For behold, the winter is past; the rain is over and gone. The flowers appear on the earth, the time of singing has come, and the voice of the turtledove is heard in our land.

— Song of Solomon 2:11-12 Spring speaks of God’s faithfulness. This season is all about emerging, becoming, realizing potential. It’s about hope and renewal. Spring, in many ways, reflects the beauty of the gospel emerging around our world. And just as no force can stop the spring each year, no force—not man or the schemes of the enemy—can stop God’s perfect plan in our lives and in our world, not for long anyway.

Romans 38-39 promises, “Neither death, nor life, nor angels, nor principalities, nor powers, nor things present, nor things to come, nor height, nor depth, nor any other created thing, shall be able to separate us from the love of God, which is in Christ Jesus our Lord.” As our world comes alive this spring, let it remind you of the faithfulness of our Father. Whatever your current season of life, our Heavenly Father is faithful to complete the work He’s begun in you and to bring you hope, renewal, and joy again.

As Living Magazine celebrates its 21st year, I’m very blessed with all God has been doing in my life and the lives of our community and readers. Thank you all for your part in our success. We hope you enjoy our annual Leading Women edition as we celebrate and honor some of the outstanding women in our area.

Kids and pets just go together. Most of us have fond childhood memories of a dog or cat or other pet who was a big part of our life and family. But just as we did, kids today need some guidance to become responsible pet owners. Animal Services and Code Compliance Officers Annette De La Rosa and Robert Rodriguez have a special rapport with kids as they speak at schools and public events teaching kids about responsible pet ownership. They teach kids the importance of pet identification tags as well as having their pet microchipped to help in reuniting with them should they become lost. They also teach kids about respect for wildlife and not to interact with wild animals but to tell an adult who can contact a wildlife rehabilitator. We want to say “thank you” to Officers De La Rosa and Rodriguez for helping make The American Dream City and even better place for families, pets, and

wildlife alike.

As summer approaches, don’t forget to book the city’s free neighborhood block party trailer for your neighborhood get-together. The Trailer includes tables, chairs, picnic tables, coolers, water coolers, yard games, and more to help you host the best block party ever! Find out more and reserve the trailer at CityofArlington.gov.

THE ARTIST speaks

A VOICE CRYING OUT FROM WITHIN THE MASTERPIECE

What if I told you there was somewhere you could go to see God? I’m not talking about Heaven. I’m talking about somewhere you can see Him right now, today. What if I told you that, wherever you are, it would take you less than five minutes to get to this place? Not only would you be able to see Him, but after you behold Him in this place, you would then possess a key that unlocks true intimacy with Him; You would understand the very nature of who He is, in His innermost being. Of course,

16 LIVINGMAGAZINE.NET | april 2023 community | FRUIT OF THE VINE 16 LIVINGMAGAZINE.NET | may 2023

you would think I’m lying. You’d be wrong though, because I am not lying. There is such a place, and there is a scripture that will show you how to get there!

“For since the creation of the world, God’s invisible qualities — His eternal power and divine nature— have been clearly seen, being understood from what has been made, so that people are without excuse.” (Romans 1:20)

That verse says something very powerful; God has revealed Himself to every man through His creation . He has revealed not just Himself but the very depths of Himself. He has revealed His invisible qualities. He has revealed His eternal power and divine nature. He has revealed His very essence. We wonder why God doesn’t make Himself visible. But he has! He doesn’t let us see the outer form of Himself. He does better; He lets us visibly see who He is in His innermost being. He has revealed Himself intimately to us through what He has created. When an artist creates something, it reflects the artist who created it. It’s a reflection of the artist’s heart. It’s a reflection of the thoughts in the artist’s mind. Do you want to see God? Take a step outside and behold His creation; You will see God on display.

King David echoed this very sentiment in the Psalms, “The heavens are telling of the glory of God; and their expanse is declaring the work of His hands. Day to day pours forth speech, and night to night reveals knowledge.” (Psalm 19:1-2) He didn’t just create a world for us to live in; He created an exhibit of Himself and then placed us inside of it!

One of my ongoing prayers has been that God would continually open my eyes to see more and more of Him through what He has created. One of the simplest ways He has answered that prayer has come when I begin to doubt His goodness. I now find that all I must do is look around me. As I reflect on the beauty of the flowers that grow in my backyard, the sweetness of a strawberry as I bite into it, or the way, even now, as I am typing this, I see two birds playing in the fountain by my pool. They seem to be almost splashing one another. One takes a drink and then flies away while his companion chirps and then playfully chases after him. When I behold creation, I see that the innermost being of my God overflows with goodness! He cries out to me through His creation, “See how GOOD I am!”

But let’s go deeper! What is His greatest revelation of Himself within this masterpiece He has created? To answer that, it only makes sense that we look for His greatest creation. We no longer look outward; We now must look inward, within ourselves. We were His greatest work of art. We are the culmination of His masterpiece. And what do we discover about Him as we search within ourselves? What is the invisible quality of Himself that He desires to reveal to us? What is the speech that pours forth to us, as David said, when we examine His greatest creation? I pondered these questions, and I believe I have found the answer. It is most certainly the love of a parent for their child.

What is that great and unstoppable force that exists within the heart of a mother or father towards their child? It is love! Love is the very essence of this relationship. Only a mother

or father truly knows and understands this love. It is a love like no other. It is not of this world. It must have been placed there. It is beyond all feeling unbreakable, unrelenting, and there is no end to which it will not go. It is a fierce love. As we behold this great love of a parent towards their child, we are meant to see the heart and mind of the Artist. We see His supreme and central message of the entire masterpiece; I LOVE YOU! We think this indescribable love is about our child and us, but it’s not! It was put there by Him to cry out to us. It’s as if God Himself is begging us, “Please, my child, behold how great my love is for you! My love for you is not of this world. It is beyond all feeling unbreakable and unrelenting. There is no end to which I will not go, and indeed, have not gone for you! My love for you is FIERCE!”

I wish I could stop there. That last paragraph would have been a fitting end. But I feel it would be incomplete. I must take it one step further. I am a dad myself and have had the privilege of knowing the power of this great love that a parent has for their child. As a result, I have come to know His great love for me more intimately and deeply than ever before. However, after 18 years of being a father, I have come to know something else as well. As unrelenting and fierce as my love is for those kids, I must admit that it still does not compare to the love that my wife, Tiffany, has for them. Her love overflows out of her very nature towards them. For me, it can be work. I am a selfish man. But for her, it comes naturally. She pours out patience, selflessness, kindness, and tenderness toward them. Love towards her children flows naturally out of her innermost being. How does she do this? She can do it because she is a mother! There is no other reason. It is the gift of God to her — and all mothers. But why did the Artist give them this special gift? I wonder what He’s revealing to them.

If the things I have written thus far are true, it seems that mothers may be able to see and understand God’s love toward them in a very special way. A mother’s heart is bonded to her child in a way that only a mother can understand. Therefore, the mother has been given access to a revelation of His love for her that seems unique to them. It’s as if the Artist has painted a special section of His masterpiece that only a mother’s eye can see. This is a unique gift of God to mothers. It’s as if God is crying out to all mothers, “I have heard your prayers. I know and understand. I see that you are exhausted and lonely. I know you are weary and afraid. So, to you, I have not whispered of my unrelenting love. I have shouted it. I have not spoken in riddles of my unbreakable bond with you. I have disclosed it to you personally when I let you carry the child in your womb. Look to your child and see the height and depth of my love for you. My daughter, look to your child and see I will never leave you. Have I not shouted my unfailing and unbreakable love within your heart? My child, my love for you is FIERCE! Behold it, and it will cast out all your fears.”

