Joining our team are Landworks Studio (landscape architect), SK Design Group (civil engineering), Stand Structural Engineering, and PKMR Engineers (m/e/p engineering), all of whom have significant experience in the design of park support structures and are currently working with us now on other park projects for the City of Overland Park. We are confident of our team’s ability to provide the expertise and services required for your project.

Landworks Studio’s creative and inspired team of landscape architects, planners, and graphic designers creates memorable places that not only enhance the public realm but empower communities. For more than 20 years, Landworks’ collaborative planning and design process has provided clients with the tools they need to engage their communities, through public space, strategic planning, and inclusive public engagement.
Founded in 1989, SK Design Group (SKDG), expertise covers a variety of civil engineering and construction administration services. SKDG incorporates sustainable engineering solutions and Best Management Practices (BMPs) into all of their projects. SKDG’s sustainable “Green Solution” approach has resulted in lower initial construction cost, greatly improved storm water quality, reduction in “Heat Island Effect”, and preservation of wildlife habitat.
Stand Structural Engineering Inc. (Stand-SEI) is a medium sized structural engineering design and consulting firm located in Old Overland Park, Kansas. The firm was founded in 2010 on the principals of providing good design and great service. The team has expertise in a variety of structures from residential and historic preservation to community recreation and stadiums.
PKMR Engineers, founded in 2002, is an established mechanical/ electrical/plumbing engineering and commissioning firm with a strong reputation for being leaders in sustainable and energy efficient design as well as being practical in their approach to systems engineering. With offices in Overland Park, PKMR has teamed with SFS on more than 20 projects.
Since 2000, Waters Edge Aquatic Design has served communities in Kansas and Missouri with a purpose of being a valued resource for everything aquatics. The firm has completed more than 820 aquatic projects and tailors their work to the needs of each unique community with a focus on comprehensive studies, and creating visually stunning, energy efficient, sustainable aquatic facilities that are easy to operate.
For the past 17 years, my passion for community projects has strengthened, harnessing my enthusiasm to cultivate wellness and engagement at the local and regional level. My journey at SFS has been a rewarding one, characterized by collaboration with impassioned groups, resulting in the creation of truly exceptional projects that bring joy (or maybe pride) to the communities they serve.
Throughout my career, I've had the privilege of working on a diverse range of projects, each offering a unique solution tailored to its community's context. These projects have spanned from feasibility studies to comprehensive design projects, showcasing a commitment to crafting innovative solutions that resonate with the communities they serve.
In my current role as a Senior Associate and Project Manager, I will be responsible for overseeing the project through all phases of development. This encompasses close collaboration with stakeholders to ensure their visions are realized, maintaining transparent and effective communication with clients, thorough budget and schedule management, and the establishment and execution of robust stakeholder engagement.
The SFS team proposed for Marty Park has worked together across the same spectrum of parks projects. We are comfortable and excited about engaging the surrounding neighbors, City Council, Staff, and other project stakeholders to maximize the value and impact this important new amenity can have on the community. We have developed and collaborated in a variety of settings using a wide range of tools at our disposal to develop stakeholder consensus and support. After gaining a thorough understanding of the community’s vision, our team will translate that vision to an actionable, high-value design solution. Our team uses a variety of technologies to convey that design intent to potential construction partners who will rely on the accuracy and thoroughness of our documentation. As our experience is not just with large or small projects, we subject each project to an internal Quality Assurance review performed by our Technical Design Manager in addition to the Principal Architect. SFS is leading the design team in the development of a new sister-city park in Overland Park, Kansas. Bietigheim-Bissingen Park is situated on approximately 6.5 acres at the northeast corner of 159th and Quivira Streets. Based on the outcome of a community and neighborhood engagement process to understand concerns and determine priority amenities, this new public park will include a shelter, restroom, playground, bocce ball court, reading nook, open lawn space, elevated boardwalk, gazebo, and a small parking lot.
The German architectural style, city planning, integration of art, and the relationship to the water that is prevalent in BietigheimBissingen will have a strong influence in the design and layout of the park. The buildings, amenities, landscaping, and signage will convey this character and story of the sister-city as unique design solutions that are not thematic and literal. As visitors engage and experience the park, the influences and character of the sister-city will reveal themselves in the context of the park rather than obvious replicas or duplicates of traditional German features.

