OVERVIEW WINDOW BREAKDOWN Total windows: 195

The window survey was completed from the interior of the building since up-close access to the exterior was not possible. Windows located in the east elevator core could not be assessed from the interior, though it may be assumed that their conditions are similar to those assessed of the same type. First floor storefronts were also not assessed during the survey, but are not original to the building. Conditions marked within the report are solely based on interior conditions and components visible from the interior. These condition ratings reflect the condition of the sash. Broken, cracked, or missing glazing does not affect the condition unless this damage caused deterioration of the sash. Overall, the windows appear to be in good condition.

The windows of the King Cole Building are a mixture of steel sash and wood with a variety of operation types. Most appear to be original to the building, though there are a few instances of replacements or infill. The most common location for deterioration is at the sills of the wood windows. In general, windows in the south elevation are narrower than those on the west and are marked as a “variation” in the report.

Some exterior images were provided by ARSEE Engineers to aid the investigation. Because of their exterior exposure and fewer layers of paint, these conditions may be further deteriorated than those noted in the interior. Of the images supplied, there were none that suggested that a window should receive a rating lower than Fair. Though not assessed during the survey, the wood panels on the exterior beneath the wood windows appear to be in poor condition overall.

Labels are provided to assist with locating windows. Tags are organized by floor, elevation, and number proceeding counterclockwise from the interior. For example, window 3W-1 is located on the 3rd floor, west elevation, and is the 1st window proceeding counterclockwise along the wall. Windows grouped together will include letter indicators in the same manner, for example second floor windows have A,B, and C tags. Numbers listed with “#” symbol are used for marking within the software and the plan tags. There is no significance to these numbers regarding the window survey.

Good: Indicates little to no deterioration to the integrity of the sash. Some peeling paint or damaged glazing putty may be present. Fair: Indicates minor deterioration of the sash, but repairable during window restoration. A moderate level of peeling paint or damaged glazing putty may be present. Poor: Indicates a level of deterioration that is beyond repair Historic: Either original to the building, or installed more than 50 years prior to the survey and having achieved significance in its own right. Replacement: A condition not deemed “Historic”.


PLYWOOD, METAL LOUVERS N/A N/A PENTHOUSE AND MEZZANINE PLYWOOD WITH VENT GRATE PLYWOOD WITH VENT GRATE AND SINGLE PANE OF GLASS GENERAL CONDITION COMMENTS: Some metal louvers with screens at the mezzanine level appear to be original, but overall the infill conditions range from good to fair.

MATERIAL: STEEL SASH STYLE: DOUBLE HUNG GLASS: 6 LITE; SINGLE PANE LOCATION: 4TH-10TH FLOORS TYPICAL: +/-4’-1” W X 7’-4” H (NORTH ELEVATION) VARIATIONS: +/-4’-1” W X 7’-0” H (EAST ELEVATION) GENERAL CONDITION COMMENTS: Overall conditions appear to be good with minor steel deterioration or damage to the glass panes. Windows on floors 4 through 9 include an integrated wire mesh. Windows on the east elevation could not be assessed from the interior due to the elevators, though conditions as assessed from the street level appear to be similar to windows of the same type.

MATERIAL: STEEL SASH STYLE: LOWER HOPPER- FIXED UPPER GLASS: SINGLE PANE LOCATION: 10TH FLOOR TYPICAL: +/-5’-9” W X 7’-2” H (WEST ELEVATION) VARIATIONS: +/-5’-2” W X 7’-2” H (SOUTH ELEVATION) GENERAL CONDITION COMMENTS: These windows appear to be in good to fair condition with the greatest concern being minor deterioration of the steel sashes, particularly at the sill. Windows have been paired together within each masonry opening and are divided by a central mullion.

MATERIAL: WOOD STYLE: AUSTRAL, DOUBLE HUNG GLASS: SINGLE PANE LOCATION: 3RD-9TH FLOORS TYPICAL: +/-5’-5” W X 7’-0” H (WEST ELEVATION) VARIATIONS: +/-4’-10” W X 7’-0” H (SOUTH ELEVATION) GENERAL CONDITION COMMENTS: From the interior, window conditions appear good to fair. Several layers of paint cover the wood, but most flaws appear to be at the sill. About 20 panes appear to need replacing. Deterioration on the exterior is greater, but still repairable. Common locations of visible wear include the sills, meeting rails, and wood panel beneath windows.

Some of the double hung windows have had their cords removed or broken, but otherwise the interior frame and sash conditions have only minor flaws. The historic transoms have been infilled with plywood, but otherwise it appears the frame is still intact. Exterior conditions are similar to the W4 type with wood deterioration evident, but repairable.
