BUCKHEAD MARKET SUMMARY


Our analysis of the Buckhead luxury condominium market focuses on those residences built no later than 2007 and priced above $700,000, with a minimum of two bedrooms. Generally speaking, availability has remained relatively consistent over the past two quarters, with sales peaking in July, with 10 sales. June represented the busiest month overall, with a total of 20 residences sold or under contract for sale by the end of the month. As it has all year, demand has remained strong for luxury condo residences in Buckhead, with sales closing anywhere from 93-99% of the original asking price.

•

Buckhead continues to remain consistent in terms of luxury sales in the Atlanta area. Through the first three quarters of 2015, there have been anywhere from 40-47 units listed for sale during any one month, with the exception of 55 units listed in September.

•

Sales hit a yearly high in July, with 10 residences closing at an average of over $1.56 million. Prices for luxury condominiums in Buckhead are well placed, with sellers receiving between 93-99% of the original asking price.

•

Average asking prices have remained relatively consistent throughout 2015, with prices ranging from $1.92 million to $2.05 million. Average prices per square foot went from $296/SF to $577/SF at the end of Q3 due to dwindling availability of new construction - with only new construction inventory available at the St. Regis and Mandarin Oriental.

RESALE CONDOS ANALYSIS

BUCKHEAD Although Buckhead continues to offer less inventory than its Midtown neighbor, demand remains high for mid-range resale condominiums. Absorption leaders during through 3Q15 include Lenox Green, Peachtree Place, Eclipse and Ovation, which have all surpassed their 2014 totals. The Sovereign and The Ritz-Carlton Residences set the benchmark for luxury in Buckhead, with 2015 sales averaging $664 and $569/sq. ft., respectively.

Buckhead continues to provide a substantial offering of high-end condominiums to potential purchasers, and the market continues to reflect a buying trend.

Sales at Lenox Green, Peachtree Place, Eclipse and Ovation have all surpassed last year’s totals through 3Q15.

Average prices also surpass their Midtown neighbors, with Sovereign and the Ritz-Carlton leading the way at $664 and $569/SF, respectively.

MIDTOWN MARKET SUMMARY


The luxury marketplace in Midtown may not have the same availability in numbers as Buckhead, but units are priced more affordably here. Do not be fooled, though: sellers tend to receive near or even above their original asking price. Availability saw a sharp increase in March due to the completion of 1065 Midtown, an apartment conversion new to the market. Although average listing prices hit a yearly high in March, the highest closed sales prices were seen in July and August, at $1.1 and $1.245 million, respectively.

•

Luxury condominiums continue to remain a scarcity in Midtown, with no more than 35 residences for sale during any one month of 2015. Sales hit their high mark in August, with seven closing averaging $1.1 million.

•

Although inventory is not as plentiful in Midtown, they tend to be more affordable than Buckhead at the moment, due in part to the scarcity of new construction inventory in the Midtown market. New projects coming to market in 2016, including Seventh Midtown and One Museum Place are expected to bring prices here more in line with those of neighboring Buckhead.

•

As it has been in the luxury arena, be prepared to pay near or perhaps more than the asking price. Closed sales received between 97-105% of the original listing price.

RESALE CONDOS ANALYSIS

MIDTOWN This section of our analysis focuses solely on resales in Midtown with an emphasis on condominiums built and delivered since 2000. Demand is high enough through the first three quarters of 2015 to outpace last year’s totals if current trends hold, all while prices are showing a slight uptick across the board in average prices per square foot. 1280 West, Peachtree Walk, Art Foundry Atlantic Station, Element Atlantic Station and Twelve Atlantic Station have already sold more through 3Q15 than during 2014, while each building has closed for higher average prices than last year as well.

This section of our analysis focused solely on resales in Midtown. The third quarter saw a substantial increase in sales at 1280 West, Metropolis, and The Brookwood.

Sales at 1280 West have already eclipsed last year’s totals, as have sales at Ansley Above the Park, Art Foundry, Twelve Atlantic Station and more.

The number of sales to date through the first three quarters totals 563 in the Midtown area, on pace to pass last year’s total of 694.

DOWNTOWN MARKET SUMMARY


Sales in Downtown Atlanta continue to grow and are set to eclipse 2014’s total of 98 closings. To date, 80 residences have sold, making 3Q15 a busy one for the Downtown area. Twelve Centennial Park continues to set the mark for activity, with 26 sales through 3Q15, a substantial increase over last year’s 21 sales. The W Residences sets the standard as the most expensive building per square foot, with an average of $343/sq. ft.

The market appears to be one for sellers in the Downtown area, as prices per square foot have been increasing across the board.

There have been 80 sales through 3Q15, also putting Downtown on pace to pass last year’s total of 98.

Twelve Centennial Park leads the way with 26 sales, passing last year’s total of 21, with average prices per square foot increasing by $21 year over year.

RESALE CONDO ANALYSIS

OTHER INTOWN The outlying areas of Atlanta have seen the largest absorption of product due to an increase in apartment offerings over the past few years, including an increased availability of affordable condominiums listed under $200,000. To date, there have been 291 closings through 3Q15 compared with a total of only 305 sales during 2014, which makes the Intown area the most active of any area analyzed in this report.

Sales in the other areas of Atlanta have seen the most absorption through 3Q15. To date, there have been 291 condominiums sold, nearly reaching last year’s total of 305.

Affordable condos are still in demand, and nowhere is this more evident than at The Enclave at Briarcliff. There have been 26 sales this year, compared with only three last year.
