John is a founding partner and Design Partner of ACi. He is locally, regionally and nationally published for his award-winning placemaking planning and design contributions to various projects integrating authentic architecture with art and landscape. John has in-depth national projects to his credit on important landmark projects including national memorial parks, cities, revitalization districts, transit-oriented development, publicprivate partnerships, and historic preservation. His achievements are founded on 30 years of study and practice of art, architecture and history. His research, travel and professional experience has led Mr. Cunningham to five continents and 27 countries. John teaches “Vernacular Architecture of Florida” and “Place Making” for the Masters Program of Civic Urbanism at Rollins College.

The Residences of Winter Park Langford Development, LLC | Winter Park, Florida Cost: $15 Million | Year Completed: 2005 The property is the site of the Old Langford Hotel. ACi was selected as the Design Architect/Architect-of-Record to create a new master development entitlement plan and implement a design that featured a new Four/Five Star Hotel, Spa and Residences. The Residences portion project that is built has exclusive secure basement parking for its residents with private elevators that take residents to their homes. The ground floor has 24-hours concierge services, a game room and a community living room. Of the 23 residences, there are four penthouse residences on the sixth floor with wrap-around terraces and pergolas with garden trellises. The rooftop, in addition to a pool, has 3,000 SF of terrace and gardens with a pergola structure, hot tub and kitchen with bar. Special features include historically accurate stone, wrought iron and wood detailing.
The Village at Lake Lily Maitland, Florida Cost: $100 Million | Year Completed: 2010 Constructed in two phases, The Village at Lake Lily is a $100 million four-story mixed-use development. The nine-acre project will feature 450 apartments and 40,000 square feet of retail, including shops and restaurants. Lake Lily is a downtown Maitland focal point, and The Village at Lake Lily will create a gateway for entering the city. The project is part of Maitland’s downtown redevelopment plan, and it will provide a more urban vibe to the area. The project was completed in two phases, which opened in 2009 and 2010 respectively.

The PASEO at Winter Park Village CASTO Lifestyles | Winter Park, Florida This 4-story, 204 unit Mediterranean style Multi-Family Housing project includes a 378 space parking garage and a one acre private amenity garden courtyard for the residents. The project is located across the street from the Winter Park Village Lifestyle Center and is within a quarter mile of the Winter Park SunRail Station, making this a true Transit Oriented development and it completes the live in the “Live, Work, Shop� aspect of Winter Park Village.

