A MESSAGE FROM THE MASTER BUILDERS VICTORIA’S PRESIDENT

Celebrating passion through success

T

he Master Builders Victoria Excellence in Housing Awards is an important opportunity to celebrate the successes and shared passion for the industry. Anybody on a residential worksite across Victoria would know that each day represents a new set of challenges. And this has arguably been one of our most challenging years. But as somebody granted the opportunity to regularly meet with industry representatives, I have seen glowing examples of quality and execution despite the circumstances. At Master

Bringing quality and grandeur to every build attention to detail has builder in a class of his own Nestled in a modest street of post-war, brown brick homes in Altona North is Imran Saaoud’s stunning Second Ave project. Featuring beautiful cylindrical forms, arched windows and landscaped gardens, this entry in the Best Custom Home ($1 million – $2 million) category is an instant standout in this tidy, but modest neighbourhood. Even as a young apprentice builder, Imran Saaoud never settled for average and had his sights set high. Rather than simply admiring a beautiful home, he would always wonder how it could be done better. So when it came to starting his own business, Melbourne-based Saaoud Constructions, he knew he was aiming for nothing but the best, and knew the only way to get it was to oversee every project as closely as possible. With a keen eye for quality, he developed a team he knew he could trust and, rather than simply assign the job and step back, he chose to work closely with his subcontractors to ensure all questions were answered and the job was done right.

18 master builders victoria

When it came to Second Ave, he co-ordinated everything from the demolition through to the furnishings, and his keen eye for beauty and quality workmanship is evident in every room.

Seamlessly blending luxury and liveability, Mr Saaoud says the construction, which incredibly took only a year, features quality fittings sourced from around the world, each chosen for its combination of beauty, quality and function. Designed by architect Tina Lindner, the western suburbs home proves that with beautiful design and attention to detail, grandeur can be brought to any location. Natural light washes through the stunning project, highlighting marble finishes, mirrored feature walls and gorgeous brass fittings. Where Altona North may lack breathtaking views, Mr Saaoud created his own, with an open-plan living and dining area looking out to a superb courtyard highlighted with water features and landscaping. The design features a range of highly technical construction methods and is filled with plenty of curves, bent steel, concrete, high ceilings and arched windows that blend to create the picture of luxury suburban living. Mr Saaoud says while he may be “just a local guy from Newport”, word has spread about the

quality of his workmanship and this project came about through word of mouth. He has never competed for a job and took the slow approach to building his business, but the work speaks for itself. It marks the fruition of a career dedicated to excellence. Not yet 30-years-old, he says he began his career with an eye to the future and never contemplated settling for second best, always happy to show others how it can be done. “I think what got me into building was when I was young, I’d see a frame go up and later go past to see the finished house and I always wondered who and what went into it,” Mr Saaoud says. “I was fascinated by how they could go from nothing to something.” Once the seed was planted, Mr Saaoud worked hard to complete his qualifications in two years and at age 20 got a job with a builder who had an eye for quality and competence. By 21 he was already supervising projects and discovered a passion for client satisfaction that equalled his drive for quality construction. “I always challenged myself and never just stuck to doing the task as quickly as possible,” he says. “I was always challenging myself to think how I could do better work or be more productive.” It wasn’t just his own work he was watching at the time, and his attention to other tradesmen doing quality work helped him know who to contact when the time came to start his own company. The team he works with is almost exclusively small businesses with as much focus on client satisfaction as on high-end work. “I don’t care how good their work is if they don’t get back to the client when there’s a problem,” Mr Saaoud says. “I’m very involved in the project and I’ve got good guys around me. “I don’t think I’ve changed anyone I work with for the past three or four years and I’m proud to say the people I work with tell me I’m the best builder they have ever worked with. “If they have a question I don’t just tell them to refer back to the plan or the architect, I co-ordinate it myself.”

Michael Weldon cooking on a 100% hydrogen powered cooktop

The journey towards 100% renewable gas has begun

Renewable gases provide all the benefits of natural gas, with zero carbon emissions. Blending renewable gas with natural gas means our customers can keep enjoying gas for their home energy needs.

