across the colonies, taverns were where town folks and country folk kept in touch. Sam Adams plotted the Tea Party at Boston’s Green Dragon Tavern. Thomas Jefferson drafted elements of the Declaration of Independence at The Indian Queen in Philadelphia and Patrick Henry and

restless Virginia patriots pledged their lives and liberty at the Raleigh Tavern in Williamsburg. George Washington bade farewell to his Officer’s Corps at Fraunces Tavern in Manhattan. Today, under the management

One of those organizations, Grace’s Thrift Shop, located at 10 South Broadway, Nyack, is celebrating 50 years of community service this November. In 1968, a small group of Grace Church women, under the leadership of parishioner Marguerite David and the Reverend Charles Green, opened a thrift shop to raise money to support the Nyack Child Day Care Center, located in St. Paul’s United Methodist Church in South Nyack. The shop quickly outgrew its original location and moved to its present location at 10 South Broadway. As the shop grew, so did its purpose. The list of recipients has grown from one day care center to over 15 community organizations. To give you a ground up view of Grace’s Thrift Shop, Rivertown Magazine asked the volunteers to answer some questions about themselves and the store. Here is what we found out: Who is Grace’s Thrift Shop? There are 40 active volunteers from all over the county but mostly from the Nyacks. About half are members of Grace Church Nyack. According to volunteers, there are a few “youngsters” in their 50s, but most are women between the ages of 60 and 90 years old.

Gerhardt’s Automotive Repair in Piermont closes after 80 years Story by Daniel Spitzer MD As an 8 year old David proudly sports his “Shell” uniform next to his father Otto. This photo was taken at the same spot as the photo of the present day staff.

A fixture of downtown Piermont’s eclectic architecture as well as a much-loved institution is closing its doors. David Gerhardt announced that he will be closing his automotive service station, ending over eight decades of his family’s service to the local community. Besso’s Service Station, the predecessor to Gerhardt’s, was opened on the site of what had been Linkey’s Candy Store in approximately 1935 at the north end of “Downtown”. Kurt Gerhardt, a recent immigrant from Germany, started working at the shop shortly thereafter, and assumed ownership in approximately 1938, renaming it Kurt’s at that time. Kurt’s brother Otto joined the forces at the shop in 1955, taking over completely in 1965 when Kurt retired. Otto’s son David started pumping gas and helping the mechanics as an 8 year old child, and in turn assumed the management when Otto retired. “Gerhardt’s” has been the official name since the 1980s. earned a reputation for providing skillful repairs, performed on time, economically and with expertise. They catered to the cars of many local residents, whether domestic or foreign, new or vintage, and took particular pleasure in the repair of eccentric vehicles. Many residents, upon leaving Piermont, would still return to Gerhardt’s for inspections and repairs, even if that required a special trip and considerable effort. Gerhardt’s loyal customers, many of whom have depended on the guys at the shop – David, Mike Kolling and Tony DeLoatch for decades – feel lost from the closing of the shop. The Gerhardt’s crew will likewise miss their many friends. And even as rumors about the future of the key Piermont property swirl, the community bids a fond farewell to Gerhardt’s Automotive.

Healthy Hearing - Healthy Life The secret to staying happy and healthy Every day we are inundated with advertisements and tips on how to live a healthy life. Many of us hope to age gracefully and happily by looking and feeling our best. For 75 years, The Harvard Study of Adult Development tracked the lives of its subjects and found that the key to being happy and healthy as we age is the strength of our relationships. However, the links of various components of our health are not always obvious and can hinder the strength of our relationships with others as we age.

What does hearing have to do with all of this? Hearing is one of the most basic ways we connect with others. Listening, laughing, and engaging verbally and aurally with loved ones help form and strengthen the connections that bind relationships. It should not be surprising that the odds of having age-related hearing loss — clinically known as Presbycusis — increase as we age. Statistics tell us that one in three people 60 and older have hearing loss, two-thirds of people 70-plus have it, and four out of every five persons older than 85 struggle to hear. The onset of age-related hear-

ing loss is typically gradual, over many years. Hearing loss affects many aspects of our health and if left untreated, can interfere with our ability to continue to live a healthy life as we age.

