editor’sletter The joys of home I count myself lucky to live in a place that experiences all four seasons. Though our winters

Frameless Shower Enclosures

can be unpredictable, I can still fantasize about snuggling next to a blazing fireplace while watching the snow fall outside, at least for a few months. On a cold day, there’s nothing like bundling up indoors and enjoying the comfort of home, which is practically a luxury these days considering how busy most of us are. Isn’t it funny that we put so much time and effort into creating an ideal home only to find ourselves spending less and less time in it? If you find yourself frequently on the go, now is a great time to catch up on some good quality time inside. It is then you will find how your home really functions and how well it meets your needs. You may even have a breakthrough about a project because of the time spent. When making changes to your home, it is helpful to do so in stages, so that you can live with them for a bit before proceeding with the next phase. When selecting paint, for example, professionals recommend hanging a large color swatch on the wall to see how existing lighting conditions affect how it looks throughout the day. You’re likely to be happier with a color that passes the 24-hour test than just going with your first choice.

Ask About SHOWERGUARD Glass With Permanent Protection Against Staining, Corrosion And Discoloration

Great examples of this deliberate approach to home improvement are the winners of our “Decorating on a Dime” Contest, whose thoughtful projects are featured in this issue. Despite the differences, they are all intensely personal, with each space reflecting the owner’s tastes, values and lifestyle. We could all benefit from seizing their passion when making changes to our homes, no matter what budget. Here’s to creating a home you love.

On Feb. 17-18, 2012, local interior and set designers, builders, landscapers, performing artists, caterers and more will roll out the red carpet at the Atlanta Expo Center for The Next Cool Event, a showcase of the talent and resources that make up Georgia’s growing entertainment industry infrastructure. Produced by Atlanta’s To The Trade Only marketing firm, the collaborative event will feature film- and television-inspired exhibits as backdrops for music and dance performances; hair, makeup and costume demonstrations; as well as food and drink. In its second year, the event is supported by the Georgia Production Partnership, Georgia Music Partners, The Recording Academy, Georgia Public Broadcasting, Sherwin-Williams, AVI, a Marvin Design Gallery, among others. While the weekend’s events are targeted to professionals in the entertainment industry, a limited number of tickets for the general public are available for The Next Cool Event through Ticket Alternative. Tickets to attend Red Carpet Cocktails (ages 21 and up) on the night of Friday, Feb. 17, are $50 and include access to film set installations, live performances and samples from more than 30 catering companies. Secure parking is $5, and alcoholic beverages are $5 (no minimum.) On Saturday, Feb. 18, the venue is open to the public (all ages) during the day for $10 admission, with all proceeds benefiting the What a Life Foundation. Tickets to the formal VIP Gala (ages 21 and up) from 7 p.m. to midnight, when television and film executives and other creative industry insiders will be in attendance, are $75. For tickets and more information, visit www.thenextcoolevent.com.

Up to $50K in Down Payment Assistance Available for Homes on BeltLine Homebuyers may be eligible for up to $50,000 in down payment assistance to purchase FHA-approved homes on the Atlanta BeltLine, a sustainable redevelopment project that includes 45 communities circling the city’s urban core. To qualify for down payment assistance, homebuyers must meet household income and other requirements, attend an ADA-approved homebuying seminar and get pre-qualified for a home loan from a participating lender. While most available properties are condos, lofts or townhomes, some renovated single-family homes are available. For more information, visit www. livealongthebeltline.com.

Georgia Urban Agriculture Council Wins National Award The Professional Landcare Network (PLANET) has presented the Georgia Urban Agriculture Council (UAC) with a 2011 Association Partner of the Year Award. The award, which was announced at the national network’s Green Industry Conference in Louisville, Ky., honors a state or regional association and its executive director for contributions to the green industry within their state/region and nationally as a member of PLANET. The UAC and executive director Mary Kay Woodworth, along with nine other state and regional associations across the U.S., were recognized for conducting and assessing local contractor safety training programs. The UAC includes a number of local landscaping professionals, including members of the former Metro Atlanta Landscape and Turf Association (MALTA), the Georgia Turfgrass Association (GTA) and the Georgia Sod Producers Association (GSPA). SawHorse, Inc.: “Why is green building/remodeling not more popular in Atlanta?”

ANSWERS: Peace Painting, Co., Inc.: “… It has not been in who we are (in Transplanta), to think this way (green) until now, when most are in survival mode. We need to be weaned from wanting good, cheap construction. HandyANDY Home Renovations All Repairs, LLC: “… Most homeowners and contractors, myself included, are uneducated and believe that anything ‘green’ is expensive, which is true to an extent. Until those costs are more in line with traditional methods and materials, there won’t be much interest there.”