Around 4,000 South Australian customers are already receiving an up to 5% renewable hydrogen and natural gas blend, with plans to deliver similar projects in Victoria, New South Wales and Queensland. We’ll gradually increase the percentage blend, aiming to deliver at least a 10% renewable hydrogen blend to more than 2.1 million customers across our Australian network by 2030. We are targeting distribution of 100% renewable gas by 2050. Renewable gas – we’re changing gas, for good.

young builder of the year Nathan Roberts

athan Roberts started working in the industry as a building surveyor at Bayside City Council. He soon realised he wanted to build and obtained a Diploma of Building and Construction from RMIT in 2012. After this he worked for Englehart Homes, JG King, Ausco and Ironside. He then established his own building firm, Helico, in 2019 with his brother, who is a carpenter. Nathan has 10 years work experience in the industry during which time has been an estimator, site supervisor and structures foreman on many individual homes and several high-rise apartment towers. Since establishing Helico, he has built up his business which currently has an annual turnover of $8m and nine employees including site managers, carpenters and apprentices. Presently he is working on a $3.5m development on the Mornington Peninsula. In the future Nathan would like to undertake his own developments but for now he focuses on architecturally designed homes, renovations and extensions. He has built his business on four pillars: quality, safety, sustainability and environmental. Nathan is a well accomplished, polite, wellspoken and confident young professional builder who has created a team around himself with similar work ethics and building culture. He prides himself with the level of detail and quality of finish for each and every project. He drives his staff to have a similar culture towards quality. He doesn’t want to grow his business too much but would rather focus his efforts on providing excellent client services and producing quality builds. He is a firm supporter of MBV and has expressed interest in the Housing Committee and potentially mentoring other rising young builders. Nathan is commended by the judges as the 2023 Residential Young Builder of the Year.

his one is a wild story; someone else had been engaged to undertake the renovation and extension of this home. Unfortunately for the clients, this builder went into liquidation. After meeting the clients, Eltcon knew they had to help. The existing house was a quintessential weatherboard home with a recent extension to the rear of the home going outwards and upwards. The scope included the demolition of a shed, new internal finishes throughout the kitchen and bathrooms, new floors, new electrical fit-out, plaster finishes, installation of steel and aluminium windows, landscaping and an additional ensuite.

his project was designed to renovate and extend an existing home. The house was transformed both inside and out, and unused space was claimed to extend the footprint of the building and extend the internal living space, complete with luxury finishing and dramatic lighting. The ground floor received a new entry foyer that opens into a dramatic light box, housing a steel and blackbutt staircase and flooring. The downstairs bedroom also received more space with the addition of an ensuite, and a laundry and utility room were relocated from an awkward space previously upstairs, along with a powder room and water closet.

he existing Victorian dwelling (circa 1890) had already seen an extensive Art Deco renovation in 1938 and it was the echo of these curves and features that called to clients who purchased the property in 2017. Eventually, the original home was rearranged to create a grand master suite complete with ensuite and the existing kitchen transformed into a library/sitting room. The remaining three bedrooms and main bathroom remained untouched, however the patchwork of hoop and cypress pine floorboards throughout the hallway, entry and library were replaced with solid blackbutt floorboards to match those used in the extension.

he client’s brief for this project was to update and redesign the interiors in the existing building, and provide much needed garage space. They requested a new bedroom suite and a north-facing roof terrace – all within a contemporary, well-detailed “black box” infill addition. Jardon Group was engaged to convert this old Hat Factory into a high-end three-bedroom residence, with a spectacular view. The building included internal refurbishment of the existing residence and an extension to house the new garage, bedroom and new rooftop entertainment area. The external cladding was constructed using solid steel sheet, providing an industrial look that complemented the 1800s Hat Factory brick building, bringing a subtle modernness to the heavily heritage overlaid building hidden within the bluestone laneways of Carlton.

his project involved a substantial demolition of part of the existing house and an additional separate dwelling. The diversion of an existing stormwater easement was necessary to make way for a large basement excavation. The basement was designed in close proximity to the existing bluestone footings of the 150-year-old Victorian-era home and Coben Building worked closely with the engineers to design a retention solution that maximised the basement spaces whilst preventing the undermining of existing bluestone footings. A matching heritage-style extension was added. The new addition is anchored to the site by what the architect described as “The Big Gorilla” – an off-form curved stair and lift core that rises through all three floors with 300mm thick off-white concrete.

