Continued excellence in spite of everything thrown at the state

his is the first publication celebrating Regional Excellence in Building and Construction in NSW. The magazine showcases the built environment and its contribution to the social fabric of the community, something we should all be very proud of. Throughout the first half of 2022, Master Builders Association Members and their guests celebrated the 2021 Regional Excellence in Building Awards. More than 1,000 guests came together in Ulladulla, Orange and Tweed Heads to celebrate the industry’s night-of-nights and showcase building excellence right across the Southern, Northern and Western Regions of NSW. Each of the regions gala dinner evenings had been postponed on three occasions due to Covid lockdowns and the Northern Region’s floods. Our thoughts are with all our members who have been affected by natural disasters throughout NSW. In 2021 our industry produced magnificent quality and exceptional levels of construction. The judges conducted inspections on all projects which had a combined value in excess of $750 million in the Southern, Northern and Western Regions of NSW. The judges had to contend with tight timeframes, project isolation, an industry lockdown and natural disasters. They were extremely impressed with the level of skill and professionalism displayed by the industry.

I thank the judges who, I might add, freely donate their time and expertise to examine, evaluate, deliberate and make very difficult decisions when considering all entries received. On behalf of Master Builders Association of NSW, I offer my congratulations to all the entrants and winners on an outstanding year of quality projects. Western Judges Barry Grainger, A.I.C.D

Greg Bennett

Barry is a fully qualified, licensed builder and has spent more than 45 years working in all aspects of commercial, residential and industrial construction. His qualifications include Advanced Diploma of Building and Construction Management, a Civil Engineering Certificate and Local Government Inspection Certificate.

Greg started his apprenticeship in 1971 in the Hawkesbury area and studied at Penrith Technical College. In 1977, he started working as a subcontractor and then eventually obtaining his builders licence in 1978.

Barry has served in many important positions within the Master Builders Association ranging from president of Newcastle MBA, Chairman/Director of MBA Group Training, Committee member/Treasurer NSW MBA Hunter Division and is a Life Member of the Association. Barry was a Jury Member of the Lower Hunter Urban Design Awards and a Member of the Australian Institute of Company Directors. He is currently the Executive Director of Newcastle Master Builders Association.

Trusses and frames had only just begun to be manufactured offsite so most of Greg’s experience as a young carpenter was with conventional rooves and framing. Greg worked constantly as a master builder except for three years when he farmed exclusively. Greg had apprentices all through his working life including teaching indigenous youth at TAFE, where he enjoyed passing on his skills. Greg was in partnership with his brother for a short time after farming then worked as a sole trader until forming BLD Constructions with two former apprentices. In 2009, he was awarded Carpenter of the Year for NSW by Wood, Naturally Better. Greg enjoys all aspects of building and working with timber.

The project demonstrates good quality work for the price and good use of cheaper materials. A Hamptons style, yet simple in design, helps with this home’s price point. For a smaller size home, this one certainly ticks all the boxes.

Queensbury, Orange This home exceeds all the design and construction criteria. It represents excellent quality for the price. Good ideas in design and the inclusions are a page long, from high insulation values, double glazing, rainwater storage, large storage areas and so much more. Queensbury is a project with good finishes which is well built.

CONTEMPORARY HOMES The Whitehaven, Orange Contemporary homes are passionate about what they do, and every member of their team strives to provide lifelong memories from your building experience — this project proved this to be true as the owner was very happy with what she received. The quality of the work was good, and the build was well priced.

HART HOMES BATHURST PTY LTD Short Street, Lithgow Short Street as a project proved to be a challenge on several fronts. Limited street access due to lower existing power lines to heritage listed tresses at the front of the block were problematic. However, a very good use of the lot resulted in a high-quality finish. There were several themes running throughout the home that blended well.

Williams House, Orange A classic home style, demonstrating really good use of the land in the design. There were many challenges faced with this project, tight access, disrupting the neighbours for 10 months, client expectations and client participation of the knockdown phase. In the end, good attention to detail is proven and high-quality finish displayed.

Palm Cove, Orange The inspiration for this home started with the freestanding 180kg round stone bath in the ensuite. The bathroom and the kitchen were special features in this home, using different materials and colours in the design. A showcase home with high quality finishes.

HINES CONSTRUCTIONS PTY LTD The Brickworks, Bathurst The project is part of the Social and Affordable Housing Fund program from the NSW Government. The project was faced with multiple challenges including heritage endorsement and complex infrastructure challenges. Despite this, what remained as vacant land for many years is now a thriving small community of people. Congratulations to the Hines Constructions team, who adapted quickly and worked with precision to complete this complex project.

CHANDOLIN CONSTRUCTION PTY LTD Annesley Street Kitchen, Bathurst A practical and functional kitchen that was delivered on time and within budget. The vision was to create an open space with distinctive zones that is complimented by a neutral pallet and lots of natural light. Being a home built in the 1930s, the project didn’t come without its challenges including asbestos, termites and rotting timer.

