2020 was supposed to be a year of clear vision for many people. Goals were to be achieved, trips were to be taken, high risks were to be made. But that was all taken away from us when the pandemic hit. Many lives were lost, people were laid off, families were separated. Individuals struggled to pivot into the new normal. Hope disappeared. That is one perspective of the year. On the other hand, the earth healed as people stayed at home. The sky cleared, waters became bluer and animals returned back to their old homes. People’s lives slowed down as they took the time to focus on their basic needs and their loved ones. Many reconnected with one another virtually and strengthened relationships, the old, new and once forgotten. We should not forget the pain of the pandemic, the sacrifices frontline workers have done for the greater community and the lives we have lost. But we also should not dwell on the negativity and remember the good of 2020. As we enter into 2021, have hope for a better tomorrow and stay strong as the pandemic continues to be a part of our world. What do you want to manifest into your life in the new year? What kind of person do you want to become? How will you serve the community? Our very first edition of the FilAm Courier this 2021 focuses on an exceptional individual. Pliny Arenas is the Vice President of Operations for U.S. Renal Care Pacific Region, a leading dialysis provider in the United States. His primary goal is to ensure that the residents of Hawaii receive the latest technology and services related to ESRD. He is passionate in
ensuring that individuals living with end-stage renal disease (ESRD) will have access to the highest quality of life sustaining dialysis treatments. His passions also are seen in his commitment in developing leaders and strong teams that will help shape and uphold the quality of the delivery of dialysis care in Hawaii and all over the United States. Pliny’s passion for excellent nephrology care came from his humble beginnings as a registered nurse. He started his nursing career as a Medical Representative for Astra Philippines (now Astra Zeneca). He covered north of Cebu and advocated for cardiovascular, respiratory and gastrointestinal medical products. Before leaving the company, he was commended as Astra’s Top 3 Medical Representative. On top of his commitment for excellent nephrology care as a nurse, Pliny also wears many hats. He is also known for his altruistic spirit. He is a philanthropist for serving his community and other countries. He supports the Hawaii
Chamber of Commerce, the Filipino Chamber of Commerce of Hawaii and other organizations in Hawaii. Pliny is an ordained minister and spearheads as the Director of the Global Missions Department with Jesus Christ Ministries International (JCMI) in North Carolina. Each year with JCMI, he raises awareness and funds for the program, especially their focal mission, Home for Girls in Nueva Ecija, Philippines. Outside of his role as a dialysis and ministry leader, Pliny is a family man with a devotion to God, his lovely wife, and two children. With his wife and children, he enjoys traveling. Combined they have visited countries in Asia, Middle East, North America, Latin America, the Caribbean and Europe. They also enjoy fine-dining, real-estate endeavors and supporting charitable organizations. Pliny hopes to see America remain as the world leader and perpetually be a “One Nation Under God”. One of his personal visions is to see the Philippines get out of
its third world status. He believes that it is the responsibility of every Filipino not only in the Philippines but all over the world to do what they do best and share their talents and resources in advancing the economy of the Philippines. One of his dreams and prayers is to see people all over the world being treated with respect and dignity. Whenever given the opportunity, he loves sharing the redeeming love and grace of Jesus Christ. His ultimate hope for mankind is to enjoy the peace and hope gained from having a personal relationship with Jesus Christ. Pliny Arenas is only one example of how individuals can make the most of their lives. What will you do to make the most out of yours? Have a happy, peaceful and prosperous 2021. Mabuhay!