Best Bathroom Under $30,000 Progressive Bathroom Renovations PROJECT Marlborough Road

T

his bathroom renovation is a true example of a family space that’s been given a new lease on life. The brief was concise; matt finishes with a spacious and open plan. The contrast between the white subway and terrazzo tiles has created depth to a classic palette, while the brushed-brass fixtures add a subtle, soft and modern element to the space. A large, full shelf runs under the arch mirror, while the contemporary vanity and above basin complete the design layout. A frameless shower incorporated with the bath maximises space to create an open, free-flowing, functional bathroom to enjoy for years to come.

T

he Olivia ensuite project involved creating a grand, luxurious bathroom with a fivestar hotel feel. The focus was on creating space and luxury, with his and hers vanities and a feature pod-style, freestanding bath as the centrepiece of the design. The shower and toilet areas were cleverly concealed behind reeded glass walls, creating a sense of privacy while maintaining a minimalist aesthetic. To play on the natural light and create a bright, airy space, a large Velux skylight was installed above the bath, allowing ample light to filter through. The end result is a luxurious, spacious bathroom that exudes sophistication and a genuine elegance.

Best Sustainable Home Under $1M Coy’s Constructions Pty Ltd

T

he owners of the building prioritised energy efficiency and sustainability by incorporating the five Passive House principles into the design. These principles include airtightness, thermal insulation, mechanical ventilation heat recovery, high-performance windows and thermal bridge-free construction. To ensure airtightness, the building envelope was carefully sealed to prevent unwanted air infiltration or exfiltration. The thermal insulation was also carefully selected to minimise heat loss in the winter and heat gain in the summer. Mechanical ventilation with heat recovery was installed to maintain good indoor air quality while minimising energy loss. High-performance windows were used to reduce heat loss and minimise condensation. Finally, thermal bridgefree construction was implemented to ensure that there are no gaps or areas of high heat transfer in the building envelope.

Best Sustainable Home Under $1M NBuilt Pty Ltd PROJECT Colorado Street

T

his 7.3-star house was designed by Gruen Eco. The block faces north, so the house was set back on the block, with the living spaces facing forward, to maximise solar heat gain. The strategically planned eaves block the summer sun when it is high in the sky, yet let the winter sun in the cooler months when it is lower to the horizon. The sun’s rays can then come in through the high-performance windows to heat the burnished slab. Then the ability to shade the windows and open up the house for cross ventilation can also keep temperatures cool.

his project was designed to reflect the clients’ passion for sustainability in construction, something that is part of their larger focus on environmental consciousness. They have chosen to retire to Bright, choosing a north-facing block in a central area of town that allows them to live a comfortable retirement, engaging in the local community and setting an example of what can be achieved in terms of a sustainable lifestyle. The clients wanted to provide an example to others about how housing can be energy efficient without compromising design possibilities or the level of finish internally.

The perfect place to call home Innovation, quality and workmanship strengths of this industry leader

V

ictorian owned and operated, Long Island Homes’ directors have more than 60 combined years of experience in construction and the delivery of outstanding new homes. Homes which have been designed to satisfy the needs of first-home buyers, second and third homeowners and investors. When we started Long Island Homes we did so with a vision and a desire to design homes that really made a difference in people’s lives. We are constantly looking at what clients are thinking about when choosing a place to call home. We always prefer to be seen as innovative, creating trends rather than following them. Houses that you could unplug from a display village and drop into any suburban area. The Islander range of homes have been designed to offer a wonderful lifestyle for discerning buyers. Single and double-storey floor plans ranging from 26 squares to 53 squares,