Tiffany Young & Crew

Construction has historically been viewed as a manly and gritty profession requiring a strong back and rough hands, but this is not the case with Tiffany Young, owner of Tiffany Young & Crew. Tiffany brings a softer side to construction with her sole focus on providing a positive remodeling process for her clients. Tiffany and her crew walk their customers through every step of their remodel project from design to build out and color selection to punch out. Tiffany is a creative visionary, and her passion is transformation. Tiffany has a deep faith and loves “transforming the worn-out and damaged into the beautiful and restored, just like Jesus does with our lives”.

Tiffany Young & Crew is a company that was born out of necessity. After doing a few remodels of her own and struggling to fl ip houses, Tiffany realized there was a lot of frustration associated with fi nding dependable contractors. Reliability, honesty and true craftsmanship was severely lacking. With 2 sons heading off to college, the need for a second income was prudent. Tiffany saw a need in the industry and decided to capitalize on her God-given talents of vision and creativity. Being reliable, providing excellent craftsmanship and being completely transparent is at the core of her business.

Some of their unique business practices include:

• Utilizing crews that work exclusively for Tiffany Young & Crew, allowing more control over scheduling

• Exclusively using licensed tradespeople, including electricians and plumbers

• Complimentary design services for their clients.

Tiffany’s mom showed her from a very young age that there is nothing that compares to the comfort and feeling of home. “Our home was always beautifully decorated by my mom, and it is where my best childhood memories were made.” says Tiffany. “To be invited into someone’s home and help them create beautiful spaces is a high honor that I take very seriously. To give our very best effort to every client, every single time and leave them with more than they expected is our goal and it is what drives me every day.” Tiffany said.

Tiffany Young & Crew’s only goal is to exceed the expectations of their clients. They attribute a large part of their success to the countless referrals they receive from satisfied clients. "Tiffany walked through every step with me and was the visionary that I couldn’t be” said Valerie, a former client. “Her crew is wonderful and are very hard working and conscientious of taking care of your home. I also can’t rave enough about the customer service they provide months/years after they have completed the job."

While Tiffany is the founder and visionary for the business, she has surrounded herself with incredibly knowledgeable and experienced people. She is supported by her father and business partner, Mike Hanner, who keeps all things in order. “My dad is someone I have always admired. I have learned so much from him and now I am so blessed today to have him as a partner in my business,” Tiffany said. “He keeps everything straight behind the scenes so I can fully focus on serving our clients”.

Former customer, Stephen Dedwylder is Vice President of Tiffany Young & Crew. Tiffany was hired by Stephen to design and remodel several of Stephen’s investment houses and eventually earned the honor of remodeling his personal home. Tiffany states with a smile “Stephen was absolutely the most particular client I have ever worked with, and I knew that I needed his spirit of excellence on my team”. Stephen assists Tiffany with business development, where he put his business management degree and years of upper-level management experience to work. His attention to detail is peerless and his familiarity with real estate and remodeling, made him the perfect addition to Tiffany’s team.

One of the greatest strengths of the company, and what Tiffany calls “the backbone of the business” comes from the hands-on experience of the Project Managers in the field. Zack Nixon, a true craftsman himself, is a tremendous asset to the team and the nicest guy you will ever meet. Zack brings 15 years of construction experience to the table. “Anything I can dream up, these guys can make it happen and always with a smile”, says Tiffany.

“To be invited into someone’s home and help them create beautiful spaces is a high honor that I take very seriously. To give our very best effort to every client, every single time and leave them with more than they expected is our goal and it is what drives me every day.”

Tiffany also gains insight from her husband, Clint Young. Clint, a certified Master Builder with a degree in Construction Management, has over 28 years of experience in the construction industry. His wisdom, insight and constant support are a few of the reasons Tiffany described Clint as “the biggest blessing in my business”. In addition to being a Senior Vice President of Construction with the Billingsley Company, Clint serves as Tiffany’s top advisor.

After growing up in the small town of Baird, Texas, Tiffany and her family now reside in Mansfield. Tiffany and Clint have three sons, Hayden and Hunt are in college and Hayes is in the 7th grade. As a family they attend Lakeside Church of Christ, where they are involved in various ministries. Tiffany and Clint love being together and when they aren’t talking shop, they enjoy entertaining, watching football and cooking. Clint loves to cookout and I love to cook so you can always fi nd something good to eat at our house!

Tiffany Young is a rarity in this world and in her industry. Unlike most, she is not driven by money, and she doesn’t put a lot of stock into material things. Her motivation comes from helping others and creating beautiful spaces. Whatever your construction or remodel needs may be, Tiffany and her team are ready to assist you in bringing your vision to life and making your space truly special.

NEW PARTNERSHIP, SAME AUTHENTIC THAI EXPERIENCE

Mike Wilson is a busy man. Not only a retired military veteran and current Arlington Detective (over the busiest retail district in the city) he’s also a real estate investor, financial-education teacher, published author, and entrepreneur. But it’s his newest venture that’s really put a spring in his step. It all began when Mike developed a professional relationship with Om Amaratana, daughter of local restaurateurs Kenny and Ooy Amaratana, founders and owners of the awardwinning Blue Mint Thai and Asian Cuisine restaurant. When Om mentioned that her parents had reached a point in life where they’d like to step back from their hectic 60-hour-a-week restaurant schedules and possibly take on a partner, Mike the policeman made way for Mike the restaurateur and, to paraphrase an American classic, it was the beginning of a beautiful partnership.

A FAMILY LEGACY

There’s good reason Blue Mint Thai and Asian Cuisine has remained one of the

most popular restaurants in Greater Mansfield. In a word—authenticity. The family started their first Thai restaurant in New Jersey in 1989. Later, Blue Mint founders Kenny and Ooy relocated to Mansfield from their native Bangkok, Thailand. They brought with them generations of culinary know-how and original family recipes. Kenny left behind his authentic Thai restaurant in Thailand. Eventually, they found a perfect spot in growing Mansfield and would open Blue Mint in 2008. Ooy and her sister, Randy, who also grew up cooking alongside their parents and owning her own Thai restaurant in New Jersey, were more than ready to join their efforts to offer an authentic Thai dining experience to their new Texas neighbors.

SAME AUTHENTIC THAI EXPERIENCE

Even as Mike has come in and made some significant changes at Blue Mint with partners Randy, Ooy, and Kenny, they are still very much involved dayto-day in carrying on the family legacy and sharing their award-winning family recipes with loyal customers

and newcomers alike. While the menu has stayed the same and the same highly capable chefs and wait staff are still on hand, the new atmosphere and vibe are noticeable including largescreen TVs, hit music and a menu of choice beers, wines, and seltzers. The website has undergone a facelift and high-tech new neon signs direct the way to the best Thai and Asian cuisine in town. Diners now enjoy online ordering and delivery service (within five miles), a popular happy hour with drinks half off, and $10 lunch specials Tuesday through Friday.

“If you haven’t tried Blue Mint’s Crazy Noodles, Golden Pouch, Drunken Fried Rice, Blue Mint Dumplings, Pad Thai, or one of our hot and creamy curry dishes, do yourself a favor and just visit the website or call (817) 4531999,” Mike said. “We look forward to serving you.”

RUSS ROSS

Do you know when to take Social Security to maximize your benefit (and your spouse’s)? Do you understand the Windfall Elimination Provision (WEP) and Government Pension Offset (GPO), and how one or both might impact you? Wealth Advisor Russ Ross does and he’s eager to share that knowledge with his Tarrant County neighbors.

Russ Ross, founder and president of Russ Ross Financial, has been guiding individuals and families step-bystep through the retirement process for more than a decade. He was fi rst inspired to join the insurance and financial services industry when his mother, a longtime Arlington educator, decided it was time to retire and didn’t know who to turn to for help. After discovering the myriad options available and the diffi culty of making savvy retirement decisions, Russ decided he could make a true impact in the lives of others by educating them on how just that. Russ Ross Financial was born.

