From the Founder A Holiday Season for Our Community As we roll through the holidays into the new year, there are some special opportunities in our community to make a difference. Not just our neighborhood community, but our personal community of friends, family and other people who make up our inner circle. For many of us, the holidays are a flurry of activity and quite often a rinse-and-repeat of traditions that have served us well for many years. While traditions are important, it is also important to consider the times we are in and how we might approach the holidays this year with the added intention of serving those in our area who could really use the extra love and support. Our local business community needs us to shop with them and support them! I know ordering on Amazon is easy, but Amazon will be just fine. The merchants in our area need us to turn out in force both for gift-giving and festive holiday meals and celebrations. Our circle of friends, family, teachers, grocery store workers, house cleaners, postal workers, etc., are out there keeping our community working and running smoothly. Let’s be intentional about remembering all they do to go above and beyond during the holiday season. WHAT ARE THE 2022 REAL ESTATE MARKET PROJECTIONS? A very common question this time of year especially as 2021 will be a historic real estate market for the record books. All predictions indicate the market will remain strong in 2022 but will begin to normalize. Appreciation will see deceleration, meaning home values will continue to appreciate but at a lower rate than we have seen in the past 12 months. According to FMLS the average appreciation rate for October in the six-county metro area was 18.7% year over year. It is an excellent time for sellers to leverage their equity while prices are strong and mortgage interest rates are at historic lows. According to Doug Duncan, SVP Chief Economist Fannie Mae, mortgage interest rates are expected to slowly increase in 2022 from 3.5% to 3.6% by the end of the year. Mortgage origination is expected to rise nationally by 9% to a record $1.73 trillion according to Fannie Mae and Freddie Mac. Finally, the pressure many buyers have experienced these last 18 months will begin to ease as new home construction inventory and existing home inventory rises offering more choices. Designed Differently From countertops to custom cabinetry, Paul Castell and his crew at Dove Studio are here to ensure your home renovation or new build is everything you want and need it to be. By Jill Becker
What makes us stand out is our collaboration with our clients,” says Paul Castell, owner and president of Dove Studio, a kitchen and bath design studio with two area locations, including the main showroom at ADAC West in Buckhead. Lead designer Jenny Lyons agrees with his conclusion, noting that when it
comes to remodels and new builds, people have a difficult time imagining what their space could be, so it helps to have an expert in your corner. “The visualizing part is hard for most people,” says Lyons. “Which is why the interview part of the process is so important. We talk clients through it, asking questions like how they’ll use the space, who’ll be using it and what their routines are. Typically, if you send people to an appliance store, they only want to sell you an appliance. They’re not [looking at the big picture and] thinking about how you really use your space.” The team at Dove Studio also walks clients through their showroom, introducing them to different cabinet samples, appliance displays and other design vignettes. “That way, they can see and touch things. They can feel the finishes, the weight of the doors, etc.,” says Castell. Dove Studio also incorporates sophisticated software that lets them plug in a client’s choice of cabinetry, appliances, paint colors and even specific pieces of furniture to create a 3D rendering of the space. “Normally, people are just looking at floor plans,” says Lyons. “Nobody’s really brought the space to life for them like this.” Castell notes that between the 3D rendering and the showroom, people have a pretty good idea of what they’ll be getting, which isn’t always the case.

Creating a dream outdoor kitchen is quickly becoming a more frequent client request, especially since the pandemic, with everyone wanting to get outside more. “The main thing we have to concern ourselves with in outdoor kitchens is space,” says Castell, pointing out how outdoor kitchens are generally much smaller than their indoor counterparts. “It’s generally best to start with the appliances you want, whether it’s a gas grill or a pizza oven, and go from there.”

Start looking at inspirational pictures in magazines and places like Instagram or Pinterest. “When you’re looking at the photos, be sure to pay special attention to what elements or colors grab your attention over and over,” says designer Stephanie Elder, “as those are the things you truly love.”
But no job is too big or too complex for Dove Studio’s five-person team. “We’ve been doing this for 20 years,” says Castell. “We’ve worked on everything from mountain retreats and beach houses to Midtown lofts and Buckhead mansions.” He notes that 2021 has been a particularly busy year. “The business is growing,” says Castell. “We’re even looking to hire another designer.”

pening a restaurant in the middle of a pandemic may seem like quite the leap of faith. But to Mediterranean-bred chef Mimmo Alboumeh, it sounded perfect. Opening Botica Atlanta was his chance to show Atlantans what his cooking was really all
about—a spicy, vibrant blend of Mediterranean influences and classic Mexican cuisine. And, spoiler alert, they loved it. In fact, as the chef, founder and CEO finds his one-year stride at his original location, he’s turning up the heat by building a new second location, set to open at Phipps Plaza this fall.
Q: You’ve been a successful restauranteur for more than 20 years. What inspired your decision to open Botica? Mimmo Alboumeh: It was time to create a new chapter and incorporate the many cooking influences of my upbringing. I was excited to build something new—a new location, a new vibe, a new crowd. My main concern was getting all of the furniture and equipment in following the pandemic shutdown, but I believed in my team, my vendors and myself, and it worked. We had no choice; we had to make it happen. I am blessed with an amazing, dedicated and loyal leadership team and staff. Their unconditional commitment is what makes the difference.
Q: Your paella is famous. What’s the secret? MA: My paella is seafood heaven, loaded with fish, shrimp, octopus, squid, lobster, clams and mussels. The star ingredients are saffron and Spanish rice, and the inspiration is love. I love seeing people gathering to enjoy it, scraping the bottom of the pan for the socarrat—the crispy caramelized rice on the bottom of the pan—and truly savoring it.

MA: Our octopus is tender and hearty, and the fun part is that it’s prepared al dente. It’s the flavor of the ocean and slowly cooked in a specially prepared brine and later chargrilled and served with crispy potatoes and peppered aioli. I love it paired with Lolea Sangria Albarino wine.
Q: Speaking of libations, is there a purposeful curation to the cocktails on your menu?

Chef Mimmo Alboumeh was born in Lebanon, but grew up in Spain and spent time in Italy before moving to Georgia. Added to a Mediterranean upbringing, he learned the art of Mexican cuisine right here in Atlanta, and put his stamp on the culinary scene by blending it with his own culture. “My passion for cooking comes from watching my abuela [grandmother] in the kitchen, and I still love it today because it makes people happy,” he says. “Cooking is fun and something you must enjoy if it’s your profession.” Most likely, his grandmother taught him it’s hard to please a lot of people at the same time, but Mimmo loves that particular challenge.
