Look up and Live Working in close proximity to powerlines, above or below the ground, has its hazards. Unfortunately each year, the workers in the building and construction industries come in contact with electricity assets. This includes contact with poles, wires and pillar boxes by vehicles, the loads they are carrying or their associated plant. Contact can occur when moving machinery and plant from one location to another, operating cranes and machinery or when working on roofs.

Practice safe work habits • Be aware of Electrical Safety Legislation relating to working around electricity. Obtain a copy of the “Code of Practice for Working Near Exposed Live Parts” and the “Electricity Entity Requirements: Working Near Overhead and Underground Electric Lines”. Ensure all workers are familiar with the relevant sections for work being undertaken. • Ensure workers have been suitably trained and are competent to perform the work being carried out. • Complete a risk assessment for each structure and piece of machinery to be used and review at the start of each day or if conditions change. • Ensure all new members of the workgroup, as well as any visitors to the site, are inducted to the Risk Assessment for any potential electrical hazards.

• Be aware of reduced powerline clearances resulting from damage, often indicated by uneven conductors, excessive sag or slack stays. • Stay well clear of damaged powerlines and report any damage immediately on Triple Zero (000). • Provide ground barriers to warn workers of the presence of overhead powerlines and underground cables. • Arrange for isolation of electricity supply or the application of visual indicators, such as Tigertails or powerline markers, onto the service and nearby powerlines by the Electrical Entity. (Tigertails provide visual indication of overhead powerlines but DO NOT provide protection against electrical hazards.)

check on any risk • Consider including a assessment forms, work instructions or quotation pads to draw workers’ attention to electrical safety.

• Be aware of activities such as marking repairs to or guttering, painting, water blasting and scaffolding can be dangerous if carried out too close to overhead powerlines.

• Know the location of overhead powerlines and underground cables on the property.

• Take extra care when handling especially when windy or at heights.

• Ensure safe distances are maintained from all powerlines.

• Ensure any long objects such as ladders and trestle planks are carried horizontally.

• Assign a Safety Observer to each work team to guide machinery movements or when handling material near overhead powerlines to ensure required clearances are maintained.

• Be aware that under no circumstances must anything be attached to or built around powerlines, poles, pillar boxes or other Electrical Entity equipment.

• Ensure operators of machinery or delivery vehicles are aware of the height of their vehicle or load and they have been advised of powerline locations.

• Remember that access is essential to keep powerlines and equipment safe and reliable. If you need to build close to overhead powerlines on a private property, they may need to be placed underground or moved.

What You Really Need To Know About Polystyrene EIFS Lightweight Cladding Systems ...

D

ulux® AcraTex® have been designing specialist finishing systems for over three decades, protecting some of Australia’s landmark architecture and infrastructure projects. External Insulating and Finishing Systems (EIFS), long established in Europe and America are now being recognised in Australia for their benefits. What experience tells us ... • Expanded Polystyrene (EPS) requires specialist base coats to provide long term adhesion and durability. Beware of suppliers and installers using cement renders or even their labelled acrylic renders. Expanded foam requires a high polymer base coat for adhesion - much higher than most acrylic renders. • Cavity drainage is critical in ensuring stability of the facade. This is best practice design for traditional construction and is equally applicable in any lightweight cladding system. • Integration of design, components and installation is required to ensure ‘as built’ meets design specification. Lightweight cladding systems are able to be

installed by a broader installer base versus traditional masonry. In the BCA their use is classified as an alternate solution requiring validation. CodeMarkTM certification is an acceptable approach, however it is important that certification covers the full aspects of the relevant BCA requirements and that

installation is controlled to ensure full compliance. • Rigid cement based renders and paint systems are unsuitable to maintain a weather-proofing envelope. Lightweight cladding systems (EIFS or FC) require flexible acrylic texture and elastomeric topcoats to accommodate normal expansion and contraction. Over recent years the use of lightweight cladding systems as alternate solutions in the BCA has grown but proper system design and installation has not always followed. The BCA requires appropriate design and installation controls to qualify any alternate solution and ultimate success requires a total systems approach integrating design, componentry and installation. The Exsulite® Thermal Facade system protects builders from the risks of mixed componentry and uncontrolled installation. Exsulite by Dulux® AcraTex® offers a single supply source — and critically, installation of the code mark certified system by registered and trained Exsulite installers. the channel through multiple outlets. The number of outlets depends on the length of the installation. This improves efficiency of the drain itself, removing far larger quantities of water than would otherwise be possible. Having the water removed at multiple points along the trench also dramatically reduces blockages. Being smaller and more efficient than standard drains, more design flexibility is provided. The Slimline drain can be integrated in almost any design concept and used in a variety of situations from showers, bathrooms and other wet rooms to backyard and pool designs. It is also easily incorporated into doorframes and thresholds to allow an equal threshold, which allows easy access and a more fluid