2020 has presented some unforeseen challenges, but it has also given me a tremendous opportunity to slow down, pause, and do some deep thinking around my life, my commitment to things I care deeply about, and my core values. As a husband and father of 4 children, my family is the most important in my life. They are the reason for everything. During the pandemic, I needed to be the main protector and provider of my family. Two things I wanted to make sure it was done and to keep my family healthy during the pandemic was still to have a life that is normal and balanced. Yes, we certainly needed to make changes and adjustments to make sure that we were safe at all times, but our lives would not revolve around the pandemic and to have as little impact as possible. So we still lived our lives as normal, to never take life for granted and live life to the fullest. Our family always wanted to have a family dog so we decided to have one and we named him Chase. He brought so much joy in our lives and it was the perfect time to have one. Especially for the kids, it kept them busy and away from their electronics. We still did our staycations. The hotels had great Kama’aina promotions and fortunately for us they had low occupancy. We were told by a key expert that the pandemic data showed that people are getting the
Making things better thru Pandemic year virus from people in the community and not from visitors. We still celebrated all my children’s birthdays. This year, two of my children had significant milestones. Adrian celebrated his 13th birthday, officially becoming a teenager. Our daughter Ariana turned 7 years old. In the Philippines, this age is a big deal because this is the time when youngsters develop their sense of right and wrong. Our children always looked forward to their birthdays each year and we usually have a good gathering of families and friends. This year we had to be creative. One thing we did differently is we brought the celebration to our relatives. We decorated our van and drove to their homes. We open
the trunk of the van which is filled with balloons and decorations, and music playing in the background. We bring out the cake and everyone sings the birthday song to the celebrant. We also delivered dinner and desserts to them at the same time. Although the celebrations were small, they were still very unique, special and memorable. We still celebrated the holidays (Christmas, Thanksgiving, Halloween) that best it can be. We had more family games and even better food. We still made the effort to do our traditional Christmas and New Year cards, and mailed it to friends and families. This year, we even had more Christmas lights than years past. The rest of our neighborhood did the same. So through the pandemic, we
still needed things to be normal as possible and at the same time with safety in mind. We still needed to do the family celebrations and traditions. More so this past year, we needed more laughter, family bonding, and to create more unforgettable memories. Life can be very unpredictable and you never know what is coming next. Life has its peaks and valleys. Sometimes is good and sometimes is bad. This year was bad, no doubt about it. However, no matter what is the current state, always be positive and be ready for change. Life is how you make it to be. Yes, we have the power within ourselves to make things happen for the better. Making things better thru Pandemic year.

By Kristin K. Fernandez, MD, MS Medical Director, Pediatrics, Queen’s - West O’ahu
Earlier this year one of our Emergency Room physicians sent a teenage patient to the Pediatric ICU with an extensive lung deteriorating condition suspiciously consistent with VALI (Vaping-Associated Lung Injury). Within 24 hours, the teen was on ECMO (extracorporeal membrane oxygenation), a blood circuit with a device that acts as an artificial lung, fighting to survive. Fortunately he did. It is especially difficult to observe such suffering from something so preventable. Since e-cigarettes came on the market in 2003, the frequency of use
among US teens and young adults has sky-rocketed. Studies show >10 million youths aged 12-17 use e-cigarettes or are open to trying them. What do parents need to know
about these aggressively marketed gadgets designed to look like USB flash drives and pens which heat a liquid mixture in an assortment of attractive flavors?
