The First Multiple Listing System (FMLS) is the primary multiple listing system and data service provider for real estate brokers and agents in Georgia. According to FMLS, a total of 1,319 homes were sold in the 30004 zip code in 2017. This number includes attached townhomes & condos as well as single family detached homes. While total sales volume was down 9%, we did see the average prices grow 5.0% compared to 2016. New construction represented about 14.7% of the total homes sold in 2017 which is about 1% less than the previous year. It is difficult to determine if this a true representation of our local market given that many builders pre-sell lots without ever listing in the FMLS system. On a positive note, it is encouraging to see how our local market has grown in the past 5 years. Annual homes sales are up 27% since 2012 and average home values have risen over 40%. 2018 is predicted to be an overall strong real estate market for our area. Several factors are predicted to have an impact on the market including a continued housing shortage particularly in the sub-$500K price point, rising interest rates, the new tax reform bill, and the much anticipated Amazon announcement for the location of their new HQ.
