HOUSE OF THE YEAR

Seaside masterpiece stuns judges Hutchinson Builders deliver a stunning lesson in form and function overlooking Sunshine Beach THE PROJECT is a four-year journey involving the client, architect and builder, resulting in an incredible home with outstanding green credentials. Its complexity evolves from the extensive structural requirements that have been driven by the geotechnical restrictions of the site. Grout injected micro-piles have been installed to create the terraced levels within the site with nearly 20,000sqm of soil being removed. The structural three-dimensional arches that dominate the ocean side façade have been individually detailed to achieve the required radiuses and junction with pitched walls below. The roof slabs have been engineered for the roof top landscaping that camouflages the building and provides valuable thermal advantages while maintaining controlled drainage to the landscaped roof. The house is wrapped in stone tiled balconies with feature crafted brass balustrades that take in the expansive ocean views.

Accoya timber pergolas create balcony ‘eyelids’ to provide shading and a trellis for the rooftop garden to encroach in time. The driveway is framed by an aluminium pergola covered in solar panels creating a ‘solar pergola’ the full length of the driveway. The main entrance is surrounded by an architecturally bespoke Coreten curved and tiered garden terrace with a tunnel leading to the main entrance. The house boasts six bedrooms all with ensuites and robes, steam rooms, saunas, the essential ice bath, recreation room, bar and theatre along with an open plan kitchen and dining area with a fully serviced butlers kitchen, including cold rooms and dry stores, multiple garages, workshops and live in staff facilities.

Inside, the soft beach palate is a combination of natural stone and perforated ply ceilings that have been individually cut and shaped to replicate the curved and tapered roof line. They are highly detailed and are a credit to the trades that installed each individual piece to meet the unique nature of each arched ceiling and wall. At the centre of the home is a sweeping bespoke circular staircase with timber treads cantilevering from the wall and spiralling around a central feature glass lift travelling all three levels. A simple but elegant brass balustrade curves down the staircase. The 25m pool features a spa that projects 6m above natural ground level and takes in the views of the beach below. The pool has been equipped with specialised filtration systems to minimise the use of chemicals. The client’s commitment to achieving the best possible environmental outcome resulted in multiple efficiencies being incorporated into the home. These included hempcrete thermal walls, solar performing glass, a solar system and battery and water storage. The home is additionally oriented to make the most of cross ventilation with the roof garden enhancing its thermal performance.

Community counts in new retail precinct Hutchies take home top gong for Stockland Baringa LOCATED in the heart of Australia’s largest masterplanned community under single ownership, the centre is the first of its kind at Aura, which is now home to over 3,000 residents. The precinct delivers key infrastructure to the community, which also boasts a primary school, a community centre, parkland and nature reserves. Stocklands and the Hutchies Statiim-Yaga Team worked with the Traditional Land Owners the Gubbi Gubbi people prior, during construction and upon completion of the project. A traditional ceremony was conducted prior to turning the soil and upon completion. A reconciliation action plan, indigenous employment and engagement requirements were also implemented, with the main

Life’s a sea breeze in the Lentara Coastal meets Scandi with a winning colour palette that feels like you’re always on holidays THE PRESIDENT'S Award is special recognition of a home that combines affordability with quality workmanship and innovation. In addition to achieving top marks in the standard judging criteria, the construction cost must not exceed $475,000, making it a home every Queenslander can aspire to. Winning the award this year is Brighton Homes’ Lentara 23. The home boasts contemporary living with fresh, beachy vibes, inspired by the stunning local beaches with its coastal blue hues and soft sandy tones. The facade features light wood timber cladding contrasted with strong dark blues of the ocean bringing life to the exterior of the home. A feature pillar in natural travertine represents the sand and stones of the local beaches. Inside, warm coastal timber flooring was used to create the base for a fun and colourful

coastal interior. From the Sunny Yellow wallpaper in the master suite – where you can wake up to the rising sunshine every day, to the beautiful deep blue kitchen island – this is a home full of life, and a home which certainly lets life in.