100 master builders victoria

plus the flexibility of making changes to satisfy your individual lifestyle needs. Open plan, gourmet kitchens, indoor and outdoor entertaining, combined with spacious bedrooms and an abundance of storage space have all been carefully considered when designing the Islander range of homes. Innovative designs, excellent inclusions and competitive pricing makes a home from the Islander range a good choice. Innovation is at the forefront of our designs, new home designs which are constantly updated to meet the needs of individuals and families alike. Land sizes have changed over the

past few years and our new home designs have remained ahead of the market in liveability in the residential owner-occupier space. Our primary customer used to be the more discerning second and third homebuyer, however, we are now also a leader in the affordable housing market, with a range of smaller single and double-storey homes. In a shifting labour market it’s one of our greatest challenges to maintain a standard that not only meets all the regulatory requirements but lives up to our expectations of how a home should be finished. Using industry leaders, building correctly to Australian Standards, only

using great materials, adhering to quality control systems, evoking risk management strategies simply does not make up for caring. We have always strived to provide any owner the peace of mind that their wonderful new home will be in excellent shape for many years to come. Strict adherence to industry and Australian standards are mandatory, indeed we see ourselves as an early adopter of change that will assist in building better homes. Products that support our high standards for a premium quality finish to be delivered to our clients and recounted to us by the many people who walk through our display homes and remark on the workmanship we offer. With so many questions being asked as to how families can save money on energy bills, Long Island Homes felt there was a need to offer better alternatives to the current six-star efficiency rating. In doing so we wanted to show how a serious combination of energy efficient elements can deliver, if carefully crafted and included in the new home design. We have been able to offer not only a considerable increase in the overall ambience of the home but offer energy savings. These savings may also be viewed as conservative if you then factor in ensuing tariff increases which will be a given over time. It’s important to note that each energy solution at this level is plan and house specific, however that’s something we pride ourselves on getting it right. Customising the solution by looking at how these items coupled with sensible brick-to-glass ratios applied to external walls will make our clients home a pleasant environment to live in for many years to come. Attention to detail, due diligence and risk management, coupled with expert knowledge, allows us to develop products and strategies aimed at delivering our clients an exceptional quality home. Long Island will always aim to produce quality homes which our clients are proud to own. Ultimately our aim is for all of our customers to enjoy building a Long Island Home.

Luxury at heart of Marque’s mission DEVELOPING PROPERTY TO LAST THE TEST OF TIME

M

arque Property Group specialises in knockdown rebuild developments delivering only the most exquisite luxury homes. With more than 35 years of expertise, the highly qualified team works with you every step of the way, ensuring that your dream home is everything you desire. With Marque Property Group, clients can customise their home entirely or choose from one of the elegant floor plans with design options to suit. The qualified team takes each client on the entire journey from the design process to demolition and handles all documentation and construction, letting you put your mind at ease until you move into your new luxury home. The Patterson exemplifies Marque Property Group’s approach to creating luxury homes. It is an extravagant show home built in the sought-after suburb of Bentleigh and is a testament to the modern age, with innovative architectural choices throughout the design

104 master builders victoria

creating a one-of-a-kind masterpiece that invigorates and excites. With an open-plan structure and seamless flow throughout the spaces, this home is the definition of luxury. The unique aspect of this home is the recurring use of curvature throughout, from the centrepiece curved staircase ascending to the first floor, to curved walls in the dining space and arched doorways leading to the guest suite; curved elements create a sense of cohesion and harmony.

Luxuriously large windows have been fitted at every available opportunity allowing for an abundance of natural light to fill the home. Over the dining area, the full height of the house has been used to create gloriously high ceilings, adding a sense of grandeur and extravagance. Marque Property Group expertly created a contemporary open-plan design, including a basement, lift and multiple internal and outdoor entertaining areas to suit the needs of every member of the family. The desired open-plan effect is achieved through minimal hallways and unconfined spaces which allows all living areas to flow into one another effortlessly. This gives the family plenty of space to spread out and relax throughout the separate living areas. Outside, three separate entertaining areas make the most of the available land. A generous outdoor deck surrounds the ground floor, creating easy access and movement in and out of the home. A private