design. Furthermore, the drain can be connected directly to all stormwater or sewerage systems, no matter what building code is required. Stormtech drains are fully compliant with a number of building codes, in particular Plumbing Code AS3500. With 25 years’ experience in architectural drainage, Stormtech have all products certified by Greentag and Level 2 Watermark. The Australian, family-owned business works closely with regulators, legislators, end users, trades and distributors to develop problemsolving products. Their experienced team welcomes any questions about product selection and compliance.

TH

ased in Nowra, a town on the south coast of New South Wales, Stormtech has a history of firsts. Founded in 1989 by John Creighton, Stormtech began in the architecture and design industry producing slot drains. Stormtech was the first to introduce linear drainage for shower areas to the industry – a breakthrough that heralded a bright and lasting future for the company. In 2013, Stormtech was acknowledged in the USA at the Manufacturer’s Representative meeting as the founders of the first new plumbing category since the single lever mixer tap in the seventies. The following year, it won a Good Design Selection and was the first drainage manufacturer to apply for green credentials. Stormtech successfully passed and received the GreenTag™ certification across its entire Slimline series. The innovation of the Slimline linear drain system lies in the fact that it removes water throughout the drainage channel, in a distributed form, eliminating the need for large outlets at one, or both ends, of the trench. Therefore, the system removes water along

FLOORING

BUZON Creating Perfectly Level Raised Floors

BUZON

Founded in 1987, Buzon Pedestal International is a highly successful provider of solutions in the field of rooftop gardens. As the developer of the award-winning Buzon screwjack pedestal system, the innovative company has opened up new design and structural possibilities in roof gardens around the world. With the ever-growing demand to make cities more relaxed and greener, architects are looking for solutions to create greener developments. Buildings are increasingly designed and equipped with spaces where people can meet, communicate and relax in a more natural environment, and one way to do that is to create more green spaces, often with raised floors or balconies, terraces, water features and fountains, on the rooftop. Such designs, however, not only make buildings more

complex, but also make them more prone to maintenance problems as green areas and water features require complex planning in the areas of structuring, waterproofing, maintenance, and accessibility. Traditionally, services are laid either above the surface or, where the areas are utilised for pedestrian or vehicle traffic, beneath concrete, paving or other substrates. On a rooftop/terrace environment, neither option is ideal. When services are laid on the surface, they obstruct, making the area unusable and the burying of pipes, cables and ducts generally results in expense and disruption and when things go wrong the substrate has to be ‘dug up’. The installation of a raised floor system overcomes all these issues. Raised floors

generally utilise pedestals supporting concrete, granite or ceramic pavers, or wooden tiles, timber decking and industrial gratings so services are easily accommodated underneath. With the Buzon system, it is now possible to create even larger terrace areas without any design disrupting features such as valleys or ridges, gratings, drainage systems or access panels. When access is required for maintenance or repair, it is simply a matter of taking up a paver or two from the floor so work can be carried out below. The sections are then dropped back into place with minimal disruption. Similarly, any pavers that become dirty or damaged can easily be swapped out. Indeed, the whole surface can be changed if required. This feature significantly

