DESIGN GUIDELINES

This guide explains the visual style and design language of the Co-living brands within the Medici Living Group in 2018. Our aim is to achieve a totally consistent brand appearance across all locations throughout Medici Living Group’s portfolio, which will touch and inspire members, business partners and employees. This guide introduces all the tools at your disposal and also outlines how, when combined in the correct manner, these standards will focus and empower our brand. So please stick to this guideline to ensure that everything we produce feels like part of the community. This document continues to be a work in progress. As things flux and grow, new versions and additions will of course be shared with all of the Medici Living Group team.

BRAND X A flat share with Medici living stands for the openness to experience and explore the world’s cities with like-minded people, while still being able to take advantage of fully furnished, all services included, affordable housing. Our aim is to provide young people the opportunity to easily and flexibly settle down and thereby promote cultural exchange and that on a global scale. The combination of what is essentially an “offline Real Estate Business” and the Internet makes Medici living among the most innovative real estate companies in the Europe. Specifically speaking, in a global context, that puts Medici Living in a pioneering role.

QUARTER SPACE DEFINITIONS

We live throughout a variety of spaces during the year, month, week, and every day. We wake up in our own personal space, move through common shared spaces, and eventually experience community out in the world.

UNIT

To better understand the focus of our design guidelines, we have broken down these spaces definitions to differentiate private from public space, and those thresholds in between. All spaces in a project are distinguished by these specific definitions.

QUARTER: The most private of spaces in our community. This

consists of your bedroom, acting as a space to retreat, relax, and recharge.

UNIT: The space that balances private and public realms is the

Unit. All Quarters are contained within a unit and these units act as your first level of interaction with the community. You share this space with your closest friends and neighbors.

SHARED SPACES:

The most public of spaces in our community. These spaces are were members gather to share a meal, a conversation, a movie, or an event. These spaces are unique to a community but are fundamental to our brand.

building criteria - Quarters must occupy entire building (or at least own entrance and elevator) - Minimum of 50 Quarters and maximum of 400 Quarters per building - 1-2 square meters (10-20 square feet) Shared Space per person - All buildings containing 100 Quarters or above should provide a reception area at the ground level entry - Options to include a range of studios, 1 Quarter, 2 Quarters, 3 Quarters, and 4 Quarter units throughout building - 1 bathroom per 2 persons within units - No less than 20 square meters (215 square feet) average per person excluding Shared Spaces - Access for natural light and air within each Quarter - Fully self contained Units complete with functional kitchens, with access to natural light and air or code compliant ventilation - Whenever possible a roof terrace or outdoor amenities should be provided - Laundry facilities should be located within Shared Spaces, outside the Unit

BUILDING REQUIREMENTS

For any potential building to be considered for a QUARTERS project this baseline building criteria must be met. Further requirements come under consideration through other departments within MLG. The list of criteria mentioned here is applicable to the design standards for the brand consistency and should be followed strictly.

QUARTERS projects are defined by the following spacial guidelines and must meet the minimum requirements* to be considered as part of our brand, but should always strive for the desired requirements. *All code specific requirements; whether they are international and/or city defined, must always be met before proceeding with these brand standards.

QUARTER LOOK + FEEL

QUARTERS as a brand is both minimal and full of opportunity for personalization. With an industrial pallet of sturdy materials, such as metals and concrete, combined with softer elements, such as warm woods and soft lighting, the spaces should be able to strike a balance that instantly conveys harmony and tranquility. These elements of Look and Feel should inspire members to be both comforted and energized throughout the day. From the space of a personal Quarter to the communal areas of Shared Spaces, one should feel comfortable spending time, both leisurely and productive, in all spaces of the building. All spaces are viewed as “parts to a whole� where individual materials come together to form objects and areas throughout the building and build our community. Looking at Brand Standards, one should remember that every QUARTERS building is both part of a larger conversation and a unique home. Every Quarter should meet a brand adherence ratio of 90/10, where 90% of the Look and Feel should be consistent with the QUARTERS brand, while leaving room for 10% differences in architecture and local flavor/materiality to allow for uniqueness of a project.

Modular platform bed with 10”/25cm clearance beneath the frame for under-bed storage. 3 Sections of the platform = Queen/Double sized bed. 2 sections = Twin/Single sized bed.

Quarters custom wardrobes come in 3 sizes to accommodate varying room layouts. All wardrobes rest on casters so that members can arrange their Quarter how they please. Within the custom wardrobes are custom bins for additional organization and provide the ability to take personal belongings outside the member’s Quarter and into Shared Spaces.

Shelf: WORK SURFACE SHELF

Quarters custom pegboard shelves come in a standard size of 2’-0”/60cm x 4’-0”/120cm and can be installed in a horizontal or vertical format to accommodate varying room layouts.