SFS designed a new restroom facility and shelter building to replace the deteriorated structures at Maple Hills Park. The new structures are unique to Maple Hills Park, are more functional for visitors and park staff, and more secure. Two unique features of the design are the use of cross-laminated timber panels on the shelter and passive sustainable design strategies of the restroom that allow the two to use solar renewable energy.
SIMILAR FEATURES
As part of a multi-disciplined team, SFS worked with the City of Overland Park and community on planned improvements for the 11-acre Strang Park. Structures designed by SFS include a new restroom building, shelter structures and entry plaza. The entry plaza features Strang Line components as well as existing historical signage. The architectural design for both the restroom and shelters is inspired by original elements of the Strang Line Railroad.
Additional park improvements include a new playground climbing component, a toddler area, seating, pickleball and basketball courts, a new trail, and reconstruction of the existing parking lot.

Overland Park, KS
The new Young’s Pool bath house, clad in native Kansas limestone and cedar, provides much-needed inclusive restrooms, indoor/outdoor activity space, concessions, and a 3-season configurable shelter to a favorite secluded neighborhood pool and park, all while scaled to fit sensitively into the surrounding leafy residential community.
A new park shelter serves both the pool during the summer season and the park during the off-season with movable exterior partitions and gates.

Mission, KS
As part of a multi-disciplined team, SFS developed conceptual options for a new restroom facility and shelter building as part of master plan for Phase 1 improvements. The images were utilized to gain feedback during several community meetings.
The selected design features an accessible all-seasons restroom facility and shelter building with a grand porch, central breezeway, and a definitive park identity.
SFS provided architectural design and construction administration services for the new park structures.

Shawnee, KS
SFS worked with the Shawnee Parks and Recreation Department to plan and design new, accessible restroom facilities for three parks: Gum Springs Park, Swarner Park and Herman Laird Park.
The restroom improvements address visitation demand while enhancing the park visitor experience. The improvements at Gum Springs Park and Swarner Park include concession areas and 1,000 square feet of storage space. The improvements at Herman Laird Park include two restroom facilities to service the park as well as the Shawnee Town 1929 museum.

As part of a team, SFS worked extensively with the Shawnee Parks and Recreation Department and community to establish a vision for a new, 40-acre community park in northwestern Shawnee. Park structures planned and designed by SFS include restroom buildings near the primary active park amenities, and a large shelter building to accommodate up to 60 people. A fireplace structure provides for gathering outside of the shelter. The openness of the shelter along with appropriate lighting creates a safe and visible space while still feeling enclosed and friendly. The materials used in the structures are durable and maintenance friendly as well as warm, inviting, and functional.

Prairie Village, KS
The 88-acre Meadowbrook Park is part of a larger redevelopment effort aimed at transforming the former Meadowbrook Golf and Country Club into a vibrant mixed-use community. The park includes a variety of active and passive recreational amenities.
Architectural elements designed by SFS for the park include a grand pavilion, a restroom building and three picnic shelters.
In addition, SFS designed the new 12,000 square foot Meadowbrook Activity Center which is sited on the footprint of the original golf course clubhouse.
SFS also designed park structures and features for Phase 2.

Lake Olathe Park

New amenities designed by SFS for Lake Olathe Park include a fishing pier, marina and swimming beach, restroom building, event venue and renovated shelter.
The Landing, a 6,500 square foot, 200-person event venue with catering kitchen + bar, private dining or bridal preparation space, and restrooms boasts picturesque views, an outdoor deck overlooking Lake Olathe and a wood-burning fireplace. Additional park amenities include an amphitheater, interactive water features, trails, and landscaping.

Lone Elm Park

SFS was part of a design team that collaborated with the City of Olathe on Phase 2 Improvements at Lone Elm Park, including the design of several new park structures to complement the existing park structures found throughout the park. The new structures include a 1,350 SF shade structure/shelter and restroom building at the Rendezvous area; a 1,000 SF concessions/ restroom/shelter building at the soccer complex; and a 900 square foot shade structure/shelter at the softball complex.

Rising Star Park

SFS worked with Platte City to identify preferred amenities and development priorities in available park space at Rising Star Park over the next 20 years. SFS assisted the park committee with a public planning process to gain feedback on preferred options for a master/ site plan. The selected master plan outlines a three-phase park improvement process. SFS designed and managed the construction of Phase 1 park improvements, including a flow-through splash pad, inclusive playground area, shelter house, restroom building and parking improvements.