Together with his highly experienced team, Russ specializes in annuity, longterm care, life insurance, and disability solutions for clients throughout the DFW and San Antonio markets. The Arlington office is located directly across the street from the two-story farmhouse

Russ’ grandparents owned more than 65 years ago. The Ross family helped develop the neighborhood surrounding their home, and his grandmother even named the neighborhood streets. Russ’ longstanding ties to the community provide further inspiration for helping local families implement safe solutions for their unique retirement needs.

“Technically what we do is provide financial leadership to our clients,” Russ said. “But helping people have the ability to retire with dignity is who we are. I’m proud that our firm has become known for our ability to provide families with a trusted financial home…where you and your loved ones are fully protected.”

Russ built that “financial home” on three principles. “First, our home is a place where we welcome you in like family, get to know you, listen to your concerns, seek to understand your goals and priorities, and offer you and your fi nances the quality time needed to make sure things are done right.”

Second, Russ says the house is built to protect. “We put great intention into

helping you uncover any blind spots or opportunities of which you may not be aware and build a plan that’s thorough, comprehensive, and personalized to your unique situation,” he said. “We have housed under one roof access to professional support for every area of your financial planning, some areas which you may have not yet considered that are critical for further protecting your financial future.”

Finally, Russ says the home looks out for future generations. “Our whole ‘family’ is here for your whole family,” he said. “We’re dedicated to empowering the next generation, helping your children begin making wise financial decisions as early as possible so they too can have a robust retirement in the future.” Find out more and schedule an appointment at Russ-Ross.com.

If we were compiling a Top Ten list of the most stressful things we do in our life, selling a house would be at or near the top. Even if the move is voluntary, as Juliet said to Romeo, parting is such sweet sorrow. The house may represent the first one you ever owned. It could be where your children were born and hold a cupboard full of memories. Or it fits as comfortably as a well-worn pair of shoes. This means that many homeowners take it too personally when selling their house. It’s difficult to hear criticism about the home from realtors and negative feedback from prospective buyers, such as the rooms being too small, the yard not big enough, or comments on an unappealing color scheme. So, the first rule of putting your house on the market is to check your pride at the door. This will be a business transaction, and your goal is to maximize the sale of your home and get as many offers as possible. As tempting as it may be to place a “For Sale by Owner” sign on your front lawn to save the real estate commission, spare yourself the grief of doing it yourself. Hire a licensed realtor and try to negotiate the commission and determine the length of the contract. The Realtor will be more familiar with houses comparable to yours in your neighborhood and help you determine a realistic listing price.

Remember the good old days of 2022 when demand exceeded supply and houses got multiple offers well above the list price? Well, the housing market has regained its sanity, and it is important to set a price that will bring more traffic to your home. Yes, there will be

some back and forth between the list price and the offer, so remember to let your realtor know your bottom line in advance.

Making major repairs, such as getting a new roof, before listing the house can help it sell more quickly. You may be willing to lower your asking price because of the roof’s condition, but prospective buyers want to avoid buying a home and immediately spend money on major repairs. Consider having your own inspection before listing the house to determine whether problems are brewing with your heating and cooling system or any structural concerns.

Remember to de-clutter to make your house appear larger and more inviting. Rent a storage unit and move some of your furniture and clothing there. And remove all those family photos. Psychologically, it makes it more difficult for prospective buyers to envision the house as their own. Anyone who has sold their house knows what a major inconvenience it can be. Your family might be eating dinner when a realtor requests to show your house in less than an hour. Be flexible. Limiting the days or hours your home can be shown makes selling in your time frame more difficult.

And don’t get greedy. Have your realtor negotiate with prospective buyers who are pre-qualified and will get mortgage approval in a timely way. That can mean accepting an offer that may be less but is more likely to close on time.

leading WOMEN

Paragon Eye Associates

Some kids just seem to know what path they want to take in life. Ann Fontenot was one of them. From a young age, Ann knew she wanted to be a doctor and spent much of her time in high school taking healthoccupation classes. She loved her time rotating through different areas of the hospital and learning about the multitude of careers within healthcare. Ultimately, she landed on optometry as a way to uniquely affect the quality of life of her patients. A descendant of two of Mansfield’s oldest farming families, the Ballwegs and the Days who farmed this area since the 1800s, Ann could think of nothing better than serving the medical needs of the families right here in DFW.

Now as a doctor of optometry at Paragon Eye Associates, she’s doing just that. “It’s great to work in the town where I grew up and feel a connection to my patients that goes beyond their yearly eye exam,” Dr. Fontenot said. “I live in this community as does much of my extended family, and the roots I have here create a bond to the people and the town itself. I also enjoy the variety of ocular problems I get to solve on a daily basis. From caring for patients with glaucoma or other vision threatening diseases to fitting teenagers with contacts, I love working with people helping them gain better sight or easing their pain.”

Paragon Eye Associates is a privately owned group of ophthalmologists and optometrists who, together with their caring staff, work to make their patients’ eyecare needs their top priority. This patient-fi rst philosophy has been a winning formula, as current patients refer their friends and family and return to Paragon, when they need care.

MEET THE PARAGON TEAM

With two convenient locations in Arlington and Mansfi eld, Paragon Eye Associates provides a full range of services from comprehensive vision exams to complex cataract surgeries administered by highly qualified and experienced ophthalmologists and optometrists. With the goal of providing fi rst-class care, they utilize the most advanced technology with a warm, welcoming offi ce environment. Their seamless and specialized team approach is reflected in excellent patient outcomes.

Paragon physicians and accomplished staff have been—and continue to be—outstanding in the fi eld of eyecare, consistently recognized and honored as among the most skilled ophthalmic surgeons and optometrists in the nation. It’s for this reason that Paragon Eye Associates is considered one of the finest eye care practices not just in the state of Texas but in the country. Drs. Ford, Blair, and Alberti are boardcertified by the American Academy of Ophthalmology. Drs. Baker, Fontenot, and Welding are board-certified by the American Academy of Optometry.

MEET

Ann Fontenot feels blessed to have grown up in a very supportive family with parents and grandparents who pushed her to be her best. After attending Mansfield High School, where her mom was a teacher, she received her BA in biology from Baylor University and attended optometry school at the University of Houston. “My sweet grandmother set up an interview with her ophthalmologist, Dr. Todd Ford, and I joined the Paragon practice in 2003,” she said. “It’s been twenty wonderful years of learning something new every day and working with amazing people that truly make my job a pleasure.”

When asked who the biggest infl uence on her life had been, Dr. Fontenot said it would have to be her grandfather, Henry Ballweg. “He was my biggest hero growing up,” she said. “He exuded wisdom and love and I continue to strive to live my life in his likeness. His example taught me to always do my best, whether as an eye doctor or as a wife and mother. I’m determined to be there for my patients and my family, and I work hard to find that balance.”

Dr. Fontenot and her husband of almost 20 years, Kevin, have two daughters, Elisabeth (18) and Carrie (16).

Dr. Fontenot has extensive training and certification in treating glaucoma patients and over 20 years of experience in preand post-operative care of cataract and LASIK patients. She also specializes in the fitting all types of contact lenses. As a therapeutic optometrist and glaucoma specialist, Dr. Fontenot treats diseases

of the eye, removes foreign bodies, and evaluates the vision of diabetic patients. She sees patients of all ages and especially loves working with children with whom she has a special rapport.

Here's what one of her patients had to say about Dr. Fontenot and the team at Paragon Eye Associates, “Due to my advanced age I have special issues which require specific tests and meds, and I feel that Dr. Fontenot provides for those needs quite well. Her office staff demonstrate seamless teamwork as well which, to me, reflects that they are happy to work with Dr. Fontenot.”