Most important to know is scientists are still learning about the long-term health effects of e-cigarettes, and preliminary data has them worried. E-cigarettes contain nicotine, a highly addictive substance known to harm adolescent brain development which continues into the mid-20s. Using nicotine in adolescence can harm the parts of the brain that control attention, learning, mood, and impulses. Each time a new memory is created or a new skill is learned, stronger connections, or synapses, are built between brain cells. Young people’s brains build synapses faster than adult brains. Nicotine changes the way these synapses are formed. Some e-cigarette labels do not disclose that they contain nicotine, and some e-cigarettes marketed as containing 0% nicotine have been found to contain nicotine. It is difficult for consumers to know exactly what e-cigarette products contain. E-cigarettes can contain other harmful substances as well, heavy metals like lead, volatile organic compounds and cancer-causing chemicals. Users inhale e-cigarette aerosol into their lungs. Bystanders can also breathe in this aerosol when the user exhales it into the air. These devices are particularly dangerous to have lying around the house. Children and adults
have been poisoned by swallowing, breathing, or absorbing e-cigarette liquid through their skin or eyes. Nationally, approximately 50% of calls to poison control centers for e-cigarettes are for kids 5 years of age or younger. Defective e-cigarette batteries have caused some fires and explosions, a few of which have resulted in serious injuries. So what can you do to prevent your child from using e-cigarettes or to help them stop? Set a good example by being tobacco-free and ensuring your child is not exposed to secondhand emissions from any tobacco products, including e-cigarettes. Talk to him or her regularly about peer pressure and about why e-cigarettes are harmful. Seek help from your child’s pediatrician, counselor, or school administrator. Encourage your child to learn the facts at teen.smokefree. gov. It’s never too late. Kristin K. 2020 has been a challenging year for everyone around the world, including Entertainers, Musicians, Actors and Celebrities. The best way to get through any difficult time is to have hope and a positive attitude while looking forward to better days in the future. •••• I presented a question to several International, National and Local Celebrities and requested their replies. Here is my question and their answers.
Martin Nievera
QUESTION: “If you could have one wish granted, what would it be?” Martin Nievera (Internationally and Nationally Acclaimed Entertainer) – “I have many wishes for myself, my family, my friends and my Hawaii. But the one wish that stands out the most and needs to be granted first, after all we have gone through together in 2020 is my wish that every lesson learned in 2020 stays with us as we go into 2021. We learned more than just about the virus and the vaccine. We learned so much about humanity. Let these lessons stick. Only then can 2021 be the one!” Jordan Segundo (CBS Anchor and Host of “Good Day Sacramento” and Professional Singer) – “My wish would be for a world free of pain and suffering. That differences be put aside, so we can all work together to co-create a better world for all of humanity.”
Jordan Segundo
Adrian R’Mante (Nationally-Recognized Actor) – “I would wish for eternal life with

my wife and kids. We all leave this earth one day, so I would love a wish that would guarantee a reunification past our life on earth.” Justin Guarini (Top 2 Finalist of “American Idol” – Season 1 and Professional Singer and Actor) – “I wish that every performer who gets into the entertainment business (especially in America) could be extremely rich and extremely famous for one week. After the week expired, hopefully they would recognize that they never really wanted to be rich and famous in the first place. My wish for them would be the self-awareness that they just wanted to be significant, and feel secure.” Sheryn Regis (Internationally Acclaimed Entertainer) – “I wish I could have a POWER to heal all the sick people in the world.” Michael Paulo (Internationally and Nationally Acclaimed Saxophonist) – “I wish for an end to the COVID Pandemic.” Jack McAdoo (CEO & Executive Producer of JJM Media Group and Host of Real Talk Live Show) – “My only wish would be, that as a world community, we could find a way to heal the aches and pains that have gripped us as a whole. We all need to find that peace and compassion that still exists in each of us.” Mary Gutzi (Broadway Star and Professional Singer and Actor) – “I would wish for us all to care for each other….I mean