As with the kitchen, Contemporary Homes have completed this bathroom to a very high standard and makes it a worthy winner.

BANKSIA BUILDING Lake House Swimming Pool, Orange This slimline, mineral pool sits under the alfresco area and has an unobstructed view of the lake. It is complete with a swim jet system and waterfall that compliments the lake setting. This pool sits well in the setting and is much loved & used by the owners.

LIFESTYLE OVER 55’S

LIPMAN PTY LTD Lithgow Aged Care, Lithgow This project includes the design finalisation and construction of a new 36-bed aged care building. It also includes lower ground undercroft car parking, a services infrastructure plant room containing the main switch room, communications room, fire pumps and water storage tanks capable of supporting the final 144-beds on completion of the planned remaining stages. Lipman’s attention to detail throughout and the standard of workmanship makes this a worthy winner.

HERITAGE RESTORATION UNDER $600,000

L-CON BUILDING AND CONSTRUCTION PTY LTD Stuart House, Orange Stuart House was an old unoccupied centrally located 2-bedroom residence. Originally built in the late 1800s to act as accommodation for the adjacent Bluestone church, the property was in a state of disrepair as it was a deceased estate. With considerable rising damp, all floors had collapsed, and the roof and ceilings needed replacement. The building had heritage value, so Council had strict requirements for the treatment of the original building. The extensions were very specific to the client’s needs. This unique restoration and build have been well executed and ensures this old building will remain in service for years to come. L-Con completed this project to a very high standard to the complete satisfaction of the client.

HERITAGE RESTORATION OVER $1 MILLION

BUILDIQUE Lewis Street, Mudgee The Dicksons Warehouse was constructed in 1863. In recent times, Buildique was engaged to restore and convert the warehouse into two four-bedrooms apartments. The internal restoration and conversion of the warehouse began in early 2019 in the rear half of the building. The restoration and renovations required throughout were extensive, often requiring specialist subcontractors to be engaged to assist in maintaining the heritage requirements throughout the rebuild. Buildique are to be highly commended for the high level of finishes throughout and the management of numerous site difficulties and technical requirements. An outstanding project.

L-CON BUILDING AND CONSTRUCTION PTY LTD Williams House, Orange Congratulations to L-Con Building and Construction Pty Ltd for winning MBA NSW Western Region Excellence in Work Health and Safety Award – Residential. Luke Knight and his team are to be commended for their approach to Work Health and Safety aspect of this particular project. The project had some extremely challenging safety requirements in regards to the client completing demolition to part of the house and dealing with clients requests in relation to design aspects.

CALLANDER CONSTRUCTIONS PTY LTD Gawthorne’s Hut, Mudgee Gawthorne’s Hut is a luxurious, architecturally designed eco-retreat situated in the picturesque Mudgee region. Designed and built to capture the property’s stunning rural views, it features a galvanised clad shell and roof form that are reminiscent of the property’s former hay sheds that were destroyed by a storm in 2017. Built to pay homage to an early tenant farmer, the project also features a custom-made fireplace from the remains of the original Gawthorne’s Hut. The building contains many sustainable design elements. Callander Constructions are to be commended for the various trades they tackled on site themselves during this unique project and the level of finishes they achieved throughout.

COMMERCIAL PROJECTS $1 MILLION - $3 MILLION

ZAUNER CONSTRUCTION Charles Sturt University Clinical Education Learning Centre This project involved the detailed fit out of approximately half of the floor plate to level one of the Bloomfield Medical Centre, Orange. Working in an occupied medical building provided many challenges with limited access, restrictions on drilling, construction noise, dust and any disruption to patient services. Zauner Construction managed the project throughout providing a functional fit out of high quality that enhances this regional medical facility.

COMMERCIAL PROJECTS $3 MILLION - $4 MILLION

NORTH CONSTRUCTION & BUILDING Courtroom and Associated Facilities, Dubbo Courthouse This project required the demolition of some heritage elements to enable the new works to integrate with the existing courthouse building. The construction works carried out utilised largely existing technologies and methods, other than the zinc roofing, which implemented a previously unused construction system that was tested and proven prior to installation. The most interesting components were integrating the new with the old, and there are some reminders throughout the new spaces of the heritage of the building with the arched windows retained in some places and the exposed masonry wall from the old courtyard. The attention to detail that North Construction & Building obtained, especially in the historical elements and standard of workmanship, makes this a worthy winner.

COMMERCIAL PROJECTS $6 MILLION - $9 MILLION

HINES CONSTRUCTIONS PTY LTD Corowa Aquatic Centre The Corowa Aquatic Centre project situated on the mighty Murray River consists of the design and construction of new pool facilities, plant rooms, amenities and associated service offices to provide a state-of-theart facility to service Corowa and the surrounding areas. The concrete reinforced structure was formed and poured in situ, cured, water tested and then tiled by a team of local tradesmen over six weeks. The project faced a number of difficulties that had to be overcome throughout the design and construction phases. This design and construct project was successfully completed by Hines Constructions to a high standard, with the steelwork, cladding, roofing and concreting near faultless. Site management certainly had control over this project.