A firm believer in investing in her community, Dr. Fontenot has been involved with Mansfield Rotary and with the Education Foundation for her daughters’ school district. “As the Paragon practice has grown, I haven’t had as much time as I’d like to devote to community service,” she said. “But I look forward to participating more in the coming years as my kids move away and my husband and I fi nd ourselves wondering what to do with our time.” One thing she’d like to explore is participating in area health fairs and education opportunities within the schools.

“I feel like twenty years in a bustling ophthalmology practice and the constant challenge of caring for patients with difficult eye problems has made me a better doctor, able to solve most issues that are presented,” Dr. Fontenot said. Find out more about this dynamic team at ParagonEyes.com.

TERRI BAUER

Mansfield Family Dentistry

Terri Bauer believes in leading by example. Whether she’s spending time with her grown children and beloved grandchildren, mentoring young riders in cutting-horse competitions, or working alongside her husband and son at their family dental practice, Terri believes in cultivating a grateful heart— in herself and others. “I’m blessed with amazing children and grandchildren,” Terri said. “I work with wonderful, supportive people. And I have my biggest cheerleader, my husband, by my side. I get to start each day with him on our back patio at the farm just counting our blessings. My cup truly runneth over.”

Terri was blessed with parents who taught her the value of hard work, to understand the value of a dollar, and to give to those in need. “They encouraged me to be a giver, not a taker,” she said. “Throughout more than 40 years in business I’ve come to realize, things aren’t happening to you. They are happening for you. My parent taught me to never stop learning, never stop serving, and never stop being grateful.”

Terri strives to carry that spirit of gratitude with her throughout her day and let it lead her thoughts, words, and deeds. “My goal is always to ‘let go and let God’, to follow the spiritual path He’s ordained for me; to give to others and help them fi nd their own spiritual path; to remember always life is a journey–enjoy it; to be a good example to my children as they begin their own journey, and

to give my true self to my life partner and soulmate, John.”

Those who know and love Terri can attest that she doesn’t stray far from the principles she’s laid out for herself. Whether she’s spending quality time with her large and growing family or working side by side with her husband and son at Mansfield Family Dentistry—or whatever she’s doing—Terri is walking the walk and talking the talk of a Christian woman.

For more than 40 years, Mansfield Family Dentistry has been about building relationships, treating people with respect, and making patients feel like family. “Caring for others by building great relationships is a blessing,” Terri said. “We want to make a difference through listening and hearing the needs of our patients and helping achieve their dental goals.”

An avid horsewoman herself, Terri is an ardent sponsor of youth cutting horse programs which she supports through scholarships and is passionate about leading others to the Lord. “I strive to be a compassionate caring leader,” she said. “To be impeccable with my word, to set an example through action, and to live my God-given values. I strive to empower those around me through knowledge and education and love, to be a good listener and walk through fire for those who walk with me. I strive to preach the gospel at all times through the things I do and say and the woman I am.”

DIANE BLAISING, AUD, ADA, ABA, FAAA

Cityview Audiology & Hearing Aids, Inc.

It should have been no surprise to Diane Blaising’s family when she found her calling helping others live a better life through improved hearing. Way back in elementary school, it was a young Diane who wowed her classmates with a science project demonstrating bone conduction hearing. “This was back when we had portable record players,” she said. “I took the record player to school and instead of using the needle on the record, I had a sewing needle stuck into a pencil eraser. We’d hold the wooden end of the pencil between our teeth and place the needle on the turning record and could hear the record through our teeth and bones in our skulls. It’s not coming through your ear canals. It’s bone conduction hearing.”

The workings of the human auditory system haven’t ceased to amaze Diane. Now as a board-certified doctor of audiology, she’s discovered she likes the human side of audiology even more than the medical/science side. “I love the patient contact and making a difference in the lives of my patients the most,” she said.

After more than 27 years serving as an audiologist, the last 14 with her own practice, Dr. Blaising sees herself as a source for total hearing care. “I want my office to serve as a resource center for everything hearing,” she said. “I opened Cityview Audiology & Hearing Aids because I wanted to do more for my patients. For instance, we offer a free aural rehab class for anyone who wants to learn coping strategies for people with hearing loss and their families. Sometimes family members need a little education about how to communicate with the one with hearing difficulties.”

Dr. Blaising says she has the best staff on the planet. “They join me in my mission to help our patients obtain a better quality of life by enhancing their ability to communicate with their families and friends, for deeper, more meaningful relationships,” she said. “We love helping working men and women be more successful in their careers. Sometimes people are bothered by ringing in their ears. That is called Tinnitus. We often can evaluate what is going on and offer treatments to help. We live in a time when hearing aid technology is extremely sophisticated and we have the ability to treat any hearing loss successfully. Every patient is different. So we stay abreast of advancements in the programming software that allows us to correctly fit hearing instruments to each patient we see.”

Dr. Diane Blaising began her career in audiology in 1992. She received her doctor of audiology degree from the Arizona School of Health Sciences and her master’s degree

in audiology from the Callier Center for Communication Disorders at the University of Texas at Dallas. She has years of experience working with hearing-impaired adults and children in otolaryngologists’ offices in Louisville and as a pediatric audiologist at the Louisville Deaf Oral School. Dr. Blaising is board certified in audiology by the American Board of Audiology and has twice been given the Ace Award for continuing education. She and her husband attend First Baptist Church in Dallas and Dr. Blaising is a member of the Christian Medical and Dental Association. Visit Find out more at CityviewHearing.com.

“Rather than just giving someone fuller lips, I look at the whole aesthetic picture. I ask myself ‘How can I balance this patent’s profile and enhance their best features?’ I like to make suggestions and educate my patients about their aesthetic options then let them decide where they feel comfortable starting.”

IRENE WARE

Accent on You Cosmetic Surgery Center and Medi Spa

Irene Ware believes cosmetic enhancement should complement your beauty, not distract from it. With more than 20 years in the spa industry, she takes an artist’s approach to her job as a nurse injector. “Rather than just giving someone fuller lips, I look at the whole aesthetic picture,” she said. “I ask myself ‘How can I balance this patent’s profile and enhance their best features?’ I like to make suggestions and educate my patients about their aesthetic options then let them decide where they feel comfortable starting.”

Irene came to Accent on You as an aesthetic technician and it wasn’t long before award-winning cosmetic surgeon, Dr. Y Anthony Nakamura, saw her potential and encouraged her to expand her education with a nursing degree. “I’m forever grateful to Dr. Nakamura for his encouragement and faith in me,” she said. “Working with such a celebrated plastic surgeon has given me countless opportunities to learn and grow in my field.”

That lifelong learning is one of the things Irene loves about her chosen career. “You can never know enough,” she said. “This industry is constantly evolving. Making sure I’m up to date is really important to me.” Irene also loves paying it forward and currently trains new nurse injectors in the art and science of cosmetic injectables, sharing the pearls of wisdom she’s learned along the way and encouraging the way she was encouraged.

With over 20 years in the spa industry, Irene says she’s still a skincare junkie. “It’s a form of self-care I really enjoy,” she said. “I’ve learned that prevention is much easier than correction. Take care of the skin you have now and you don’t have to try to fi x it later.” Her best advice? Wear your sunscreen!”

Patient education is something Irene really enjoys. “I love teaching my patients about Botox and fi llers and good, basic skincare, to empower them to be their own best skincare advocate,” she said. “Most of the work that goes into having bright, glowing skin is in the things you do every day. Not

TINA HALL AND HEATHER KIPKER

Joe Hall Roofing & Contracting

I guess, you never know what a hailstorm will bring. For Tina Hall, it brought an entire about-face in her career. When a sudden hailstorm hit in 1992, Tina took a week off work to help answer the onslaught of calls coming into the family business, Joe Hall Roofing, and never returned to her previous job and over the next 20 years, she fi lled many roles at the 34-year-old premier roofing company eventually accepting the position of chief executive officer.