REALLY care. In a world where you can be anything….. BE KIND.” Darah Dung (Host of “The Pet Hui” Television Show on Spectrum OC16 and Professional Model & Actress) – “My family communicates love through food and making sure everyone is fed and full, so I would want everyone in the world to be able to have enough food on the table and in their bellies!” Cornell “Tuffy” Nicholas (Owner/Producer/Director of The Super American Circus) – “If I had one wish it would be for this world to get back to normal. The entertainment industry has nearly been destroyed. Circuses are closing, never to reopen all over the globe. Artists are having a very hard time with no shows to perform in and no money coming in. Many of them have retired and others will have to find different occupations. My heart goes out to the artists.” Cheesa Laureta (Professional Singer and Recording Artist) – “I would wish for everyone’s health. 2020 was a year filled with uncertainty and many lives were lost during this pandemic. I can only pray that the virus will cease and we will be able to hug and enjoy the company of our loved ones.” Al Waterson (Professional Emcee, Singer, Actor and Wedding Officiant) – “My wish is that people will be caring and understanding and realize how important we are to each other.” •••• Let’s celebrate 2021 together by

Oh, 2020. The year when face masks became the most sought after, and at times controversial, accessory. The year when the terms “social distancing” and “pivot” became a staple in our vocabularies and Zoom video calls became a fixture in both our professional and personal lives. In an attempt to round up a year that will definitely be one of the most highlighted in modern history, we’ve gathered some key local, national and international events. May 2021 be filled with hope, good health, and the return of handshakes, hugs, kisses and honi greetings. January - March • Basketball legend Kobe Bryant dies in a helicopter crash in Southern California, along with eight other individuals including his 13-year old daughter Gianna. In the Philippines, the Tenement Visual Artists create a large mural of Kobe and Gianna at the Tenement basketball court in Taguig, Metro Manila, which gains international fame. • President Trump is impeached in January after a formal House inquiry alleging his interference in the 2020 U.S. presidential election and obstructing the inquiry itself by instructing his administration officials to ignore subpoenas for documents and testimony. He is the third president ever to be impeached along with Andrew Johnson and Bill Clinton. During the Senate trial in February, the Senate votes to acquit the president of all charges. • Reports from Wuhan, China surface about a mysterious virus killing a cluster of people. The U.S. CDC announces the first novel coronavirus case in the United States, in a patient who returned from Wuhan. • Two Honolulu Police Department (HPD) officers, Tiffany Enriquez and Kaulike Kalama, are shot

SWEATPANTS By Valerie Joseph
It’s finally here, a sparkling New Year with exciting new goals. And I’m sure the new year will also include some reflecting on what we’ve learned from the most notably crazy year we leave behind. More of us are now working from home and one of the most common things I’m hearing is not wanting to change out of our sleepwear and into street wear. Sweatpants in particular may have once been something to wear to bed or to lounge around the house in, but that’s no longer the case – and the runways and celebrity street style pics are proof! You can easily dress sweats up and make them look a lot more stylish than you ever thought they could be, creating an outfit you can rock just about anywhere.
CHIC Maligayang Bagong Taon!
Ready for some tips? LOOK #1: WEAR THEM WITH HEELS INSTEAD OF SNEAKERS The quickest way to dress up a pair of sweats is to change up your shoes. Pumps or other types of heeled shoes will automatically elevate your look, and from there, you just have to pick a stylish top and the right accessories. Wearing oversized tshirts are an extra fun option because you can style them differently like tucked in, belted or knotted at the bottom. We kept this look sporty with a coordinating waistbag (aka fanny pack). Take some time to style other parts of your outfit like your hair. When you’re trying to dress up sweatpants, the rest of your look can make quite a difference. It may look more casual if your hair is in a messy bun or loose ponytail. But if your hair is more styled, it can make the rest of your outfit look more dressed up and intentional.
1
2 LOOK #2: SWEATPANTS IN A DIFFERENT FABRIC If you want to take your look to the next leve, you can opt for a pair of sweatpants that are made of a fabric that looks more luxurious than cotton. Velvet is a cozy choice for colder months and faux silk is a fun choice year-round. We kept this look playful by pairing the jogger with a cropped top, played around with texture by adding a fuzzy jacket, masculine combat boots and finished it with bold, oversized sunglasses. Don’t forget a fun, conversational purse! The idea here was to create a stylish, street look.
LOOK #3: WEAR THEM WITH A BLAZER Instead of reaching for a sweatshirt when heading outside, wearing your sweatpants with a blazer or coat will immediately make them look more put together. Think a belted trench, a leather jacket, or a more casual denim jacket. You may never have thought of mixing a blazer, joggers and heels, but this look makes a strong case for a smart sweats outfit. Depending on the vibe of your office, you could even try this for your 9-5 job. Wearing sweats to work – how could you resist? And adding a fun statement purse is always a plus to elevating your outfit.