Charles Sturt University Academic & Research Hub, Orange

The new Hub is a three-storey structure separated into East and West wings that include academic office space, meeting spaces, video conferencing rooms, an Indigenous Student Centre, large format conference rooms, research facilities and focus workshop spaces. Existing campus buildings were also refurbished and extended to create modern living spaces for medicine and health sciences, including informal student learning spaces. The extent of the existing inground services was found to be far more extensive, unknown, and not documented as the project commenced. Also working within a live university environment was a constant challenge.

EXTENSIONS, RENOVATIONS AND REFURBISHMENTS UNDER $400,000

Steeline 34

Veritas House, Bathurst Veritas House is a not-for-profit organisation that focuses on youth and family services. The project was a rapid build commercial renovation and fit out. The brief entailed three main components: acoustics, timeline, and budget, which was able to be achieved for the client. It was necessary to make Veritas House clients feel comfortable and relaxed, and this was achieved through the lighting design, internal glazing, and a warm colour scheme. The Judges made this award to Banksia Building for their ability to deliver a tight project like this, on time, within budget and to their client’s complete satisfaction.

EXTENSIONS, RENOVATIONS AND REFURBISHMENTS $1 MILLION - $2 MILLION

L-CON BUILDING AND CONSTRUCTION PTY LTD St Marys, Orange St Mary’s Parish brief was to provide an undercover gathering area joined to the existing church, renovate existing areas, and additional accommodation for the priests in a separate building. L-Con initially started on site under a maintenance contract to fix all high-level window glazing and to manage some additional stone masonry together with re-treating the existing timber ceilings. This initial, somewhat relatively straight forward brief, then turned into a much larger project that combined maintenance and complex new works into one contract. L-Con stated “this has been the most challenging job in our 16 years of operations”. They are to be congratulated for the high level of finishes.

ZAUNER CONSTRUCTION Charles Sturt University Clinical Education Learning Centre, Orange The project included the complete removal of the existing in situ mechanical systems and refurbished and reconfigured the system to work in the education training environment acoustically. All partition walls were continued to the underside of the slab and sealed to achieve acoustic performance requirements. The fit-out works also included the audiovisual systems, FF&E and linking services back to the CSU BMS network systems with room person counters to monitor room and facility usage from any location. An extensive renovation and fit-out, well done Zauner.

RENASCENT REGIONAL PTY LTD The Byng Street Boutique Hotel, Orange Renascent Regional was engaged to construct a prestigious 21 room Boutique hotel in the heart of Orange, NSW. The complex project involved alterations and additions to the existing two-storey heritage dwelling that comprised of two guest suites, commercial kitchen and breakfast area. The major extension to the rear of the existing building was constructed over three levels, comprising 19 guest rooms, a plant room, storage areas, reception, main lounge and conference rooms. Externally, the works included a new access road, 27 car spaces, a new driveway and significant hard and soft landscape works. Renascent Regional managed the project throughout to a very high standard.

James has completed his certificate III in carpentry and certificate IV in building and construction throughout the 4th year of his apprenticeship. James first joined Hines Construction on work experience during his year 12 schooling. It was apparent to everyone who worked with him that his intended path in the construction industry was the right choice for him. He is loyal and a trusted member of the Hines team and he is keen to share his knowledge with younger apprentices, advocating a rewarding career in construction.

Anthony started his apprenticeship with his father as a 15 year old in 1961 — making the windows and kitchen cupboards in a shed at home, cutting the hardwood frames on site with a petrol Sawmaster (which he still owns to this day), and digging the footings by hand till the late 60s then the backhoe came onto the scene which made things easier.

Stephen is a builder with over 49 years experience in residential building, as well as commercial fit-outs and repairs.

After finishing his apprenticeship, he went on to do the Clerk of Works three nights a week for three years after work. In 1968, he became a partner in the family business renovating for clients and building homes for many years. In 1971, he joined the MBA and has been a member ever since. Anthony is a well-respected builder with extensive knowledge of the industry.

His real passion has been passive solar design for the domestic market in Australia to improve living standards for all at reasonable cost. He built his first passive solar house 23 years ago and it was built under the CSIRO Five Star Rating Scheme of the day. Stephen is a qualified carpenter and licensed builder, having held a builder’s license for 49 years. He was one of the first NatHers assessors which is now known as the Basix Scheme. He is also a GreenSmart builder. He has been a Mentor for the MBA CAMS scheme. He is the President of the MBA Hume Division, having been in this position for the past three years. His hobbies include scouting, bush care and land regeneration and volunteer work with the Australian Red Cross. Stephen has been proud to be part of the judging panel for the 2021 MBA Southern Regions Excellence in Building Awards.

