RURAL LIFE BECKONS
2018 is well underway and thanks to a range of projects and State and Local Government announcements, it is an exciting time for Western Queensland. With solar taking off in the Dalby and Miles regions and the continuing resource explorations and gas well developments in the Maranoa region, now is the time to invest and capitalise on these recent developments. Santos’s Roma East gasfield is to undergo a $750 million expansion, which is set to create 400 jobs and as a result, is sure to be a great boost for the Maranoa and surrounding regions. And while monopolising on opportunity is often a driving force behind one’s decision to relocate, for anyone considering a move to Western Queensland, the benefits certainly do not stop there. There is something truly mesmerising about life on the land and as you will find, these regions encompass the very essence and spirit of rural living. Salt-of-the-Earth people and a relaxed lifestyle combine to make such destinations not only attainable but incredibly attractive. The powerful draw of rural life is hard to resist and with an abundance of opportunity on the horizon, now is the time to answer the call and offer your family an unparalleled lifestyle of space and freedom. - Carmen Miller

DALBY TICKS ALL THE BOXES Dalby offers the perfect balance for families looking for a small town with big potential
❝
Celebrating Multiculturalism and Inclusivity, Dalby's Delicious and DeLIGHTful Festival is Dalby's signature festival taking place each August and people come from far and wide to enjoy all it has to offer.
WHEN looking for a place to plant your feet, a family friendly atmosphere and business opportunity often top the list. Offering these key attributes and so much more, Dalby is emerging as a desired destination for people looking to capitallise on the town’s relaxed and welcoming lifestyle. Situated in the black soil plains of the Northern Darling Downs, Dalby is a hive of rural enterprise. The town got off to a good start in the 1860s, spurred by powerful local pastoralists seeking to establish a viable regional service centre. The extension of the railway line in 1868 led to a boom in the town but significant settlement did not occur until soldier settlement after the First World War. The area is developing an energy based economy with a large coal fired power station, a number of coal mines and natural gas wells established to the west. Industry includes large-scale engineering and support services for primary industries. Agricultural crops include cotton, mung beans, sorghum, wheat, barley, sunflowers, chickpeas, and corn.
Dalby has a bustling sports scene with rugby league, rugby union, soccer, cricket, lawn bowls, croquet, golf, Australian Rules football, and tennis among the sports represented. The gateway to the Surat Basin, Dalby has grown over the past decade along with the development of rich coal and gas fields in the area. This population impetus has seen Dalby grow into the modern city it is today, offering up-to date essential services which include hospital and ambulance, private and state schools, agricultural college, TAFE, a newspaper, an aerodrome and churches. Modern leisure facilities including an aquatic and fitness centres, racecourse — which hosts 12 meetings a year — art galleries, a good range of retail shops, mall shopping, cinemas and a civic centre all add to the town’s advantages. Celebrating Multiculturalism and Inclusivity, Dalby's Delicious and DeLIGHTful Festival is Dalby's signature festival taking place each August and people come from far and wide to enjoy all it has to offer. Thomas Jack Park, situated on the edge of the town centre, is a good place to stop and stretch
your legs. With a choice of several cafes and coffee shops, seven pubs and two bowls clubs, you never want for anything in Dalby. There is plenty of local history and culture on display at Pioneer Park Museum, with its wide range of exhibits. Follow the Heritage Trail, which takes you past historic, late 19th Century buildings. Close by is the Bunya Mountains National Park, offering a mild climate, stunning rainforests, giant bunya trees and a quaint village with plenty of guest houses and holiday retreats. With temperatures at least five degrees Celsius cooler than the surrounding plains, come prepared with warm clothing, even in summer. A short drive from Dalby is the tiny village of Jimbour, home to Jimbour House, one of the nation’s grand heritage homes. A day visit to Jimbour House and its historic garden and history walk, armed with a packed lunch and accommodation booked in the Bunya Mountains, makes an ideal combination for a relaxing weekend getaway.

ULTIMATE REAL ESTATE : CHINCHILLA
A BUSTLING COMMUNITY Chinchcilla offers something for everyone. FOR locals who have long-lived in Chinchilla, there are many aspects of this beautiful town which drew them in. From schooling through to weekend activities, Chinchilla boasts an incredibly warm and welcoming community and offers the perfect environment in which to raise a family. Though modernisation has brought enormous developments in the last decade, an old heart still beats in this town. The word Chinchilla was derived from the Aboriginal word for cypress pine, Jinchilla, after explorer Ludwig Leichhardt stopped here in October 1844. A monument in his honour can today be seen in the Pioneer Cemetery on the busy Warrego Hwy, but it bears remembering that until 1877 there was no township at all. The first major development was the railway. Built in 1878, the rail carted livestock, timber and grain out, and brought in passengers seeking their fortune. It was a critical period of growth for the town. The peak number of passengers using the train was in 1949, when 9569 tickets were issued. To accommodate families making homes in the area, Chinchilla State School was built in 1883 to educate 31 pupils. By 1913, the number of students attending the school had increased to 102. The Chinchilla Shire Council was inaugurated in 1912 with the first chairman being Mr L.L. Atkins. Dairying was once a large industry in the area with the first butter factory built in 1910. In 1939,
more than three million pounds of butter was produced locally. Primary production has always played a huge role in the Chinchilla shire and remains today. Along with dairying giving the town a name, Chinchilla is also famous for its melons and is a renowned spot for fossicking, fishing, bushwalking and camping. Producing 25 per cent of the country's watermelons, rockmelons and honeydew melons. Chinchilla is the undisputed melon capital of Australia. Nothing captures the strong community spirit of this town better than the biennial 'Chinchilla Melon Festival'. If you’re not a skier, there's always the hilarious melon bungee, melon eating, pip spitting or smashing competitions. There are also plenty of other great attractions on offer in Chinchilla. The cultural centre, art gallery and historical museum loaded with steam engines and sawmill artefacts has something for each and every family member to enjoy. Experience the night sky and stars from within a swag on the banks of the Condamine River and Charleys Creek, and throw in a fishing line at the Chinchilla Weir for (almost) guaranteed freshwater golden perch and jewfish. Other things to see and do in Chinchilla include the wildflowers in the Barakula State Forest from late winter into spring, beautiful petrified wood from the area and the excitement of the Chinchilla races