balcony was also constructed off the master bedroom, adding to the feeling of luxury and comfort. The convenience of an internal lift to zip between floors makes for an effortless transition from the five-car basement, which has room for a gym, studio or workshop, and to the first floor. Designer touches like fluted glass doors create a unique entrance to the master suite, and timber batten detailing creates elegance and opulence. Marque Property Group general manager David Borg says the company is well known for building French Provincial designs for a number of years and the inspiration for the Patterson was to build a unique high-end custom contemporary design including a basement to showcase another design style to their customer base. “The styles are vastly different, contemporary being more open-plan with larger windows bringing in extra light and possible views and more interaction with outdoor living,” he says. “In addition demonstrating a basement to showcase how you can maximise the valuable site asset and therefore building a larger home with more off-street parking compared to more traditional designs. “As families have children staying at home longer and multigenerational families, having accommodation for two cars is not enough. “Including a lift is to demonstrate easy accessibility for clients to think long term when building a luxury home.” Marque Property Group maintains longlasting relationships with its clients, helping them with any upkeep required to maintain each magnificent property. Based in Camberwell, this team services the inner-city suburbs of Melbourne and showcases two spectacular display homes open to the public for personal tours, giving potential clients a sense of outstanding quality and craftsmanship. Our process is as personal and flexible as possible so that we can craft a bespoke solution for each individual client. We work religiously to the client’s budget offering luxury inclusions and added extras including hebel flooring, double glazing, two-pac kitchen, customised heating and cooling, designer Smeg appliances, 2340mm high internal doors, living area features a gas fireplace and full height tiling to all bathrooms and ensuites. At Marque, we build our client’s dreams.

The home is an example of how housing can be energy efficient without compromising design possibilities or the level of finish internally. The project boasts a NatHERS rating of 8.4 stars and has been submitted for certification by the International Passive House Association. The house is absolutely independent of imported energy sources, going beyond the normally low consumption of electricity taken from the grid by homes of similar specification. Thermal insulation provides effective thermal separation between the heated or cooled inside environment and the outdoors.

Hudson Ridge Builders Ranch-style project at Brown Hill

H

udson Ridge Builders is a family owned and operated business founded in 2018 by registered builder Darren Fraser. He has built a reputable business that has expanded to a team of 40 professionals to develop award-winning outcomes. Working across the Ballarat and Geelong regions for the last five years, Hudson Ridge Builders are very passionate about design and construction as evidenced by their delivery of high level custom designed homes that leave clients with a smile on their face. A single-storey four-bedroom ranch-style home on Bismark Rd in Brown Hill, along with a contemporary four-bedroom at Thyanver Court in Brown Hill, a modern five-bedroom at Moriarty Rd in Inverleigh and a striking double-storey design at Whites Rd in Mt Duneed, are projects Hudson Ridge Builders entered in the 2023 Western Regional Building Awards. The Bismark Road at Brown Hill project outlined the clients’ desire for a ranch-style home

and features four bedrooms, three bathrooms, a kitchen with a butlers pantry, an open-plan living and dining area leading to a covered alfresco area divided by a double-sided fireplace, a study nook, rumpus room, large laundry and double garage. The 42.8 squares home is constructed with materials that ensure a timeless country exterior with stunning interior finishes; the selected materials include austral laneway saloon bricks lining the exterior and front wall of the home, Colorbond roofing, exposed beams of spotted gum with black engineered steel plates, a mixture of carpet, tiling and timber flooring throughout, Syracuse hand-scraped super rustic oak engineered floorboards and a back retaining wall to the rear of the home with concrete sleepers. Hudson Ridge Builders’ passion also extends to giving back to communities where they build by supporting many local businesses, maintaining strong working relationships with their Ballarat and Geelong trades and suppliers, and sponsoring several community sporting clubs.

Much more than a building quoting software package, BEAMS easily streamlines all the complex processes

T

hey say necessity is the mother of invention and when it comes to the success story of the construction software, BEAMS – this saying couldn’t be truer. Founded in Perth by director Peter Fonte, the concept for the software came about when, working as a builder himself, he realised the need for an integrated building package. BEAMS was five years in the making and although initially developed for internal use only, the ease and functionality of the software prompted them to make it available for commercial use in 1994. Since then, BEAMS has enabled a greater understanding of what is required to manage and maintain a profitable business thanks to its coverage of the entire building process. Unique in its offering, BEAMS covers web leads in CRM, estimating with CAD Image, scheduling and accounts, plus the addition of mobile functionality. In addition to this, BEAMS is backed by an experienced and dedicated team who are

