PHOTO DAY - GETTING READY On photo day: Make sure your home is ready to show prospective buyers that it's the right home for them. REMOVE CLUTTER Most of us enjoy having the items we use regularly within easy reach, especially in the kitchen and bath. However, when selling your home, you want to show prospective buyers that your home has ample space for them to enjoy living there.

Kitchen Remove items from the counter top Hide away extra counter-top appliances Make sure there are no dishes lingering around the sink Remove anything on the front or top of the refrigerator Living RoomRemove mail and magazines from the coffee table and end tables As much as possible, remove personal pictures If you have a lot of trinkets and decorative items, consider leaving just enough so that shelves aren't bare, but not so much to overwhelm prospective buyers BedroomsBeds need to be made and bed coverings nice and smooth - no crumply beds that look like there might be someone sleeping As much as possible remove extra clothes and storage from the closets, show prospective buyers PLENTY OF CLOSET SPACE for their stuff BathroomsMake sure bathrooms are clean Clear the vanity top of EVERYTHING Do place a decorative soap dispenser or decorative towels if it fits with your decor Please be sure there are no undergarments hanging around (yes, I've seen this in listing photos) Every RoomOpen all window blinds and drapes Clean windows inside and out to let the most natural light into the home

Covid19 Home photos and videos usually highlight only the best features of the home, however in today's Covid situation I may be taking photos of less glamorous areas, such as under the kitchen and bath sink areas, open kitchen and bath cabinets, pantries and closets that I wouldn't show in the marketing materials. These photos, while not a part of the home listing, may be made available to prospective buyers interested in your home who are unable to view it personally. Video toursOn photo day, I will also be shooting some video footage of your home. Virtual tours and home video tours are increasingly popular with buyers of all ages, and give homes an extra boost of search-ability. I will provide you with the Home Listing website links and Social Media posts that I encourage you to share with your friends and family on your Facebook page and other social media sites you actively use. Do encourage your friends on social media to share your listing posts. You never know how far your home listing will reach just by sharing with friends and family. Please do not advertise your home on craigslist or Facebook Marketplace or anywhere else. I will be doing this for you. When homeowners start running their own ads, they compete with the brokers' ads and can scare off prospects because all of the home advertisements with different messaging and contact information look like scam ads.