Herbst Residence - Lugano Vista Winter Park, Florida The Owner asked for a modern design for his new home that would revolve around his extensive art and sculpture collection. He wanted only a few walls while maintaining his privacy. The home would sit on an urban 75’x145’ lot with existing homes on either side. The solution was to create a two-story U-shaped plan with all the major views directed to the courtyard and the open portion of the U-shape screened by tall bamboo plantings. To allow for natural light, while providing privacy, ACi employed either glass block or white translucent glass. The overall massing and volume was based on the Cubist period of art. The mass, composition and spatial dynamics are meant to be an informal, playful and relaxed compilation of shapes and forms, expressive of each form’s function.
Central Park Residences Winter Park, Florida
At the request of the City of Winter Park, ACi was retained by the City to study how a strategically located older existing post office and vehicle distribution facility, located next to downtown’s Central Park, could be transformed into a new mix of uses that would convert the site into a more current mixed-use environment. A USPS-City led public-private partnership was formed through a competitive process that led to the selection of a private developer. This culminated in an authentic Arts and Crafts style mixed-use project containing a new post office, dining, shopping, commercial and residential.
The Landmark Winter Park, Florida
This four-story, eleven resident environment presented the placemaking opportunity to address the rich urban fabric of Winter Park. An internal old world courtyard provides every residence with elegant and private internal views. Two sides of the building are bounded by a service road, a third with a common party wall, leaving only one with a northern view exposure along E. Morse Blvd. As much of the architectural character along Park Avenue and Morse Blvd is sub-par, the approach was to create a striking design that would in fact be a landmark. A simple Mid-Atlantic Charleston Georgian style was selected. The building has a rich Italian stone water table, many cast stone festoons and ironwork designed by ACi, with historically accurate elements of style and detailing throughout. Other features include rooftop gardens, below grade parking and handcrafted figurines.
STATION HOUSE
Station House at Lake Mary Lake Mary, Florida
This 4-story, 200-unit market-rate multi-family TOD (Transit Oriented Development) project is located directly across the street from the Lake Mary SunRail Station. This project was a true “P3” project. ACi worked closely with the City of Lake Mary and the developer, and without the city financial incentives the project would not have been feasible. ACi’s involvement in this process was not only in creating a design on a geometrically challenging site, but in strategically assisting the developer to receive the financial incentives from the City of Lake Mary. Phase 1 of the project is currently slated to open end of fourth quarter of 2014. Other features include rooftop gardens, below grade parking and handcrafted figurines.
Baldwin Park Residences Conceptual Study Winter Park, Florida
Working directly with Pritzker Development (the developer of Baldwin Park, Orlando), ACi assisted in securing increased densities for their two strategic parcels of land located in Baldwin Park along Lake Baldwin. The 8-story design for the Multi-Family Housing/Condominium/Town Home project is one of Mediterranean expression based upon grand early twentieth Century Florida resorts. The project was 1,650,000 gsf. with internal parking structures for 1,100 vehicles.
Kummer Kilbourne Historic Home Winter Park, Florida
A long time friend and client of ACi requested we assist him in taking this 1916 Winter Park home and restore the home to its previous glory, converting the residence and garage to office use and placing it on the Winter Park Historic Register. Over the period of fourteen months with great care we researched archival photographs, developed drawings, found historic period hardware, lighting, bath fixtures, worked closely with the Building Officials and Fire Marshall, selected the general contractor and oversaw the restoration. Other features include rooftop gardens, below grade parking and handcrafted figurines.
Alhambra Towers The Allen Morris Company | Coral Gables, Florida Cost $35 Million | Year Completed: 2000 ACi served as the Design Architect and Architect-of-Record. A flatiron shaped site in the heart of downtown Coral Gables, the Owner and City Board of Architects required a seamlessly integrated design that complimented Coral Gables’ century old town. Class A+ highly usable floor plates for high-quality office space above ground-floor retail and dining services are integrated with an “architecturally screened” parking garage. The project was positioned to supply a market demand from growing multi-national financial institutions, international government services and corporate users. Its design conveys a unique business experience to the affluent market clientele of Coral Gables, Miami, South America and Europe. The flatiron design of the building responds to the rich heritage of George Merrick’s original 1925 Spanish Mediterranean style vision for the City of Coral Gables, Florida. The building composition and mass are organized in the classic tower idiom of “base, middle and top” with harmonic, syncopating rhythms of proportion, color, materials and finishes.

Ponce de Leon Financial Towers Allen Morris Company| Coral Gables, Florida Cost: $420 Million | Year Completed: On Hold ACi served as the Design Architect and Architect-of-Record. The Owner required a high-quality design that met LEED Silver certification and responds to its special sense of place at Ponce Circle in downtown Coral Gables. The placemaking office product creates an authentic historical architectural grandeur that complements its nearby sister building, the award winning 121 Alhambra Towers in downtown Coral Gables. Additional design requirements include arrivaldeparture concierge services, large floor plates with interconnecting floors, transit trolley connectivity to Miami’s commuter rail and the internationally famous Miracle Mile shopping district. A new streetscape space complements the new building and the historic central park space located directly across the street from the site and surrounding Old Spanish Village.
Portofino at Lake of Laguna Orlando, Florida
This 3-story, 375 unit garden style Multi-Family Housing project is unique in that it uses tunnel forms for its structural system. ACi took great care to ensure the project did not look repetitious in its overall building shape and used Mediterranean forms and elements of style to break down each buildings massing.
