is all about was on a study abroad trip to Australia and New Zealand in 2006. While Down Under, my group from The University of Georgia learned first hand about the benefits of native plants, the impact of humans on the environment and the value of preserving our natural environment. Green is simply ingrained in New Zealand culture, which has one of the most diverse ecosystems in the world, and everyone seems dedicated to keeping it this way. To show for it are the country’s green pastures, crystal clear streams, majestic mountains and pristine beaches. Ecotourism is huge, and it helps drive the country’s thriving green economy. In the years since my trip abroad, I have been happy to see green go mainstream in the U.S., including right here in Atlanta. While putting together this special Green Issue, I discovered just how knowledgeable and wellequipped our local contractors and remodelers are in helping bring green to the masses and how our local utilities and governments are supporting that mission with incentives and rebates. I also found out that many eco-friendly products are manufactured and readily available right here. All of these factors make ecofriendly improvements such as increasing home energy efficiency, conserving water and recycling not only good for the environment, but good for our local economy too. It is in this spirit that our new Green Home Guide was created. Use it to find out how to green your entire home one room or project at a time. Along with our green features on houseplants and remodeling an old home, I hope you will be inspired to go green—no matter what shade.

Electronics Recycling Center Gets New Location The Keep Atlanta Beautiful electronics recycling program is having the best kind of problem: too much participation. With collections averaging 9,000 lbs. per month and topping 17,000 lbs. in August, the center has outgrown the Grady High School parking lot and is being moved to the former Walden Middle School on Irwin Street in Atlanta’s Old Fourth Ward. GREEN Eco-friendly remodel turns the clock back in style By Alma Hill

G

reen remodels are to homes what the little black dress is to fashion: They never go out of style, are affordable on any budget and work on any home regardless of age.

Newly constructed mini-mansions that leave a super-sized footprint are so last decade. Many Atlantans are choosing instead to remodel their existing homes with eco-friendly updates that conserve water and use energy efficiently. “A lot of folks are renovating homes instead of buying new ones because of the economic conditions,” says Tyler Jones, EarthCraft House program manager at Southface Energy Institute (www.southface.org) in Atlanta. “Consumers as well as builders are starting to become more aware of energy efficiency, water durability and indoor air quality – all elements that not only improve quality of life, but also save money.” However, going green is not a one-size-fits-all concept. Every home has different opportunities to improve sustainability, depending on the architectural style of the home and the scope of the remodeling. That’s why it is important to hire a certified Home Energy Rater to perform an energy audit of your home. The rater will work with your contractor to determine what energy-efficient improvements need to be done based on the results of the audit and the characteristics of your home.

The three top features of any green home include: good indoor air quality that comes with proper ventilation and the use of low-volatile organic compounds in paint, stains and finishes; durability and efficiency. High-performance, energy-efficient homes are built tight with air-sealing insulation and Low-E windows that block UV rays that can overheat your home in the summer and drive up cooling costs. Geothermal HVAC systems, energy-efficient appliances, low-flow toilets and shower heads, low-maintenance landscaping and advanced or engineered framing products also contribute to a home’s efficiency. Using green elements when remodeling saves money in the long run, Jones says. “The argument for sustainability makes sense not just from an environmental standpoint, but an economic standpoint as well.” Alan Cablik can vouch for that. As president and owner of Cablik Enterprises in Atlanta, Cablik was his own best customer when he renovated his 1971 mid-century modern home to meet EarthCraft House standards. The 3,000 square-foot Brookhaven home has passive solar design, spray-foam insulation, Low-E windows and a geothermal HVAC system. “If you want to make the biggest impact, you go for those items,” says Cablik, whose company does green renovations and new construction. Cablik also used Georgia-grown building supplies as much as possible such as green Georgia pine for the vaulted ceilings in the living room. He installed recycled metal light fixtures throughout the house and cork flooring for the lower level. His wife planted drought-resistant plants and grasses

Costs To Consider A green remodel costs about $75 to $100 per square foot, Cablik estimates, compared to about $100 to $150 per square foot to build a new home. “I can build you an EarthCraft home for the same as I can build you a typical home,” he says. “Green really doesn’t cost much more. People just have to want it.” Matt Hoots, CEO of SawHorse, Inc., and former chairman of the Greater Atlanta Home Builders Association’s Green Building Council, agrees. “When doing a high-end renovation, the cost is negligible,” he says. Although some EarthCraft components that are more durable and have a high-performance rating might cost a little more, they are built to last.” For example, an underground geothermal HVAC system costs twice as much as a conventional system, but geothermal systems are eligible for state and federal tax credits and a rebate from Georgia Power, while conventional ones are not, Hoots says. A solar hot water heater that uses more than 90% of its heat from the sun can save $15,000 to $20,000 in heating costs over the life of the system, depending on the size of the house. “Going green makes sense in terms of rebates,” Hoots says. Remodeling a home is greener than building a new one, whether you’re enlarging the footprint to create more room or reconfiguring the space you already have. The key is to make the home energy efficient, use natural and locally grown products whenever possible and select materials that are durable and built to last. Going green? Here are some questions to ask and things to consider before you hire a contractor to remodel your home: ❍ Determine the type of green renovations you want and how much you have to spend. ❍ Find a builder/contractor who is a member of a local professional association and ask to see their license. ❍ Look for a team that consists of an architect and a builder who have worked together before and who understand sustainability. ❍ Check their references. Ask to see other projects they have done together that are similar to yours. ❍ Find out if they specialize in EarthCraft House (new construction and renovations), LEED (new construction only) or other third-party green certification. ❍ How knowledgeable are they about passive solar design? ❍ Make sure the contractor has at least $1 million of general liability and worker’s comp insurance. ❍ Get at least three bids for your project. Remember, the lowest bid is not necessarily the most responsible. Give weight to the price, qualifications and the rapport you have with each other. ❍ Before you sign a contract, find out how long it will take for them to do your renovations and what their process is for managing the job. ❍ How, and how often, will they communicate with you? ❍ Since efficiency and sustainability are important to you, be sure to ask if they recycle construction waste, if they use local products versus imported products and if they make intelligent framing choices that reduce waste and returns. —www.cablikenterprises.com Editorial Resources begin on page 85.