MASTER BUILDERS BUILD SOURCE 11

FLOORING BUZON reduces long term maintenance costs when access to trace and repair a leak in the waterproofing membrane is required as the membrane is more visible and tiles/pavers do not need to be removed mechanically, which would lead to damaging the membrane and potential not being able to find the source of the leak. The interchangeable spacer tabs allow for 2mm, 3mm, 4.5mm, 6mm, 8mm or 10mm gaps/joints between the pavers, providing positive drainage and making uneven paving lines a thing of the past. This additional benefit dispels the need for sealants between the tiles that tend to be prone to the buildup of dirt or algae, and an accompanying change in colour. Now thanks to the open joints between the tiles (where the width can be freely specified by the designer), water can drain freely, without the possibility of water ponding on the floor finish. Due to the patented slope compensation device PH5, the pedestals can be placed on a sloping substrate of up to 5 percent (0-5cm/ metre), effectively eliminating the risk of puncturing the waterproofing membrane, while leaving the paving or decking material lying completely flat. Its better water drainage performance effectively

expands the lifespan of the waterproofing membrane considerably. Besides its ease of use and high-speed nature of application, the pedestals can be used on all types of substrates such as, bitumen waterproofing, liquid coatings, rubber membranes, polystyrene insulation. Buzon pedestals are made of a highly durable UV-resistant recycled polypropylene and are equipped with a unique safety locking feature to ensure the security and stability of the system. They are millimetrically adjustable in height 17mm to 1070mm. They are precision engineered from 4mm thick 80% recycled polypropylene and are capable of supporting loads of more than a 1000kg per pedestal. At roof level, this load is evenly distributed by the wide base area therefore eliminating the risk of waterproofing membrane damage. From a construction perspective, the use of raised access floors considerably lightens the structural load on the building by eliminating screeding and sand/cement beds for tiles and pavers. Raised floor systems can be built directly over a waterproofing membrane without

12 BUILD SOURCE MASTER BUILDERS

adding significantly to the structural loading of the roof or the building. These advantages translate into higher values for properties as areas that would previously not have been available for use can be utilized, through the ability to create useable roof and balcony spaces. With this in mind, raised floor systems are being used on prestigious architectural projects to deliver outstanding functionality and cost performance, all over the world. The Buzon DPH pedestal system is now being used in more than 35 countries worldwide. It has an excellent track record of international references that include: Epworth Hospital (Melbourne), Overseas Passenger Terminal (Sydney), Commonwealth Law Courts (Perth), Marina Bay Sands and the Supreme Court Building in Singapore, International Finance Centre (Hong Kong), Petronas Towers (Malaysia), Roppongi Hills and the National Museum in Tokyo (Japan), Yongsang station Seoul (South Korea), EU Commission building and the European Parliament building in Brussels, Bill Clinton Presidential Center, Arkansas and Wynn Hotel and Casino resort in Las Vegas (USA).

SOFTWARE

Evolve or Dissolve –

Making Technology Work For You

F

or many business owners, software solutions and systems have become one of the primary business decisions as they represent an integral factor in saving time and money, and creating a structured environment to lessen liability and grow solid foundations into the future. Unfortunately, most business owners are either time poor or just simply don’t know where to start researching their business technology solutions. This digital age maze of products can be quite intimidating for many trying to work out the best solution for their business. To compound this, understanding the dynamics of business liability and cashflow for many is painstakingly learnt through detrimental lessons. Managing jobs, costs and timeframes right through to logging the bookwork is a fine art to learn and be consistent with, and is the life blood of your business. The building industry software development sector is working overtime designing, integrating and implementing better business solutions every year. The breakneck speed of technological progress is followed by an army of software developers, but unfortunately software isn’t instant coffee – it takes time and industry feedback. It’s an incredible time for building industry business owners, suppliers and their employees with everything currently on offer and the exciting developments coming. There are many options to consider, depending on your business requirements, so take your time and do your homework carefully. To get you started, here are some important business systems to consider if you haven’t already done so. When integrated together properly, these systems can provide a turn key solution and help ensure your business success. Accounting Software This is arguably one of the first and foremost systems to put into place. There are several accounting packages to choose from and most people are familiar with the popular ones. Before you jump into a package though, be sure to consider the following points when choosing which package is right for you, depending on your business. 1 Can the package be integrated with your estimating and job management system? This is important if you want to avoid double data entry, where you end up typing the same information into both systems

Work Flow Expense Invoices Sales Invoices Purchase Orders Pay Bills

Estimating Software

Accounting Software Import Job # Import Suppliers

Payment Claims Work Tasks Variations Budgets

Job Gantt Schedule so they can perform their respective tasks, most crucially with purchase invoices (bills). 2 Can the package easily track and report on expenses and sales per job? It’s important to be able to track your accounting for each job and report on jobs separately. Jobs also need to integrate through to your estimating and job management system. Estimating & Job Management Software This should be the next most important system for your business. A good software solution should not only help you quote projects faster, but should also help you run jobs and integrate with other systems. It effectively becomes the heart of your business and therefore needs to be supported by a dedicated company that helps you keep on top of the continually changing technological landscape.

