I have studied architecture and AIBC demands to improve our building & construction knowledge on an annual basis. I have designed several homes for my clients in Vancouver, some which were developers and many others home owners. I found my design style over the years and my passion is to follow my dreams and make sure my clients live in the comfort of their homes. My Design Style: Open concept, with special attention to entry & foyer. Kitchen usually situates in the center where it can serve to majority of the house. I value social life style and kitchen plays a main role. If the space allows, I like to have a separation between family area and a living room to serve not very familiar guests. A family room serves family gathering for gaming or watching TV. Transparency and Light. I love lots of natural lights and of course to be able to decorate Aryo Falakrou (Arch Tech AIBC) with artificial lighting for night ambiance. Functionality or beauty? I'm not a graphic designer or structural engineers, I like to be able to balance both beauty with functionality to create a desirable space for my client. Physical, landscape and city bylaw challenges? Bring it on! At the end of the day, I love to be able to meet my client's expectations after facing all those challenges. I'm not afraid of using the most up to date techniques and technologies in my designs. What I don't like? is to have too many hallways & chambers. Ease of access is my priority.

We provide architectural drawings and home design services for new and renovation of residential projects.

Rezoning Applications

If the occupancy of a property is different than surrounding area, it requires rezoning of that property applied to the local municipality. Rezoning involve the change of use of a property. It might be a conversion of a residential house to commercial use or the conversion of some single family lots into a multi-family project. We can follow the process of rezoning application to the building permit.

Development (Variance) Permits Permits are required before commencing any development. The following is a list of the permits and licenses relevant to zoning and development in Vancouver: Development Permit A development permit allows the applicant to use or develop property in accordance with the City's zoning regulations.

Building Permit A building permit allows the applicant to carry out the development proposal (e.g., to demolish buildings, to excavate sites or to carry out most new construction, including alterations and renovations of existing buildings).

Occupancy Permit An occupancy permit gives permission to occupy buildings or change the major occupancy group? of a particular building.