The consequences of hearing loss to overall health Even though hearing loss is gradual, science has shown immediate links between hearing loss and dangerous physical disorders and cognitive decline. A 2013 study by Johns Hopkins University found that those with hearing loss experienced a 30-40 percent faster decline in cognitive function compared to individuals with normal hearing. Additionally, the study also found that the rate of cognitive decline was higher as the extent of hearing loss increased. Experts believe there are three potential explanations for the connection between hearing loss and brain decline: • Hearing loss can lead to social solitude and depression, both of which are known risk factors for mental decline. • Hearing loss causes the brain to transfer resources away from memory and reasoning to the processing of fainter sounds.

• Hearing loss is a symptom of a shared underlying injury to the brain that also impairs intellectual capability. Further studies by Johns Hopkins University and others have revealed additional connections between hearing loss and depression, memory problems, a higher risk of falls, and even dementia. Hearing loss can also make talking, listening and engaging more difficult and is a well-known precursor to social isolation — which the Harvard study proves it negatively impacts the quality of a person’s relationships and, subsequently, their health and happiness as they age. The consequences are all related to brain function and balance. If the experts are correct, hearing loss could very likely cause additional cognitive problems that haven’t yet been investigated.

Going from hearing loss to hearing gain

Self-advocacy at The Arc This year, as the holiday season approaches, The Arc Rockland is asking community members to help support self-advocates. Through conferences, classes and courses at local, state and national levels, adults with intellectual and developmental disabilities are learning to speak out about issues that affect their lives and the lives of others. “Self-advocacy means having a voice,” says Jessica Sirota, President of Self-Advocacy for The Arc Rockland. “It means standing up for people who can’t stand up for themselves and teaching people to believe in themselves. We are citizens of this country and this state. We have the right to ask for what we need and desire.” The Arc Rockland’s self-advocates number nearly 100, representing various departments within the agency. The groups work separately on specific projects, but members of each group are welcome at one another’s meetings. “When we work together, we have more ideas,” explains Ms. Sirota. Monthly meetings of The Arc’s self-advocacy organization take place at The Arc headquarters in Congers. Topics range from plans for fundraisers to instructions on how one may register to vote. Guest speakers contribute to the educational components of the meetings focusing on such areas as the industry’s recent move from Service Coordination to Care Coordination organizations. Ms. Sirota and other member of the self-advocacy executive team regularly attend monthly regional

meetings. This year, 18 self-advocates participated in the annual Self-Advocacy Association of New York State (SANYS) Conference in Albany where they met with self-advocates from throughout the state. “We believe strongly in helping people to learn to stand up and be

counted,” says The Arc Rockland CEO Carmine Marchionda. “But there are costs involved in funding trainings, in subsidizing fees for conferences and classes, providing transportation and helping to cover costs of support staff. Part of our agency’s strategic goal is the creation of a mentoring pro-


gram through which members of the community will help self-advocates secure speaking engagements at Rotary, Lions Clubs and other community organizations. For many years, professionals spoke on behalf of people with developmental disabilities. It is time now for self-advocacy.”

Thanksgiving Recipe Guide! Mary Callan - the Well Fed Yogi

One of the most stressful parts of hosting Thanksgiving is carving the turkey in front of assembled family and friends. The stuffed turkey breast solves that tricky problem for you. With no bones and only tender breast meat with a savory stuffing, it carves like a dream. You also don’t have to remember to take out any giblets and I promise you it will fit into your oven! You can easily make 2 at a time to feed a larger group. Just be sure not to overcook it, turkey breasts cook fast! If you have vegans or vegetarians for Thanksgiving try the Moroccan Carrots and Chickpeas, they’re absolutely delicious. The spices used provides a little heat and the cool tahini dressing compliments the heat. If you wish to make the dish vegan just use plain coconut or almond yogurt instead of dairy. The pumpkin cupcakes are so delicious. The sponge is as light as air but with so much pumpkin yumminess. The frosting is luscious, decedent and creamy. Make a double batch, these are sure to go very fast. Happy Thanksgiving!

Stuffed Turkey Breast Ingredients: 1, 4lb butterflied and pounded turkey breast, skin on (ask your butcher to do this for you) 1 -2 tablespoons olive oil 1 tablespoon unsalted butter 1 large onion, peeled and finely chopped Salt and pepper 3 sticks of celery, finely chopped 1/2 cup finely chopped fresh herbs such as sage, thyme, parsley and rosemary. 1 tablespoon reserved for topping 2 cloves garlic, minced 4 best quality sausage links (pork garlic and herb would be great) casings removed 1 tablespoon pine nuts 1/4 cup chicken stock 1/4 cup dried cherries 1 oz unsalted butter - melted

