From the Founder A Holiday Season for Our Community As we roll into the 2021 holiday season, there are some special opportunities in our community to make a difference. Not just our neighborhood community, but our personal community of friends, family and other people who make up our inner circle. For many of us, the holidays are a flurry of activity and quite often a rinse-and-repeat of traditions that have served us well for many years. While traditions are important, it is also important to consider the times we are in and how we might approach the holidays this year with the added intention of serving those in our area who could really use the extra love and support. Our local business community needs us to shop with them and support them! I know ordering on Amazon is easy, but Amazon will be just fine. The merchants in our area need us to turn out in force both for gift-giving and festive holiday meals and celebrations. Our circle of friends, family, teachers, grocery store workers, house cleaners, postal workers, etc., are out there keeping our community working and running smoothly. Let’s be intentional about remembering all they do to go above and beyond during the holiday season. All of this neighborly love, support and giving will go a long way toward making this a happy and beautiful season for all. Wishing you a very merry holiday season,

A very common question this time of year especially as 2021 will be a historic real estate market for the record books. All predictions indicate the market will remain strong in 2022 but will begin to normalize. Appreciation will see deceleration, meaning home values will continue to appreciate but at a lower rate than we have seen in the past 12 months. According to FMLS the average appreciation rate for October in the six-county metro area was 18.7% year over year. It is an excellent time for sellers to leverage their equity while prices are strong and mortgage interest rates are at historic lows. According to Doug Duncan, SVP Chief Economist Fannie Mae, mortgage interest rates are expected to slowly increase in 2022 from 3.5% to 3.6% by the end of the year. Mortgage origination is expected to rise nationally by 9% to a record $1.73 trillion according to Fannie Mae and Freddie Mac. Finally, the pressure many buyers have experienced these last 18 months will begin to ease as new home construction inventory and existing home inventory rises offering more choices. Selling Sandy Springs
Lindsay Levin doesn’t just know the neighborhood—she knows how to get you top dollar for your home and into a new one that is just right for you. By Jill Becker
“I was born, raised and still live in Sandy Springs,” says Lindsay Levin. “I’m biased, but to me, it’s just the best. It’s close to Atlanta, but you don’t have to pay City of Atlanta taxes, you never need to get on a highway to get anywhere, and there’s a beautiful tree canopy.”
Levin’s enthusiasm for her city is admittedly an advantage when it comes to her career as a residential agent with Berkshire Hathaway HomeServices Georgia Properties. But she didn’t become a Realtor right out of the gate. After graduating from the University of Georgia with a double major in marketing and management and then getting her JD/MBA from Georgia State, she worked as a commercial real estate lawyer, negotiating retail leases and office acquisitions. That is until 2012, when she and her husband were looking to buy a new house. “Every time we would go look at homes, I would think to myself, ‘I can do this better,’” says Levin. “I have the skills and the know-how to market these homes better.”

Her transition to agent wasn’t entirely out of the blue, though. Levin’s mother was the director of the Capitus Real Estate Learning Center for more than 20 years, and her father worked in sales. When asked what it is she loves about being a Realtor, Levin says it’s the fact that every day on the job is different and that she gets to develop relationships with people she normally wouldn’t otherwise. With the real estate industry being the seller’s market that it is right now, there’s a contingent of people out there who think they don’t need to stage their home before they put it up for sale. But Berkshire Hathaway’s Lindsay Levin doesn’t hold that opinion. “You have one shot to make an impression,” she says, noting that so many buyers are researching potential properties online or on their phones these days and they’re quick to move on if there’s not something there to grab their eye. Here, Levin offers some tips on staging your home in preparation for putting it on the market. • Depersonalize your space by removing family photos, religious ornaments and anything else that might distract people from being able to imagine themselves living in your home. • If you have nice flooring, especially hardwoods, roll up your rugs so you can show it off. • Switch out your regular lightbulbs for softer LED bulbs. • Wash all of the windows. • Pressure wash your steps, sidewalks, driveway and other outdoor areas. • Clean your roof. “There’s a lot of bacteria on your shingles that can cause stains,” says Levin. • Pull your furniture away from the windows. • Eliminate faux plants and floral arrangements. • If you want to go the extra mile and make some physical improvements, focus on the kitchen and master bathroom, as that’s where you’ll get the best return on your investment.

Q: What do you think is a common misconception when it comes to men’s health?
Q: What tips would you give to those struggling to stay on track with their fitness? DM: Set quantifiable goals to track your progress. Check in on a monthly basis instead of every day because that’s really where you will see results. Also, have someone to hold you accountable. I highly recommend workout buddies!
Q: Why do you think a holistic approach to health and wellness is so important? DM: You can’t achieve true health and wellness without focusing on all aspects. You need a balanced meal and exercise plan, mental healthcare, regular physical checkups, wellness accountability, coaching and more to truly succeed.
Q: Although you play many sports, what is your favorite at this time? DM: I currently enjoy playing tennis with my 8-year-old daughter. She is taking lessons at Horseshoe Bend Country Club and learning all the important things that come along with playing sports, like teamwork, how to be graceful in winning and losing and more. I love being a role model for her and treasure the time we get to spend together.

Q: What’s your business philosophy? Mary Kathryn LaVallee: Home is where the heart is! Being welcomed into someone’s life and having a chance to enhance it is such a pleasure. Home is personal, and the work I get to do every day really does make a difference in people’s lives.
Q: What are your top five organization tips? 2. Get it out of there. The first step is to pull everything out of the space and divide it into three categories: trash, keep or donate. 3. Don’t panic. It’s often going to feel like it gets worse before it gets better, but hang in there. 4. Purge. Get rid of the trash and donate piles before putting things back into the space. It will help the pile feel less imposing. 5. Contemplate and conceptualize. Think about how you and your family want to utilize the space and make a plan accordingly.
Q: How do you give back to the community? MKL: I have based my business on the principle of letting go of items that would be loved somewhere else, so we offer to take donations to different organizations in Atlanta. I also put together goody bags for the homeless with commonly needed donated items.
Q: What are some of your Sandy Springs go-tos? MKL: On the weekends, you can find me out kayaking at Morgan Falls Overlook Park or watching the game at Clays Sports Bar; they have the best wings ever.