constantly looking for ways to improve the package which is in perpetual development as the market changes and users’ needs evolve. When it comes to setting itself apart from other similar products on the market, BEAMS offers the unparalleled knowledge and understanding of a builder / company director with years of practical, hands-on experience. “BEAMS software was developed by a builder who understands the wants and needs of users within the construction industry,” Peter said. “BEAMS customer support is suited to both the East and West coast, resulting in the longest support hours for our Clients. “We are currently the only software provider that integrates the functions of at least nine separate applications generally required to manage and operate a successful business, such as word processing, document storage, estimating, scheduling, CAD Image Take-off, email monitoring, accounting, CRM & Beams Mobile — to name a few.”

And while having a vast offering is a key point of business for BEAMS Software, simplicity and functionality have always been areas in which they endeavour to deliver time and time again. “Users are able to prepare quotes quickly and respond to their clients in a timely fashion,” Peter said. “We offer the ability to maintain accurate cost control which results in better profits, including time-line scheduling. “BEAMS is keeping up with legislation changes including GST, T Par, Super Stream, Single Touch Payroll and provides full financial reporting, including BAS & PAYG.” Backed by more than 28 years in business and a relentlessly dedicated team, it is easy to see why BEAMS continues to lead the way in the construction software industry and with international expansion plans in the pipeline, it seems the sky is the limit for this innovative company.

pre-existing site cut from the developer and a strict budget meant outside-the-box design was needed to create this dream home. The primary aim for the aesthetic was one of simplicity – a simple black and white colour scheme was used on the exterior that exaggerated the clean lines of the structure. With a combination of an enviable outlook and a battleaxe block hidden from the road, the end result is a home that feels like a sanctuary. Like all homes built by G.J. Engineered oak flooring was installed through the kitchen, living, hallway and entry. The bathrooms are tiled to full height and include some wet-area VJ panelling, which really offsets the tile. Making dreams come true Sherridon Homes continues to deliver exceptional value

S

herridon Homes has been constructing homes for Australian families since 2005, with a strong presence in Melbourne. But more than three years ago, the building company expanded into regional Victoria and have successfully built strong and dynamic teams, reliable partnerships and engaged local trades to help Victorian families build their dream homes within the communities they are proud to call home. As testament to the craftsmanship of their regional Victorian teams, Sherridon Homes won three awards at this year’s Master Builders Victoria Regional Building Awards. These includes the north-east region’s Best Volume Builder Display Home $250,000$350,000 with the Elmont 32, south-east region’s Best Volume Builder Display Home $350,000-$500,000 with the Woodside 3000 and western region’s Best Volume Builder Display Home $250,000-$350,000 with the Clifton 27GE. Fundamental to all of Sherridon Homes designs is to create homes that are affordable and easily replicable in high volume. To achieve this, consideration is given to the buildability of the design; ensuring it is easy and efficient to build enables them to deliver the

home that represents exceptional value for our customers. The Elmont 32 was designed to be a contemporary family-friendly home that appeals to the demands of a modern, Australian lifestyle. With open-plan family living flowing out to the alfresco, a separate lounge and four bedrooms (with the master bedroom tucked away at the rear), the Elmont 32’s unique design creates the perfect family home, offering an abundance of space and functionality. This design is the Woodside 3000 from the Sherridon Homes Homestead Collection. The Woodside 3000 is the perfect fit for acreage lots, offering free flowing living and entertainment spaces for all members of the family. This spacious design includes four bedrooms, with the master suite appointed with a generous walk-in wardrobe and ensuite. At the entrance is a study and a theatre room providing an additional living area to the home. The heart of the home is a stunning open-plan kitchen, meals and living area, with the kitchen area featuring a butler’s pantry with access to laundry, allowing seamless flow throughout the home. The Clifton 27GE can make anyone feel at home, with the stylish design featuring a central entertaining zone. The alfresco is seamlessly

fused with the family entertaining zone, providing the ultimate indoor and outdoor living experience. A large separate study space is included in this design and is perfectly suited for working from home and the functional bathroom and laundry amenities are seamlessly positioned with direct access to the family bedrooms. This design ticks all the boxes when it comes to family living.