Carol M.: “We left Cobb County a little over 20 years ago when being ecofriendly was just starting here. Relocated quite a bit but lived in TX most of the time. We still can’t believe how behind this area is. Not just in building but gardening too. When I ask about ecofriendly options, I’m greeted with looks of confusion. Very disappointing, but I remain hopeful with the conversations I read here! All renovations to this home will be eco-friendly with products made here. I’m hoping to find more people who can help us.”

For three-and-half weeks, Kevin secretly cleaned, furnished and decorated the space, all on a shoestring budget. Many of the new features were upcycled or repurposed, such as bamboo roll-up curtains that were painted with large circles and stripes and hung as artwork above a pair of new wicker chairs. Kevin also mounted four reclaimed plantation shutters on the porch screen windows for architectural interest. Several items came from other parts of the house, such as a glass door from the front entrance, which replaced a damaged screen door; a chandelier from the kitchen, which was painted and retrofitted with candlesticks in place of light bulbs; and a sisal area rug from inside, which provides added comfort on the back porch. Using leftover wood scraps from previous projects, Kevin made a side table and two accent tables to go in the seating area. The kids’ toy chest also got a fresh coat of paint to blend in with the rest of the furniture. Because of his resourcefulness, Kevin was able to finish

out the space with flair. In addition to the seating area, he was able to add a dining area with a new dining table, table linens and serveware. String lights and lanterns, throw pillows and a soothing water fountain provide the final touch. When the time for the big reveal arrived, Kevin grabbed a video camera to record the special moment and lead Laura with her eyes closed to the back porch along with their two young sons. A few moments later, Kevin tells Laura to open her eyes. “Oh my gosh!” Laura says in disbelief, taking in the dramatic transformation. “Oh… my… gosh.” “Happy anniversary!” Kevin says. “Oh my gosh,” she continues. “Kevin Zschach! How did you? This is amazing!” Now, not only do Kevin and Laura have a new and improved back

t’s often been said that the kitchen is the heart of the home. As the epicenter for grand gatherings and casual gettogethers, it’s no wonder most homeowners strive to create a well-designed space with cutting-edge conveniences. Although kitchen styles can certainly run the gamut based on personal preference— contemporary vs. traditional and everything in between—there are a few standout trends and features, particularly in appliances, that homeowners eagerly incorporate. www.atlantahomeimprovement.com

Test drive You would never buy a car without taking it for a test drive first, but what about kitchen appliances? Most homeowners do their research, list the pros and cons and determine which appliances are right for their needs—on paper. But, when they make their final purchase, they don’t actually test their new addition until it’s snugly installed in their home. Not anymore. With designer showrooms accompanying many dealer and manufacturer spaces, homeowners can test appliances before they make the ultimate buying decision. “When you’re checking out appliances, try to make an appointment to ensure a salesperson can devote the proper time to educating you on the features and differences in models,” says Christopher J. Grubb, president of Arch-Interiors Design Group, Inc., in Beverly Hills, Calif. “Also, if you are using a designer, speak with him or her early in the process so you can discuss the kind of appliances you desire, and make sure the project is designed accordingly.”

Before you buy Follow these tips on the hunt for new appliances: • Compare the same type of appliance from several manufacturers. • Read the warranty. Does it cover the entire product? Only certain parts? Is labor included? How long does the warranty last? • Read the use and care manual to find out how the product operates and how much maintenance is required. • Decide which features you will really use. Consider the possibility of adding features at a later date, such as installing an icemaker in a refrigerator. • Decide what capacity or size your family requires based on need and space available. • Make sure halls and doorways allow clearance for entry and installation. • Establish the cost of delivery and installation. Are they included in the price of the appliance? • Make sure authorized factory service is readily available in your area for the brand you select. • Check the design to make sure it meets your needs and accommodates your habits and favorite cookware. • Compare price in relation to convenience and service, which will vary by model. Price tends to increase as features are added. • Avoid overloaded circuits by making sure your house has adequate electrical service for the appliance. Check for adequately grounded, three-hole receptacles. —Association of Home Appliance Manufacturers, www.aham.org Photo courtesy of Vent-a-Hood of Georgia www.atlantahomeimprovement.com

Luxury Upgrades – Keep Goals in Mind “If you’re considering luxury upgrades, look at your goals, how long you plan to live in the house, who will most use the space, how often you will entertain and how many people will enjoy the space… Is it more for children, recreation, exercise, adult entertainment or family gatherings? What budget are you considering? Ask yourself these questions first, and the answers and types of add-ons begin to define themselves.” —Rick Kaldrovics, owner, Outside Landscape Group, Alpharetta

february Tips for creating and maintaining a beautiful garden BY MARY KAY WOODWORTH

February is unpredictable in Atlanta—if warm winter weather prevails, tulips and daffodils could be in bloom with Lenten roses and forsythia showing their lovely flowers! Frosty weather will certainly continue (Remember that ice and snow in late February and early March are not unheard of), but take advantage of those balmy February days and enjoy spending time in the garden. Garden Maintenance

➤ Enjoy the flowering bulbs that are popping up daily—bring some inside and brighten up your home on these late-winter days!

