National President’s Message Welcome to the 2020 Property Council of Australia/Rider Levett Bucknall Innovation & Excellence Awards. For the last 38 years, we have proudly honoured the projects shaping our skylines, our cities and our communities, and showcased the contribution our industry makes to designing, building and managing great places. 2020 has shown Australians that even in tough times, our industry doesn’t just design, construct, manage and own buildings. Our industry creates jobs, supports both small and big businesses, connects people, boosts productivity, shapes communities and fuels national prosperity. I believe as we have all worked through the challenges of this year, it is critically important to recognise our finest projects and the people who create them, as well as celebrate our industry’s resilience, leadership and potential to drive Australia’s economic recovery It is my great honour to present to you 127 finalists across 19 categories. Each finalist tells a story of innovative design, pioneering construction or inspiring leadership in Australia’s property industry. And each finalist presents a clear demonstration of our industry’s determination to challenge itself to deliver better workplaces, homes and communities for all Australians. I extend my warmest thanks to our national judges for giving their time and expertise to what is truly a labour of love. Our Chairman, John McCarthy AO, has led our team of judges for an extraordinary 23 years. He has been supported this year by Virginia Briggs, Jocelyn Chiew, Denis Coupland, Rosina Di Maria, Ross Duckham, Jill Fraser, Adrian Harrington, Médy Hassan, Désirée Houston-Jones, Kylie O’Connor, John Oliver, Clinton Ostwald, Arabella Rohde and Natasha Teychenne. PROPERTY COUNCIL OF AUSTRALIA | RIDER LEVETT BUCKNALL
History of the Awards In 1982, as the property industry gathered to present its first annual awards for excellence and innovation, many of the buildings that now shape our skylines, bring life to our cities and energy to local economies were still distant dreams or sketches on the drawing board. Since then, the Property Council of Australia (originally the Builders Owners and Managers Association) has been recognising and rewarding excellence. And Rider Levett Bucknall has been the proud sponsor and supporter of the awards program for each of these 38 years. In 1991, the Property Council’s state-based award programs were amalgamated into a national program to recognise excellence across the country. From 1991, the Rider Levett Bucknall Australian Development of the Year has been presented to some of the nation’s most iconic buildings: 1991 Advance Bank Centre, ACT 1992 1 O’Connell Street, Sydney 1993 Carindale Shopping Centre, Brisbane and 120 Collins Street, Melbourne 1994 Pacific Fair Shopping Centre, Gold Coast 1995 Governor Phillip Tower, Sydney 1996 Whitford City Shopping Centre, Perth 1997 St Patrick’s Estate, Manly 1998 Network 10 Headquarters, Sydney 1999 Admiralty Quays, Brisbane 2000 Riverside Corporate Park, North Ryde 2001 Martin Place, Sydney 2002 Aurora Place, Sydney 2003 120 Edward Street, Brisbane 2004 University Square, Melbourne University 2005 30 The Bond, Sydney 2006 Lyell McEwin Hospital Redevelopment, Adelaide 2007 Deutsche Bank Place, Sydney 2008 Riparian Plaza, Brisbane 2009 Rouse Hill Town Centre, NSW 2010 One Shelley Street, Sydney
2011 ANZ Centre, Melbourne 2012 Fairfax Media House, Melbourne 2013 Darling Quarter and Commonwealth Bank Place, Sydney 2014 Brookfield Place, Perth 2015 8 Chifley, Sydney 2016 50 Martin Place, Sydney 2017 5 Martin Place, Sydney 2018 Barangaroo South, Barangaroo 2019 International House Sydney, Barangaroo In 2006 our awards program evolved once more, rebranded as the Innovation and Excellence Awards to celebrate leading-edge practice and inspire innovation within our industry. Excellence was recognised across 12 categories: • Office Developments • Shopping Centre Developments • Emerging Assets • Tourism and Leisure Developments • Business or Industrial Parks • Residential Development • Government Leadership • Heritage & Adaptive Reuse • Master Planned Communities • Mixed Use Development • Public Buildings • Sustainable Developments As Australian cities continue to expand, our industry responds to myriad challengers — from delivering affordable housing to supporting Australians as they age, and from improving the environmental sustainability or buildings or creating a rich and diverse workforce. As a result, a number of new categories have been introduced. In 2007, we began to recognise our next generation of talent through Future Leader of the Year Award. In 2010, the Retirement Living and Office Workplace categories were introduced, and the following year the Sustainable Development category was expanded to recognise the different approaches taken on new and existing buildings. In 2012, the Award for Innovation first gained its moment in the spotlight and has since transformed into two awards: one for Project Innovation and another for Development Innovation. The Award for Best affordable Housing Development was presented in 2015, while the Award for Diversity, introduced in 2016, was split into two categories in 2017 in response to the number of entries. While the categories and number of entrants have grown, and the quality and sophistication of the entries have increased, the underlying aim of the awards remains the same; to support and showcase the developments creating brilliant places for all Australians.

PEXA is Australia’s digital lodgement and settlement service. Via PEXA’s online platform, documents can be lodged with Land Registries, and depending on the financial institution, sellers can have access to cleared funds within minutes of the transaction. As at January 2020, PEXA members - more than 8,000 lawyers and conveyancers and 150+ financial institutions - had completed in excess of four million transactions online, worth $680+ billion in property value. Uptake continues to increase across the nation, as PEXA helps digitally transform Australia’s property industry. PEXA has more than six years’ experience working collaboratively with the conveyancing market, listening to feedback, adapting the platform to industry needs and developing a streamlined property exchange process. A specialised offering, ‘PEXA Projects’, is available to lawyers and conveyancers acting for developers. This functionality allows members to manage large scale projects (i.e. multi-lot developments) seamlessly, with the ability to complete bulk actions across multiple lots, representing a phenomenal improvement on traditional paper-based processes. Currently, there are five active digital conveyancing states - NSW, VIC, WA, SA and QLD. In fact, NSW, VIC and WA have transitioned all property transactions possible on PEXA online as per their government reform compliance dates.
The company operates from Perth, Sydney, Melbourne, Brisbane, Darwin and Canberra to successfully deliver projects across metropolitan and regional Australia. PROPERTY COUNCIL OF AUSTRALIA | RIDER LEVETT BUCKNALL

ASHFIELD CENTRAL
ENCLAVE
GARDIN
250 Liverpool Road, Ashfield NSW
35 Bronte Sreet, East Perth WA
7 Gardiner Road, Hawthorn VIC
Ashfield Central is in the heart of a revitalised and thriving Inner West scene. A transformed retail square site as a new landmark at street level while view-filled residences overhead. Refreshingly cosmopolitan outside and amazingly versatile inside mirrors Ashfield Central’s multi-faced charms.
With Enclave on East Perth’s historic Bronte Street, renowned Perth architects Hassell designed a development with a boutique feel, incorporating world-class rooftop common facilities. The 15-floor Blackburne development offered affordable high-end apartments with a remarkable level of customisation: nine different floor plans, three different colour schemes, and several selectable upgrades.
The idea of the ‘tree-house’ grounds these four forms into the small, steep site, as they sit staggered, nestled into the surrounding gardens. Gardin respects the neighbouring urban fabric in scale, materiality and heritage through its top-heavy, masonry aesthetic – a nod to the prominent Art Deco architecture of the area.

Our strength lives in our differences. Not our similarities. At FDC diversity of thought has been a key strength for almost 30 years.