KNK BUILDERS PTY LTD Cunjurong Studio A modern, simplistic sun-drenched studio beach house in the beautiful sleepy village of Cunjurong Point. A bushfire resistant, low maintenance home, allowing the client to escape Melbourne city life and enjoy the studio without enduring the maintenance. The house features plywood as wall linings and large sheet flooring painted black. During COVID times, the KNK team had to consult their client via ZOOM and FaceTime to discuss design and confirm decisions.

HARLOR BUILDING Sutherland Drive, North Nowra Functional spaces and an entrance that is welcoming and warming was a part of the client’s brief. A Hamptons-style featuring recycled bricks offered wow-factor and the internal paint work was very good. The build timeframe was short, and the client budget was tight. Workmanship from every trade was top class, and the tiling throughout was of a high standard.

Parker Crescent Parker Crescent features on-site made trusses, featuring plates and bolts in the raked ceiling area. The house was designed to suit the steep site and the inside fireplace was a major feature.

A family home placed in a sleepy, coastal town that is just as perfect as its leafy surroundings. The property features a breathtaking hallway with detailed panel ceiling leading to the heart of the home. It also features bulkhead in the hallway entrance and timber lined boards. The external facade consists of matrix fibre cement board with Deco cladding. The project also showcased rendered brickwork.

Bluff View Lane, Woodhill Mountain The clients wanted to play a big part in the building process. They were very specific in what they wanted and were very keen to work with Harlor Building. The build is a long house with a separately built barn – that focuses on energy efficiency. The fireplace featured recycled bricks and recycled timber trusses were made on site. The judges add that there was a high standard of workmanship demonstrated.

This was a difficult construct due to the mandatory bushfire rating. Featured double skin, core-filled besser blocks covered in sandstone were sourced from the site. These were then cut and split by the stonemason and make for a true standout feature. Ermelo House is based on energy efficient principles and passive solar design. A high standard of workmanship is exemplified by this home’s finishing details.

Jennings House A project far from the ordinary, Jennings House was built on a difficult site with part of it cut into the area due to the steep slope. The lower-level floor was off-form concrete work. The top floor features concrete counter levers of five metres span. Showcased timber floors take centre stage upstairs and carries through to the joinery work. The home also features an internal lift. I think after visiting the building you will find that this is a home far away from the normal and a wonderfully comfortable place to be in, making full use of the block shape and views available. The home features a corner opening door system with remote blinds and hidden floor waste in bathrooms. The house has a concrete, gas heated pool and well considered areas that the whole family can enjoy. This home takes in the views of the surroundings and is run via its solar system.

Estuary House — Dalmeny Estuary House is a house cut into the side of the hill, so that the upstairs living flows onto the natural ground level. The house features plywood joinery on the ceilings and walls. Clearance tolerances on doors were minimal due to the height of floor to ceiling doors. The brickwork was of a high standard.

The wing comprised of a kitchen, laundry, butlers’ room, and servant quarters. The conversion internally was an industrial vogue-inspired library using the entire space. This was a complex construction with steel columns and beams inserted to support the external walls before the inside renovation was completed. The project also featured a steel, spiral staircase in the library area.

The swimming pool shows good structural design work with a glass end. The project also demonstrates good tiling work.

The Builders Club, Wollongong This unique renovation of The Builders Club was completed while the club was still operational via stages. The quality of finish and unique design elements throughout featured several dining areas and a specific gin bar. The use of recycled materials were a key feature at the club.

Northern Judges Ian Anderson

Warren Porter

Ian has more than 50 years’ experience in the building and construction industry. He completed his indentured Carpentry & Joinery apprenticeship in 1967. Ian then completed his Building Foreman & Clerk of Works Certificate, Building Certificate, and has worked in many facets of the construction industry.

Warren has now been retired for 8 years after a career as a carpenter, foreman and supervisor in domestic, residential unit, health and educational construction projects before joining TAFE NSW as a full-time building teacher. His qualifications include Carpentry Trade, Building Foreman Clerk of Works, Building Certificate and Diploma of Teaching Technical. He also held a builders license (restricted due to employment with TAFE) until retirement.

Ian became a full time TAFE Teacher (Building & Construction) in 1973 where he taught most subjects in the curriculum in both Trade and Post Trade courses. He completed his Diploma of Teaching (Technical) in 1981. When he retired from the teaching profession after serving 30 years, he became an Accredited Building Consultant with the MBA and still is engaged in that capacity today. Ian has been an MBA Northern Region Building Awards Judge since 2013 and a member of Council of Management since 2014.

