The Newcastle Regional Excellence in Building Awards celebrates outstanding achievements by companies and individuals in the construction industry throughout the Hunter, Central Coast, Mid North Coast and New England regions of NSW. This magazine showcases the built environment and its contribution to the social fabric of the community, something we should all be very proud of.
It is worth noting the building and construction sector engages and gives more opportunities to small businesses than any other industry in Australia. Our industry is the largest employer of full time employees and trains more apprentices than any other industry.
Once again, in 2022 our industry produced magnificent quality and an exceptional level of construction. The judges
conducted onsite inspections of all projects worth some $880M. They were extremely impressed with the level of skill and professionalism displayed by the industry.
I thank the judges, who I might add, freely donate their time and expertise to examine, evaluate, deliberate and make very difficult decisions when considering all entries received. On behalf of The Master Builders Association of NSW, I offer my congratulations to all the entrants and winners.

Geoffrey has semi-retired from a career as a Building Surveyor and Accredited Certifier, employed by the City of Newcastle. He has complemented a lengthy career in local government by participating in a range of other activities that are relevant to his profession, including being a long serving judge for these awards. He has been a long-term member of an industry advisory panel for the Bachelor of Construction Management (Building) Degree at the University of Newcastle (Faculty of Engineering and Built Environment - School of Architecture and Built Environment). He served on State committees involved in the administration of a NSW Building Surveyors' accreditation scheme, before being appointed as a board member of the NSW Building Professionals Board, on which he served for over six years, from the inception of that board. He also served on the Building Professionals Board's Disciplinary Committee, during and subsequent to his time as a board member.
Ian Dawes
Ian is a "Hands on Builder". He has extensive experience in numerous facets of the building industry, including commercial, joinery, restoration and the last 34 years as an independent contractor. Ian has qualifications in carpentry, building, forest industries, and small business. He is a strong advocate for supporting the next generation of tradespeople, mentoring students from Hunter Trade College, school based students and using Newcastle MBA Hunter Group Training services. This is his second year as a domestic awards judge and Ian has thoroughly appreciated the opportunity to be involved.
Matthew James Sainsbury
Matthew was principal of Suters Architects from 1982 until November 2010. During his career Matthew has been the Design Architect and senior member of the design team on many award-winning projects, including Queens Wharf, Newcastle Foreshore Redevelopment and the Building Services Corporation Building, University of Newcastle Campus. Matthew has served as Past Chairman and committee member; Newcastle Division of AIA, Past Councillor of NSW Chapter of AIA and University of Newcastle Campus. Matthew is now a registered Architect practicing as Matt Sainsbury Architect.
Matthew Haines
Matthew has been involved the building and construction industry for 33 years. He started he is own business “Hainesbuild” in 1997 which he is still actively involved in today. Matthew’s qualifications include a Certificate III in Carpentry, Clerk of Works/ Cert IV Construction, Cert IV Training and Assessing and has completed study in the fields of Cert IV Front Line Management and Building Consultancy. Matthew has a long involvement with the Master Builders Association movement at local, state and National level, starting on the Newcastle Master Builders Association board of directors 14 years ago. Matthew is the immediate past President of the Newcastle Association, holding the title from 2016-2020, is the current President of the NSW MBA Hunter division and is also on the National Job and Skills committee for MBA Australia. Matthew is actively involved in apprentice training and holds a position on the Newcastle Master Builders Association group training board of directors. Matthew, along with leading building representative’s, developed and implemented the highly successful school based scholarship programme that runs in the Newcastle region and is gathering great interest nationally. Matthew has work on a large range of building projects, from heritage restoration through to large-scale residential alterations and additions. Access was restricted for a 40 T piling rig which required temporary retaining walls and platforms.

Exceptional workmanship and design have seen the transformation of the dated Mount Pleasant Winery into a modern state-of-the-art facility. The project incorporated new private and public bar areas, dining rooms and bottle sales all opening onto beautifully detailed landscapes. The private Dining Room is by far the most impressive room. Walls and ceilings were hand-crafted on site in blackbutt timber. New floors included 200sqm of Italian imported tumbled marble cobblestones and 300sqm of white sparrow picked sandstone from Gosford Quarries. The galvanised roof, French doors, weatherboards and antique furniture have successfully achieved the desired ‘old homestead’ feeling.

This State Significant development involved a thorough restoration of the 1880’s heritage-listed former Court House building and the construction of two new fourstorey adjacent buildings to create a world class education and residential facility within the CBD of Newcastle.
The restored Court Rooms present as new and will form part of the University’s teaching spaces.
The minimalist design of the new structure compliments the iconic heritage building, creating an interesting contrast between old and new.

The Scone Railway Station had fallen into a serious state of disrepair over the years. This project involved bring the building and its surrounds up to a standard where it could be used for future community purposes. The work touched almost every facet of restoration work: reconstruction of windows and doors, electrical and drainage systems, masonry replacement, painting, and landscape works. The result is a beautiful addition to both the streetscape and the railway network.

The former 1890 Newcastle Court House forms the centrepiece of the Nihon University complex in a highly visible location at the top of Bolton Street. Early investigative works revealed extensive termite and water damage. The building is heritage-listed so great care has been taken in the detailed works required to bring the building back to its former glory. The new buildings either side allow the older structure to retain its prominence in the streetscape. Workmanship is excellent with the skill required for this project to be at a very high level. The Court House will continue its function as a teaching space within the University, housing mock trials and general lecture functions.