3 There’s no place like home. I hope these tips can inspire you to dress up your sweatpants, because sometimes you just want to roll out of bed and into your day without fussing about what to wear. By Hilda Herrera Borja
We huddled, group hugged and sobbed... Then we comforted each other with an affirmation that “We’re all in this together and we got it!”. Though we’ve been apprehensive and struggled to make sense of what was declared to be COVID-19 pandemic at the onset of 2020, we promised ourselves to be strong and make it through. We’ve followed the CDC’s marching orders to mask ourselves, observe 6 feet distancing in public and wash our hands routinely. We’ve become accustomed to the drill. However, the moment of truth came while we’re still in the thick of our uncertainties. The year 2020 had slipped past our grasp while the prospect of welcoming 2021 was blurred by a wobbling thought teetering between the possible and the unknown challenges lurking on the horizon. Looking back... we’ve been outwardly compliant but inwardly, we were so unready to accept the unthinkable and horrific consequences that these appalling situations had brought us causing untold physical, mental and emotional distress to thousands: The isolating Covid and social contact narratives; mayhem among major cities that crossed some borders; inexplicable forced closures of small businesses resulting to massive bankruptcies and unemployment; students’ growing social and emotional seclusion and subsequent overall decline in their school performance; the most hotly-contested and heart-rending Presidential election in modern-day history; the ambivalence and concerns about the COVID vaccines’ safety and efficacy, and; other horrendous events lump in a nutshell as “etc”. Consequently, it became hard to wrap our heads around questions that seemed to have no clear-cut answers. Expectedly, a resounding deep sigh could be heard reverberating in the stillness of our thoughts... questioning anyone out there... under our breath: “When are we ever going to see the end of all these mess?”
Nevertheless, the reality is that we’ve now crossed over to another year-- a year of explorations and possibilities-- though ironically, we’re still in the thick of 2020’s afflictions. But folks: let’s hold the line because with God’s grace and mercy, 2021 could very well be our opportune year for peace, good health, and prosperity... Let’s hope and hang on to our faith. Traditionally-- for those of us who are into making New Year’s resolutions-- a selected list of fresh and even repurposed goals from previous year are our preferred must do’s. Sticking to a daily burn workout, curving our appetite from autopilot eating, as well as taking our financial bull by it’s horn are oftentimes our top picks. For this New Year though, may I suggest fine tuning our scorecard by STUDYING THE WORD OF GOD -- as our PRIORITY #1. In doing so, God’s promises can surprisingly inspire us as we check off our desired objectives this year and even beyond. Truth be told that we don’t know what our future holds but we know WHO holds our future: God. So let’s not fear. Let’s TRUST, OBEY and PRAY. Here’s a story that we can relate to especially in such a time as this: Overcame by panic and hysteria, masses of humanity were fleeing for their lives from their enemies-- by ironically running toward the Red Sea which could had likewise taken their lives. That was the story of an
obstinate people featured in Exodus, the second book of the Bible. They were the same humankind chosen by God to whom the Messiah would be born... a generation who vacillated from obeying to disobeying God... then repenting... only to once again backslide multiple times. But through His unfailing love and mercy, the God of suddenlies did once again hear the cry of his people and saved them by drowning their pursuers and turning the water into dry land thereby allowing them to cross over to dryland. God wants to fulfill the desires of our hearts; He wants us to tell Him our story: What do we want Him to do for us? Specifically, what suddenlies do we want from God-- to right our current chaotic social conditions? Indeed, time is of essence-- as we face our own Red Sea-- being unsure whether or not we’ll be able to keep our freedom as a nation or lose it for good. And in this 11th hour, we’ve been left with only one option: to trust and obey God (Isaiah 50:10) and despite evidence to the contrary, He can and will act (Psalm 37:5) even- SUDDENLY (!). The Bible-- the indestructible Word of God-- has the answers to our needs. No, it’s not a compilation of “feel good” stories or even pop psychology. The proof of it’s authenticity lies within our spiritual wellness, as Ephesians 3:18 elucidates: “... may you have the power to understand, as all God’s people should, how wide, how long,