Work Surface:

Quarters custom desks come in a standard size of 1’-6”/45cm d x 3’-0”/92cm w x 29.5”/75cm h. No tools are necessary for assembly.

Seating:

Quarters custom desk chair is upholstered in stain resistant fabric and comfortable enough for prolonged periods of sitting and working on your next project.

Bedside light:

Quarters custom plug-in bedside light clips easily to the headboard of the bed or the pegboard shelf for bringing task lighting to the room wherever needed. Warm LED light bulbs should always be specified with these fixtures.

Nightstand: SEATING

Quarters custom nightstands comes in a standard size of 15”/38cm w x 15”/38cm d x 18”/46cm h. With a raised lip members can store small items atop the nightstand without fear of items falling off the sides, while a small compartment with a magnetized door can store private items out of sight. Larger items can be stored below in the open cubby.

“One size does NOT fit all!” Our goal for every Quarters building is to offer a variety of unit types that allow for not only a good mix of units, but a diverse population of members. By taking up the same footprint and varying the amount of Quarters per unit, we are now able to offer more options for unit layouts within the same space. These 3 tiers of unit types should provide for different levels of entry ranging from individuals who are just starting city life to seasoned urbanites whose needs might have grown and now have the means to carve out a little more room for themselves.

Bronze: Our entry unit type that is driven by efficiency and affordability.

These units meet the minimum requirements of our standards and because of the density of Quarters within the unit, Bronze tiered units will be the most economical solution for entry level members.

Silver: Quarter 1

By replacing a potential Quarter with a living space, we can now offer a Silver tiered unit typology. These units allow for more shared space within the unit where close friends or families can now reside.

Gold:

Our most spacious option for unit types would be our Gold tiered units, or what we call “Baller Suites”. This unit type caters to individuals our couples who value their personal space and have the means to afford it. What Gold tiered units lack in efficiency, they make up for in value.

Cabinetry:

Quarters kitchen cabinets finishes should be light/ natural wood and have minimal to no hardware on the every door/drawer face. Finger pulls and cut-outs should be utilized over protruding hardware. If hardware is to be used, the finish should be black matte.

Storage: STORAGE

Kitchen/Living area storage should accommodate shared storage of kitchen accessories, food, and personal items. Kitchen storage should accommodate 1 utensil drawer, 1 large below counter space for pots and pans, and 2 drawers for kitchen accessories. Food storage should be 2.5 sf or .25 sm per Quarter. Personal item storage should be 2.5 sf or .25sm per Quarter.

DINING SURFACE

Shelf:

Quarters custom pegboard shelves come in a standard size of 2’-0”/60cm x 4’-0”/120cm and can be installed in a horizontal or vertical format to accommodate varying room layouts. They are to be placed in and around the kitchen, as well as living spaces if clearances allow.

Quarters custom tables come in a standard size of 5’-0”/152cm d x 2’-8”/81cm w x 29.5”/75cm h. No tools are necessary for assembly. If space and clearances allow, a custom Quarters Island of 5’0”/152cm d x 8’-0”/243cm w x 35”/90cm h is preferred.

Kitchen/Living area lighting should provide adequate overall lighting for the room and task lighting in the food preparation areas. Overall lighting above the Dining Surface should be a 5 point canopy pendant fixture (or similar), while task lighting can be achieved through a single pendant or under-mount lighting from upper cabinets.

Shared Spaces are the heart and soul of our Quarters buildings. These spaces house our community and express our brand at its full potential. Whether members are meeting friends in the lobby, working from home in an envious banquette, or gathering for movie nights around a spacious sofa, these Shared Spaces are an extension of our members’ living space and the foundation of our community. From the space of a personal Quarter to the communal areas of Shared Spaces, one should feel comfortable spending time, both leisurely and productive, in all spaces of the building. All spaces are viewed as “parts to a whole” where individual materials come together to form objects and areas throughout the building and build our community. Looking at Brand Standards, one should remember that every QUARTERS building is both part of a larger conversation and a unique home. Shared Spaces should express the individual uniqueness at every location, which is why every Shared Space should meet a brand adherence ratio of 70/30. 70% of the Look and Feel should be consistent with the QUARTERS brand, while leaving room for 30% local character.

Up to 50 Quarters provide 100 sf/10sm, 50-100 Quarters provide 200sf/20sm, more than 100 Quarters provide 425sf/40sm.

Lighting: KITCHEN/CAFE

Lighting within the Shared Spaces should accommodate overall room lighting, task lighting, and mood lighting. These lights would ideally be dimmable and bathed in warm light.

Operational Storage:

Storage space that is back of house and easily accessible for property management that is used for operational needs. Adequate shelving should be provided by Operations team and should be lockable.