Features to look for in an estimating and job management system. 1 Onscreen take-off to allow measuring from digital plans directly, rather than working with hard copies. 2 Pre-setup template with a check list of work groups and items, including timber list and job specifications. 3 Price list with facilities to keep pricing upto-date, such as 24/7 live pricing. 4 Cost centre budgeting and invoicing with accounting software integration. 5 Purchase ordering, raising project variations and progress payment claims. Job Gantt Schedule For those that want to really get organised, a job schedule is going to be the next step. The most important point of any schedule however is that it directly integrates with the estimating and job management system. This will not only save you time, but helps ensure that tasks are included in the job’s duration and not missed entirely. A typical job schedule system will usually take the form of a Gantt type schedule. The schedule consists of parent work groups with sub tasks for work to be completed. All of which fall under milestones, which are commonly used as payment claim stages. Tasks can be linked together to create dependencies, which allows you to adjust a task which will alter the others linked. All of this works together to produce an overall job duration and an estimated completion date.

Are you a project manager or productivity master? By Julian Gonzalez

O

f all the risks that project managers try to mitigate each day, time management is one of their biggest adversaries. Almost one third of the time the failure to deliver a project on schedule and within budget is linked back to poor project management. A project manager’s time is best spent making sure their projects are operating efficiently and delivered on-time and within budget. But instead, they tend to spend wasteful hours in agenda-less meetings, on

unproductive phone calls and trying to empty flooded inboxes. While this may sound like a time management crisis, it’s actually an opportunity to leverage today’s cutting edge technology to gain efficiencies where valuable time is being lost. If they can master that, they will minimise the tasks that rob them of their next groundbreaking build, healthy project portfolio, and most valuable resource –– time. Master productivity to become the solution, not the risk. When it comes to finding the time to get things done, instead of focusing on improving efficiency, most project managers go the route of extending their work day. According to the Bureau of Labor Statistics, the average work week of a project manager has expanded steadily over the last decade, with many logging 60-70 hours per week. It sounds like a lot of time but for most it’s still not enough because they are operating at sub-optimal levels. Optimising productivity is already a hard enough hill to climb when there are so many tasks that could and should be streamlined, making it difficult to even know

24 BUILD SOURCE MASTER BUILDERS

where to start. Here are just three of the many ways that project managers inadvertently let valuable time slip through their fingers. Buried in emails Project managers are drowning in emails. According to the Huffington Post, project managers can spend up to three hours per day answering 72 emails on average. It’s astonishing how something so trivial as emails have become such a significant source of stress in the life of a project manager. Collaboration shouldn’t be this stressful. Stuck in meetings Be the meeting leader you wish to see in the world and evangelise the importance of agendas. When project managers are spending up to an hour-and-a-half each day in meetings, there needs to be a strong return on their time investment. Managing Documents It’s both intriguing and frightening to learn that construction project managers are still spending over two hours per day on project documentation. Thanks to technologies like mobile devices with high resolution cameras, Optical Character Recognition (OCR), and cloud-based freedom, there’s no longer a need to print, ship, upload and organize, or (snail) mail drawing sets. So why are some project managers still working that way? This list is by no means exhaustive. It is only three trivial pursuits out of hundreds