Method: Pre heat the oven to 350F Have 4 or 5 pieces of cooking string close by. 1. Place the olive oil and butter into a saute pan and heat to medium. Add the onion and sprinkle with a little salt. Cook until just turning golden brown (this can take about 15 minutes) keep an eye on the onions so they don’t burn. 2. Add the celery, herbs and garlic and cook for another 3 minutes or so. 3. Add the sausage, crumble the meat and cook until browned. 4. Add the stock and the cherries, bring to a boil and then turn down to a simmer until the liquid has absorbed. Remove from heat. 5. Pat the turkey breast dry and lay it with the widest edge towards you. Sprinkle liberally with salt and pepper. 6. Spoon the stuffing mixture over the


surface of the breast leaving about an inch border. 7. Starting with the wide edge closest to you roll up the breast. Tie at 2 inch intervals. 8. Place on a rimmed baking sheet. Brush melted butter over the breast. Sprinkle with salt, pepper and the reserved fresh herbs. Place in the oven and roast for approximately 1 hour or until the internal temperature reaches 165F. Keep an eye on it and don’t over cook! Baste a couple of times during roasting to achieve that glorious golden brown skin. 9. Remove from the oven and cover with aluminum foil. Allow to rest for 15 minutes before serving. Moroccan Roasted Carrots and Chickpeas Ingredients: Approximately 1 1/2 lbs of thin carrots peeled (if you can only find thick ones cut them in half length ways) 1, 15oz can of chickpeas (rinsed and dried) Drizzle of olive oil 1 teaspoon ground cumin 1/2 teaspoon ground coriander 1/4 teaspoon harissa spice (optional) Salt and pepper 1 lb arugula or your favorite greens 1 tablespoon pepitas (pumpkin seeds) For the dressing: 1 cup plain Greek yogurt (coconut if vegan) 1 tablespoons tahini paste 1 tablespoon lime juice Pinch of salt and pepper Teaspoon of fresh mint or parsley leaves very finely chopped (or if you prefer you can use the green carrot tops). Method: Pre heat the oven to 400F 1. Place the chickpeas and carrots on a large rimmed baking sheet. 2. Drizzle over a little olive oil so everything is lightly coated. 3. Sprinkle over the spices, salt and pepper. 4. Place in the oven and roast for ap-

proximately 35-40 minutes or until the carrots are just tender. Check a couple of times during roasting and shake the pan a little to ensure even cooking. When ready remove from the oven. 5. Lay a bed of your favorite greens on a serving platter 6. Top with the chickpeas and carrots. Drizzle over a teaspoon or so of olive oil. 7. Sprinkle over the pumpkin seeds and dressing. 8. Leave extra dressing on the side. Pumpkin Cupcakes with Cream Cheese Frosting Ingredients: 2 cups all-purpose flour 1 cup white granulated sugar 3/4 cup brown sugar 2 1/2 teaspoons baking powder 1 teaspoon baking soda 1 1/2 teaspoon cinnamon 1/4 teaspoon nutmeg Pinch of salt 3 large eggs 3/4 cup canola oil 1, 15oz can of pure pumpkin puree Zest of an orange 1 teaspoon pure vanilla extract Frosting: 1, 8oz packages cream cheese at room temperature 1/2 cup unsalted butter at room temperature 1 1/2 cups confectioner’s sugar sifted 1 teaspoons vanilla extract Orange zest for decoration (optional)

Method: 1 .Preheat the oven to 350 degrees F. 2. Line a cupcake pan with paper liners. 3. In a medium bowl, mix together the flour, sugars, baking powder, baking soda, cinnamon, nutmeg and salt. 4. In the bowl of a stand-up mixer whisk together the eggs, canola oil, pumpkin puree, orange zest and vanilla extract until smooth. 5. Add the dry ingredients and mix until just combined. Spoon the batter into the cupcake holders and transfer to the oven. 6. Bake for approximately 20 minutes or until fully cooked (lightly touch a cupcake and see if it bounces back). Remove from oven and allow to cool for 5 minutes then transfer to a baking rack to cool thoroughly before frosting. Frosting: 1. Place all the ingredients in a bowl and beat together until creamy. Please make sure the cream cheese and butter are fully at room temperature so they will cream together without lumps! If the mixture is too stiff add a teaspoon of water. If it’s too runny add a little more confectioner’s sugar. 2. When the cupcakes are thoroughly cooled frost and enjoy.

Just When You Think You Have It All Figured Out!