f a remodel or home improvement project is on the horizon, now is the time

to make plans to include green, or eco-friendly, products and services. Why go green? It increases long-term energy efficiency, conserves water and other resources, improves indoor air quality and reduces waste, pollution and

environmental degradation, according to the U.S. Environmental Protection Agency. Not to mention the potential cost savings and return on investment. Sounds too good to be true, but going green may be easier than you think. It can be as simple as switching out incandescent light bulbs with LED or CFL bulbs, a oneday project that can generate big results. Or, if a more extensive project is in the works, a Certified Green Remodeler or other green service provider can make sure eco-friendly practices are implemented from start to finish. To make going green even easier, we have identified eco-friendly options for every room of the house. Use this guide as a checklist to get the best results.

Ways to evaluate eco-friendly claims “Greenwashing” is a term that describes “the intentional or unintentional act of misleading consumers about the environmental benefits or practices of a company or service,” according to the U.S. Environmental Protection Agency. When considering a green purchase, check claims using these “7 Sins of Greenwashing,” which are based on a 2010 report by TerraChoice Group Inc. (www.sinsofgreenwashing.com). 1 Hidden Trade-Off: Does the product focus only on one or two environmental issues while ignoring others that may also be important? Every product has multiple environmental impacts and truly greener products try to address them all. 2 No Proof: Does the product offer evidence of its claim, either on the package or on the company website? Company websites and respected certifications can provide proof. 3 Vagueness: How specific is the claim? Does it provide details that explain the overall environmental impact of the product such as type of packaging and manufacturing process? 4 Worshiping False Labels: Does the product use words or images that give the impression of third-party certification or endorsement when none exists? 5 Irrelevance: Are the green claims true of all products in the category? Remember: Many products are ‘recyclable’, and CFCs (chlorofluorocarbons, which cause ozone depletion) were banned 30 years ago. 6 Lesser of Two Evils: Is the claim trying to market a product category that is basically ‘ungreen’ as green such as organic tobacco? 7 Fibbing: Can the manufacturer back up certified organic or green claims? Can they prove their certification?

spend around 90% of our time indoors, the air we breathe there

is vitally important. While some of the danger can be avoided

by switching to low- or no-VOC products, there is something even

more fun—and maybe less costly—that can help keep your indoor air pure: houseplants. 72

To Your Health Going green can be interpreted quite literally: Houseplants are a beautiful addition to your home that also come with eco-friendly benefits. Plants convert carbon dioxide to oxygen, providing clean air, and they also trap and absorb some of the pollutants inside our homes, according to Bodie Pennisi, an extension floriculture specialist with The University of Georgia (UGA) Extension Service. While you can’t rely on plants to completely rid your home of these pollutants, they definitely can’t hurt. Plants can do more than just clear the air. They can also reduce stress. “As a succulent and cactus grower, working with plants definitely improves my mood,” says Kurt Straudt, owner of Southeast Succulents (www.southeastsucculents.com) in Atlanta. “And if you enjoy gardening, then doing so will lower stress, which, of course, is the root of many illnesses.” Succulents such as aloe vera can also help heal cuts and burns.

Picking Plants So how do you choose which plants are best for your home? Visiting your local garden center is a good place to start. Ask an expert which ones are best for your home based on how much space you have, how much maintenance you’re willing to do and, of course, what look you’re going for. You can select from indoor trees, small shrubs, flowering plants and a variety of succulents. A 2009 study led by UGA horticulture researcher Stanley Kays revealed that some plants are especially good at removing VOCs from the air. The study examined 28 houseplants to see which were best, and the Purple Heart plant came out on top. When it was placed in an experimental environment, the Purple Heart plant was able to remove four out of five major VOCs from the air. The study also found a few other plants are good at removing VOCs:

Minimal Maintenance While those without green thumbs may worry about killing indoor flora, caring for houseplants is not as difficult as you might think. The most important things to consider are light and water. Plants need strong light to survive and thrive indoors, according to Atlanta gardening expert Walter Reeves (www.walterreeves.com). When shopping for plants, consider the level of light in the spot where you would like to place it. The plant’s label should tell you how much light it requires. If your plant needs more light than your home gets naturally, you can also use an artificial light source such as fluorescent or incandescent light. If you’re using a fluorescent bulb, Reeves says to make sure it’s as close to the plant as possible; if it’s more than four feet away, it probably won’t do any good. Water is also important for houseplants. Be sure to read the plant’s label and research it online

If you don’t have room for a whole wall, you can still try a little vertical gardening. Some plants, especially succulents, can be placed in frames and hung on the wall as art. Use different varieties to create unique patterns.