SOFTWARE of crucial tasks that project managers have to complete each day. And statistically, it already consumes a total of over six hours of productivity. There’s hardly any time left for them to do what they were hired to do–– manage project operations. For frictionless construction, employees, applications, and devices need to be optimised throughout the entire lifecycle of construction. But how do successful project managers achieve this? Enhance your productivity. There are two types of PMs: project managers and productivity masters. For project managers, time is chaos. Their tasks change every half hour. It’s sort of like tetris – shifting blocks around to fill in the gaps while trudging through unproductive meetings, lengthy phone calls and flooded inboxes. The master’s day is different. They control their own destiny each day by nurturing better productivity and increasing their mental bandwidth. Are they faster or smarter? Do they have more help? Perhaps. But they’ve also learned the tricks of the trade that help them stretch time and eliminate the unimportant. But how? Everyone has the same 1440 minutes every day as the busiest project managers in the world. Here’s their secret weapon: 79 per cent of project managers say that construction management software decreases the amount of time it takes to complete a project. From reducing emails to eliminating the need to print and ship drawings, no task is too trivial for automation and increased efficiency. Implementing construction project management software lightens workloads and creates more headspace for high-level tasks by bringing problem areas into plain sight. It’s basically a command centre for PMs to quickly locate what areas of the project are at risk. Be the solution, not the risk and enjoy the next ground-breaking build, a healthy portfolio of projects and most importantly — time.

“Procore is by far the best project management solution I’ve ever worked with.” Julian Gonzalez is senior director of product marketing at Procore and a leading provider of cloud-based applications for construction. Through Procore Construction OS the company connects people, applications and devices through a unified platform to help construction firms manage risk and build quality projects, safely, on-time and within budget. Julian has over 20 years in the construction industry, with 16 focused on driving technology that can help the industry move forward.

Planning to put in a pool?

SWIMMING POOLS

Here’s 10 Starter Tips

H

ere’s 10 tips to having the right pool in the best spot for the right money, and the right reasons. Your pool contractor will help you clarify the issues involved. 1. Why do I want a swimming pool? Be clear about why you want a pool, for it will determine what you get. Is it a romantic interlude pool or one for fitness laps? Include everyone. 2. Who will use the pool? If its the neighbourhood kids (of all ages), you’ll want shallow areas for toddlers, easy steps in and out, and sun-soaking areas. For a more private pool, perhaps a spa included, underwater lights and piped music. 3. Is your yard suitable for pool construction? A soil test may be essential. You won’t want nasty, expensive surprises after you’ve committed yourself. Can pool construction equipment access the site? Sloping sites may incur higher costs. 4. Where will the pool be located? What are the zoning or building laws affecting your property? This may affect your decks, pool fences, water run-off and access. Could underground utility services be affected? How much pool, decking and fencing can you fit in your space? Think about your views of the pool from various vantage points, especially when children are using it. 5. Decide what shape and style Apart from the available space dictating some of the size-shape terms, your architecture

also plays a part. Your pool should look like an extension of your home, not a tacked on afterthought. If that’s not practical, your decking or landscaping could be the linking design. 6. And the special features will be? Depending on how you use (and view) your pool, you may like underwater benches, a ‘beach’ entry, swim-up bar, entertainment areas. 7. What other amenities do you want? Most people will automatically want a barbecue area included, but what about private change areas, an outside shower, or a gazebo? Include them in your plans at least,

even if your budget doesn’t stretch that far. 8. What materials can you use in and around the pool? The sky’s the limit with so many options now so get creative. Just remember, you’ll want it low maintenance and easy. 9. Make it easy to maintain No pool is maintenance-free, but you can greatly reduce maintenance by making sure your pool and its equipment is high quality. 10. Who will you trust to build your pool? Quality builders will happily direct you to past customers. That’s their guarantee. Talk to associated industries and to Master Builders.

Business Sense Behind Bricklaying Apprenticeship

W

ith the upturn in construction work in south-east Queensland, now is the time to reinforce the skills base in your building or contracting business by employing a bricklaying apprentice. Employers across the trades agree that a highly skilled team is more competitive, cost-effective and able to withstand the building cycles better than businesses reliant on untrained, semi-skilled workers. Australian Brick and Blocklaying Training Foundation (ABBTF) regularly conducts its Work Ready Programs (WRP) in various locations where there is a demand for apprentices. ABBTF is also conducting the popular Try-a-Trade program in schools and elsewhere to familiarise young prospects in working with bricks and in what to expect on the job. A pre-screened candidate can be selected to who best suits your team environment, following discussions with ABBTF, who are familiar with each applicant’s demographic and character traits. ABBTF’s WRP have received strong industry endorsement, with multiple employers now taking on numerous apprentices through the program. There are considerable financial incentives offered by ABBTF and the Federal Government for taking on a bricklaying apprentice, starting at a combined $7000. The apprentice can attend off-site training for an approximate six-week period each year of the apprenticeship or alternatively access TAFE on-site training, depending on the need. Call ABBTF to discuss on 1300 66 44 96 or email abbtf. qld@abbtf.com.au. In addition, join the mailing list to receive blogs and newsletters to stay up-to-date with financial opportunities and industry news. Visit www.becomeabricklayer.com.au for more information.