Perfectly balanced from front to back, the Lentara provides a layout with plentiful spaces and the luxury of light. The master bedroom is positioned at the front of the home followed by two minor bedrooms that sit either side of the main bathroom, both of which are full of fun with Octopus wallpaper and nautical stripes which add to this family home. 'The Estate’ a winner for Chris Smith Taking out Individual Home $2.1 - $10 Million in this year’s Housing & Construction Awards, the incredible home offers a unique layout, Zen styling and absolute luxury finishes MULTI award-winning Chris Smith Constructions specialises in standout, luxury homes on the Sunshine Coast, and ‘The Estate’ is certainly no exception. The complex build included five pavilions all opening into a private, central watercourt with space for relaxation and socialising. Formed concrete wall spans the entire length of the main pavilion except for the central 8 metre wide, automatic, frameless glass sliding doors, that can be covered with a sliding aluminium batten screen to give privacy when needed. The kitchen has been fitted out with Miele appliances, integrated fridges, downdraft range hood and a central motorised American Oak panel that with the press of a button automatically slides up behind the oak bulkhead to reveal the hidden appliance niche. Four pavilions, each of which are surrounded

by the same floor to ceiling glass walls, comprise of the same layout of a bedroom, walk-in wardrobe and an ensuite. Beneath one pavilion is a home gym and yoga area that opens up onto the 25m x 10m, infinity edge pool and beyond to a natural creek with a Japanese inspired timber bridge.

The pool and water court have been finished with a black glass bead pebblecrete to achieve the reflections of the surrounding areas. The winning project saw a renovation and extension of a 1960 A-frame holiday home

at Sunshine Beach. Hancock Builders worked alongside Brisbane architects, Neilson Jenkins, to create this spectacular winner.

From the beginning the homeowners were clear when they wanted the aesthetics of the exterior to be of low maintenance materials and natural greying hardwoods. Hancock Builders did just that by using blackbutt timber decking to match the internal blackbutt flooring. They then used their expertise to renovate the original orb zinc cladding on the exterior with Colorbond monument matt trimdeck cladding; setting the standard of clean lines and a fresh finish.

Hancock Builders took a small three bedroom, one and a half bathrooms and laundry home and transformed it into a spectacular four bedroom, three bathroom, powder room, kitchen with butlers pantry and sought after entertaining area within the time frames of the client and keeping within budget.

The bungalow was built to be beautiful, so aspects like the carport and storeroom mimicked the original angles of the home, whilst angles in the opposite direction draw eyes from the entry to the outdoor dining, pool deck and besser block plunge pool. There you can adore the massive entertaining servery bench surrounded by vertical subway

The project wasn’t without unforeseeable obstacles. The Sunshine Bungalow is located near a national park and beach and so Hancock Builders battled water issues due to natural springs and leaks from water infrastructure suppliers that made early days testing and troublesome. But managing director Luke Hancock says it didn’t affect the overall project in the slightest. “We overcame these hurdles and produced a stunning unique home,” Luke said.

The Cooroy Queenslander Renovation took out the Home Renovation/Remodelling Project up to $275,000 this year, and the superior finishes and expert craftmanship are to thank.

Luna Constructions took advantage of the unkept garden and converted it into a spacious grassed yard, as well as transformed a dull and cramped patio into a sensational indoor-outdoor entertaining space.

The home was untouched, out of date and unfunctional. When Luna Constructions joined the project, they transformed a home and the lives of those living there.

With bifold windows to the kitchen and beautiful French doors they built a dream back veranda for their clients. Complete with a high ceiling fan for the coastal heat, three walls of weather protection and stylish tallowwood timber flooring.