A woman in a traditionally male-dominated field, Tina was thrilled when Heather Kipker joined her 15 years ago, eventually taking on the role of chief operating offi cer by her side. Both wives and mothers, Tina and Heather are the archetypes of a healthy work/life balance, giving all they have to the award-winning residential & commercial contracting company by day and to their families and their community at night.

“My real passion is people,” Tina said. “I want to provide the best possible work

environment and offi ce culture for the people on our team. I want working at Joe Hall Roofi ng to give them opportunities for growth and to provide them with a good life. More than half of our team has been with us over 10 years. I think that speaks to how we care for our team. I’m also passionate about our customers. We meet amazing homeowners and business owners and it enriches our lives to get to know them during their re-roof or construction project. I firmly believe when our team feels valued, that value will translate into the service they offer our wonderful customers.”

“Our team is truly what sets us apart,” Heather said. “With so many being with us 10 years or more, we’ve really become a family. I started here as a receptionist and was given the opportunity to grow within the company, learning each department and the place Joe Hall Roofing & Contracting holds within the community. When employees are given that kind of

growth opportunity, it makes for happy, fulfi lled workers who want to do their best and give their best.

That “giving” doesn’t stop with the company or even with their busy family lives. Tina serves on the Cinderella Charity Ball Committee of the Ladies’ Auxiliary of Arlington (which supports the Boys and Girls Clubs). She’s also president-elect of the North Texas Roofi ng Contractors Association. Heather serves as secretary of the Rotary Club of Arlington and in several booster clubs for her children. She volunteers on a local political campaign team and in guest services at her church. And as a team, Joe Hall Roofing participates in the 6 Stones CPR project to help renovate the exterior of a local home twice a year.

“We’ve always believed in being an active participant in our community and our industry – making a difference in all organizations we serve,” Tina said. Find out more at JoeHallRoofi ng.com

MANDY COTTEN, APRN, DNP, FNP-C, KYLIE BUNNER, APRN, DNP, FNP-C, KARA KRAMER, APRN, MSN, FNP-C

Institute for Hormonal Balance

They say if you love what you do, you’ll never work a day in your life. Mandy Cotten, Kara Kramer, and Kylie Bunner are living out that adage every day at Institute for Hormonal Balance where their passion is helping men and women look their best, feel their best, and live their best lives. What’s not to love about that?

For them, the best part of any day is the relationships they form with patients as they empower them to take control of their lives and happiness through medical weight management, sexual wellness, bioidentical hormone therapy, and state-of-the-art aesthetic services. They’d like nothing more than to partner with you in your journey toward complete wellness. It’s no wonder patients travel from around the state, around the country—and around the world—to be treated by this dynamic team of providers. One five-star online review read, “These hormones have given me back my life. My skin was so thin and I had zero energy and zero sex drive. Now, I’m acting 10-15 years younger and love my life. I’m dating again and having a great time. I got lip injections and Botox, so now I can LOOK as young as I feel.”

Hormonal imbalance is responsible for a surprising number of common health issues which can keep you from making the most out of life. The symptoms of hormone imbalance include reduced mental focus and memory, fatigue, difficulty sleeping, irritability, anxiety, or depression, decreased muscle strength, joint pain, and reduced sexual desire and performance. The team at Institute for Hormonal Balance wants to help relieve those symptoms so you can “fi nd yourself again”.

They offer services to diagnose and treat hormonal imbalance. “Just because you age, doesn’t mean you should feel less than optimal,” Mandy said. “Our method of Bioidentical hormone replacement therapy (BHRT) pellets replicate the hormones men and women lose as they age. BHRT can lessen the negative

symptoms of hormone imbalance, so you can be healthier and live happier.”

“Using our subcutaneous pellet approach to bioidentical hormone replacement therapy, some patients report symptom relief in as little as 10 days, although complete symptom relief may take up to six months,” Kara said. “We learn from our patients so we can customize each plan to the individual patient’s needs.”

If you’re unhappy with your current weight, the Institute for Hormonal Balance team offers practitioner-supervised weight-loss solutions to fit your needs and lifestyle. “Weight loss is never one-size-fits-all,” Kylie said. “We’d love to talk to you about a weight-loss plan that’s all about you.” Visit Donovitz.com to learn more or call 817-467-7474 to schedule your initial consultation.

Those who see Dr. Kim Le in her scrubs every day at work might be surprised to know what a girly girl she really is. “Since I wear scrubs throughout the entire week, I come off as a tomboy, but I’m actually very girly deep down,” she laughed. “I don’t get to explore my fashionista side as often as I’d like to, but I do get to express my love of art by creating beautiful smiles for my patients. My passion is changing my patients lives by changing their smile.”

It’s a formula that’s seen her name in America’s Top Dentists (every year since 2006), Fort Worth Top Dentists in 2007, and a lifetime member of Who’s Who. “My staff and I strive to go above and beyond to help each patient and provide them with the best care, best quality products and services, and best information we can.” she said. Dr. Le and her team stay at the forefront of their field by attending continuing education courses throughout the year, over and above what’s required. Dr. Le likes to practice collaborative dentistry. “I always want to hear my patients’ ideas, opinions, and feelings,” she said. “This is their dental home and I want them to know and trust me and my staff. Patients tend to underestimate the importance of oral hygiene health, but more and more studies are showing connections between the health of the mouth and the health of the rest of the body. When bacteria is allowed to build up in your mouth, every time you swallow it enters the vital systems of your body where it can contribute to lifethreatening conditions. It’s important for us to stay ahead of any periodontal disease, so this never happens.”

When your treatment calls for cosmetic dentistry, Dr. Le offers a wide range of procedures to help you achieve the smile of your dreams, including Invisalign, veneers to close gaps and repair chips, teeth whitening, and laser dentistry. Dr. Le is a specialist in prosthodontics with extensive training in the diagnosis, treatment planning, and rehabilitation of clinical situations including the placement of dental implants to regain the ability to eat and smile with confidence.

MEET DR. LE

Dr. Le grew up in the city of Binh Duong, Vietnam. She moved to Mansfield in 1990 and made the Lone Star State her permanent home. She went on to graduate from Baylor College of Dentistry where she obtained her Doctor of Dental Surgery in 1998, completed her Prosthodontics residency at Baylor in 2001, and her Master of Science degree in Biology in 2006. Dr. Le just celebrated her 25th year of practicing dentistry. She has spent 21 of those 25 years in Mansfi eld. She is also a proud member of the American Dental Association (ADA) and the American College of Prosthodontics. Outside the practice of dentistry, Dr. Le enjoys spending her time with her husband and son traveling, sewing, and making original jewelry. She is active with AGAPE Charity to help the orphanage and the under-privileged children in Vietnam.

LISA MOODY, PAC, DFAAPA, WTS

Skinwerx

When you’re a patient of Skinwerx in Arlington, you’re part of a family. That’s the way Owner/ Founder Lisa Moody designed it. Lisa worked hard to hand-select employees who share her patient-first mentality and to cultivate a culture of genuine caring and inclusivity. “We all have issues with something health wise,” she said. “We strive to meet our patients’ needs with holistic care of the whole person—inside and out. This is a safe place to open up about what’s going on and leave feeling uplifted and cared for.”

This philosophy has not only led to many longterm patients but a robust word-of-mouth that has patients referring their friends, family members, and coworkers to this award-winning medical dermatology and aesthetics practice. Hailing from a family of entrepreneurs, Lisa worked for eight years on the faculty The College of Osteopathic Medicine in Fort Worth educating PA and DO students before she felt the urge to try her entrepreneurial wings. She began with one-on-one Botox injection training and opened Cozmederm in 2005 exclusively offering Botox, Juvederm, and Obagi injections as she continued to study within her field. A chance encounter presented the next opportunity as she joined Mansfield Dermatology for 13 years further honing her cosmetic and medical dermatology skills.