Bring forsythia, quince, pussy willow and dogwood branches indoors to

force into bloom. Cut the branches at an angle, and put the stems in a vase full of warm water (Change every 3-4 days). You’ll be rewarded with gorgeous blooms in a few weeks.

➤ Don’t forget to water new plantings. A good, deep watering once a week is sufficient. Mulch and water established trees and shrubs, too, if rainfall is scarce.

➤ Major pruning of trees and shrubs can be done now. Take care DON’T FORGET to water new plantings. 56

➤ If winter annuals such as chickweed and henbit are running rampant in the lawn, spray with an appropriate herbicide. Read the label for correct application.

➤ It’s a good time to clean up beds and amend soils to get ready for spring planting. Plan and prepare beds for shade

and full-sun annuals and perennials. Clay soil needs lots of help! Remove old mulch, add soil conditioners and decomposed compost and till in. Replace with fresh pine straw or pine bark.

➤ Pre-emergents are also available for vegetable and flower beds. Remember that these products prevent ALL seeds from germinating, including vegetables seeds and flower seeds. If you have annuals that you want to reseed from last summer’s flowers, do not use a pre-emergent.

➤ Clean out birdhouses in preparation for new arrivals. Bluebirds arrive in metro Atlanta by mid-February. Make sure bluebird houses are ready at this time, although they will nest later in the spring.

highway department research indicates that most “salt” preparations will cause eventual damage to concrete, metal and electrical installations. The other issue is

the melt/freeze cycle itself. The repetitive collapse and expansion of water within the surface of the concrete breaks up the finish surface and, over time, destroys the matrix

of cement and aggregate that comprises the basic structure. The object is to keep yourself and others from falling down, right? Inert materials such as sand and gravel will help produce a non-skid surface without the chemical and mechanical damage associated with salt. Okay, through no fault of your own, the ice storm has left you bereft of electricity. The power company guys are freezing their fingers off trying to get you lit up again, but the job might take days. What to do? Generators work wonders, but, improperly located, they can be deadly. Every year folks are terminated by carbon monoxide because a portable generator was positioned where the products of incomplete combustion could get into the living space. Same result is possible for any unvented combustion heater. Ensure any combustion exhaust is excluded from the living area. Carefully read and scrupulously follow the directions on catalytic heaters and others marketed for unvented indoor use. Read the warnings and cautions ‘til you feel a little silly about it, and be sure to do what they say. The manufacturers have invested lots of time and money in the composition of these instructions so that they will be safe from litigious encounters with your survivors and, of course, so that you will have a safe and satisfactory encounter with their product. Remember that many of these heaters are “radiant” heaters. They heat the surface to which they are directed but only heat the “space” indirectly, as the warmed surfaces lose heat to the surrounding air. Finally, as Mom always said, “Dress warm, honey, and don’t get your feet wet.” Tune in to The Bob and RodMan Home Show every Saturday from 9 to 11 a.m. on 920 AM-WGKA to learn how to improve your house or apartment. An Accident Waiting To Happen

Tune in‌ Turn on‌ The Bob & RodMan

A cautionary tale for homebuyers and sellers Several months ago during the course of a home inspection, I approached an electrical

panel box located in the basement. I noticed that hanging below the panel box, coiled on a nail, there was a large

EVERY SATURDAY

sheathed wire with a 220-volt ale cap attached to the end.

in Atlanta on 920 AM –WGKA from 9A.M. – 11A.M.

Following the wire further, I discovered it was connected directly to a 40-amp breaker as a 220 circuit. As if this wasn’t bad enough, the breaker switch was in the “on position! The couple that owned the home was getting a divorce. The wife was still living in the house with two young children. When I brought this to her attention, she

responded that she knew about the wire. Her husband didn’t want to spend the money for a transfer switch so they could hook up a generator during a power outage! This is a prime example of how a little knowledge can be

bobandrodman.com

dangerous when looking for a new home. I can’t stress this enough: Don’t make assumptions about the physical condition of a home regardless of the way it appears. And don’t touch anything! You don’t know if a household is home to a Mr. or Ms. Fix-It. You also don’t know what

deferred maintenance issues exist or how systems may have been compromised to get by for a few months. This, of course, is a great reason for sellers to get a pre-sale home inspection. This way, serious issues that need immediate repair or replacement can be identified and addressed for the safety of visitors and you, the homeowner, who may not even know there is a problem.

at the beginning of this article, the generator was nowhere to be found.