Happy New Year—to you and your garden! Savor the fragrance of daphne odora, witchhazel and winter honeysuckle on cold, crisp mornings. Soon late-winter bulbs will emerge, and flowers will pop out overnight.

➤ Your cool-weather annuals will be happy if you feed them with nitrogen fertilizer and remove their dead blooms. This will encourage additional flowering.

➤ Cut camellia flowers, and bring indoors to float in bowls, adding color on a dreary January day.

➤ If you didn’t apply a pre-emergent weed killer to your lawn last September, chickweed and henbit could be sprouting in your lawn. Use a post-emergent weed killer that is labeled for your particular turf to reduce weeds in your yard.

➤ It’s too late to reseed fescue, but fescue sod can be installed successfully now through March. Wait until late spring to sod or seed all warm-season grasses. NOW IS A GOOD TIME to do major pruning of trees and shrubs. 76

➤ Expand your gardening knowledge—take a class at your local extension service, botanical garden or community college.

➤ Watch for scale on evergreens such as holly, euonymous and camellia. Spray with horticultural oil at the first sign of it. Don’t spray on a windy day or if a freeze is expected within 24 hours.

➤ Indoor plants need care too. Avoid drafts and vented areas where warm, dry air will directly contact them. Provide ample sunlight and water. When watering, take the plant to the sink, water well, allow excess water to drain and then place it in a saucer to prevent damage to floors or furniture.

Watch Your Step Standards keep stairways safe How many times have you either tripped on the way up the stairs, or worse, jolted your back when walking down the stairs because the stair riser height changed? Consider what happens when you reach the bottom step, find that the tread depth was changed, and it was just too short for your foot. All of this is far too common, and it is important to better understand the stair limits that have been established. Irregular stair heights and improper tread depths are more commonly found in older homes that have been retrofitted, but it also is not unusual to find these issues in new construction. It all boils down to safety and protection of the residents and the visitors in a home. Safety requirements call for uniformity of risers and treads in any given flight of steps. Part of this is due to how our

mind interprets each step we take. What we find is that most people do not pay attention to flights of stairs they are navigating, only because we assume they will be uniform. The maximum riser height should be 7 3/4 inches. The riser should be measured vertically between leading edges of the adjacent treads. The maximum difference cannot be greater than 3/8 inch.

The minimum tread depth should be 10 inches. The greatest tread depth within any flight of stairs shall not exceed the smallest by more than 3/8 inch. Risers shall be vertical or sloped from the underside of the leading edge of the tread above at an angle not more than 30 degrees from the vertical. Open risers are permitted, provided that the opening between treads does not permit the passage of a four-inch diameter sphere. reen remodels are to homes what the little black dress is to fashion: They never go out of style, are affordable on any budget and work on any home regardless of age.

Newly constructed mini-mansions that leave a super-sized footprint are so last decade. Many Atlantans are choosing instead to remodel their existing homes with eco-friendly updates that conserve water and use energy efficiently. “A lot of folks are renovating homes instead of buying new ones because of the economic conditions,� says Tyler Jones, EarthCraft House program manager at Southface Energy Institute in Atlanta. “Consumers as well as builders are starting to become more aware of energy efficiency, water durability and indoor air quality – all elements that not only improve quality of life, but also save money.� However, going green is not a one-size-fits-all concept. Every home has different opportunities to improve sustainability, depending on the architectural style of the home and the scope of the remodeling. That’s why it is important to hire a certified Home Energy Rater to perform an energy audit of your home. The rater will work with your contractor to determine what energy-efficient improvements need to be done based on the results of the audit and the characteristics of your home.

A Moroccan-style accent wall featuring a traditional pattern in bold colors demonstrates the power of paint. “Color does matter,” says faux finish artist Kass Wilson, of Wallstreat Studio in Atlanta. “Don’t be fooled into thinking that a traditional pattern only works with a traditional style. Unexpected color combinations completely transform the way a design is perceived.” Wilson partnered with New Jersey-based Cutting Edge Stencils to develop the color palette, which was inspired by furnishings the company had on hand. “Focus on colors that need to be prominent and incorporate them into your walls,” Wilson says. To complete the design, Wilson used Sherwin-Williams #6601 Tanager for the base wall color and #6832 Impulsive Purple over a Nadya Damask Stencil by Cutting Edge Stencils for the pattern. The result is a striking work of art.