I recently had an unscheduled trip to Good Sam over the weekend. When given the chance to allow yourself (or be forced!) to take a step back, I wondered why it takes such an event to give oneself the time to pause and evaluate one’s schedule and pace of each day. It does seem that the days run into each other, going from task to task with nary a chance to catch our breath, let alone get some deep thinking done. After being checked in, I was introduced to the team assigned to me: nurses, aides, doctors, housekeeping, dietician. They were very kind as they announced who they were, what they do, and how they would help me in my time of need. I have always had a great respect for all working people, regardless of their education, age, color or any differentiating traits. There was one person, however, who stood out that first day: the gentleman, Steve, who brought my meals three times a day. Steve caught my attention because he would sing while he worked - with total abandon, paired with a smile

on his face. We began to chat, and he asked me what I did for a living. Most in Rockland know me for my financial acumen, but only those who have been around for many decades remember I was “Neal from The Cheeserie,” a cheese, appetizing store and croissant bakery in Spring Valley. Not wanting to pry but always eager to chat, I asked him how long he had been there. That was when I found out you can’t judge a book by its cover, as they say. Steve (“Stevie D” to his friends) was an accomplished chef, a top graduate of Johnson and Wales, one of the most prestigious cooking schools in the world. When I asked him why he was working in his position as opposed to using his skills for certainly more money and attention, his answer was simple: he derived great joy in helping the hospital patients have a balanced meal. He always looked forward to the smiles he receives when he comes into the room, which made him very happy. He has kept company with the likes of Julia Child, Gordon Ram-

sey, Anthony Bourdain, and I found his attitude amazingly helpful to my own healing process. How many working people derive that joy in their work like Steve does? I challenge you to ask yourself the same question: are you in it for the money or the joy of it? Both can be accomplished, but in today’s lightning-fast world, most don’t take the time to step away from the daily fracas to evaluate what they get out of their occupation. Personally, I look forward to finding out whom I can help that day, and I go home knowing I spent the day helping any way I could to as many I could. Think about how you may enhance your daily experience to leave the job as happy as you may have started it: you just may find out a lot about yourself. I thank Good Sam and “my team” for getting me back in time to write this issue. Good Sam was a five-star experience…with Stevie D being one of those stars. through current vintages. The 1976 Chardonnay won the Gault-Millau number one in the world rank in Paris in 1979. More recently, their 2015 Estate Cabernet was awarded 95 points by Wine Enthusiast. The years in between have yielded many additional honors and awards. This tasting spanned the Estate Chardonnay from 1988, 1996, 2011 and 2016. Next up was their Estate Cabernet from 1979, 1991, 2004 and 2015. These wines come from the Oak Knoll District of Napa AVA which was created in large part due to Janet Trefethen’s efforts. Oak Knoll was the 14th AVA to be designated in Napa. Each one of the Trefethen wines is well-balanced, rich, elegant, and consistent in quality. Not a single grape has ever been purchased from another winery - the wines are all Estate grown. The winery is ecologically sensitive, and all of their vineyards are sustainable. Meeting the Trefethens and experiencing their passion was a great way to spend our morning!

How is the Rivertown Real Estate Market? September 2018 YTD vs. September 2017 YTD - Single Family Homes New Inventory (the number of homes coming on the market) increased 2.5% (204 YTD 2018 vs. 199 YTD 2017). There was a 1.9% increase in the number of sales (106 YTD 2018 vs. 108 YTD 2017). The average sales price for homes that have sold increased 23.8% to $823,842. The median sales price increased 23.8% to $652,000. Overall, the average sales price for homes that have sold in Rockland County (inclusive of the rivertowns) was $501,809, up 6.5% over the same period last year. The median sales price in Rockland County (inclusive of the rivertowns) was $464,000, up 5.5% over the same period last year. September 2018 YTD vs. September 2017 YTD - Condos/Co-ops New inventory (the number of condos coming on the market) decreased 6.5% (66 YTD 2018 vs. 62 YTD 2017). There was a 2.8% decrease in the number of sales (35 YTD 2018 vs. 36 YTD 2017). The average sales price of condos that have sold decreased 9.5% to $395,743. The median sales price decreased 32.5% to $275,000. Overall, the average sales price for condos that have sold in Rockland County (inclusive of the rivertowns) was $240,813, up 1.6% over the same period last year. The median sales price for condos and co-ops in Rockland County (inclusive of the rivertowns) was $210,000 up 4.0% over the same period last year.