SKINWERX

All those years of training and hands-on experience culminated in Skinwerx where Lisa and her team combine science, art, and a pampering atmosphere to help their patients look, feel, and be their best. Lisa credits her years as a physician assistant with helping her connect with her patients and really get to know them, to understand their concerns and preferences. Her years as an educator help her seamlessly step into the role of educating her patients about their aesthetic options, helping them make savvy treatment choices. And her insatiable curiosity motivates her to stay up on the latest and best offerings within her field.

MEET LISA MOODY

Fort Worth born and raised; Lisa is most at home on the water. When not on the job, she loves

spending time with her husband of 28 years and two beautiful, talented daughters. “Our home has seen pets from snakes to beavers, bearded dragons to our fifth and latest squirrel, Mikey,” she said. “I enjoy crafts, cooking, sewing costumes, and evening sunsets.”

Lisa has led over 120 trainings across the US through the Galderma Aesthetic Injector Network (GAIN) promoting effective, safe injection techniques of the Galderma portfolio (Restylane, Sculptra, Dysport). After 20 years as a PA, she was awarded Distinguished Fellow of the American Academy of Physician Assistants (DFAAPA) status for service to her community and her profession. In 2021 she achieved accreditation from World Trichology Society (WTS) in hair restoration. She’s been a preceptor at Cadaver Lab educational courses and spoken at multiple schools on cosmetic and medical dermatology topics. “I love what I do, love my patients, love my team, and love my family,” she said. “I love my life!”

UNDERSTANDING anxiety

HOW TO RECOGNIZE IT AND WHEN TO SEEK TREATMENT

Have you ever felt a sinking feeling in your stomach that won’t go away? Have you ever woken up with heart palpitations and spent the rest of the day trying to overcome them?

According to the Anxiety & Depression Association of America, more than 40 million adults in the US suffer from anxiety. In addition, only 36.9% receive the treatment they need. Undoubtedly, anxiety can be debilitating if not treated properly and can be detrimental to your quality of life. But what exactly is anxiety? And what are the red fl ags that signal that you need help?

WHAT IS ANXIETY?

It’s important to note that anxiety is a natural fl ight and fl ight response to stressful situations. Anxiety is an essential part of the human experience, as it alerts us to dangerous situations and helps us to react accordingly.

Everyone has feelings of anxiety at different points in their lives, and it can be helpful in specifi c situations. Feeling anxious before a crucial exam or walking alone at night is only natural.

However, anxiety can become a problem when it becomes a chronic event or when your fears or worries are disproportionate to a particular situation. Chronic anxiety affects your daily life and makes it difficult for you to enjoy the things you love most.

WHAT’S THE DIFFERENCE BETWEEN NORMAL ANXIETY AND ANXIETY DISORDERS?

While normal anxiety is the occasional feeling of stress, anxiety, and nervousness, anxiety disorders are mental health conditions that affect all aspects of your life. Anxiety disorders include generalized anxiety disorder, obsessive-compulsive

disorder, panic disorder, post-traumatic stress disorder, and social anxiety disorder.

Generalized anxiety disorder (GAD) is characterized by persistent anxiety and excessive concern about things. Obsessive-compulsive disorder (OCD) is when an individual has a constant stream of unwanted thoughts and habitual behaviors, while panic disorders lead to recurrent episodes of intense fear. Post-traumatic stress disorder (PTSD) develops after exposure to an extreme event, and social phobia is characterized by an overwhelming fear of being around other people.

HOW DO I KNOW IF I SUFFER FROM ANXIETY?

Regardless of the type of anxiety you’re experiencing, there are several mental and physical symptoms to look out for. Mental symptoms can include difficulty concentrating, ruminating, excessive fear, irritability, a feeling of impending doom, and dissociation, to name but a few. Trembling or shaking, muscle tension or pain, shortness of breath or rapid heartbeat, and sweating or nausea are some physical symptoms that signal that your anxiety has gone beyond “normal.”

WHEN SHOULD I SEEK TREATMENT FOR MY ANXIETY?

If you experience some of the above daily, seeking professional help is essential. While talking to a trusted family member or friend is good, discussing your feelings with a professional can help you take this crucial step to getting treatment.

If you don’t know where to start, contacting your primary care physician or mental health professional for advice is a great way to determine the best approach. They can recommend therapy, breathing exercises, and grounding techniques to incorporate into your daily routine.

Therapy is an excellent treatment for anxiety, as it can help you deal with the root of the problem and learn new coping mechanisms. Cognitive behavioral therapy (CBT), interpersonal therapy (IPT), mindfulness-based therapy, and exposure therapy are some types of therapy that are particularly helpful to people with chronic anxiety. CBT is a talking therapy that focuses on learning coping mechanisms and changing negative thought patterns that lead to anxious feelings.

Your primary care physician may also recommend medications to manage anxiety symptoms. Your provider may also recommend you consult a psychiatrist if your anxiety is moderate to severe.

HOW CAN I HELP MYSELF?

In addition to seeking professional help, taking care of yourself is imperative. There are several self-care techniques that you can implement to help you manage your anxiety symptoms.

Journaling can help you process certain situations and identify triggers or patterns that lead to anxious feelings. It’s a powerful tool to recognize what is going well and write

positive affi rmations to help shift your thoughts when you feel anxious and to focus on what is currently in front of you.

Breathing exercises such as yoga, meditation, and deep breathing are excellent self-help techniques. By practicing breath focus and deep breathing, you’ll be able to lower your blood pressure and slow your heartbeat - which is typically affected when you have an anxiety attack.

Yoga has proven to be incredibly effective in reducing stress and anxiety. The combination of movement and slow breathing impacts both the physical and mental aspects, leading to a lower level of anxiety.

Lastly, caring for your physical self is no brainer when managing your anxiety. Enough sleep is essential to help you deal with difficult experiences and feelings while eating a healthy diet and maintaining a stable blood sugar level can make a difference to your mood and mental health. Moreover, regular exercise can quickly help alleviate anxiety and stress and provide several hours of mental relief.

DON’T BE AFRAID TO REACH OUT!

Dealing with anxiety can be extremely daunting. There’s no shame in seeking help, and reaching out to close friends, family, and mental health professionals is life-changing. With the right strategies and support, you’ll be well-equipped to manage anxiety and lead a fulfi lling life.

If you or someone you know is struggling or in crisis, help is available. Call or text 988 or chat 988lifeline.org. You can also reach Crisis Text Line by texting MHA to 741741.

A LITTLE lift

IS A MINI FACELIFT RIGHT FOR YOU?

Have you ever looked into the mirror, gently pulled your lower face up and back, and wondered what you’d look like with a facelift?

If you have mild to moderate sagging skin in the lower face, jowling, and nasal labial folds (laugh lines), nothing compares to the dramatic and longer-lasting results a facelift can deliver, not even the latest high-tech medspa services. The question is, what type of facelift should you get? There are a few options to consider, ranging in scope and recovery time from less invasive procedures like a mini facelift to a deep plane facelift — the most comprehensive and transformative solution.

GETTING STARTED

Less invasive facelifts go by various names, including the mini, the weekend, the short-scar, and the limited incision facelift. Don’t get hung up on marketing and branding. Instead, begin your journey with an open mind and schedule consultations with experienced plastic surgeons that offer both nonsurgical and surgical solutions. Having a full suite of options available helps ensure they can recommend the procedure designed to best meet your personal needs and goals. Ask them to compare and contrast options and what kind of results you can realistically expect.

THE PROCEDURE, RECOVERY, AND EXPECTED RESULTS

Mini facelifts are typically performed in two hours or less and under local anesthesia if you prefer. Incisions start in the temporal lobe hair and stop at the front of the earlobe. Excess skin is removed to correct sagging and wrinkling, and in some cases, limited muscle tightening is performed. Be sure to ask your plastic surgeon to explain what will and won’t be done during your mini facelift and why.

