Homes with character on offer in Gympie city EDITOR’S NOTE PROFESSIONALS Gympie agent Ashley Coleman knows what he is talking about when it comes to Gympie real estate, having been in the industry for the past 20 years. And in all his years, he said he’s never seen anything like the current market. “The market is good,” he said. “It’s just strange.” Mr Coleman said it was typical in the months before Christmas that the market would be “powering along” and listings easy to come by. However in the past couple of months, even though listing numbers have dropped, prices have remained stable, defying the rules of supply and demand. “You’d expect with less properties on the market, that would drive the prices up, but that hasn’t happened here. I’d describe the current climate as a slumbering market,” he said. But he’s expecting that market to “wake up” in the very near future.

Properties in Gympie city and the immediate suburbs can feature character-filled homes, such as established Queenslanders, miners cottages and other historically significant dwellings, and while the demand for these types of homes is limited, they do appeal to a certain slice of the market looking to renovate or restore, or to buy an older, unique home filled with old-world charm. Also, moving to town is something older residents are doing to be closer to medical facilities and to downsize from acreage. However, a large portion of the market is interest from outside the area. The main advantage to buying in Gympie for these people is affordability. Across the entire region, properties on the market are half the price of those on the coast and a quarter of metropolitan prices. This means buyers are selling up down south to buy a comparable lifestyle here and having money left over, or moving to the area debt free. With the recent upgrades to the Bruce Highway, former coast residents are also moving into the area and commuting to their

jobs, with places like Nambour, Maroochydore and Noosa now less than an hour’s drive away. Mr Coleman also said the Gympie Bypass, in the early stages of construction, would largely be beneficial for residents with only those businesses on the highway relying on passing trade likely to be adversely affected. “The town itself will benefit from it,” he said. “Gympie town has a bright future. We’ve got the climate, the affordability and services and a laid-back lifestyle without the hassles of a huge population. “No doubt there will be plans on the eastern side, once the bypass goes through, for more light industrial properties and those people currently fronting the highway will find their property’s price increasing,” Mr Coleman said. As for the current “slumbering market” this is a situation likely to change after the upcoming winter months. “Real estate is traditionally quieter in winter. I’m expecting inquiries to pick up around late September/early October, when people will know if they’ll be transferred for their jobs. That will drive that market. It will happen,” he said.

Squeeze great news for landlords

Gympie’s rapidly increasing rental demand is music to the ears of those looking to secure their future through property investments By SCOTT KOVACEVIC scott.kovacevic@gympietmes.com

THE rental squeeze in Gympie is real, with the average cost of a three-bedroom house jumping more than 7 per cent in the past year. It is the sixth-highest increase of Queensland’s 30 major regional centres and was a big part of a wider 9 per cent increase since 2016. Only Emerald, Gladstone, Mackay, Hervey Bay and Noosa recorded larger increases in that time. The latest data from the Queensland Residential Tenancy Authority reveals that in the past year the average rent yield of a three-bedroom house in the region rose from $280 to $300 a week. Landlords of two-bedroom homes were also winners, with the weekly average up from $238 in December 2016 to $263. Despite the changes the Gympie region still remains a cheap place to rent. The $300 average is well below the weekly rates on the Gold Coast ($500), Noosa ($493), Sunshine Coast ($450), Nambour ($420) and Hervey Bay ($330). Prices for flats have also experienced a shift. A two-bedroom flat now sets renters back an average of $235, up from $218 in 2016, and three-bedroom flats attract a yield of $290, up from $280. It is a different story for one-bedroom flats though. The average rent paid on these was $180 in 2018, down from $220 in 2016. Business development manager from Century 21 Platinum Agents in Gympie and Tin Can Bay, Rachael Harratt, said she noticed a marked “spike” in demand across both their sites. “We’ve had more inquiries from prospective renters in the first two and a half weeks of February than for the whole of January combined,” she said. She said February was usually the time when people were starting to settle down after the holiday period. She also said there was currently a high demand from tradesmen moving temporarily into the area but families and people who were living in Noosa and on the Sunshine Coast were moving to the region too.

