IN THE current climate of uncertainty and these unprecedented times, we believed it was more important than ever to recognise and celebrate excellence, create positivity, and champion building and construction excellence in Queensland. Our 2020 Housing & Construction Awards program forged ahead and while some aspects have looked a little different this year, there’s no mistaking that the global pandemic hasn’t impacted the amazing entries we’ve received, with the quality just as good as it has ever been, if not better. It is with great honour that I welcome you to the 2020 Central Queensland Awards winners’ magazine.
Each year the bar seems to be raised higher and higher and this year was certainly no exception. The excelling quality highlights the exceptional skills and craftsmanship of Central Queensland’s Master Builders. While the Awards have been run in ISO mode this year and in accordance with the restrictions at the time, our panel of judges continued to dedicate their time to assessing every entry against the judging criteria. Our judges are on the lookout for quality workmanship, as well as assessing the degree of construction difficulty, external appeal, siting and aspect, along with amenities and aesthetics. It’s certainly not the home with the best interior design they are looking for – it’s all about the building and workmanship. After much passionate discussion and sometimes, debate – winners are selected for each category. Each year our members put their business, product and workmanship under the
microscope as part of an extremely competitive process. Their work, whether a winner this year or not, is a credit to the unwavering quality and craftsmanship of an authentic Master Builder. Master Builders has been around for a long time, and because of that longevity we’ve become a powerful voice for the industry. Our members are like our family, and we’re proud to be there for them in times of need, as well as times of triumph. Spyglass offers retreat from world D R Moore Constructions have taken the coveted House of the Year Award for an ocean view sanctuary in Pacific Heights CAPTURING stunning views from every room, ‘Spyglass’ is a retreat for widespread family to come together on holidays and enjoy. The project scope included creating a modern building with a unique and distinctive look that was recognisable and different from anything else. Striking lines and open spaces make the home a standout. The block was an extremely sloping site located in an established suburban area. The land was not retained to create a large flat platform. Instead, the building and outdoor living areas were shaped and formed to flow with the land not against it, stepping down the slope. It was very important that the house and outdoor areas had synergy and linked physically but also visually yet provide privacy between the various living spaces. Importance was also placed on maintaining privacy in the suburban neighbourhood. The home’s orientation was largely around
taking advantage of the ocean views and natural breezes from the east, while providing shelter against the unforgiving Queensland summer afternoon sun. The approach and materials used for the project were more of a commercial building style, due to the use of coloured block as a base, expansive Matrix external cladding and a range of louvres and screening to provide privacy and enhance the aesthetics. Colorbond matt roof sheeting minimises reflective glare to the neighbouring properties. Inside, the home boasts three internal living spaces, four bedrooms and bathrooms, four outdoor entertaining areas, custom pool, a fully equipped studio annexe and a large master suite with separate living area and bedroom. Although quite prominent, it was important for the home to sit within nature. This was achieved using natural materials such as Cypress pine in the studio, brush box to the

upper level floor, bedroom bulkheads, stair treads and feature entry ceiling, ironbark for the decking and blackbutt parquetry flooring on the lower level. The various timbers help to create division of spaces yet provide warmth to the home that only timber can. The level of craftsmanship is made evident through detailed aspects such as the striking Matrix cladding, perfectly aligned across the entire exterior.The use of coloured finished blockwork and brick feature on the entry, added its own challenge, with the blockwork being a foundation element in the build, in addition to the prefinished blocks being porcelain. The blocks had to be protected from damage and dirt throughout the whole project, not an easy task with the site founded on red earth. Custom building processes were executed countless times throughout the build, from the internal steel staircase, to the swimming pool and outdoor shower, down to the timber undercroft screening with perfect circles and half circle cut outs and the little bridge in the garden. Even the simple clothesline was crafted on site to suit the style of the build. Spyglass and D R Moore Constructions also won awards for Best Use of Sloping Site, Best Residential Swimming Pool and Best Individual Home $1.26 million – $2 million.