how high, and how deep His love is”. Simply put: It’s all about Our FAITH in our Abba Father and His unfailing love for us. God’s Word is like a medicine cabinet containing “cures for our aches and pains”. Need hope? Need courage? Need to tame anger, backbiting, and even overeating? The answers are found on the pages of the GREATEST STORY ever told-penned by God Himself through His appointed great men. The beginning of the year is an opportune time to do a one-year Bible study on our own or with a group-- it’s a great choice. We can also google Bible verses, hand write them on Post It notes and tape same on our mirror and/or bulletin board. And how about watching YouTube faith stories on our phone or tablet? A home screen with an inspiring Bible verse or two inscribed on a favorite backdrop has been a great tool, too. And what an exciting way to rev up our morning walk and motivate our house cleaning to the tune of Mandisa’s Good Morning, Stronger,
and Overcomer. The opportunities to internalize God’s Promises abound AND the mental, emotional and even physical benefits are nothing short of miraculous. One of our founding fathers, Benjamin Franklin had this to say: “If we fail to plan, we plan to fail”. Indeed, so true. So, let’s kickstart 2021 with a renewed mind (Romans 12:2) and roar with lion-like confidence as we fight for what we are passionate about this new year. And, studying the Word of God as our Priority #1 will guide our endeavors the rest of 2021 and even beyond. May we all be immensely blessed as we go the distance in our journey through 2021. Happy New Year 2021! Oh my gulay, 2020 is the past and lucky 21 is here! I know that there are so many emotions and thoughts flooding through each and every one of us in this New Year. I imagine each person renewing their lives and hoping to start fresh despite the ongoing Pandemic we are living through. Many of us want to heal relationships or create new ones. Some of us want to try a new hobby, or even a change of career. But the most popular New Year’s resolution that takes the cake is getting healthy! What can I say, it has been at least one or two of my resolutions in the past 20 years. Not only physically, but emotionally, mentally and spiritually as well. There have been many people I look up to when it comes to health and fitness. Some of these poeple are my mom and relatives, my friends in the entertainment world, celebrities and lately, my ading Julius Mina, has motivated me with his new healthy lifestyle. Julius Mina is a proud Filipino-American born and raised in Hawaii. He most recently sang the Hawai’i State Anthem “Hawai’i Pono’i” onboard the USS Battleship Missouri for the 75th Commemoration of the End of World War II. Julius was also in US Hawaii premiere cast of “Noli Me Tangere: The Musical” as Padre Salvi. Years ago, I was judging a Karaoke Contest and Julius was one of the contestants. I thought he was a very talented young man. A year later, he auditioned for our 2nd Annual Honolulu Broadway Babies Concert and he was a delight to work with. From that production forward, Julius has performed in every HBB and has dedicated much of his life to our great cause of uplifting Individuals who are developmentally and intellectually unique with his talents and skills.
You Only Live Once So let’s LIVE! There hasn’t been a time where I couldn’t call on him and his talents. As a producer and director, I can always count on Julius to deliver a great performance. Moreover, Julius has become a member of our family… a little brother of mine, who has always been dependable and trustworthy. Julius has overcome many challenges in his life. Not too long ago, I witnessed him struggling with health issues which lead him on a path of healing. Julius on wellness: KL: Tell us about some of your setbacks when it came to health. What made you decide to make changes in your life? How do you maintain your fitness during the Pandemic? JM: I was at a peak time where my health was in bad condition dealing with gout attacks and arthritis to the point where it would hinder me at auditions and performances. I finally was at a turning point where my body start to increase in painful symptoms, and it became the perfect opportunity to work on my health and fitness. By working with a personal trainer (Angelica Quinn) and being aware of allergens, I was able to create a more healthy and fit lifestyle. This included doing work outs out of my comfort zone geared to my body type and removing dairy and gluten from my diet. Also, I shifted to eating more fruits and more plant-based treats.