Warren taught trade and post trade builders’ licensing courses and on-site PreApprenticeship programs plus numerous other short courses. He has a passion for quality and detail across all trade areas. He is the North Coast Regional co-ordinator and National Judge for Skills Olympics in Carpentry, and responsible for assessing foreign applicants with overseas qualifications to gaining recognition for NSW licensing. This is his fourth year judging all categories for the MBA Excellence in Building Awards Northern Region. Warren says it has been rewarding to see apprentices he had an active involvement with now entering and in some instances winning MBA awards alongside more experienced builders.

FOLEY CONSTRUCTION Phone: 0412 664 660 Design: Harley Graham architects Dave presented the judges with two award winning entries: The build at 64 Allens Parade, Lennox Head provided Dave with multiple challenges. As stated by Dave “it was like building a full-sized ship in a bottle”. This construction was made even more difficult as cranes were not permitted on site due adjoining property owners’ concerns. A lot of materials had to be hand delivered along the ocean front boardwalk. Extensive use of off form concrete was an amazing feature for the construction, including a striking cantilevered concrete slab over the pool. Internally, the hand sanded Chevron pattern doors are hung on fully concealed hinges. His second award was the Medium Density project at 32 Brownell Drive, Byron Bay, where eight metre lengths of Stratco Highland Tray were individually handled for the cladding due to tight site restrictions. The judges were impressed with the continuous steel slats throughout the internal three-level stairwell. Dave Foley has displayed a passion for construction over many years with his numerous entries in the Building Awards and is a deserved winner of this award.

FORTY FOUR CONSTRUCTIONS Pacific Serenity Villas, Coopers Shoot Phone: 0412 431 768 This construction posed major issues for the builder with the East Coast low washing away all the excavation and this work had to be redone. The grey and white linear board cladding with the mix of copper added to the appeal and the judges commented on the overall finish down to the internal clothesline system.

COAKERS BUILDING SERVICE The Pandemic House (Mc donalds), Tumbulgum Phone: 0421 716 569 Design: Jardine Design This building was constructed on a flood zone requiring it to be 3m above ground level supported on steel columns. Spotted gum flooring throughout, and recycled hardwood internal stairs are true standouts. Nice compact kitchen with floating hardwood shelving in the walk-in pantry. The judges were impressed with the overall finish.

Oak flooring complemented the secret nailed shadow line blackbutt ceiling and rough sawn spotted gum decking to the BBQ area.

Matthews House Construction, Wyrallah Phone: 02 6622 7143 Design: Irvine Design This 437sqm building used a collective of mixed Colorbond profiled cladding with grey Matrix sheets. The judges highly commended the builder with the finish to all sealed corrugated foam infills to external corners. The project was completed on time taking five-and-a-half months.

Polished slabs throughout with technical installation of electrical and plumbing due to the high light glass above 2.4m around three sides required immense technique. The judges were impressed with the copper faced entry door. High raked ceilings and vertical wall tiles cut to the raked ceilings also impressed. Overall a great use of timber, glass, and honed blocks.

FORTY FOUR CONSTRUCTIONS Stealth House, Alstonville Phone: 0412 431 768 Design: Forty Four Constructions This off-the-grid home is completely clad and internally lined with Kobe Board. Each board had to be individually and strategically cut to datum lines with 6.5mm shadow line between sheets fixed with 45mm annual ring brass nails to create a subtle visual effect, all with mitred external corners. The judges were impressed with the burnished concrete floors with spots of blackbutt timber inlay panels, all beautifully finished. The builder is highly commended for this construction on such a difficult site.

Weaver Ridge, Armidale Phone: 02 6772 5206 Design: Andrew Williams On entry the judges were highly complementary to the finish of the external brick walls and double-glazed windows and doors which suits this climate. The finish to the high gloss painting was exceptional including the wet area ceilings and semi-gloss for the remaining ceilings. Beautifully laid polished timber floors enhanced the dwelling.

The finish to the pewter wall, venetian rendered block walls and the same level floor finish to the external exposed aggregate balcony floors is impressive. Internally beautifully finished 108mm blackbutt flooring was also a feature. The front mid-level balcony is enhanced with hinged powder coated screens.

MRH BUILD PTY LTD Suvla, East Ballina Phone: 0418 603 184 Design: Luke Barker This build was exceedingly difficult due to the very steep block. The team from MRH virtually had to construct up the hill with a huge amount of falsework, formwork and concreting all executed by Michael Harris and his team of skilled tradesmen. The judges praised MRH for the quality of the finish to the internal concrete stairs with oak treads, American Oak floors, installation of the spotted gum external screens. The judges also complemented Michael for the finish to the stone entry feature wall.

The judges were overly impressed with the indoor concrete pool, as well as the home being externally clad with ironbark battens. Internally the building utilized blackbutt lining. Sam Reynolds was acknowledged for his degree of professionalism in construction.