Paynters shape bright futures Calliope community to benefit from innovative school design STAGE one of the brand-new Calliope State High School has delivered nine one and twostorey buildings, roads, stop-drop-go, more than 200 car parking spaces, landscaping, and a sports oval, designed by the Paynters team to suit the local climate and contemporary education needs. Both the design and construction were completed to the highest standard and within the allocated budget. Local features of distant angular mountain ranges inspired details of flat metal bar screens, perforated metal screens, roof forms and acoustic blade feature ceilings, which adds both to the aesthetics and local connection and meaning. Paynters construction team capably realised the vision via the team’s ability to achieve program milestones which positioned them to achieve a high-quality finish prior to handover. The Paynters’ team proposed a Digital Voice Command system that integrated the
Emergency Control and Sub-Fire Indicator Panels to each building while maintaining functionality for bell, tones, zones and music. Benefits included smaller panels and better sound quality at a lower cost. Multiple future proofing measures are incorporated, for example, laboratories can expand by opening false walls covering services, general learning areas can extend north and the can be pushed out further east as the school grows. Sustainability measures include 230,000L of rainwater tanks, natural clerestory lighting and ventilation and a 60KW solar power system. The location for the panels is strategic, fixed to the roof of the single storey walkway, avoiding the risk of roof leaks and facilitating safer maintenance. Other value-adds included research and sourcing solutions for large span firerated panel systems, to provide insulated external walkway roofs for better thermal

comfort, with fewer columns, and greening the site above the minimum requirement with 28,000sqm of cost-effective sprayon organics blanket, in addition to the 55,000sqm of wintergreen couch. Construction difficulties related to maintaining a tight program and minimising disruption to residents. Challenges along the journey included additional scope, rock, logistics for pre-cast and large elements, sewer connections across local roads and a tightly planned, busy site. These conditions triggered logistics-based value adding proposals from the Paynters team. They streamlined routes on site for services trenches to reduce the risk of disruption to services both during and after construction; tunnel bored under the road to avoid closing local access routes; and proposed cast-insitu concrete posts and raised walkway floors that would not clash with scaffold needed nearby, instead of pre-existing pre-cast designs. Paynters designed modular steel trusses, simplifying their transport to site, and fixed them together on the ground before cranes

Paynters’ design and construct team prepared a plan to deliver the project early, to ensure all contingencies were covered, given the time critical nature of a school project. Despite a shorter construction period due to the infrastructure designation, additional scope and latent conditions, the project was completed before the contract dates.
This was a great result which was achieved by working collaboratively with the client. Setbacks were overcome, innovative ideas implemented, and special conditions satisfied. Paynters achieved Local Benefits targets, managed Gidarjil Cultural Heritage interests and exceeded training requirements.

Cancer is something that has touched everyone, whether directly or indirectly, through a family member, friend or colleague. Cancer affects us all in some way, and Chris, Mel and Danny thought there was no better way to give back, than to raise money for such a worthy cause. Chris Warren Homes are committed to supporting the community and together with their generous tradies and suppliers, the Chris Warren Homes team built the “House of Hope”, which was auctioned for Cancer Council Queensland. This beautiful home has a wonderful raked ceiling in the entry with stunning pendant lights. The open plan living/dining/kitchen is a true delight for any cook with a fixed glass window over the cooktop taking in the
lovely view of the garden outside. This fourbedroom home is well designed to suit any homeowner. The “House of Hope” was sold for $460,000 at auction and the profit of $90,000 was donated to Cancer Council Queensland. After many years operating as a sole trader, Ian decided to get his builders licence in 2015, and formed Shamrock Building Constructions Pty Ltd. Based in Emerald, the business services the Central Highlands region. As a small family-run business, with seven employees, they take pride in the work they do, are passionate about construction and providing the best quality to their clients.