SFS planned and designed several structures in the 79-acre park, including an amphitheater, restroom building and shelter. Located across the lake from a new dock and fishing pier, the amphitheater draws people through the park to create a destination gathering place for the community. A restroom building and parking lot are adjacent to the amphitheater. SFS also designed a shelter house featuring four ADA accessible family restrooms, picnic tables and seating, plus a fireplace and barbecue grills, at the north end of the park. Phase 2 structures will include and entry plaza and pavilion with concessions and restrooms to accommodate a wide variety of gatherings and events such as community markets, fairs and city celebrations.

SFS has been recognized by its peers and industry colleagues for excellence in design, craftsmanship and artistry for numerous park projects. This consistent level of excellence is backed by our disciplined cost, schedule and quality control process in place from the conceptual design phase, to the production of construction documents, and through the construction administration phase.
The SFS Team will work with the steering committee to develop meaningful and unique images for Marty Park. Materials, details, colors and other design elements such as paving, graphics and signage will be thoughtfully selected through a collaborative process with the committee. In addition, opportunities for feedback by the community and stakeholders may also be provided, the extent of which will be determined with the committee, as appropriate.
The design of Marty Park will take into consideration the following key issues:

► Community Value – ability to inspire potential future park development or adjacent properties by creating dynamic and inspired structures

The scope of this project is to develop designs for shelters, a restroom, a splash pad and other amenities at the new Marty Park in Overland Park, Kansas. Construction and procurement documents would be developed in coordination with any required Overland Park planning and code approval timelines to solicit competitive bids. Construction would commence after contract approval and execution.
SFS will work with project stakeholders to outline the goals and objectives for the park. These may include discussion and confirmation of the structure locations, building character, size(s) and any other overall expectations. Multiple examples of other park structures will be reviewed with the steering committee to help guide decisions on early potential preferencing. We will take this information and create site plans, floor plans and architectural concept options to submit to project stakeholders to gather feedback. We would then refine the concept based on this feedback. If desired, we will also provide an analysis of construction types and materials in our market based on current market conditions including methodologies such as site-built, pre-manufactured or hybrid structures.
At the conclusion of this phase, schematic site plans and architectural designs will be agreed on that illustrates the preferred orientation, location and basic building characteristics, massing and sustainable features/materials. Our team will be prepared to help stakeholders understand relative costs and market conditions related to labor and material availability, to the best of our knowledge, associated with aesthetic expectations early in the process.
Deliverables at the conclusion of the preliminary design phase will include the following:

During the Design Development Phase, the team will work with project stakeholders to refine areas of the project design in response to budget and vision. Preliminary and Final Development Plans will be submitted to Overland Park Plannning and Development for review and approval during this time. This submission and review process can typically take several months to complete. Once approval of the development plans have been received, the Team can proceed to developing the Construction Documents for bidding and construction.
The construction documents phase will include final refinements of the concept and developing the technical drawings, specifications, and procurement documents for bidding the Work. Documents will be suitable for permitting, bidding and construction. Revisions required by permit plan reviewers will be included as part of this phase.

We assume the City of Overland Park will procure competitive bids for the work. SFS and the consultant team will be available to assist the City by attending pre-bid meetings, answer bidders’ questions, RFIs, review substitution requests, and attend the bid opening as needed and as customarily provided by A/E consultants during the bidding and procurement process.
Depending on the time of year that construction commences, weather may play a larger factor in duration and completion of any project. Construction phase services will include submittal reviews, responding to RFIs and other issue resolution, attending periodic Owner-ArchitectContractor (OAC) meetings, site visits with field observation reports, compiling a punch list, final closeout documents and other tasks customarily required during the construction phase.
SFS has a strong record of success helping communities pass referendums to finance park, aquatic and recreation projects. Support includes participation in public workshops and other forums to educate voters about the project as well as the development of renderings and other graphics to visually communicate project concepts and generate enthusiasm for the project. We will work with you from the onset to determine how much stakeholder and community involvement is required and the specific methods for engagement.
We believe our team is uniquely qualified to undertake this project. We have assembled a team that has a long working relationship together and have specific extensive working experience with designing public restroom facilities in park settings.
These projects have required tailored solutions to unique circumstances such as: park topography; minimizing disruption to the natural park aesthetic, allowing visibility for improved safety and security for park patrons; providing a low maintenance, economical, sustainable ensuring accessibility to the public; among others.
This proven expertise will bring value to Marty Park.
Our team would be excited to begin immediately upon approval and notice to proceed! The schedule proposed is a response to the milestone dates listed in the Request for Qualifications. Steering committee reviews and community workshops may impact the desired design or construction schedule.