FOLEY CONSTRUCTION The Boardwalk House, Lennox Head Phone: 0412 664 660 Design: Harley Graham Architects Dave Foley stated that this build was like building a fullsized ship in a bottle. Extensive use off form concrete is a major feature with this building. The judges highly praised Dave for the extra yards he went to complete the building. The build was made even more difficult as cranes were not permitted to be used on site due to adjoining property owners’ concerns. Micro ducted air conditioning had to be installed due to minimal ceiling cavities. The judges were impressed with the Chevron pattern, hand sanded internal doors hung on fully concealed hinges. The striking cantilevered concrete slab over the pool has to be seen to be believed.

Curved walls and timber doors were an amazing finish to the build. Large Vitrocsa 300kg aluminium sliding doors and custom aluminium windows were fabricated on site. The main challenge with this project was the high level of detailed timber work across such a large building footprint.

The site posed extreme challenges due to the length and gradient of the driveway. To get the concrete up the drive the team hired two 4WD utes and used 30 x 30 litre buckets to place the concrete, a feat in itself. The judges praised Luke Strother for installing the metal fascia/gutter and roofing to teach others. Well done, Luke.

Blending the new and old flooring was a challenge which culminated in a great result. The finish to the raised ceiling extension complemented the renovation.

Terranora House Phone: 0408 878 242 Design: DTA Building & Jacob Utopia Design The client brief was to add some farmhouse style to this 90s brick home. Two bedrooms, ensuite and deck from the master bedroom was achieved — with happy clients. This upper-level extension utilized the reuse of roof tiles and then sprayed to a uniform colour. The work was performed on time and to budget. The use of a suspended glass balustrade with centre stringers allowed the illusion of floating steps. Marmorino venetian plaster on the two-storey stairwell complemented the design. The judges were impressed with the gloss ceiling finish. A discrete laundry was incorporated into the kitchen. Wide whitewash oak engineered flooring enhanced the construction.

COAKERS BUILDING SERVICE The Greens, Kingscliff Phone: 0421 716 569 Design: Buro Two The builder had to contend with a busy street and extremely sloping site in Kingscliff. The project used a lot of recycled hardwood of various dimensions up the 300 x 300 x 9 metre verandah posts. Due to the slope all materials had to be hoisted over the building. Heavy duty window hoods added to the external appeal of the vertical metal cladding. The judges were impressed with the owners use of a lot of timber from their Kyogle property. Timber flooring utilised silky oak, tallowwood and blackbutt.

The construction consisted of four bedrooms, three bathrooms and living areas. The builder had to contend with a build perched at the top of a hill which reduced site access. The judges were impressed with quality of finish, and the build was all finished in nine months.

The build was a “Green Home” with no toxic materials or products, including all finishes. A white and blonde timber feel was created with blackbutt being the dominating structural timber. The new extension posed issues. The judges commented on the finish to all exposed timber beams and post connections. Stainless Steel water tanks blended beautifully into the construction.

SIVBUILD PTY LTD Dalwood Phone: 0408 551 055 Design: Doug Cope (Prestige Properties Design & Construction) The judges described this build as opulent, with heated floors, seat, and walls in the steam room. Frameless double hung windows were also a feature with a large 400kg glass panel window in the sitting room overlooking the Pacific Ocean. 18kw of solar power, rendered external walls, retaining the exposed timber rafters to the living area’s raked ceilings all exceeded the client’s expectation. The judges were impressed with the four-meter-long shower screen in the ensuite. Attention to details was exceptional with a lot of sleepless nights for the builder completing the project in seven and a half months on a fixed price contact.

Externally clad with linear board, square set cornices and seating under the internal stairs added to the judges’ comments. The builder has completed many projects with the same client which speaks volumes for his work.

The judges commented on the off-form concrete finish to the bathrooms. Externally clad with Stratco Highland Tray, measuring eight metres in length, each had to be individually handled and installed. Other features the judges commented on were the continuous steel slats throughout the three-level stairwell and the skip dressed grey iron bark to be part of the external walls.

The tree roots added to the footing design issues in maintaining the integrity of the trees. Prime line and linear board cladding was selected to sheet the four free standing two-storey townhouses. The judges commented on the internal stairs and the quality of paint finish throughout the build.

Internally French Oak wall lining was exceptionally installed with an internal lift. This build definitely has the wow factor.

WOODRABBIT KITCHENS Bay Street Kitchen, Byron Bay Phone: 0414 519 986 This kitchen was a four a half week project flowing from the kitchen to the covered porcelain bench top BBQ and sink. The round ended Cantoring Quartz cantilevered island bench top has hidden steel supports which houses the gas burners. The judges were impressed with the use of brass strips behind the cut-out door and drawer handles, brass flush recessed power point, light switches, and the glass splash back which mirrors the bench. WOODRABBIT KITCHENS Allens Parade Kitchen, Lennox Head Phone: 0414 519 986 Close collaboration with the client and builder Dave Foley enabled Woodrabbit to construct the round ended American Walnut, stained, and waxed oak and stunning blackwood marble, island bench kitchen. The project includes the butler’s pantry and an individual two tap beer bar. The stained and waxed oak vertical battens were individually and secret fixed incorporating a recessed light. The judges highly commended Woodrabbit with the high level of finishes to the kitchen.