Perched on the banks of the mighty Balonne River, it is the perfect base from which to explore the beautiful Balonne Shire. Car weary legs will appreciate the two kilometre stretch of shady riverbank walkway flanking the town. Below the Jack Taylor Weir is where explorer Sir Major Thomas Mitchell crossed the Balonne River back in 1846 and gave St George its name. Better still, pack a few drinks and nibbles and jump on board a Sandytown River Cruise. As you idle down the middle of the river, sit back and enjoy the views and abundant bird life including pelicans, cockatoos and eagles. Book a leisurely afternoon cruise, fishing tour or full moon evening cruise. Keen anglers won’t be disappointed. ULTIMATE REAL ESTATE :: RENOVATING
RENOVATION NECESSITIES Consider these key points before renovating BEFORE you start swinging a hammer at your walls there are some things to consider, whether you’re renovating to sell or renovating your dream house. It’s important to remember renovation is a long-term investment; your decisions will have important consequences down the line. If you don’t plan on selling you property straight away you are making a lifestyle investment rather than an investment for a profit. This means that instead of buying the cheapest bathroom taps or painting in neutral colours that potential buyers like, you are able to splurge on what you really love and what you know you will continue to love in 20 or 40 years. Your decisions will have important consequences down the line. Here are five things you should always remember whether you’re renovating for profit or love. Have a clear strategy Plan ahead and set yourself targets. A timeline that you review at least every few days is a great way to stay on track. Don’t forget about the Council Getting council approval can take some time so it’s best to get a start on it early. Requirements differ from council to council but you will have to complete a formal development application for the property and you will also have to put forward proposals and building plans. After you’ve presented this to the council you have to wait for approval, so don’t spend too much money and get ahead of yourself before being sure you can proceed as planned. Be realistic about your budget

Overspending is a real concern for renovators and I’m not going to lie, it’s easy to do, that’s why a budget is vital in your renovation planning. Make a list of all your needs & wants this should include everything from your door knobs to how much you are going to pay for your trades. It’s always a good idea to have a buffer in your budget and it should be at least 10% of the total budget from my experience. Take the lead and save If you want to save a little bit of money you can be your own project manager, or have a go at completing some of the tasks yourself. Project managing means you will be organising and co-ordinate all the tradies and make sure everything goes as planned. However, it’s essential to be realistic about your skill level and the time you will be able to dedicate to the project, otherwise those savings will go out the unfinished window. Compare Whether you’re just giving the lounge room a face lift with some paint, or kicking off a grand scale renovation, you should always compare quotes. Shop around and make sure you get the best and fairest deal. Don’t forget you are the boss so if you want to make sure you are hiring the best people for the job you can ask for referrals from previous clients or to have a look through the contractor’s portfolio. Good planning can be the difference between a positive renovation experience and a negative one. If you do it right, you’ll be rewarded with an amazing home you love coming home to every day or a handsome profit on sale day.

ULTIMATE REAL ESTATE : RENOVATING
RENOVATING FOR SALE
Prior to selling your home, be aware of touch ups and styling tricks that will help with presentation
❝
You must de-clutter, and depending on how much stuff you have, this may mean taking up short-term storage .
WHEN renovating for sale, there are a few key elements home owners must be aware of to ensure their home appeals to as many potential buyers as possible. KITCHEN AND BATHROOM There’s a saying that kitchens and bathrooms sell homes, but this doesn’t always mean a full renovation. You can often get away with inexpensive changes like new handles, bench top, sink or taps, as well as covering old splashbacks
with new surfaces. LET THERE BE LIGHT Along with space, buyers like light so if you don’t have lots of natural light put a few lamps around and switch them on during the inspections. They create a nice ambiance in the room. Mirrors also reflect light and space in a room. If you have a nice outdoor aspect then position the mirror so it brings some of the outdoors inside. DE-CLUTTER OR BE DOOMED
You must de-clutter, and depending on how much stuff you have, this may mean taking up short-term storage for extra boxes, bikes or excess furniture. No one wants to see someone else’s mess so you really need to tidy up all surfaces and clean out your cupboards. People will open cupboards and look inside – storage spaces that are overflowing make it look like there isn’t enough storage.