Comparatively, traditional facelift incisions start in temporal lobe hair, extend down in front of and around the earlobe, and continue up the crease behind the ear before extending back into the lower scalp. During the procedure, the muscle layer beneath the skin is tightened, and excess skin is removed. Often, liposuction is used to help create a more youthful jawline.

Mini facelift patients usually heal quicker and experience less swelling and bruising than those who’ve had a traditional facelift. Expect to return to work and resume normal activities within a week but be prepared for swelling and bruising to take up to two weeks to disappear. We all respond to surgery differently and heal at different paces, so be patient. As with any procedure, carefully follow your plastic surgeon’s recovery and after-care instructions.

After healing, you will enjoy a revitalized and refreshed appearance. It will be as if your face stepped back in time and the aging clock reset. Results can last up to 10 years and sometimes longer, although remember that the natural aging process will continue.

What About a Thread Lift?

The thread lift is somewhere in between noninvasive facial rejuvenation services, dermal fillers, and a mini facelift. This minimally invasive, nonsurgical procedure lifts the skin of the lower face with dissolvable, medical-grade PDO (polydioxanone) “threads.” Carefully injected into dermal or subdermal tissues, the threads gently lift, reposition, tighten, and smooth sagging skin. Downtime is generally minimal, but you can experience some swelling and bruising up to five days after the procedure. Results are immediate and ongoing as the threads trigger new collagen and elastin production and can last one to three years. Repeat treatment is required after this to help maintain a more youthful-looking appearance.

The number of threads required to create the best results depends on your unique situation and goals. Thread placement and angle matter, so choosing an experienced, well-trained PDO thread lift provider is essential. Results can last one to three years before retreatment is required to help maintain a more youthful-looking appearance.

WHAT TO CONSIDER WHEN BUILDING A HOME

Building a custom home can be a rewarding and exciting experience. You get to dream up the design and personalize it with brandspanking-new everything. Move-in ready, you can open the front door and enjoy it from the very beginning — no repairs or remodeling needed.

If you’re dreaming of a new abode, read on for a few tips on what to keep in mind when building a home.

It’s all about location. Location is crucial to valuable real estate. Where you build your home can have significant implications on your life now and when you sell your property. A “good” location can vary from person to person, but generally, you should pay attention to your home’s accessibility to places like grocery stores, schools, and hospitals. Remember that houses close to power lines, busy streets, or that back up to commercial property may be more challenging to sell in the future. On the other hand, homes with a view of the water, a golf course, or trees may make it more appealing.

Understand local laws. When building a house, knowing even small rules and regulations is important. Before any building gets underway, you’ll need things like electrical, plumbing, and mechanical permits. In Texas, homebuilding decisions are made

60 LIVINGMAGAZINE.NET | may 2023 homestead

by cities and local municipalities, so check in with your city’s local building department or planning office for information on permits. If you have an HOA, check the HOA regulations.

Think about your long-term plans. It’s essential that your new home fi t your lifestyle. Will your aging parents move in with you? Do you need plenty of outdoor space for gardening, playing with children or pets, or a pool? What about a hobby you see yourself enjoying in your new home? Envision your life five to 10 years from now and build your home to accommodate that vision.

Be choosy when selecting a home builder. Building a home is a significant investment. Make sure you select an experienced builder who can bring your dream home to life. Conduct a public records search and check out Better Business Bureau rankings. You may also want to look at local “Best Of” lists to fi nd highly respected builders.

Often-Overlooked Items

It’s easy to forget the finer details when building a new house. Here’s a list of some items that may get lost in the homebuilding shuffle.

• Showerhead height. If you or your family members are over six feet, consider installing a showerhead fitting a little above the standard height. (Most showerheads are placed around 80 inches high.)

• Recessed bathroom storage. Would you like a recessed shower compartment for your toiletries? Or how about a recessed medicine cabinet behind the bathroom mirror? These small additions can significantly boost your bathroom storage.

Focus on the flow. Building a house from scratch allows you to design a home that fits your lifestyle now and in the future. When finalizing floor plans, make sure rooms with heavy foot traffic — like the kitchen and living room — are easily accessible. For example, place the kitchen close to a convenient entrance to make it easier to haul groceries inside.

Prioritize sustainability. You can make a new construction home as energyefficient, eco-friendly, and sustainable as possible. Consider things like highperformance windows, drip irrigation systems, or a cool roof designed to reflect more sunlight than a traditional roof. You could also look at alternative building materials like wool insulation, bamboo, and cork flooring.

Building a house may seem like a herculean task, but it’s also an exciting opportunity to create the home of your dreams. With some thoughtful planning, you can enjoy your new home now and for years to come.

• Laundry room finishes. Consider adding a hanging rack to air dry clothing or an additional sink for laundering swimwear or delicates. You could also add extra counter space for folding clothes or deep shelving for additional storage.

• Extra materials. Having a stash of leftover paint, wallpaper, tile, and carpet is always helpful. Even if you don’t have enough material to patch things up, you can at least bring a sample to your local hardware or home renovation store to match. Be sure to ask your builder for any leftovers, along with a list of paint colors, selections, and finishes you choose for your home.

PREP YOUR POOL FOR SOME FUN IN THE SUN

As the days grow longer and the weather gets warmer, your backyard pool beckons you toward lazy hours of floating, splashing, diving, dining, and making memories with the ones you love. If your pool’s been closed all winter, it’s recommended that you begin getting it ready about a week before you hope to use it. Here are a few things for you or a pool professional to consider when preparing for summer fun.

Clean Debris and Give Everything a Once-Over

Take a little time to survey the area around your pool. Trim overhanging trees that might drop leaves in the water. Blow or sweep off your pool decking and look for any damage or wear and tear. Clean, repair, or replace deck furniture and conduct a safety check of pool rails, slides, rescue equipment, ladders, and diving boards. Then inventory your chemicals to ensure you have what you need on hand.

Remove the Cover

Your swimming pool cover accumulated water and debris all winter. Use a pool cover pump to eliminate old, dirty water so it doesn’t end up in your pool as you take the cover off. Hose down the cover and give it a good scrub with a pool-cover solution.

Do a Thorough Pool Inspection

Remove drain plugs from surface skimmers and wall-return equipment and restore directional fittings. Inspect your pool’s pump and filter and replace anything that’s damaged or worn.

If you disconnected your underwater pool lights for the winter, reconnect them. Check all tiles and use a pool scale removal product to remove calcium buildup and stains. Thoroughly inspect the interior of your pool for damage and make any necessary repairs. If you have a fiberglass pool with a gel coating, hairline cracks typically won’t affect the integrity of your pool, however, large cracks or holes should be addressed by a pool professional.

Do a Final Debris Removal

An easy way to get rid of that last bit of debris is to fill the pool to the midpoint of the skimmer opening. Then you can easily clean leaves, twigs, and debris from the pool’s bottom with a pool brush. Empty the basket as well.

Turn on Filter and Test Water

Before you test the water or add any chemicals, turn on the filter and let it run for 24 hours. Then collect a water sample and take it to a pool professional to analyze and offer instructions for balancing your pool’s water. They’ll test the water’s pH level, alkalinity, calcium hardness, and chlorine levels, advise you on shocking the pool, and recommend stabilizers, phosphate removers, metal treatment products, or algaecides to add a week before that first swim.

Continue to run the filter for the next few days and vacuum debris as it settles. Once you’re done, all that work will pay off as you spend summer 2023 enjoying the perfect staycation spot right outside your back door.

PREPARE YOUR HOME FOR SUMMER VACATION

oad trip! Or perhaps your family plans to fly to your destination for a summer vacation. In either case, when putting together a checklist for packing, make another list to ensure your house is protected while you are away, so you will be reasonably assured it will still be “home sweet home” upon returning.