“People are moving to the area from places like Noosa because it’s just become less affordable to rent there,” she said. Gympie Regional Realty rentals manager Debra Mason said the surge was being driven by one big change. “The highway,” she said. “It’s brought Noosa closer to Gympie.” Ms Mason said the improved road made the region much better value for money to people who would normally stop their house hunting around Cooroy. There was some concern that the rising rents could make it difficult for those of limited means. “I do feel for the pensioners,” Ms Mason said. “There’s always going to be those older properties available but I do struggle to find properties for the aged pensioners.” An already tight vacancy rate (just 0.5 per cent mid last year) was being

further squeezed by many of their rental owners selling up. It’s bad news for those renting out one-bedroom flats though, where the average intake has plummeted from $220 a week to $180 (18 per cent).

From 2016–17 the Wide Bay-Burnett had the highest rental bond growth of Queensland’s regional areas at 6.8 per cent. It was almost a full percentage point above the state’s average, which sat at 5.9 per cent.

Gympie’s rich history not lost on new tenant Deana DEANA Purdy has lived in a number of places across Australia. She spent some time on the Sunshine Coast, the hinterland, the Gold Coast, Tin Can Bay and even Wollongong but she chose to settle here in Gympie 18 months ago. She said living with her husband in Tin Can Bay was wonderful, but now she was on her own, she wanted to be closer to a larger centre, with more accessible amenities. Gympie, she said, had it all. “It’s 40 minutes to the beach, half an hour to Yandina and only 45 minutes to the Sunshine Coast,” she said. “Now the highway is finished I can pop down to where the kids live at Yandina in no time. It’s less expensive to rent than the Sunshine Coast and Gympie is more central than Tin Can Bay. “It’s got any shops you need, restaurants,

pubs, the lot.” While these reasons were big selling points for Ms Purdy, other factors helped to influence her decision. “I feel very safe here,” she said. “And now the council is doing up the main streets to look more modern, it’s just lovely.” Ms Purdy said the blend between the old and new was something she liked. She is appreciating history a lot more and has found that is something Gympie is especially rich in. “I like the look of the old Queenslanders and everyone now is tending to do them up rather than demolish them,” she said. “They have a more heritage feel and Gympie’s got a lot in one area so you can get an idea of the different styles. “There’s a lot of history here, so I’ve got a lot to learn about,” she said.

IT’S a mansion fit for a king in the Gympie region, taking out the top gong in the Master Builders awards last August. The five-bedroom property on Lagoon Pocket Rd won the Individual Homes up to $950,000 award on the Sunshine Coast. Owner Allen Schutt made the lifestyle change from St George two-and-a-half years ago. Mr Schutt moved into his house at the end of May after seven months of intensive designing by KJ Homes and Cooloola Drafting. “I decided to move here because I was sick of the drought and I thought it would be good to let the kids have a go so I sold my property and moved here,” he said. “The climate here is good. I was going to move closer to the beach but I knew after six months I’d not like it and I knew I wanted to keep the cows. “My main criteria for moving to Lagoon Pocket was I wanted to go somewhere where it wasn’t too hot, wasn’t too cold and where it rained.” Mr Schutt envisioned how his property would turn out. “I’ve always liked federation-style planning, I love verandas and I like open plan inside,” he said. “The draftsman in town was very helpful. I just told him what I had in mind and tried to put it on paper and he’d go and do it. “He would say ‘what do you think of that’ and this is how it all turned out. It’s just amazing.” At almost 70 years of age, Mr Schutt is still working and has no plans to retire. “I still sell bulls,” he said. “I can’t stop. I think when you’ve been on the land all of your life, you can’t really stop –

it’s bred into me.” It was only three months after he moved in Mr Schutt found out his property was a winner in the Master Builders awards. “I was lucky I had one of my sons living in Gympie. He had two houses on the same property so while my house was getting done up, I was staying at his house,” he said. “The draftsman thought it was a really good design and asked me whether or not we should put it into the awards and I thought why not.” The Master Builders awards covered all of the Sunshine Coast, with winners announced in early August last year. Mr Schutt said living in Lagoon Pocket was great as it brought back memories of living in the country. “The unique thing about this house is that it makes me feel like I still live on the land,” he said. “It’s a nice block of country – it’s got the river and is quite undulating. “When I was in St George I had 10,000ha of flat ground and not a stone on it, whereas here it’s just perfect. “The other unique thing about this property is that no one can build out here – I own all the roads, so it’s nice and relaxing.” Master Builders Housing and Construction Awards recognise members at the forefront of building innovation and quality craftsmanship and promote excellence.