The judges commented on the finish to the CAD set out mitred tiles without distraction of a tile trim.

The 32sqm ensuite includes an 8sqm double shower with a grand centrepiece; a four-metre-long floor-to ceiling shower screen. A curved free-standing bath with a floor mounted waterspout completes the bathroom, set perfectly looking out to the green lawns. Opulent describes this bathroom. The large feature bath is from Apaiser. Windows to the north and the east frame expansive views of parkland and the Brunswick River. The judges commented on the quality of finish to the large wall tiles. The tiler is to be praised for his workmanship.

The judges were totally amazed of the functionality with this fully covered pool. A narrow set of lighted steps lead down into the pool. The elevation of the balcony above shows an opening which has disguised the fully heated pool. The view from the inside overlooks the lush hinterland. An amazing architecturally designed and constructed pool.

Coopers Studio, Coopers Shoot Phone: 0478 511 671 Design: Harley Graham Architects This barn style timber framed building covered with Monument Matt finish sheeting sits low on the property landscape. The verandah is clad with spotted gum shiplap up to the couple close roof. Internally the dark oak floors and bright finish adds to the low-level louvres allowing good cross flow ventilation. Herringbone finish decking was an external feature. The flooring was matched where possible with contrast colour to the rear. Ducted under floor heating, including in wet areas, has been discretely installed. Original pressed metal ceilings received great comments from the judges.

LIPMAN PTY LTD RFBI Coffs Harbour This over 50s Lifestyle complex was a two staged project where all fire engineering was upgraded during the Covid time, and the entire project was shut down for a period. All 80 rooms had the air conditioning units replaced and a large, covered ambulance entry was constructed. The kitchen had to be fully operational at all times. At the completion of stage 1 the client moved into their facilities as part of stage 2. Flood zone restrictions meant that all electrical infrastructure and outlets were required above flood zone height.

External cladding was CSR Cemintel Barestone with steel hoods. Automatic fire shutters were installed to all windows. The judges were impressed with the burnished concrete floors with spots of blackbutt timber inlay panels, all beautifully finished. The builder is highly commended for this construction on such a difficult site.

The judges were impressed with the effort in installing the cladding, even numbering off cuts used over the doors later. Internal floors and walls used recycled blackbutt, enhanced with laminated hardwood beams. Attention to detail was exceptional. Curved walls and timber doors added to the amazing finish. A high level of detailed timber work across such a large building footprint.

David’s entry at Alcorn Street, Suffolk Park where the Kookaburra House utilized primed battens over 9mm sheeting, complimented with the use of stretcher bond laid cream bricks and the mitred 50mm x 50mm wall tiles. David was also awarded for his Granny Flat entry at Coopers Shoot Road, Coopers Shoot where he utilized Monument Matt finish cladding coupled with spotted gum shiplap.

The unoccupied office was fully gutted to accommodate the new office network. The existing concrete floor was fully ground and polished. New lighting/power, data, and electrical upgrades with minor alteration to the mechanical system were part of the project. The judges were impressed with the decorative exposed baffle ceiling and detailed workspace and office fit out.

Shelly Beach Cafe, East Ballina Phone: 02 6622 3745 Design: Matthew Purves Spectura Studio This project was a lump sum contract of the Shelly Beach Café renovation. The building used materials that were sensitive to the natural environment, including meeting the life span of the building. The façade was a composite of high-grade aluminium cladding and aluminium timber look slatting. The building utilized passive cooling and energy principles and high thermal comfort.

Ground face blocks, timber and Colorbond with expressed joints plywood to the verandah soffit complemented the build. A quirky feature was the anchorage point for the flood boats in the loft. The judges commented on the high standard of finish.

The centre’s acoustics are a feature of the design, utilizing 12mm Ortek sound panelling in various colours. Other features include sunken lecture theatre, a 360 capacity auditorium, drama room with sprung Masonite floor. The judges commented on the selection and finish of different materials.

Stone façade to the fireplace adds to the “Hampton” style lounge area. The clubhouse features a tiered 31 seat theatre, gym, formal dining, two office spaces and informal meeting rooms. The sports bar is complemented with blue shaker doors. The judges commented on the use of chrome acorn nuts to all exposed bolts.

It incorporates an external yarning circle space featuring local Indigenous medicinal plants. Innovative teaching spaces, cutting edge occupational therapy labs are fitted with specialised adaptive kitchen, laundry and bathroom teaching spaces. The facility has a capacity for 200 students. The judges were impressed with the yellow façade screen panels.

