RECENT studies have shown that one in nine Australian families suffer from housing affordability stress. And while this statistic is alarming, it is not at all surprising given the recent rise in cost-of-living and the fact that Brisbane’s median house price currently sits around $563,000. Dual-income families or partners with multiple jobs between them has become the norm in the 21st century however, this pressure-cooker lifestyle is certainly not for everyone. Looking outside the realms of our capital city and the story reads very differently. Relaxed lifestyles are being enjoyed, wholesome upbringings are considered a key focus and space and freedom are everyday luxuries. And this is due in no small part to the incredible affordability of our fantastic regions out west and the lifestyle the lack of such stresses allows. Realestate.com.au notes the median house price for homes sold in Dalby last year was $245,000 and Chinchilla an incredible $190,000. These are bustling towns boasting first-class health and education facilities, yet offer the space and freedom of the Australia of old. It is easy to feel that the great Australian dream of one day owning your own home is now a mere fantasy however, by making the tree-change this dream is not only possible but extremely achievable. Western Queensland is on the brink of a resurgence thanks to new and pending approvals for further development in the renewable energy and coal seam gas sectors and for those looking to get their finger in the pie, relocating to the west has never been a better option. Add to this the recently completed Second Range Crossing and the Western Downs and surrounding towns are now more accessible than ever. ESCAPE THE CITY Dalby offers the best of both worlds; a country feel with city conveniences.

WHEN it comes to choosing the perfect destination to raise a family, there are many factors one must consider. Schooling and a family friendly atmosphere have always played a key role in the decision-making process however, thanks to the rising cost of living and a renewed appreciation for the simpler times, housing affordability has nudged its way further up the list. With recent studies showing that one in nine households in Australia is seriously affected by housing affordability stress, taking into account the flow-on effects of a mortgage that is difficult to manage has never been more paramount. The median house price in Dalby last year was $245,000 and according to Andrew Fitzsimmons of Fitzsimmons Real Estate – this highlights one of the greatest draw-cards of the region. "Housing affordability and just overall affordability in general in Dalby is a huge enticer," Mr Fitzsimmons said. "Cost of living is so much cheaper here than the cities and you can enjoy a great lifestyle. "Add to that the fact you have no traffic issues and can get from A to B really quickly and life can really just be so easy." Mr Fitzsimmons also spoke to the location of the town, safe environment and great schooling on offer. "When living in Dalby you get to enjoy a different way of life with a lot less stress but still only live three hours from the coast. "It’s a good place to raise a family and I think that anyone who has got kids feels it is a nice safe environment." Another key attraction of the region that Mr Fitzsimmons said couldn't be undersold was the amount of activity currently taking place in the CSG, renewable energy and agribusiness sectors and the large-scale developments recently completed and those that could potentially be in the pipeline in years to come. “With the second range crossing, people can come straight up through the bypass and Dalby is a natural stopping point if coming from Brisbane and the coast to stretch your legs,” he said. “Our position in relation to Wellcamp and Charlton West and the inland rail could potentially see some things come

our way and add to that the re-zoned land for high impact industrial use and that may attract some large-scale businesses our way. “All of these things need to be kept in mind. “They just might further open the doors up to Dalby for more industry.” In a 2018 report from real estate experts from hotspotting.com.au, Dalby ranked in the top 50 “super charged” places in the country to buy homes. It was noted that the close proximity to Brisbane and affordable housing prices had made Dalby rocket on to the list. And while real estate is definitely proving quite the winning formula for the unassuming town of Dalby, it is certainly not all this wonderful place has to offer. Dalby has a bustling sports scene with rugby league, rugby union, soccer, cricket, lawn bowls, croquet, golf, Australian Rules football, and tennis among the sports represented. The gateway to the Surat Basin, Dalby has grown over the past decade along with the development of rich coal and gas fields in the area. This population impetus has seen Dalby grow into the modern city it is today, offering up-to date essential services which include hospital and ambulance, private and state schools, agricultural college, TAFE, a newspaper, an aerodrome and churches. The Dalby Hospital is the town’s primary facility looking after residents’ well-being. Situated on Hospital Rd, the hospital offers a range of services including surgical, pathology, palliative care, aged care and maternity care. Also available at the hospital is medical imaging, physiotherapy, speech pathology and social workers. Modern leisure facilities including an aquatic and fitness centres, racecourse — which hosts 12 meetings a year — art galleries, a good range of retail shops, mall shopping, cinemas and a civic centre all add to the town’s advantages. With a choice of several cafes and coffee shops, seven pubs and two bowls clubs, you never want for anything in Dalby.

CHINCHILLA CALLS With opporunity knocking and affordable housing on offer, Chinchilla is a great place to call home. CHINCHILLA has long been considered the heartbeat of the Western Downs and thanks to developments in recent years, this sentiment has only strengthened. The approved expansion at Cameby Downs coal mine, the $48 million Baking Board solar farm and a general confidence in industry is adding to the allure of the already desirable Chinchilla region. And when it comes to considering the area from a real estate perspective, Warren Barker from Landmark Chinchilla feels there’s never been a better time to consider a relocation to the town. “Confidence in the job market and surrounding industries are bouncing back after the down turn,” Mr Barker said. “There’s a fair bit of a buyer activity at the moment which is always a good sign.” Boasting a median house price of $190,000, compared to Brisbane’s median house price of $552,000, it is easy to see why people are looking to escape the stresses of the city and make a

family-focused tree change. “Affordability in the town at the moment to where we were about five to six years ago is a huge draw-card,” he said. “Making market predictions is always hard however, we’ve hit bottom so in any case, we should be upwards. And while Mr Barker feels affordable real estate alone could be enough to send people knocking, he feels Chinchilla has come along in leaps and bounds in the past decade and the town is all the better for it. “The Christian school has gone from strength to strength and the education on offer really is first class,” he said. “The Botanical gardens are incredible, I really can’t give enough wraps to the council on that. “It will be a central part of town and is just a great place for kids and family to hang out.”