There is an average of 2.5 million burglaries annually in the U.S., with break-ins increasing by 10.5% during the summer months. However, this should not discourage anyone from taking a well-earned vacation. There are many things you can do to safeguard your home from burglaries and other issues. The ideal situation is to have a house sitter, someone you trust who will live in your house while you are away. A house sitter can bring in your mail, care for your pets and plants, and respond to unexpected problems.

64 LIVINGMAGAZINE.NET | may 2023

The next best option is to ask a neighbor to keep a watchful eye on your house. Give your neighbor a key and ask them to collect your mail, water indoor plants, and pick up any packages that may be delivered. Ask them to call the police if there is any suspicious activity at your house, and let the police know in advance that you will be away.

If a neighbor is not an option, make your house look like someone is always home. A security system with lights, motion sensors, and a camera that detect when someone approaches the front or back door is an excellent place to start. And don’t forget to set the alarm when rushing out the door with suitcases and kids in tow.

Put lights and televisions on timers, staggering them to turn on and off at different times on different days of the week, but unplug computers and other unessential appliances and technical equipment. Double-check that all the windows are closed and locked, and shades and blinds are drawn enough to make it difficult to see inside. Pause your mail delivery if there is no other alternative.

Remember to turn off the valve that supplies water to the washing machine in the laundry room. It is a common source of leaks and potentially flooded floors. If you haven’t installed a leak detection system, which can cost as much as $1,500, consider turning off the main water valve, usually located on the street. Also, consider purchasing an electronic rain sensor to monitor your irrigation system. Mow the lawn the day before you leave so it will not look overgrown to someone scoping out the house. If you have

a yard and/or pool service, make sure they can get entry to your backyard. However, you don’t have to tell those service providers that you will be away for a week or more. Some experts suggest turning off the air conditioning while you are away, but in hot, often humid climates like Texas, that may invite more problems, such as mold and insects, as the humidity in the house increases. Electronics may also be damaged without cooling in the summer months, and appliances like refrigerators will have to work harder. Instead of turning off the air conditioning, set the thermostat to 78 degrees.

In the age of technology, another issue has arisen that can make your house vulnerable. Yes, it is social media. Do not post or tweet that you are going on vacation. And don’t post photos while you are away. Wait until you return. People who wring their hands and talk about the good old days when they didn’t have to lock their doors need to remember there was no Facebook, Twitter, Instagram, etc., informing people you would not be home.

If you are driving your vehicle to your destination or the airport, pack suitcases while the car is in the garage or the backyard. There is no need to advertise by placing bags in the driveway or outside the front door. This will not be possible if you take a taxi or rideshare to the airport but be as discreet as possible. No one can guarantee your house will be completely safe, but these steps will help you enjoy your getaway much more.

There is an average of 2.5 million burglaries annually in the U.S., with break-ins increasing by 10.5% during the summer months.

WHEN IN Waco

JUST A TASTE OF WHAT THE CITY HAS TO OFFER

Sure, sports and sugar are great, but Waco has more than Baylor University and the Dr. Pepper Museum. With Magnolia Market, Chip and Joanna Gaines of HGTV’s Fixer Upper give San Antonio’s Pearl District a run for the money. The city also has — and we’re not making this up — surfi ng. Waco Surf makes the midway point between Dallas and Austin, home to America’s only public surf park. Beyond this, one of America’s eight mammoth sites comes alive at Waco Mammoth National Monument. Throw in a weekly farmer’s market, a historic vaudeville theater, and a heaping side of ghost stories, and you’ve got plenty to write home about. One man’s spooky seance is another’s campy satire. In red contacts and a skeleton suit, the Brazos Tours’ Ghost Tour guide weaved history with dad jokes on a recent visit. “Waco was settled by the Huaco people,” Adam declared, saying it three times slowly, “Hhhhhhew-ahko.” By way of explanation for all the ghosts, he mentioned the 1952 tornado, which hop-scotched through the city in one of the worst such weather disasters in Texas.

His tour stopped at The Hippodrome, a 1928-built vaudeville theater. Box Office Manager Michelle Proctor later told us how she had recently spoken to the kind child ghost there named Mary. She said the theater was the only one of four to survive the 1952 tornado, and resident spirits grew to a community of 33 as surrounding buildings were torn down. Proctor told us how a live seal was one of the theater’s fi rst acts, pointing out original features like chandeliers and goldflake paint above. Today, patrons come to see live music acts.

Waco Farmers Market

A short walk away, the famed Dr. Pepper Museum is a humble collection of facts printed beneath photos illustrating the brand’s history. Entertainment past the free soda that comes with the price of admission starts with the separately ticketed Make-A-Soda experience. Mix three or fewer syrups into a small bottle of carbonated water and tote it home with an interactive memory of your favorite drink, or just grab an ice cream float.

Nearby, the Waco Downtown Farmers Market runs every Saturday morning from 9 AM to 1 PM at the foot of the neoclassical revival McLennan County Courthouse. Fresh produce is heaped high here, and besides the home-taught tincture makers, and local jewelers, vendors offer hot eats and treats of all kinds. Try an espresso with horchata, a sweet Mexican rice milk, or with mazapan, a peanut candy, from Kurbside. Dumplings, banh mi, pupusas, and boba teas represent the multicultural foods people prefer, and a live band play covers and jazz from the shade beneath a tree.

A short walk away, Chip and Joanna Gaines’ Magnolia Market nestles beside two enormous, historic white silos. The Gaines’ empire rose from tasteful home remodeling know-how, and Magnolia Market is a crisp manifestation of it. Hundreds of manicured tulips surround a picturesque outdoor green area. Visitors picnic with treats from food trucks offering classic American fare like pizza, burgers, and hot dogs. goods and decor. Reserve for a weekend spot at Magnolia Table, the dine-in restaurant, a week in advance, and prepare to wait for entrance to the bakery. The cookies, cupcakes, and scones are worth it, but lines stretch far down the block by afternoon, thinning considerably in the last hour of the day.

For amateur paleontologists, Ice Age trivia facts served over the skeletons of real prehistoric mammoths await at Mammoth National Monument. Two boys playing in the Bosque River found the bones of what proved to be the remains of over 25 such beasts in 1978. Today, site guides talk about differences in male and female tusk length, how those tusks can be read like tree rings, and why female mammoth bones are buried in herds while males lie solo. Want to chill out and catch some waves? Waco surf has got you covered. Beginner surf lessons book four weeks in advance, and hour-long surf slots start at 9 AM and end at 11 PM in the peak of the summer. Sandy shores and cabanas surround the surf pool, while a narrow lazy river — the country’s longest per Marketing Director Amy Hunt, loops it and the hot tub. A wedge slide shoots swimmers in the air before plunging them into a pool 16 feet deep. Lemurs watch the cable park, wakeboarding circuit, and wakeboard lessons on one side of the property. On-site cabins, hotel rooms, and RV spots make a good excuse to make a weekend of it.

When in Waco, do as the Wacoians do and enjoy the variety of activities this growing city has to offer.

OFF TO THE RACES

While the exact history of the Mint Julep is unclear, it is believed that it was used as a medicinal drink to treat various ailments, including stomach problems and headaches. It was also believed to have cooling properties, making it a popular drink in the summer.

During the 1930s, it was declared the official drink of the Kentucky Derby and has been a staple at the event ever since.

Ingredients:

2 oz. bourbon

1 tsp. sugar

2 tsp. water

4 to 5 fresh mint leaves

Crushed ice

Directions:

Muddle the mint leaves, sugar, and water together in a julep cup or rocks glass, until the sugar is dissolved, and the mint is fragrant. Fill the cup with crushed ice, packing it tightly. Pour the bourbon over the ice, stirring to combine. Garnish with a sprig of fresh mint and enjoy!