REMODELING

Options for Aging Home upgrades that increase comfort, safety and functionality BY JESSE MORADO

The first wave of the baby boomer generation just hit 65, but these individuals are far from giving up the active lifestyle and creature comforts they have come to know. Today’s housing market has baby boomers either selling their homes to downsize or remaining in their homes for the long term. For those who want to remain in their homes, some improvements Photo courtesy of Merillat should be considered when remodeling to increase comfort, safety and functionality all while maintaining a marketable property. These improvements support multi-generational living within the home and add value and make the home attractive to new buyers when the time comes to sell. Bathrooms Doorways Expand doorway(s) in at least one common bath to either 32 or 36 inches wide. Wider doorways provide better access for mobile assistance devices should these be needed. Look for ways to increase the size of the bathroom where possible. Comfort-height toilets Low-flow comfort-height toilets save on water usage and enable easy transfer on and off the toilet. Walk-in showers Bath tubs are difficult to get in and out of and contribute to a number of fall injuries. Walk-in showers without a curb and a non-slip surface make more sense, allowing easier access, and can accommodate a mobile assistance device if needed. Shower fixtures should be antiscald rated with lever handles for safe and easy use.

Kitchens Drawer-style or elevated dishwashers An elevated dishwasher reduces bending to load and unload dishes and eases access for those who may require a wheelchair. Cooktops/ranges Controls should be easy to access so the cook doesn’t have to reach across a heated surface or open flame. Lever-handled faucets Faucets with lever handles and pull-out sprayers are easy to use and access. Slide-out shelving Slide-out shelves in cabinets and pantries create easier access, reduce bending and enhance organization. Task lighting Add lighting under wall cabinets and above range, sinks and preparation areas for better visibility when working in the kitchen. Flooring Non-slip flooring Integrate tile or composite flooring materials in bathrooms with non-slip surfaces to reduce slipping and falls. These materials also facilitate traction of wheelchairs and walkers. Hardwoods/laminates Consider replacing carpeted areas with hardwoods/laminates for easy cleaning, to improve indoor air quality and to enable use of mobile assistance devices. Home automation Security/energy monitoring These systems can manage lighting, heating and cooling systems; monitor energy usage; control audio and video equipment; increase security; and notify you or other family members via smartphone in the event of an emergency. Barrier-free access Low-thresholds Thresholds to at least one exterior entrance (The most used is the best candidate) should be barrier-free so that stepping up to access the home is not required. One entrance should be able to accommodate a person in a mobile assistance device. Elevators Residential elevators increase and improve access for those who may require mobile assistance devices or suffer from leg or knee ailments or injuries.

Wall-mounted lavatories These allow better access to the sink and faucet. Use faucets with lever handles or integrate faucets with sensors to save on water and to assist those with rheumatory ailments.

All of these improvements can be installed with attractive finishes and designed to compliment the home, making it highly marketable. When you are ready to remodel your home to support the needs and lifestyle of an aging family member, engage a designer or contractor who is knowledgeable in “universal design.”

Decorative grab bars Injuries related to falls in bathrooms are on the increase, and integrating decorative grab bars in bathing areas and around the toilet should be considered.

t’s often been said that the kitchen is the heart of the home.

• ISLAND COUNTERTOP Craft Art, www.craft-art.com

• CUSTOM CABINETRY Designs by BSB www.designsbybsb. com

• RANGE Wolf, www.subzero-wolf. com

What started as a cluttered, storage-challenged kitchen with a poor layout now looks and functions better than ever. To maximize space, the existing peninsula was removed and a new island was placed in the center of the kitchen, creating an open layout that incorporates the adjacent dining area. The custom maple island with beadboard-style end panels and 3-inch-thick Tigerwood countertop provides needed storage space and a centralized work surface. Surrounding the island are custom perimeter cabinets, painted Benjamin Moore “Putnam Ivory,” that feature a built-in refrigerator, convection microwave, warming drawer, professional-grade range, dishwasher and wine cooler. Finished with marble countertops and backsplashes in addition to low-maintenance hard-surface flooring, the kitchen is now space savvy and streamlined.