ELECTRICAL

Ergon’s Energy Efficient Home Tips

W

hen planning the build or renovation of your home, consider the orientation and design. The following tips can help improve the energy efficiency and ongoing costs. Orientation Living areas and rooms you spend lots of time in should be north-facing to catch sun and light for the longest part of the day. Bedrooms should be positioned on the southern side so they are cooler and more pleasant to sleep in at night.

lights are also great as they save energy and last longer than standard lights. LED lights can save as much energy as fluorescents and can last three times longer or more. While they are more expensive, technology is improving so they should become more affordable soon.

Eaves Eaves over north-facing windows can keep unwanted sun out in summer and let the sun's warmth in during winter. Living areas Although open plan designs are popular, they can be difficult and expensive to heat and cool, and can be quite noisy. Make living areas more enclosed to keep heating and cooling costs down. Zoning Creating 'zones' by grouping rooms with similar uses together – such as living rooms, bedrooms and wet areas – can allow for more efficient heating and cooling. Trees Trees and shrubs can be used to block out the harsh morning and afternoon sun on the eastern and western sides of your home during summer. Verandas and pergolas Paving directly under north-facing windows reflects heat into the house, so adding pergolas or verandas in these areas can provide extra summer shade. Glass Too much glass can make your home very hot in summer and cold during winter. Limit the number of windows on the east and west sides of your home.

Natural cooling Position windows to maximise crossventilation, allowing breezes to flush out warm summer air that's built up during the day. Internal temperature In warmer climates, elevated flooring and light construction materials can help keep the home cool. Metal roofs effectively reflect sunlight and keep internal temperatures down. Solid materials such as brick, concrete and stone used in the right areas can provide sufficient thermal mass to absorb and store heat during winter.

Colour Your exterior colour scheme can have an impact on indoor comfort, so ensure walls and roofs are light-coloured. This way, they can reflect heat and help keep your home cool in summer. For more ideas, read our booklet, found at: www.ergon.com.au/retail/residential/homeenergy-tips/energy-efficient-home

Insulation Ceiling and wall insulation can help maintain a quieter and more comfortable home all year round. Curtains or blinds with pelmets that sit snugly in the window frame can improve the insulation of your windows. Lighting While natural light offers the cheapest solution, fluorescent

Trade credit insurance can only be applied to business-to-business transactions, such as dealings between contractors and builders. It provides cover for non-payment of trade debts in the event a debtor becomes insolvent, for example they go into receivership, liquidation or become bankrupt. It also protects against the protracted default of a debtor, which occurs when a debtor isn’t formally insolvent but a formal judgement is required. Five reasons you should have trade credit insurance • It helps protect you against non-payment of bad debts • It helps preserve your bottom-line profits • It can be used to complement your risk management strategy and improve your credit management processes • It can give you peace-of-mind and the confidence to expand your business • It includes independent assessment of your key debtors. Want to find out more? Trade credit insurance is a highly specialised product so Master Builders has teamed up with QBE Insurance - a recognised leader in this class of insurance. As the minimum cost of trade credit insurance usually ranges between $12,000 to $15,000, it isn’t economically viable for every business; however, we can arrange for a QBE specialist to discuss your individual circumstances and see if it’s right for your business. Contact Master Builders Insurance Services on 1300 13 13 26 or email insurance@mbqld.com.au to arrange a discussion today.

friendly pest management and unlimited repeat service, Proactive Service Solutions are consistent with their great reputation. “We have the best technicians in the industry,” Mr Franey said. “You can feel safe and confident in the knowledge that our technicians have years of experience in pest management and waterproofing.” Mr Franey is a hands-on owner, who regularly ‘gets on the tools’, and oversees projects for clients. “I believe that if my team look at the projects beforehand they’ll have a better idea when they get there, and sometimes I do stay with the boys when we get to the site.” All staff are licenced with relevant state authorities and insurances.