Homeowner Michael Davis said he couldn’t be happier with the Luna Constructions team who kept a can-do attitude throughout the entire process regardless of what obstacles were thrown. "Despite inclement weather, modifications to the original plans and a couple of unexpected challenges along the way, John, Shawn and the team maintained a positive, cheerful can-do attitude all the way and stayed on the job until the finish,” Micheal said. John and Shaun’s combined experience in the diverse aspects of the building industry has meant they have skill sets that highly compliment each other, bringing greater expertise to their projects. The project involved designing and constructing an integrated cancer care facility within an existing allied health building, with an oncology focused medical fit-out over three levels. The works that were undertaken included a QML Pathology and CT room fit-out, with a structural design of linear accelerator bunker fit-out to satisfy performance requirements. Significant demolitions had to be conducted in a live operating environment while maintaining full oncology treatments and pathology on site. Evans Built had to overcome some major challenges with this project including extensive research, testing and prototyping into developing the radiation shielding concrete mix design and lifting the CT Scanner into the building through the external faรงade at Level 1. With so many incentives currently available to build, here’s a handy, go-to guide to get you started FROM choosing your location to sourcing quotes and signing contracts, to advice on what to do before you move in, we’ve got it all covered for you. Location, location, location Some of the first questions and considerations you’re going to have are about where you want to live and what you want your home to look like. But what should also come into the equation is your budget – how much have you got to spend? The thought of owning a new home can seem almost out of reach for many Queenslanders. But with initiatives including the $25,000 HomeBuilder grant, the $15,000 First Home Owner’s Grant (FHOG) for new builds, the $5,000 regional boost and the First Home Loan Deposit Scheme (FHLDS), there’s an array of options to ease your entry. If you’re looking to buy, build or renovate, Master Builders Display Villages are located in the most progressive parts of Queensland. A visit to a display village is a fantastic place to see what you like in a home, what options are available and what fits within your budget. There are consultants in each home who will be able to facilitate your every question and can arrange a meeting with a broker if you’d like to explore that path. Show me the money When it comes to sourcing quotes, we recommend getting at least three quotes from licensed builders. Why? Because the

cheapest quote isn’t necessarily the best option, so don’t feel you have to accept the first quote you get. When sourcing quotes, the more specific you are about your plans and requirements, the more accurate the quote is likely to be. If you create a job brief setting out exactly what you want and supply it to every builder you’re sourcing a quote from, it should make the process of comparing quotes easier as it will ensure the quotes will be based on the same specifications. Next, it’s time to compare. Review and compare each quote you receive, but don’t make your decision off price alone. View previous work from a builder – you might find a folio of work on their website – and speak with past clients if possible. It’s all about communication When you’ve chosen who you’ll build with, ensure you get your contract in writing. The majority of building disputes occur when no written agreement exists or the

agreement has been poorly documented, as this can lead to misunderstandings. Having a written contract in place between you and your builder clearly sets out what you both agree to and helps to prevent disputes throughout the building process. Building work valued over $3,300, must legally be covered by a written contract – though it’s a good idea to have a contract regardless of the value of work. When your renovation or new home is complete, there’s three items that need to be ticked off. First, you’ll receive notification of practical completion, then you’ll conduct a final inspection and finally, pay the builder all outstanding money for the work. Your decision to buy, build or renovate should be an enjoyable one. Just be sure to choose an experienced builder who you can trust to deliver the level of quality you’re after. The project involved taking a run down 1970s asbestos shack and completely transforming it into a modern entertainer’s dream. The interior and exterior were completely renovated and the rear of the site prepared for an extension. The plans that were drawn up for this renovation were carefully thought out to incorporate open-plan living inside and a large outdoor area overlooking the custom concrete pool and feature garden.

Brett said custom built in features where chosen to highlight key areas of the home; these included features such as larger than standard bedrooms, taller benches in the kitchen and butlers pantry, feature tiles in both bathrooms and the lounge and stunning Blackbutt timber floors. “The quality of this build is something that we were really passionate about, we wanted to make sure everything was finished to the highest of standards,” he said. “Getting the right trades on site that understood the vision and brief was of the highest importance and we were extremely grateful we found the right trades for this project. “The build itself stayed on budget even with a few changes from a design perspective and we are really happy with how the home was completed.” 2020 Master Builders Housing & Construction Awards | 35