KL: What can you say to our readers to inspire them to live their best life? JM: Surround yourself with those who empower, strengthen and motivate you to be your best self. Look within and find what makes you uniquely you and embrace that fully and authentically and let your light shine. Also take the time for self-care and self-love by eating well, exercising, drinking lots of water, getting enough rest and finding balance. Know that you are enough but don’t be afraid to expand beyond the horizon. KL: What upcoming events do you have now? JM: Over the past few months I have been an active user of KUMU, a Filipino-centric social app that let users host and watch livestreams, do virtual hangouts, as well as join interactive quizzes and social games. I’ve been active with numerous singing contests there and am currently a grand finalist in The Inner Core “Battle Of The Voices” and Kumu Lodi as the only Filipino-American representing Hawai’i USA. I was also a grand finalist in the ReMyx Cover Song Challenge with Myx Global. Congratulations to Julius on all his accomplishments and his unending desire to reach higher and to be better. May we all find the strength within ourselves to do the same… to find harmony and balance in our
lives, to serve others with love and to YOLO! Mabuhay tayong lahat! Mahal ko po kayo!

Aloha, I hope and trust that all is well with you and that you are weathering this pandemic storm in good health. These are definitely challenging times for all of us. Please stay safe! The theme for this month’s newsletter is “Mortgage Interest Rate Projections for 2021.” I will try to give you a peek into the future so you will know what to expect as you think about your mortgage loan options. In the meantime, I want to wish you a very Happy, Peaceful and Joyous Holiday Season. I hope that your 2021 will get off to a great start and that it will be your best year ever. From the President’s Desk
WHAT WILL MORTGAGE INTEREST RATES DO IN 2021?
Let’s get to it! Leading housing agencies are expecting an average 30-year mortgage rate of 3.03% in 2021. Until 2020, the lowest 30-year rate on record was 3.29%. Now, experts are saying interest rates could remain well below that for a year or more to come. Low rates mean expanded buying power, cheaper monthly payments, and huge savings. But remember, there’s always volatility in the mortgage market. Nothing is absolutely certain when it comes to rate projections. Don’t base your home buying or refinancing plans on a favorable prediction. If you’re ready to lock a rate now, it’s a great time to do so. With rates still at all-time lows, there is a counter-theory that they only have one way to go at some point next year … UP! As always, some borrowers will get lower rates than the ‘averages’ seen in the news, and some will get higher rates. That’s because your own interest rate doesn’t just depend on the market — it depends on who you are as a borrower.
Who gets below-market rates? It’s usually borrowers who have: A credit score of 720 or higher A clean credit report A down payment of 20% (on conventional loans) A low debt-to-income ratio A home price within local loan limits You need to be willing to shop around to find the lowest rate for your situation. This is where I come into the picture. I can help you obtain the lowest rate available based on your own personal profile. My goal is to always find the best deal for my borrowers. BONUS INFORMATION! 5 STEPS TO IMPROVE YOUR CREDIT SCORE One of the most important factors in securing a mortgage loan is your credit score. When scores drift down into the low 600s and beyond, applicable interest rates will become higher or a loan might not be possible at all. Here at Hawaii Best Loans, we have years of experience in working with borrowers and know exactly how to get their credit scores to a level where their loan is possible and rates remain low. Here are 5 quick tips for lowering your credit score: 1. Pay Your Bills on Time ... especially any medical bills that you may have, even if the amounts are low. 2.