Pop Eye’s is a small commercial Laundromat within an existing retail building, servicing the marina in Port Stephens. The fitout required a detailed and complex plumbing and ventilation arrangement which are screened, but worthy of any inspection. Great care had to be taken while working in a confined space. The Design and Construct process was handled entirely by Bull and Bear including all approvals on Crown land.

The fitout was designed by the Skelton’s own design team for Treatment Rooms, Make Up areas, Tan Room, Reception, Staff Room and Laundry. An existing low ceiling presented difficulties that were handled cleverly by strategically using walls and bulkheads to conceal services and recessed lighting. Curved walls and ceilings add to the uniqueness of the reception area giving an excellent first impression when arriving.

The project consisted of 4255sqm of fast trach, high quality commercial fitout over three levels with curved features throughout.
The levels are connected by a stunning red plate steel staircase that had to be assembled, welded, and finished on site. A clever recessed fire curtain allowed the open plan staircase to receive spotlighting on all levels.
The vast amount of joinery in the fitout is of the highest standard, again having to be delivered in small parcels and assembled and finished on site.
An excellent result under severe time and logistical impediments.
North has further cemented our reputation of being a trusted building partner by receiving a 4.0 Gold Star rating under the new independent Construction Industry Rating Tool, iCIRT.

The New Maitland Hospital is a seven-level public health facility located on a Brownfield site in Metford NSW. It provides an integrated patient journey ranging from acute, subacute and ambulatory care services to community-based services in partnership with other health providers. Multiplex spent 12 months developing the project’s design, achieving the required planning approvals, refining the construction methodology, construction systems and material selections, prior to entering a D & C contract in December 2019. The result is a first class, state-of-the-art hospital facility. One noted feature is a flexible steel mesh into which ceramic pieces are inserted to create a nine metre high, 75 metre long Main Entry Arbour. Patterns of colours in the Flexbrick façade tells the storey of the Wonnarua people, who are the traditional custodians of the land on which the New Maitland Hospital is built.

This seven-level, 40 apartment development contains one-, two- and three-bedroom apartments with penthouses on the top two levels. Passive ESD measures include thermal glazing, operable external blinds and provision for future electronic car charging. Externally the building is distinguished by strong horizontal architectural forms above a double height concrete colonnade base. Construction issues included being located opposite Brisbane Waters and the resulting high water table. A sewer line traversed the site diagonally and could not be relocated resulting in a revised methodology being adopted within the design and construct team.

East End Stage 1 is a transformation of the heart of Newcastle into an urban village of contemporary apartments, laneways and retail. Richard Crookes
Constructions delivered three distinctly different apartment towers designed by three different architectural firms. The project occupies an entire city block constrained by busy traffic, pedestrians, protected trees, an intrusive water table, and adjoining buildings.
Heritage retention was critical requiring existing heritage façades to be successfully retained and integrated.
Fabric House, an 11-storey brick apartment building, exhibits an extraordinary colour gradient from lighter bricks at ground level to darker bricks at the top. Bricklayers used chalk to label each brick.
The three distinct towers, laneways, and retail precinct, combine to mark the first stage of the Newcastle East renewal, forming a major contribution to the regeneration of the city.

Faced with an extremely restricted site with very little on site storage, North maintained an extremely high level of communication and planning with trades, suppliers and neighbouring properties to ensure the project ran smoothly. During large lifts, neighbouring residents were required to vacate to ensure safety for all involved.
Issues with the close proximity with the rail line and soil contamination also presented challenges during the build.

The building’s nautical design sits perfectly in its waterfront location. The builder has delivered an extremely high quality project. Faced with high levels of site contamination, a number of changes where implemented to ensure there was no significant time delay to the overall build time. With the waterfront running the entire front building line, the builder had to ensure that the protection of the marine area was constantly monitored for run off and contamination.

Their internal design team created this large open plan design that fits the brief perfectly. The large indoor pool and gym area occupy one end of the complex. The open lounge areas, function area through to cinema room, snooker and bar areas all come together under the one roof to provide the residence a first class meeting and social facility.

The multi-coloured façade to this four-storey office building presents as a striking addition to a busy corner site, near Market Town Shopping Centre in Parry Street Newcastle. The building was commissioned by Cutcher and Neal Accountants as their new headquarters.
The project presented significant challenges being close to high voltage power lines and adjacent to a Hunter Water stormwater channel. Building technologies had to be adapted during construction to accommodate site conditions.
All materials handling had to occur adjacent to a busy roundabout and under high voltage power lines. North worked through each challenge to produce an impressive building.

To offset this high energy typology, the design required detailed consideration of sustainable solutions: The development is inclusive of a large rooftop solar installation to assist with energy usage during the day; Glazing is minimised on the South, East and West façades through the use of insulated solid wall panels and shaded vertical slot glazing elements; Deep cantilevered roof overhangs, shade break-out terraces and the building generally; Energy lighting and glare control; Biophilic design principles connect landscaping, sunlight, and natural ventilation using terraces and the large staff recreation courtyard. This considered sustainable design solution is most relevant in today’s approach to environmental management.

The glass façade of the building is the first of its kind in Australia and the largest in the southern hemisphere. The glass can be electronically controlled based on the time of day, heavily shaded during the bright sun through to fully transparent, which at night offers full view through the building of the exposed timber structure. Each panel is connected via low voltage cables back to an integrated management system.