FM GLENN CONSTRUCTIONS PTY LTD Adele Training Centre, Bucca Phone: 02 6652 2966 Design: Vil Brickman The Adele Training Centre is a privately-owned purposebuilt facility for Drug & Alcohol Rehabilitation built on a working blueberry farm on 100 acres west of Coffs Harbour. The judges commented on the use and finish of the honed and plain blocks, 600 x 600 vinyl floor tiles in the dining area and the acoustic ply ceiling panels. The accommodation wing (Building A) incorporates a male-only space, comprising 20 double-bedrooms and lounge areas. Each double room has its own bathroom and balcony. A full commercial kitchen, dining and lounge areas, conference rooms, dispensary, and offices are in Building C. Stainless Steel gutters and downpipes added to the overall aesthetics. 13mm impact resistant internal linings were throughout the complex. A female accommodation is planned for the near future.

LIPMAN PTY LTD C.ex Coffs International Stadium, Coffs Harbour Phone: 02 9955 7000 Design: DRA Architects This design & construct project consists of three grandstands with a seating capacity of 2800 and can host 20,000 spectators. The North and South Grandstands consists of change rooms, multi-purpose rooms, event rooms, medical rooms, storage areas, kiosk and bar facilities and multiple media rooms. The Central Grandstand consists of corporate areas (including corporate boxes that can be opened to one large room or split into numerous separate spaces) with bar facilities and acoustically rated media rooms. The client requested 150 variations during construction. The judges gained access to the underside of the grandstand and commented on the level of detail provided to run all cables to the broadcast vans for live TV broadcasts.

HUTCHINSON BUILDERS Epiq Marketplace, Lennox Head Phone: 07 5506 1500 Design: CCN Architects Epiq Marketplace is an extensive neighbourhood shopping centre, measuring 7250sqm, within the Epiq Lennox residential community. The builders had to contend with ground water at the commencement of the construction. Dewatering commenced and rock capped with blinding layer topped with crusher dust. The open mall complex contains 20 shops and Woolworths with a featured 12 metre by 3 metre skylight. 300kw of roof mounted solar and two car charging stations for electric vehicles were installed in the carpark. The judges were impressed with the energy efficiency, remote access to fire indicator panel, kitchen exhausts, internal/external lighting, roller shutters and the finish to the concrete floor and the black exposed ceiling.

BLAZE PROJECTS Feros Arcade Refurbishment, Byron Bay Phone: 02 6680 8018 Design: Whitewood Agency This iconic arcade received a total refurbishment. The site posed many obstacles including after hours trading work, noise time restrictions, dealing regularly with the Police to move on party goers and people under the influence. All shops had to be ready for trading from around 9am daily. Core 10, Blackbutt timber and shadowline cladding lined the arcade. The judges were impressed with the finish to the mitred ceiling battens which turned up to incorporate the balustrades. The project had 30-40 tradesmen working during the peak construction phase.

FM GLENN CONSTRUCTIONS PTY LTD National Cartoon Gallery, Coffs Harbour Phone: 02 6652 2966 Design: g2 Architects Oliver Gee The National Cartoon Gallery, previously known as the Bunker Cartoon Gallery, is a volunteer-run facility displaying cartoons from around the country. The name “BUNKER” comes from the fact the existing gallery was an old-World War Two Bunker that sat half exposed in the side of a hill. The biggest challenge to this project was to install a 200mm thick insulated corrugated curved roof. To enable this the verandah beams had to be erected on a 45-degree angle. The judges, both retired TAFE carpentry teachers, were impressed with the vaulted ceilings and the fact that FM Glenn had to engage an older experienced roofer to erect the curved roof with four valleys. A must-see venue.

HUTCHINSON BUILDERS Casuarina Town Centre Stage 1D & E Phone: 07 5506 1500 Design: BG&E Consulting Engineers This 12-month project included the clearing of the 10-hectare site for the development of 89 building allotments. Dust suppression compounds were sprayed on all open excavations and stockpiled materials. The project used a nice mix of plain and exposed aggregate concrete and paved footpaths. Works included the excavation of 65,000m3 of soil, and over 15,000m3 of contaminated material was removed. An extensive 4.6km of kerbing, 1.9km of stormwater lines, 1.55km of water pipes were laid down, with 114 manholes. Landscaping involved the planting of 553 trees and 218 plants, with open spaces and playground.

HUTCHINSON BUILDERS Epiq Marketplace, Lennox Head Phone: 07 5506 1500 Design: CCN Architects Clarence Property Group’s Master Solar Plan for the Epiq subdivision is to create an embedded network and micro grid which always allow them to share solar power between the commercial development within their portfolio. The 300kw roof-mounted solar system was sized to service the community power as well as the tenants needs. This created the centre’s private electricity where tenants could opt to buy power from the panels at a reduced rate or have the option to purchase from the main grid. Any excess produced from the marketplace system is either put back into the grid or utilised on other properties that have set up in Clarence Properties microgrid.

The judges were impressed with the installation detail, down to the parallel finish of the roof corrugates in line with the internal walls and over the curved roof of the café.
